Financial resilience provides a safety net that you might rarely use — but when you need it, you’ll be glad you have it.
“A household is financially resilient if they are prepared to encounter unexpected financial shocks,” says Emerson Sprick, associate director of economic policy at the Bipartisan Policy Center, a think tank in Washington, D.C.
Shocks could include costs like a surprise medical bill or home repairs or lost income from a layoff. They tend to be “unpredictable in their timing, but we generally know they will happen throughout our lives,” Sprick adds.
Lock down your cash flow
“Sometimes, we go out and spend without thinking,” says Troy Anthony Anderson, who develops financial education extension programs for the University of Maryland in Calvert County. That’s why he recommends writing down expenses to track exactly where money is going as a first step toward figuring out what to cut, such as going out to eat or to the movies.
Anderson suggests planning for the entire month so you don’t overspend each time you get paid. “Ask yourself, ‘Do I really need to eat like a king or queen when I get my paycheck?’ The direct deposit clears and you go to Texas Roadhouse or Outback, but then the following week [you] have no money and have to make peanut butter and jelly,” he says.
To stay on track, Anderson keeps a limited amount of cash in his wallet for discretionary expenses and writes down what it can be used for on a sticky note that stays with the cash.
Create a savings reserve
While building up the traditionally recommended three to six months’ worth of expenses is out of reach for many people, it’s worth striving for some savings, says Kate Bulger, vice president of business development for the nonprofit financial counseling and educational organization Money Management International.
“The more we can save the better, and having that savings gives people the runway they need” to get through a difficult time, she says. Keeping those savings in a high-yield savings account can allow the money to grow over time while staying safe.
In addition, retirement savings can bolster long-term financial resilience, Sprick says. Many workers can leverage employer matches and tax-advantaged accounts such as 401(k)s to help build savings for retirement. Contributing even a small amount each pay period can lead to significant savings over years of working, especially when the money is compounding.
Defend your credit
Keeping credit card balances as low as possible can leave those credit lines available for emergencies, Bulger says. “Credit cards are a great tool to use for short-lasting hard times. Having room on your credit cards lets you use them that way,” she says. Then, paying off the balance as soon as you can helps keep interest to a minimum.
Otherwise, Sprick warns that it’s easy to get caught up in “a pernicious cycle of debt and poverty.” For example, if you have to put a $300 car repair bill on a credit card that charges 20% interest, you’ll be charged about $5 in interest per billing cycle until you pay it down.
“Especially right now, with interest rates as high as they are, it’s easy to get caught in a cycle of debt where you never get out,” Sprick says.
Talk through your financial priorities
Discussing with family members how you would handle a financial shock before one actually happens can help you prepare for that moment, Bulger says. She suggests the following prompts:
What are the most important things in our financial life?
What are we saving for?
What expenses will we cut out first if we need to?
“If you have that conversation ahead of time, it’s easier to make the adjustments,” Bulger says.
At the same time, talking through financial challenges with family and friends can help you feel emotionally supported. “Financial hardships can be incredibly lonely even though we know many people are going through financial strain,” Bulger adds.
Lean on your community
Communities often have food banks, government programs and school-based aid that can help people going through a difficult period, Bulger says. She also suggests turning to other resources, such as a nonprofit financial counselor or online budgeting how-to videos to help support you through changes in your saving and spending habits.
However you seek support, try not to dwell on setbacks. Daniel Milan, managing partner at Cornerstone Financial Services in Southfield, Michigan, suggests that just like with the stock market, it can help to focus on down the road instead of what’s right in front of you.
“We can’t control the day to day, but if you have a plan over the long term, history has shown us that your average over time will work out,” he says.

