From nostalgic styles making a comeback to innovative responses to how we live today, there were many stand-out moments in the world of interior design this year. Reviewing them retrospectively, the selections sum up the past year’s tentpole memories—from the design fair debuts we’re still thinking about to the interiors that will inspire well into the new year. Before diving into the design forecasts and color predictions for 2024, take a minute to reflect on the home decor trends that ruled interiors this year.
Forget the subtlety of travertine (last year’s surface du jour) or the always-in elegance of snow-white Carrara. This year was all about an eye-popping specimen—strong veining, unusual colors, and (for the ultra-daring) perhaps a graphic mix of both. Surfaces need not blend into the background; they can say something too. Let’s call it personality marble—that essential dose of pattern that can make any interior pop. Take, for instance, the freestanding onyx bar Roman and Williams turned into a showstopping moment in Gwyneth Paltrow’s Montecito living room, or the all-over marble bathroom of Tinder founder Sean Rad and his wife, Lizzie Grover Rad, conjured by designer Jane Hallworth. Consider it a new kind of conversation piece for the home.

“With a rise in midcentury-modern home remodels and an increased nostalgia for retro furnishings, we’re seeing more customers favoring color,” says Alyssa Wilterdink, senior marketing manager at Kohler, which relaunched a duo of vintage hues for its plumbing fixtures in honor of the American manufacturer’s 150th anniversary this year. Designers are indeed leaning in: Virginia Tupker recently ordered custom colored Water Monopoly sinks in pale pink and blue for a family home in Connecticut; color fiend Frances Merrill installed a cobalt blue sink in the powder room of a Cape Ann, Massachusetts, home; and designer Oliver M. Furth opted for a vintage pink toilet from Kohler for artist Mary Wetherford’s midcentury-modern abode in LA.
Lookin’ Good Shower Set
This year, we witnessed a surge in designers adding color, pattern, and artistic flair to their projects with hand-painted tile. “I’ll tile just about anything,” says interior designer Jessica Jubelirer, who applied the treatment to the hearth, the bathrooms, the baseboards, and, most memorably, inset in the closet doors in a lakeside Wisconsin family home. Meanwhile, in a historic Connecticut family home designed by Virginia Tupker, Delft and Portuguese tiles create a sort of wainscoting in the entryway and bathrooms, as well as fireplace surrounds. In the kitchen of that project, hand-painted tile adds a splash of pattern (drawn from a William Morris motif) as a backsplash. Practical and durable with an artisan flair, hand-painted tile adds visual interest wherever needed. Adds Jubilerer: “Kitchens, bathrooms, and fireplaces can all benefit from its practicality and beauty.”

This spring’s design fair circuit hinted at a return to the industrial minimalism, high-tech style of the ’70s and ’80s—an industrial revolution of the interior, if you will. In April we returned from Milan with notes about a minimalism resurgence, with a particular emphasis on industrial materials. Knoll had reissued some of high-tech star Joe D’Urso’s super-adaptable and sleek low tables from the ’80s. Ledongil Workshop’s experimental lighting and furnishings, on display at Ordet gallery, felt like an elevated take on track lighting. And at Drop City, designer Daisuke Yamamoto showcased a collection of clean-lined chairs made of the most frequently trashed construction material: lightweight gauge steel. Indeed, industrial materials and minimalist silhouettes were the protagonists of this year’s debuts.

“We’re blowing the dust off moire,” says Raffaele Fabrizio, creative director of Dedar, while showing off the Italian fabric house’s newly expanded Amoir Libre textile. Cue the ripple effect. As of late, a handful of brands and interior designers have redirected their gaze to the historic textile that oozes opulence, repackaging it for today’s quiet luxury. Interior designer Sophie Ashby, who recently wrapped a dressing room in a pale pink Dedar moire, praises the home decor trend for its ability to expand space: “When used in the right way it can really enhance a space, enveloping the interior with tactility whilst also subtly playing with light to make smaller spaces—such as dressing rooms or hidden nooks—appear larger.”

