The average mortgage rate for 30-year fixed loans rose today to 7.68% from 7.59% last week, according to data from Curinos. This is up from last month’s 7.40% and up from a year ago when it was 5.92%.
At the current 30-year fixed rate, you’ll pay about $710 each month for every $100,000 you borrow — up from about $704 last week.

15-year fixed mortgage rates
The mortgage rates for 15-year fixed loans inched up today to 6.94% from 6.82% last week. Today’s rate is up from last month’s 6.64% and up from a year ago when it was 5.33%.
At the current 15-year fixed rate, you’ll pay about $894 each month for every $100,000 you borrow, up from about $887 last week.
30-year jumbo mortgage rates
The mortgage rates for 30-year jumbo loans rose today to 7.65% from 7.32% last week. This is up from last month’s 7.24% and up from 5.77% last year.
At the current 30-year jumbo rate, you’ll pay around $707 each month for every $100,000 you borrow, up from about $703 last week.
Methodology
To determine average mortgage rates, Curinos uses a standardized set of parameters. For conventional mortgages, the calculations are based on an owner-occupied, one-unit property with a loan amount of $350,000. For jumbo mortgages, the loan amount is $766,550. These calculations assume an 80% loan-to-value ratio, a credit score of 740 or higher and a 60-day lock period.

On May 3, 2023, the Federal Reserve announced a third interest rate hike for the year — this time by 25 basis points. While the Fed doesn’t set mortgage rates, this increase in the federal funds rate could lead individual lenders to raise their home loan rates, too.
If you already have a mortgage, how this could affect your monthly payment will depend on if your loan has a fixed or adjustable rate. A fixed rate stays the same over the life of the loan, meaning your payments will never change. An adjustable rate, however, can fluctuate according to market conditions — which means you could see a rise in your monthly payments.
For example, if you take out an ARM for $250,000 with an interest rate of 5.5%, your initial monthly payments would be $1,719. But after the initial period is over, and the ARM switches to a variable rate, your payments could increase if the rate rises. If the rate rose just 25 basis points (5.75%), for instance, your payments would increase to $1,750.

While a fixed-rate loan will have the same rate throughout the entire term, an ARM will start with a fixed rate for a set amount of time and then switch to a variable rate that can change for the remainder of your loan term. For example, a 5/1 ARM will have a fixed rate for five years (the “5” in 5/1), then switch to a variable rate that can change once a year (the “1” in 5/1).
Whether a mortgage rate buydown is the right choice for you will depend on your individual circumstances and financial goals. If you plan to stay in the home for a long period of time and can afford to pay for the buydown, it could make sense. But if you know you’ll move or refinance your mortgage before you break even on the cost of the buydown versus the lower monthly payments, then buying down your rate might not be worth it.
Buying down your rate can be permanent or temporary, which will impact the overall cost. A permanent buydown is also known as purchasing mortgage discount points — for each point, you’ll typically pay 1% of the loan amount in return for 0.25% off your rate.
Temporary buydowns, on the other hand, will reduce your interest rate to a certain point, and it will then increase each year until you hit the original rate. Some common temporary options are 2-1 and 1-0 terms, with the first number being how much your rate is reduced in the first year and the second number being the reduction for the following year. Unlike discount points that are paid for by the buyer, this type of buydown can be paid for by the lender, seller or homebuilder.

I enjoyed doing them because it was super flexible and would earn me some extra money without any physical labor or really even any brain power.

Today’s 30-year fixed mortgage rate is 7.26% which is about the same as last week’s 7.26%, according to data from Curinos. This is a decrease from last month’s 7.52%. Last year around the same time, 30-year fixed rates were 5.84%, which makes today’s rate much higher than it was a year ago.
At the current 30-year fixed rate, you’ll pay about $690 each month for every $100,000 you borrow — the same as last week.

