With a rent-to-own agreement, you sign a lease that dictates you’ll rent a home for a given period of time and have the option to purchase before the lease is up. It’s a little more complicated than a regular rental – and you’ll want to take specific steps to ensure the deal makes sense before signing – but it may turn out to be a great choice. Is rent to own a good idea, though? Here’s how to know if a rent-to-own home makes sense for you.
Know what you’re signing
Make sure what you’re considering is a lease with an option to buy, not a lease-purchase agreement. The latter requires that you purchase the home at the end, the former gives you the choice.
Know you can afford it
In a rent-to-own agreement, you have to hand over a small down payment – on average 3 to 5 percent of the agreed-upon purchase price. The good news is this will contribute toward your down payment should you opt to buy. The bad news is if you opt out, it’s non-refundable – so be sure it’s money you’re willing to risk.
You’ll also be paying above-average rent for the property. Why? That extra money will funnel into an escrow account that will also go towards your down payment.
It can be a great deal – if you can cover that monthly nut. But if you’re late with a payment, you’ll likely lose that extra money for good – and could even risk termination of the agreement, which means you won’t get any of your money back.
Know what you’re buying
You wouldn’t buy a home without an inspection, and rent-to-own homes are no exception. Find out if there are any problems with the property and address them before signing.
You also need to know if the property is in foreclosure, so you don’t lose your money when the bank claims the home. Consult with experts in real estate sales and law to get the answers you need.
Know the area, know the market
Rent-to-own homes can be a phenomenal deal in an area that’s on the rise. You can lock in a purchase price and may end up landing a desirable property at a really great rate.
Of course, this works in reverse, too, so be sure you either really love the home and location or have a good sense of where the market is headed, because you could end up paying more than it’s worth.
Customize your agreement
Rent-to-own contracts can be tailored to suit the needs of both buyer and seller. Go over details such as who is responsible for homeowners association fees or general house maintenance, things that a landlord would cover in a more traditional rental arrangement.
Feel confident in your decision
Rent-to-own agreements have loads of advantages, allowing buyers time to build or restore their credit before applying for a loan all while saving money for the down payment. So ultimately, the question of whether or not rent to own is a good idea for you comes down to your unique needs, financial situation and experiences.
Additionally, you’ll have time to take the house for a test drive before making a final decision – better to know about traffic patterns, cell reception and noisy neighbors ahead of time! You’ll also save money on the cost of a move if you decide to buy at the end of the lease.

The world of real estate is vast and varied, with numerous options catering to renters’ diverse needs. Among the many choices available, private-owner house rentals have carved out a distinct niche, appealing to those seeking a more individualized experience.
These rentals, run by individual homeowners rather than large corporations, possess their own unique set of merits and challenges. We’ll provide an in-depth exploration of the benefits, drawbacks and nuances surrounding houses for rent by a private owner, contrasting them with more traditional rental avenues.
Defining private-owner house rentals
Private-owner house rentals refer to properties that are rented out by individual homeowners rather than by property management companies or real estate corporations. These private-landlord rentals can range from vacation homes to apartments to single-family residences and more.
Pros of privately owned house rentals
If you’re looking for a place to rent, private-owner house rentals emerge as a unique option, often favored for their personalized approach and distinct charm. Unlike properties managed by larger firms, these rentals offer potential benefits that arise from direct interaction with individual homeowners and the idiosyncratic character of their properties. Let’s delve into some of the prominent advantages of choosing private owner house rentals over those run by large companies.
Personal touch: Private homeowners might offer a more personal touch compared to larger property management firms. This could mean more flexibility in terms of lease agreements, move-in/move-out dates or any other limitations and stipulations.
Direct communication: Renters often communicate directly with the property owner, often leading to quicker response times for maintenance requests or other concerns.
Unique properties: These rentals might have distinctive and unique properties that aren’t typically found in larger apartment complexes or managed communities. Think crown molding, brick walls, hardwood floors and more.
Potential for lower costs: Without the overhead of a property management company, private owners might offer better rental prices.
Flexible terms: Some private owners might be open to short-term leases, month-to-month arrangements or other non-traditional rental agreements.
Cons of privately owned rental properties
Now that we’ve covered some of the most appealing aspects of private-owner rentals, let’s dive into some of the downsides and pitfalls that can potentially affect your experience with a private-owner house rental.
Inconsistency: The experience can vary widely from one private owner to another. While some might be highly professional and organized, others may be less so.
Limited amenities: Private rentals might not offer the same amenities that larger complexes or communities do, such as swimming pools, fitness centers or security services.
Maintenance delays: Some private owners might not have the resources or connections to address maintenance issues as promptly as larger management firms.
Lack of formal process: There may be a lack of formal processes in areas like application screening, security deposits and lease agreements, which could lead to potential legal disputes.
Potential for bias: Without the procedures and policies of a larger company, there might be more room for unconscious bias or discrimination in the rental process.
Private-owner house rentals present a compelling blend of advantages and challenges. While their personal touch can provide renters with a tailored experience, the potential inconsistencies and lack of standardized processes can pose challenges.
As with any rental decision, potential tenants should carefully consider the pros and cons before making any decisions, ensuring that their choice aligns with their preferences, needs and expectations for a harmonious living arrangement.
Other considerations when looking at houses for rent
Like most of life’s major decisions, there’s more to consider about private-owner house rentals than just the pros and cons.
Research is key: Due diligence is essential when considering a private owner house rental. Potential renters should research the property, check references and understand the lease terms thoroughly.
Legal protections: Both renters and landlords should be aware of local rental laws and regulations to ensure that they’re both protected. This might include understanding rights related to security deposits, eviction processes and property maintenance.
Contracts: even if renting from a private owner, having a written lease or rental agreement is crucial. This document should clearly outline the terms of the rental, including rent amount, duration of the lease, maintenance responsibilities and any other relevant details.
While there are many advantages to this type of arrangement, potential challenges can arise. As always, thorough research and understanding of the rental agreement are essential for a successful rental experience.
Nuances in legalities between a house and an apartment
Understanding the differences between renting a house and an apartment from a private owner goes beyond just the physical structure; there are also legal nuances to consider. Both situations will involve lease agreements and rights for tenants and landlords, but there are some distinctions to be aware of:
Zoning and land use
Houses might be situated in areas with zoning restrictions that dictate how the property can be used. For instance, certain residential zones might prohibit running a business from home or may have specific parking regulations. On the other hand, apartments are generally in zones designated for multifamily dwellings, which can come with their own set of rules and regulations.
Maintenance and repairs
For houses, the responsibility for external areas like lawns, gardens and driveways often falls on the tenant unless otherwise stipulated in the lease. With apartments, the responsibility for maintaining common areas typically rests with the property management or homeowners association.
Security deposits
Both houses and apartments usually require security deposits to cover wear and tear. However, with houses, there might be additional deposits or fees for landscaping or potential damage to larger outdoor areas.
Utility responsibilities
In apartments, certain utilities like water, trash collection or electricity might be covered by the landlord or the property management, especially if they are shared resources. In contrast, tenants renting a house usually bear the responsibility for all utilities, including water, electricity and garbage.
Liability
Homeowners might have broader liability concerns. For example, suppose a person gets injured on the property, like slipping on an icy driveway. In that case, the responsibility might fall onto the homeowner or the tenant, depending on the terms of the lease. In apartment complexes, the liability for common areas is usually on the property management or owner.
Subleasing and assignments
Lease agreements for houses might be more flexible compared to apartments, which may have stricter guidelines enforced by property management. This isn’t a strict rule, but a general trend given that a private landlord might negotiate these terms.
Pets and modifications
Apartments often have strict rules regarding pets, alterations or additions to the unit. Houses might have more flexibility, but that’s not a given. Still, a house renter might have more latitude to request permissions for larger modifications or to keep larger pets, possibly dodging some breed restrictions in the process.
Is a private-owner house rental right for you?
While the basic principles of landlord-tenant law apply to both houses and apartments, the specific responsibilities, rights and restrictions can differ based on the nature of the property. Renters and landlords need to be clear on these nuances to ensure a smooth rental experience and avoid potential disputes. Navigating the intricacies of real estate rentals requires a nuanced understanding of each available option. Private-owner house rentals offer an alternative to the conventional rental route, underlined by a personalized touch and distinctive property features.
However, as with all choices, potential renters must balance these benefits against possible drawbacks. By staying informed and conducting thorough research, renters can make educated decisions and find a home that aligns seamlessly with their needs.