Before there was photography, botanists—or anyone wishing to document flora—created detailed illustrations, known as botanical studies, intended to convey the plant’s physical appearance and other qualities. Unsurprisingly, such botanical studies have long been used to decorate. Lately, the botanical studies trend—a longtime hallmark of traditional, even preppy interiors—is blooming anew. In Lauren Dupont’s Connecticut home, designed by Stephen Sills, a pair of antique botanical prints purchased at auction hang in her dressing room, and in her Palm Beach kitchen, Aerin Lauder mounted a grid of floral prints in the service pantry. Sure, there’s nothing innately groundbreaking about florals when it comes to home decor trends, but perhaps that’s just what gives them eternal life.

In the bedroom, gone are the piles of decorative pillows and fussy, overstuffed duvets. Back is a simple coverlet that is perfectly happy not to take center stage. You know this super-simple look: a flat coverlet is laid across the bed, folded down a little at the top, and then back over a pair of standard pillows. “It always felt a bit traditional and almost religious,” says Colin King, the stylist and longtime AD contributor, who favors the minimalist bed. “It’s clean and tidy, simple but elegant. It gives the room the feeling you want your bedroom to have—serenity.” The back-to-basics look has been spotted in a restored Brooklyn Heights apartment by Augusta Hoffman, John Legend and Chrissy Teigen’s California bedroom designed by Jake Arnold, and Andre Mellone’s Manhattan sleeping quarters too.

In Germany and Austria between 1815 and 1850, when the Napoleonic wars had ended and a burgeoning middle class emerged, a new style of furniture was created to suit their needs: streamlined versions of more opulent Empire furniture, characterized by strong lines, warm local woods, and simplified shapes—though, notably, not totally stripped of ornament. Biedermeier furniture, as it would later be named, has regained appeal in contemporary interiors for its chameleon qualities. It brings a calculated hit of classicism to a cool, minimalist interior, but it can deliver streamlined modernity to one that is layered and super decorated. These days, says Campbell-Rey’s Charlotte Rey, it’s all about the mix: “It is important to not be afraid to mix them with color and other periods. Perhaps you place a Memphis Milano lamp on top of a Biedermeier sideboard? Being too respectful can make it feel overly polite.”
Where you live can play a major role in how enjoyable your retirement is. So, where do the happiest retirees reside? To determine which cities in the U.S. are the happiest places to retire, we studied the 200 largest metropolitan statistical areas (MSAs) using the latest U.S. Census Bureau population estimates, and consulted multiple sources, including the Sharecare Community Well-Being Index, Tax Foundation, Walk Score, Sperling’s Best Places, and County Health Rankings & Roadmaps.
By identifying key elements that contribute to happiness — social networks, financials, and health — and examining 13 pivotal rankings within them, such as community, cost of living, and healthcare access, we created the Happiest Places to Retire in the U.S. in 2024. Read on to learn about the 20 best places to retire in the U.S. to help you explore your options for where to live in retirement.
Key Findings on Retirees’ Favorite Cities
• Barnstable, MA is the happiest city to retire to, ranking #1 of all 200 cities we analyzed. It has the highest ranking overall for community well-being, and one of the highest percentages of residents who are 65-plus. The other cities at the top of the list: Naples, FL at #2, and Ann Arbor, MI at #3.
• Colorado has the highest number of happiest cities for retirees on our top 20 list, beating out Florida. Boulder, CO is the #5 happiest city for retirees, and Fort Collins and Denver also made the list.
• Colder climates are now attracting retirees. Three of our top 5 cities for retirement (Barnstable, MA; Ann Arbor, MI; and Boulder, CO) have average high winter temperatures in the 30s or 40s.
• Naples, FL residents live the longest. The city has the highest average life expectancy (86.1 years) of all 200 cities we analyzed.
• Ann Arbor, MI, has the lowest tax burden for retirees on our top 20 list, followed by Myrtle Beach and Charleston in South Carolina. Meanwhile, Akron, OH has the lowest cost of living of the top 20 cities for retirees, 80.8% of the U.S. average.

