The full name of this program is USDA Rural Housing Guaranteed Loan Program. We’ll simplify its name here to the USDA Loan. If you prefer, our office calls it the Meat Loan.
This is the first of two articles. Article number one introduces the program’s benefits. Article two covers the qualifying aspect, which is easier than most consumers anticipate. We’ll need a program to compare to USDA, so we’ll use its closest relative, the FHA loan program.
Let’s get to the first USDA loan benefit:
1. No down payment required
That’s right, USDA loans require no down payment and have a standard 30-year fixed term.
2. Nominal mortgage insurance
In 18+ years of lending I’ve encountered zero home buyers who want or like mortgage insurance. Compared to similar down payment options across other programs, USDA loans require lowest-in-class mortgage insurance. Government loans split their mortgage insurance (MI) between an upfront fee, financed into the loan amount, and the MI that contributes to the payment amount. The MI that contributes to one’s payment is known by different names, but we’ll call it the mortgage insurance factor or MI factor.
USDA’s MI factor, also called its Guarantee Fee, is 0.35%. This program requires 0% down.
USDA’s upfront fee is 1.00% or 0.01 times the loan amount, financed into the loan.
FHA’s MI factor, also called its Mortgage Insurance Premium is 0.55%. This program requires at least 3.5% down.
The upfront government fee for FHA is 1.75%, also financed into the loan amount.
When compared with FHA, the math above illustrates that the USDA loan saves 0.75% off the top of your closing costs. That’s a decent chunk of change for enhancing your appliances or interior decorating budget.
As of the writing of this article, rates are still volatile, and we’ll just use 7.50% for illustrating this comparison. When in doubt, ask your lender about your current rate scenario.
We’ll omit the unknown taxes and insurance from the payment, as their addition to payment is the same. Let’s compare the principal, interest & mortgage insurance (PIMI) payment between FHA (3.5% down) and USDA (0% down).
You read that correctly. The combined savings from 0.75% in closing costs and cheaper mortgage insurance brings this 0% ($0) USDA down payment within ≈$12 per month of its competing 3.5% ($9,500) FHA down payment.
3. Max loan amount calculation
Besides requiring zero down and its lower mortgage insurance, there is one more facet that makes the USDA program shine: its max loan amount calculation. Other Agency (Conventional or Government) loan programs base the max loan amount on the lesser of the purchase price versus appraised value.
USDA loans are unique as they base the max loan amount solely on the property’s appraised value. Supported by an appraised value that accommodates the purchase price + settlement costs (closing costs + prepaid expenses), there is truly no money required at closing. The program’s ability to finance settlement costs is unique to the USDA loan program. Ensure that your lender does not overlay guidelines that supersede any of the program’s benefits.
4. Qualifying
USDA’s program generally follows FHA’s guidelines, but the agency’s goal is to support rural housing. In doing so, they have two distinct qualifiers:
a. Property Eligibility
Let’s look at an example: My hometown of Madison, Wisconsin, is considered ineligible for USDA financing. That ineligibility spans through the Madison-metro area. Beyond metro areas is generally fair game, until you get to other metro areas, such as Milwaukee
These ineligible areas are based on recent census data and then polished with criteria that USDA keeps to themselves. Keep in mind that USDA definition of “rural” is relative. In the Cheese State “rural” is different than “rural” in New Jersey, as population densities are far different.
Try zooming to various areas on USDA’s Property Eligibility map to familiarize yourself with its interface. Madison is located at mid-bottom of WI, if you want to check out my example. Prospective FHA home buyers are often surprised by the areas that report as eligible for the USDA program.
Note: Beware of external sites that claim USDA eligibility mapping. These sites simply scrape USDA’s data, so they lag behind. Stick to the .gov source.
b. Household Income Caps
This program’s guidelines distinguishes between two separate tiers of household income caps: 1-4 and 5+ person households. Married with 3 dependents? You’re in the 5+ (higher income cap) tier.
Even when income calculations exceed the USDA caps, know that there are deductions to help your scenario fit.
Subtracting documented childcare expenses is the most common deduction for lowering your household income calculation. There is a handy USDA calculator that accounts for common deductions.
Your USDA lender can help define and calculate deductions so help them earn their paycheck.
Note: USDA does not maintain a centralized database with approved lenders. If you think this program could be a good fit for your scenario, just ask your current preferred lender about it.
This information isn’t all-encompassing, so spend some time speaking with a lender who’s fluent in USDA guidelines. When home buyers’ scenarios fit into this program, financing homeownership gets a little easier.

