According to reports, the two looked at mansions in the range of $35 to as high as $85 million in the most exclusive neighborhoods. But none of them quite passed the mark, leading people to believe that there was trouble in paradise. Or are they just really picky?
All doubts were cast aside when the lovebirds set their eyes on this mansion. They instantly fell in love with the property! They paid $61 million in cold cash and the deal took just one week to close, per TMZ.

Dubbed the Wallingford Estate, the Beverly Hills abode features French-style architecture that was originally modeled after Marie Antoinette’s private chateau, Le Petit Trianon.
The queen’s manor, located on the grounds of the Palace of Versailles, was a gift from her husband, King Louis XVI.
Known for her love for all things opulent, Marie Antoinette adored her private estate. It served as a place of refuge, where the queen staged operas, productions, and lavish parties.

The Wallingford’s exterior features stately columns, large windows, and a rectangular shape that echoes the iconic design of Le Petit Trianon.

Sitting mere minutes away from the Beverly Hills Hotel in the gated Wallingford Estates community. It had previously been owned by healthcare entrepreneur Jeoung Lee before real estate mogul Gala Asher picked it up for $22 million back in 2016.
What followed was an extensive renovation that brought the sprawling mansion into the 21st century. Asher then sought to capitalize on his big investments in the property by listing it for a whopping $135 million in 2018.
With no takers, a series of price adjustments followed, until the famous couple finally took it off the market in 2023. The final sale price was $60,850,000 — which amounts to $1,601/sqft.
The moral of Ben and Jen’s house-hunting saga? Patience pays off. By holding off on their purchase, they were able to find a perfect palace to call their home. A happily-ever-after ending for a Hollywood royal couple.

With sand, sun and sea stretching an impressive 825 miles across the state, Florida is the clear choice for visitors who want to enjoy some time at the beach. In fact, about a third of all travelers will head to at least one of the state’s beaches while visiting.
Beaches can be found along the state’s Panhandle in the north, the Gulf of Mexico in the west and the Atlantic Ocean on its east coast. And don’t forget the dozens of islands that make up the Florida Keys along the state’s southern end.
While it may be impossible to definitively tell you what the best beach in Florida is, here are several contenders for the top spot.
Florida beaches overview
Depending on where you go in Florida, you could end up swimming in one of two bodies of water. The beaches in the Panhandle and down the west side of the state border the Gulf of Mexico, while those on the eastern side of the state sit on the Atlantic Ocean.
What’s the difference? If you’re an early riser and want to watch the sun rise over the water, choose a beach on the Atlantic side, where you’ll find large waves and golden-brown sand. If you prefer catching a vibrant sunset instead, head to the Gulf, where the sand is often whiter and waves are smaller.
It’s warm enough to swim everywhere in Florida between April and October. The further south you go, the warmer the water is in the winter.
During the summer, the Gulf is warmer than the Atlantic. Its waters can reach 90 degrees Fahrenheit or warmer — sometimes the water is even warmer than the air. Meanwhile, the waters of the Atlantic usually remain in the 80s. For some perspective, most people will be comfortable swimming when the water is about 75-80 degrees.

