Home mortgage rates have soared during the economic recovery from the pandemic, but the swelling ranks ofhomeowners facing steep interest payments this year may find some relief based on how they file their tax returns.
Thanks to the mortgage interest deduction, filers who choose to itemize their tax returns rather than take the standard deduction can deduct the entirety of their home interest payments in addition to taking other write-offs.
Some tax experts say that’s likely to be a more attractive option to more tax filers this season.
Atiya Brown, a certified public accountant and owner of The Savvy Accountant, said mortgage holders with with higher interest rate payments are more likely to get the most favorable returns by itemizing them, rather than taking the standard deduction, a comparison that she shows her clients.
“I definitely think that a lot more people are going to see the difference,” Brown said.
She added that she expects more filers will seek professional help this season. Choosing to itemize mortgage interest means having to itemize other sections of the tax returns as well, Brown said, which can add enough complexity to require an accountant.
The upside of a high interest payment
The standard deduction is a specific dollar amount set each year by the IRS that filers can use to reduce their tax burden. It’s designed to save filers the time and resources often necessary to itemize deductions.
For the 2023 tax year, the standard deduction is $13,850 for single filers and $27,700 for married taxpayers filing jointly. But many homeowners could find the mortgage interest deduction a better option.
A single filer paying a 4% rate on a $500,000 home loan — equating to monthly interest payments of about $1,667, or $20,000 a year — could thus end up seeing substantial savings.
And many households are paying higher rates.
While mortgage rates have been falling since reaching a post-pandemic high of 7.8% last fall, the 30-year mortgage rate is currently still hovering above 6%.
Until the Tax Cuts and Jobs Act, passed by Republicans in 2017, the mortgage interest deduction could be applied to the first $1 million of the loan for a single flier and $500,000 for married couples filing separately.
Today, it only applies to the first $750,000 of a typical mortgage loan for single filers, or $375,000 for married couples filing separately. The change was meant to allow more people to take the standard deduction, which the TCJA also increased.
But the relevant portion of the law expires in 2025 and would cause the limit to go back up to $1 million — and there is no sign yet that Congress will keep the current limit, according to the Bipartisan Policy Center.
Kenneth Chavis IV, a senior wealth adviser at Versant Capital Management, said that while many new homeowners may not be used to itemizing their deductions, they are now more likely than ever to reap tax benefits from doing so, assuming many are among those living with higher mortgage interest payments.
“Interest rates have skyrocketed — but more people will be eligible for (more) mortgage interest deduction,” especially newer homebuyers, Chavis said.
What are the limitations?
Principal payments and down payments cannot be deducted on your taxes. Nor can closing costs, appraisal fees or insurance.
Mortgages on rental properties also cannot be deducted if they are not the filer’s primary residence.
And only the portion of a home used for living can be counted toward the deduction. In other words, you cannot double-dip if you plan to take any home office tax write-offs.
However, both late payment and pre-payment penalties are in many cases deductible.

If you wait until you’ve done all your spending for the week, you might find that your $150 in savings was eaten up by running to the coffee shop, splurging on a movie, and buying a new shirt you wanted but didn’t necessarily need.
You can help ensure you pay yourself first with a couple of tips:
Break up your direct deposit. If your employer offers direct deposit, you may be able to ask them to deposit a certain portion of each check into a savings account while the rest goes into checking.
Set up automated transfers. You can have a specific amount moved from checking to savings every week by automated bank transfer. That way, you don’t have to remember to take your savings out of the picture on paydays.