Compromise is crucial in all aspects of a healthy relationship. You and your partner might not see perfectly eye to eye on where you want to live, where you want to spend the holidays, which car you want to purchase, and what to make for dinner, but if you love each other and respect each other enough, you can always come to a decision. However, one topic in particular that seems to have many couples arguing is interior design. In fact, 60% of British couples admit to having fought over it. Thankfully, many of them are willing to bend on the issue though, as 70% say they could sacrifice a room to allow their partner space to decorate to their quirky heart’s desires.
Women do tend to call more of the shots in interior decorating, as 56% say they are completely in charge of their home’s design, compared to only one fifth of men. Men are even 5 times more likely to leave interior design completely up to their partners. But there are also certain items that are more likely to cause quarrels between couples. According to a survey from Mattress Online, when it comes to what the most hated interior features are in the bedroom, 38% of women mention sports memorabilia, while 26% of men can’t stand glam furniture.
Nearly a fifth of men are also bothered by having too many pillows, but both men and women equally agree that wall typography is a no-go. And in the living room, half of all men hate seeing fake plants or fruit, while a third of women don’t want to lay their eyes on any gaming equipment. 56% of people admit that they would consider hiding a piece of their partner’s furniture if they didn’t like it, and 40% say they would put off moving in with someone until they removed an ugly piece of home decor.

So what are you to do when you love your significant other but you’ve considered burning down the apartment just to eliminate that recliner they’ve had since college? To gain more insight on this topic, we reached out to relationship coach and marriage expert Dr. Lee Baucom, who was kind enough to have a chat with Bored Panda. “Our homes and our furnishings — our ‘things’ — are not just representatives of what we like. They are extensions of ourselves. We are attached to our decorations because they are a part of ourselves,” Dr. Baucom noted.
“Don’t like my taste? That is a rejection of me, too, which is why home remodels are often such points of disagreement. And why mixing homes when people move in together, becomes so touchy,” the relationship expert continued. “Who’s ‘self’ gets to stay and who’s ‘self’ is kicked to the curb. In this case, the girlfriend is feeling it. The problem is not just her taste. It is her that is being rejected. It is her that is being seen as immature, not just her furnishings.”
We also asked Dr. Baucom how couples can respect one another’s preferences and create a space that feels at home for both of them. “When a couple moves in together, being aware of both comfort and that the decor is part of the self, can lead to an open discussion about what is important and what is not,” he shared. “If the goal is blending lives together, the question is no longer about ‘your stuff versus my stuff,’ but how do we make it ‘our’ place?”

As far as this particular couple, Dr. Baucom says that the OP missed the fact that rejecting the decor was insulting his girlfriend. “He thought it was just stuff. But it was ‘her.’ The interesting thing is he hides behind the ‘first impression’ excuse,” the relationship expert added. “In these gatherings, it is coworkers. They already know him. Also, he has done the same thing as she in the decor. He was seeing it as an extension of himself. It was his girlfriend’s. And at the root, he was not willing to be on her side, loving her for her personality, quirks and all. He was more worried about what people might think of him. He made her stuff all about him.”
“Stuff is never just stuff,” Dr. Baucom added. “We know that about our own ‘important stuff,’ but forget it when we think it is ‘just stuff’ for someone else. Being aware helps us see beneath the surface, to the inner life of other people.”

There’s nothing more satisfying than watching a celebrity home tour on Architectural Digest as you ponder over your own interior decorating decisions. In one of the living spaces for example, which features exposed beams and a fireplace, Mitchell suspended an orbed lantern, which she bought from Marrakech, Morocco, from the ceiling. Meanwhile in the breakfast nook of her 1920s Spanish villa-style home, the Béis founder created a modern farmhouse mood with a wicker light pendant from Leanne Ford. The actor also used chandeliers sparingly around her property — you can spot one hanging from inside one of her bathrooms, which boasts glamorous Hollywood Regency vibes. It seems the beauty of decorating with different light fixtures around the house is that it gives each room a unique personality.

As my husband and I talked about our budget, it became clear that we would need to do the house in stages and live happily with folding tailgating chairs as an excuse for living room furniture longer than we thought. Thankfully, the previous owners had left some beautiful blue-and-white curtains by Kravet, so we had some semblance of ambience.
The living areas of Parker Bowie Larson’s house were railroaded, so she chose a round clamshell-top dining table and Rajasthan bone inlay chairs by Made Goods to break up the rectangular shape of the spaces.