15-year fixed mortgage rates
Today’s 15-year fixed mortgage rate is 6.48%, about the same as last week’s 6.48%. This is a decrease from last month’s 6.71%. Last year around the same time, 15-year fixed rates were 5.16%, which makes today’s rate much higher than it was a year ago.
At the current 15-year fixed rate, you’ll pay about $873 each month for every $100,000 you borrow, down from about $880 last week.
30-year jumbo mortgage rates
Today’s 30-year jumbo mortgage rate is 7.32% which is higher than last week’s 7.24%. This is an increase from last month’s 7.23%. Last year around the same time, 30-year jumbo rates were 5.70%, which makes today’s rate around 2 percentage points higher than it was a year ago.
At the current 30-year jumbo rate, you’ll pay around $691 each month for every $100,000 you borrow, down from about $693 last week.

To determine average mortgage rates, Curinos uses a standardized set of parameters. For conventional mortgages, the calculations are based on an owner-occupied, one-unit property with a loan amount of $350,000. For jumbo mortgages, the loan amount is $766,550. These calculations assume an 80% loan-to-value ratio, a credit score of 740 or higher and a 60-day lock period.

If you already have a mortgage, how this could affect your monthly payment will depend on if your loan has a fixed or adjustable rate. A fixed rate stays the same over the life of the loan, meaning your payments will never change. An adjustable rate, however, can fluctuate according to market conditions — which means you could see a rise in your monthly payments.
For example, if you take out an ARM for $250,000 with an interest rate of 5.5%, your initial monthly payments would be $1,719. But after the initial period is over, and the ARM switches to a variable rate, your payments could increase if the rate rises. If the rate rose just 25 basis points (5.75%), for instance, your payments would increase to $1,750.

While a fixed-rate loan will have the same rate throughout the entire term, an ARM will start with a fixed rate for a set amount of time and then switch to a variable rate that can change for the remainder of your loan term. For example, a 5/1 ARM will have a fixed rate for five years (the “5” in 5/1), then switch to a variable rate that can change once a year (the “1” in 5/1).
Whether a mortgage rate buydown is the right choice for you will depend on your individual circumstances and financial goals. If you plan to stay in the home for a long period of time and can afford to pay for the buydown, it could make sense. But if you know you’ll move or refinance your mortgage before you break even on the cost of the buydown versus the lower monthly payments, then buying down your rate might not be worth it.
Buying down your rate can be permanent or temporary, which will impact the overall cost. A permanent buydown is also known as purchasing mortgage discount points — for each point, you’ll typically pay 1% of the loan amount in return for 0.25% off your rate.
Temporary buydowns, on the other hand, will reduce your interest rate to a certain point, and it will then increase each year until you hit the original rate. There are many different types of things you can sell, such as digital products like ebooks or web design templates, which don’t require inventory and can be sold repeatedly without additional cost. Physical products, on the other hand, can also be sold but keep in mind that you’ll need a plan for shipping, and you may have to spend money in order to have them as inventory to list on your store.
Another idea is dropshipping. This is a business model where you don’t need to keep inventory or ship products yourself. Instead, you work with suppliers who take care of inventory and shipping for you.
Below are some ideas for things you could sell through an online dropshipping store:
Travel items such as portable luggage scales, neck pillows, or travel cubes
Fitness equipment like yoga mats, weights, or resistance bands
Sustainable products such as reusable utensils, bamboo toothbrushes, tote bags, or eco-friendly cleaning supplies

Similar to the above, print-on-demand (POD) is a business model where you sell your custom designs on products like T-shirts, mugs, and books, but only print them once an order is placed.
It’s a popular way to start an online business with minimal upfront costs because you don’t have to worry about inventory. Your job is to create the designs and set up your online store.
Once a customer buys a product, the order goes straight to your POD supplier who prints and ships it under your brand name.

Stock photography is a way to make money online without any cash up front. If you already have a camera or even just a cell phone, you can get started selling stock photographs.
You are simply taking photos, putting them on a stock photo website, and selling them to people and companies.