How Does The Credit Card Debt Forgiveness Program Work?
The program does exactly what it says it will do. The creditor agrees to forgive a portion of your credit card debt if you make a lump sum payment on time This usually happens when the debt settlement company negotiates with credit card issuers to get your credit card debt forgiven, citing your financial hardship.
Let’s say you had $60,000 in credit card debt. If you qualify for the credit card debt forgiveness program (often known as the debt settlement program), you will pay back $30,000 within a specific time. For sure, the credit bureaus will notice that you have not made the full payment, and they will penalize you with a lower credit score. However, on the plus side, potential creditors will be happy to see that you’re working to reduce your debt.
Remember that if your account is already past due, it will affect your credit score. Once the debt settlement is complete, the account will be marked as paid as settled. If you have a good relationship with your creditor, you may request them to update your credit report as “paid as agreed” or “paid in full.” A “paid in full” account status doesn’t hurt your credit score.
Who qualifies for the credit card debt forgiveness program?
You can qualify for the credit card forgiveness program if:
Your creditor must be on the list of banks, law firms, debt collectors, or creditors who decided to participate in the program.
You have to have not made a payment on your account in over 120 days.
You are in financial hardship and that is why you can’t make the full payment.
You need to pay the agreed-upon amount within the specified time. You can’t take extra days to pay off debt.
If you miss even one payment, the creditor will end the program. The outstanding balance will return to the original amount minus the amount you’ve paid.
Remember that any amount refunded over $600 is taxed as income.

This debt relief option lets you make one monthly payment instead of several. Most of the time, debt consolidation means getting a new loan with a lower interest rate than the one you’re paying now. This lowers the amount you owe each month.
There is yet another way to consolidate debt. You can enroll in a debt consolidation program wherein creditors agree to lower your interest rate and arrange an affordable repayment plan. You make monthly payments for 3-5 years (depending on the debt amount).
File Bankruptcy
If settling your credit card debt doesn’t help, you might need to talk to a bankruptcy lawyer. Yes, bankruptcy will hurt your credit score and short-term ability to borrow money, but if you have no other choice, it can help you quickly get out of credit card debt. If you file for bankruptcy, you can clear all your debts. This would let you start over with your finances.

Get in touch with your credit card issuer and try to work out a deal that works for both of you. This could include options for forbearance, which lets you briefly put off making your payments to get some relief without hurting your credit.
Go for Credit Counseling
A credit counseling agency can help you make a plan to pay off your debts or handle them better. These plans are made for you and might not cost you anything. Not only does credit counseling help you with your bills, it does more. In addition to creating a money management plan based on your wants and income, a credit counselor can teach you how to make a budget.
Enroll in a Debt Management Plan
In a debt management plan, credit counselors offer you a budget plan to manage your income and expenses. Furthermore, they negotiate with your creditors for a repayment plan at a lower interest rate.
Note: You may or may not have to pay a fee for credit counseling services. But in the case of a debt management plan, you get a structured repayment plan, and you have to pay a monthly fee for that.
Conclusion
Credit card forgiveness programs only partially eradicate your debt. You have to pay some portion of the debt. So, you still need to save some amount. But you can only qualify for it when you are in financial hardship. So make sure you arrange all the relevant documents to prove it.

Every year, I set goals and review my goals from the previous year. Not only do I set goals and review them but I publish them here for the world to see! This helps keep me accountable for my actions and keeps the goals fresh in my mind.
When I set goals, my main objective is not to achieve those goals but to do better. Many of my goals I do not achieve and that is okay because I know I did more and better with the goals than if I did not have them.
My previous goals and how I did
It is crazy to think of how much I have accomplished over the years and I know that setting goals helped me do much more than I ever thought possible. I own more than $22 million worth of real estate and have accomplished many of my dreams. I still have a long way to go and I will keep this going as long as I can. Every year I write this article that goes over my previous goals and my future goals. You can see those other goal articles from previous years below:
Things have changed over the years as my business has changed and new things have come into my life. I started a real estate brokerage, started investing in commercial real estate, wrote many books, started brick-and-mortar businesses, and much more.
What were my goals for 2023?
I don’t make the same goals every year because not every goal works. Some goals may seem like great ideas until I realize achieving them was too easy or not impactful on me or my business. Some goals may be too difficult to measure or track and some are just oo boring. These were my goals for 2023
Sell 20 properties
I usually make a goal to flip a certain amount of homes which means I sell a flip. I felt the need to bring a goal like that back since I need to be selling properties fairly quickly to keep my business model sustainable since I am buying new ones and spending a lot on repairs. I did not sell as many properties in 2022 as I usually do. These may be rentals or flips that I sell in 2023. I have sold rentals in the past that were not the best performing and that is my plan now as well. I have had some properties that I had big plans for but those plans fell through for various reasons. I need to sell those and move on to other properties while keeping the good ones.
I believe I only sold 10 properties in 2023! This was way below my goal and a few things made this difficult. For one, I was not able to buy as many flips as I hoped to. Rising interest rates also made it more difficult to sell some of the multifamily flips that I had planned to sell. This was not the end of the world because I am making money on those properties every month but I do have a lot of capital tied up in them that I would like to get out eventually.

