Is it worth it to start a blog in 2024? Is it profitable to have a blog?
If you’re thinking about starting a blog, then I think it’s a great time.
Whether you want to start a blog or create a social media account and make money on there (such as TikTok), a blog of your own is something that I always recommend. This is because you own your blog and you are in control!
Perhaps you’ve been thinking about starting a blog for some time, but you’re afraid that you have waited too long.
Every year I get the same questions from people who are thinking about starting a blog but are worried that it’s too late.
I also have friends who have started blogs in the past year or two and were told the same thing.
I still remember the early days from when I first started my blog.
I was so clueless when I first started my blog. And, it seemed like a very random thing when I first heard about blogging, but I decided to go ahead and create a blog of my own.
Making Sense of Cents was started simply as a way to keep track of my own personal finance journey. Most people in my life didn’t even know I had a blog.
It’s so funny to think back to when I first started my blog, but I’m so glad I gave blogging a chance. I can’t imagine how different my life would be if I had listened to the people who said it was too late to start a blog.
Because of how blogging changed my life, I love telling others about it. That’s exactly what I’m doing today if you are on the fence about starting a blog.
Blogging helped me pay off my debt, quit my regular job, travel full-time, and more. The best part is that I love what I do. And, as you can tell from my business income reports, I now earn a great living from my blog.

Is it worth it to start a blog in 2024?
1. Yes, you can still start a blog
2024 is not too late to start a blog, but you will want to get started! I hear from so many bloggers who have delayed launching their blogs because they are afraid.
Well, you won’t know how blogging will go for you unless you start a blog.
Yes, blogging has changed over the years, but it is constantly changing and always will be. You will have to do things differently than when I first started blogging, but that’s normal with any online business, job, and so on.

2. There is space for new bloggers
I often hear, “But there’s so many blogs out there now.” Yes, there are many blogs, but there is still space. It’s all about finding your own voice and attracting your own audience.
I am still finding brand new blogs that I love, and it’s exciting watching them grow.
Everyone is different, and everyone has their own point of view.
Of course, just like with any time, you will have to find ways to make your story stand out, grow your audience, and more. But, that is completely normal.
Plus, there are so many social media platforms that you can grow on as well, such as Facebook, Twitter, Instagram, TikTok, YouTube, and more.
3. Blogs can make money in 2024 (and into the future)
Companies and brands are still putting money toward investing in blogs and social media accounts.
Companies are increasing their marketing budgets, specifically to grow their market and audience through blogs.
And, that’s where you and I come in!
Before, companies usually would advertise and promote their products through celebrities, TV shows, movies and more. However, these days, so many people are buying products from things that they see from their favorite bloggers and social media accounts, and companies are definitely noticing this and are putting more of their marketing budget toward it.

4. Starting a blog can be quite enjoyable
Okay, so not everyone will love having a blog. That is completely normal! After all, not everyone likes every single job out there either.
But, for me, I absolutely love blogging. And, I know many others who do as well.
I enjoy helping others improve their financial situation, reading blog posts from other bloggers, finding new people to talk to, working on my blog, and especially writing.
I love waking up each morning to work, and I no longer dread work like I did when I had my day job.
Blogging is both challenging and rewarding, as there is always something new to learn. And, it’s a lot of fun to reach and connect with new people through your blog.

5. You can start a blog for cheap
A blog is very affordable to create.
I spent less than $100 total for the whole first year of Making Sense of Cents.
If you are interested in taking the steps to learn how to create a blog, I have a tutorial that will help you create a blog of your own for cheap, starting at only $2.75 per month for blog hosting (this low price is only through my link). In addition to the low pricing, you will receive a free website domain (a $15 value) through my referral link if you purchase at least 12 months of blog hosting.
This means you can learn how to start a blog in 2024 and make money for less than $50 a year.
I started my blog with super cheap blog hosting, and I designed it myself (even though I had no experience ever doing something like that).
I did pretty much everything myself so that I could save money, and while it was a learning experience, it was well worth it.
This is great because you can start a blog, test it out, and not spend a lot of money.
6. You are in control
Do you want a flexible schedule? What about controlling how you make an income? Want to work from home?
By starting a blog, these are all things that you can be in control of. You get to be the decision-maker when it comes to deciding on what type of business you’ll run, your schedule, your goals, the topic you write about, and more.
I love being in complete control of what I do, and becoming self-employed may allow you to feel that way as well. I enjoy deciding what I will do each day, creating my own schedule, determining my business goals, handling everything behind the scenes, and more.
7. You don’t need to be a tech wizard to start a blog
I get asked this all the time, “Do I need to be good at social media or know how to code in order to start a blog?”
No!
You definitely do not.
In order to become a blogger in 2024, you don’t need previous experience. You don’t need to have a computer degree (I don’t think I know any bloggers who do, haha), previously be active on social media, or know how to design a website.
These are all things that you will learn as you go, or you may even hire some tasks out.
Nearly every single blogger was brand new at some point, and they had no idea what they were doing.
I’m proof of that. I had just learned that blogs existed when I started Making Sense of Cents, and I definitely didn’t know that bloggers could make money. I learned how to create a blog from the bottom up and have worked my way to where I am today.
Now, that doesn’t mean that blogging is easy. It will require hard work and the beginning can be tough. But it is something that you can learn.

Is it still profitable to start a blog? Is it worth it to start a blog and make money?
Yes, blogs can still make money in 2024. I think starting a blog can definitely be worth it and valuable. You can turn your hobbies, expertise, and/or creativity to start a profitable blog. And, even if you don’t have strong writing skills, that is something that you can learn as you go.
Luckily, you don’t need much to start a blog either. An internet connection, computer, and a domain name are the best ways to start!
If blogging is so wonderful, then why doesn’t everyone start one?
Not everyone starts a blog because it isn’t for everyone.
That would be like saying that becoming a zoologist or an astronaut is for everyone.
Everyone has different skills, different passions, and more.
So, not everyone will want to be a blogger. That is completely fine.
Learning how to earn money blogging is work, and just like with all jobs – not everyone wants what you want.
And, for every successful blog out there, there are probably hundreds of bloggers who will never earn money blogging. While you can earn money blogging, not all bloggers will.
It would be like saying that 100% of people who start a business will see success. That is just never going to happen – businesses fail, business owners have a change of heart, and others just don’t find it enjoyable.
I know I am always talking about the positives of blogging, but I also like to mention how it’s not the easiest.
After all, if blogging was easy, then everyone would do it and everyone would make thousands of dollars a month.
But as you know, that’s not the case.
Not everyone is going to earn money blogging because it can be a lot of work! Most new bloggers quit just a few months in. A few months is not enough time to see if your blog will be successful. It took me six months before I started to earn money blogging, and I only earned $100.
It’s funny and weird to think about what life would be like if I would have quit back then.
I’m constantly learning something new when it comes to blogging, and that is why I enjoy it so much.
If you are interested in starting a blog, I do recommend giving it a shot.