Many Florida beaches have areas where pets can run off-leash, but make sure to check the specific regulations of the beach you’re visiting before you bring your pet.
Some beaches have lifeguards on duty as well as amenities like bathrooms and snack shacks, while others are more rustic without much in the way of services.
Best beaches to visit in Florida
1. South Beach
With its Art Deco architecture, hip restaurants and bars, and lots of nightlife, Miami’s two-mile long South Beach is the place to see and be seen. Visitors and locals alike also come here to enjoy Lummus Park, a beachside spot featuring playgrounds, walking trails, a fitness area and plenty of popular events.
2. Hollywood Beach
Hollywood Beach, a family-friendly spot just south of Fort Lauderdale, has clean beaches and a pedestrian promenade, known as the Broadwalk, that features restaurants, shopping and hotels.
If the kids tire of sandcastles and waves, they can visit Charnow Park with its playgrounds and interactive fountain. It’s a good mix of old-Florida charm and modern amenities.
3. Daytona Beach
Farther north on the Atlantic coast, Daytona Beach comes with hard-packed sand and a gentle slope leading to the water — ideal for learning to surf. Here, you’ll find 23 miles of coastline along with plenty of hotels, shops and restaurants.
It’s also one of the few places you can actually drive on the beach — very slowly and tide permitting — for $20 a day per vehicle.
4. Panama City Beach
Up in the Panhandle is Panama City Beach, known for its 27 miles of emerald green waters and sugar sand. Those who fish or dive love the area because of the many artificial reefs just offshore. Plus, the water is some of the clearest in the state.
Many of the beaches face west, meaning the sun sets directly over the water, making for spectacular views.
5. Destin
The Destin and Fort Walton Beach areas are called the Emerald Coast for a reason: The water off the 24-mile stretch of beach is often a vibrant green. Beyond the usual beach attractions of wharfs and piers, Crab Island is a big draw. Not actually an island but a raised sandbar, it’s a place where boaters can hang out, enjoy camaraderie and take advantage of a floating bar in the middle of it all.
6. Clearwater Beach
Farther south along the Gulf coast, near Tampa Bay, is Clearwater Beach. Over the years, it’s been named by many as the top beach in the country. The beach sits on a barrier island and touts 35 miles of sand along with hotels, restaurants and activities including an aquarium and alligator sanctuary.
Visitors can also visit Pier 60, a 1,080-foot fishing pier that hosts a nightly sunset festival.
The best beaches in Florida state parks
Many of Florida’s beaches are located in state parks. They cover 100 miles of coastline across the state, but are usually more undeveloped. Some are home to both nesting sea turtles and shorebirds. The state parks also participate in sand dune and reef conservation efforts to protect the areas from storms, filter out pollutants and serve as fish nurseries.
7. Dr. Julian G. Bruce St. George Island State Park
Located on a barrier island in the Panhandle just south of Tallahassee, St. George Island State Park is a great spot for laid-back beach goers and nature lovers.
It was named the top beach in the country in 2023 by coastal expert Stephen Leatherman (“Dr. Beach”), who releases a well-known annual U.S. beach ranking. The state park’s beach won accolades due to its nine miles of undeveloped beaches, natural beauty and clear water.
8. Fort Zachary Taylor Historic State Park
Fort Zachary Taylor Historic State Park is on the southern end of Key West, where the Atlantic Ocean and Gulf of Mexico meet. In addition to swimming, snorkeling and fishing, visitors can tour Fort Taylor, a national historic monument that played roles in both the Civil and Spanish-American wars.
9. Honeymoon Island and Caladesi Island State Parks
Located near Dunedin just north of St. Petersburg, both Honeymoon Island State Park and Caladesi Island State Park consistently top the list of Florida’s best beaches.
While Caladesi Island is only accessible by boat, nearby Honeymoon Island’s four miles of beach can be reached by car. It’s also where you can catch the ferry to Caladesi Island.
Other good Florida beach options
In case you still haven’t found the perfect destination for your dream beach vacation, here are a handful of other beaches around the state that may hit the spot.
10. Siesta Key
Located on the Gulf coast about halfway down the state is Siesta Key. The eight-mile island is connected by bridge to Sarasota and has plenty of shopping, dining and sports options. It’s loved by visitors because of its clear and calm water, powdery white sand and outdoor recreation opportunities like parasailing and volleyball.
11. Space Coast beaches
The 72 miles of shoreline along the Atlantic Ocean near Cape Canaveral is called the Space Coast. As some of the closest beaches to Orlando, they’re a great choice for travelers wanting to combine a beach trip with some of Florida’s famous theme parks.
The most popular beach in the area is Cocoa Beach. Home to Ron Jon Surf Shop, the world’s largest surfing store, it’s a great place to ride the waves and meet fellow surfers. If surfing isn’t your thing, you can try other activities like kayaking, deep sea fishing and kiteboarding.
And visitors of all ages can enjoy a visit to the nearby Kennedy Space Center. If you time your visit to the Space Coast right, you might even be treated to a rocket launch.
12. Fort Myers beaches
Before Hurricane Ian slammed into Fort Myers Beach and nearby Sanibel and Captiva Islands in September 2022, the area consistently found itself at the top of many lists of Florida’s best beaches.
As businesses continue to rebuild, there’s still plenty of sand and sun for those willing to come. Shell collectors should head to Sanibel or Captiva Islands, where these ocean treasures can be had in spades thanks to the region’s ocean currents and coastline orientation.
13. Jacksonville beaches
Some of the northernmost beaches on Florida’s Atlantic coast are in the Jacksonville area and include St. Augustine and Ponte Vedra. Dubbed the Historic Coast, there are 42 miles of beachfront to explore, including at Fort Matanzas National Monument, which was built in 1742 by the Spanish military to defend the area.
Driving on the sand is allowed in designated areas along St. Augustine Beach for a fee. And if you need a break from the water, Ponte Vedra Beach offers many world-renowned golf courses.

