What are construction loans?
Construction loans are loans that fund the building of a residential home (aka a stick-built house), from the land purchase to the finished structure. Common types are a standalone construction loan — a short-term loan (generally with a year-long term) — which only finances the building phase, and a construction-to-permanent loan, which converts into a mortgage once the construction is done. Borrowers who take out a standalone construction loan often get a separate mortgage to pay it off when the principal falls due.

How do construction loans work?
The initial term on a construction loan generally lasts a year or less, during which time you must finish the project. Because construction loans work on such a short timetable and are dependent on the project’s progress, you (or your general contractor) must provide the lender with a construction timeline, detailed plans and a realistic budget. Based on that, the lender will release funds at various phases of the project, usually directly to the contractor.

Construction loans vs. traditional mortgages
Beyond the cost and repayment timeline, construction loans and mortgages have a few main differences:
The funds distribution: Unlike mortgages and personal loans that provide funds in a lump-sum payment, the lender pays out the money for a construction loan in stages as work on the new home progresses. These draws tend to happen when major milestones are completed — for example, when the foundation is laid, or the framing of the house begins.
The repayments: With a mortgage, you start paying back the principal and interest right away. With construction loans, your lender will typically expect you to make interest payments only during the construction stage. Additionally, borrowers are typically only obligated to repay interest on any funds drawn to date until construction is completed.
Inspection/appraiser involvement: While the home is being built, the lender has an appraiser or inspector check the house during the various construction stages. As the work is approved, the lender makes additional payments to the contractor, known as draws. Expect to have between four and six inspections to monitor the progress.
Requirements: Construction loan requirements include being financially stable and having the ability to make a down payment. Lenders also want to see a construction plan, which you can read more about below.
Interest rates: Construction loan interest rates are typically higher than traditional mortgage rates. This is often because you’re not providing collateral to back the loan, which means the lender is taking on more risk.
Types of construction loans
There are different types of construction loans available to borrowers, which are designed to suit various financial needs.
Construction-to-permanent loan
With a construction-to-permanent loan, you borrow money to pay for the cost of building your home. Once the house is complete and you move in, the loan is converted to a permanent mortgage.
In essence, the loan becomes a traditional mortgage, typically with a loan term of 15 to 30 years. You can opt for a fixed-rate or an adjustable-rate mortgage.
Then, you start making payments that cover interest and the principal. (During the construction loan phase, your lender disburses the funds based upon the percentage of the project completed, and you’re only responsible for interest payments on the money drawn). While many construction loans are conventional loans — entirely privately originated and financed — there are government versions as well. Your other options include an FHA construction-to-permanent loan — with less-stringent approval standards that can be especially helpful for some borrowers — or a VA construction loan if you’re an eligible veteran.
Whatever the type, the big benefit of the construction-to-permanent approach is that you have only one set of closing costs to pay, reducing your overall expenses. “There’s a one-time closing so you don’t pay duplicate settlement fees,” says Janet Bossi, senior vice president at OceanFirst Bank in New Jersey.
Construction-only loan
A construction-only loan provides the funds necessary to build the home, but the borrower is responsible for repaying the loan in full at maturity (typically one year or less). You can settle the debt either in cash or by obtaining a mortgage to pay it off.
Construction-only loans can ultimately be costlier than their construction-to-permanent cousins, especially if you have to finance the repayment. That’s because you complete two separate loan transactions and pay two sets of fees. Closing costs tend to equal thousands of dollars, so it helps to avoid another set. And, of course, you have to invest time and energy shopping for a mortgage.
Another consideration: Your financial situation might worsen during the construction process. If you lose your job or face some other hardship, you might not be able to qualify for a mortgage later on — and might not be able to move into your new house.
Renovation loan
If you want to upgrade an existing home rather than build one, you can compare home renovation loan options. These come in a variety of forms depending on the amount of money you’re spending on the project.
“If a homeowner is looking to spend less than $20,000, they could consider getting a personal loan or using a credit card to finance the renovation,” says Steve Kaminski, head of U.S. Residential Lending at TD Bank. “For renovations starting at $25,000 or so, a home equity loan or line of credit may be appropriate, if the homeowner has built up equity in their home.”
Another viable option in a low mortgage rate environment is a cash-out refinance, whereby a homeowner would take out a new mortgage in a higher amount than their current loan and receive the extra as a lump sum. As rates tick up, though, cash-out refis become less appealing.
With any of these options, the lender generally does not require disclosure of how the homeowner will use the funds. The homeowner manages the budget, the plan and the payments. With other forms of financing, the lender will evaluate the builder, review the budget and oversee the draw schedule.
Owner-builder construction loan
Owner-builder loans are construction-to-permanent or construction-only loans in which the borrower also acts in the capacity of the home builder.
Most lenders won’t allow the borrower to act as their own builder because of the complexity of constructing a home and the experience required to comply with building codes. Lenders typically only allow it if the borrower is a licensed builder by trade.
End loan
An end loan simply refers to the homeowner’s mortgage once the property is built, says Kaminski. You use a construction loan during the building phase and repay it once the construction is completed. You’ll then have a regular mortgage to pay off, also known as the end loan.
“Not all lenders offer a construction-to-permanent loan, which involves a single loan closing,” says Kaminski. “Some require a second closing to move into the permanent mortgage, or an end loan.”
Construction loan rates
Unlike traditional mortgages, which carry fixed rates, construction loans usually have variable rates that fluctuate with the prime rate. That means your monthly payment can also change, moving upward or downward based on rate changes.