Creating an indoor garden can bring life and vibrancy to your living space. Whether you’re a seasoned gardener or a first-time plant owner, there are important distinctions to understand and consider in an indoor garden. Let’s explore the benefits of indoor gardens, dos and don’ts for indoor gardening and garden ideas to get you started on your green thumb journey.
Indoor garden ideas by plant type and lifestyle
Perhaps the most exciting step of your indoor plant-growing adventure is selecting the greenery that fits best with your lifestyle and personal aesthetic. Certain plants require daily attention while others require little to no upkeep, making selecting the right plant around your specific lifestyle imperative. When deciding between potted plants, hanging plants and climbing plants, it’s good to consider how much responsibility you have to give to your indoor garden.
If you’re always busy:
Succulents: This plant is growing in popularity and for good reason, they require little care. Succulents rarely need watering, making them perfect for the busy indoor gardener who struggles to add more to their to-do list.
Snake plants: These low-maintenance plants are perfect for enhancing your apartment without inflicting on your busy schedule. Not only do snake plants thrive in any light (including low natural light), but they are only required to be watered once every two weeks.
If you’re not home a lot:
Air plants: Air plants survive on just that — air. These self-sufficient plants don’t even require soil and absorb most nutrients from the air. They’ll enjoy an occasional misting but require little to no attention or light.
Spider plants: Even with a scary name, these plants have become well-loved additions for many spaces, and they’re ideal for someone who is rarely home. They handle irregular watering well, lending themselves to your ever-changing schedule perfectly.
If you have pets:
Bamboo plant: These non-toxic ferms are the perfect addition to any room. Along with their stunning stature, they provide peace of mind for your cats, dogs or other pets.
Boston fern: This non-toxic option is a popular addition to a hanging garden as a great hanging plant, making it a perfect option for pets who may bite or knock over plants. Even if you choose to place this plant lower, your pets are safe.
If you love to cook:
Herbs: The options are truly endless when it comes to an indoor herb garden. Consider basil, rosemary, thyme and mint to add the homegrown touch of fresh herbs to your favorite meals.
Aloe vera: While not necessary for a chef, this is a great plant to have on hand for any accidental kitchen burns. Plus, it’s very easy to care for.
If you are a maximalist:
Prayer plant: If you’re looking for a boisterous plant for your indoor garden, the Prayer plant has a beautiful pattern sure to stop guests in their tracks. Its lemon-lime coloring makes it a great addition to your maximalist pad.
Fiddle leaf fig: A large and in-charge plant, the fiddle leaf fig is sure to be the star of the show in your indoor garden. Not only do these thrive indoors, but they also add a touch of lush greenery to your vibrant space.
Plant combinations we love for your indoor garden

Dos and don’ts of an indoor garden
Growing plants is a commitment, small or large, depending on the indoor plants selected. In order to successfully bring your indoor garden ideas to life, consider these dos and don’ts of an indoor garden.
Do:
Assess lighting conditions: Understand the natural light available in your space. Most plants require some level of direct sunlight, so choose plants that match the lighting conditions in your desired indoor garden rooms.
Select your plants carefully: Choosing the right plants for your garden ensures the garden is visually pleasing and easy to maintain. Consider starting with one or two plants from the list above that fit your lifestyle.
Invest in quality soil when needed: Not all plants require soil (air plants) and some may even come with soil when purchased. However, when necessary, it’s important to invest in a good potting mix suitable for your plant types. Learn more about soil types here.
Create a watering schedule: Different plants require different watering needs. Be mindful not to overwater; it’s often better to underwater than overwater. Invest in a sauce to keep under the floor or table plants to collect any access water. Also, misting often is important. Certain types of plants thrive in humidity, so spritzing your plant that requires a humid environment needs to be a priority.
Don’t:
Overcrowd plants: Leave room in between plants so they can thrive and grow. Indoor gardens lack sunlight, making it important each plant can get ample sunlight.
Tend to them too much: Too much water will drown your plant. In the same way, too much fertilizer can harm your plants. Follow recommended feeding schedules and watering schedules based on plant type.
Neglect pest control: Keep an eye out for pests. Early detection of any pesky unwanted guests can save your plants. Use natural remedies or plant-friendly bug deterrents when needed.
What if you want to grow a spice garden?
Compared to an outdoor green space, an indoor spice garden is much less difficult. Still, there are decisions to make and steps to follow to achieve success!
Step 1: Pick a location (or two!)
As all plants require at least some sunlight to grow, identify the window spaces that have the best light for the herbs you’re growing. South-facing windows offer the most sunlight during the winter, so those are the best choice for plants that grow best in tropical climates, such as thyme, basil, oregano, rosemary and bay laurel. However, herbs like mint, chives, chervil and parsley don’t require such heavy light, so nurture those near east or west-facing windows.
If you want to get really fancy try setting up grow lights for best results, especially when growing from seeds. Then, it won’t really matter where the plants are!
Step 2: Choose herbs, then purchase plants or plant seeds
Purchase plants any time of year! Pick up a few from the local nursery and consider buying more attractive containers than those plain, black plastic ones they come in. Think farmhouse chic, a la Joanna Gaines!
If planting from seed, start in spring. Buy the seeds you want, as well as a bag of seed-starting potting mix. This is very important because heavier types of potting soil aren’t good for helping the germination process.
Some people opt to start the seed-planting process in plastic trays that have a lot of individual cells. Then, transplant the sprouts into clay pots. But you can do either! Whichever container type you select, place the newly seeded containers out of direct light in a warm room. Use clear plastic to cover them until germination happens, then take the plastic off and place it in sunlight or under grow lights (preferably the latter).
Step 3: Water and fertilize
Water is another essential ingredient to herb garden success. Be careful not to add too much of a good thing, however. Do not allow the soil to get very wet. Instead, water lightly using a watering can or sprayer to keep the soil slightly moist.
Frequency of watering really depends on how quickly your plants dry out. The amount of sunlight and temperature inside the apartment affects this. Do a fingertip test to make sure each plant really needs watering before you do it.
Starting a week or so after germination, use a liquid houseplant fertilizer a couple of times a month. Follow directions accordingly.
Step 4: Harvest
Don’t cut into that brand-new plant right away! Instead, wait to start snipping until the plant is at least four to six inches tall.
To harvest, cut the outside leaves first. Use kitchen scissors or shears that are both clean and sharp. This will help the plant heal more quickly. Take care not to cut more than one-third of the plant at any given time, so that it can grow and mature at a good, strong pace.
If the plant starts to flower be sure to pinch the buds off, or else it will change from a producing plant to one that is more interested in reproduction.
Step 5: Enjoy!
Your enjoyment of these herbs is only limited by your imagination! Top your favorite dishes with fresh green onion or cilantro, or cook with sage or thyme for extra flavor. Some even go well as cocktail garnishes (mint)!
The best herbs to grow in your indoor spice garden
The great thing about growing your own herb garden is that you don’t have to plant anything that doesn’t suit your palate. Not a fan of cilantro? Don’t even bother! Put basil on everything? Plant extra!
Certain herbs are extra popular in DIY gardens. When you’re planning your garden, consider these versatile cooking herbs:
Lemongrass: Fans of Asian cuisine should definitely plant this easy to grow herb.
Parsley: This one is tricky to grow from seed, so perhaps start off with a plant, instead. Never transplant parsley from one container to another!
Rosemary: A must for soups and stews, this aromatic herb grows best in full sun.
Mint: One of the easiest to grow, mint is a great addition to just about any type of recipe.
Chives: Another on the cinch list, chives grow quickly and with little help. They make a wonderful and tasty garnish atop many dishes!
Basil: A little trickier than some herbs to grow, basil is well worth the extra effort.
FAQs: bringing your indoor garden ideas to life
Embracing your green thumb can come with some questions. Whether you’re dealing with a potted plant, living wall, trailing plants or edible greens, you’re sure to encounter a myriad of challenges and curiosities along your gardening journey. Here are the answers and tips for some challenges or questions you may encounter.
How do I know if my plant needs water?
You can test the soil with your finger. Stick your finger into the soil about an inch deep and if it feels dry, it’s time to water. Some plants also show signs like drooping leaves when thirsty. It’s best to google your specific plant if you’re unsure.
Do I need to repot my plants?
A good rule of thumb to follow is replacing the pot every 1-2 years. If the plant is outgrowing the pot, then a replacement pot is also necessary.
What do brown or yellow leaves mean?
Leaves that turn brown or a yellowish color are typically a sign of something wrong. Most likely, this is a sign of overwatering or underwatering. Try checking the soil moisture and adjusting your watering routine as needed. Then, trim off the affected leaves to encourage new growth.
What are some benefits of an indoor garden, beyond aesthetic appeal?
Indoor gardening can alleviate stress, enhance creativity and increase productivity. Additionally, some studies prove houseplants may have a positive impact on the air quality within your home as well.