Buy 12 Flips
I think we only bought 6 flips in 2022! That was the fewest number of flips I have bought in many years but that number is also a little deceiving. Some of the flips I bought were multiunit properties that will take more work than a normal flip and some of the properties that I considered to be rental property purchases in 2022 may end up being long-term flips too. I have a few duplexes and triplexes that I was thinking of keeping or selling and I think I may sell them after fixing them up a bit.
I did not buy 12 flips in 2023 either! We only bought 7 flips which was not much better than 2022. The silver lining of this is that most of the flips we bought we in the last half of 2023 so we may see some light at the end of the tunnel for finding more deals. The lack of inventory has made it very hard to find properties that will be a worthwhile flip.

Buy $2,000,000 worth of rental properties
I have had goals to buy a certain amount of rentals (my goal to purchase 100 rentals) and to buy a certain amount of square footage of rentals (my goal to purchase 1 million square feet of rentals) but this year I am changing it to a dollar amount. I liked both goals but they both had issues. The 100 property goal was for houses I started buying large commercial properties. The 1 million square feet of rentals goal was cool but then I bought some crazy big properties that were mostly money pits. We will see how this goal goes.
I did absolutely horrible with this goal as well! I only bought one rental property and it was a small one and a business too. The small laundromat in Kersey Colorado had an apartment in it and that is the only rental I was able to -purchase for $300k. I did have another property that I almost bought for $1.3 million but the seller backed out at the last second. Even though the market for selling rentals is not very good, there still are not many deals out there to buy either!
Refinance $2 million worth of debt
This is one goal that I have been accomplishing and makes a huge difference in my finances. By refinancing private money into bank money, I free up those private money lenders to lend me more private money and reduce my interest payments while locking in loans for the long term. I have some new lenders to try this year and I can reach out to my old ones as well on a few properties.
Well, this is another goal that I completely missed. I had some ideas to refinance properties but those ideas fell through. I knew it would be tough refinancing properties with traditional bank loans and I was hoping to use some DSCR loans. The issue I ran into with DSCR loans, is that most of them have huge prepayment penalties and it is very hard to find them on commercial or mixed-use properties.
Make $500k in revenue from Investfourmore
I have this same goal again! I have some new things to try and I may really focus on that business this year myself as well. I think there is a lot of opportunity there that I have not been fully tapping into. I would love to have people in my office who work on this business.
Are you getting used to me missing my goals because it happened again! I actually saw a decrease in revenue from investfourmore. Investfourmore is this blog, my YouTube channel, social media, real estate coaching products, and a few other things. One of the big problems with Investfourmore is that real estate is really hard right now and I think many people have lost interest or given up. While my revenue did not go up, I was able to accomplish some great things in 2023 with my brand.
Add 250k social media followers
I think this goal is diable and at the same time challenging as well. The tricky part with social media is you never know what will do well or how your account will do. Some things I think will never do well end up being awesome and some that I think are awesome do horrible! One of the sub-goals in this is to hit 100k subscribers on YouTube. I have 90k now and gained 10k in the last 2 months but without crazy evictions, YouTube stops pushing my channel as much and that crazy run is over for now. Hopefully, I can get more steady and consistent growth without craziness.
Here is a goal that I was much more successful at achieving. I hit 100k Subscribers on YouTube! I did not add 250k social media followers, but I added about 100k through YouTube, Facebook, and TikTok. Instagram has actually been losing followers because I think Instagram shadow banned me and hates me. I am not sure why.
Raise Revenues at my store from $65k to $95k per month
I bought a liquor store and mini-market in 2022 which was a goal of mine for a while. I have always wanted a brick-and-mortar store for some reason. I got my wish and it has been fun but also challenging. The store makes money even after paying rent to myself who owns the building as well. While it makes money, I think it can do so much better! One big change is we can serve more food options since I just upped our food license to a grocery with a deli which allows us to prepare some foods. We will see how that goes!
This goal I hit in the summer of 2023 and then sales dropped back down again. Sales are seasonal at the store and that was to be expected. While sales were way up, our profits were not as much as they should have been due to some staffing issues and cost problems. Making money is not all about revenue, but the bottom line, or profit as well. The store is going great.
Interesting 2023 accomplishments that weren’t goals
While I did not accomplish many of my goals I was able to do some new things I was not expecting. I have wanted a laundromat for many years and tried to build one from scratch in a small town in Northern Colorado. That did not work out because of the build and utility costs. However, I was able to buy one small laundromat and car wash in June that was already existing and then I took over another laundromat in September! The small laundromat has had many challenges but the larger one is doing pretty well. It was very exciting learning the business and trying to improve sales.
My goals for 2024
As always I am going to change up how I do my goals this year. I am always tweaking and changing things as I said previously. I am going to do something new which maybe I should have done before but for some reason, I did not. I am going to post an income goal. I have always been about investing and revenue in some of my businesses but I have never done a total income goal. Many people think I make way more money than I do.
I want to make one million dollars in taxable income in 2024
I have multiple companies that have made close to or more than one million dollars in revenue a year but taxable income is not revenue! If I am able to make one million dollars in taxable income it will mean that I brought in way more income than that because my rentals and other businesses provide a tremendous amount of writeoffs and deductions. I plan to do this with a mix of online profit, store profit, flip profit, rental property profit, and laundromat profits. I broke down that goal into smaller goals like making $100k profit at the store.
I want to sell 20 properties in 2024
I am repeating this goal again because there are about 5 rentals I would like to sell that are underperforming or have a lot of equity compared to the cash flow coming in. I also have 7 flips that should sell in 2024 and I plan to buy more that will sell in 2024 as well. It is not the end of the world if I do not sell this many but it would be nice and free up capital to buy properties with more potential or value-added possibilities if I can find them!

