Home of the Week: A $49M waterfront home with mega yacht dock is Jupiter’s most expensive listing
In the upscale waterfront and golf community of Admirals Cove in Jupiter, FL, the ultimate trophy home is looking for some deep-pocketed new owners.
Recently listed for a whopping $49 million, the massive waterfront home is by far the most expensive house for sale in Jupiter at the time of writing, with the runner-up asking a little over a third of its worth. That one — set in the same Admirals Cove community — is priced just under $17 million.
But this isn’t the house’s first rodeo; when it was listed in 2021 by its then-famous owner, former race car driver and racing team owner Johnny Gray, it became the first mainland home in Northern Palm Beach County to break the $30 million mark. Back then, it was asking $32.5 million.
Since then, the larger-than-life house — which comes with almost 20,000 square feet of ultra-luxurious living space, the finest amenities, a pool that cost more than $1.5 million to build, and enough water frontage to park a mega yacht — has been heavily remodeled and expanded.
It’s now listed with Rob Thomson of Waterfront Properties & Club Communities, the same agent that repped it the first time around.

The former home of race car driver Johnny Gray
Up until a few years ago, the sprawling Jupiter mansion was owned by Johnny Gray, a former professional race car driver who now co-owns the David Gilliland Racing team, based in Mooresville, North Carolina, alongside NASCAR driver David Gilliland.
Gray, a retired NHRA drag racer-turned-oil company executive, began drag racing in the early 1990s, climbing the ladder from the National Hot Rod Association’s Competition Eliminator division to Pro Stock and later, the Funny Car category with Don Schumacher Racing. He retired in 2013, with his family — son, Shane, and grandson, Tanner — now carrying on his legacy.
Johnny Gray sold the property in mid-2021 for $24,000,000, public records show. The buyers were identified by the industry press as Sarah Ann and George McMahon. George founded and served as CEO of Bryan, Texas-based Utility Fleet Sales.
With 365 feet of water frontage, it can accommodate a mega yacht
The property spans nearly 1.5 acres of prime, protected waterfront with 365 feet of Intracoastal water frontage, offering spectacular water views.
Its generous frontage means it can easily accommodate larger boats, including a mega yacht.
Building something similar would cost more than $85M
Per the listing, a trophy property like this could never be built again in Jupiter due to its size.
“Priced $5 million below 2024 appraised value and $35 million below replacement cost, which today would be in excess of $85 million,” the listing states, adding that “This offering provides a truly unique opportunity that literally can’t be recreated today at any cost.”
The $49 million offering: The specs
Now, what goes into a house to warrant a $49 million asking price? Quite a lot, as we’re about to see.
The Admirals Cove mansion features nearly 20,000 square feet of living space, a million-dollar movie theater crafted by an associate of film legend George Lucas, an air-conditioned 22+ car, state-of-the-art garage with indoor parking for a tour bus, a trophy room, a million-dollar winding pool with swim-up bar, two Jacuzzis, a waterfall, a dock for a 160ft. mega yacht, and other amenities.
Remodeled and expanded in 2023
The 2016-built house has just undergone a $12 million+ renovation meant to both remodel and expand the property, completed in 2023.
The renovation was carried out by the same award-winning team at Turtle Beach Construction that built the home, ensuring the same quality level and craftsmanship were maintained.
Grand, two-story living room
The interiors are nothing short of spectacular, reflecting the price point with lavish furnishings and finishes.
Standout spaces include the grand, two-story living room with a floor-to-ceiling fireplace, an opulent dual staircase with iron railings, and the apartment-sized primary suite.
Sports lounge room with 5 TVs
The house was clearly built with entertainment in mind, featuring entertainment areas galore.
Among them is a sports lounge room with 5 TVs for the ultimate game day experience, but there’s also a custom bar and movie theater built during Johnny Gray’s ownership by an associate of legendary director George Lucas.
Arcade room with golf simulator
The entertainment-ready space that caught our eye was the arcade and game room, fitted with everything one might need for a good time, including a shuffleboard and golf simulator.
The palatial primary suite overlooks the resort-style backyard
The massive primary suite is almost like a retreat in itself, with its generous proportions, adjacent rooms, two bathrooms, private terrace, and seating area overlooking the extensive backyard.
And has separate bathrooms & walk-in closets for the lady and gentleman of the house
Not only does the primary suite come with two closets, but it also comes with two large baths, each specifically tailored to meet specific needs.