Inside: Are you unsure about how much to tip your valet? This guide will help you understand valet parking tips and the dollar amount for tipping at hotels and restaurants.
Navigating the ins and outs of tipping etiquette can be daunting, particularly when it comes to highly personalized services such as valet at five-star hotels.
You certainly want to show appreciation and respect for the quality service they provide, while inherently being cognizant of not going over the top. From the length of your stay to the level of service rendered, the cost of parking, and even the locale, several factors can sway this figure.
Parking can be a hassle, and that’s where valets step in. They’ve got your back, navigating tight spaces and dodging traffic to park your vehicle. But what do you owe them in return for their hard work and risk?
Honestly, this is a similar question of wondering how much to give for high school graduation.
This guide dissects the intricacies surrounding valet tipping, helping you confidently reward exceptional services without breaking any unwritten societal norms.

How much should you be tipping your valet?
The rule of thumb for tipping valets is $3 to $5 when dropping off and picking up your vehicle.
This is your baseline, but don’t hesitate to scale up if your driver impresses you with their service. If you’re staying at a place just for a night, a tip of $5 to $10 is seen as appropriate. For multiple nights, you may tip more generously on your first and last night.
Always remember, that your generosity reflects the level of service you’ve received.
The average tipping amount will vary in areas like New York City, Boston, Chicago, anywhere in California, or even Aspen, Colorado as these areas demand a higher tip.
What is proper etiquette for tipping valet?
Proper etiquette for tipping valet is about communication, patience, and gratitude. Ease into the drop-off zone without creating chaos, let your valet know about any special needs or quirks about your car, and stay patient. Afterward, express your thanks with a tip.
Yes, that means you need to have cash on hand.
It’s no crime to ask your valet what’s common for a tip if you’re not sure. This opens up a dialogue and they’ll understand you’re considering their efforts. Whether you tip before or after is wholly your call, but keep in mind that a tip at the start might earn you that extra mile of service.
Be generous, but fair. If you’re pulling up in a more luxurious car, consider a higher tip. The value of your vehicle is a good indicator of your tipping ability.
That said, only tip if you want to and think the service merits it. If your experience was less than satisfactory, bring it up to management instead of slipping a bill. Not tipping isn’t rudeness on your part if the service didn’t meet your standards. But if it did, good etiquette is acknowledging that quality service with a tip.
Valet Parking 101
Valet parking is an efficient service often offered in high-end restaurants and accommodations, providing a hassle-free parking experience, especially in areas that are limited in parking space.
The basics to avail of these services is to drive into the drop-off zone and hand over your vehicle to the attendant, ensuring you’ve removed any personal items and communicated any particularities about the car.
Valet parking etiquette isn’t complex. However, if you are well prepared, it makes the experience more delightful.
Be Alert at Drop-off. Drive with care into the drop-off zone and follow any directions from the valet. Don’t be in a hurry!
Prepare Your Vehicle. Have your car ready for valet parking by removing all personal and valuable items before arrival.
Communicate. Brief the valet about your vehicle’s quirks and intricacies, like touchy brakes or an alarm system.
Show Patience. Give the valet time to park, retrieve, and return your vehicle. They could be overwhelmed with multiple tasks during peak hours, so don’t rush them.
Show Gratitude. Beyond tipping your valet, express your gratitude verbally. A simple ‘please’ and ‘thank you’ can make their day.
Keep the Ticket Safe. You don’t want to hold up the process because you misplaced the claim ticket.
Respect the Flow. Respect the orderliness at the vehicle drop-off zone. The valets have an efficient system for quick drop-offs and pick-ups.
Prep for the Evening. Make sure you have everything you need for your event or stay. The valet can retrieve items from your car, but it’s best to avoid extra trips.
Remember, these simple considerations can greatly affect the smoothness of your valet experience.
An important note – if the driver who retrieves your car is not the same one you gave it to, you might want to tip both.
To Tip or Not To Tip? The Valet Parking Conundrum
With tip-flation out of control in the United States, you may be wondering if tipping your valid is worth it.
Sometimes, tipping can get situational. Let’s consider times when you might tweak the ‘usual’ amounts.
If you’re arriving during peak hours or on a busy weekend, tip more generously. Your valet is juggling a higher volume of cars and more stress, so your tip is a recognition of that hard work. On the other hand, slower hours might warrant a more modest tip.
Your vehicle type should also influence your tip. Driving a luxury or high-end car? That’s a premium charge for your valet, too. Running a more modest set of wheels doesn’t demand the same generosity.
Did your valet go above and beyond? Offering assistance with bags, driving directions or just a friendly demeanor might earn them a little extra.
Forget something in your car? Ask your valet to bring it back, but remember to compensate for their time. If you’re accessing your vehicle multiple times in a single day, consider an additional tip for the added service.
And finally, if you want to ensure your car gets a prime spot, or preferential service, tipping more upfront can help.
All in all, pay attention to how much to tip a valet given the situation. Tip when you feel the service warrants it and remember, it’s not just about the money – the thought counts too!
Should service quality affect your tip?
Absolutely! Service quality is a big factor in how much to tip a valet. Just like you might adjust a restaurant tip based on service quality, you should do the same with valet parking.
For example, if the valet is unfriendly, rude, or handles your vehicle poorly, they shouldn’t expect a hefty tip. At its core, the tip signifies gratitude for good service. Do keep in mind that errors happen, though. If a mishap occurs, such as a delay or a minor mistake, consider informing the manager rather than taking it out on the tip.
Conversely, if your valet provides outstanding service, they should be rewarded appropriately. So, if they treat your vehicle with care, offer assistance with luggage, close your trunk, or provide useful information about the locale, you might want to tip more.
Remember: Adjusting your tip based on the quality of service is not being stingy or overly generous; it’s fair compensation for service rendered.
Do you tip valet before or after?
Tipping before or after for valet service is rather circumstantial and both have their merits.
Tipping upfront might ensure your valet goes the extra mile for you.
Whereas, tipping at the end allows you to assess the service quality first.
The choice is entirely up to your discretion and how you feel about the service!
The misconception is you can get away with not tipping at all.
How much do you tip a valet at a hotel?
The standard courtesy tip for a hotel valet hovers around $5 per car. But hold on, as these aren’t hard-set.
Staying the night? Then consider a tip of $5 to $10; more if it’s for multiple nights.
Meanwhile, high-end hotels usually see higher tip values. A $5 to $10 tip per vehicle is considered suitable given the upscale services rendered.
Remember, the situation might vary depending on a gazillion factors like the destination, hotel class, length of stay, and level of service received. So equip yourself with a tipping strategy best suited for your specific scenario.
When they retrieve your car after your meal, how much should the valet parking tip be?
The baseline remains the same, you’re looking at a minimum of $3 to $5 per car.
But say the meal was special, the night was beautiful, or maybe you’re just in a good mood. Feel free to upgrade a little more to that tip. After all, it’s a token of appreciation for the valet who’s been managing your car while you dined in comfort.
In contrast, suppose their service was not up to your expectations. Maybe they made you wait too long or were discourteous. You then have a valid reason to tip less.
What if you don’t have enough cash?
If you are like me and find yourself without enough cash, there are still a few options to consider.
Ask if their valet services allow tipping through a credit or debit card or even Venmo, although cash is generally preferred.
Give a larger dollar bill when you are leaving the restaurant or checking out of the hotel.
When trying to determine how much cash should I have in my wallet, remember what you may need for tipping your valet.
Regardless, it’s always a good idea to keep some cash on hand for gratuities, to avoid inconvenience or potential embarrassment.
Hospitality Valet Expert Speaks
Jorge, a seasoned valet from the Grand Hyatt Vail, shared some fascinating insights into his job.
Despite the physical demands, Jorge takes pride in delivering exceptional service, swiftly handling numerous vehicles, and making guests’ transitions as smooth as possible. He underlined that gratuity is a crucial appreciation of this labor-intensive service.
Much like the data-driven research suggests, Jorge finds that guests who tip considerably when dropping their car off often get retrieval of faster service.
Also, he noted that tips are shared each day among the valets. This was to ensure there wasn’t favoritism and that all guests received the same service.
Why tip valets?
Valets offer a luxury service. They work hard to save you the hassle of parking, allow you to directly access your venue of choice, and take care of your vehicle in the process.
Valets are also part of the service industry, which means their income often depends heavily on the tips they receive. They brave the elements, handle the stress of navigating unaccustomed vehicles through tight spots, and often do so with a smile on their faces.
Not to mention, they’re on their feet for entire shifts, often dealing with demanding clientele and long working hours. By tipping your valet, you show appreciation for their hard work and encourage them to keep up the high level of service.
Why not show your gratitude with a few extra bucks? It’s a small price to pay for convenience and quality service. So, the next time you pull up to the drop-off zone, remember, your valet deserves that tip.
What do valets expect?
Valets, like other service industry professionals, expect respect and decent compensation for their hard work. This not only includes a fair hourly wage but also tips for the service they provide.
Valets typically expect a tip of around $3 to $5 per vehicle, although this can vary based on location, type of establishment, and how busy it is. In upscale areas, tips can range from $5 to $10 per car.
Additionally, valets appreciate when customers are understanding and patient, especially during peak hours. They also value clear communication about any special requirements or characteristics of your vehicle.
What’s considered a “good” tip?
A “good” tip for a valet typically starts at $5 per vehicle. This is generally considered the norm at most establishments.
However, a “good” tip can depend on several factors, like the establishment and service quality. At high-end hotels or restaurants, or in more upscale locations, a “good” tip might start around $10 or even $15.
With that in mind, treat your personable, hard-working valets to a good tip when they provide a great service. After all, a good tip results in good karma!

Tipping valets at 5-star hotels usually follow a higher standard. Considering the upscale locale and high level of service, a good starting point is around $5 to $10 per vehicle. So, yes, $20 is a good tip for valet.
Furthermore, if the service exceeded your expectations, or if the valet provided additional help like carrying your baggage, a tip on the more generous side might be appropriate
Now, How Much to Tip Valet Driver?
In the United States, tipping is very much a part of our culture and how many people make their living.
Tipping valet can seem intricate, but it’s straightforward once you know the ground rules: anticipate, be kind, respect the service, and tip accordingly. It all comes down to recognition of the efforts your valet puts in to make your experience easier and classier.
The takeaways are the general tip range ($3 to $5).
However, you need to base your tip on the type of establishment, time of day, and quality of service. Be aware of the situation and tip accordingly. But, above all, remember to appreciate good service and acknowledge it accordingly.
Now, be careful, you need to know how much cash can you fly with.