The top 20 happiest cities for retirees offer a broad range of activities, amenities, and resources. They’re also located all across the nation, as shown in this map of the top 10, so you can find a place in the part of the country you’d most like to live in.
1. Barnstable, MA
Coming in at the top of the happiest cities to retire in the U.S. list is Barnstable. Located on Cape Cod, its beachside beauty attracts retirees, making it one of the top three cities for residents 65 and up. While living here can be expensive (the median household income is $91,438) and there’s less access to healthcare than the other top contenders have, residents enjoy a high level of social interaction and plenty of entertainment and activities.
2. Naples, FL
Those who want to live by the water and enjoy warmer weather can head south to Naples. The cost of living in this city is fairly reasonable, and there’s no state personal income tax, which means your retirement savings can go a lot further. Naples also has the highest life expectancy (age 86.1) of all 200 cities we analyzed.
3. Ann Arbor, MI
Want to enjoy city life without the high prices? Ann Arbor, a college town, has plenty of big city amenities at an affordable price point. Another draw for retirees: Ann Arbor residents enjoy the highest level of healthcare access of the cities on our list, and ranks #1 for health overall.
4. Durham, NC
Friendship and social interaction are important in retirement. Durham, one of the top cities to retire in the U.S., offers a strong sense of community and social well-being, according to the data. Residents will find plentiful healthcare in Durham as well. It ranks #2 out of the top 20 for healthcare access.
5. Boulder, CO
If you like to hit the slopes, Boulder may be the ideal location for your retirement years. The city is #3 on the top 20 list for housing and transportation, so you should be able to find the right place to live and get around easily.
6. North Port, FL
North Port is the second Florida city to make the top 20 list of the happiest places to live in the U.S. Community and social connection is high here, and there’s a sizable population of those aged 65 and up, making it easier to meet new friends. It also has one of the lowest tax burdens among the top 20 cities.
7. Olympia, WA
Retirees who want to live affordably on the west coast can check out scenic Olympia, WA. It ranks as #1 in the financial category, which takes into account factors such as cost of living and household income. It’s also one of the best states to retire in for taxes, which can help retirees stretch their savings. Olympia has the lowest number of residents living below the poverty level of all 200 cities we analyzed.
8. San Jose, CA
Retirees in San Jose enjoy the second-highest average life expectancy (after Naples, FL) of the 200 cities we studied, making it one of the top places for a long and healthy retirement. But there’s a tradeoff: The cost of living in San Jose is extremely high: a whopping 231% of the U.S. average.
9. San Luis Obispo, CA
If being in a comfortable environment is one of your top retirement priorities, look no further than San Luis Obispo. Along with San Jose, the city scored the highest level of comfort for retirees on our top 20 cities list, thanks to its temperate weather.
10. Madison, WI
A low average cost of living plus a high median household income ($83,214) make Madison not only one of the happiest places to live in retirement, but also one of the most affordable. In this relatively walkable city, you can save on transportation costs and live a healthier lifestyle.

11. Honolulu, HI
Honolulu combines great weather, pristine beaches, and big city living. It gets high scores for comfortable weather and transportation. And Honolulu has some of the highest scores for social factors and community. Retiring in paradise comes at a price, however — namely, the city’s high cost of living (171.5% of the U.S. average).
12. Salisbury, MD
Salisbury, in the Eastern Shore area of Maryland, is a popular place for retirees. More than a quarter of the population is 65 and over, which means you should have plenty of peers to socialize and do activities with.
13. Washington, DC
If you’re interested in history and culture, Washington D.C. might be a good fit. And many of the city’s major attractions are free of charge. The nation’s capital is also the most walkable city on our top 20 list of the happiest places to live after retirement, so you’ll save on transportation as you get your steps in.
14. Portland, ME
In this city on the coast, you can enjoy all that the ocean has to offer plus metropolitan amenities. Portland ranks as one of the best cities to retire in when it comes to community, and it also has abundant options for art, recreation, and entertainment, which can help you stay happily busy in retirement.
15. Myrtle Beach, SC
Retirees settle down in this popular travel destination to take advantage of the reasonable cost of living and low tax burden. They also love the miles of beaches, plentiful golf courses, and comfortable weather. Myrtle Beach has the 4th highest population of people age 65-plus.
16. Harrisburg, PA
The capital city of Pennsylvania is an affordable place to retire. It has a low cost of living, which means the city’s average median income of $73,739 can go farther. Fewer people live below the poverty line here than in many other cities. Retirees can be active here as well: Harrisburg ranks as #2 of our top cities when it comes to walkability.
17. Fort Collins, CO
If you love the great outdoors, this city, located at the foot of the Rocky Mountains, has a lot to offer. All those outside adventures come with some nice health perks: Fort Collins has one of the higher life expectancies of our 20 top cities for retirees.
18. Denver, CO
Where is the happiest place to retire? It might just be the state of Colorado. Denver is the third Colorado city to make the top 20 list of happy places for retirees to live. Denver has a high level of community and social well-being, which could make retirement a lot more fulfilling. It’s very walkable, too, coming in at #5 out of the top 20 in the walking category.
19. Akron, OH
With the lowest cost of living (80.8% of the U.S. average) of the 20 best cities, Akron offers retirees affordability plus many opportunities for social and community connection. That can make it easier to make new friends in retirement.
20. Charleston, SC
A vibrant cultural scene, great food, ocean access, and lovely architecture make Charleston one of the best places to retire in 2024. Charleston ranks #2 for art, recreation, and entertainment out of the 200 cities studied, following only Los Angeles, so you’ll find plenty to do here in your golden years. And the tax burden is one of the lowest on our 20 happiest cities list.