Mishaps aside, the first challenge was to figure out how to use the living spaces. Our house had three and followed an odd railroaded floor plan where one space flowed directly into another. The first one had a sloped wooden ceiling, which felt befitting of a cozy TV room. I ditched the tailgating chairs in favor of a David Easton sofa from Kravet, a small antique desk and chair for writing letters, and a lounge chair and ottoman upholstered in a Hill Brown fabric.
The larger of the three rooms, complete with a beautiful working fireplace, felt perfect for a more formal living room. Luckily, thanks to those blue-and-white Kravet curtains, I was able to stick to my favorite color scheme and reupholstered two antique bergères in a Manuel Canovas Bagatelle fabric with a coordinated houndstooth pattern for the back. To break up the combined spaces, I went with a circular table and Indian bone inlay chairs by Made Goods for the dining area. But my favorite pieces arrived via truck from my alma mater state, North Carolina: antiques from grandmother. I have always been very close to my grandparents and having their furniture surround us felt particularly comforting. My grandmother’s accompanying handwritten note listing where every piece was from made it even more special.

For years, we lived with only half of our house done, but once we found out we were expecting our first daughter, it was time to decorate the rest. Even though I was having a girl, I painted her room my favorite color, Carolina blue, using hot pink fabrics for the window shades and upholstery paired with a painted white floor. For the second bedroom upstairs, which we made a guest bedroom, I went with a hot pink paint color called Peony from Benjamin Moore, contrasting it by using an indigo blue Indian floral pattern from Les Indiennes for the bedding and curtains. This was the first floor that felt truly “done” to me, thanks to our elbow grease, and I was so proud to bring my daughter home from the hospital and see her wonder at the colors and patterns (although her favorite thing was looking at the trees through the window by her changing table).

During the pandemic, we felt lucky enough to move out to our house full time. With daughter number two on the way, we quickly realized we needed a space for toys and for our little ones to play, so the next and final project was finishing our basement. I collaborated with Denise Davies and Karri Bowen-Poole from Project Playroom, whom I had recently worked with on a kids’ room story, to create the playroom of my girls’ dreams. Smart play is critical to Davies and Bowen-Poole’s ethos, so we installed a rock climbing wall, monkey bars, and swings, which allowed my daughters to work on their motor skills and saved us on many a cold and rainy day. California Closets designed and installed shelving to store and organize their games, toys, and crafts, and I used a fun macaron wallpaper from Wallshoppe to complete the whimsical look.

With the kids’ spaces complete, I had to surmount perhaps my biggest challenge: convincing my husband of the merits of bold wallpaper. We redid our own primary bedroom using the Oiseaux & Feuillage pattern from Antoinette Poisson for the walls and a simple blue check by Chelsea Textiles for the window coverings, adding in molding for extra architectural detail. For the entryway, I decided to go with a beautiful floral from Raoul Textiles and complemented it with one of their blue moiré patterns in an adjoining hallway. Strategically, I installed everything while my husband was away. When he arrived home, he commented, “It looks like a bunch of girls live here.” It was an apt statement as I reminded him we had a third daughter on the way.
After eight years feathering our nest, we put our home on the market to find a new place that would accommodate our growing family. It was bittersweet. But despite my husband’s opinions, all the painting, wallpapering, and decorating paid off: We were in contract within a week of putting it up for sale. Even the rock climbing wall and swings were a huge hit (one real estate broker told us it was the best playroom he had ever seen), and we were so happy when we learned that the new homeowners wanted us to leave them.

Your first love always sticks with you, and so does your first house. Our home started out as our escape and became our haven during the pandemic. It will always be part of our family as we remember how it welcomed each of our three girls home. As we settle into our new place, I’ve taken the lessons from our first one with me, first and foremost the idea that it’s OK to take your time. The second, and most important, is that your home is an expression of who you are, and you should never be afraid of choosing the patterns and objects you love. But, perhaps, I will leave those tailgating chairs behind.