So it’s looks as if they’re finally getting around to finalizing that huge compensation deal related to all those unlawful foreclosures.
Five of the nation’s biggest banks, including Ally Financial, Bank of America, Chase, Citi, and Wells Fargo, want to put the bad business behind them.
But the money will only go to those with private mortgages issued between 2008 and 2011, not those backed by Fannie Mae and Freddie Mac.
There’s another foreclosure review taking place for other mortgages, and to be honest, I can’t keep track of all the different settlements out there. I apologize…
Anyways, a draft of the proposed settlement has been sent to U.S. state attorneys general, outlining where the money may go.
Of course, this is still preliminary, and we won’t know the final details until it’s, well, final.
$25 Billion Up For Grabs
Under the deal, roughly $25 billion would be allocated to individual states, which would then cut checks to certain homeowners.
The biggest chunk of the money, $17 billion, would go toward principal reduction. So essentially those with underwater mortgages would be a little less underwater, perhaps.
Unfortunately, only about one million “lucky” homeowners would receive roughly $20,000 each in principal reduction.
This may be enough to get some homeowners in some regions of the nation back above water, but in states like California, where the average negative home equity was $200,000 on foreclosed properties, it’ll mean little if nothing.
This also illustrates the significant cost in allocating principal reductions, which I argued weren’t the right move given the associated cost and how far along we are in the mortgage crisis.
Put simply, minimal principal reduction probably won’t sway a homeowner who has stuck around this long. If they’re still making monthly mortgage payments, it may be better to reduce their rate, not their balance owed by some trivial amount.
Another $5 billion would be placed in a reserve account for “various state and federal programs,” whatever those might be.
$1,800 Checks to 750,000 Homeowners
Included in this figure would be $1,800 checks sent to about 750,000 homeowners who were adversely affected by deceptive foreclosure practices.
It’s unclear if homeowners who already lost their homes to foreclosure will be included. If so, it’ll be a pretty bittersweet gesture.
Finally, the remaining $3 billion or so would go to help homeowners refinance their mortgages at an interest rate of 5.25%.
Again, not sure why they chose 5.25% as the mortgage rate of choice here, given the fact that mortgage rates on the popular 30-year fixed are now below 4%.
Seems a bit odd that they would offer to refinance mortgages at above market rates, but I’m sure there’s some reason behind that.
So that’s all we know about the foreclosure settlement at the moment – perhaps we’ll hear more tonight when President Obama delivers his State of the Union address.
Regardless, this doesn’t appear to be much of a game changer.
More interesting will be any reference to the supposed mass mortgage refinancing plan, which would give all those with Fannie/Freddie backed mortgages the option to refinance to a rate of 4% or less.

How can a guy make extra money?
Making extra money doesn’t have to be monotonous. Whether you’re a tech whizz, an avid creator, or a hands-on worker, there’s something for you.
There are so many ways to make money. I just read this story about a college kid starting with $300 and turning his sticker side hustle into a full time business. 1
These options can yield solid income by leveraging your unique skills and interests. Want to learn more? Keep reading; we have plenty of ideas for you!
Top Side Hustles for Men
As my hubby said, extra income takes the financial strain off the normal job. With side hustles, you can choose how you want to spend your time – watching sports, playing video games, or making money.
The choice is yours!
Right now, learning to make money online for beginners is the most popular place to start.
1. Invest in Real Estate
Around here at Money Bliss, we always stress how to make your money work for you and real estate is no different.
Real estate investment is a golden opportunity that not only offers a steady income but also the potential for property value to soar. Keep in mind, that it’s a long-term game that requires a significant upfront investment.
However, there are many options like flipping properties, renting properties, or even investing through a REIT. Dive into the world of real estate to maximize your returns. Let your money do the heavy lifting for you.
2. Day Trader
Many men opt for trading stocks and options as a side hustle for several compelling reasons.
Trading offers flexibility, as your research can be done at any time, making it convenient to manage along with a nine-to-five job.
It has an immense profit potential, given the volatility and opportunities present in the global stock markets.
Many want to earn a rate of return greater than the average return of the S&P 500 – a common benchmark index for that competitor inside them.
Finally, trading presents an opportunity for continual learning and development, as successful trading requires staying updated with financial news, stock apps, market analysis, and economic trends, thereby enhancing one’s financial literacy.
Trade & Travel
Learn to trade stocks with confidence.
Whether you want to:
Retire in peace without financial anxiety
Pay your bills without taking on a side hustle
Quit your 9-5 and do what you love
Or just make more than your current income….
Making $1,000 every.single.day is NOT a pie-in-the-sky goal.
It’s been done over and over again, and the 30,000 students that Teri has helped to be financially independent and fulfill their financial dreams are my witnesses…
3. Become an Umpire or Referee
Sports fans, here’s your calling! Transform your passion into a profitable part-time gig by becoming a sports referee.
There is a HUGE shortage of umpires and referees.2 Rates per game can range from $20 to $60, and over time, you can earn even more as you referee older leagues. Plus many leagues are paying more to incentivize refs to come back to the fields.
Not only does it assure good pay, but it also lets you enjoy your favorite sport, exercise, and create exhilarating moments. Check it at your local club or league for training and to get started today.
This is something my brother-in-law did all the time and easily made 200 dollars a day.
4. Participate In Medical Studies
If adding to medical knowledge interests you while earning, consider participating in clinical trials.
Compensation depends on various factors like the study’s length and complexity. You can earn $50 to $300 a day!
It’s worth considering if you’re comfortable with potential risks and lengthy commitments. Websites like ClinicalTrials.gov or your local hospital could help you get started. It’s a unique way of contributing to medical research while making money. Do check the risks before diving in!
5. Moving and Heavy Item Delivery
Feel like adding some muscle? Moving and heavy item delivery might be your perfect hustle. If you’ve got a buddy, a solid back, and a truck (or can rent one), this is the gig.
You could easily earn about $20-$25 an hour helping people move houses or delivering large items. Opt for evening or weekend gigs to fit around your day job.
Get started by advertising your services or using apps like TaskRabbit or NextDoor. An excellent way to stay fit and earn some extra dollars at the same time!
6. Rent Out Your Extra Room
Do you have a spare room? Then, transform that neglected space into a cash cow.
Airbnb or VRBO can help you lease it out to travelers. Its user-friendly platform lets you manage rentals with aplomb. Plus, you get the chance to grow into a SuperHost.
Another option is to look at investing in a duplex where you live on one side and rent out the other.
7. Woodworking
This takes a special talent like my father-in-law had. He and his boys were known for crafting Adirondacks chairs, bedroom furniture, and patio tables.
So, if you have this woodworking knack, then this side hustle could be a golden ticket. The key to success is to perfect your craft to a few select items to be efficient with your time, so, you can better the profit. Let your handyman skills shine and earn you some extra cash!
The average earnings of a woodworking side hustle in the U.S. can range from approximately $500 to $3,000 or more per month, depending on factors such as the complexity of projects and marketing efforts.
8. Beekeeping
Honey, take note! If you’re not deterred by bees and are interested in agriculture, try your hand at beekeeping. This might be a family affair – like my daughter’s soccer coach.
Honey sells for around $20 a pound, and bees virtually do all the work! Plus, you contribute to pollination and the environment.
Combined with pest control services (like removing large nests), you can amplify your earnings. However, getting comfortable with bees might take time. But, once you do, the sticky sweet liquid gold that is raw honey could put a sizeable amount of money in your pocket.
9. Detail Cars
If you have a passion for cars and cleanliness, consider detailing cars as your side hustle. There’s something gratifying about transforming a dusty vehicle into a sparkling gem.
Depending on the quality of your service, you can earn up to $500 in a single weekend! Start by experimenting with your own car and build a portfolio to attract customers.
You’ll need tools like a good shop vacuum and detailing brushes. I have seen plenty of men showcasing their work on social media with before-and-after photos. Polish those wheels and drive towards profit!
10. Landscaping Side Hustle
Armed with green fingers? Eager to perform hard physical labor? Then a side gig in landscaping can do wonders for your wallet.
From regular lawn care to fall leaf cleanup to full-on backyard redesigns, there’s something for everyone. Look to websites like Lawn Love to match you with your first clients.
Potential income for this venture depends on how many hours of your time you are willing to trade.
11. Drive for Ridesharing Apps
Like to drive? Awesome, do it for cash! Ridesharing apps like Uber and Lyft got you covered.
Be your boss, and work on your terms.
You need to make sure you have a nice car, proper insurance, and learn the busiest routes to maximize your earnings. Do pay heed to your vehicle’s wear and tear, though. However, this is one of the jobs that pay weekly.
12. Snow Plowing
Living in a snowy region? Consider snow plowing. This is a quick way to make money! I can attest to my kids quickly making $200+ a day from snow shoveling.
Even better is to have business clients that need this service. As such, all you need is a reliable truck or SUV with four-wheel drive and a snowplow. Plus, you can upsell by offering extra services like salting and hand shoveling.
This lucrative side gig can result in you earning thousands each winter. It’s an opportunity to put your vehicle to good use and tackle Mother Nature for a handsome payout.
16. Knife Sharpening
If you have a knack for precision and patience, knife sharpening could be a rewarding side hustle. Businesses like restaurants butcheries, and home cooks are potential clients.

