When it comes to finding an online brokerage there is no shortage of options. One that we haven’t done a proper review of yet is actually one that has gotten quite a bit of buzz as one of the top brokerages out there, optionsXpress.
When looking at a brokerage there are a lot of things to consider. Chief among the things to consider are the costs associated with having an account. If trades are too expensive, your returns are taking a hit right out of the gate. optionsXpress is consistently among the most affordable, and in addition they’re consistently getting good reviews, and adding to their offering of trading tools and educational resources.
optionsXpress Background
From Wikipedia, here is a quick look at optionsXpress and their history since their founding in 2000:

As you can see they’ve had quite the good run of positive press, so that’s a good sign.
optionsXpress Fees, Commissions And Minimums
Probably one of the most important things to consider when opening an online brokerage account is to consider what fees, commissions and minimums you’ll see when using an account. Here are what you’ll see at optionsXpress.
Stocks: $9.95/trade ($0.01/share over 1,000)
Options: $14.95 for up to 10 Contracts, $1.50 per contract there. Active traders $12.95 up to 10 contracts, $1.25 thereafter.

Today we’ll review “Texas Trust Home Loans,” which refers to itself a leading, low-cost online mortgage company based in, you guessed it, Texas!
The company makes three big declarations: that they offer low rates, can close your loan in just 21 days, and are top rated based on customer reviews.
Let’s find out more to determine if they are living up to those lofty goals and ultimately making their clients happy.
Texas Trust Home Loans Fast Facts
Direct mortgage lender that offers home purchase and refinance loans
Founded in 2015, headquartered in Dallas, Texas
A dba of parent company American Heritage Capital, LP
Licensed to do business in five states nationwide
Low-cost online mortgage lender that aims to close loans in just 15 to 21 days
Texas Trust Home Loans is a Dallas-based direct-to-consumer mortgage lender that offers home purchase loans and mortgage refinance loans.
This means they serve both existing homeowners and those looking to purchase a home, remotely via their call center in Texas.
If you apply, you’ll be working with a loan team online and/or by phone to close your loan, with their aim to fund loans in just 15 to 21 days, which is super fast.
The company got its start back in 2015 and is actually a dba of parent company American Heritage Capital, LP, which also operates brands like Lendova.
At the moment, they are licensed in just five states nationally, including Colorado, Florida, Texas, Virginia, and Washington.
How to Apply with Texas Trust Home Loans
Call or simply visit their website to begin your loan application
You can search real-time mortgage rates then apply if you like what you see
They offer a digital home loan experience from start to finish using the latest tech
Most tasks can be completed electronically including secure document upload and eSigning of disclosures
To get started with Texas Trust Home Loans, you can call them up directly on the phone or just head over to their website.
My preference is their website, where you can search daily mortgage rates, then compare the many loan options side-by-side to determine which is best for your situation.
Assuming you find something you like, there’s a “next” button located next to each option that leads you directly to a digital mortgage application.
At that point, simply sign up, fill out the online application, upload any required documents, review and electronically sign your loan disclosures online, and you’ll be off to the races.
They say their All Digital Mortgage could save you up to $4,250 due to lower overhead, with the savings passed onto their customers.
Once submitted, you can sign in 24/7 to check loan status, access your to-do list, or get in touch with your loan team if you have questions or concerns.
Texas Trust Home Loans appears to make it easy to apply for and close a loan quickly thanks to their use of the latest fintech.
Loan Programs Offered by Texas Trust Home Loans
Home purchase loans
Refinance loans: rate and term, cash out, streamline
Conforming loans backed by Fannie Mae and Freddie Mac
Jumbo loans
FHA loans
Fixed-rate loans: 10, 15, 20, 25, and 30 year terms
Adjustable-rate loans: 5, 7, and 10-year ARMs
Texas Trust Home Loans Rates
One advantage to shopping with Texas Trust Home Loans is the fact that you can view mortgage rates directly on their website.
No need to call anyone or reveal any of your personal information first. Simply head to their website and click on “Rates.” They also have some sample mortgage rates right on their homepage.
From there, you’ll be able to tailor your search by providing borrower and property details to get accurate, up-to-date mortgage rates.
You’ll see multiple options that vary in closing costs, with the cheapest interest rates displayed requiring discount points be paid, and the more expensive rates requiring nothing out-of-pocket thanks to lender credits.
This allows you to decide on a perfect combination of rate and fee, whether you want the lowest payment possible or the least amount of fees.
They also advertise on Bankrate, and from what I saw were charging a $1,495 loan origination fee.