If you’re in the mood for a beach vacation, heading to Florida is a great option. With hundreds of miles of coastline spanning two bodies of water, it would take years — if not a lifetime — to explore it all.
Whether you want to combine your beach trip with a visit to Walt Disney World and the Kennedy Space Center, or you prefer the low-key vibes of a state park, Florida has you covered.
How to maximize your rewards

The 10-year yield is the key for all my housing work, so I focus on it religiously. In my 2024 forecast, I put the 10-year yield range between 3.21%-4.25%, with a critical line in the sand at 3.37%. If the economic data stays firm, we shouldn’t break below 3.21%, but if the labor data gets weaker, that line in the sand will be tested at 3.37%.
This means mortgage rates should stay between 5.75%-7.25% with a baseline assumption that the spreads will be bad for most of the year. The 10-year yield has traded above 4.25% this year, but mortgage rates didn’t reach 7.25%, so the spreads have acted better than I thought they would.
We recently dodged a bullet when the 10-year yield got close but didn’t break above 4.34%, which could have led to mortgage rates back to 8% again. We have bounced off that key line several times and last week, even with jobs data and Powell talking to Congress, the 10-year yield headed lower and mortgage rates ended the week at 6.85%. The chart below shows last week’s 10-year yield trading (March 4-8).
In the chart below, you can see why I have discussed the critical levels for the 10-year yield in the past: the bottom is around the 3.80% level and the top is the 4.34% level. We haven’t broken either yet. Given our current economic data and without a new critical global event, this range should stick. It’s a plus for mortgage rates that the U.S. dollar isn’t getting stronger but slowly falling — the world can’t handle it getting more robust. Powell said that Fed policy is restrictive, so if the 10-year yield breaks above 4.34%, I expect the Fed to be more dovish as they don’t want policy to get too restrictive.
Here is a longer-term look at the 10-year yield to give you the scale of the move in recent years.
Purchase application data
As mortgage rates rose from 6.63% to 7.16% earlier this year, we had five straight weeks of negative purchase application data, something we didn’t see last year. However, that changed last week. With rates going lower, we saw 11% week-to-week growth.
Since November 2023, we have had nine positive and five negative purchase application prints after making holiday adjustments. Year to date, we have had three positive prints versus five negative prints. This is a carbon copy of what happened in 2023 when rates went higher. However, we were worked from a lower bar in home sales last year. Moving the needle doesn’t take much since we all know we have buyers ready to go and home sales are at record lows.
Weekly housing inventory data
The positive story for housing in 2024 has been the inventory growth we have seen year-over-year. Yes, I know it’s not a lot of homes, but growth is growth, people! The farther away we stay away from the savagely unhealthy housing market of March 2022, the happier I will be.
Now, one thing about the year-over-year inventory data, the seasonal bottom last year happened on April 14, which was the longest time ever to find a seasonal bottom. With this information at hand, the year-over-year comps will show more growth than a traditional year, when we would find a seasonal bottom in January or February.
Here is a look at inventory last week:
Weekly inventory change (March 1-8): Inventory rose from 498,339 to 500,579
The same week last year (March 2-9): Inventory fell from 419,419 to 413,199
The all-time inventory bottom was in 2022 at 240,194
The inventory peak for 2023 was 569,898
For some context, active listings for this week in 2015 were 971,965
New listings data
New listings data is growing yearly, but it’s still a bit too low for my liking in 2024, as I was hoping for more of a rebound because this data line was running at the lowest levels ever recorded in 2023. However, growth is growth, and if we can match spring 2022 and 2021 levels, I will be a happy camper.
Weekly new listing data for the last week over several previous years:
2024: 59,243
2023: 50,687
2022: 59,661
For some historical context, new listing data this week in 2011 was 362,248.
Price-cut percentage
Every year, one-third of all homes take a price cut before selling — this is regular housing activity and this data line is very seasonal. The price-cut percentage can grow when mortgage rates move higher and demand gets hit. When rates fall, they go lower than an average year.
Inventory is higher than last year, and we might have found the bottom already in inventory, so as the year progresses, the number of homes taking a price-cut should increase. The goal is to see how the mortgage rate variable plays into this data line.
Here is the price cut percentage for the last week over the past several years. As you can see below, in 2022 when inventory was at all-time lows and mortgage rates were sub-4 %, the price-cut percentage data was at a savagely unhealthy low level.
2024: 30.5%
2023: 30.6%
2022: 16.7 %
Week ahead: Inflation week Is here
We are going from jobs week into inflation week when we will get CPI and PPI inflation reports. The CPI data will be interesting because every nerd in America said the same thing about the last CPI report. The report included a giant odd OER print that deviated wildly and made the data hotter than it should have. We shall see if that normalizes in this report or the next. As we all know, the apartment boom-to-bust is creating more disinflation data with apartment rents. If the inflation reports come in much softer than anticipated, we can see lower mortgage rates continue this week.

The United States Department of Veterans Affairs doesn’t have a minimum credit requirement for loans. However, private lenders are usually more favorable to applicants with a credit score of at least 500.
The United States Department of Veterans Affairs (or VA for short) doesn’t have set credit requirements for loans. Yet, “What is the minimum credit score for a VA loan?” remains a common question. This is because there are private lenders who also offer VA loans—and who typically have specific credit requirements for borrowers.
Most private lenders are willing to work with applicants who have at least a 500 credit score. The higher your score, the more likely you are to obtain a loan. Here, we’ll discuss the nuances of credit scores and the military‘s requirements for VA loans. We’ll also share how Lexington Law Firm can assist you on your credit-building journey.