In general, the higher your credit score, the lower your rate will be. So before you apply, it’s a good idea to check your credit to see where you stand. If you find any errors in your credit report, dispute them with the appropriate credit bureau to potentially boost your score.
Comparing lenders: Taking the time to shop around and compare your options from as many lenders as possible can help you find the best deal. In addition to rates, make sure to also consider each lender’s terms, fees and eligibility requirements.
Improving your credit score: If you have less-than-perfect credit and can wait to apply for a mortgage, it could be worth working to improve your credit beforehand to qualify for better rates in the future. Some possible ways to boost your credit include paying all of your bills on time and aiming to keep your credit utilization (the amount of credit you’ve used compared to your credit limits) on credit cards and lines of credit at 30% or less.
Reducing debt: Paying down debt could help lower your DTI ratio, which is how much you owe in monthly debt payments compared to your income. Having a lower DTI ratio can make you look like less of a risk in the eyes of a lender, which can result in a lower rate.
Choosing a shorter repayment term: Lenders typically offer lower rates to borrowers who opt for shorter terms. For example, you’ll likely get a lower rate on a 15-year mortgage compared to a 30-year loan.

It’s easy to understand why a teenage athlete might be overly eager to sign any business deal that comes their way, but tread carefully, says Helen Drew, a professor of practice in sports law at the University of Buffalo.
“Student athletes are somewhat at the mercy of the people who would be engaging with them,” she says. “It’s hard to know whether or not the deal is worth taking.”
Drew recalls a deal she saw in which a student was being asked to give power of attorney as part of the deal. “He [the student] had no idea what that meant,” she said.
A power of attorney is a legal document that lets another person or business act on your behalf in certain situations, and probably isn’t top of mind for a 19- or 20-year-old.
“[Student athletes] have to understand a contract before they sign it,” says Luke Fedlam, partner and chair of sports law at Porter Wright Morris & Arthur LLP in Columbus, Ohio.
Drew says to pull your parents in, use caution and vet the business before signing anything. “If it looks too good to be true, it probably is.”
And if you spot a term like “power of attorney,” you may want to consult an attorney.
2. Budget earnings to last
When a reputable deal does go through, you can get paid. That’s when you have to start thinking about the future.
Assuming you’re not Bronny James, expect deals to be sporadic with varied pay. Even for those able to earn six or seven figures, classic financial concepts still apply.
Fedlam advises young earners to buckle down with a budget and plan for how to spend and save the money.
It’s a concept that needs to be drilled into adults, too. But once you do it — open a spreadsheet and set some spending guardrails — you’ll be glad you did. Put some money in savings to establish your emergency fund. Strive for $500, then build it up from there.
If your personal brand is bringing a sustainable income, it would be wise to put retirement savings on your radar now.
3. Plan to pay taxes
While you’re finding room for savings, keep the IRS in mind, too.
The good thing about a regular day job, boring as it sounds, is employers typically withhold taxes from your check — so you don’t have to do the math later. That may not be the case with a one-off NIL deal.
“Typically in these agreements, the responsibility for paying taxes is passed to the student athlete,” Drew says.
Depending on your earnings, you may need to pay self-employment tax and make quarterly estimated tax payments to avoid a big bill come April.
Athletes with higher earnings and multiple sources of income may want the help of an accountant.
4. Budget your time, too
There are many ways athletes can make money from their name, image and likeness, but social media influencer marketing tops the list of NIL activities, says Bill Carter, an NIL educator and consultant and founder of Student-Athlete Insights. (For example, Company X gives a student athlete money to post about a product on the athlete’s social media account.)
Posting for pay may sound like music to a teenager’s ears, but it may also be more work than you think.
Carter administers a monthly NIL survey of a panel of 5,000 college student athletes and 1,000 high school prospects.
According to data from the poll, a social media post as part of an influencer campaign takes about three hours, on average.
Athletes used to free-posting personal stuff on social media may be taken aback by the planning, coordination and communication required to post for a business, Carter says.
If you’re an athlete already working with limited free time, be prepared to grind it out off the field, too.
5. Seek education
Experts say financial education is essential for young athletes navigating NIL, but acknowledge it’s a work in progress.
School programs aren’t necessarily built for what comes with NIL, Drew says. She also laments the lack of basic financial education in grade school.
“The types of things these kids need are things every adult needs,” she says. “Maybe you don’t need to balance a checkbook anymore. But you should probably have some understanding of what the ramifications of signing any kind of contract are.”
Carter says his survey results regularly show student athletes involved with NIL are eager to learn more about areas like investing and the basics of how to build credit.