It’s unclear if they charge this fee on all their loans, or only via third-party sites where they advertise.
Regardless, it appears that all their loans can be structured so borrowers don’t pay any fees out-of-pocket thanks to those credits.
While Texas Trust Home Loans does not charge an application fee, they do require an upfront payment between $450.00 to $1200.00 (depending on the property type and location) for the cost of the home appraisal, which is non-refundable.
This is pretty standard practice, as all mortgage lenders tend to want some assurance that you won’t apply then go elsewhere for a better deal.
All in all, they seem to offer low rates as advertised, but do take the time to gather several mortgage quotes to ensure you snag a good deal.
Texas Trust Home Loans Reviews
On Bankrate, the company has a perfect 5-star rating from nearly 600 customer reviews, with literally only a couple not rated 5/5.
Additionally, 100% of those who reviewed the company would recommend them to others.
Over at Google, Texas Trust Home Loans has a similarly strong 4.7-star rating from about 300 reviews, so it’s clear they are earning top marks in customer satisfaction consistently.
Their parent company American Heritage Capital isn’t Better Business Bureau accredited, but does have an ‘A+’ rating based on complaint history.
Furthermore, they’ve only had one complaint closed in the past three years, and none in the past 12 months.
In summary, Texas Trust Home Loans seems to live up to their promise of offering low rates, fast closings, and stellar customer service.
I particularly like their transparency when it comes to mortgage rates and fees, and the fact that you can complete most tasks on a self-serve basis if you’re comfortable doing so.
Texas Trust Home Loans Pros and Cons
The Pros
Offer a digital home loan experience
Can apply for a mortgage online without any human assistance whatsoever
Openly display their mortgage rates on their website without need to login
Transparent about all fees including lender and third-party charges
Appear to offer low interest rates with limited or no lender fees
Plenty of loan programs to choose from
Their parent company has a A+ BBB rating
Online learning center where they educate on mortgages
Excellent reviews from past customers across different ratings websites
There is more mortgage pain to come for the UK’s homeowners, many of whom are yet to feel the full impact of rising interest rates, according to a think tank.
The trend towards homeowners taking out longer fixed-rate mortgages has delayed the impact on some households, with two-thirds of the eventual £12 billion increase in annual mortgage costs still to be passed on, the Resolution Foundation said.
The Bank of England increased the base interest rate to 4.5% from 4.25% on Thursday – the 12th rise in a row since rates started going up in December 2021.
The average mortgage holder could see their monthly interest payments jump by around £200 a month if they fixed to a new rate this year, the Bank’s economists estimated.
Simon Pittaway, senior economist at the Resolution Foundation, said: “While interest rate rises might be coming to an end, there will be plenty more mortgage pain to come.”
Around four-fifths (81%) of outstanding residential mortgages in December 2022 were fixed-rate deals, according to UK Finance figures. This group will not feel the immediate impact of base rate rises until their deal ends.
The foundation said that, while the Bank’s rate-rising cycle has been sharp, the growing popularity of fixed-rate mortgages and longer-term deals means many borrowers are yet to see the impact on their mortgage outgoings.
Of the 7.5 million mortgagor households that will eventually be affected by the rate-rising cycle since the end of 2021, around half have yet to see a change in their mortgage rate, the foundation said.
It added that mortgage costs are expected to remain elevated for some time.
Richer households, which are more likely to be mortgaged than poorer homes and tend to be more expensive properties, will face the majority of the £12 billion rise in mortgage costs, the foundation said.
But it predicted that the scale of the living standards shock will be particularly high for those low and middle-income households who are affected.
Younger home-owning families, who tend to have lower incomes than older households and higher mortgages relative to incomes, will also face a sharp living standards hit, the foundation said.
The foundation is focused on improving living standards for people on low to middle incomes.
A spokesperson for trade association UK Finance said: “Lenders stand ready to help anyone who might be concerned about their mortgage payments. If you’re struggling, don’t put it off – speak to your lender as early as possible.
“Banks have a range of tailored options available to help. Your lender will work with you to find the best option for your individual circumstances.”
Save more, spend smarter, and make your money go further
In an ideal world, your monthly cash flow would cover all your expenses — both expected and unexpected — and enable you to reach your financial goals. But financial situations are rarely ever that simple and straightforward.
What happens if something comes up in your life and your monthly budget nor your cash savings can handle the expense? There’s always the option to borrow, and while being in debt isn’t ideal, there are situations where it may make sense.
Before you take out your credit card and rack up a balance, look into other options. A personal loan might be a better financial bet.