The minimum credit score for a VA loan
The VA doesn’t require a minimum credit score for loans. Private lenders, however, will use your credit score to gauge your eligibility and set your interest rate. Applicants with higher credit scores tend to receive better rates, and private lenders tend to look favorably on applicants with good credit scores (670 – 739, according to the FICO® model).
That said, it’s still possible to get a loan with bad credit. Applicants with low credit scores can make a higher down payment if they have the capital to do so. Applying with a cosigner is also another valid alternative; lenders will look at the creditworthiness of both signees when deciding whether or not to approve you.
What are the VA loan eligibility requirements?
VA loans have unique qualifiers besides credit scores that applicants will need to keep in mind. Since the Department of Veterans Affairs primarily works with service members who’ve already retired, many active-duty service members may not be eligible for VA loans.
Below, we’ll break down the eligibility criteria for VA loans by category.
Credit and income Information
We know the VA doesn’t have strict limits on credit, but they do require proof of income. Applicants will also have much better odds if their debt-to-income ratio is below the 44 percent threshold.
Discharge status
So long as an applicant wasn’t dishonorably discharged from service, they are eligible for a loan. Unless a service member was deemed insane when they were charged, title 38 of the United States Code (38 U.S.C. § 5303) states that individuals are susceptible to a statutory bar to benefits if they were released or discharged for any of the following reasons:
Was sentenced to a general court-martial
Was a conscientious objector and refused to comply with lawful orders of competent military command
Deserted their post
Resignation by an officer for the good of the service
Being absent without official leave (AWOL) for a consistent period of 180 days or more
Requested release from service as an alien during a period of hostilities
Certificate of eligibility
You’ll need a certificate of eligibility (COE) to apply for a VA home loan. Once you gain a copy of your discharge/separation papers, you can request your COE by mail, phone, through a lender or via the VA’s online portal.
Military service status
The requirements for this category will vary depending on your relationship with the military.
Active-duty service members: Must have 90 consecutive days of service.
Veterans: Must have 90 days of service during wartime or 181 days of service during peacetime.
National Guard or Reservists: Are required to have 90 days of active duty service or six completed years of service.
Spouses: Spouses of deceased or disabled service members.
Occupancy requirements
The VA has specific occupancy requirements to deter people from misusing their loans. VA loans are intended for primary residences, not investment properties or vacation homes. To that end, applicants can only secure VA for their primary residence and will need to submit proof of homeownership in most instances.
Applicants will also have 60 days after closing on a property to move in and occupy it as their primary residence. In certain circumstances (such as if an applicant is on active duty), this 60-day window will be extended.
What are the benefits of using a VA loan?
VA loans provide a host of advantages to anyone who can secure them. Several examples include:
No down payment: If you can secure a VA loan for your home, you won’t be required to offer a down payment. Applicants who want to lower their interest rate will still have the option to place a down payment.
Low-interest rates: Because VA loans are backed by the government, they traditionally come with some of the lowest interest rates available.
PMI isn’t required: Once again, thanks to government backing, VA loans let applicants save money by forgoing private mortgage insurance (PMI).

We’ve established that private lenders prefer applicants with good credit. FICO, one of the most respected credit reporting companies in the world, defines good credit scores as any that fall between 670 and 739.

Regularly make your payments on time
FICO considers payment history to be the most important factor when determining what affects your credit score. VantageScore®, a credit reporting company founded by Equifax®, Experian® and TransUnion®, also holds payment history in high regard.

Errors can appear on your credit report that can dramatically lower your credit. It’s possible to challenge these errors and potentially have them removed, though many people may need help handling credit disputes.

Learning how to monetize a blog takes work and time, but it’s 100% possible to do. I started earning money after just six months of blogging, and I didn’t even set out to make money when I created Making Sense of Cents. Just think of the potential if you start out knowing that making money blogging is possible!
Starting my blog is one of the best things I’ve ever done for my work, personal, and financial life. And, I urge anyone who is interested to start a blog and learn how to monetize it.
How I earned my first income from blogging
Many of my readers have heard this story, but I love sharing it because I started out like many of you, except I had no idea that blogs could make money. When I started Making Sense in August of 2011, I simply wanted a way to keep track of my financial progress and meet others who had similar goals.
As I started getting to know other bloggers in the community, a blogger friend of mine connected me with an advertiser who was willing to pay me $100 for an advertisement.
I couldn’t believe someone would pay me $100 to advertise on my site!
While it wasn’t a lot of money, especially considering the amount of time and work I put towards my blog in those 6 months, it was very motivating to see that something I loved doing could actually make money.
After that first $100, I started doing a lot of research on how to monetize a blog, and my blogging income quickly grew from there.
One year after I started my blog, I was earning around $1,000 a month, and I was making around $10,000 monthly two years after I started Making Sense of Cents.
My income only continued to grow, and I am still earning a healthy income from this website today.