I made this goal in 2023 and did not reach it either but I think I can in 2024 or at least come close. It is fun doing flips and I love creating videos and buying more flips allows me to make more videos! I am hoping with interest rates going down (fingers crossed) more inventory will come on the market and I will be able to find more deals.
I want to buy $2 million worth of rentals
I am repeating this goal again too! Rental properties that make money have been in short supply in my market. There have been a few properties that came up for sale that were close to good enough deals for me and other investors jumped on them. I am thinking I may have to try a different market soon but I am not giving up on Colorado yet. I did make a post about the most landlord-friendly states which could help others and myself make a decision if I decide to invest in other markets.
I want to refinance $2 million worth of debt
I am still looking to refinance some of my properties that have private money loans on them. Luckily my lenders are very flexible and are willing to keep taking the interest I am paying them. If interest rates come down a bunch that would be awesome but I am not sure how far down they will go. I would also love to find a DSCR lender that doesn’t have huge prepayment penalties!
Social media and blog goals
I have many goals for social media. I want to continue to grow my YouTube channel and I would love for it to take off and focus my time on it but my other social media channels like Facebook and TikTok drive people to my YouTube channel. I also have not been writing as much on Investfourmore.com because I have been focussing on social media and I think that is one reason I have not been as successful online as I had hoped. I want to write more on my blog and make sure I am taking advantage of the brand I have built over many years!

Setting goals is very important and something I do every year and keep track of all the time. To be honest, I could have kept better track of my goals in 2023. I had them written on a whiteboard and I looked at them but I did not set time away to plan as much as I should have. Another goal of mine is to focus more on my goals in 2024!