SMART stands for specific, measurable, attainable, relevant, and timely. This type of goal can be helpful when saving money over time for a large purchase.
Find out exactly how much you need to make the purchase. “Saving enough to buy a car” is a decent goal, but you’re more likely to achieve a more specific goal, such as “saving $20,000 to buy a car.”
When you’re specific, you can break the goal down in measurable bits. In the car example, if you want to buy the car in two years, you know you need to save an average of $834 a month.
You need to be realistic. If you make $4,000 a month and have $3,000 in debt to pay, saving $834 a month is not really attainable. That would leave you with $166 for food and living expenses for the entire month. In that case, you’d need to reduce your goal, reduce your debt, or increase your income.
Make sure your goal is relevant to what you really want and need in the future. Do you really want a new car, or are you saving up for one based on some societal pressure to have one?
Finally, set a deadline for your goal. That lets you break it down into smaller, more easily achievable chunks that lead up to that deadline.
4. Use the 50/20/30 Rule for Budgeting
The 50/20/30 rule of budgeting is a bit more flexible than the traditional line-item budget. In the line-item budget, you set the amount you want to spend on each area of your life, including options such as bills, gas, clothing, entertainment, and savings.
The 50/20/30 rule only breaks your budget into three major categories. Half of your income goes to “needs”, which includes food, rent, health care, and utilities.
Then, 30% of your income goes to wants. That includes options such as entertainment, travel, clothing that isn’t “necessary,” and dining out. The rest of the income—20%—goes toward savings.
So, if you make $4,000 a month, that would leave $800 for savings if you can align all your spending and debt with the numbers above. You might want $400 of that savings for general purposes and retirement. That leaves $400 to go toward your big-purchase goal.

5. Open a High-Interest Savings Account

When architect Simon Storey’s clients took him to a steep lot of undeveloped land for sale in Silver Lake, he advised them to pass. Storey’s firm, Anonymous Architects, is used to building on difficult sites, but he knew this particular lot would be especially challenging.
“It’s more difficult and more time-consuming,” says Storey.
The lot lingered on the market for a few years and then the asking price dropped. That’s when Storey and his wife, Jen Holmes, decided they were willing to take on the difficult ground-up construction.
Sloped lots typically require excavation and complicated and costly foundations, and have issues ranging from erosion to drainage to landscaping. It’s not for the faint of heart.
“It’s such a huge pain. But I proved myself right: It wasn’t easy,” he says.

Storey and Holmes bought the 2,900-square-foot lot in 2017 for $92,000 and started to plan their home. The land was not just steep — a grade of 33% — but also long and narrow. (For comparison, the steepest street in Los Angeles, Eldred Street in Highland Park, has the same slope.) The couple bought the land from entrepreneur Judd Schoenholtz, who bought the lot in a trust sale. Ironically, Schoenholtz was considering how to build on it and had looked at some of Storey’s other houses for inspiration. “Simon is probably the only one who could figure it out,” he says with a laugh.
Working within the constraints of a narrow lot was familiar to Storey, who had previously built his own home in Echo Park, a compact but elegant structure whose 960 square feet exceeded the 780-foot-lot it was built on.
Storey’s previous home, dubbed Eel’s Nest after the slender homes typical of dense neighborhoods in Japan, was a study in efficient urban living. He found ways to enlarge the space, just 15 feet wide, through the clever use of windows and skylights, high ceilings and a floating staircase that did double duty as a light well.
Storey and Holmes wanted to take the best parts of Eel’s Nest and the lessons learned from living in that space for more than a decade and apply them to this new project, which they called the Box. Once again the constraints of the lot dictated the design. “We had no choice but to go right up to maximum width and stick with it for the entire building,” explains Storey.

The result is a long building that spans just 18 feet across and 100 feet long. Yet adding just three more feet than their previous house makes a dramatic difference. “Every inch makes an outsize difference. I don’t think of it as being a narrow building,” says Storey.
Storey wanted the house to be as utilitarian as possible. He chose a corrugated cement panel typically used for farming and industrial buildings in Europe as a siding material above the two-story concrete base.
With the structure built three feet from the property line, the couple were constrained by city code in the amount of windows allowed on the side of the building. As a result, the windows are arranged in a horizontal expanse, providing panoramic views of the hills in Silver Lake and Echo Park.
The entrance to the house is set back another five feet, allowing double-height windows that span two stories, bringing in more light. The floating staircase from Eel’s Nest makes another appearance in the Box, across from the entrance. A narrow walkway on the top floor connects the front and back of the house but allows light to filter in on both sides to the floor below. The skylight in Eel’s Nest also reappears in the Box, bringing more light into the shower in the primary bathroom.