Strained affordability and challenges to remote work opportunities have contributed to the lowest share of home buyers relocating in 18 months, Redfin reports.
The 23.9% share of movers between September and November, down from 24.1% a year earlier, is the first annual decline in Redfin records dating back to 2017, the brokerage said. Relocations fell for the third consecutive month and are down from a record high of 26% over the summer.
Besides lofty mortgage rates and weighty principal and interest payments, Redfin pins some of the migration slowdown on employer constraints on remote work, which enabled more home buying moves during the coronavirus pandemic. Prices have since risen in cheaper destinations like Florida and Boise, Idaho, and locales like Sacramento and Las Vegas now top the top metros homebuyers are looking to move to.
“Prices in Sacramento — the most popular destination this month — are up about 35% since before the pandemic, compared with an 8% increase in the Bay Area,” wrote Dana Anderson, data journalist at Redfin.
Los Angeles for the first time topped Redfin’s rankings of metros buyers are looking to leave, followed by San Francisco and New York. The 10 most popular migration destinations by net inflow of searchers all had lower home prices than the most common origin of buyers coming in.
The brokerage determined the coveted destinations through its data of over 2 million Redfin users who viewed homes for sale online across over 100 metros.
Homeowners are also showing less interest in leaving their city limits — while there was a 4% drop annually in searches for a new metro, there was a 3% decrease in queries within the homebuyer’s city. Despite the negative trends, migration rates are still well above pre-pandemic levels around 19%.
Moms and dads love when their kids give them something with which they’ve put a lot of thought and effort. Whether you’re a parent, grandparent, teacher or friend, you’d be lucky to receive one of these DIY Christmas gifts from kids.
1. Framed family names crossword

Instead of a normal family tree, you could have a family crossword! Made with Scrabble tiles and a picture frame, this personalized piece of work makes a house feel like a home.
Just glue Scrabble letters onto a board (cardboard works fine) covered in your choice of paper and frame it. Even if your family is still growing, it’s easy to keep adding onto the crossword of names.
2. Painted wooden cooking spoons

Every time you cook or bake and use one of these wooden spoons, you’ll think of the love that your kids put into making them for you. What’s better than a daily reminder that someone loves you? All you need is acrylic paint and wooden utensils to make these cute one-of-a-kind gifts.
3. Keyboard art
It’s easy to get caught up in things and even get down on yourself as a parent. By having a short message in your room or office, you can always remember that your kids are on your side.
The best part is that these messages can be anything – “My mom is the nicest mom in the world,” “You’re the best dad ever,” or even a simple “I love you.”
4. Printed dish towels
Any time you dry your hands or wipe up a spill, you’ll use a colorful custom-designed hand towel that resembles your kids. These are quick to make and way better than store-bought designs.
5. Clay bowl

You’ll find a place for these anywhere at home or at work — holding bobby pins, paper clips, jewelry, etc. Your kids will be satisfied knowing you’re not only looking at their handiwork, but you’re using it each day.
6. Fingerprint magnets

Replace the boring black magnets on your refrigerator with vibrant ones that feature the fingerprints of the kids. Parents can use these to display their children’s work from school or even art they create at home.
7. Dyed coasters

Display these mini works of art on your coffee table for everyone to see. They’re a great conversation starter and everyone will love that your kids made them just for you.
They’re easy to create and aren’t meant to look perfect, so even the smallest children can make them without much trouble.
8. Custom wood letter

Add a new addition to your office or home decor that reminds you how much your kids love you. The best part is that there are so many options. You can write a note on them or decorate the letter with your parent’s favorite things. All you need is the letter of your choice and decorating material and you’ve got a great Christmas gift for parents.
9. Handprint key chains

Replace the old key chain that you’ve had forever with this heartfelt handprint key chain. Although it’s simple to make, it’s super meaningful and fun. All you need is Shrinky Dink paper, some paint and you’re all set.
While you can’t stop time from moving forward, you can look back and think of your small child every time you use these handprint key chains. Each time you go to open your door, you’ll look down and see a tiny hand full of love.
10. Smiley plants
Everyone loves succulents and plants as decorations. While you could buy them at the local garden store in terra cotta pots, it’s a lot cuter and more memorable if you gift tiny succulents in hand-designed pots. You can use any kind of pot or even an empty egg carton.
All you need to do is get some paint and let the children decorate away. Once they’ve designed the pot, work together to plant succulents, and voila, you’ve got yourself a great DIY gift idea for kids. The best part about these plants is that their pots are designed uniquely for you.
11. Spa jar
This spa jar is a great gift that’ll remind you how much your kids appreciate everything you do, even at the end of an extremely long day. It also reminds you that every once in a while, you need to take some time to care for yourself.
Maybe have a girls night and do masks, pedicures and manicures together. You just need to get their favorite things and put them together in a mason jar, and you have a thoughtful, relaxing gift.
12. Nail polish marbled coffee mugs
At one point, you may have had a beautiful matching set of china dishes you registered for when you got married. However, as your family grows your matching dishes may diminish and become replaced with DIY mugs. But, that’s OK!
Not only are these mugs adorable, but they’re also really fun and easy to make. With a couple of steps, you can have a great mug that everyone will be asking you where you got it, making it all the more special when you tell them your kids made it for you.
13. Flower art
Photo courtesy of Better Homes & Gardens
What parent doesn’t love getting fresh flowers as a gift? The only downside is they don’t last forever. Well worry no more, with this pressed flower art you never have to worry about that again. Each time you see these hand-pressed flowers that your child picked and flattened, you’ll smile.
14. Potpourri

Everyone loves a house that smells good. Candles can do the trick, but can also be a safety hazard. So, you can make your house smell delicious year-round with some homemade potpourri.
Pick your parents’ favorite smells and design a custom blend just for them. Not only is it a fun activity, but it’s useful and everyone will enjoy the gift for weeks to come!
DIY Christmas gifts for parents