What Is a Personal Loan (and Why Get One)?
A personal loan is a type of unsecured loan. “Unsecured” means you don’t put up collateral against the loan. When you take out a personal loan, you’ll typically receive the amount borrowed in a lump sum with fixed payment terms and a set interest rate.
Personal loans may be better options than credit cards because they offer better interest rates. Costing you less can be the biggest benefit, but a personal loan is also a different kind of credit account than a credit card. Managing various types of credit is one small action you can take to improve your credit score.
Keep in mind this is only true if you manage accounts and loans wisely. Here’s how to do so.
How to Manage Your Personal Loan Responsibly
Again, in an ideal world, you wouldn’t need to borrow money or wait a very long period of time to save up to buy what you want. But in real life, things happen and timelines shift. Taking out a personal loan can be an option. You just need to plan and act responsibly with the sum you borrow.
Don’t request more than you can reasonably afford to repay — and don’t take out a loan for a greater amount that what you truly need the money for. Not only do you need to pay that money back, but you’ll need to pay loan origination fees and whatever the interest rate on, making this option more expensive in the long run than simply using cash.
Create a repayment plan and stick to it. Know how much you need to allocate toward repaying your personal loan each month, and make it a priority in your budget. You may need to cut back on some discretionary spending, like meals out and shopping trips, in order to knock that loan out on time.
And before you take out any loan, make sure you fully understand the terms. Understand all the fees associated with the loan, and ask the lender if there are penalties for repaying the loan early.
What About Consolidating Debt with a Personal Loan?
Remember how it may make sense to take a personal loan over racking up credit card debt, thanks to a potentially lower interest rate? If you already have credit card debt across multiple cards and a high debt-to-income ratio, it may make sense to consolidate that debt with a personal loan.
This might be beneficial if you can get a lower interest rate on the personal loan than what you’re paying on your credit cards, and if you could afford the monthly repayment on the personal loan.
Like most other financial products, personal loans can be useful tools — but only if you wield them wisely and responsibly. Before applying for a personal loan, consider your overall financial health with a free credit score and report and consider if this is the right move for you.

1. Headphones / AirPods
First up are headphones. There are a ton of different options when it comes to headphones, but I love my Apple AirPods I received a few years ago.

I highly recommend quality headphones for your Christmas wish list.
2. Money
Money is a popular gift option because it offers a lot of flexibility. You can use it to buy anything you want, and it’s always appreciated. Some people find it difficult to ask for money or receive it as a gift, but with the right attitude, it can be a great way to show your loved ones that you care.
One way to give money as a gift is in a brainteaser box. This fun idea turns giving money into a game, and your friends and family will love trying to figure out how to open it.
However, before you can enjoy the benefits of being on the giving or receiving end of money, you need to have realistic expectations.

What Christmas Gifts Do I Want?
Christmas is a time where we all get together with our loved ones and exchange gifts.
It’s always a lot of fun to see what everyone gets, but sometimes it can be difficult to come up with ideas for what to put on your wish list.
If you’re struggling to come up with some ideas, don’t worry we included plenty of gift ideas to help you out!
What to consider when buying a gift for someone?
When buying a gift for someone, it is important to consider their interests and what will make them happy. It is also important to think about the occasion and what type of gift will be appropriate. If you are not sure what to get someone, it is always a good idea to ask them what they would like.
Another option is to give a handmade gift. This could be anything from a cake or cookies to jewelry or a scarf. The advantage of this type of present is that it’s personal and made by you, which makes it extra special.
Finally, if you’re still stuck for ideas, why not give a gift card? This gives the person receiving the present the freedom to choose something they really want. It also means you don’t have to worry about getting the wrong thing!
When buying someone a Christmas gift, it’s important to put some thought into it and make sure it’s something they’ll really like.

I wanted to title this post, “Can you be The Interestings,” with my writer’s craft book group (we discuss books based on writing analytics rather than whether characters and stories are likable). The book’s main character is just ordinary, with an ordinary job and ordinary talents. But Jules has some extraordinary (“interesting”) friends, friends that she met long ago at a summer camp for the arts.
Because Jules hasn’t pursued her art as a career, and she probably wouldn’t have made a ton of money at it in any case, she often finds herself terribly envious of her friends that have; notably, her friends whose talents have made them a huge financial success. (The male half of the couple seems to be loosely modeled off Matt Groening; his animated series quickly becomes huge and he’s rich within months of winning a network deal.)