17. Plasma Donation Centers
While this one is probably more geared to side hustles for college students have you ever considered donating plasma for cash?
You help others, and it earns you up to $500 a month. It’s a generous deed with a minimal time commitment.
Search for “where to sell plasma in [your city]where to sell plasma in [your city]” to get started. Remember, most places have similar requirements to blood donation and may require a short medical screening first.
18. Bookkeeping
Good with numbers? Have an eye for detail? Look into bookkeeping.
Services like generating invoices, managing accounts payable, and preparing tax returns are always in demand. Overhead costs are low as you only need a computer and accounting software. Plus, payment is high at around $50 per hour!

Want to learn how to get a free cell phone and even a free monthly phone plan?
Cell phones can be expensive, so I get it. From buying the actual phone to paying for the monthly service plan, it can all add up so quickly.
Learning how to get free stuff can really help you to save a lot of money.
Luckily, there are ways to get a free cell phone, and there are even affordable cell phone plans for those who need it.
Some of these programs are through the government, while others are given by wireless carriers competing for your business. Government-sponsored programs like the Lifeline program help low-income families stay connected by giving them free cell phones and discounted wireless plans. On the other hand, wireless carriers also give away free things occasionally to try and get new customers to switch to them.
Below, I will be talking about how to get a free cell phone from the government, how to sign up for free monthly cell phone plans, and how to get a phone and service if you don’t qualify for one from the government. Even if you don’t qualify, there are ways to get a cell phone or service for free.

Free phones exist for a few different reasons. Below, I will be talking about free government cell phones specifically. In a further section, I will tell you how you can get a free cell phone if you don’t qualify for a free government cell phone.
Free government phone program
There are free cell phones offered by the U.S. government through two programs – Lifeline and the Affordable Connectivity Program (ACP).
These programs help low-income individuals stay connected, as phone service is important for daily tasks such as finding a job, allowing U.S. residents to call emergency services, and staying in touch with friends and family.
Lifeline and ACP give subsidies to the phone companies, which, in turn, provide free phones and service to eligible customers.
Overall, free government cell phones support the goal of changing lives positively by making sure that even those who don’t have enough money can still have access to a phone.
How to qualify for a free government cell phone
To qualify for a free government cell phone, you need to meet specific eligibility requirements. You may be eligible if:
Your income is at or below 135% of the federal poverty guidelines for Lifeline and 200% for ACP.
You participate in a qualifying federal assistance program such as:
Medicaid
Supplemental Nutrition Assistance Program (SNAP)
Supplemental Security Income (SSI)
Women, Infants, and Children (WIC)
Federal Public Housing Assistance (FPHA)
Veterans Pension and Survivors Benefit
There are also tribal assistance programs. If you live on Tribal lands, you can get Lifeline if your household income is at or below 135% or if you participate in any of the programs listed above, as well as Bureau of Indian Affairs General Assistance, Tribal Head Start, Tribal Temporary Assistance for Needy Families (Tribal TANF), or Food Distribution Program on Indian Reservations Assistance.
Only one ACP or Lifeline benefit is allowed per household (not per person).
Please visit the Lifeline Support website and ACP website to determine your eligibility and apply for the programs. You can also learn more about this on the Federal Communications Commission’s (FCC) website.
What kind of free government cell phone do you get?
If you are eligible for the ACP benefit or the Lifeline program, you may receive a one-time free cell phone from one of the phone companies partnered with the government.
The specific models of phones that you can get may vary, but they are usually basic smartphones and you won’t know the specific device until it is shipped to you in the mail.
Please note that the government doesn’t offer free iPhones as part of either program (but you may be able to get a free iPhone from one of the carriers below for switching to them).
Free government cell phone plans
If you are looking for a free wireless plan or a monthly service discount, there are many options for you.
When looking for a free government cell phone plan, it’s important to consider the options that are available to you. Different providers have their services through government programs like Lifeline and the Affordable Connectivity Program.
When comparing plans, think about factors such as:
Unlimited talk and text
Data allowances and the amount of high speed internet you get
5G or 4G LTE coverage
The specific plans and devices will vary depending on the provider and your location.
Step-by-step to getting a free government cell phone and service
Eligibility – First, you must figure out if your household is eligible for a free government cell phone plan. This usually depends on your household income, and the National Verifier uses data from different databases to determine if you are eligible or you may be required to show documents for proof.
Application – If you qualify, the next step is to apply for a plan. You can usually do this through the phone provider’s website or in person at a local office or retail location, and you will want to make sure you have documentation proving your household income when you apply.
Device selection – Based on availability, you’ll be able to choose your device, such as an Android smartphone or a Samsung Galaxy device. Some plans may offer iPhones or tablets as well, but it’s not as common.
Activate and use your new phone – Once you receive your device, follow the instructions for activating your new phone, and enjoy your new free government cell phone plan and service.
As you can see, getting a free government cell phone plan is a pretty easy process that can save you money.
Best Places To Get A Free Cell Phone And Plan
In this guide, you will learn about the best places to find a free cell phone. Here are the best places that give free phones:
1. Life Wireless
Life Wireless, a participant in the federal Lifeline program, gives free mobile phones and monthly service plans to eligible low-income households.
You can get free unlimited data, talk, text, and even hotspot if you qualify.
To see if you qualify, visit their website and check their eligibility criteria. Once approved, Life Wireless will provide you with a free phone and service plan that suits your needs.
2. TruConnect
TruConnect is another provider that participates in the Lifeline program. They give free smartphones and monthly service plans to qualifying customers.