“The stockings were hung by the chimney with care…”
Typically, you hang them on the mantle above the fireplace so that when Santa comes down the chimney, he can easily spot them to fill with gifts. But where do you hang stockings without a fireplace? This is a common conundrum for many renters.
Apartments don’t always have a fireplace, which isn’t an issue until the holidays when you’re trying to figure out how to hang your Christmas stockings. Luckily, it’s not really a problem at all! There are several other creative ways to hang your stockings without a fireplace in your apartment where Santa can still easily find them.
1. Stocking holder
Probably the easiest way to hang your stockings is from a stocking holder. These standalone metal or wooden holders are pretty inexpensive and come in lots of fun shapes and sizes.
Or, if you don’t feel like buying a stand specifically for stockings, you can also use a standalone coat rack by your front door. Place it in your living room against a wall near your tree to complete your holiday décor look, thanks to DIY stocking holders!
2. Curtain rod
Source: shareanddoubled.blogspot.com
Add some festive flair to your curtains for the month by hanging your stockings on the rod. Be wary of how much you (or Santa) plan to stuff them, but otherwise, this a great place for them. Working with things you already have in your space makes it easy!
3. Wooden ladder ideas
A small wooden ladder is not only a great décor piece on its own, but it can also hold your stockings. It’s super simple — all you need to do is rest the ladder against the wall, then use string or wire to put the stockings on the different rungs.
This rustic look can stay in your home all year long. When it’s not the holidays, you can use it to hold blankets or plants or just as a simple piece of décor.
4. Hang Christmas stockings on a string
Source: Pinterest
You can also find a spot on a shelf or just on the wall for string, where you can hang your stockings. Just tie a piece of string or ribbon between two spots and voila! You’ve got a place to hang them.
Once the string is up, decorate a few clothes pins to secure your stockings to the string. This is super easy to do and will give a similar look to hanging them from a mantle.
5. Knobs of a drawer or cabinets
Source: Pinterest
Another way of hanging Christmas stockings by utilizing furniture or cabinets you likely already have is to use their knobs. This is a nuisance if it’s a drawer or cabinet you open and close daily, but if you happen to have knobs on something you don’t use every day, this is a cute way to decorate and bring a little Christmas or holiday cheer into places you might not normally have it — like the kitchen or a home office desk.
6. Bedpost or bed frame
Source: pinecornsandacorn.com
Santa can still find your stockings if they’re in the bedroom. Bring some of the holiday spirit into your room by hanging your stockings on your bedpost or from the foot of your bed frame.
You can also take the opportunity to decorate your bed frame even more by adding garland and other decorations so your stocking doesn’t feel lonely.
7. Display Christmas stockings on a bookcase
Source: Pinterest
Especially if you’re a book-lover, hanging stockings from a bookcase (or a bookshelf) can not only look cute, but helps your personality shine through. And you’ll get to look at two things you love at the same time — because who doesn’t love books AND holiday stockings all in the same place?
8. Show off your holiday spirit on the stair rail
Source: Pinterest
If you have stair rails, or any type of railing, in your rental, you can dress it up with your stockings. After all, there’s not much else you can do with your rails. You can easily tie stockings onto open places in the railing with string or craft wire and it won’t leave any damage behind!
And if you don’t want the string you use to hang them up to be visible, you can just hide it by wrapping a garland or festive ribbon around the rails and posts.
9. Windows
Source: Pinterest
You can make your stockings visible from both the inside and the outside by hanging them in your window. Depending on the type of window you have, use craft wire to attach it to part of the window frame.
Or, you can use hooks with a suction cup on them to place them in any spot on the window — no need to worry about damaging any walls!
10. Command hooks
Source: Pinterest
Thanks to our favorite damage-free hooks, you can hang your stockings from almost any wall in your home. Just grab a few command hooks and attach them to the wall where you want to hang them.
And if you’re worried about the white plastic hooks not looking great with your décor, you can use clear command hooks or try a decorative one.
No fireplace? No problem!
There are so many different creative ways to hang your stockings without a fireplace. So get thinking and find even more new ways to hang your stockings with care. Your space will look as festive as ever with these tips!

Are you a nurse who is looking to make extra income? Looking for the best side hustles for nurses?
Whether you are looking for a part-time side gig or a full-time extra income stream, there are many ways to make extra cash as a nurse.
Whether you are looking to pay off your student loans, save for a vacation, retire earlier, or whatever else, there are many reasons why you may want a side hustle.
As a nurse, though, you may be wanting something that will fit into your already busy and tiring schedule.
When it comes to finding side work, there is no shortage of options for nurses. But, not all side jobs for nurses are created equal.

Best Side Hustles For Nurses
Medical transcription
Transcription is when you turn audio files or video content into a text document. As a medical transcriptionist, you would be converting voice recordings from doctors and others in the medical field into formal reports.
Medical transcriptionists are required to be knowledgeable about medical terminology, HIPAA, and more, which makes this a side hustle that a nurse would be somewhat familiar with.
Medical transcriptionists earn around $20 to $25 an hour.
There are also other types of transcription work that are not medical related. There are many businesses looking for transcriptionists – since general transcriptionists convert audio and video to text for virtually any industry, there really isn’t a typical client. Examples include marketers, authors, filmmakers, academics, speakers, and conferences of all types.
You can learn more at How To Become A Transcriptionist From Home.
Lactation consultant
A lactation consultant is someone who specializes in breastfeeding.
A hospital may have you on call, you may go in person to people’s homes to assist them with breastfeeding issues, you may start a website where you help families online, and more.
My lactation consultant at the hospital when I gave birth to my daughter Marlowe also happened to be a healthcare worker at the pediatrician’s office that we brought her to. So, she definitely had more than one form of income!
Night nanny
A night nanny (or sometimes called night nurse if they are a nurse) is someone who helps new parents take care of their children overnight.
You would be employed by a family, usually for a few weeks or a few months after a baby is born. You would be helping parents at nighttime so that they can get more sleep as well as learn how to take care of their new infant.
You will be changing diapers, feeding the baby, helping the baby go to sleep, and more.
A night nanny typically works 8-12 hours overnight.
Night nannies are sometimes licensed practical nurses or registered nurses, as new parents many times want the skills and expertise that a nurse has.
You may be able to find night nanny jobs through word of mouth, or on websites such as SitterCity.com or Care.com.
Telehealth nurse
Telehealth nurse jobs are in high demand and will continue to grow. A telehealth nurse is a nurse who sees patients online, such as by video or phone. You may be working part-time or full-time as a telehealth nurse.
As a telehealth nurse, you would be assisting patients with minor health problems as well as advising them if they should go to the emergency room or urgent care, for example.
A telehealth nurse may work from home (and simply require an internet connection), at a physician’s office, hospital, and more.
As a telehealth nurse, you are still required to be a registered nurse and to have passed the NCLEX examination.
Start a blog or website
I know a few nurses who have started blogs, and this is because a blog can help you make income in your spare time with a flexible schedule.
So, what is a blog? A blog is a website. A blog is content that is written on a website. It usually consists of articles, like the one you are reading right now.
Blogs can vary from person to person. You may create a blog to journal, to teach on a topic, to sell something, to tell a story, and so on. There are no exact rules about what your blog has to be used for.
You can blog about many different topics such as personal finance, travel, lifestyle, food, family, home, DIY, and more.
You can learn how to start a blog with my free How To Start a Blog Course (sign up by clicking here).
Become a caregiver
As a registered nurse, you have highly valuable skills that make you in demand for caregiving jobs, such as taking care of children and adults.
As a caregiver, you may be helping the elderly, helping people get ready for the day, taking care of them for a day, grocery shopping for them, and more.
You may be able to find caregiving jobs through word of mouth (as nurses are very desirable for these positions) or on websites like Care.com and Craigslist.
Sell printables on Etsy
A printable is a digital product that someone can download and print at home. Examples of printables include grocery shopping checklists, gift tags, candy bar wrappers, printable quotes for wall art, budget templates, and patterns.
What makes this great for a nurse looking to make extra income is that you just need to create one digital file per product, and then you can sell it an unlimited amount of times.
So, this can be a great way to make money without having to use up all of your free time outside of work.
You can sign up for this free ebook that helps you figure out where to start when it comes to selling printables on Etsy.
You can also learn more at How I Make Money Selling Printables On Etsy.
Make Canva templates
Making Canva templates is similar to selling printables – you just need to create them once, and you can sell them an unlimited amount of times.
Canva is an online graphic design website. On Canva, you can sell premade designs to other Canva users so that they can edit and customize them.
Some examples of Canva templates include ebooks, workbooks, Pinterest pins, and more.
People all around the world use Canva to help with the graphic design side of their business, and templates make their lives so much easier.
You can head to this article to learn more at How I Make $2,000+ Monthly Selling Canva Templates.
Sell stickers
Selling stickers could be stickers that you have printed out and are shipping to customers, or you may be selling stickers for them to print on their own. You would be creating your own designs on stickers and can sell them for years to come.
Stickers are extremely popular right now and will most likely be for years. Stickers are used for so many different reasons, and you don’t need a lot of equipment to start a sticker business.
You don’t need graphic design skills either – this is something that you can learn quickly and even teach yourself.
You will need a cutting machine (perhaps you already have a Cricut cutting machine?), a printer, sticker paper, and ink to get started.

