In our latest real estate tech entrepreneur interview, we’re speaking with Ben McDougal from OpenOpen.
Without further ado…
Who are you and what do you do?
My name is Ben McDougal. I’m a tech founder, multimedia marketer, aspiring author and entrepreneurial ecosystem builder in our connected era
What problem does your product/service solve?
Open houses generate sales for home builders and create leads for real estate agents. While the value of open houses is clear, coordinating the ongoing schedule between multiple properties and a team of realtors became a recurring hassle.
We built OpenOpen as an internal workflow tool to save time and reduce confusion. This open house scheduler allowed our home building company to have more of our available properties open to the public. For agents, this mobile app made it easy to host more open houses, even if the home was not their own listing. The win/win results were remarkable, so our team commercialized the platform. Welcome to OpenOpen!
What are you most excited about right now?
Creating art that fuels positive change in a time where we can all do more with less. As an entrepreneur, I enjoy solving problems and building within a passionate and hard-working community of fellow founders. I’ve learned the energy of accelerating others is unmatched and while OpenOpen is a slick little tool built to do one thing well, it’s neat knowing our team is helping others continue to build.
What’s next for you?
Our friendly team is now onboarding early adopters. Who’s a good fit? Home builders who want to optimize their open house experience. Also, brokerage owners who are eager to differentiate their agency by expanding access to open house for their team of agents. If you’re ready to save time while unlocking more open houses, activate your free trial by visiting https://OpenOpen.com/free-trial.
What’s a cause you’re passionate about and why?
Using the art of connection to break down barriers to entrepreneurship. One way I’ve taken action is my participation in a program provided by the Kauffman Foundation, called 1 Million Cups. This community-driven event brings entrepreneurs together over coffee every Wednesday morning. With concise presentations from entrepreneurs each week, 1MC connects, educates and accelerates entrepreneurs while helping to unite entrepreneurial ecosystems in over 150 communities nationwide. Why 1 Million Cups? Entrepreneurship is a lonely rollercoaster. Connecting into a community is essential to evolving ideas in reality. Along with the innovative energy I receive from the stories of fellow founders at 1MC each week, it’s provided a consistent way to help others pursue their own entrepreneurial ventures. Keep building!
Thanks to Ben for sharing his story. If you’d like to connect, find him on LinkedIn here.