When home-furnishings mogul Evan Cole set out to build a home in Los Angeles, he wanted a classic design that would mesh seamlessly with his neighbor: the famed 110-acre Getty Center with its curved, marble buildings.
“The whole goal was to…make sure it matched the Getty—that it didn’t look out of place up there,” said Cole, who co-founded the home division of ABC Carpet & Home in New York City in the 1980s and later, California-based home furnishings company HD Buttercup.
Working with architect Thomas Juul-Hansen, Cole spent more than five years building a roughly 15,000-square-foot house clad in travertine marble. During that time, his family relocated to Aspen, Colo., and he is now putting the six-bedroom house on the market for $68 million, according to listing agents Branden and Rayni Williams of the Beverly Hills Estates, who have the listing with Kurt Rappaport of the Westside Estate Agency.

“Doing this house is the culmination of all of my work, to be honest with you,” said Cole, 63, a Queens, N.Y., native.
The roughly 2-acre Brentwood property sits on a hilltop next to the Getty Center. When he drove up to the L.A. property in the early 2000s, Cole said he was immediately attracted to the location’s privacy and views. “When you’re there, you don’t feel like anybody can see you,” he said. “It’s like having a perch.”
He paid about $5 million for the site in 2004, he said. At the time, the property contained a “cool California ranch” house spanning 2,000 square feet. Cole lived there with his wife and two children there for eight years while he mulled over plans for a new residence. “Every day, I was like, ‘I’ve got to do something with this place,’” he recalled. “It took me eight years to figure it out.”
Cole was hung up on the idea of building something classic that would be “symbiotic” with the Getty next door, he said. He credited Juul-Hansen with designing a building that could be a “sister” to the museum.

The three-story residence has 20-foot ceilings in the entryway and living room, which feature frameless glass sliding doors. A gym overlooking West L.A. has 60 feet of glass. “From every angle in the house, you have a view,” Cole said. Atop the house, there is a roughly 5,000-square-foot roof deck.
The house has two primary bedrooms and a “mother-in-law suite” with its own kitchen, Cole said. There is also a wine room and a spa with a sauna and massage room. The grounds have a kidney-shaped pool that cantilevers over the hillside.
Most of the materials came from Europe, including solid oak doors, Murano lighting and acoustic wood panels for the ceiling, Cole said. The house is clad in travertine sourced from the same quarry in Italy that provided the materials for the Getty. Cole said he relied on his contacts to source materials for the house. “I know where to buy the good stuff,” he said. “I could not have done any of this if I were not in the business.”