Start with a plan for your blog
Sure, you can start on a whim, and that’s kind of what I did, haha.
But, I do think that creating a plan is a good idea if you want to learn how to monetize a blog. This can help you get an organized start, identify your blog’s niche, decide on your blogging goals, find opportunities for blogging income, and more.
It wasn’t until 2015 that I finally created a blogging plan (that’s 4 years after I started!), and my blog income grew significantly after that.
I credit that growth to creating a plan!
Having a plan would have been a huge help in the beginning, and I wish I would have started with one. I probably missed some income opportunities because I had no real plan or direction in the first couple of years.
Since creating a blogging plan, I became more focused on goals and motivated toward improving and building Making Sense of Cents.
Here are some questions that you may want to ask yourself when creating a plan for your blog:
What will you write about on your blog?
How do you want to make money with your blog?
What will you do to reach readers on your blog?
What are your goals for your blog?
Thinking about, researching, and answering these questions will help guide you on your journey and help you decide what to do next.
Write high-quality and engaging blog posts
Your blog’s content is extremely important. This will be what attracts your readers, has them coming back for more, earns you blogging income, and more.
Now, you don’t need to be an expert or need a degree to start talking about a subject, but you do need to be knowledgeable or interested in what you are talking about. And, always be truthful! This will show in your writing and actually help your readers.
To write high-quality content on your blog, here are some tips:
Figure out exactly what it is that you’d like to write about and why you think the content is important. Being passionate about a subject will give you the motivation to write content that people want to read. Just think about it: If you don’t enjoy writing your content, then why should you expect someone else to want to read it?
Ask your audience what they want you to write about. Many of my best ideas come from expanding on reader questions.
Research your blog topics by reading news articles, going to a library, searching for statistics and interesting facts, and more.
If your blog posts are more personal in nature, then dig deep and share your thoughts, and be personable in your writing – your readers want to hear your story!
Write long, helpful content. Sure, some great content may only be a few hundred words, but to be as helpful as possible, long content is usually the best. My content is usually over 2,000 words, and this article is around 5,000. Now, you don’t want to just write a lot of fluff content in order to get more words in – you want to actually be helpful!
Reread your content. I used to read my content 10 times or more before I would publish it. Now, I have an editor who makes sure I’m always publishing high-quality content.
Network, network, network
If you want to learn how to monetize a blog, then networking can be extremely helpful.
Networking can mean:
Making friends with other bloggers
Attending blogging conferences
Sharing content that other bloggers have written
Following other bloggers in your niche on social media
Signing up for other bloggers’ newsletters
Joining blogging groups on Facebook
Some bloggers don’t do any of these things and purely see other bloggers as competition. I don’t believe this is the correct way to approach blogging because you will hold yourself back immensely!
Networking is important because it can help you enjoy blogging (friends are nice to have, right?!), teach you new ideas (such as how to make money blogging or how to grow a blog), make valuable connections, and more.
Keep in mind that networking is even how I earned my very first $100 blogging. My blogging friend connected me with an advertiser, which helped changed my blogging journey.
I have learned a lot about blogging from the blogging community, and the people I’ve connected with have been a tremendous support as I’ve grown my blog.
Be prepared to put in a lot of hard work
Starting a blog is relatively easy. But, growing and learning how to monetize a blog takes a lot of work.
You’ll have to:
Start a blog, design it, create social media accounts, and more
Write high-quality blog posts
Attract an audience of readers
Monetize your blog
Continue learning about blogging
And more
Even when I was just a new blogger and had no plans of making money blogging, I was still spending well over 10 hours a week on Making Sense of Cents.
When I was working my full-time day job and earning an income from my blog, I was working around 40-50 hours a week on my blog on top of my day job!
Now that I blog full-time, my hours vary. Some months I hardly work, and there are other months that I may work 100 hours a week.
It’s not easy, and there’s always something that needs to be done.
But, I absolutely love blogging, which makes the hard work a little less tough.
How to monetize a blog: 4 different ways
There are many different ways you can monetize your blog, including:
Affiliate marketing
Advertisements and sponsorships
Display advertising
Create your own product, such as an ebook, course, physical or online products, and more
You could choose to monetize your blog using all of these methods, or even just one. It’s just a personal decision.
For me, I like to be diversified and monetize in many ways, so I do them all.
Below, I am going to dive a little deeper into each way to make money blogging.
1. Affiliate marketing
Affiliate marketing can be a great way to make money blogging because if there is a product or company that you enjoy, all you have to do is review the product and share a unique affiliate link where your readers can sign up or make a purchase.
In fact, this is my favorite way to monetize a blog. I enjoy it because it can be quite passive – I can create just one blog post and potentially earn an income from it years later. This is because even though a blog post may be older, I am still constantly driving traffic to it and readers are still purchasing through my affiliate links.
Affiliate marketing is a blog monetization method where you share a link to a product or company with your readers in an attempt to make an income from followers purchasing the product through your link.
Here are some quick tips so that you can make affiliate income on your blog:
Use the Pretty Link plugin tocleanupmessy-lookingaffiliatelinks. I use this for nearly all of my affiliate links because something like “makingsenseofcents.com/bluehost” looks much better than the long, crazy-looking links that affiliate programs usually give you.
Provide real reviews. You should always be honest with your reviews. If there is something you don’t like about a product, either don’t review the product at all or mention the negatives in your review.
Ask for a commission increase. If you are doing well with a particular affiliate program, ask to increase your commissions.
Build a relationship with your affiliate manager. Your affiliate manager can supply your readers with valuable coupons, commission increases, bonuses, and more.
Write tutorials. Readers want to know how they can use a product. Showing them how to use it, how it can benefit them, and more are all very helpful.
Don’t go overboard. There is no need to include an affiliate link 1,000 times in a blog post. Include them at the beginning, middle, and end, and readers will notice it. Perhaps bold it or find another way for it to stand out as well.