CPR instructor or First Aid instructor
As a CPR instructor or First Aid instructor, these may be classes that you are hired to teach part-time. It may just be a few hours a week and you would be teaching others CPR and First Aid.
There are classes for those who are expecting a child, prepping for the wilderness, for employees in all industries, and even classes for those who are getting into sailing (I personally have taken these sailing classes!).
Rent out spare rooms or a home
You may be able to earn extra income by renting out a spare bedroom or by investing in rental property to rent out in whole (such as an apartment or a house).
You can learn more at How This Woman In Her 30s Owns 7 Rental Homes.
Rent out your stuff
There are other things you can rent as well.
Renting out your stuff can feel somewhat passive, and if you’re not using it then it may make perfect sense for you.
Here is a list of things to rent out and which platforms are best:
Home bakery
You may be able to make extra cash by making baked goods at home.
In fact, I know someone who is a nurse, and on the side, she decorates and sells amazing-looking cookies for events. She started out decorating cookies simply as a hobby, and people started asking if they could hire her to make specialty cookies for baby showers, weddings, and more. This is now a side hustle for her that she loves.
You can learn more about this topic at How To Make Extra Money By Starting A Home Bakery. Here, you’ll learn about the equipment needed to start a bakery, food laws, tips on pricing your baked goods, and more.
I also recommend reading How I Earned Up to $4,000 Per Month Baking Dog Treats (With Zero Baking Experience!) if you are wanting to make dog treats.
Pet sit
With this, you may be watching pets in your own home or the pet’s home, or you may be walking them during the day, playing with them when the owners are gone, giving them their medicine, feeding them, and more.
While it would most likely be hard to be a pet sitter or pet walker on a day when you have a nursing shift, this may be something that you can schedule for on your days off, as you can pick your days and hours by selecting clients that best fit your schedule.
If you’re interested in watching pets in your home, Rover is a platform where you can list your services and find clients.
Become a virtual assistant
A virtual assistant is an assistant who works from their own home (instead of in person).
As a virtual assistant, you may find part-time or full-time work, and you may be able to be flexible with your hours. I have virtual assistants and they all have flexible hours, which can be great for someone who is a nurse and may not be able to work on days when they have a long shift.
As a virtual assistant, you may be helping a company manage their social media, scheduling appointments, managing their email inbox, data entry, and more.
You can learn more at How To Earn $10,000 Each Month From Home as a Virtual Assistant.
Start a TikTok account
I follow a few TikTok accounts that are all about being a nurse, and they are very informative and entertaining. Or, you can start a TikTok that’s not related to being a nurse at all!
There are over 1.5 billion users on TikTok and many people are able to earn an income on this social media platform doing many different things.
From personal finance tips to comedy, day in the life to travel, and more, there are many different topics you can cover on your own TikTok account through making social media content.

Begin a YouTube channel
As a YouTuber, you may decide to start a channel about being a nurse, or about anything else!
There are many different types of YouTube channels out there.
A great positive of starting a YouTube channel is that, like blogging, you can create your own schedule, and work only on the days that you want. So, it does not have to interfere with your schedule as a nurse.
You can learn more at How I Grew From 0 Subscribers To Over $100,000 On YouTube In Less Than One Year.
Cosmetic nurse
As a cosmetic nurse, such as an aesthetic nurse injector, you may be working in a doctor’s office or medical spa.
You may be doing injections, photofacials, microneedling, and more.
Resell items online
If you are looking for a flexible job as a nurse, one to look into may be reselling items online, such as on Craigslist, eBay, or Facebook Marketplace. There are many other online marketplaces as well.
Plus, it’s something that anyone can start because many of us own things that we could probably sell.
My friend Stacy Gallego was a nurse who resold items in her spare time. She made over $100,000 in sales by flipping used items too and actually retired as a nurse so that she could pursue her flipping side hustle full-time! You can read more about her story at How I Made $100,000 Selling Used Items.
Stacy learned how to build a flipping business from my other friends Melissa and Rob. They are the flipping experts! Some of the best items that they’ve resold include:
Something they bought for $10 and flipped for $200 just 6 minutes later
A security tower they bought for $6,200 and flipped for $25,000 just one month later
A prosthetic leg that they bought for $30 at a flea market and sold for $1,000 on eBay the very next day
A lift that they found in the trash (and asked the owner for permission to take) that they sold online for $7,500
They have a helpful free webinar, Turn Your Passion For Visiting Thrift Stores, Yard Sales & Flea Markets Into A Profitable Reselling Business In As Little As 14 Days, I recommend checking out.
Tutor
As a tutor, you can help a nursing student with their nursing degree, pass an examination, and study for a certificate, for example.
To become an online tutor, you can simply create a tutor profile on a tutoring platform, create a listing on Fiverr, reach out to people that you know, and more.