Cole declined to say how much he spent building the house. Before it was completed, Covid hit and his family relocated to Aspen. Although he travels between Colorado, New York and L.A., he doesn’t want to uproot his children by moving them back to L.A. “It’s time to move on,” he said.
While Cole said he planned to move into his latest creation, he has never even spent the night. (He does, however, keep bottles of Fiji water in the fridge.) He has built several family homes in New York and L.A., he said, and feels that building is about the journey, not the result. “I have felt like whoever gets it, it’s theirs,” he said. “I’m like it’s shepherd rather than its master.”
Despite a slowdown in the luxury market nationwide and in L.A., the number of single-family home sales in Brentwood during 2023’s fourth quarter rose 15.6% compared with the prior-year period, according to real-estate appraisal firm Miller Samuel. The median sale price for single-family homes grew 3.8% year-over-year to $4.3 million.
While the overall L.A. market has softened, Brentwood and Pacific Palisades have remained attractive, seeing “a really good uptick” in deals, Branden Williams said. “Everybody loves to be on the west side,” he said.
A soft opening Feb. 3 brought customers into the RD International Market who shopped the food, décor and houseware aisles, the fresh produce, refrigerated foods, frozen and fresh meats and fish – and the 70 live seafood tanks.
Crab, eel, geoduck (a large clam), shrimp and other live seafood were available along with other fresh options.
Owner Steven Yuan said business was good. “There are a lot of people,” he said, surveying the renovated Winn-Dixie at 7534 Beach Blvd.
The Asian and international supermarket is in the Beach Boulevard Shopping Center along Beach Boulevard at Hogan and Parental Home roads near the eastern access to the Hart Expressway.
Winn-Dixie closed in 2017. Yuan has leased it as his second RD International Market, with the first in Lake Worth.
The city issued a permit June 2, 2023, for Master Contractors Inc. of Lake Worth to renovate the 52,600-square-foot store at a construction cost of $980,000. The architect is Sandra Puerta of Lake Worth.
Yuan equipped the store with new flooring, shelving, freezers, refrigerators, checkout stations and carts with swivel casters that allow for easy guidance.
Some shelves and cold cases were not full yet Feb. 3; the hot food area in the back was not set up; and the 13 food court tenants were not operating. The sign was up for one of the tenants, Teppanyaki House. Tables and chairs are being prepared for setup.
Yuan said the store should be fully open in 20 or 30 days with the food court open within a month. He is considering a grand opening event.
From housewares to meats
In addition to food, the store carries housewares, toys, décor, tea sets and tea tables and chairs.
Meats include traditional cuts as well as frog legs; duck feet; pork belly, intestines and snouts; and other specialty varieties.
Produce includes mushroom varieties, bok choy tips and a large selection of vegetables and fruit.
The live seafood is sourced from its native areas, such as cold water from the north and warm water from Florida.
RD International intends to carry Florida-sourced fish and produce to the extent available.
Staff can clean and cut the seafood for customers and in the future will be able to cook it for eating in the food court or to take home.
The store is open in time for the Feb. 10 Lunar New Year for the Year of the Dragon. The celebration concludes with the Feb. 24 Lantern Festival.
The Chinese New Year also is known as the Spring Festival.
RD International Market is stocking seasonal items for the celebration.
Hours are posted as 10 a.m to 9 p.m. daily but those may change. Yuan said the Jacksonville store has been opening earlier than that.
The state’s second RD International
Last June, when starting work on the store, Yuan said the market would include fresh produce, a bakery, 13 to 14 food-court operators, a hot food bar, groceries and – its specialty – 60 fish tanks for live seafood, including lobster, shrimp and crab.
The first market opened five years ago in Lake Worth. It has 30 live seafood tanks. At 11,000 square feet, the Lake Worth store is about a fifth of the size of the Jacksonville location.
Yuan and Irene Zhang, his sister and a company representative, expect the center to create 80 jobs.
The website says the market will host community events throughout the year.
“A lot of grandparents take the kids as a field trip to our store,” Zhang said previously.
While the store has a strong inventory of Asian food, the goal is to serve an international market.
“There is a large Asian population in Jacksonville,” Zhang said, in sharing how they chose the location.
While there are smaller Asian and international groceries, there is no large one with a wide selection of live seafood, she said.
“Jacksonville is a big city,” she said, and the Beach Boulevard address is conveniently located.
The U.S. Census reports that as of 2022, the Asian population in Jacksonville is estimated at more than 47,500, or 4.9% of the city’s population. That is up 35% from 35,200 in 2010.
The ZIP codes with the highest Asian population include 32256, 32246, 32207, 32258 and 32216, where the store opened, which is central to the others.
With Jacksonville’s waterfront and fishing, “it is a very good place to have a seafood market,” Zhang said.