In one particularly ugly scene, the main character bemoans their recent transformation from regular struggling artists to fabulously wealthy, comparing her own pleasure at the great deal at the kebab place (“it comes with free salad AND flat bread!”) to their never, ever again needing to worry about such things. To how easy it is for them to pick up the check and how ridiculous it is for her to do so. How she can’t see them the same way any more and surely! Her friends will look down from their Tower of Rich and shake their heads at their poor friend, still walking up stairs in her apartment, still picking up her own dry cleaning. Her husband sympathizes for a while, but loses his temper at one point, saying something along the lines of, “we’re not boring people just because we’re not rich! Do you hate being married to ordinary me? Get a grip!”
Jules may be more extreme in her statements than most of us, but we probably all feel like that sometimes.
I have a few friends who, in the course of our relationship, have gone from ordinary middle-income to bona-fide rich. One of my dearest friends’ husbands sold his little company to a huge corporation. My brother, who has worked for Intel most of his adulthood, has been doing very well. He bought a new house a few months ago and when I visited, I was shocked to find it was kind of mansion-y. Another friend I met at a writing conference, I discovered after I’d been chatting for hours, had enough money to be an angel investor in independent films. The sort of conversations that start out, “I’ve been working on this novel,” (happens all the time in my life) and end, “I’ve been thinking of buying the movie rights to this famous author’s novel.” (Never happens.)
I found myself, like Jules, sometimes re-evaluating ordinary money conversations after I’d had them.
My friend who’d gone from middle-income to rich was used to hearing about my money woes. Not that I’d complain all the time, but I’d remark on how my husband and I were arguing over money, or say I couldn’t afford to go out to coffee, or worry about a freelance check that was overdue and oh my goodness I was broke until then. Now I’d start into those conversations and at some point remember that she could sympathize but not relate, any more.
My friend is a good enough friend that I know she still does sympathize, and luckily things have been better for me, finance-wise, in the past year so I rarely have the situation where I have to say “no” due to finances. She’s not the sort given to social extravagances, anyway; when we go out, it is to plays, coffee shops or small cafes where we order small meals. We’re absolutely OK.
But what about rich people in your family? Can you still relate to them?
I found my brother’s case a good lens through which to look at this rich/middling dichotomy. His young adulthood was challenging and, when he was a new dad, I know he did struggle with money a lot. I know there were arguments in his first you’ve blown your food budget for two weeks. Your friend gets you a very expensive gift for your birthday and then complains to you about how a third friend gave her something handmade — which was your best idea for a suitable gift in return.
Sometimes friendships can’t work out with such out-sized differences. But it’s likely those friendships were too shaky anyway; maybe even based on the wrong things. If friendships are based on your personal relationship and not your relationship to things, places, and entertainment, you can weather the wealth of a friend.

Quick Christmas Things to Do
You could help your loved ones decorate the yard with some inflatables– there are plenty of options available, from classic characters like Santa and snowmen to silly options like dinosaurs and unicorns.
If you’re feeling adventurous, you could even head out for a hike in the morning- nothing beats fresh air and stunning views in winter.

Once everyone’s bellies are full, it’s time for some fun (or a nap)!
Get the family together for some party Christmas games or put on a movie marathon. Whatever you choose to do, make sure to savor every moment spent with your loved ones- after all, Christmas only comes once a year!
What are some traditions people have on Christmas day?
There are many different family Christmas traditions that people partake in.
Some common traditions include:
Counting down to Christmas
Doing crafts on December 25th
Exchanging gifts.
These traditions are often passed down from generation to generation and are a lot of fun for both children and adults.
Another popular tradition is saying “Merry Christmas” to one another. This usually happens when family members gather together to celebrate the holiday.
Families come from all over to spend time with each other on Christmas day, and the joyous atmosphere is something that can’t be replicated any other time of year.
What do people typically eat on Christmas day?
Christmas is a time when many people come together to celebrate. While the exact traditions may vary, there are some acts that remain the same. For example, many people will eat turkey, mashed potatoes, and cookies on Christmas day (source).
If you’re looking to give back to your local community this Christmas, consider donating to your local food bank. Many food banks are able to help those in need during the holiday season and beyond.

Outdoor City Attractions to Do on Christmas Day
Open the door and enjoy the weather. Whether you go for a walk, play in the snow, or go for a drive, getting some fresh air is always a good idea.
On Christmas Day, many attractions and businesses are closed. So, opt for open parks and space for your wintery fun!
You can even pair the outing with these National Park gifts.