Freelance write
Freelance writing is when you write for different clients, such as a website, magazine, and more.
Many people start with no previous experience, so this can be a great one to begin for you.
Plus, as a freelance writer, you can create your own schedule and take on as many or as few clients as you would like, so you can determine how much money and time you want to spend on this side hustle.
You may be able to become a health writer or write about any of the other thousands of topics out there.
You can learn more in the article How To Become A Freelance Writer.
Mystery shop
Mystery shopping won’t be a huge source of extra income, but it can be something that you can do whenever you have some spare time. There’s not a huge commitment to this either, which can be great if you are looking for something flexible.
Another positive of mystery shopping is that there are mystery shops that can be conducted both in person, online, and on the phone.
As a mystery shopper, you would get paid to evaluate companies from when you walk through the door to after you get your receipt. Or, you may be evaluating how they answer the phone when you pretend that you are a customer inquiring about a service that they offer.
The company has no idea that you are a mystery shopper – this is so that the company can truly evaluate how they are doing and see what they need to improve.
As a mystery shopper, you may be completing mystery shops for clothing stores, department stores, restaurants, car dealerships, salons, amusement parks, and more.
You can learn more at How To Become A Mystery Shopper.
Join a focus group
There are many market research companies that pay people like you and me to share their opinions. Companies then use these opinions and feedback to improve their products and services.
Sometimes focus groups are looking for a specific person too, such as a healthcare professional or someone who uses medical devices. Or, they may be looking for anyone who works in any field.
User Interviews pays very well for market research studies. Over 2,000 studies are launched each month and they have paid over 72,000 participants in the last year.
Pinterest, Spotify, Macy’s, Home Depot, Trip Advisor, and more all use User Interviews to gather feedback from users about their latest products, apps, and websites.
Participants can earn $50 to $100 per hour or more for sharing their opinions and feedback. The average pays over $60.
You can learn more in my User Interviews Review.
Similar to this, there are many paid online surveys you can take as well. These will pay much lower than a focus group, though.
Immunization nurse
An immunization nurse is a nurse who gives vaccines, such as flu shots. You may be working part-time or full-time, such as at a travel vaccine clinic or curbside clinic.
Immunizations will always be around, which means that there will always be a demand for immunization nurses.
Camp nurse
As a camp nurse, you would typically be working in the summer (because that is when camps usually take place). A camp may last a few days or even weeks or months.
You may be taking care of campers, such as doing first aid.
Many camps go without medical professionals because they are unable to find a nurse to fill the role – so there is a demand for camp nurses.
Sign up for extra nursing shifts
This one is the most common as a nurse, so I saved it for almost last. As a nurse, you may have the option to work overtime and make extra money.
Since you are already in the profession, this may be the easiest to get started with.
Travel nurse
Okay, so this is not a side hustle, but I do think it’s somewhat related enough to include in this article!
A travel nurse may be able to earn more than $3,000 per week. They tend to make much more than a nurse who has a permanent job at a hospital or other facility.
Travel nurses are RNs working short-term positions at healthcare facilities. Whenever there are nursing shortages, which happen often in the medical profession, travel nurses help healthcare facilities fill these roles.
I have had several friends become travel nurses, and I’ve also met a few travel nurses while traveling.
Travel nurse jobs usually last around 3 months and can come with many benefits, and they also tend to pay quite well.

And, there are always things that you can buy for a low price and possibly resell for a profit. Or, you may even be able to find free things that people are throwing away and sell that as well.
This is such a profitable idea that my friend was able to make $133,000 in one year through buy-and-sell flipping and with working only 10-20 hours per week.
Since then, they have turned this into an even bigger and more profitable business!
Some of the best items that they’ve resold include:

Sell printables on Etsy
If you are looking for a way to make money at home and be your own boss, then creating printables may be for you.
A printable is a digital product that can be downloaded and printed at home. You make them once and then sell them on a website such as Etsy for people to buy. You wouldn’t have to print anything, instead, you are simply selling the download.
Items such as grocery shopping checklists, weekly meal plans that someone puts on their fridge, gift tags, and quotes to be framed are all printables.
This can be a great way to make money at home as a teenager because you create one digital file download per product, and you can then sell them an unlimited amount of times.
You can sign up for this free ebook that helps you figure out where to start when it comes to selling printables on Etsy.
I recommend reading about this further at How I Make Money Selling Printables On Etsy to learn more about one of the best jobs for stay-at-home moms.
Note: Etsy account owners must be at least 18 years of age to sell on Etsy. If you are between the ages of 13 and 17, you can sell on Etsy if you have the appropriate permission and direct supervision of your parent or legal guardian. Your Etsy account must be registered with the parent or legal guardian’s information.
Create and sell stickers
Another fun way to make money online as a teenager is to sell stickers.
My friend started with no graphic design skills and didn’t even know how to create stickers when she first started. It’s something she learned as she went, and she now earns over $100,000 each year with her sticker business.
I interviewed her here on Making Sense of Cents and she answered questions such as:
Do I need to be a graphic designer to make and sell stickers?
Why do people buy stickers online?
Do stickers sell well online?
How much money can I make selling stickers as a small business idea?

People all around the world use Canva to help with the graphic design side of their business, and templates make their lives so much easier.
Working just a few hours a week, I know someone who is able to earn $2,000 each month from selling Canva templates from home.
Do you have questions such as:
What is a Canva template and what is Canva?
Why would someone buy Canva templates? What is the benefit?

Answer online surveys
Not too long ago, one of the ways I made extra money to pay off my student loan debt was by answering paid online surveys.
You will not get rich from taking surveys, but it can help you to earn a little bit of extra money in some of the spare minutes that you may have throughout the day. Plus, you may get free items occasionally to review as well.
Companies will pay you to take surveys because they want to see what people think of their product and their company. They seek out real opinions from real people.
Here are some of the survey companies that are open to teenagers (along with their minimum age requirements):
American Consumer Opinion – Age minimum – 14 years old
Survey Junkie – Age minimum – 12 years old

Customer service support
If you are looking for a more traditional style of online job, such as working for someone else, then finding a customer service representative job may be something to look into. This way, you can start earning money right away, right after you get hired, instead of attempting to build a business.

As a customer service representative, you may be responsible for tasks such as:
Answering questions from customers about a product
Troubleshooting and helping with issues that a customer may have with a product
Processing orders
Assisting with returns
Handling feedback and customer complaints
And so much more.
Virtual assistant

I have been a virtual assistant in the past, and I now have virtual assistants of my own. They are lifesavers!
You do not need to have previous experience in order to start as a virtual assistant, instead, you need to be willing to learn so that you can help a business run more smoothly.
Many, many people and companies are looking for virtual assistants, as they play such an important role.
As a virtual assistant, you may be able to start at around $15-$20 an hour, or even much more. This will depend on the type of work you are providing, the experience that you have, the field you will be working in, and more. As a full-time virtual assistant, you may be able to earn over $10,000 a month once you gain experience.
As a virtual assistant, you may be doing tasks such as:
Managing a company’s social media accounts, such as by being their social media manager
Managing a person or company’s calendar
Scheduling appointments or travel
Creating or assisting with slideshows or presentations
Email management
Communicating with clients or customers