Back in 2013 my friends and I graduated, got jobs, and strangely, began seeing positive numbers in our bank accounts (student loans notwithstanding).
To protect and organize this novel and exciting resource, the savvy among us downloaded budgeting apps. Others budgeted in Excel, and the rest (including me) spent blindly, dreading our monthly statement like a jury summons.
Point is, seven years ago there were plenty of options for virtually managing your budget. Today, there are perhaps too many. There are hundreds of apps for climbing out of debt, budgeting between spouses, investing a percentage of your savings, even budgeting as a freelancer.
With overwhelming options and data breaches still making headlines, is it time to return to good ol’ budget spreadsheet?
What’s Ahead:
Here’s why I budget using spreadsheets
For six months in 2015, I tried everything I could to start meditating. I knew the practice would be challenging, so I tried to flatten my learning curve with apps, books, and by carefully studying the esoteric ramblings of gurus on YouTube.
Nothing worked. I couldn’t close my eyes for six minutes without snatching up my phone like Bilbo Baggins to resume my consumerist coma. It wasn’t until I visited a Buddhist monastery, and meditated for 45 minutes straight with no apps, music, or guidance, that I finally mastered the practice.
I found budgeting to be the same way. I knew it wouldn’t be fun, so I spent weeks trying dozens of different budgeting apps. They sent me reminders, gold stars, and even performed many essential tasks for me.
I wasn’t learning. I was looking for the path of least resistance.
But critical life skills are sharpened through resistance. Budgeting in a spreadsheet is like meditating without music or lifting free weights instead of using machines. You’ll sweat more, but you’ll grow faster. If sweating isn’t your thing, using apps like Mint to track your finances is a great alternative to budgeting in spreadsheets.
As illustrated in the “Pros..” section below, there are plenty of objective advantages to budgeting in a spreadsheet versus an app. Spreadsheets are extremely reliable, built upon the most simple, stable, and well-supported software in the world. Spreadsheets won’t crash or hamper you with surprise “security updates.” They’re effortless to share, and there’s a free template for virtually every conceivable scenario. Best of all, spreadsheets are infallibly secure. While many apps will store your most compromising information using security that’s failed before, there’s nothing a virtual villain can do with your spreadsheet in plain view.
But it’s the subjective psychological advantages of spreadsheet budgets that I believe give them the edge. The security and stability lower stress. The raw journaling aspect offers moments of deep introspection. Finally, the act of learning a new skill in the most organic way offers rewards and nourishment.
My top three budgeting tips
If you’re reading this article, you’re either looking to start budgeting or considering changing up your current method. In either case, you deserve a high-five because budgeting isn’t easy.
There’s a psychological weight to knowing precisely how much money you do (or don’t) have at all times. But trust me, it’s much less burdensome than the pervasive anxiety of not knowing and making poor financial decisions as a result. Plus, budgeting helps you save more, invest more, and makes you a better partner.
Whether you’re just getting started or looking to refine your process, here are my top three budgeting tips:
Be as honest with your budget as you are with your doctor
What do your doctor, your therapist, and your budget all have in common? They all help you solve big problems, but they can only help if you’re honest with them.
It can be extremely hard to admit to yourself just how much you’re spending on certain things, and in tandem, how much money you’re not really saving. But like a mystery stomach pain, mystery spending only gets worse with time.
So when you begin the budgeting process, be honest with yourself. Record everything. If looking at a certain expense makes you cringe, good! Like a massage therapist finding knots in your back, discovering cringeworthy expenses is pretty much the whole point.
Don’t forget insurance and retirement
Perhaps the most common mistake among budgeters is forgetting to include big, routine expenses that fall outside of a monthly cycle. The two that are most oft-forgotten are retirement and insurance.
Generally speaking, you should consider putting away at least 10% of your monthly income into a retirement account. I highly recommend opening a Roth IRA. Remember to subtract whatever you stash away from your monthly income on your spreadsheet.
Similarly, be sure to factor your insurance premiums into each month’s budget. Even if you pay in full, whatever you pay in total annually for home/renters, medical, and auto should be divided by 12 and included in your monthly expenses.
Think of budgeting as “money journaling”
The process of journaling is excellent for your mental health because it “helps you prioritize problems, fears, and concerns” and “provides an opportunity for positive self-talk,” according to the University of Rochester Medical Center.
Because “budgeting” can have loaded connotations, I think of budgeting as “money journaling.” If I’m nervous about my income-to-spending ratio, I record everything to remove the fear of the unknown. Then, I either discover that I’m well within my spending limit, or that I’ve exceeded it and should go lean until the end of the month.
In either case, I feel much better.
Pros of budgeting in a spreadsheet
Versatile and easy to share
Perhaps you’re worried that budgeting in a spreadsheet will involve the complex drudgery of designing something from scratch. Thankfully, nothing could be further from the truth.
I like Google Sheets because it’s free, cloud-based, and doesn’t require surprise lengthy updates. Plus, the platform has hundreds of professional and user-sourced budget templates for every possible scenario. When you find a template you like, you can click FILE > MAKE A COPY, and ta-da, it’s yours forever.
Plus, Google Sheets makes it easier than most apps to share your spreadsheet with friends, family members, or your financial advisor. And when things get private, you can dynamically update the view, comment, or edit access (or revoke it entirely!).
Download Money Under 30’s official “Simple Budgeting Spreadsheet” for Excel here.
Here to stay
Apps come and go, regardless of popularity. Thousands of full-time Viners didn’t think they’d lose their primary source of income overnight until they did.
While budgeting apps are probably less volatile than social media platforms, it’s safe to say that Google Sheets and Microsoft Excel will be around much longer than many of the medium-sized budgeting apps competing on the Apple or Play Store.
By “investing” in a spreadsheet over an app, you can rest assured that your preferred budgeting tool will always be available (and offline, no less).
Better security
A lot of money management apps prompted me for my bank account information. Although they listed good reasons for the invasion of privacy (real-time budgeting data, auto-deposits into retirement, etc.), it still made me feel uneasy.
If the Equifax breach has taught us anything, it’s that a miserly approach to sharing personal information is probably a good idea. Keeping your budget spreadsheet and your accounts separated may be less convenient, but it’s indisputably safer.
There’s very little a hacker can do with a copy of your budget spreadsheet other than mock you for spending $41 on Ben & Jerry’s Chocolate Therapy.
Now that I’ve covered the advantages of budgeting with a spreadsheet, I should acknowledge some shortcomings.
Cons of budgeting in a spreadsheet
Can lack user-friendliness
Rather than overwhelm you with a sea of empty cells, apps YNAB (You Need a Budget) will ease you into the process by asking a few questions at a time to calculate your income, expenses, and goals.
If you feel especially psychologically intimidated by the budgeting process, or you need extra help cataloging your expenses, the Q&A format of many user-friendly apps may ease some of your troubles.
Short on features
Even the best-designed spreadsheet templates are still static in nature and require your input to work effectively. Apps, by contrast, can be more dynamic, automatically adjusting your data based upon the access you give it to your accounts, bills, etc.
While you can write those off as mere conveniences, it’s hard to ignore how some apps will even go so far as to drive behavior. A spreadsheet admittedly can’t send reminders to your phone to stop spending, nor can it automatically invest for you.
Not mobile-friendly
I’d hesitate to call Sheets or Excel “mobile-friendly” – a more apt descriptor would be “mobile-tolerable.” Before a medium-sized purchase, I can always take a quick glance at my budget on Sheets mobile, but I lack the dexterity or patience to make any actual changes until I find a laptop.
By contrast, virtually all budgeting apps are designed to be mobile-friendly. If you’re someone whose laptop stays sheathed most of the day as you do most admin tasks on your phone, an app may better fit your lifestyle.
Summary
My budgeting spreadsheet is like a Toyota SUV – it may be short on fancy features or connectivity, but it’ll always be there and it will never break down.
Even still, while I strongly prefer to budget using a spreadsheet, there’s really no right answer for everyone. What’s most important is that you’re budgeting somehow, somewhere.
Welcome to the world of Bohemian-inspired home design, where creativity knows no bounds and a free-spirited aesthetic reigns supreme. Whether you’re seeking to transform your apartment in Rochester, NY or add a touch of wanderlust to your suburban home in Orlando, FL, the Bohemian design can transport you to a world of balance, harmony, and unconventional beauty.
In this Redfin, we’ll explore expert tips and advice from professionals in the field to help you achieve the perfect Boho look for your home. Learn from professionals about self-expression, celebrate diverse cultures, and weave your own narrative into your home decor. Whether you’re a seasoned at heart or a newcomer to this design philosophy, these experts will guide you through the process of creating a space that exudes warmth, peace, and the allure of the unconventional.
1. Boho style is all about balance
In Bohemian design, finding balance is key to creating a harmonious and visually pleasing space. While the style embraces eclecticism and the mixing of various elements, it’s important to strike a balance between contrasting elements to avoid overwhelming the senses.
“One common mistake people often make is forgetting that balance is crucial in Bohemian design,” says Josh Cemelich from ABT Modern. “The style’s essence lies in the artful blend of patterns, colors, and textures while maintaining a sense of harmony. An overabundance of elements without careful curation can result in visual clutter rather than a calming, inviting ambiance.”
2. In Bohemian design, there are no rules
In Bohemian design, the beauty lies in its lack of rules and strict guidelines. It’s a style that encourages individuality, self-expression, and a free-spirited approach to decorating.
“I love the freedom that the Bohemian aesthetic offers. It gives me the liberty to mix different eras, such as Twentieth Century pieces, with organic elements like rattan or various woods. The intentional use of eclectic art and sculpture brings in a layer of personal expression that truly embodies the spirit of boho,” says Josh.
“My advice to those embracing a Bohemian-inspired home is to let your space tell your story. Let each piece of furniture, each artifact, each color, and texture echo your personal journey. Remember, in a Bohemian home, there are no rules—only a boundless canvas for your creativity.”
3. Bohemian design is a tapestry of art, culture, and unconventional beauty
Boho design embraces diverse influences from around the world, blending elements of different cultures, eras, and artistic styles.
“Having a Bohemian-designed home is all about celebrating art, beauty, and bold unconventional choices of colors, textures, and patterns that all unexpectedly harmonize together in a delicious collection from all over the world,” shares Studio Mishou.
“Imagine lush rugs, gallery walls of paintings, light fixtures that resemble interesting giant jewelry pieces, fantastic pillows in all kinds of indulgent fabrics, an abundance of color, and art objects that initiate conversations. Basically, a Boho home is like that eccentric aunt who wears fabulous silk caftans, has traveled the world, and hosts the best cocktail parties with people from all walks of life.”