A landmark property in Pebble Beach, and one of the first homes built in the Samuel F.B. Morse subdivision, has been listed for sale for the first time in nearly half a century.
The estate, built in 1924 by the esteemed architect Clarence Tantau, is now being offered at $22.75 million following an extensive renovation that prepares it for the next century.
With his trademark Spanish-style architecture, which he frequently employed in both residential and commercial designs, Clarence Tantau is best known for his designs in the Bay Area, which often reflected the regional architectural styles and the Art Deco movement that was popular during his active years.
He designed countless homes throughout his career in Oakland, Berkeley, Piedmont, Santa Cruz, and the Monterey Peninsula — including this Spanish Revival estate that is one of the oldest properties in the elegant coastal community of Pebble Beach.
Located at 1451 Ondulado Rd, this particular Clarence Tantau-designed house spans nearly 8,400 square feet of living space on 6.44 acres of land, spread across two parcels.
It features seven bedrooms, six full and three half bathrooms, and has been carefully updated to blend modern amenities with its original Spanish Revival charm.
Owned by the same family for close to 45 years, the property is now being brought to market for the first time in half a century, ahead of its centennial.
One of the current owners, Stephen E. Soske, remarked on the joy the property has brought to his family over generations, expressing his hope that the next owners will cherish and share the historic home with their loved ones for years to come.

Owner Stephen E. Soske said in a press release
Stephen was also the one to oversee the home’s renovation in recent years, which transformed some of the interiors to better reflect the needs of modern homeowners without altering the original design.
The renovation, completed in 2023, also included a kitchen overhaul spearheaded by Monterey Kitchens, Inc., now featuring high-end appliances from Subzero, Wolf, and Miele, alongside quartzite counters, an island, and custom cabinetry.
Noteworthy features of the home include two primary suites with ocean views, indoor and outdoor fireplaces, and original architectural elements like Douglas Fir floors and Terra-Cotta tiles.
The property’s private grounds are accessed via a tree-lined driveway leading to a second gated entry, creating a secluded and exclusive atmosphere.
The estate’s extensive grounds have been professionally landscaped with drought-tolerant plants, and work is underway to potentially divide the land into four developable parcels, offering a range of future uses.
Situated a short distance from the world-renowned Pebble Beach Lodge and Resort, the estate promises an unparalleled living experience, combining the area’s natural beauty with luxurious living spaces.
The listing is managed by Tim Allen of the Tim Allen Properties Team at Coldwell Banker Realty’s Carmel-by-the-Sea / Junipero office, under the Coldwell Banker Global Luxury program.
Allen, a real estate veteran with nearly four decades of experience, shared his personal connection to the estate, recalling family photos taken on the property and expressing pride in representing a home with such a storied place in Pebble Beach’s history.
“Many long-standing residents in the region have an affinity for the history of this property, including myself,” listing agent Tim Allen says.
“I recall family photos taken at the property when I was in my youth. Along with that comes a sense of pride that I can show this home to potential buyers and intimately inform them of the home’s place in Pebble Beach’s history.”
With its rich history, recent modernization, and prime location, this Pebble Beach estate stands ready to welcome its next chapter. The late January auction of iconic Hamptons estate ‘La Dune’ marked the first time a property was included in an art auction at Sotheby’s. The $88.48 million winning bid on ‘La Dune’ also made the estate the most valuable property ever auctioned live at Sotheby’s.
‘La Dune’ was included in Sotheby’s weeklong ‘Visions of America’ auction, which included art and luxury items that showcased “the heights of American craftsmanship in the finest art and objects.”
The estate consists of two residences on a four-acre property on Gin Lan in the Southampton area of Long Island. The residences were offered individually and collectively via Sotheby’s Concierge Auctions in partnership with Harald Grant of Sotheby’s International Realty, Tim Davis of The Corcoran Group, and Cody Vichinsky, the president and founding partner of Bespoke Real Estate.
Bidders from North America and the Caribbean competed for the residences in the auction room, on the telephone via a team of specialist and online. Ultimately, both residences sold to a single bidder, with the winning bid being 121.2% higher than the opening bid.
“The remarkable final sale price for ‘La Dune’ reflects its stunning design, exclusive address, and historic pedigree,” said Chad Roffers, the founder and CEO of Sotheby’s Concierge Auctions, who recently appeared on HousingWire’s Power House Podcast. “It’s a result that our team, as the world’s leading luxury property auctioneer, is best positioned to obtain. We deal in real market value, which is ultimately measured by what a group of qualified bidders are willing to pay for a unique, one-of-a-kind piece of real estate like ‘La Dune.’”
Boasting more than 11,000 square feet with 10 bedrooms, eight bathrooms and staff quarters, ‘La Dune’s’ main house was designed by Stanford White. The second residence, which was built in 2001, was designed by French architect Francois Cartoux.
“I am pleased to have partnered with Sotheby’s Concierge Auctions on yesterday’s sale of the iconic ‘La Dune’ residence,” Grant said in a statement. “This extraordinary oceanfront compound represents one of the finest offerings in the Hamptons; it is no surprise that this auction resulted in a record sale.”
The $88.48 million sale includes a 12% buyer’s premium that goes to the auctioneers and the real estate brokers who marketed it. ‘La Dune’ has been listed on and off since 2016, and was once asking $150 million.
In 2022, Sotheby’s Concierge Auctions broke the world record for the most expensive residence ever sold at auction and the highest sale for any U.S. property listed that year, with the successful auction of the $141 million California estate, known as ‘The One.’