With a workshop sitting between the ground-floor garage and the two main stories of the house, Storey and Holmes were able to construct all of the cabinetry, millwork and even features like their stair treads on-site. “Anything made of wood we built ourselves,” says Storey.
Holmes, who works in development at LACMA but was an art student in college, found her sculpting skills came in handy. “I knew how to weld but didn’t do it for 20 years,” explains Holmes, who took a half-day welding class at Gearhead Workshops in Torrance to brush up on her skills.
In fact, much of the construction they did themselves, as a budgetary consideration but also to ensure the level of detail met their standards. Weekends, holidays and vacation days for nearly three years were spent working on the house.
The couple estimate they spent 5,500 hours working on the house, not including the hours spent on planning, designing and general contracting, and saved about $520,000 in construction costs based on pricing from comparable projects Storey has worked on.
“I’d take naps on a furniture blanket on the floor or in the car,” says Holmes, who became a regular at the nearby Whole Foods to pick up meals before they had a working kitchen. “Everyone [who works] there knows me and I know all of them.”

Other expenses included $300,000 for the foundation, more than three times what it would have cost for a similarly sized project on a flat lot, and about $20,500 for geology consultants to survey the slope. All together the project came in at roughly $1.3 million. However, the average homeowner shouldn’t expect such a deal. Acting as his own architect, general contractor and builder helped Storey and Holmes save considerably. Additionally, every hillside lot presents its own hidden expenses — and what a house costs to build is often very different than its market value in competitive L.A.
Before they started on the cabinets, the pair worked on sealing the envelope of the house to ensure better air quality and circulation. They meticulously identified every gap in the framing stage, foaming and caulking the gaps to improve efficiency.
Once that was complete, they set about building their own window frames and cabinetry. The two handpicked all of their own lumber from Bohnhoff Lumber Co. in Vernon, a decision Storey says is key to guaranteeing high quality. “It was a cost issue but also a quality issue. There is a shocking level of inconsistency when you don’t pick it yourself.” The natural wood provides a calming contrast to the industrial materials used on the exterior.
Most of the casework is a mix of red and white oak. With construction of the house happening during the pandemic, the cost of white oak saw a precipitous rise. Storey and Holmes began to introduce red oak as an accent material, though the effect is still monochromatic. “I don’t want to live somewhere austere, but I like things that are minimal,” says Holmes.

All of the cabinetry and woodwork is custom, designed to suit the couple’s needs. Separating the kitchen and living room is a multipurpose room-within-a-room that includes a custom pantry on one side and cabinetry to house their record collection and stereo on the other.
“Every element of the house has a function,” says Storey. The focus on utilitarian design is a carryover from Eel’s Nest. “We are squeezing as much utility into the building as possible.” Appliances, primarily Fisher & Paykel, are hidden behind custom wood panels, as are closets and bathrooms.
With four bedrooms and three bathrooms, the house was designed to be flexible enough to adapt to changing needs. Planned prior to the pandemic, Storey’s design called for his office to occupy the back of the house, with living spaces in the front. However, the office can easily be converted into a guest suite for relatives or visitors that includes a kitchenette and a private entry.