4. Incorporate natural elements into your Bohemian inspired home
Utilizing natural elements is a fundamental aspect of Bohemian design, adding an organic and grounding touch to the overall aesthetic. The Bohemian style embraces the beauty of the natural world, bringing in elements such as plants, natural fibers, and raw materials.
“Use natural, sustainable elements such as wicker, rattan, wood, metal, and bamboo, all of which are beautiful and can be utilized in various ways to create an eclectic and grounding ambiance,” recommends Rooms Refreshed.
“Plants are particularly inspiring for creating a Bohemian atmosphere as they bring the essence of the outdoors inside. With a wide range of indoor plant varieties available, mix and match them to create your own living, colorful artwork.”

5. Add vibrant, colorful expressions for an artistic flair
Bohemian style celebrates the bold and the unexpected, encouraging the use of vibrant hues and expressive palettes throughout the space.
“As an artist who lives and breathes the boho look, I use vibrant color combinations abundantly to create the desired aesthetic. My favorite colors include orange, pink, yellow, bright purple, lime green, and a profusion of teal,” suggests Teresa Stone, Known as the Gypsy Gardener, from The Bazaar On Apricot & Lime.
“My Bohemian home serves as a direct reflection of my artistic expression. My art predominantly revolves around abstract floral themes, and I extend my creative palette beyond canvas by painting on various furniture pieces sourced from thrift stores or stumbled upon curbside..”

6. Create a look that reflects your personal style
Boho design encourages you to embrace your individuality, allowing your space to become a canvas for self-expression.
“Bohoemian style is about creating spaces that reflect personal tastes and experiences, rather than adhering to specific design rules or trends,” says Luonto Furniture. “ It’s about creating spaces that are not just visually appealing, but also comfortable, inviting, and full of character.”

7. Create a narrative by weaving travel memories into your decor
Capture the spirit of your adventures by incorporating travel-inspired elements throughout your home. Displaying souvenirs, such as maps, globes, or postcards from your journeys, adds a personal touch and sparks conversations about your experiences.
“Travel is a big focus for me and my family. Sometimes it is to an exotic location like Nepal, and other times it is a Sunday drive to the foothills for a hike. Of course, we have photo albums to record the trips, but I like to keep those memories more present by weaving a lot of our travel finds throughout our house, on bookcases and side tables,” shares Cydney Davis-English, Owner and Design Lead for The English Garden.
“We try to avoid tourist stop posters and shot glasses and instead seek out local artists. Making a purchase from a local artist or shop owner doesn’t have to be expensive, and it helps keep those businesses vibrant. Whether it’s a piece of pottery, a small drawing, or even something functional like a candle or kitchen item, these items can help us relive our trips.”

8. Add floral accents
Embracing the presence of flowers and botanical elements brings life, color, and a sense of serenity to your space.
“Make a living, organic element one of your decorating layers,” says Cydney, a third-generation flower shop owner. “With Bohemian styling, it’s easy for things to appear busy and cluttered. By focusing your flowers on one bold shot of colo, you can add a vibrant touch without overwhelming the visual space. Additionally, keep the plant elements simple by displaying them in unpatterned terra cotta pots or colorful ceramics.”
9. Break up your Boho-chic space into zones
“Just as if you were planning a boho-chic wedding, break up your space into zones that will serve specific functions while fitting the desired theme,” suggests Walt Shepard from Inside Weddings.
For example, create a cozy reading nook with layers of textured pillows, bold-toned blankets, and candlelight emitted from lantern-inspired votives; adorn the dining area with woven place mats, place settings featuring mismatched china in various colors and prints, and organic centerpieces surrounded by bud vases; or curate a bohemian-inspired lounge with a rich velvet or leather sofa, statement vintage chairs, and cozy, soft accents for an eclectic look.”
Breaking up your Boho-chic space into zones is a practical and stylish way to optimize the functionality and flow of your home. By defining specific areas within your space, you can create distinct zones for different activities, while maintaining the overall bohemian aesthetic.
10. Expand your Bohemian space outdoors
Transforming your outdoor area into a bohemian oasis extends your living space and creates an enchanting retreat.
“I believe in embracing the Bohemian design philosophy not only indoors but also in outdoor spaces,” says says Rafael Montilla from Art Miami Magazine. “By utilizing cozy seating areas, layered textiles, and organic materials, you can create a seamless transition between inside and outside, allowing for a holistic boho experience.”
11. Add texture in every room
“Introduce various textures to add depth and visual interest to your space,” suggests Bohemian Hive. “Combine smooth surfaces like glass or metal with textured materials like velvet, fur, or woven fabrics. Textures can be incorporated through rugs, cushions, curtains, or even wall treatments like textured paint or wallpaper.
Another way to do this is by mixing and matching furniture, old, and new decor. Incorporating unique vintage or thrifted pieces adds character to your eclectic design. Explore flea markets, second hand stores, or online platforms to find one-of-a-kind items that can become conversation starters in your space.”
By incorporating various textures, you can enhance the cozy, eclectic, and inviting nature of Bohemian style.
12. Incorporate live plants whenever possible
“Plants are a great, low-cost way to add energy and color to your space, and they really enhance the modern boho aesthetic,” shares Homescaped. Bohemian design is heavy in texture and can be a mix of furniture pieces from different styles to create an eclectic, collected over time look. Think macrame planters and that vintage coffee table you saw at the flea market last weekend, combined with a modern sofa and colorful, vibrant throw pillows. Avoid making everything too matchy-matchy.”
Plants not only enhance the aesthetic appeal of your home but also contribute to a healthier and more rejuvenating environment.