For the past two plus years, I’ve been talking about our “new house” on this blog. Yes, I just said two YEARS. I’ve shared the architecture plans. I’ve shared endless design inspiration. I’ve shared a sneak peek now and again. But to say my first gut renovation experience has been a far bigger undertaking than I could have imagined…is a gross understatement. This is the house that will never end.
I certainly didn’t think I’d be sitting here 26 months after this old Victorian officially became our home and still have unfinished projects and still be surrounded by moving boxes instead of furniture. Ideal scenario, it most definitely is not. Am I starting to pull my hair out? Yes. Am I still happy I took on this whole crazy project? Absolutely.
While I wish I could snap my fingers and have everything done now, I’m content in knowing that slow but steady will result in not just a house, but the home my family will grow into for years to come. To that end, I’m making very deliberate choices about what comes into the house. For example, the gorgeous Georgia Bench I selected from Kate Spade New York’s Home Collection. I want each piece to have strong style and a little something special that catches your eye. Upholstered in charcoal-y linen with a gorgeous brass cross bar and feet, this piece has given me a perfect little vignette in our dining room. A little layer of art and a prized family photo make me smile every time I walk past. Even if I only have one chic corner in the house thus far, that little sliver of design goodness helps me stay focused on the light that I know is at the end of this tunnel.
Since it is still going to be awhile before I can fully reveal the house, and it’s been a 26 month journey to get this far, I thought I’d run with the theme and share my top 26 Renovation Revelations to kick off the week.
1. In your architect you must trust. While I’ve wavered about a lot of design decision (cuz you have to make like 1,000) the floor plan designed by our genius architect from Porro Design is not one of them.
2. Know your materials. What is the difference between marble and quartz? How will oak vs walnut look and perform? What’s the difference between ceramic and porcelain tile? These little choices will have a dramatic effect on both the performance and the cost of materials in your house.
3. Understand construction timelines. Did you know you need to have all your light fixtures selected long before construction is complete because they all have to be roughed in when the walls are open?! Can you tell I didn’t know that? I was frantically picking lighting long before I’d actually given myself time to thing about room design. Not ideal. This leads directly to point four.
4. Have a vision going in. Design decisions can be very tough to make on the fly when you’re dealing the thousands you have to make, often all at once.
5. The work is only as good as your subcontractors. You may love your architect or your general contractor but it everyone else who touches your house that will affect the details.
6. Measure twice and cut once.
7. Double check everything. Don’t assume the “experts” will get things right.
8. Order things much further in advance than you think you need to. Then you’re not left waiting around when things ship late.
9. Cabinets always take twice as long as they say they will.
10. Order extras of things like door or cabinet hardware in case what you select is discontinued.
11. Try to make at least one bold choice somewhere. You want to feel a little uncomfortable with your design!
12. But stick to timeless choices for things that are expensive or hard to change later. A dramatic light fixture can always be swapped. A backsplash you’ll tire of in a year or two cannot.
13. There are 5,000 versions of white paint – test at least 5-8 of them before you pick one. I picked Benjamin Moore White Wisp btw.
14. Open boxes when things arrive – they might not always contain what you thought you ordered.
15. Trades only like to work when they have everything on site (think tile, plumbing fixtures, appliances) so make sure you have everything at the right time.
16. Grout lines should be about 3/16″ thick.
17. Your chandelier should hang 34-36″ above your table.
18. Kitchen pendants should hang 32-34″ above your counter.
19. Scale matters. Scale matters perhaps most of all, so if you don’t know how to determine appropriate scale for things like light fixtures or tile, hire a designer who does. Trial and error will be more costly in the long run.
20. Test paint colors on site to see what they’re going to look like in your space.
21. Floors finished onsite can take as much as 3 weeks to complete(!)
22. Don’t be afraid of black paint (spoiler alert!).
23. Know that good home furnishings take a long time to make/arrive.
24. Live in a house before you decide how to decorate it.
25. Order big things you’ll want, like beds or sofas far in advance.
26. Let your personality and style shine through your furnishings – they can evolve with your changing needs.
While my journey with this house is far from over, and I’m quite certain I still have a lot more to learn, I’m excited that the end just might be in sight! I really can’t wait to share the final product with you.

