MILAN — When Chef Eric Adjepong discussed the building blocks of his first home collection, he slipped and said he used Ghanaian ingredients to make his first home goods collection with Crate & Barrel.
“I meant materials — Ghanaian materials,” he exclaimed a second afterward.
Indeed, switching hats from the head of the kitchen to the head of design was a big change, but a welcome one. “I like the idea that these items can last forever,” as opposed to his eclectic dishes that last seconds on the palate, he said.
The 36-year-old chef and host of Food Network’s “Wildcard Kitchen”decided to return to his parents’ homeland to build this collection. “It was more than a homecoming — it was a discovery,” the first generation Ghanaian American said.

Upon arrival in the village of Bolgatanga, he was greeted by a mini parade with music, dance and food. It was there where he came into contact with the region’s basket weavers, who showed him the entire process of Bolga basket weaving.
Bolgatanga, which is situated in northern Ghana, is a heartland of genuine Bolga baskets, which are exclusively woven by the Indigenous Gurune or Frafra people. Weavers collect beta vera straw, which is subtracted from the top of the grass, and they then leave the roots to grow.

Still, he’s been drawn to Ghana and travels there at least four times a year. Accra, a booming cultural hub for Afro Beats, art and fashion, is also a burgeoning pulse for both the kitchen and the design worlds, he said.

Editor in Chief Sarah Wheeler sat down with Dan Stewart, founder and CEO of Happy Grasshopper, to talk about the company’s tech strategy in creating content that resonates with consumers. Storytelling is key to the company’s success and Stewart’s own story explains how he stays cool in any market cycle. Turns out being stranded at sea in shark-infested waters puts everything else in perspective.
Sarah Wheeler: What differentiates your technology?
Dan Stewart: When you think of the technical landscape today, specifically for CRM, at the very core, everything does almost exactly the same thing: It segments contacts and it sends messaging. That’s not a significant technical challenge. The challenge is creating and delivering messaging that produces the desired result for the person sending the message. And that’s what we focus on.
Today we’re nurturing about 37 million contacts on behalf of our members. And we’ve built a reporting engine we affectionately call queen bee reporting. We leverage AI to crunch the numbers, because the datasets get so large so quickly. We leverage AI to make sure that our members are sending content that’s most likely to be well-received by the target audience and to produce the conversations that they need to have.
SW: How do you know what the “right” content is?
DS: Looking in the data, it really highlights some key things:
The No. 1 thing that determines the effectiveness of a message is the relationship between the sender and the recipient.
We all have people in our lives, it doesn’t matter what the subject line is, we’re going to pay attention to their message because it’s from them. Right? On the other hand, if your phone rings and it says potential spam, there’s almost no chance you’re going to answer it. So relevancy of that relationship is very important.
The second most important thing is the relevancy to the time that the message is sent. So the cycle of what’s happening in the world becomes extremely important for creating effective messaging. The way to start that conversation is to leverage what I call the formula for engagement — basically we have to raise their curiosity and leave it unresolved.
SW: What are some use cases of the formula for engagement?
DS: So first, as a brand, we create content for agents that’s designed to go to people they know, typically past clients and sphere. And this content is not typically about real estate. It’s about something interesting that’s happening today, that we can use as conversation starter.
The second type of content we send is lead conversion and nurturing content. The timing, the duration, the frequency — all of that gets influenced by the source of the lead and the time of day that the lead is captured.
The third category is the attraction and recruitment of more people to a brand. Whether it’s branch managers to a mortgage firm, LOs to the branch manager, real estate referral partners to the LOs — there needs to be a very clear understanding that the content strategy must be very appropriate to the goal.
SW: What really differentiates your tech?
DS: Happy Grasshopper is a true managed service so our tech is very important, and yet our core belief is that tech alone isn’t enough. Agents have a lot of technology today. But that doesn’t mean they’re using it as well as they could be.
I have three core beliefs that really underpin everything I do at Happy Grasshopper. The first is that whatever we want to achieve in business, it’s most easily achieved through relationship. The second is that relationships only really live in one place and that’s conversation. And the third is that conversations lead to closings. I’ve yet to meet an agent or an LO who will not earn more commission if they have more conversations.