13. Use Rainbow prisms to add a magical touch to your space
“Rainbow prisms are one of the most inexpensive, renter-friendly, and easy-level DIY ways to enhance your space,” suggests Amelia Dean, Owner of Bohemian Reves. “Using either a suncatcher window sticker or a faceted crystal hung from clear fishing wire, you can place them in a southwest or northeast window or attach them to the ceiling.
Placing these prisms in hallways and small areas can have a significant impact, and using both methods together can create captivating dimensions. For bolder prisms, use round crystals as they keep the energy flowing. For softer prisms, stick to flatter chandelier shapes.”

14. Dry-lay tiles on window sills and room borders
“Renting? Not a problem. I have a small obsession with dry-laying tiles without adhering them to transform window sills and room borders,” says Amelia. “Often, after living with and testing tiles in a space, I’ll either find it validates my decision in the spot I choose or that it could have a more suitable home. Perhaps they are more delicate than you thought or they clash with something else that has changed along the way.
This has saved me countless times. Be sure to keep a flat, solid substrate in mind and only place them in areas that will not be walked on to avoid breaking or damaging the tile. Look for sale tiles or tiles that have less than 1000 square feet left. It’s an amazing way to save money and keep your home diverse and stimulating. Don’t toss your tile samples, they’re often the perfect size for windowsills.”
Courtesy of Bohemian Reves
16. Embrace mismatched furniture
Rather than aiming for perfectly coordinated sets, embrace the beauty of individuality and mix different styles, eras, and finishes.
“The days of matchy-matchy furniture sets are long gone,” shares KB Design. “Especially if trying to achieve the boho look. The more eclectic, the better. If you currently have a more traditional couch set, and trying to upfit on a smaller budget, create the eclectic feel by sourcing a funky coffee table, lamps, playful pillows and low-sitting accent chair. Mirrors, taper candles, books from your travels, and anything else special that speaks personally to you.”