Snow is here, but it doesn’t have to be all about snow. Take advantage of the winter weather and get outside for some fun activities!
61. Run a Christmas 5k. Running has become a prominent form of health and fitness activity in recent years. Have fun during a fast-paced run (or walk) by taking on a Christmas 5k. Challenge your friends and family to join you!
62. Take an ice-skating lesson. If you’ve never tried ice skating before, this is a great way to dip your toes in.
63. Go sledding! You may not have the equipment for traditional snow tubing, but taking a trip down a hill is just as much fun.
64. Go ice fishing! If you don’t want to go too far, make your own pond in the backyard.
65. Play in the snow. This can lead to hours of fun! Don’t dread the snow because you have to shovel it. Think of ways to build a snow fort, throw snowballs or just play around.
66. Play tennis, golf, or pickleball. Not every year will there be snow on the ground. On those sunny days, pick up your racket or golf clubs and get a game or two in.
67. Go cross-country skiing. Time to get some exercise and burn calories. Cross-country skiing is a great way to get outside and hit your fitness goals.
68. Watch a movie in the snow. How fun does that sound? Thanks to technology you can snuggle up while watching a Christmas classic. Make sure to buy a projector ahead of time!
69. Ride roller coasters. Sounds thrilling, right?!?! But check to see if they are open first.
70. Drive Around to See Christmas Lights. A simple and classic activity to do on Christmas day. Go around and find the best light display!

Ways to Show Generosity on Christmas
Giving is always better than receiving.
Christmas is a time of giving, but it can be difficult to know how much you should give.
This doesn’t mean that Christmas has to be all about presents or expensive gifts for your loved ones, but you can still show your gratitude with small acts of kindness. Here are some ways to do that:
82. Volunteer at a Homeless Shelter. This is a great way to serve and be appreciative of what you have been blessed with. Find your nearest homeless shelter and volunteer to serve a meal, or help set up cots for a cold night. Maybe set fundraising parties to help gather monetary donations.
83. Take a Meal to Someone. Many people don’t want to cook on Christmas because they are by themselves or unable to spend hours in the kitchen anymore. Bless them with a cooked meal and your decorated Christmas cookies.
84. Write Thank You Notes. We all know this needs to be done. So, practice writing thank-yous before you start playing and using the gift you received.
85. St. Nick’s Giveaway Day. St Nicholas was known for giving out toys to all the children. Pay it forward by passing along toys, clothes, or other furnishings you don’t need anymore.
86. Be a Santa. Adopt a family for Christmas and provide gifts, food, or other items that they would enjoy.

The landlord-renter relationship can be tricky: you’re both taking a risk when a lease is signed. And that document makes each person dependent on the other.
Landlords are taking a financial risk. If a tenant causes damage, stops paying rent, or any apartment-related issues become litigious, they could be out thousands of dollars or more.
The renter depends greatly on the landlord as well. Uncomfortable, dangerous, dirty, or otherwise unlivable spaces can cause a lot of stress. Not to mention, landlord disputes and evictions can put renters out of a place to live altogether.
For these reasons, it’s very important – even crucial – to foster a good relationship with your landlord as soon as possible. While a bad situation can be traumatic for both parties involved, the opposite is also true. A positive relationship with your landlord will keep both of you sane, safe, and happy.
Check out these eight guidelines to help you get along with your landlord or manager. (And remember, your manager is just a regular person, just like you).
1. Be Honest
It’s almost impossible to get along with your landlord after starting off on the wrong foot, so start making an effort to build a good relationship on day one.
Little fibs, like hiding Fido or having an extra roommate, can create instant distrust and tension if (and when) your landlord finds out. From the day you sign the lease and step into the apartment, make sure you’re being completely honest.
2. Pay Your Rent
There is nothing worse for the landlord-renter relationship than a tenant who doesn’t pay rent on time or in full. Even if they give you a 2-5 day cushion before the rent is officially deemed late, it’s better to get it in early or on time.
Rent issues don’t just affect the landlord or your relationship, though. If you pay late often enough, your credit will take a hit, and your landlord will likely mention it if called for a reference in the future. If you don’t think you’ll be able to pay rent on time, get in touch with your landlord right away, and make sure not to let it happen again.
3. Say Hi
If your landlord is actually the guy who lives down the hall, make sure you say hello when passing in the lobby or laundry room.
Being friendly and likable will build trust, and it will also make your landlord more likely to give you some leeway or quick maintenance help if problems arise down the road.
4. Mind Your Lease
Respect the rules they’ve taken the time to lay out in the lease. Remember: The lease is there to protect both of you, and violating it will could create both a personal and legal issue.