TruConnect specifically gives out new Android smartphones. Their wireless plans include unlimited talk and text, unlimited monthly data, and unlimited international calling.
To apply, visit the TruConnect website and check if you’re eligible for their services. After verifying your eligibility, you’ll receive a free cell phone along with a monthly plan.
3. Assurance Wireless
Assurance Wireless is an ACP program participant that gives free phones and monthly plans to qualified low-income customers.
You can get free unlimited talk/text as well as 25 GB of high speed data plus 2.5 GB of mobile hotspot data each month on the T-Mobile network.
You can visit the Assurance Wireless website and check if you meet their eligibility criteria. Once approved, they will provide you with a free Android smartphone and a monthly service plan.
4. SafeLink Wireless
SafeLink Wireless, another Lifeline and ACP provider, gives a free cell phone and monthly service to eligible customers.
Their monthly plans come with unlimited data, unlimited talk/text, and 10 GB of hotspot data.
Simply head to the SafeLink Wireless website to determine your eligibility for their services. If you qualify, you’ll receive a free cell phone and a plan.
5. Q Link Wireless
Q Link Wireless is a Lifeline program participant that gives free cell phones and monthly plans to eligible individuals.
Their monthly plans come with unlimited data, unlimited talk/text, and sometimes even a free tablet (ACP subscribers under their network must pay a one-time $10.01 co-pay).
Visit the Q Link website, verify your eligibility, and apply for their service. Once approved, you’ll receive a free smartphone and a monthly service plan.
6. Craigslist
Craigslist is a popular site for buying, selling, and trading items, including cell phones. You might find people giving away free phones or trading them for other items.
I recommend looking at your local Craigslist “Free Stuff” section to see if there are any free phones near you that you can get.
7. Buy Nothing groups
Buy Nothing groups are local groups that give free items and services to their members. People like you and me give away, lend, or share items in these groups all the time.
I have personally given away many items in Buy Nothing groups, and it is such a great resource.
You can look for a local Buy Nothing group on Facebook and ask to join – you can start by searching for “Your town name + Buy Nothing group” on Facebook. Then, look for posts in the group, or post a new thread asking to see if anyone has a free cell phone to give away.
Companies That Give A Free Phone When You Switch Providers
One of the most common ways to get free cell phones is directly from the phone companies themselves. These companies give free phones or device discounts as part of their service contracts.
The cost of the phone is usually built into the monthly payment for the contract many times (and makes the monthly cost much more expensive). Most companies have a wide range of phones, from the latest iPhone to the newest Android device. It’s important to know, however, that these are typically tied to long-term contracts, which could last for up to two years or more and also may have high monthly plan costs.
To get a free phone, some of the companies may require you to trade in your old phone, while others give the free phone to new customers as a way to get you to switch from your current company.
If you’re thinking about switching cell phone providers, it’s helpful to know which companies give free phones as a bonus. Below, we look at four major cell service companies and their free phone deals for customers who make the switch.
Note: You won’t get a free monthly plan with the below providers.
8. AT&T
AT&T usually has promotions for new customers that include free phones. The devices that they give away can vary, but it’s usually for the most popular phone choices, such as Apple, Samsung, and Google Pixel.
In the past, I have personally received a free cell phone for signing up for a new plan with AT&T, so I know it’s real!
9. Verizon
Verizon is another company known for giving free phones to customers who switch to them. They usually have deals on smartphones like the latest iPhone, Samsung Galaxy, and Google Pixel devices.
10. T-Mobile
T-Mobile also has free phone deals for customers who make the switch to them. These deals usually include cell phones like Apple and Android.
11. Cricket Wireless
Cricket Wireless gives free phone deals to customers who switch from another carrier. The devices available as part of these deals often include budget-friendly options from major phone companies.
Before making any decisions, it’s important to compare these free phone offers with your current mobile plan and provider. Think about factors like phone coverage (will the new service plan have coverage where you live?), the amount of data you get, and contract length when deciding which deal is right for you.
Places To Get Cheap Cell Phone Service
If you don’t qualify for free cell phone service, then you may be interested in learning how you can save money with your monthly cell phone bill. Below are the best places to get a cheap monthly cell phone service.
Google Fi Wireless
Google Fi has affordable wireless plans depending on your needs, and it is what I have used for several years.
Their Flexible plan starts at just $20 per month, per line. This is a great option if you are looking for a plan that doesn’t break the bank and still has reliable service.
Mint Mobile
Mint Mobile is known for its very budget-friendly cell phone plans that start at just $15 a month for 5 GB. An unlimited plan is just $30 a month.
Mint Mobile runs on a reliable network, making it a great choice for someone who is trying to save money but still wants to be able to have service that they can count on.
Boost Infinite (formerly Republic Wireless)
Republic Wireless has affordable phone plans with a focus on simplicity and user flexibility. Their no-contract plans start at $15 per month for unlimited talk and text with the option to add data as needed.
I have several family members who were on Republic Wireless for years, and they liked how budget-friendly the service was.
Tello
Tello has plans that start at just $10 per month for 1 GB with unlimited minutes and free text messaging. Their Unlimited everything is only $29 per month.
They also provide a no-contract flexible option, allowing you to change your plan anytime to adjust to your needs.
FreedomPop
FreedomPop is a company that has both free and very cheap cell phone plans. Through the Affordable Connectivity Program, you can get unlimited wireless service (10 GB at 5G speeds) for just $0 a month.
If you don’t qualify for the government cell phone assistance program, they also have a free plan which looks to be a really good deal. You pay a one-time fee of $10 for the SIM card kit and the free plan includes 10 minutes of voice calling, 10 text messages, and 25 MB of high speed data each month. Yes, it’s not much data each month, but they also have plans for $30 a month that include unlimited texting and 10 GB of data.