17. Invest in Bohemian craftsmanship
Seek out unique, handcrafted pieces that showcase the skill and artistry of local artisans. Look for furniture, textiles, ceramics, and decorative items that are made with traditional techniques and showcase intricate details.
“Enhance your free-spirited Bohemian Lifestyle by showcasing exquisite solid wood creations in your home,” says Bohemian Works. “Add authentic wood accents that embody organic forms, blending functionality and aesthetics seamlessly. From flooring to kitchen doors, create a harmonious living space that celebrates the essence of Bohemian design.”
What happens if your landlord tries to return your $500 security deposit but they don’t have your forwarding address? Or the company whose stock you bought in college is trying to send you dividend checks in the mail, but they never get cashed? In both cases, your money becomes “unclaimed property”.
After claiming your money, bank your funds somewhere you can watch them grow* – Chime® offers 2.00% APY7 with no monthly fees2
In total, Americans have $42 billion in unclaimed property, creating the world’s largest financial lost-and-found. On average, 1 in 10 Americans have unclaimed property in the form of uncashed checks, forgotten deposit boxes, and more just lying around waiting for their owners to come claim them.
Could you have unclaimed cash? How can you check? Let’s investigate.
What’s Ahead:
What is “unclaimed property”?
Unclaimed property is a financial asset that has an owner, but the owner hasn’t come to get it.
The most common examples of unclaimed property are checks that haven’t been cashed. These could be returns of security deposits for rent or utilities, final pay stubs, refunds, class action settlements, stock dividends, royalty payments, and more (all the more reason you should give your direct deposit information whenever possible).
Other examples that probably aren’t as applicable to the under-30 crowd include long-dormant savings and checking accounts, life insurance payouts, and tangibles such as forgotten security deposit boxes.
How and why does property go unclaimed in the United States?
Property goes unclaimed all the time in the United States, mostly because financial entities are unable to contact owners.
Let’s say your old leasing company tries to return your $500 security deposit. However, without your direct deposit information or your forwarding address, they’re kind of stuck. They might try to reach out to you via email or your cell, but most states only require the holder of the property to reach out to the owner via snail mail once.
If you don’t claim your $500 after the, erm, letter, the $500 enters a “dormancy period” of typically one year before the financial institution holding the money must officially declare it as unclaimed property to the state.
So basically, if you don’t cash your $500 check within a year of moving out, your leasing company will turn it over to the “lost and found” aka the state government.
What are the laws surrounding unclaimed funds?
Laws surrounding unclaimed property areextremely strict. Financial institutions are not allowed to keep the unclaimed property under any circumstances; they must report it to the state immediately after the dormancy period.
If they don’t, and try to pocket the goods, they’ll get into immense trouble with the IRS. Furthermore, there’s no statute of limitations on unclaimed property so the feds can come knocking anytime, and audit companies back for decades to make things right.
The lengths our government goes to in order to protect unclaimed property for individual Americans is pretty awesome, if you ask me. Without those property protection laws in place, many companies would probably begin leveraging every manipulation tactic in the book to cheat consumers like us out of our rightful property. For example, a lot of checks from financial institutions to individuals might start mysteriously disappearing from the mail…
After all, how would you feel if your landlord simply waited for you to forget about your deposit and spent your $500 on some tacky lobby statue?
Do unclaimed property laws change based on location?
Yes; each state has their own unclaimed property laws. Variables like dormancy periods, due diligence, and more might vary across borders.
For example, Alabama’s dormancy periods average three years, but for some reason, financial entities don’t have to report traveler’s checks as unclaimed until they’ve gone un-cashed for 15 years.
In New York, holders of the property must perform the following due diligence at least 90 days prior to reporting the property as unclaimed: contact the owners via snail mail at least once, twice if the value of the property exceeds $1,000.
Most states have similar laws calling for such comically little “due diligence.” But in all seriousness, I totally get it; companies don’t hire teams of private investigators to find Steve, who never cashed his $6.47 dividend check back in 2009. Rather, it’s our responsibility as consumers and patrons to keep our contact information up to date and make it easy for these institutions to pay us.
Who’s tracking unclaimed property?
Once the financial entity holding the unclaimed property reports it to the state, the state tracks it on a government-run database, accessible through a web portal.
While each state runs and maintains their own unclaimed property database, you don’t have to search every state you’ve lived in individually. Thankfully, there are trustworthy third-party sites that can show you a bird’s eye view of all the states where you have unclaimed property.
The two most popular unclaimed property sites are missingmoney.com and unclaimed.org. I like them both for different reasons.
Missing Money cuts to the chase, letting you find out if you have unclaimed property, and in which states, in less than a second. All you have to do is plug in your name and voila, a list with links to claim in each state appears (more on that in the next section).
Unclaimed.org, the official site of the National Association of Unclaimed Property Administrators, is a better destination for simply learning more about unclaimed property in general. It features a search function, but it’s less usable and accessible than Missing Money. Still, there’s tons to learn on Unclaimed.org if you’re curious to know more about this strange phenomenon.
How can I find out if I have unclaimed funds?
You can find out if you have unclaimed property in seconds by plugging your full, legal name into Missing Money’s search bar.
To my shock, I was one of the lucky Americans with unclaimed property. Woohoo!
One quick look at the “Reported By” column and I knew exactly what had happened. I own some shares of Disney stock and they’ve apparently been sending my dividend checks to an old address in Wisconsin. It’s been going on for so long that my unclaimed cash has accumulated into a nice pile that will cover my fall latte budget.
How can I claim my unclaimed funds?
If you also have unclaimed funds, all you have to do is click CLAIM next to your name (Missing Money will list everyone else with your name, so be sure to click the one that matches your current/past address to confirm it’s you).
Using the CLAIM button I was redirected to the WI state government website where I followed some pretty logical steps to complete my claim. To nobody’s surprise, the first thing they asked for was my direct deposit information.
Next, Wisconsin (and I assume most other states) requires you to provide three documents to prove your identity: a government-issued ID, proof that you lived at the address associated with the claim, and proof of your social security number.
My ID and work documents covered #1 #3, but #2 was a bit more of a challenge. I dug through my inbox and thankfully found a scan of my old lease for the building, so I submitted that.
Once I’d submitted everything and provided my digital signature confirming I wasn’t a bad guy, I finally reached the confirmation page. I wasn’t too surprised to see that it would take six to eight weeks for an update, and I expect it will take even longer due to COVID-19.
Even still, I’m grateful that I not only had unclaimed property, but that Disney reported it, the state government of Wisconsin tracked it, and the claim submission process was rigorous but user-friendly.
If you haven’t already, I very strongly encourage you to spend a minute on Missing Money, searching for unclaimed property belonging to you or your loved ones.
While technically there’s no big rush to claim your unclaimed property, it’s not doing anyone any good just sitting in a state escrow. You might as well file a claim and grab it now so you can begin multiplying it!
What should I do with my money once I receive it?
If it’s money you don’t need right now, why not toss it into a savings account and let it accumulate a little interest? I’m a fan of both Chime and the CIT Bank Savings Builder as options.
With a Chime Automatic Savings Account, you’ll enjoy an above-average interest rate of 2.00% APY7 right off the bat. Plus, you’ll have the option to round up every purchase to the nearest dollar, depositing the change into savings and filling your monthly statements with clean, whole numbers. ^
Open a CIT Savings Builder Account and you’ll score up to 1.00% APY compounded daily. In order to keep that sweet compounding interest, CIT requires you to maintain a balance of $25,000 or deposit at least $100 monthly, which I see as a perk; it ensures that you don’t neglect your savings account, lest you totally forget about it and find it on Missing Money in 10 years! See details here.

Summary
I’ll admit that when I was first assigned to investigate “unclaimed money and how to get it”, I thought it sounded super sketchy. But nothing could be further from the truth.
Reclaiming your unclaimed money from the government is a smooth process, and one that you should repeat at least once a year. After all, it only takes a few seconds to check. Plus, searching for any unclaimed property could be a great way to share something new with your folks and even fund Christmas this year.
Unlike yesterday, there is no meaningful economic data to move the needle this morning. Bonds continue biding their time, waiting for “meaningful.” Until then, technicals and tradeflows are driving what little amount of movement there is. Today’s version happens to be slightly stronger. It could just as easily have been slightly weaker.
The modest gains mean that yields are once again attacking the lower boundary of the prevailing range at 3.72. We’ll believe in a breakout when we see one that sticks. Technicians assume a friendly breakout is slightly more likely due to the positive momentum shift that’s always implied when bonds flat-line after spiking. Technicians should keep in mind that–even though

Inspired by the artistic flair of small European hotels, founder Bill Kimpton was an early adopter of a locally focused hotel experience, creating a brand known for its eclectic style tied to the culture and vibe of the surrounding neighborhood.
Today, there are Kimpton properties in 52 cities across the world, with over 20 new properties slated to debut over the coming years.
When IHG acquired the Kimpton brand in 2014, the hotel’s portfolio grew in value, too. IHG loyalists were finally able to earn and redeem points for boutique hotel stays, which had been historically a tricky proposition, not only within IHG but with any of the major hotel points programs.
With so many appealing hotels to pick from in some of TPG’s top travel destinations, choosing favorites is never easy. But, from Asheville, North Carolina, to London, England, here are some of TPG’s most loved Kimpton Hotels.