Tips for online jobs for teens
Below, I want to share some tips for you on how to manage an online job for high schoolers. Having an online job as a teenager means that you may have some questions, such as how to avoid scams, how to balance school and work, how to open a PayPal account when you are underage, and more.
How to avoid online job scams
While there are many, many legitimate online jobs for teens, there are scams as well. Due to that, I want to share my best tips so that you can avoid scams but still find an online gig.
Some of my tips to avoid scams:
Research the company and the position to make sure they are real and a company that you would like to work for.
Search on the Better Business Bureau to learn more about the company and read their reviews.
Research the company online to see if there are any mentions of it being a scam. I like to type in “Company name + Scam” into a search engine and see what pops up.
Always be careful if the company asks you to pay money.
Before you give out any personal information, such as your social security number, you should make sure it is a real job that they are offering you.
Search the Federal Trade Commission and see if they have any press releases or articles about work-from-home job scams that they may have found.
Never click on any links or download anything in a suspicious email.
And, always trust your instincts! If something seems fishy, then trust yourself. There are always other jobs out there – do not feel like you have to take one that you are unsure about.
Simply move on and look for another opportunity that fits you.
Frequently Asked Questions About Online Jobs for teenagers
Below are common questions about online jobs for high schoolers.
How can a student work from home?
If you are a teenager, then you may still be in school. If you are trying to manage school and find a way to make money, then I do want to share some of my best tips.
After all, I have been in your shoes!
Working and going to school can be tough to manage.
Below is my advice for balancing both:
Realize what your motivation is for balancing both school and having a job. This is important because at times it will be hard to manage both, and thinking about why you are making yourself so busy can help to keep you motivated. You may even want to create a vision board so that you can look at it whenever things are tough so that you can easily remember what you are working towards.
Carefully plan out your school and work schedule. To balance school and work, then I recommend creating a carefully planned out schedule. This mainly only applies if you are in college or if you have control over the hours in your school day. This may include researching when the classes you need are offered and start trying to eliminate any gaps that may fall between your classes. Having an hour or two break between each class can quickly add up.
Bulk up your class days. If you think you can do it without overtiring yourself, then you may want to have as many classes together as possible in one day so that you are not constantly having to drive back and forth between school, work, and home.
Have a to-do list. I live and breathe by my to-do list. It helps me to not forget anything and to quickly realize that I have something to do (so I should stop procrastinating!).
Please head to 9 Ways To Successfully Balance School And Work to learn more.
How to open a PayPal account when you are a teenager?
If you are under the age of 18, then you will need a parent or a legal guardian to open a PayPal account. They would be the primary account holder, and you would simply be doing transactions through their account.
So, this means that you want to choose someone that you trust as they will have full access to the money that you are earning and is being transferred to your PayPal account.
How old do you have to be to work an online job? Can I work from home at 15? How can I make money at 17 without a job?
The age will vary depending on the job that you are looking to get.
How do you get paid with an online job for teens?
The way that you will get paid will depend on what you are doing.
If you are taking paid online surveys, for example, then you may get paid in rewards, a gift card, or even PayPal or check.
For more traditional jobs and gigs, you may be getting a paycheck every two weeks. If you are working for yourself, then you may be getting paid directly to your bank account.
How can I make money online as a teenager?
There are many ways to make money as a teenager, as you learned above. These include:
Blogging
TikTok creator
YouTuber
Reseller
Printables creator
Sticker maker
Canva templates designer
Voice-over actor
Survey taker
Amazon seller
Customer service representative
Virtual assistant
Online store owner
Author
Tutor
Freelance writer
Proofreader
And the list goes on and on!
Whether you are looking to make extra cash or if you are looking for a full-time job, there are many ways for you to earn money as a teenager.

7. Sell on Teachers Pay Teachers
Teachers Pay Teachers (TPT) is a site specifically for educators to buy and sell educational materials, and this is a popular teacher side hustle. If you’ve developed lesson plans, worksheets, or other teaching tools for your classroom, you can share and earn from them on TPT.
I know I talked about selling education printables and lesson plans above, but I want to talk more about Teachers Pay Teachers in its own section because it is such a popular teacher side hustle.
You can sell:
Lesson plans and unit studies
Worksheets and printable activities
PowerPoint presentations and interactive notebooks
Posters, charts, and visual aids
For example, I looked on Teachers Pay Teachers and searched for third grade lesson plans. There, I found over 49,000 results such as math lesson plans about rounding, substitute teacher plans for third graders, reading comprehension lesson plans, and more. Here’s an example of one that you can look at.
The average teacher on Teachers Pay Teachers can make around $300 to $500 extra, but there are some teachers that make hundreds of thousands of dollars extra each year.

Creating and selling Canva templates online allows you to work from home in your free time.

It is a helpful starting point if you’re not very skilled at designing from scratch. Business owners, marketing professionals, nonprofit organizations, educators, event planners, restaurants, and more buy templates all the time.
Canva templates come with blank spaces where buyers can add their own words or pictures, adjust colors and fonts, and more. They’re useful for people who want their graphics to look high quality without spending a lot of time in the process (or perhaps they don’t know how to do it so templates help them a lot!).

One option to consider is house sitting, and this is when you watch someone’s home (such as watering their plants and collecting mail) and sometimes take care of pets while their owners are away. People also hire house sitters so that their homes aren’t sitting empty because a visible presence can deter potential thefts.

31. Mystery shop
I was a secret shopper in the past, and there were often mystery shops that gave me $100 to put toward a free dinner. I always looked forward to these, as I was living paycheck to paycheck, and I used these restaurant mystery shops to reward myself every now and then.
There were other mystery shops that paid me actual money, and some paid me in free items, such as makeup, movie theater tickets, and car oil changes.
Companies hire mystery shoppers to get an understanding of their customer’s experience. Companies want to know a real product opinion, how the customer felt they were treated at their business, how phone calls were handled, and more.

You also get to choose your schedule, so a teacher could choose to work in the evenings or on weekends. Or, you could choose to only deliver groceries during the summer.

Some teachers are real estate agents on the side of their full-time job as a teacher. This is because you can list and sell homes on your weekends, during breaks, at night, and over the summer.
Selling homes can be more difficult, though, as your clients may want your full attention during the day occasionally and you would be busy teaching, so this is something to think about.
36. Driver’s ed teacher

14. Affiliate Marketer
Affiliate marketers share products or services with their followers for a commission. You do this by placing a referral link on your website, blog, or social media (like Instagram). When people use that link to buy something, you then get a commission.

If you get someone to sign up through your special link, the company gives you a commission for telling others about their product. It’s like a little thank-you for your help!