Bloggers work from anywhere and write about topics such as family, recipes, personal finance, travel, and more. This is what I do, and I think it’s a ton of fun. Plus, it pays very well!
Art therapists use creativity to help others. They draw or paint as a way to support people’s emotional health. This job requires a master’s degree, but it combines art with helping people, which can be very rewarding.
A Ferrari driving instructor teaches others how to drive a luxury sports car. It’s not just exciting; it can also pay between $90,000 and $120,000 a year.
If you like spotting mistakes in content, then finding a proofreading job may be perfect for you. Proofreaders act like an extra set of eyes to read articles, papers, books, ads, and other written content.

If you want to find a fun job that pays well, my favorite way is to start a blog. That’s exactly what I do for a living!
A blog is content written on a website. It usually includes articles like what you’re reading here.
You can blog about something you’re passionate about or something you know a lot about. Or even a topic you want to learn more about (people love following others’ firsthand journeys!).

Making and selling printables can be a fun way to earn money. When you create printables on Etsy, you only need to make one digital file for each product. After that, you can sell it many times to make more money.
Printables are things you can find online and print at home.
These can be things like a planner, coloring pages, wall art prints, greeting cards, gift tags, and so much more.
I buy printables frequently, and so do others all the time. Recently, I bought a printable for my daughter and it was a useful tool to help teach her the alphabet. I love that I can easily search what I’m looking for and get exactly what I want – plus I can print it right at home quickly!

How much you make as a freelance writer depends on your experience and the topics you write about. When you start, you might earn around $50 to $75 for a 500-word article. As you get better, you can charge more. For a 1,000-word article, you could make between $100 and $150. If you do well over time, you can ask for even higher rates.
I was a freelance writer for many years before transitioning to full-time writing here on Making Sense of Cents. It’s a great career where you can mostly work from home on your own.

Veterinarians have a skilled and fulfilling role dedicated to animal health and welfare. The main responsibility is to provide medical care to animals, diagnose health problems, and perform surgeries.
Vets work in private clinics, animal hospitals, research facilities, zoos, and more.
The veterinarian career path is rewarding as it lets you blend a love for animals with the chance to make a positive impact on their lives.
To become a veterinarian, you must complete a Doctor of Veterinary Medicine (DVM) program and obtain a state license to practice. This usually involves:

After learning about mystery shopping, I found a website where I could become one as well. It sounded like fun to get paid to shop.
I would make about $150 to $200 per month through mystery shopping, and I also got free items and services, like $100 to spend at restaurants (where I had to provide feedback while I was there), makeup, and more.