If you signed on the dotted line and promised you wouldn’t paint the walls, bring home an adopted puppy, or sublet the place without permission, then don’t do so without asking first. Make sure you treat their property with care and respect.
5. Ask For Help
Make sure to notify your landlord as soon as possible with any maintenance requests or damage reports. The only way they’ll know about issues is if you tell them, and they’ll likely want to take care of anything as quickly as possible.
They want the apartment to be in good working order for you, but maintenance issues that go unfixed for a long time could actually become more expensive for them down the line.
6. Mind Your Attitude
After asking for help, remember to be patient if they don’t respond right away. Many landlords have other full-time jobs or properties that keep them busy, so as long as your landlord is normally dependable, it’s unlikely they’re ignoring or disregarding your needs.
Keep second and third notices polite, even if the tone becomes more adamant. If your landlord has shown a pattern of ignoring requests, it could legally be termed neglect, depending on the repairs needed.
7. Get Everything in Writing (or e-mail)
Since both of you are taking risks and depending on each other, try to put every apartment-related conversation and request into writing.
Correspond by email rather than on the phone or in person. This will protect both of you and hopefully make the relationship a little less stressful overall.
8. Know Your Rights
While there are many things you can do to promote a positive relationship with your landlord, you aren’t the only person responsible if something goes wrong. All 50 states and many cities have legislation in place to protect tenants from discrimination, negligence and other issues that could potentially come up when renting an apartment.
Know your rights when you enter into a contract with your landlord so that you’re fully prepared just in case.
Buying a home is a big deal — it’s a huge financial commitment and a seriousresponsibility. But confusing and misleading information on the internet can throw curveballs in the research process.
Three pieces of information in particular about mortgages and the housing market have recently been floating around the internet that may confuse potential home buyers.
Here’s what they actually mean:
Half-truth #1: The government gave the OK to 40-year mortgages
In April, Google
GOOGL,
+0.47%
searches for “40-year mortgage rates” surged after people and some news outlets apparently misunderstood an announcement from the federal government that referred to 40-year mortgages. While a small share of lenders may offer a 40-year mortgage product, it’s not the norm.
These longer mortgages are typically available to current homeowners who have Federal Housing Administration mortgages and need help because they’re in financial distress and have already defaulted on their loan.
A 40-year loan modification (meaning, changing an existing shorter-term mortgage into a 40-year mortgage) can help these borrowers avoid foreclosure by extending the duration of their mortgage. This makes their monthly payments smaller and therefore a little more affordable and brings their loan back to current status, meaning that the borrower is making payments on time.
In the U.S., most people are familiar with the fixed rate 30-year mortgage, a conventional, tried-and-true financial product that gives people decades of stability in terms of their monthly housing expenses. Other common types of mortgages include 15-year fixed-rate mortgages as well as adjustable-rate mortgages, which can run for shorter terms, such as three, five or 10 years.
And to be clear, there are some lenders who may offer you a 40-year mortgage. Make sure to read the fine print, because it’s not the typical fixed-rate mortgage that most Americans take on.
Half-truth #2: Buyers with higher credit scores will have to pay higher mortgage fees than those with lower scores
Also in April, media outlets reported that the federal government was changing the way it charged home-buying fees to borrowers, and in the process penalizing homebuyers with higher credit scores and lowering fees for those with poor credit scores.
A change in federal rules to fees that are known as loan-level price adjustments went into effect on May 1, and were initially interpreted as making mortgages more expensive for buyers with credit scores between 680 to above 780, which are considered good to excellent. Buyers who put down 15% to 20% for their home were reportedly going to be hit with the biggest increase in fees.
Some of that is partly true: some fees related to homebuying went up under the new rule, but it’s not the case that borrowers with higher credit scores are being charged more so lower-credit score borrowers can pay less.
The Federal Housing Finance Agency reacted to the misleading press coverage of the new rule with a statement called “Setting the Record Straight,” saying that “much of what has been reported advances a fundamental misunderstanding about the fees charged by [Fannie Mae and Freddie Mac], and why they were updated.”
“There’s a widespread myth that the updated fees punish home buyers with high credit scores to help buyers with low credit scores,” Holden Lewis, home and mortgage expert at NerdWallet, told MarketWatch. “But the truth is that home buyers with high credit scores will pay less for their mortgages than people with low credit scores.”