Do you want to know how to get a free phone? Did you know that you can get a free government cell phone?
The Federal Reserve is set to meet in just a few weeks on October 31 and November 1, and potential homebuyers may end up pretty spooked when all is said and done. Over the past 18 months, the Fed has made a series of interest rate hikes in an attempt to combat rising inflation. While the Fed does not directly control mortgage rates, when the Fed increases its benchmark rate, there is generally a corresponding increase to rates across the financial sector, including mortgage rates.
Though recent inflation rates have slowed from their peaks in 2022, the year-over-year inflation rate for September 2023 was 3.7%. That’s a far cry from the 2% the Fed is aiming for. This could mean that the Fed will institute another rate hike at the upcoming meeting, but it’s not guaranteed. And, either way, it could have a big impact on those who are looking to buy a home.
Start your hunt for a mortgage online today.
What will happen if the Fed raises rates?
The Fed may choose to raise rates as part of its continued effort to bring the inflation rate down. The rate that is actually being raised here is the federal funds rate — which is the rate that banks charge each other when they lend money to one another.
This will not directly raise the mortgage rates you might get when shopping for a loan to buy a house. Lenders set these rates directly, and a number of factors go into how they determine them. But the Fed’s rates are one of them. Another is the demand on the market for mortgage-backed securities. When there is high demand for these products, lenders are able to offer lower rates to borrowers.
Still, if the Fed does raise interest rates, you can probably bet on mortgage rates going up overall. In 2020 — when the Fed drastically lowered interest rates in response to the COVID-19 pandemic — the average mortgage rate was 3.10%, according to data from The Mortgage Reports. At the end of September 2023, after the run of rate hikes performed by the Fed, the average rate was 7.55%.
While correlation is not direct causation, it stands to reason that another rate hike could very well bring about higher mortgage rates for many potential homeowners.
Get started shopping for a mortgage online right now.
What will happen if the Fed doesn’t change rates?
While it seems very likely that the Fed will raise rates, there is a chance that it may choose not to this time around. The group didn’t raise rates in September and could make that same decision again.
If this happens, you’ll likely see mortgage rates stay about the same for the next few months. Again, though, it’s important to remember that mortgage rates are not directly set by the Fed, so rates could end up going up or down a bit if the Fed makes no move, but will likely stay in the same general range.
What happens if the Fed lowers rates?
First things first — it is highly unlikely that the Fed will lower rates. Until inflation is brought under control, rates will likely stay high.
On the off chance that the Fed does lower rates, though, mortgage rates will likely go down overall, with the caveat that, once again, the Fed does not directly set mortgage rates.
How to find a good mortgage rate
If you’re shopping for a mortgage, there are a number of things you can do to get the best rate possible, no matter what happens with the Fed. Here are a few things to consider:
Improve your credit score
This is the lynchpin of getting a good mortgage rate. If your credit score is high, mortgage lenders think there is a better chance of you paying them back on time and in full, so you will get a much lower rate.
Shop around
There are a lot of mortgage lenders out there. If you do your due diligence and shop around, you’ll find the best deal available. You may even be able to play lenders off each other to get a better deal.
Refinance your loan
If you already have a mortgage, you can consider refinancing when rates are better. If you want to buy a house now even though rates are high, you can refinance in a few years when the economic climate is more favorable to borrowers.
Look for a mortgage online today.
The bottom line
The Federal Reserve will be meeting in a few weeks to make a decision about interest rates. While the Fed doesn’t set mortgage rates directly, there will likely be an impact on borrowers depending on the choice they make. So, it could make sense to lock in a rate now, before the Fed makes any move to the benchmark rate, which would then have an impact on mortgage rates.