Sure, some of America’s more famous lake towns are pricey. But there are others that are surprisingly affordable, offering lakeside living for bargain-basement prices. The data team at Realtor.com® dug into the data to find some of the cheapest lake town real estate in the nation.
It helps that there are a lot of lakes in America. According to the U.S. Geological Survey, there are just shy of 7 million bodies of water in the U.S. and in adjacent areas along the borders. Of those, 5.76 million are classified as a lake or pond, and 134,000 have official names.
Each of the lake towns we found has a unique charm, blending natural beauty and local culture. All of them are nestled in the most affordable regions of the country, especially the Upper Midwest to the Deep South—areas known for their low cost of living. As it turns out, they’re also ideal places for lake house shoppers not looking to stretch their budget.
As famously avid lake admirer Henry David Thoreau once wrote, “A lake is a landscape’s most beautiful and expressive feature. It is Earth’s eye; looking into which the beholder measures the depth of his own nature.”
To find the most affordable lake towns, we looked at all the home listings for the past year within a half-mile (roughly a 10-minute walk) of a named lake or pond. (Named bodies of water exclude reservoirs and lakes that folks can’t swim or boat on.) Then we calculated the median prices from July 2022 through June 2023 for homes in those areas to pinpoint the most affordable lake towns in 2023. Only towns with at least 50 home listings over that period were included.
We excluded big cities, because we’re looking for places where the lake plays a large part in the local culture. And we didn’t include extremely small towns, because you’ve got to have at least a few shops and restaurants to keep you busy when you’re not on the water. And we included only the single most affordable lake town in any state, to ensure geographic diversity.
So let’s set sail to the most affordable lakeside real estate in 2023.
Median list price: $154,900 Median list price per square foot: $76 Population: 29,534
Danville, a relatively small town in east central Illinois along the Indiana border, is home to Lake Vermilion. The human-made reservoir provides drinking water for the city, but it has also become a popular fishing and boating location. Cabins and docks line its forested edge.
The town was an industrial hot spot for the region from the mid-19th century to the mid-20th century, as a major coal mining town and a rail hub. Abraham Lincoln was known to visit the town and once delivered a speech from the balcony of the home of a prominent Danville resident.
The median home listing within a half-mile of Lake Vermilion over the past year had a price tag 65% below the national median list price of $445,000 in June. A three-bedroom home within walking distance of Lake Vermilion, with hardwood floors, a garage, and a big yard, goes for $120,000. And for just over $100,000, home shoppers can find a two-bedroom condo about as close to the lake.

Rogers City is the smallest of any of the spots on our list of affordable lake towns, just shy of 3,000 residents.
Situated on the banks of Lake Huron, about 45 minutes from Cheboygan, Rogers City residents have quick access to multiple parks along the lakeshore. They include Harbor View Park on the southern corner, Seagull Point Park on the northern tip of the town, and several in between, including the Rogers City Yacht Harbor and Lakeside Park.
Rogers City has been host to multiple salmon fishing tournaments in the summer, including the vividly named Fat Hogs Fishing Frenzy and the more straightforward Rogers City Salmon Tournament.
It’s also home to the Great Lakes Lore Maritime Museum and the Presque Isle County Historical.
A large three-bedroom home with a garage and a brick fire pit in the backyard can be found for $165,000, a short walk from Rogers City’s North Shore Park and beach.