2. Advertisements and sponsorships
Advertising on a blog is one of the first ways that bloggers learn how to monetize a blog. In fact, it’s exactly how I started!
This form of blogging income is when you directly partner with a company and advertise for them on your website or social media accounts.
You may be writing a review for them, a tutorial, talking about their product or company, taking pictures, and so on.

3. Display advertising
Display advertising is one of the easiest ways to make money blogging, but it most likely won’t earn you the most, especially in the beginning.
I’m sure you’ve seen display ads before. They may be on the sidebar, at the top of a post, within a blog post, and so on.
The ads are automatically added when you join an advertising network, and you do not need to manually add these ads to your blog.
Your display advertising income increases or decreases almost entirely based on your page views, and once you place the advertisement, there’s no direct work to be done.
If you want to learn how to monetize a blog through display advertising, then some popular networks include Adsense, MediaVine, and AdThrive.
Personally, I use AdThrive for my display advertising network. I don’t have many display advertisements on my blog, but it is easy income.
4. Sell your own products
Another popular way to monetize a blog is to create a sell your own products.
This could be an online product, something that you ship, and so on, such as:
An online course
A coaching program
An eBook
Printables
Memberships
Clothing, candles, artwork, hard copy books, and anything else you can think of
And the list goes on and on. I have seen bloggers be very successful in selling all kinds of things on their blogs.
What’s great about selling your own product is that you are in complete control of what you are selling, and your income is virtually unlimited in many cases.
I launched my first product about 5 years after I created Making Sense of Cents, which was a blogging course called Making Sense of Affiliate Marketing. I regret not creating something sooner because this has been an excellent source of income and has helped many people along the way.
Have an email list
If you really want to learn how to monetize a blog, I recommend that you start an email list from the very beginning.
I waited several years to start my email list, and that was a huge mistake!
Here’s why you need an email list right away:
Your newsletter is YOURS. Unlike social media sites, your newsletter and email subscribers are all yours, and you have their undivided attention. You don’t have to worry about algorithms not displaying your content to readers, and this is because they are your email subscribers. You aren’t fighting with anyone else to have them see your content.
The money is in your email list. I believe that email newsletters are the best way to promote an affiliate product. Your email subscribers signed up to hear what YOU have to write about, so you clearly have their full attention. Your email list, over any other promotional strategy, will almost always lead to more income and sales.
Your email subscribers are loyal to you. If someone is allowing you to show up in their inbox whenever you want, then they probably trust what you have to say and enjoy listening to you. This is a great way to grow an audience and a loyal one at that.
Email is a great way to deliver other forms of content. With Convertkit, I am able to easily create free email courses that are automatically sent to my subscribers. Once a reader signs up, Convertkit sends out all the information they need in whatever time frame I choose to deliver the content.
Attract readers
As a new blogger, you’ll want to find ways to attract a readership to your blog and your article.
No, you don’t need millions and millions of page views to earn a good living from blogging. In fact, I know some bloggers who receive 1,000,000 page views yet make less money than those with 100,000 monthly page views.
Every website is different, but once you learn what your audience wants, you can start to really make money blogging, regardless of how many page views you receive.
Having a successful blog is all about having a loyal audience and helping them with your content.
Even with all of that being said, if you want to learn how to monetize a blog, learning how to improve your traffic is valuable. The more loyal and engaged followers you have, the more money you may be able to make through your blog.
There are many ways to grow your readership, such as:
Write high-quality articles. Your blog posts should always be high-quality and helpful, and it means readers will want to come back for more.
Find social media sites to be active on. There are many social media platforms you can be active on, such as Pinterest, Facebook, Twitter, Instagram, TikTok, Youtube, and others.
Regularly share new posts. For most blogs, you should publish content at least once a week. Readers may forget about you if you go for weeks or months at a time without a blog post.
Guest post. Guest posting is a great way to reach a new audience, as it can bring new readers to your blog who will potentially subscribe to it.
Make sure it’s easy to share your content. I love sharing posts on social media. However, it gets frustrating when some blogs make it more difficult than it needs to be. You should always make sure it’s easy for readers to share your content, which means your social media icons should be easy to find, all of the info input and ready for sharing (title, link, and your username tagged), and so on. Also, you should make sure that when someone clicks on one of your sharing icons the title isn’t in CAPS (I’ve seen this too many times!).
Write better titles. The title of your post can either bring readers to you or deter them from clicking over. A great free tool to write better headlines is CoSchedule’s Headline tool.
Apply SEO strategies. SEO (search engine optimization) is not something I can teach in this small section, but I go over it below in another section.
Have a clean and user-friendly blog design. If you want more page views, you should make it as easy as possible for readers to navigate your blog. It should be easy for readers to find your blog homepage, search bar, blog posts, and so on.