SW:What past experience influences the way you think about tech today?
DS: Prior to Happy Grasshopper, I built and exited a CRM company. We built white label software for franchisors — we gave the brand exactly what they wanted. And then of course, they’d roll it out to their franchisees who would log in once and then almost never come back. Which was what kept me up at night at the time.
Post-exit, I had this realization that we did it in the wrong order: we really should have built from the bottom up. So very intentionally when I started Happy Grasshopper, we focused only on serving the end user. And then we added teams, and then we added brokerages. And now we’re at the true enterprise brand level. And we get lots of usage and engagement in our application, because we’ve built it in such a way that the end user actually gets value from it every time they use it.
SW: How is AI helping you with the actual content you create? Or is that created by humans?
DS: We do not use generative AI to create content for our members. We have a staff of real human writers, college-educated, with 401(k), medical, dental benefits — real, actual people who take the time to interview our members. And we ask our members to review the content that we wrote for them and confirm whether or not it sounds like them.
And then we leverage the AI to really scrub the data — we’re sending messaging to 37 million contacts, we really need help understanding what the results of all that data means. It’s not like we have just one reporting page where you could see what your open rate was on a particular email and make a good decision. We’ve used the API to parse the messaging for tone, for length. And we use that data in conjunction with the data reporting, to help our human writers understand why particular messages are more successful than other messages. And I’m really proud of the results we’ve been able to create for our members.
We have taken the time to really build this, and we’re at the precipice of massive scale. We’re about to grow tremendously. Because it’s, it’s time for the brands to really understand how we can help all of their agents find more transactions. And in a market that’s having fewer deals closed than in years past, relationships are what’s going to lead people through this.
What do we do in our lives in times of crisis? We turn to people we trust. Whatever’s happening in the market, it can always be used to start a valuable conversation and help the right-minded real estate professionals show up as people who provide massive value rather than just attempt to garner commissions.
SW: What’s the profile of your members?
DS: We have members today in about 40 different verticals. Over 90% of our membership is in real estate and mortgage and we create content for buyers agents, listing agents, team leaders, broker owners, regional management, national management. We’ve also written content for brands.
SW: How do you think about cybersecurity?
DS: At Happy Grasshopper we don’t retain mortgage information, financial information — no one uploads that into our system, because it’s not necessary for us to have that information on file. So just from a business case perspective, if we were ever breached, the sorts of things that would be taken, we would just be limited the contact information. And course, that would be a horrible thing. But I know that being diligent and then having a business use case where we’re not really hanging on to any sort of super-sensitive information is an advantage for us.
SW: What keeps you up at night?
DS: Almost nothing. I sleep incredibly well. I’ve lived a very weird life. I moved a lot. As a kid, I had 14 schools before I graduated. One of my formative experiences was when my father’s boss inherited a sailboat. And my dad volunteered to sail it from the Florida Keys up to Sarasota. And the boat sank — we spent the better part of two days thinking that the sharks were going to come in and eat us. I can tell you: there’s nothing that I’ve ever faced in business that scared me as much as that.
SW: What? I think we need more details!
DS: My dad was a West Point grad, a civil engineer. He was an experienced power boater — he was not an experienced sailor. And that didn’t bother him. He thought, ‘You know what, this would be a great family vacation, let’s go.’ And so we left Islamorada, sailing due east. And he sailed us right into the largest barrier reef in North America. It knocked a hole in the side of the boat and the boat went down really quickly. It leaned over on its side and we had this little hump of fiberglass just above the water that we clung to the rest of the day, waving our arms. And then the sun went down and the tide came up — that night was terrifying. [The family was in the water another day] As the sun came up on the second day, there was a Coast Guard cutter, and they came and got us off the reef.
So, how privileged are we to be alive at this particular moment? The poorest of us have access to things the richest people up to 100 years ago couldn’t even imagine. It’s an amazing time to be alive. And I feel really privileged to be part of that fuel that’s connecting people in the digital age.