The western tip of northern New York state, in the Chautauqua-Allegheny region, is known for its lakeside getaway culture. And although some of the area’s real estate is quite pricey, the lowest home prices within a half-mile of a lake can be found in Dunkirk at the edge of Lake Erie.
The area was first occupied by the Indigenous Erie and Seneca tribes, then colonized by the French, who erected the Dunkirk Lighthouse at Point Gratiot in 1826. This helped the town become a significant regional port for coal and lumber shipping. It’s now listed on the National Register of Historic Places.
Dunkirk has multiple beach parks, and it hosts several summertime events, including an annual strawberry festival, arts and music festivals, and a “Fly-In Breakfast,” which welcomes pilots from all over to the small lakeside town.
Duke McLachlan, a real estate agent with Howard Hanna Hold Real Estate in neighboring Jamestown, says that from June through August, life in this area is all about the lake, for residents and visitors alike.
“It’s the whole Chautauqua area,” McLachlan says. “The local economy really picks up.”
Buyers will find the most listings just before and after prime lake season. Sellers know they can find buyers looking forward to the summer in April and May. Meanwhile, other sellers will list in September and October after they used their homes for the summer.

Minnesota is called the “Land of 10,000 Lakes” for a reason: The state has 11,842 of them.
So don’t drop your oar in the water when you hear that Fairmont, a small town in southern Minnesota near the Iowa border, sits on a string of five small lakes. These include George Lake, in the northern part of Fairmont, and Budd Lake, near the center of town.
All five offer boating and fishing—and there is very affordable real estate near two of these bodies of water.
The median home that was listed over the past year near both Lake George and Budd Lake is less than half the national list price. The real estate near Budd Lake is a little pricier, due to its proximity to the center of Fairmont, and a couple of developed parks along its edge.
For those who want to live and work near the water year-round in the “City of Lakes,” Fairmont’s local economy is driven by the local Mayo Health System hospital, two small colleges, and a couple of modern industrial companies.

Cherokee Village, a small town in central northern Arkansas about 20 miles south of the Missouri border, boasts seven lakes in total.
Lake Cherokee, the smaller of the two lakes where we found low-priced homes, has a park and private docks. Meanwhile, Lake Thunderbird, the town’s largest lake, has a public marina and the town’s public recreation center, which has two swimming pools and a minigolf course.
For just under $290,000, a homebuyer can get a 1,200 square-foot, two-bedroom house with a backyard dock on Lake Thunderbird. For those looking for homes costing less, just across the street from Lake Cherokee, a two-bedroom townhome can be found for as little as $120,000.

Pickwick Lake, a popular boating and fishing destination, was created by the Pickwick Landing Dam on the Tennessee River near where Alabama, Tennessee, and Mississippi meet.
The lake is known for record-size smallmouth bass and catfish. Local fishing guides say 2- or 3-pound smallmouth bass are the norm—and catches of 5 to 6 pounds are not uncommon.
History lovers will also appreciate the small town of Sheffield. It became a major wartime aluminum smelting location in the 1940s, boosting the nation’s aircraft production. It’s also the hometown of Senate Majority Leader Mitch McConnell.
And it’s where you’ll find the famous Muscle Shoals Sound Studio, where a litany of modern musical icons came to record, including The Rolling Stones, Aretha Franklin, Cher, and Wham! The studio faded and was repurposed for several years, before a documentary reignited interest and a restoration brought it back to life. It’s now a museum during the day and a working studio at night.

Lorain is a small city on Lake Erie, in the far western corner of the Cleveland metro area. Like the other Great Lakes locations on our list, Lorain was once an industrial production mecca, dominated by steel.
Now, says Bill Swanzer, a real estate broker at The Swanzer Agency Realtors in neighboring Amherst, Lorain mixes a classic lake culture with good access to the city.
“You’re only 20 or 30 minutes from the Cleveland Browns‘ stadium,” Swanzer says. “So you can get to all the big-city things—live sports, live music, shows.”
But for Lorain residents, Lake Erie’s offerings are right in the backyard.
“The lake’s always been a big draw for us,” Swanzer says. “You’ve got kayaking, boating, fishing, swimming—you’ll see Jet-Skis on the water and parasailing.”