Sea Scape Home and Garden in Surf City has outfitted coastal living outdoors and indoors since it opened two years ago; now that concept will expand as the store joins into a collaboration with Tuckerton Lumber Co.
The growth venture is designed to work well for both businesses. Having Sea Scape on board will expand on Tuckerton Lumber’s coastal destination for customers. Meanwhile, Sea Scape’s Michele Tallent is excited that the shop will now offer a broader scope of services, notably that Keli Lynch of Tuckerton Lumber, as an interior designer, will expand the shop’s home interior services.
Located at 1808 Long Beach Blvd., Sea Scape Home and Garden is about creating comfortable coastal living to make memories every day. Quality patio furniture, grills, fire pits, plants, home decor, pottery, baskets, candles and even cozy sweaters are among the shop’s specialties.
The pairing of Tuckerton Lumber Co. resources with Sea Scape’s creative vision is a match made on LBI.
It occurred when Sea Scape had needed more storage space, and Tallent had gone to rent a SurfBox storage unit. That caused a chance meeting with Tuckerton Lumber owner Joseph Lynch, which started a conversation on what the two businesses could each offer the other. Tallent was excited at the prospect of being able to bring in Tuckerton Lumber’s special brand of poly furniture, lines of grills and so much more.
The collaboration comes just in time to wind into the season of LBI shore living.
New outdoor furniture beckons as customers enter the front display grounds at the shop.
“Going into our third summer, we will be bringing back some of our past favorites – teak tables, teak and rope chairs, concrete composite tops for our dining tables, counter-height tables and bars – but we have expanded with some really beautiful new pieces,” said Tallent, listing “beautiful teak and black rope sets, the grapevine set, and our Big Beautiful Black Chair.
“The response has been great so far. We like to stock our furniture, so you can sit on it and try it out.”
Sea Scape is now a source for outdoor kitchens, thanks to the venture with Tuckerton Lumber. And onsite already at Sea Scape are some of the grills that Tuckerton Lumber carries, including Traegar, Napoleon, Weber and Primo brands, Tallent said. Gozny pizza ovens for sale will fire up a fun meal for friends and family.
Portable outside patio heaters and smokeless fire pits from Tuckerton Lumber will warm the atmosphere for relaxation. Solo stoves and smokeless fire pits are among other features made for a nice time. Solar bug torches – Sea Scape Home and Garden has them.
As yet another feature, custom sheds are an inviting escape, or they can give a gardener’s supplies a handy home. “They can be designed to match your house,” Tallent added.
Comfort, as the store’s vision delivers it, extends to clothing that wears well in a shore-side haven. A travel wrap comes with a matching pillow.
“We have a nice clothing line, one size fits all, that has its own cult following,” Tallent described. “Once a person buys one piece, they come back for more and bring a friend. The sweaters look good on everybody.”
The home decor offerings inside the store range from art and beautiful blankets to flatware, tablecloths and “the best-smelling candles,” to picnic baskets. As Tallent encompasses, “If you’re looking for something a little bit different to make your house stand out, you’re going to find it here.”
“With Keli on board, we can do more interior decorating,” noted Tallent. The shop is a source for furniture, rugs, lamps, wall art, pillows, throws, bedding – Sea Scape puts it all together.
Imagine durable teak patio pieces in an oyster-colored finish paired with a distinctive set of vintage beach umbrellas and beach chairs, then adorned with the accessories that finish setting the scene.
Added Tallent, “We have a casual approach to design. It doesn’t all have to be new furniture; think of a new table mixed with different old chairs. We love to find new uses for old furniture.”
Splash on a new coat of paint; remove doors from cabinets to reveal new possibilities; accent with new hardware.
Tallent’s passion for design is often inspired by the seashore as she incorporates natural elements. “I love working with different grasses, and we sell blooming hydrangeas, blooming hanging plants, other outdoor plants, and interior houseplants.”
Spaces can be created to be peaceful, simple, spa-like, or very busy with lots of greens, flowers and vines. The philosophy is to create a space outside that will be as comfortable as the inside, or an extension of the inside – a place to unwind to enjoy the beach air.
Some of Keli Lynch and Tallent’s favorite spaces are covered porches. Tallent set a possible scene one recent spring day as she was getting the shop ready for a busy week. Bring out an old cabinet … a fresh coat of paint … some pillows and throws for some comfy furniture … the use of a rug to define the space … a plug-in small fireplace … finish off with a nice-scented candle. Adorn with plants and hanging baskets, like the big hanging ferns and ficus lyrata, better known as fiddle leaf.

Balance “splurges” and “saves”
A “splurge” is a big-budget item such as a designer table in the dining room or a statement chandelier in the main hall. A well-chosen splurge draws the eye and ties the room together, serving as a natural focal point.
On the other hand, “saves” are the little design elements used to flesh out a room, from throw pillows to wall hangings, they can go a long way in interior decorating. You can go cheap on the saves and set aside more money for the splurges to maximize the “wow” factor without breaking your design budget.
Minimize clutter
Don’t decorate like someone who hoards everything. Often, more is not better when it comes to interior design, particularly for display properties; keep things simple and steer clear of countless small items which will just confuse the overall look of the room.
Feature upgrades
Two points here: first, when redesigning an old home, be sure to upgrade key fixtures and rooms, particularly the kitchen and bathroom. And second, capitalize on those upgrades by featuring those rooms more prominently. In the case of the kitchen especially, it may even be possible to draw attention to that room from other locations in the property, doubling-down on the benefits of your upgrades.
Avoid fads
Don’t decorate only according to the latest style; if you do, your interior design will soon look outdated. Go for time-tested, classic looks and design elements from mid-century modern influences, classic rustic farmhouse style, etc.