SEO (search engine optimization) is how you get organic search traffic to your blog.
When you search a phrase on Google, you’ll see a bunch of different websites as the results. This is the result of these websites applying SEO strategies to their blog.
This is a great way for readers to find your blog, and SEO is important to pay attention to as you learn how to monetize a blog!

You may see success with 10,000 page views a month, or you may see success with over 100,000 page views a month. It simply depends on the factors above.
How do beginner bloggers make money?
Beginner bloggers can make money in many different ways, such as display advertising, affiliate marketing, creating their own products, and sponsorships.
You can start any of these right from the very beginning.
Display advertising is usually the easiest way to begin monetizing a blog, but the payoff is not very high, especially in the beginning when your page views are not high.

I recommend publishing a new blog post at least once a week. Anything less isn’t advised.
Publishing blog posts consistently is smart because readers know to expect regular content from you.
Why do bloggers fail?
Bloggers fail for many different reasons. These reasons may include:
Giving up too soon. It takes time to make money blogging, and sadly, many people give up just a few months into starting a blog.
Not publishing consistently. I recommend publishing content at least once a week, as described in the previous section. Some new bloggers may go months without publishing, and this will take them much longer to make money blogging as they are simply not dedicating enough time to their blog.
Not spending enough time learning about blogging. Blogging is not as easy as you may think. There is a lot to learn in order to make it work. You may need to learn about how to grow your blog’s traffic, how to monetize a blog, how to write high-quality content, and more.
Not having your own domain and self-hosting. If you want to make money blogging, I highly recommend owning your domain name and being self-hosted. Lawyers tend to be well paid even at the entry level because they are highly educated. And, the more experience a lawyer gains, generally the more they will earn. According to ZipRecruiter, entry-level lawyers make $100,626 a year, on average, with a range from $47,000 to $138,000.
Those who choose to invest the time, money, and work into becoming a lawyer can feel relatively confident about being able to get a job when they graduate: The BLS projects an increase of 62,400 attorney jobs between 2022 and 2032, representing an 8% growth (which is faster than the average for other occupations).

According to the BLS’s most recent data, the average salary for a lawyer in 2022 was $135,740. The best-paid 25% made $208,980 that year, while the lowest-paid 25% made $94,440.
A lawyer working for a law firm or as in-house counsel will typically be paid with an annual salary versus an hourly wage, but the average hourly pay for a lawyer works out to be $65.26 an hour.

Lawyer Job Considerations for Pay & Benefits
To get a job as a lawyer, you must complete a four-year undergraduate degree and then attend law school to earn a juris Doctor degree, or J.D. This can mean four years pursuing a bachelor’s degree, followed by three years of law school (or four years if you go to law school part time).
After graduating from law school, you’ll need to pass the multi-day bar exam for the state in which you want to practice. In addition, most states also require lawyers to keep up to date with law and take training courses throughout their career.
The hard work and financial investment can pay off, however. In addition to competitive pay, lawyers who work full time for a specific company or organization typically get a wide variety of benefits, including health insurance, retirement plans, paid time off, flexible scheduling, and more. • Work can be stressful: Lawyers must meet deadlines as well as the demands of their clients. You may also come across stressful and emotionally difficult cases, which can take a psychological toll.
• Long hours: This professional is notorious for its long hours, particular for those who are just starting out in a prestigious law practice. It’s not unusual for an associate lawyer to put in 60 to 90 hours a week each week, depending on the demands of the case they’re working on.
• High level of student debt: In addition to a bachelor’s degree, lawyers need to pay for law school, which often comes with a high price tag. Generally, the more prestigious the school, the higher the price. Even with a high salary, new lawyers may not be able to pay off their debt for many years.
• Today’s clients have more options: The opportunity to get clients has gotten more competitive with the rise of self-help legal websites, legal document technicians, and virtual law offices. If a client seeks legal advice or counsel, they don’t always have to go to a lawyer for help.