There has been a growing trend in recent years towards eco-friendly decor. The rising awareness of the environmental impact of our homes and the increasing availability of sustainable materials and products is driving this demand.
Rising awareness of our home’s impact on the environment and the growing availability of sustainable materials are driving this demand.
There’s also the rising popularity of minimalist and Scandinavian design styles that emphasize simplicity.
You can do numerous things to make your home more eco-friendly, from choosing sustainable materials for your furniture and flooring to using recycled materials in renovations.
Here are some of the latest trends in eco-friendly home decor for 2023.
Sustainable furniture
Sustainable furniture is made from materials harvested or manufactured in environmentally-friendly ways. This can include furniture made from reclaimed wood, bamboo, or other natural materials.
So, how do you recognize this type of furniture?
There are several certifications for sustainable furniture, including the Forest Stewardship Council (FSC) and the Sustainable Furnishings Council (SFC). Here’s what those certifications mean:
Forest Stewardship Council (FSC): The FSC is a non-profit organization that sets standards for sustainable forest management. FSC-certified furniture is made from wood harvested from forests that are managed in a way that protects the environment and workers’ rights.
Sustainable Furnishings Council (SFC): The SFC is a non-profit organization that sets standards for sustainable furniture manufacturing. SFC-certified furniture is made in a way that minimizes the environmental impact of the manufacturing process.
Greenguard Gold: Greenguard Gold is a certification awarded to products that meet strict emissions standards for indoor air quality. Greenguard Gold-certified furniture is made with materials that are low in volatile organic compounds (VOCs), which can harm human health.
These certifications ensure that the furniture was made from sustainably-managed forests and that the manufacturing process was environmentally friendly.
There are several sustainable furniture options available on the market today. These include furniture made from reclaimed wood, bamboo, and other natural materials. Many furniture brands like West Elm and IKEA are also committed to sustainability.
Natural textiles
Natural textiles are another great way to add a touch of sustainability to your home décor.
These textiles are made from fibers that are found in nature. These fibers can be obtained from plants, animals, or minerals. Some common examples of natural fabrics include:
Plant-based fibers: Cotton, linen, hemp, bamboo, jute, and sisal are all plant-based fibers.
Animal-based fibers: Wool, silk, cashmere, and mohair are all animal-based fibers.
Natural textiles are often considered more sustainable than synthetic textiles, as they can be produced without harmful chemicals. They are also usually more biodegradable, meaning they will break down more quickly in the environment.
But their benefits do not stop there for your home and the environment:
Comfort: They are often very comfortable to wear, as they are breathable and absorbent.
Hypoallergenic: Some natural textiles, such as wool and silk, are hypoallergenic, meaning they are less likely to cause allergic reactions.
Luxury: Natural textiles are often associated with luxury and quality.
Reclaimed materials
Reclaimed materials add character and history to your home décor. Look for furniture, flooring, and other home décor items made from reclaimed wood, metal, or other materials.
These items have a unique story to tell and will help make your home feel more special. We’ve compiled a guide below to help you incorporate more reclaimed and recycled materials into your home.
Volatile organic compounds (VOCs) are chemicals that can off-gas from paints and other building materials. These chemicals can be harmful to human health and the environment.
They can cause:
Eye, nose, and throat irritation: VOCs can irritate the eyes, nose, and throat, causing symptoms such as burning, stinging, and coughing.
Headaches and nausea: VOCs can also cause headaches and nausea.
Damage to the liver, kidneys, and central nervous system: Long-term exposure to VOCs can damage the liver, kidneys, and central nervous system.
Increased risk of cancer: Some VOCs are known to cause cancer.
On the environmental front, VOCs can decrease air quality by reducing visibility and increasing the amount of pollutants in the air. They also contribute to climate change by trapping heat in the atmosphere.
When choosing paints for your home, look for low-VOC or zero-VOC paints. These paints will emit fewer VOCs, which will help improve your home’s air quality.
Sustainable lighting
There are many sustainable lighting options available today. These include:
LED lights: Light-emitting diodes (LEDs) are the most energy-efficient type of light bulb available. They use up to 90% less energy than traditional incandescent bulbs and last up to 25 times longer.
CFL lights: Compact fluorescent lights (CFLs) are another energy-efficient option. They use about 75% less energy than incandescent bulbs and last about ten times longer.
Solar lights: Solar lights are powered by the sun, so they don’t require any electricity. They are an excellent option for outdoor lighting, such as pathways and patios.
Choosing sustainable lighting for your eco-friendly decor in 2023 helps reduce your overall energy consumption and environmental impact.
Indoor plants
Indoor plants are a great way to add a touch of nature to your home décor. They can also help to improve the air quality in your home. When choosing indoor plants, look for plants native to your climate. These plants will be more likely to thrive in your home.
Here are a few pointers to get you started on your plant-parenthood journey:
Conclusion
Embracing eco-friendly home decor not only allows us to create stylish and trendy living spaces but also enables us to make a positive impact on the environment.
By incorporating sustainable materials, repurposing and upcycling, and choosing energy-efficient options, we can transform our homes into havens of style and sustainability.
Las Vegas might have once lured travelers with its gambling halls and affordable $9.99 steak and lobster dinners. However, the Las Vegas Strip of today is a thoroughfare dominated by sprawling luxury resorts — and accompanying hotel bills that almost require a jackpot at a slot machine to offset the financial blow.
MGM Resorts’ Aria Resort & Casino stands out among this wave of newer Las Vegas resorts for being among the first to rely less on a theme (no circus gimmicks, Italian-inspired water features or faux Parisian architecture here, thank you very much). Instead, this glitzy, glassy complex is more about luring in guests with a bevy of bars and restaurants, pools, a spa and, of course, an extensive casino floor.
Aria was one of my favorite places to stay in Las Vegas prior to the pandemic, so I checked in earlier this month to see what’s changed in the last few years. Here’s what it was like to stay there.
What is the Aria Resort & Casino?
Moving to a stay at Aria following three nights at a conference at Caesars Palace just up the Strip was like experiencing Vegas resort whiplash. That’s no knock against Caesars, but that resort leans heavily into its Roman theme — which certainly keeps the place packed with tourists.
Aria, however, makes a point of not leaning into the various themes its competitors or sister properties embrace, like the Bellagio (Italy’s Lake Como), Paris Las Vegas (France), Luxor (Egypt) or Excalibur (medieval times). Instead, this MGM Resorts-affiliated property is the namesake of Aria Campus — a high-end hotel and casino complex featuring the Aria Resort & Casino, as well as the Aria Sky Suites and Vdara Hotel & Spa. The Shops at Crystals, a luxe shopping mall featuring retailers like Dior and Gucci, connect to the hotel.
While the Aria is on the Las Vegas Strip, it’s set back farther than some of its siblings and competitors. However, the Aria Express Tram connects visitors from Aria and the Shops at Crystals to the Bellagio and Park MGM (both part of MGM Resorts along with Aria).
If Aria did lean into any theme when it first opened in late 2009, it was its high-tech features — something I noticed during my stay amid posters all over the property encouraging guests to text a digital concierge or use a tablet in their room to communicate with staff and make reservations. More on that later.