When you’re thinking about becoming a first-time renter, there are lots of things to ponder . Many of these factors will revolve around knowing how to budget for your apartment upfront and setting up a monthly budget between yourself and potential roommates.
Finances aren’t going to be the most fun aspect of your first apartment , but they are a necessary one. In today’s competitive rental market (especially in big cities) it’s crucial to have all of your budgeting skills up to par , as it could help you gain an edge over other applicants.
If you need some budgeting pointers, follow the guidelines below to get started:
Location is everything
There’s a good chance you already have an idea of which neighborhoods you want to live in. Depending on the locale, your monthly budget can differ drastically. Many renting experts recommend that you not spend more than 30% of your annual income on rent, and many property managers will refuse an offer if you’d be spending too much on rent.
However, you might have to be flexible about this rule in cities where high housing costs are way above the norm, such as New York City or San Francisco. In places like these, you might have to plan even further in advance, as the screening and budgeting process could take much longer.
No matter where you choose to live, though, you will need to– above all else– ensure that you are setting a realistic budget based on your take-home pay and the desired city/neighborhood.
Account for all your utilities
We’ve written about accounting for your utilities in the past, but the important part here is to make sure you don’t miss anything. There are a lot you could be responsible for, so go through and make sure that you’ve accounted for them all. You don’t want to be caught out by almost moving in, just to find that you haven’t yet set aside money for pet fees, renter’s insurance, or something else not so obvious.
Expect to pay a lot upfront
Renting might be cheaper than buying, but you’ll still have to spend some serious cash in the first few months to secure your dream apartment.
In most situations, landlords will expect a security deposit, first and last month’s rent, application fees, a possible finder’s or broker’s fee, and a pet deposit if you have one (or more). Expect to be paying two to three times your monthly rent upfront, so make sure you and your potential roommates are saving accordingly.
Budget for more than housing
Unfortunately, the above are just to secure the apartment itself. Moving into the apartment is another large expense, since renting moving trucks doesn’t come for free. You still need to eat to live and may need more things like furniture and household goods you haven’t really needed before. You’re going to have to fully stock a kitchen and furnish several rooms, and those are going to take a significant amount of money. Price out a bed, mattress, tables, chairs, a couch, kitchen utensils, pots, pans, and everything else you might have reason to use. Here’s the time when you want to find things that serve multiple purposes, cutting down both on how many things you need to buy, and the money you need to spend.
Of course, you’re going to have to leave your apartment sometimes, and you need to account for that. How will you get around? Car, public transportation? All of those have a cost attached. When and how often are you going to eat out, or just go out for a night on the town? These don’t come free, and failing to budget for them will leave you wondering where you keep coming up short.
Select roommates carefully
An apartment can be a big financial burden, so why not divide it with your friends? You’re striking out on your own, so why not take your college friends with you?
Hanging out with a friend and living with them aren’t the same thing. Things might work out well, but there’s always the chance things go wrong. Do you know how well they handle their finances? If your roommate doesn’t pay, you’re still liable for their half of the rent. Having to pay for someone else’s financial irresponsibility can make things awkward, if not outright hostile.
As such, it’s crucial that you screen each individual who might be a potential roommate. If he or she seems like a great candidate, meet with him or her to discuss how you might divide bills and rent, as well as where you stand on additional guests and splitting up chores.
Save for those little extras
You might plan out every detail with you and your roommates and think all the bases are covered upfront. However, you’ll need to consider your rainy day fund, as well as other monthly expenses that might have slipped under your radar.
For instance, do you like going to the gym? You won’t have one on campus anymore, and gym memberships can get pricey, so you might have to reallocate your spending. You also need what I call a “fun fund”– it’s not all work and no play, after all. This budget is for nonessentials like money for dining out with friends, going to the movies, expenditures for various hobbies (gardening, painting, etc.), gifts, shopping, and traveling. You can’t predict everything with certainty, so you need some extra money for all the little things that come up. You’re looking forward to the freedom that your first apartment will give you, so make sure to budget a bit of that freedom in there as well.