Mortgage rates are still above 7% and haven’t been able to break below 6.50% for some time now. With mortgage rates higher, will this stop inventory from growing year over year? Some would say yes, on a year-over-year basis, of course.
Inventory is very seasonal, and we are about to start our seasonal increase in inventory. But even before that seasonal boost, we are showing year over year growth in inventory despite higher rates. Most home sellers are buyers of homes, so the action we are seeing this year is a healthy step in the right direction to get more balance in the housing market.

New listings data
New listings data is growing yearly, but it’s still a bit too low for my liking in 2024; I had hoped for more by this point. Now that we are entering the spring selling season when active inventory typically grows, we should get a boost over the next few months on the new listings data to match the spring season in previous years — and certainly above 2023 levels.

As we head into the seasonal inventory increase, we will watch how higher rates impact inventory data. Last year, I was looking for inventory to grow between 11,000 and 17,000 per week if mortgage rates exceeded 7.25%. I will still look for inventory to grow at this level this year with higher rates. Also, if mortgage rates head lower again, then we need to track how this impacts the new listings and inventory as well. I have a simple inventory growth model: as mortgage rates head higher, this can lead to weakness in demand, which means it takes longer to sell a home and inventory can grow.
Price-cut percentage
Every year, one-third of all homes take a price cut before selling — this is regular housing activity, and this data line is very seasonal. When mortgage rates move higher and demand gets hit, the price-cut percentage can grow. When rates fall, they can head lower than an average year.
Inventory is higher than last year and we might have found the bottom already in inventory, so as the year moves on, the price cut percentage data should be rising. We will keep an eye out on this to see if any actual aggressive trends happen either way.

Mortgage rates and the 10-year yield
The 10-year yield is the key for housing in 2024. In my 2024 forecast, I put the 10-year yield range between 3.21%-4.25%, with a critical line in the sand at 3.37%. If the economic data stays firm, we shouldn’t break below 3.21%, but if the labor data gets weaker, that line in the sand will be tested. This means mortgage rates should stay between 5.75%-7.25% with a baseline assumption that the spreads will be bad for most of the year. The 10-year yield has traded above 4.25%, but mortgage rates never got to 7.25%, so the spreads have acted better than I thought they would.
We dodged a bullet last week as the PCE inflation data was muted. Headline PCE inflation for 12 months is running at 2.4%. We were very close to breaking over the critical line in the sand I have been talking about at 4.34%, but it didn’t break and we ended the week at 4.18%. We had some softer economic data come out on Friday and commentary from Fed presidents, so the 10-year yield was having a Friday block party, as you can see below.
As we have discussed, the 3.80% level for the 10-year yield is crucial, and the 4.34% level is critical. We haven’t broken either yet. We don’t want to break over 4.34% because we would see some more market drama and mortgage rates could head much higher. With the negative purchase application data we have had recently, the last thing we want is for the 10-year yield to get above 4.34%, which would mean dealing with mortgage rates between 7.25%-8% in a marketplace that is already slowing down with higher rates.
Mortgage rates didn’t move much last week and we haven’t hit my peak mortgage rate call of 7.25% yet with bond yields this high. We have jobs Friday coming up this week, so that will be interesting. The 10-year yield and mortgage rates have been wild since March 2022.
Purchase application data
Since mortgage rates have been rising toward 7% and above, the purchase application data has been trending negative on a weekly basis this year. We have had five weeks of negative data, which broke our positive streak of eight weeks when rates were falling. While this marketplace isn’t the crashing home sales marketplace of 2022, it’s not growing, so we will be hovering around this 4 million mark for a while until we see lower rates.
Since November 2023, we have had eight positive and five negative purchase application prints after making holiday adjustments. Year to date, we have had two positive prints versus five negative prints. This is a carbon copy of what happened in 2023 when rates went higher. However, we worked from a lower bar in home sales until 2024. So, don’t expect a massive existing home sales print in the next NAR existing home sales report like we did last year.
Week ahead: Buckle up for jobs week!
Here comes the jobs report with the 10-year yield still close enough to the critical technical level, making this week very interesting. This week we will get job openings, ADP, jobless claims and the BLS jobs Friday report. Since I am a labor-over-inflation guy, this week means a lot to my work for housing because I believe the housing market moves with the 10-year yield.

In 2023, a waterfront mansion just down the street from Tom Brady’s house listed for a whopping $85 million. We haven’t seen any other Indian Creek houses pop up on the market since.
But the land cost isn’t reflective of the overall value of the property — which sits north of $50 million.
The construction loan Brady took out from JPMorgan Chase to build his Indian Creek Island house sits at a whopping $35 million, The Real Deal reports.
But when you’re Tom Brady, with an estimated net worth of $500 million and a $375 million deal with FOX as an NFL commentator waiting in the wings, well, let’s just say he’s playing in a league of his own.