Two Rivers is uniquely situated on Lake Michigan, such that it remains cooler than nearby areas on hot summer days—earning the town its nickname “Cool City.” It became a summertime destination for folks looking for a reprieve from the heat.
The moniker is memorialized just about everywhere, from the annual Cool City Car Show & Cruise, the Cool City Brewing Co., and Cool City Coffee Shop to the Cool City Charters and Cool City Cleaners.
Summer activities include swimming and sunbathing at Neshotah Park & Beach, and hiking and camping in Point Beach State Forest, just north of town. There’s also boating and fishing on Lake Michigan and the town’s—you guessed it—two rivers. It’s also only about 30 miles southeast of Green Bay, offering relatively quick access to a big city nearby.
But what’s especially cool about Two Rivers for us is the low price of homes near Lake Michigan. Take this recently listed two-bedroom home with an updated bathroom and floors about a block from Lake Michigan, priced at just $134,000.

About 30 miles east of Wichita is Augusta and its 190-acre human-made lake on the north end. Augusta Lake, lined with parks, grassy embankments, and walking trails, is a community center of sorts. There are Little League tournaments, concerts, disc golf, and the town’s Fourth of July celebration, in addition to the standard lake activities like fishing, boating, and kayaking.
The town is known for its historic buildings, many of which have been added to the National or State Register of Historic Places.
Of course, we’re interested in the home prices, which are inexpensive, even for a relatively affordable state like Kansas. A three-bedroom, ranch-style home six doors away from Augusta Lake can be found for just $150,000.

Homes within a half-mile of Prestwood Lake are the most expensive of any place on our list of affordable lake towns—but they’re still about 35% less expensive than the national median list price.
Lauri McLeland, a Realtor with Better Homes and Gardens Real Estate Segars Realty in Hartsville, says it’s not uncommon to see small speed boats and jon boats on Prestwood Lake, and even some kayakers on Black Creek, which leads into the lake.
But although there’s a decent amount of housing within that half-mile of the lake, it can be a tight market for buyers looking for something right on the water.
The small South Carolina town, about an hour northeast of the state capital of Columbia, is a tight-knit community, says McLeland. Word of someone selling their home can lead quickly to an offer from another local looking to get closer to the water.
“Prestwood is a really pretty lake,” McLeland says. “There’s not a lot of housing right on the lake, and some of those sell before they even hit the market.”
In August 2020, Taylor Lopez and her husband Joseph bought their home for $180,000 in the fast-growing city of Anna.
They bought the three-bedroom house built in 1966 with a loan carrying a 3.8% mortgage rate. “From an investment standpoint, it felt like a good choice,” said Lopez, 36, a real estate manager for restaurant chain Wingstop.

After more than two years in the home, they’ve been thinking about selling. Joseph works in Lewisville and Taylor works in Addison, so they would like to find a place offering a shorter commute.

But, like many other would-be upsizers in Dallas-Fort Worth, the couple feels locked into their current home.
Although they could get a good return on a sale, they would have to shop in a dramatically more expensive housing market than when they first purchased and sacrifice their current loan for a new one at a much higher rate.

After a wave of low-rate homebuying and refinancing from 2020 to 2022, more than half of outstanding Texas mortgages have rates of less than 4%, according to Federal Housing Finance Agency data.
Since last fall, the average rate for a 30-year, fixed-rate mortgage has been hovering between 6% and 7%.

“There are people that want to sell, but that is what is keeping them there at their house,” said Misty Michael, a real estate agent in the Sachse and Plano area.

The Lopez family said any home they would want to buy, in school districts they want to be in and that wouldn’t require a lot of work, would start in the $400,000 range.
“It doesn’t make sense when you weigh out all the pros and cons, so we’re continuing to drive about an hour each way to work,” Lopez said. “We could always purchase a home at a higher interest rate, then refinance it if the interest rates go down, but that’s an if and when situation.
“When you’re playing with that much money, it doesn’t seem like a risk I’m willing to take right now.”