In its statement addressing “misconceptions” about the new rule, the FHFA said that “higher-credit-score borrowers are not being charged more so that lower-credit-score borrowers can pay less,” and stressed that “the updated fees, as was true of the prior fees, generally increase as credit scores decrease for any given level of down payment.”
The federal government did eliminate certain upfront homebuying fees for first-time buyers with lower incomes “who nonetheless have the financial capacity and creditworthiness to sustain a mortgage,” FHFA said. It also upped fees on products such as second-home loans and cash-out refinances, the statement read.
Half-truth #3: Home prices are about to crash
High home prices may have some would-be buyers hoping for a crash, but don’t hold your breath, Lewis said. In a survey from January, NerdWallet found that two-thirds of the respondents expected the housing market to crash in the next three years.
“There’s a lot of misinformation about home prices crashing,” Lewis said. “Home prices aren’t moving in the same direction nationwide. Home prices are falling in many markets on the West Coast, plus Boise, Las Vegas and Austin. But prices are rising in a lot of markets in the Midwest and the South.”
Cities like San Francisco, San Jose, and Reno saw home prices drop in the first quarter of this year by at least 10% year-over-year, the National Association of Realtors said on Tuesday. In Austin, prices dropped in the first quarter on an annual basis by 13.5% and in Boise by 10.3%, the NAR said.
Overall, the U.S. is facing a housing deficit, and there aren’t enough homes to meet demand.
While it may be tempting to speculate about the housing market crashing, one fact remains: People are still frustrated by how expensive it is to buy a home. In a separate survey by Fannie Mae, though respondents were more upbeat about falling mortgage rates, they said they expect home prices to go up in the next 12 months.
When planning for the overall financial security for yourself and those you love, life insurance should typically play a part. This is because the proceeds from a life insurance policy can be used to ensure that dependents and survivors won’t be left with having to pay a debt or other expenses out of their own pockets. These funds can also be used for ensuring that the daily living expenditures of a spouse and children can continue – without those you care about having to go into a financial hardship, or even to change their lives drastically.
If you are in the process of shopping for life insurance – or you soon will be – then several key factors are important to keep in mind. These include securing the right type and amount of insurance coverage, as well as making sure that the company you plan to purchase the coverage through is safe and stable financially, and that it also has an excellent reputation for paying out its policy holders’ claims. One carrier that meets these standards is Primerica.
The History of Primerica Insurance Company
Primerica has been in the business of offering term life insurance that is affordable since 1977. Since its beginning, the company has had a key focus on serving middle America’s “Main Street” families in neighborhoods across the country. Primerica was started by Arthur (Art) Williams, a former high school football coach turned life insurance advisor.
Within just the first few years of operation, the company contracted with Massachusetts Indemnity and Life Insurance Company – and by 1982, the company had gone public and started trading its stock on the NASDAQ market.
The company takes more of an educational approach, and in addition to insurance coverage, it also focuses on educating its prospects and customers. For instance, the company’s complimentary Financial Needs Analysis asks some important questions to pinpoint exactly where an individual or family is on their goals, and then it suggests various financial solutions that fit both their needs and their budget.
There are currently three components to Primerica’s life companies. These include the following:
Primerica Life Insurance Company
Primerica Life Insurance Company of Canada
National Benefit Life Insurance Company
Primerica’s products are offered through independent representatives, many of whom work on a part-time basis. Over time, Primerica has earned numerous awards and accolades, including being named to the 2015 Forbes list of America’s 50 Most Trustworthy Financial Companies. The company has it main headquarters in Duluth, Georgia.
Primerica Life Insurance Review
Today, Primerica is a leading provider of term life insurance in the industry. The company pays out an average of $3.5 million in benefit claims every day – and more than 90 percent of these allegations are paid out within 14 days of the claim being submitted. Currently, Primerica serves more than 4.3 million customers and policy holders.
The company currently has more than $728 billion of life insurance in force. A significant portion of the policies that are sold via Primerica agents are done so using the “Buy Term Invest the Difference” philosophy. This alludes to having clients purchase affordable life insurance, and use the remainder of their funds (that may have been spent on more expensive permanent insurance protection) to invest in mutual funds and other appropriate investments for the client.
Using this concept, Primerica believes that people should look at purchasing life insurance in the same manner that they view buying auto, health, or home owner’s insurance – in other words, maximize the amount of the coverage and invest the difference. Doing so can provide individuals and families the ability to accumulate more money, and in turn, live a stress-free retirement in the future.