Californians pay the 34th highest annual taxes on homes priced at state median value. New Jersey, Illinois, and Connecticut have the highest annual taxes on homes. Given that 20-25 percent of the nation’s mortgages come from California, exposed to earthquakes, fires, and flooding, seeing a disaster declared there is worth noting for lenders and servicers alike. FEMA announced that federal disaster assistance has been made available to the state of California to supplement recovery efforts in the areas affected by severe storms and flooding, January 21-23, 2024. The President’s action makes federal funding available to affected individuals in San Diego County.
“Assistance can include grants for temporary housing and home repairs, low-interest loans to cover uninsured property losses and other programs to help individuals and business owners recover from the effects of the disaster. Federal funding is also available on a cost-sharing basis for hazard mitigation measures statewide. Individuals and business owners who sustained losses in the designated areas can begin applying for assistance by registering online at www.DisasterAssistance.gov, by calling 1-800-621-3362 or by using the FEMA App.”

FHA, VA, Ginnie Mae, HECM, and USDA Developments
Ginnie Mae’s mortgage-backed securities (MBS) portfolio outstanding grew to $2.53 trillion in January, including $28.1 billion of total MBS issuance, leading to $10.8 billion of net growth. January’s new MBS issuance supports financing for more than 91,000 households, including more than 46,000 first-time homebuyers. Approximately 77.6 percent of the January MBS issuance reflects new mortgages that support home purchases, because refinance activity remained low due to higher interest rates.
The January issuance includes $27.4 billion of Ginnie Mae II MBS and more than $674 million of Ginnie Mae I MBS, including nearly $558 million in loans for multifamily housing. For the 2024 calendar year to date, Ginnie Mae supported the pooling and securitization of more than 46,000 first-time homebuyer loans. In USDA news, an Unnumbered Letter (UL) dated February 13, 2024, has been issued which increases the appraisal fee to $775 and the conditional commitment fee to $850 under the rural development direct programs. The fee increases are effective March 14, 2024. The increased fees reflect market research for origination appraisals in rural areas and incorporates the average cost of appraisals under the programs’ nationwide contract with the Appraisal Management Companies.
With the current market trends of rising interest rates, the Single-Family Housing Guaranteed Loan Program (SFHGLP) Rural Development announced a Stand-Alone MRA ratio waiver; to remove the 55 percent and 31 percent limitations from the requirements in the regulation for the Stand-Alone MRA.
FHA published Frequently Asked Questions, FHA (FAQs), that address inquiries received from stakeholders regarding its final rule, Changes in Branch Office Registration Requirements published in the Federal Register on February 2, 2024. This regulation eliminated the current requirement for lenders and mortgagees to register branch offices where they originate FHA Title I or Title II loans. This new rule, which becomes effective on March 4, 20 is not applicable for those institutions whose fiscal year ended on December 31, 2023, and are required to recertify by March 31, 2024. Recertification fees for those lenders will be calculated based on the number of registered branches as of the last business day of their fiscal year-end certification period. Weary about adding reverse mortgages into your business plan? Although there are lower LTVs caused by the higher rates, keep in mind that the acceleration of equity often offsets all of that. There are competing narratives emerging around the strength of the U.S. economy. Weaker consumer spending of late calls into question whether the economy can avoid a recession, consumer confidence has fallen and remains shaky, economic activity pulled back in January as storms and cold weather disrupted day-to-day activity, and markets received a disappointing Durable Orders report yesterday. However, employment has remained resilient, homebuilder confidence has improved, and Treasury auctions this week have not indicated any sort of flight to quality. On balance, the data suggests that the economy should pick up as the weather improves.
Home prices continue to hold steady as demand greatly exceeds supply. The FHFA Housing Price Index rose 0.1 percent month-over-month in December after increasing a revised 0.4 percent in November, while the S&P Case-Shiller Home Price Index was up 6.1 percent in December after being up 5.4 percent in November. However, local markets are seeing some price easing. Supply and demand may be a greater determinant: Despite high rates, home prices rose 5.1 percent in January, year over year, and while still painfully low, inventory is up 3.1 percent year over year and new listings rose year over year for the fourth straight month.