Changing math
Since the start of 2020, the median price of a single-family home in Dallas-Fort Worth has risen more than 50%, according to North Texas Real Estate Information Systems and the Texas Real Estate Research Center at Texas A&M University.
On top of that, the Federal Reserve has aggressively increased its federal funds rate for more than a year, indirectly driving up mortgage rates. Freddie Mac recorded an average 30-year mortgage rate of 6.96% on July 13.

The result: The monthly principal and interest payment for a median-priced Dallas-Fort Worth home at the average rate with a 20% down payment, before insurance or property taxes, was about $980 in January 2020. In June, it was more than $2,100.
For buyers who purchased a $300,000 home at the record low of 2.65% in January 2021, just buying a house at the same price again at today’s average rate would add almost $900 to their monthly payments before taxes and insurance.
Purchasing a bigger or nicer home would add significantly more to that already-elevated payment, so people with job promotions or babies on the way looking to upgrade to bigger homes may not find a good enough deal to justify it financially.

“It now is significantly more expensive to make these marginal changes that you might have been planning,” said Texas A&M economist Adam Perdue. He and his wife are expecting a baby soon and have considered getting a bigger home, but they too have a low rate on their home in Brazos County and don’t want to take on higher monthly payments.
While prices are declining slightly year to year, Texas A&M economists don’t expect them to return to where they were at the beginning of 2020. Rates are also expected to decline, but not back down to the record lows. Mortgage Bankers Association forecasts rates in the 5% range by 2024.
Still buying and selling
As mortgage rates rose and sellers held back, new single-family home listings in Dallas-Fort Worth dropped 22% between June 2022 to June 2023, limiting options for people looking to buy.

Buyers with an immediate need to move are still purchasing homes, and people continue to move to Texas from other parts of the country. Local home sales recorded in June were down only slightly from a year before.
“We have a ton of buyers that are wanting to buy a home,” Michael said, adding that buyers may choose to refinance later. “You have people getting married, having babies, kids going to college.”
More casual buyers without an immediate need to move may no longer be shopping, said Drew Kayes, who heads up homebuying company Opendoor’s operations in Dallas-Fort Worth and Houston.

“A lot of those folks right now are not in the market because they’re locked into a sub-4% rate, and that’s more of a luxury move than a necessity move,” Kayes said.
Jason Dickson, co-owner of North Texas-based Nuwave Lending, said while it may be hard for homeowners to leave their current home, it may be worth it for them to tap into equity they’ve built up during the pandemic to pay off credit card debt or auto loans.
“They’ll gladly sign up for the higher interest rate in the new house if they have the benefit of taking that equity and improving their overall financial position,” he said.

A silver lining
Nipun Gadhok, 31, doesn’t want to lose his 3% rate but hopes to purchase a new home for him and his girlfriend next year.
Gadhok, a development manager for the Nehemiah Co., a local firm behind residential communities throughout Dallas-Fort Worth, purchased his five-bedroom home in Fort Worth’s Augusta Meadows neighborhood in 2021.

He’s looking to buy a home along the outskirts of the metro area, potentially in one of his company’s developments on the east end of Mesquite. Knowing he has a rate he may never get again, he’s not planning to sell his Fort Worth house.
He intends to keep it as a rental property and is already renting out rooms to four other tenants. With mortgage rates causing many people to rent, that’s turning out to be a good side hustle.
“People are choosing to rent, they are not as much inclined to buy,” Gadhok said. “The rates really helped me out in the way that I’m not having problems with finding tenants.”

1. Main Street

Allie Combs of Cosmic Rabbits Tea Company, a mother-daughter-owned and operated store downtown, had four Main St. recommendations that make for a great day in Downtown Greenville. “I always recommend people visit M. Judson Booksellers, Coffee Underground, Neat Bourbon Bar, and Menkoi Noodle House for ramen.”
2. Women-Owned Shopping in West End

Sonja Miller, Owner and CEO of Samantha Grace Designs, loves starting off her day in Greenville with, “an early morning visit to the farmer’s market on Saturday with a follow-up stop at Rainer’s.”
“Then a bit of shopping in the West End is great because most of the stores in the West End, like mine, are locally owned and run. Fantastically, probably 90% are women-owned, like mine as well. There are some must-stops like, Custard Boutique, Augusta Twenty, Vintage Now Modern and, of course, I pop in to check in on my own store, Samantha Grace.”
“After some shopping, we meet up with some friends and walk down to Urban Wren for dinner. They have a great atmosphere and always something really interesting on the menu. It’s a good spot to go for a nice dining experience that’s dog-friendly. The covered patio is ideal as well.”
Arguably the best part about this full day out and about, says Sonja, is, “you can do all of this parked in one location, never having to get back in a car all day.”
Big city amenities with small-town convenience. That’s a winning combination right there.
3. The Commons, Pomegranate and Coral