How to book the Aria Resort & Casino
Because of the reciprocity between MGM Resorts and Hyatt, there are a variety of ways to book a stay at Aria and earn loyalty points and on-property elite benefits. As a World of Hyatt Explorist member, I booked my Friday and Saturday night stay directly through Hyatt for a Deluxe Strip View King guest room that averaged $435.44 per night, including taxes and fees.

Room rates are higher on the weekends, but the silver lining is that, because I’m an Explorist, I also have MGM Resorts Gold status when I book directly.
That comes with waived resort fees and an enhanced room upgrade (the staffer at check-in moved me up to the 33rd floor compared to a room on the 21st floor that was initially available), which saved me $90 over the span of my two-night stay. There is also a dedicated check-in counter in the lobby for MGM Gold members and above, which saved me some time upon arrival.
Luxury on the Strip
The first time I visited Aria years ago, my taxi driver referred to it as “glassy and classy” when she dropped me off at the resort. That moniker still holds as the hotel’s curved glass towers leave an imposing, modern presence among the wide variety of architectural styles that characterize the Las Vegas skyline.
I wouldn’t lump Aria in with the ultra-luxury vibes of the adjacent Waldorf Astoria Las Vegas or the Wynn and Encore resorts farther north on the Strip. However, Aria still has an elevated, less-chaotic vibe than some of the other Las Vegas properties.
New York’s famed Carbone restaurant and celebrity chef Jean-Georges Vongerichten have venues on the property, and you’ll be hard-pressed to find an affordable meal here save for the food hall and outposts of on-the-go chains like Starbucks and Pressed Juicery. The prices might make your wallet cry, but it certainly adds to an aura of exclusivity lingering around certain parts of the resort.
That said, this is still a Las Vegas resort: There’s plenty of boisterous fun taking place on the casino floor and on Aria’s sprawling pool decks during the daytime.
Spacious room with a view
I was eager to return to Aria because my last time here was prior to my time as a hotel reviewer. I remember being blown away by the size of the rooms, and that part still rings true.
My panoramic room had ample space for stowing luggage — two closets plus a dedicated, built-in shelf for storage — and a marble bathroom that was great for couples or friends traveling thanks to the double vanity.
My room featured an incredible, panoramic view of the southern swath of the Las Vegas Strip: The Cosmopolitan, Planet Hollywood, MGM Grand, Vdara, the Waldorf Astoria, Park MGM Las Vegas, Tropicana, Mandalay Bay and Delano were all visible from the room. Also, I work at TPG and am obviously an aviation geek, so I spent quite a while with my flight radar app on my phone and taking in the sights of planes landing and taking off from nearby Harry Reid International Airport (LAS).
The sprawling layout for a non-suite guest room plus the impeccable views put Aria in the higher category of resorts that I’ve stayed at in Vegas. However, the room also showed signs of needing a refresh.
The room featured a comfy king-size bed and blackout shades that were controlled by a wall-mounted switch (curiously, they could be closed from a nightstand switch but only opened from one out-of-bedside reach in the guest room foyer).
There was a tablet intended for making restaurant reservations and accessing hotel information, but I found it to be terribly glitchy (breakfast options one morning took several minutes to actually appear on the tablet). Google was my friend during this stay more than Aria’s supposedly stellar digital concierge infrastructure.
One of the reading lamp lights wasn’t working, which I thought would have been checked during turnover before my arrival. Additionally, many of the light switches seemed as glitchy as the tablet or didn’t work at all. The hotel room’s TV offered device connectivity, but I stuck to just reading from my phone or laptop.
There were two large chairs, a workstation and the hotel minibar. However, I could have used a fainting couch after checking out some of the minibar prices. It was nearly $25 for a bag of cashews or almonds. Want a liter of Fiji water? That’ll run you $24.75. I highly recommend grabbing snacks and beverages at the CVS nearby on the other side of the Waldorf Astoria on the Las Vegas Strip.
There was a large soaking tub and shower (Aria uses KiNU products) behind a glass door. I always find these layouts a little pointless because you end up getting the tub wet for no reason when you take a shower. A grip pad on the shower floor would also have been nice, as I was always extra cautious trying not to slip while rinsing off. There’s a separate water closet behind a frosted glass door.
One of my sink drains was clogged, but I didn’t bother calling maintenance during my stay since the other sink worked perfectly fine — again, something you’d think would have been noted during turnover.
The bathroom lights were a little glitchy in that you’d press a button several times to get the light on in the shower — another slight stand-alone problem that can swell to an overall annoyance at a hotel touting its tech prowess on many advertisements throughout the property.
Overall, I think the hotel is going to need an interior design overhaul in a few years. The furniture and dark wooden cabinetry all felt like they were teetering on the intersection of dated and wear-and-tear, and the linens all seemed dull and in need of replacing (or at least an iron). I know wear and tear are going to inevitably happen at a highly visited hotel in Las Vegas, but a hotel leaning into its luxurious reputation like Aria needs to start thinking about this sooner before long-time guests start looking elsewhere for a stay.