Later today brings the second look at Q4 GDP and January advanced indicators: the goods trade deficit, retail inventories, and wholesale inventories. About the lounges at Orlando airport
Currently, there are seven airport lounges spread across all three terminals at Orlando International Airport. Other than the USO Lounge, each lounge is located inside airport security, which means that you must have a valid ticket to visit them.
Admission to these lounges varies based on ticket type, elite status or which credit card you hold. In some cases, you may even be able to purchase a day pass to enjoy lounge benefits.
Terminal A
Orlando’s Terminal A has limited airport lounge options, though may be the most versatile. Its Priority Pass lounge is ideal for travelers because access isn’t limited to a specific airline. Plus, Terminal A has the USO lounge, which offers exclusive access to active duty military.
The Club at MCO Lounge
Location: Terminal A, adjacent to XpresSpa near Gates 1-29.
Opening hours: Daily from 5 a.m. to 10 p.m.
Lounge amenities
The Club at MCO Lounge Orlando Airport offers complimentary snacks, beverages and Wi-Fi. It does not have premium food or spa services, but guests can take advantage of its complimentary showers.
How to enter the lounge
Since there are two The Club at MCO lounges at Orlando’s airport, access is restricted based on which gate you’re flying out of. This The Club lounge is available to travelers departing from Terminal A Gates 1-29 and Terminal B Gates 30-59. All others must visit the other location.
Visitors can access the lounge beginning three hours before departure. To enter, purchase a day pass for $50 from The Club website or use your Priority Pass benefits.
USO Welcome Center Lounge
Location: Terminal A, outside of security on Level 1.
Opening hours: Daily from 8 a.m. to 8 p.m.
Lounge amenities
The USO Welcome Center Lounge offers complimentary non-alcoholic beverages, coffee, tea and snacks. Visitors can access free Wi-Fi and enjoy DVDs and multiple video game systems. It includes a children’s play area, sleeping quarters and quiet areas, plus a library.
How to enter the lounge
USO lounges are available to active duty members of the U.S. Armed Forces, Reserves and Guard, plus their immediate families. Admission is not available to military retirees, disabled veterans and others who have previously served in the military.
Terminal B
Terminal B is where you’ll find the lounges for the major domestic airlines. Travelers must have elite status, a qualifying ticket, a lounge membership or a day pass to enter. If you don’t qualify, the Priority Pass lounge is another option.
American Airlines Admirals Club
Location: Terminal B, near Gate 55
Opening hours: Daily from 4 a.m. to 8 p.m.
Lounge amenities
Inside this Orlando airport lounge, travelers can enjoy complimentary snacks and drinks, including a full-service bar. This location does not offer conference rooms for visitors. Guests can also use the complimentary Wi-Fi to access the internet to check email, stream shows or browse the internet.
How to enter the lounge
Complimentary entrance to the Admirals Club in Orlando is available to club members when flying on American Airlines or one of its partners.
Additionally, you receive free entrance if you have a ticket for a first or business class international, transcontinental or other domestic flight by American Airlines or a Oneworld airline.
Elite status members of a Oneworld airline with Emerald or Sapphire status can also enter the lounge for free with any ticket for American or a Oneworld partner.
Citi® / AAdvantage® Executive World Elite Mastercard® provides complimentary access to Admirals Club lounges when flying on any American or Oneworld flight. This card also provides complimentary access to immediate family members or up to two guests who are also flying on American or a Oneworld partner.
Day passes are capacity-limited, but available for purchase online or on-site for $79 (or 7,900 AAdvantage miles) when flying on American or a Oneworld partner flight.
U.S. military personnel traveling in uniform are offered free admission to Admirals Club lounges when flying American; these guests may also bring their immediate family or up to two guests.
Delta Sky Club
Location: Terminal B, near Gate 71.
Opening hours:
Open 4:30 a.m to 9:45 p.m. on Monday, Tuesday, Thursday and Friday.