Natalie Laster of Vagabond Trader, a lady’s boutique with a fun boho vibe, had some great dining suggestions for every meal. Natalie suggests heading to the Commons just off of the Swamp Rabbit Trail. The commons is a chic and modern food hall featuring local fare and a great ambiance for everything from morning coffee to evening drinks.
Natalie’s lunch suggestion embraces a different vibe. “I love Mediterranean food, so my go-to lunch option is Pomegranate. The hummus is fantastic and be sure to add the pomegranate martini.”
Finishing off the night, Natalie opts for a seafood restaurant downtown. “My dinner choice is Coral, the restaurant is fairly new and the food is fantastic. I’m Italian, so the bread appetizer with a glass of red wine is just what I want to wind down after a long day.”
Another fan of the Commons area is local marketing professional, Jon Nichols Duncan. His go-to spot is located in the same stretch of building as the Commons. Jon recommends heading over to Pangaea Brewing. This laid-back brewpub offers up “Good pizza and even better beer.” That’s a time-tested combination right there.
When it comes to washing down a slice, Jon opts for the Citrus got Real, a light yet tart lime Gose. Sounds like a solid way to spend a beautiful day in Greenville.
4. Methodical Coffee, Swamp Rabbit Trail and Falls Park
It should come as no surprise that the team over at Glory Cycles took a more fitness-minded approach to their response. The Glory Cycles crew suggests starting your day at Methodical Coffee.
Once you’re properly caffeinated, they recommend hopping on a bike (of course) and hitting the Swamp Rabbit Trail. This trail is ideal for bikers and walkers. The Swamp Rabbit Trail passes through downtown Greenville and extends through the neighboring city, Traveler’s Rest.
The Glory Cycles team recommends planning your bike ride in a way that brings you through Falls Park at the end. This scenic park in the center of downtown is the ideal spot to hop off the saddle and enjoy a little downtime next to the falls.
5. West Greenville

When it comes to hunting down hidden gems in Greenville, Joe from MODAL, an innovative hostel and coffee shop, suggests heading out of downtown and over to West Greenville. He recommends:
Joe is not alone in his opinion that the West Greenville area is where it’s at. Fellow Greenvillian, Tony Weaver from downtown’s favorite decor store, Vintage Now Modern, identified a cocktail bar and pizza joint in the West Greenville area as undeniable hidden gems.
With all of this packed into one of Greenville’s most exciting up-and-coming areas, you’d be missing out if you didn’t dedicate an hour or two of your time, at least, to West Greenville.
6. Lake Jocassee and Lake Keowee
One of the great things about calling Greenville home is the fact that you’re surrounded by nature. With Paris Mountain a short drive away and multiple lakes nearby, there’s no shortage of options when you want to spend a day reconnecting with Mother Nature.
Just ask Katie from Make Made Jewelry. “On a day off, we’d most likely be found at one of our beautiful nearby lakes, Jocassee or Keowee.” While these lakes may not technically be “in town” they are only a 30-45 minute drive from downtown. The perfect length for a day trip with friends and family or a relaxing day on your own.
Keowee and Jocassee are both known for exceptional fishing. Lake Keowee is also famous for its surprisingly warm water, an ideal attribute for water sports like wakeboarding and jet skiing.
7. Cherokee Valley Golf Course

“We have several outstanding golf courses in the area,” says Shane Sharp from Southbound 4, a golf-based content, marketing and PR company. “While there are so many amazing things to do in this city, you’d likely find me at Cherokee Valley Course and Club. It’s located about 30 minutes north of downtown in the Tigerville area, and the course was designed by P.B. Dye.”
No need to leave the links for food, says Shane, he’d then head to “CORE 450 for dinner. CORE 450 is a new chef-driven restaurant on the property above the golf shop. The views of the Blue Ridge Mountain foothills are fantastic.”