In the list of things you want to be doing around the holidays, fending off scam artists has to be at the bottom. And yet, the holidays can be a prime time for scammers hoping to take advantage of the busy season. One fraudulent transaction is easily overlooked in a bank statement full of gift purchases, and there may not be time to dispute suspicious charges when you’re hosting out-of-town guests.
Research-based advisory firm Javelin Strategy & Research defines an identity fraud scam as a tactic that a criminal uses to steal someone’s personal information for the purpose of illegal financial gain. Consumers lost $43 billion in 2022 to these scams, according to Javelin’s 2023 Identity Fraud Study.
If there’s good news, it’s that there were fewer reported victims of identity fraud in 2022 as compared with 2021, with a 17% decrease in the amount of money lost to scams. The bad news is that scammers have become more sophisticated in their methods and have a new tool in their arsenal: artificial intelligence. AI programs can be used to generate scam emails, text messages or audio recordings that mimic the speech of loved ones.
An awareness of scammers’ latest tools and tactics is a potent defense against identity fraud. Here are five credit card scams to watch out for this holiday season.
1. The Amazon scam
Amazon will be the go-to holiday shopping destination for many people. But as our inboxes fill with order confirmation emails and delivery updates, be cautious about messages that claim to be from Amazon. Scammers may contact you by email, text or phone in an attempt to steal your credit card information. They may say that you need to update your payment method to prevent your Prime membership from expiring, or that your Amazon account will be deleted unless you verify your account by providing payment details.
How to fight it: If you’re unsure if an email or text message is legitimate, don’t click on any links in it. Instead, log in to your Amazon account and go to the Message Center, which contains a record of all communications from Amazon. If you’re contacted by phone, don’t provide your credit card information. Amazon won’t ask for payment information by phone. And never input your Amazon payment info on any website except Amazon.com.
2. The romance scam
The holiday season may heighten feelings of loneliness, which can make romance scams particularly effective. After creating a fake profile on a dating website or social media platform, scammers will strike up a relationship with their victims before making a plea for money. Common reasons for needing money include medical or legal bills or funding for an investment opportunity. The 2023 Consumer Impact Report from the Identity Theft Resource Center, a nonprofit that helps victims of identity crimes, noted that romance scams consistently report six-figure losses, highlighting the seriousness of this scam.
How to fight it: If someone you’ve met on a dating website or social media platform asks you for money, research their name and do a Google reverse image search of their profile picture to try to figure out if they’re masquerading behind another’s identity. Investigate any detail that sounds suspicious; you don’t have to automatically accept what someone says as truth.
Don’t give payment details or personal information that could be used to open credit cards to someone you haven’t physically met.
3. The gift card scam
Gift cards make great stocking stuffers or last-minute gifts, but they’re also a favorite target of scammers. The scammer will contact victims by phone, email or text and ask them to purchase gift cards, usually as a form of payment for an outstanding bill or as prepayment for a service they’re offering to render.
For example, a person posing as a computer technician says he can remove a virus from your laptop in exchange for a $100 Amazon gift card. Once the gift card has been bought, the scammer asks for the gift card’s number and PIN. That way, the scammer doesn’t need to expend any effort getting their hands on the actual card.
How to fight it:No legitimate business or government agency accepts gift cards as payment. Whenever you buy gift cards, keep the receipts and take pictures of the card numbers and PINs in case you need to file a report with the gift card company or the Federal Trade Commission.
4. The charity scam
Donations tend to spike between Thanksgiving and Christmas, and some scammers capitalize on the increased spirit of generosity during this time. Pretending to solicit donations on behalf of a charity, scammers will ask for donations by phone, email, text or a crowdsourcing platform. They may prompt you to enter payment information on a bogus website or give it over the phone.
How to fight it:When you’re asked to make a donation, get the charity’s name and the cause it supports. If you aren’t sure whether you’re corresponding with a legitimate charity, take a beat to do more research. Look up the charity’s name on a website that vets nonprofits, like Charity Watch or Charity Navigator.
When making donations, pay with a credit card if possible: The major card issuers have zero-liability policies that offer you financial protection from fraud. Payments made in cash, cryptocurrency or by wire transfer are harder to recoup; if you’re asked to donate in those ways, it could be a sign that you’re dealing with a scammer.
5. The lottery scam
Coming into a windfall of cash during the holidays sounds too good to be true, and it probably is. In this scam, the criminal claims you’ve won a physical or monetary prize, which is yours as long as you remit payment or hand over your payment information to cover a processing fee.
How to fight it: Ask for the name of the company claiming you’ve won the sweepstakes, and contact them to confirm whether you’re a winner or not. Take care, though, to look up the company’s information yourself rather than using a phone number provided to you by the person saying you’ve won.
A real sweepstakes doesn’t require payment; a real prize is, by definition, free and won by chance. You don’t need to send payment or disclose personal information to win a true lottery.
How to minimize damage and recover from a scam
Even the most vigilant among us can fall victim to a scam. However, there are steps you can take to minimize the damage and work toward recovery.
Prevention: Freeze your credit file with the three major credit bureaus: TransUnion, Experian and Equifax. Scammers can’t open a new credit line in your name when a freeze is in place. You might also elect to receive alerts of suspicious account activity on your credit card, or even when any transaction is made.
Mitigation: If you think your credit card has been compromised, place a lock on the card so it can’t be used until you unlock it. Then, call your card issuer — ask for the fraud department, if one exists — and communicate your concerns.
As a homeowner, you probably have a rough sense of where your property starts and finishes. It might be the driveway, the border of your lawn, or even the fence you’ve set up as your visual marker. However, these familiar markers might not necessarily align with the official property lines. It’s worth considering where your property lines actually fall..
Before embarking on any outdoor projects, such as building a garage, replacing a fence, installing a pool, or enhancing your landscaping, it’s important to take a moment to evaluate your property’s true boundaries. This careful assessment ensures that you can savor the improvements you make to your home and yard without inadvertently encroaching on your neighbors’ territory or causing any potential disputes. So, whether you own a townhouse in Seattle, WA, or a home with 5 acres in Atlanta, GA, it’s important to be sure of where your property’s lines are located.
What are property lines?
Property lines are necessary during construction by the developer, city, county, or state to show where ownership of one plot of land starts and ends. A surveyor establishes the formal boundaries and marks them. When the property is legally split, the new property lines are established in a survey. The property line at the front of your house is known as your frontage, the measured distance across the front of the plot you own. The property lines on the side of your plot are known as sidelines. Local zoning laws often dictate these distances.
Why is it important to know the location of your property lines?
Property lines are the borders that tell you exactly where your property begins and ends. They keep one property owner from encroaching on another owner’s land or compromising their privacy by building too close to their house. A typical encroachment might be tree limbs that grow past your property and overhang into a neighbor’s roof or a driveway poured to extend onto a neighbor’s property. When you know exactly where your property lines fall, you’ll avoid accidentally encroaching on your neighbor’s land.
If you plan to build a permanent structure, you’ll want to be as accurate as possible, and ordering your own land survey is the best option. In most states, you are required to call a diggers hotline 811 to request buried utility information before you build a fence, plant a tree, or extend your driveway. This call ensures you know the location of any buried wires or irrigation systems to avoid causing damage. Within a few days’ notice, someone from your local utility company should be able to mark county wires or pipes with spray paint or flags.