Open 4:30 a.m to 10:45 p.m. on Wednesday, Saturday and Sunday
Lounge amenities
The Sky Club in Orlando offers complimentary snacks, beer, wine, spirits and liquor. Guests can also enjoy free Wi-Fi during their stay. It does not have showers, premium food or conference rooms.
How to enter the lounge
Delta Sky Club members can access the lounge when flying Delta or one of its partners, unless they purchased a basic economy ticket.
Purchasing a domestic or international Delta One ticket provides complimentary entrance to the Sky Club. Additionally, if you’re flying on an international first or business class partner flight, you receive free entry.
Delta Medallion elite status provides free access based on the type of ticket purchased. Diamond, Platinum or Gold members can enter the lounge for free when flying Delta Premium Select internationally or on any Delta One flight. One guest can accompany the member if they have the same class of ticket.
SkyTeam Elite Plus members can access Sky Club lounges for free on a SkyTeam international flight or on a domestic flight connecting to a same-day international flight.
Those traveling on partner flights not operated or marketed by Delta can access the lounge for $50 per person. Reserve cardholders can bring immediate family members or up to two guests into the lounge for $50 per person.
The Platinum Card® from American Express, The Business Platinum Card® from American Express and Centurion cardholders receive complimentary entrance to Sky Club lounges when traveling on a Delta-operated or Delta-marketed flight operated by WestJet. They can bring up to two guests or immediate family members at a rate of $50 per person. Terms apply.
Delta no longer offers day passes for sale.
The Club at MCO Lounge
Location: Terminal B, near Gate 91.
Opening hours: Daily from 5 a.m. to 9 p.m.
Lounge amenities
In addition to complimentary snacks, spirits, beer and wine, this lounge also offers a children’s area. Guests can use the complimentary shower before departing on their flight. It also includes complimentary Wi-Fi for streaming, browsing the internet and checking email.
The children’s area provides an opportunity for children to burn off energy before the flight while the parents enjoy the lounge’s benefits.
How to enter the lounge
Of the two Orlando airport lounges from The Club at MCO, this one serves passengers departing from Terminal A Gates 100-129 and Terminal B Gates 70-99. Passengers departing from other gates within Terminal A and B should visit the other The Club at MCO Lounge location.
United Club
Location: Terminal B, near Gate 43
Opening hours: Daily from 5 a.m. to 8 p.m.
Lounge amenities
The United Club lounge offers a full-service bar, light snacks and Wi-Fi for free to its guests. The lounge also has a children’s area for young guests and their parents. A conference room is available for an additional fee for travelers needing to conduct business.
How to enter the lounge
There are many ways travelers can gain access to this United Club lounge. Passengers on United Polaris or business class international or transcontinental flights receive complimentary admission, as can those flying first or business class on a Star Alliance member airline.
Star Alliance Gold members also have access to United Club lounges when traveling on an international flight by any Star Alliance airline.
Travelers can also purchase a United Club membership using cash or by redeeming miles. The price starts at $550 or 75,000 miles per year and varies based on your elite status level.
United Club℠ Infinite Card includes a complimentary United Club membership. With this membership, you and your eligible travel companions can enter these lounges for free whenever you fly on United or a partner airline.
United also offers free admission to active U.S. military personnel traveling on United. This includes those dressed in uniform, on leave orders or traveling on rest and recuperation papers.
Terminal C
The only airport lounge in Terminal C is the Plaza Premium Lounge. Travelers can access this lounge with qualifying credit cards regardless of which airline they’re flying.

Location: Terminal C, on the second floor overlooking Palm Court.
Opening hours: Daily from 7 a.m. to 9 p.m.

The Plaza Premium Lounge at Orlando International offers complimentary draft beer, food and Wi-Fi. Guests can also use its “luxury washrooms with spa-like shower facilities” to freshen up when they arrive or before their flight departs.
This lounge also offers an entertainment space for families, including a turtle drop game and a curated Orlando Storytelling Wall.
How to enter the lounge
Plaza Premium lounges partner with many major banks to offer complimentary access for travelers. However, it is not included with Priority Pass membership.