Inside: Intuit bought its popular Mint app and now it shutting down leaving users scrambling to find an alternative. This guide will help you understand Intuit’s decision to move Mint to Credit Karma and provide a list of alternatives for personal finance management.
In an era where personal finance apps are thriving more than ever, the shutdown news of Intuit’s Mint app comes as a shock for many.

The Downfall: Intuit’s Decision to Shut Down Mint
Mint has always been a beacon in the realm of top budgeting apps; mostly due to the fact it was free.
However, Intuit’s decision to close Mint marks the end of an era. Yet, there is a teaser… Mint is propelling people to Credit Karma.
Here is a statement in the Mint App News:
“Credit Karma is thrilled to invite all Minters to continue their financial journey on Credit Karma, where they will have access to Credit Karma’s suite of features, products, tools and services, including some of Mint’s most popular features.”
Mint App News1
Mint’s commendable service, free albeit with ads, which has been helping many people manage their finances effectively, will be missed by Minters—time to understand why this happened.
Why is Mint Shutting Down?
A surprising fact is that a free personal finance app like Mint isn’t a sustainable business. Most free apps have marginal direct costs associated with their services, unlike personal finance apps. They heavily rely on expensive data aggregators to gather the necessary financial data, causing a steady revenue loss for Mint per free user.
Intuit’s model has never been able to cover these costs leading to a revenue crisis. That was a key reason why I believe Intuit decided to shut down Mint. While Intuit denied Mint’s expenses being material in their quarterly earnings calls in 2023, they did note however they are looking to grow their consumer base across all of their products. 2
The Controversy Surrounding Mint’s Shutdown
While the financial reason behind Mint’s closure is understandable, this decision has provoked a wave of consternation among the users. Massive user outcry on Reddit underscores the integral role Mint played in their lives, and some even accuse Intuit of abandoning its commitment to free financial management resources.3
Given the fairly recent acquisition of Mint into Intuit, this may be surprising for many including these Twitter users.10
Not totally surprised to see this move to kill @Mint by @Intuit. @CreditKarma had plans to compete directly with Mint while independent & it makes sense to have a single consumer portal.
Very worried about the execution. 😬 https://t.co/pki8J3R2lg

Pt 1/2 Opened my @mint app today to find that they had moved the platform over to Credit Karma! What the hell!? And worst of all, they got rid of all of the features that I liked about Mint! I loved Mint, it helped me take my personal finances seriously!!

When is Mint shutting down?
Yes, Mint is being shut down. Mint’s curtains will be drawn on January 1, 2024.
From this date, users will no longer be able to access their accounts or use any Mint services as we know them today.
So, don’t be caught off-guard; stay prepared and choose the right alternative before Mint bids adieu. We have other options below to help you guide this transition.

However, remember that technology promises continual growth and evolution. There are numerous other personal finance apps out there, likely even better ones suited to your needs.
So, take a deep breath, do your research, and move on to the next chapter of your financial journey with confidence.

Revvi Visa® Credit Card FAQ
Full Review of Revvi Visa® Credit Card
The Revvi Visa® credit card may be a good choice for individuals with poor or bad credit who want to work on building their credit (and make some cash back). This card offers 1% cash back on all purchases, and you may be eligible for a credit limit increase after a year of timely payments and responsible account management.
What You’ll Like About This Card
Unsecured Credit Card
Most “bad credit” credit cards require you to submit an initial deposit to “secure” your line of credit. These are good options when unsecured credit cards (typical credit cards) are harder to get when you have a lower credit score.
Fortunately, the Revvi Visa® credit card doesn’t require you to make an upfront deposit, and functions like a regular, unsecured credit card.
Cash Back Rewards
We love a cash back rewards card (who doesn’t). The Revvi Visa® credit card keeps their cash back rewards simple with 1% cash back on everything. You don’t have to keep track of categories to maximize your cash back – rest assured that you’re getting cash back on all purchases.
Quick Application Process
The fast application process makes it easy to see if you might be approved for this card. Generally, you can expect a response in minutes, and you don’t need a good or even fair credit score to be considered.
Build Good Credit
Once you have the card, you can make timely payments to ensure positive reporting to all three credit bureaus. When you want to build credit with a credit card, it’s important to look for one that reports to all the major bureaus.
Good Mobile App
Revvi offers a mobile app that makes it easy to manage your card and keep up with your balance and payments. And since this is a Visa card, it’s accepted by the vast majority of merchants and backed by Visa’s basic fraud protections.
You’ll also get credit monitoring via TransUnion, so you can see your report with that agency and better understand how your actions are impacting your credit.
The Drawbacks
Additional Fees
The Revvi Visa® credit card does come with an annual fee of $75 the first year and $48 each year after, as well as a monthly participation fee. You also have to pay a program fee to open your account once you’re approved, and that’s $95.
In the first year, those two fees alone stack up to $170. Since rewards points for this card are based on the amount you pay on your account—and not just the amount you charge—you’d have to make $17,000 in payments in a year to get enough cash back to cover the first year’s annual fee and the program fee. You also can’t redeem your points until your card has been open in good standing for at least 6 months.
Since the initial credit limit is only $300, it’s unlikely you’d even earn enough cash back to cover the $48 annual fee in the second year.

Is It Worth It?
The Revvi Visa® may not be an optimal choice if you’re looking for a cash back rewards card. But it’s still a potentially solid contender for those with bad credit who don’t want to put down a deposit for a secured credit card.
When you’re approved for this card, you get a credit limit similar to a secured card, but you only pay the $95 program fee instead of the total credit-limit-based deposit amount. Note that you do need a checking account to open this card.
Revvi Visa® Credit Card FAQ
What is the initial credit limit for the Revvi credit card?
If you’re approved for the credit card, you’ll get an initial credit limit of $300. After 12 months, you’re automatically considered for a credit limit increase as long as your account is in good standing, which means you’ve paid your bills on time every month and haven’t run up a balance past your credit limit.
What bank is the Revvi card?
MRV Banks issues the Revvi card. It’s a legitimate, federally insured bank with main offices in Missouri.
How do I pay my Revvi bill?
Revvi offers a number of options for payments. You can manage your account, including payments, through the bank’s mobile app. You can also mail in your payment or make it via phone or online.