Pricey eats and drinks
As the minibar might suggest, mealtime at Aria can be stressful if you’re trying to dine on a budget.
My “affordable” dinner at Din Tai Fung, a famous Taiwanese dumpling and noodle restaurant that opened a Las Vegas outpost at Aria in 2020, came to $92.50 for a yuzu margarita, pork xiao long bao (soup dumplings), steamed shrimp and pork dumplings and spicy noodles. The food, recommended by the very friendly waitress, was delicious, but I felt a little rushed (I was in and out in under 40 minutes). It was fun, however, to watch the chefs make the dumplings in the display kitchen near the host stand at the restaurant.

I purposefully didn’t make a reservation at any restaurant ahead of my arrival, as I wanted to see how well the “Fine Dining Priority Reservations” benefit of MGM Gold status worked on a last-minute booking. It didn’t exactly pull miracles for me, as I didn’t find any availability at Carbone or at Salt & Ivy, a clearly popular breakfast spot based on the Saturday brunch wait that rivaled any TSA security line during the holidays. (I recommend just sitting at the bar at Catch just off the lobby for a full breakfast if you’re looking for something heartier than Starbucks.)

The check-in agent during my arrival recommended Jean Georges Steakhouse. At the time, I figured he was trying to send me to the most expensive spot at the hotel for dinner (The restaurant is known for being one of the few in the U.S. to serve actual Kobe beef). Alas, it had availability, so I took myself to dinner solo on a Saturday night.
Let’s say I went the “bargain” route at the luxe restaurant by ordering a $23 wedge salad, a $74 8-ounce filet mignon and a $21 side of crunchy potatoes served with chili yogurt and herbs. By no means was this cheap, but I was surprised to see a gin martini here going for “only” $20 when a glass of 2021 George Pinot Noir Ceremonial went for $25. A scoop of ice cream ($8) and a double espresso ($7) rounded off the meal.

Was it worth it? There were certainly some amazing points: The staff was wonderfully attentive without being suffocating, and I loved the variety of four sauces to come with the steak: a habanero sauce, soy miso, barbecue and bearnaise.
That said, I ordered my steak medium and found it to be teetering into the well-done territory — a grilling mishap I’d imagine a patron paying $67 per ounce for the A5 Certified Kobe Beef on the menu wouldn’t be too thrilled by.
Fast casual options that (mostly) won’t break the bank
Since my last visit to Aria, the buffet was replaced by Proper Eats Food Hall. This features a mix of fast-casual options for all taste buds, like Laughing Buddha Ramen, Egghead, Lola’s Burgers, Proper Bar and even a speakeasy: Easy’s Cocktail Lounge.

The hotel has signs everywhere noting how easy it is to order via your phone or from a self-service kiosk to cut down on wait times. However, I noticed during peak hours, these features were turned off, and you still had to wait in a long line at Egghead. Again with the tech failures!
I grabbed a burger, fries and soft drink one day at Lola’s for $33.81, including tax and tip. That’s pretty hefty for what’s essentially fast food with no sit-down service, and I knew Aria was getting to me when a voice inside my head said, “Well, that’s not bad, relatively speaking, compared to everything else here.”
To ensure I wasn’t letting the luxury prices go to my head, I ducked into an In-N-Out farther down the Strip before I flew home. A burger, fries and a soft drink there came to only $9.75.
For those in a bit of a rush in the morning, the mobile ordering at Aria’s second-floor Starbucks consistently worked. Also, the Pressed Juicery across the hall is a healthy alternative (though a costly one considering a wellness shot of ginger and lemon juice plus an acai bowl came to $16.50).

Fitness and poolside fun
I didn’t book a treatment at the Aria Spa & Salon but passed through every day of my stay en route to the gym. Both spaces are very modern and sleek, and there’s an inviting seating area with a fireplace just outside the gym.
The hotel fitness center overlooking the pool area was spacious and had all the cardio and weightlifting equipment one needs for a variety of workouts. There’s even a rock-climbing wall and bowls filled with chilled towels to cool off post-workout.

I came out of the gym each morning just before the pool’s 9 a.m. opening time to an extraordinarily long line of folks jockeying to stake the claim to a lounger outside. This deterred me from checking out the pool daily until mid-afternoon when things calmed down. Aria features three pools; though one is a private pool for Sky Suites guests only.

I didn’t feel like I was missing out by hanging out at just the “regular” pools both afternoons I ventured down. While you hear a lot about Sin City’s infamous pool parties, Aria’s pool scene was a relaxing spot to read a book, sip on a (tiny) margarita ($21.82) and listen to early 2000s Gwen Stefani music belt out over the speakers.

Checking out
Aria Resort & Casino arrived at the height of the Great Recession at perhaps a misplaced time. Late 2009 likely wasn’t the best time to launch a luxury casino resort in Las Vegas, but it found success and a following by courting high-end travelers with its glamorous accommodations and restaurants.
The resort is still riding high on luxury, but there are signs a refresh needs to happen sooner than later. After all, nobody wants to stay at the hotel relying on stories of the glory days.
If MGM gets ahead of this now, there will still be plenty of reasons to keep returning to Aria for years to come.
Convinced that Aria is the right property for your next trip to Vegas? You can book here.