Since property line information can be valuable to someone you may sell your house to, you will want to keep all records. Keep a copy of a new survey you’ve completed, a plat map, or any information from the city or county offices in digital or hard copy format. If you do a new survey, you may also need to register it with your county assessor or recorder. During the sale of a property, the title company will search for encroachment of one property into another. They may refuse title insurance to the seller if they find a property line dispute.
When you know how to find your property lines, you’ll gain peace of mind for any project that could come close to the edge of the property. Showing respect for your neighbor and their property rights can help you avoid a lawsuit.
To avoid issues with property lines and prevent confrontation with your neighbors, here are 12 easy ways to find property lines.
1. Use Google Maps to find property lines
In the world of digital mapping, it’s worth noting that Google Maps does have the capability to display property lines, although it’s not always a guaranteed feature. The availability of this information can vary due to several factors, and there may be instances where Google lacks access to the necessary data, resulting in the inability to provide property lines. However, it’s a simple process worth exploring to get an initial rough idea of your property’s lines.
You’ll want to start by navigating to the Google Maps website. Once you are on the website find the search bar located at the left side of the screen and type in your exact property address. Once you have searched, you’ll be presented with a standard grid-like GPS view. To switch to a satellite photo view, click on the “Layers” button.
Next, tap the “+” button located at the lower right-hand corner of the screen to continue zooming in. Continue to zoom in on the property you’re interested in until you spot those property lines. You’ll recognize them as slender gray lines. If these lines don’t pop up, it’s likely that this feature isn’t accessible in your region.
Are there other apps that show property lines?
Other GPS apps can provide you with accurate plat maps. LandGlide and Landgrid are two used most commonly by property owners.
LandGlide app: The LandGlide app uses GPS to pinpoint your property’s location accurately. The app includes parcel records in 3,000 counties throughout the country, covering more than 95% of the United States. The app is available on IOS and Android devices and it offers a free trial. A paid subscription service is available after your trial expires.
Landgrid Map: The Landgrid app allows users to view more than 149 million properties nationwide and includes ownership & address information. The app has a survey editor that will allow you to create your survey. The pro version allows users to access premium fields, bookmark properties, run surveys, and utilize various web features.
2. Hire a licensed land surveyor
The most accurate way to know where your land begins and ends is to hire a surveyor to determine your property lines. The property surveyor will first check county records to understand the history of the lot. Then they will find out about easements, subdivisions, and any other important factors that could affect your land and what you choose to do with it. The cost to hire a licensed land surveyor typically runs between $330 and $670 per survey and depending on the location, size, and property history, it could be up to $1,000 per survey.
2. Review your property deed
Your property deed will give you a tax description of your property. This tax description explains the boundaries of your plot of land. The description often references the names of subdivisions and other land references that may no longer be in the area, such as a row of trees. You can get a copy of your deed online or from your county recorder’s office for a fee.
3. Check the metes and bounds survey
A metes and bounds survey identifies a landmark to define the property boundaries, such as a tree, creek, road, or intersection. This is the “place of beginning” or POB. You can then use a compass to follow the directions provided. This survey can be hard to understand because it often uses landmarks that may no longer exist. For example, the survey may state that a property line extends “fifty meters from the tall maple.” However, that maple tree may no longer be standing.
4. Read the property line map, or ‘plat’
When you buy a house, you typically receive a plat map or property line map. If you don’t, you can find it at the county clerk’s office. The plat will give you the exact dimensions of your lot related to other lots on your block. For a property on a residential street, expect to see similarly sized rectangles lined up on each side of the street, showing each privately owned property. Every individual property will be labeled with an identifying number. This number is separate from the parcel number for tax purposes. Your neighbors may be able to help as well. You can ask them if they have a copy of their plat map, which would show the neighborhood.
5. Ask for the property survey from your mortgage or title company
If you finance your home purchase through a lender, the lender will typically require a property survey. Your mortgage company should have a copy of this survey from the purchase transaction. The title company will also run a property search and may have a copy of any surveys or property line maps completed for your property.
6. Review the existing property survey from your county or local municipality
Property surveys are public records and you can request a copy of any existing surveys from your county or local municipality. If the county or municipality has completed a survey for your plot of land, they will have a copy. They usually charge a fee to reproduce it.
7. Locate a hidden survey pin
During construction, builders often use survey pins to mark the plot of land. Look for thin iron bars staked into the ground in the general area you expect your property lines to be. A metal detector can be a helpful tool for your search along the perimeter of your property. You’ll often find survey pins close to a sidewalk or the curb of the property. However, survey pins can be misleading as utility companies, tree-removal companies, and other contractors may have moved them in the course of their work.
8. Look for property line markers
Locating property line markers is another alternative to finding survey pins. Property line markers can be made of metal, wood, or concrete. For a relatively new home, the property boundary markers might still be in place. If you find survey pins or concrete boundary markers, they are likely to be more accurate, as wooden stakes are more easily moved. Check your plat map to see where to look for property line markers.
9. Check sidewalks and street lights
Sidewalks and street lights can give you a good visual reference if you don’t know how to find property lines. While they are not a perfect reference, installers may have aligned sidewalks or streetlights with the property lines. Start by looking at the lines cut into the sidewalk in front of the house. A contractor may have cut lines to meet up with the edge of the property or used slightly different concrete to separate properties. This method is a good starting point but be sure to use it in conjunction with a survey or plat map to ensure accuracy.
10. Visit the local zoning department
Your municipality’s zoning department records plats showing land division, and will have maps drawn to scale for your property. Unless your home was built over a hundred years ago, you can ask for a copy of your neighborhood and lot plat for a minimal fee. The zoning department records will give you the exact dimensions of your lot.
11. Measure the property yourself
You could measure your lot by hand. To do this, you’ll need a long measuring tape, a compass, and perhaps an assistant. Retrace the surveyor’s steps by locating the starting point labeled on the plat. This will be the “common point” or POB. Once you find the starting point, use the measuring tape to follow the plat, recording measurements as you go. The plat measurements should correspond with the ones you record yourself.
As a homebuyer, exercise caution regarding property lines as you move through the purchasing process. The previous owners may have failed to account for property lines before they started various home improvements and could have encroached on a neighbor’s property. Ask your lender for a copy of the completed survey – you may learn that the property is smaller than you expected. Or, an encroachment issue could prompt you to renegotiate the deal or walk away altogether.
If you love the home, a suitable compromise could involve a boundary line agreement after the purchase. A boundary line agreement is a legal contract to settle disputes between neighbors over property boundaries and provides an agreement on property line usage without going to court.
There are fast, easy, precise, and cost-effective ways to find property lines, whether it’s for a property you own or one you plan to purchase. Make sure to gather accurate information when buying a home or starting any construction or landscaping project.
