A condo community runs like a well-oiled machine. There are a lot of teams and influence happening behind the scenes so residents receive the best living experience possible, one of these groups is a condo association. But what is a condo association?

A condo association is responsible for maintaining the common areas, including hiring staff, overseeing repairs and maintenance, enforcing community rules and managing the finances of the association. Condo associations play an important role in the upkeep and success of the community and the future of the condo.

What does a condo association do?

The condo association is responsible for the overall management of the community. This includes enforcing rules and regulations, handling finances and maintaining the upkeep of amenities.

Each unit owner is a member of the condo association and pays regular fees to cover the cost of said amenities’ maintenance, repairs and other miscellaneous expenses related to the common areas. The condo association is typically run by a board of directors elected by the unit owners, who are responsible for making decisions and managing the day-to-day operations of the association.

Similar to a homeowner’s association, there are membership responsibilities but these tasks may vary depending on the condominium’s specific rules and requirements and the association’s governing documents and local laws. The majority of membership responsibilities include:

  • Paying regular fees which cover the cost of managed common areas.
  • Managing rules and regulations such as pet rules and quiet hours.
  • Attending regular meetings to discuss managing the association budget and electing association leadership.