Usher has been quietly living in Las Vegas since 2022

With its world-class golf courses, scenic beauty and natural landscapes, and high degree of privacy and exclusivity, the small coastal residential community of Pebble Beach is a magnet for affluent homebuyers.
And said deep-pocketed buyers have more choices to pick from, as a meticulously renovated private estate — sitting on a generous 3.16-acre lot — has recently landed on the market.
Priced at a hefty $39,000,000, the Pebble Beach property is currently the most expensive active listing in the unincorporated community on the Monterey Peninsula. And it has all the attributes to back its sky-high asking price.
Owned by WeatherTech founder and CEO (and automotive accessories tycoon) David MacNeil, the Pebble Beach estate is as impressive as its price point would imply.
Built in 2000 and fully renovated in 2023, the property has nearly 7,500 interior square feet on a 3.16-acre lot and includes seven bedrooms, eight full bathrooms, and two half-bathrooms.
“I was fortunate to purchase this property at the beginning of the pandemic before the prices of properties had skyrocketed,” MacNeil says, before commenting on the property’s extensive renovation spearheaded by Monterey-based Holdren + Lietzke Architecture.
“This home has been modernized and opened up with more windows and access to the outside. It was renovated from top to bottom, both inside and outside with the finest finishes by Monterey-based Holdren + Lietzke Architecture,” MacNeil added.
Inside upgrades include the addition of a chef’s kitchen with custom cabinetry, three dishwashers and Wolf appliances, a 1,000-bottle temperature-controlled wine room, a laundry room with three sets of Miele commercial-grade washers and dryers, a billiards room, custom walnut and stone floors, and six fireplaces.
In addition, the property was updated with a copper roof, a backup battery system, a Lutron lighting system, an Axis security system, and geothermal heating and cooling systems.
The outdoor recreational areas have not been overlooked in the renovation process.

Extensive landscape design completed in 2023 included adding a 30,000-gallon water collection and storage tank to reclaim water for landscaping use.
There’s also a built-in BBQ, dining and seating areas, hot tub, lower yard with putting green, tournament-ready bocce ball court with two firepits and built-in seating, and a pergola with solar panels.
Why would the WeatherTech founder part ways with his beautifully updated Pebble Beach house?
Talking about his decision to sell, MacNeal shares “Since I predominantly use another property in the vicinity when I spend time on the West Coast, I have made the difficult decision to put this property on the market for the next owners to thoroughly enjoy. The real estate market is lacking properties and I feel fortunate that I can pass this one on to someone else who can share it with their family and friends.
And he picked the best local realtor to find the right buyer.
The property’s real estate agent — Tim Allen of Tim Allen Properties Team, affiliated with Coldwell Banker Realty — is no stranger to selling multi-million dollar homes in the area for record amounts.
With nearly four decades of real estate sales experience under his belt, Allen was the #2 individual Coldwell Banker agent for 2022 sales (out of approximately 100,000 agents worldwide) and helped close some of 2023’s biggest real estate sales for the area, including the $29 million sale of the Butterly House in Carmel-by-the-Sea and the $22 million sale of architect Frank Lloyd Wright’s only oceanfront home in Carmel.
“The ultra-luxury market on the Peninsula remains strong, and we were fortunate to represent the buyers in two other iconic, historic local sales in 2023, a Frank Lloyd Wright-designed house and The Butterfly House, the latter of which was a record high for Carmel-by-the-Sea,” Allen says.
And he seems confident that the Pebble Beach house will also sell for top dollar.
“This architectural masterpiece provides a stunning setting for relaxation and magnificent views from its coastal Pebble Beach location. The house and property were completely reimagined and rebuilt to the highest quality, offering something unique and special to the market that had not been previously available,” the real estate agent adds.
Situated near the famous Pebble Beach Resorts, this property offers stunning views of Carmel Bay, Point Lobos, and the Pacific Ocean. Its location provides easy access to renowned golf courses, exclusive clubs, and the village of Carmel-by-the-Sea.