As a passionate cook, Holmes programmed the layout of the kitchen to her specifications. The sink is placed in a central island, facing the views. “Every party I go to, people end up in the kitchen,” says Holmes. “I wanted it to be comfortable to cook in but also a place to entertain. We can have four or eight or 20 people here and it doesn’t feel too big or too small.”
While Holmes wanted the kitchen to be as functional as possible, Storey wanted the kitchen to not look like a kitchen at all. “The fridge and freezer vanish. Nothing screams ‘kitchen.’ We had competing objectives but managed to merge into a perfect solution,” he says, adding, “It’s a good allegory for marriage.”
Keep in mind that this method might not be feasible for everyone to follow, especially in places like New York City, San Francisco, and Boston where rent is extremely high. For example, the average monthly rent in New York City is $5,600, meaning you would need an annual salary of at least $224,000 to follow the 30% rule.
If you live in a high-cost city and find this rule unrealistic for your scenario, you may want to consider following a different budgeting technique.
2. 50/30/20 Rule
The 50/30/20 rule is a technique that divides your after-tax income into three categories—50% toward needs, 30% toward wants and 20% toward savings. This method isn’t as straightforward since rent is a part of the broader “need” category.
Let’s walk through a step-by-step example to determine your rent budget according to the 50/30/20 rule:
Step 1: Determine 50% of your monthly income: If your monthly take-home pay is $6,000, then allot $3,000 per month toward needs.
Step 2: Add up your other expenses in the “needs” category: Other expenses in the “needs” category include minimum payments on loans, groceries, health care, car payments, and utilities. In this example, let’s say each month you spend $500 on groceries, $100 on health insurance, $150 on utilities, $20 on credit card bills, and $500 on a car payment, which totals $1,270.
Step 3: Subtract the other “needs” expenses from the total “needs” budget to determine your monthly rent: To determine your rent budget, you would subtract $1,270 from $3,000, which equals $1,730.
If, after using this template, you find that your rent budget is lower than you’d prefer, you can lower your other “needs” expenses to allot more money toward your rent budget. For example, you could get a more modest vehicle, shop at a more affordable grocery store, or take steps to lower your utility bill.
3. 70/20/10 Rule
Similarly to the 50/30/20 rule, the 70/20/10 rule divides your post-tax income into three different categories. With this technique, 70% goes to spending, 20% to saving and investing and 10% to debt repayment and donations. With this rule, rent is a part of the “monthly spending” category.
Here’s how to calculate your monthly rent budget according to the 70/20/10 rule:
Step 1: Determine 70% of your monthly income. If your take-home pay is $6,000, allocate $4,200 to the “spending” category.
Step 2: Add up your other monthly spending expenses: Let’s estimate that you have the same “needs” expenses as the example above, which total $1,270. Your monthly “wants” budget includes $250 on eating out, $200 on clothing shopping, $85 on a gym membership, $200 on entertainment, and $300 on travel. Your total monthly spending would equal $2,305.
Step 3: Subtract your monthly spending expenses from the 70% spending budget to determine your monthly rent budget: To determine your budget, you would subtract $2,305 from $4,200, which equals $1,895.
With this rule, you may have more wiggle room to increase your rent budget by cutting down spending on your wants. For example, you could reduce the frequency of eating out or spend less money on clothes to grow your rent budget.
Other Factors to Consider
Remember that there isn’t a one-size-fits-all approach to how much to spend on rent. When deciding between different rental options, consider how the following factors may add additional costs or offer savings opportunities:
Location: Consider the distance to places you frequent and how that might affect costs. For example, you might find that rent is $100 less further out of the city. However, if you drive to the city for work every day, gas money might eat at your cost savings. Not to mention the additional time it adds to your commute.
Amenities: Consider what amenities the apartment offers that could save you money on other parts of your budget. For example, an on-site gym could save you approximately $75 monthly on a separate gym membership.
Remote work: If you work from home, you might put your transportation cost savings toward your rent budget to allow additional space for a home office.
Utilities: Some landlords include utilities in the rent price, while others don’t. Since the average electric bill is $137, it’s important to take this factor into account.
Internet and cable: Consider whether your rent includes internet and cable. Some complexes may require you to purchase an internet and cable package.
How to Save Money on Rent
Due to rising rent costs across the U.S., staying within your rental budget can be a challenging task. Consider the following tips to save money on rent:
Get a roommate: As of February 2023, the average monthly rent for a one-bedroom apartment in the U.S. is $1,152, while the average rent for a two-bedroom apartment is $1,320, which means getting a roommate can save you $492 a month.
Sign your lease in the winter: Studies have shown that December through March are the cheapest months to sign a lease due to decreased demand during the winter season.
Negotiate with your landlord: If you’ve been a reliable tenant or have a strong rental application, you may be able to negotiate your rent. Keep in mind that you’ll likely have more luck negotiating with an independent landlord than a property management company.
Offer to pay upfront: If you have enough savings, offer to pay a few months to a year of rent up front in exchange for a discount.
Opt for a long-term lease: Many landlords prefer long-term tenants and will offer lower rates if you sign a longer lease.
Move to a cheaper area: Generally, rent is more expensive in cities compared to rural or suburban areas. However, If you want to live in an urban area, consider opting for a smaller, more affordable city like Tulsa, OK, rather than a large city like New York, NY.
Budgeting techniques like the 30% rule, the 50/30/20 rule, or the 70/20/10 rule can provide you with a guideline of how much of your income to spend on rent. Additionally, looking for ways to save on rent can help you reach your other financial goals.
Now that you’ve determined your rent budget, credit score is another factor to consider when apartment searching. Landlords and property managers will likely perform a credit check to help determine your ability to pay rent. Generally, your credit score should be in the “good” range (670 or above) to improve the odds of your applications getting approved. While you can get an apartment with bad credit, you might have to jump through additional hoops.