Certainly, one of the key advantages of the term life insurance products that are offered through Primerica is the lower rates (as compared to a comparable permanent life insurance policy). While an insured can get a nice amount of coverage for a reasonable rate, especially if they are young and in good health at the time of application, it is important to keep in mind that term life insurance is only issued for a set period, such as ten, fifteen, twenty, or thirty years. Then, once the initial policy has expired, it will be required that the insured renew the policy if they want to keep coverage in force. This, however, will typically be at a much higher premium rate, given the insured’s then-current older age.
However, for those who are seeking a way to cover “temporary” needs, such as the payoff of a mortgage and ensuring that a child or grandchild has enough money to attend college in the future – then a term life insurance policy could be a viable option.
Insurer Ratings and Better Business Bureau (BBB) Grade
Due to its robust and stable financial footing, and the timely way it pays out claims to its policy holders, Primerica has earned high ratings from the insurer rating agencies. This includes an A+ (Superior) by A.M. Best Company, of which less than 20 percent of life companies meet this standard.
Also, Primerica has been an accredited company via the Better Business Bureau (BBB) since January 1, 1980. The company has been provided with a grade of A+ by the BBB, on a scale of A+ to F.
Over the last three years, Primerica has closed out a total of 140 customer criticisms through the Better Business Bureau (12 of which were closed out within the past twelve months). Of the total 140 customer complaints, 77 of them focused on problems with the company’s products and services, 33 focused on billing and collection issues, and the other 30 had to do with advertising and sales issues.
Life Insurance Coverage Offered Through Primerica
Primerica offers straightforward and affordable term life insurance coverage. Many of the policies that are sold by this company offer renewal options, so that the insured may continue coverage once the initial period of the policy has been surpassed.
There are many different ways in which policy holders may structure their insurance coverage through Primerica, as the company offers individual riders and add-ons like terminal illness benefit, waiver of premium, and increasing benefit riders.
Primerica offers value through their unique approach to buying life insurance. Its primary life insurance offerings include the TermNow and Custom Advantage plans. Both options offer guaranteed insurability to the insured’s age 95, as well as a terminal illness benefit, industry leading renewal options, affordable renewal rates, and the flexible use of riders that can help with increasing the coverage and / or better “customizing” the policy to better fit the insured’s needs.
Other Products and Services Available Via Primerica Insurance Company
In addition to term life insurance coverage, Primerica also offers several other products and services that can provide solutions to its clients. These include:
Investments – Primerica offers mutual fund investments so that clients can put away money for the future. In many cases, clients may have the option of either investing a lump sum, or dollar cost averaging whereby they invest a certain amount of money on a regular basis over time.
Auto Insurance Coverage – Primerica offers auto insurance coverage through the Primerica Secure Referral Program. Here, clients can obtain competitive rates in ten minutes or less, and most individuals will qualify for this coverage.
Home Owners Insurance Coverage – As with the auto insurance coverage, the home owners insurance coverage that is offered via Primerica is done through the Primerica Secure Referral Program, which can make it easy for individuals to find out the quote they are eligible for, and to move forward if it is the plan they choose.
Long Term Care Insurance – Primerica also offers long-term care insurance coverage via some of the oldest and most experienced companies in the long term care insurance market place. Having this coverage can help clients to ensure that their other assets and savings are secure and in place for their originally intended purpose.
Pre-Paid Legal Services – While many people may need the services of a lawyer, not everyone can pay the high fees that attorneys are known for charging. With legal insurance protection, though, the playing field is leveled. By having a legal insurance plan, clients can access a plethora of different services, such as will creation, legal consultation, motor vehicle-related benefits, durable powers of attorney, IRS audit assistance, and probate benefits.
Identity Theft Defense – Today, identity theft is the fastest growing crime – which puts everyone in harm’s way when it comes to having their identity stolen. By having identity theft protection, though, if an incident occurs, the client may be covered from a financial perspective, as well as via a long list of other support services.
Debt Reduction / Payoff Solutions – The debt solutions that are offered through Primerica can help individuals and families to get on the road to debt freedom. The Primerica Debt Watchers product allows clients to use the information that is contained in their Equifax Credit Report to put together a simple to understand plan towards paying off their debt. This differs from many of the other debt relief products that are found in the market place today because it doesn’t just limit clients to seeing debts on their credit report, but rather to create an overall plan for becoming debt free.
Also, in addition to the other educational solutions and concepts that may be provided include the following:
High Cost of Waiting
Pay Yourself First
Theory of Decreasing Responsibility
Rule of 72
Power of Compound Interest
Debt Stacking
Being out of debt, and well protected with life insurance and other coverage, can make clients’ lives much easier.