“Her” bathroom has a hair salon and boutique-style closet
The two bathrooms and adjacent closets have starkly different designs, with “her” amenities boasting a clean, crisp white design.
The bathroom has a water room with a large infinity-edge soaker bathtub with underwater LED lighting, a large steam shower, and a stylish hair salon with a wash station that opens up to a boutique-style closet with a hidden washer and dryer.
“His” bathroom opens up to “a closet fit for a king”
As for “his” bathroom, it has a sophisticated, wood-toned design with a custom glass tile and marble shower, opening to a closet fit for a king, as well as a hidden washer and dryer.
The pool alone cost more than $1.5M
The expansive waterfront pool, which cost more than $1.5 million to build, features not one but two hot tubs, a pedestrian bridge that crosses the pool with cascading waterfalls, fire bowls, a swim-up bar, and drop-down TV.
But the entire outdoor area is resort-level
All the outdoor areas enjoy 180-degree views of the Intracoastal and across to a park and beautiful white sandy beach preserve that will not be built on. Several loggia seating areas provide shade and comfort all year long.
And features two outdoor kitchens
In case future owners would like to take full advantage of the sprawling outdoor space and its enviable waterfront location, there are two outdoor kitchens to accommodate events of all sizes.
It even has a showroom garage
Paying tribute to its race car former owner, the house has a showroom-level garage that can fit a 45′ motorcoach and 22+ cars. The space has marble flooring, an air compressor system, three double-car lifts, storage and workspaces, a restroom, and even a laundry room for when things get messy.
Located in Jupiter’s ritzy Admiral’s Cove community
The potentially record-breaking property at 176 Spyglass Ln is part of the exclusive Admirals Cove, one of Jupiter’s premier communities featuring a luxury lifestyle centered around high-end boating, yachting, and 45 holes of pro-style golf.
Jupiter has been increasingly attracting star power in recent years. High-profile residents include golf legend Tiger Woods, retired NBA star Michael Jordan, and Donald Trump Jr. and girlfriend Kimberly Guilfoyle. So we’re looking forward to seeing who will move in next, especially with Jupiter’s finest mansion now on the market.

A historic estate in Carmel, California designed by famed builder M.J. Murphy has recently been listed for a staggering $35 million — and it’s making waves as one of the priciest homes in the idyllic coastal community.
Located along the prestigious Scenic Road in Carmel, the luxurious Spanish-style mansion, aptly named Villa Del Mar (which translates into Sea Villa), boasts uninterrupted oceanfront views, grand interiors, and a lot three times the average size for the area.
It also has the potential to set a new record if it sells anywhere near the asking price.
And we have little doubt that it will, as the real estate agent that holds the listing — Tim Allen — is the same one who delivered last year’s record sale (the Butterfly House, sold for a whopping $29 million).

What $35 million buys you in Carmel
So, what does shelling out a cool $35 million net you in the quaint-yet-pricey town of Carmel? Quite a bit, as it turns out.
We’re talking a sprawling 5,529 square feet of luxury living space that’s perched on an oceanfront lot triple the size of your average Carmel pad.
With five bedrooms, six and a half bathrooms, and not one, not two, but three cozy fireplaces, Villa Del Mar has plenty to offer its future owners.
And the location is simply unbeatable. Imagine having Carmel Beach as your front yard, with downtown’s chic cafes and boutiques just a stroll away. This isn’t just a home; it’s a slice of coastal heaven with a VIP pass to Carmel’s top spots.
An M.J. Murphy Legacy Home
Crafted in 1928 by none other than M.J. Murphy, a master builder who literally shaped early Carmel-by-the-Sea with his architectural prowess, this home is a true legacy estate.
Murphy, known for erecting nearly 350 buildings between 1902 and 1940, certainly left his mark, and this home is a testament to his legacy. It’s not just a structure; it’s a piece of history.
Sophisticated interiors
From the grand entrance with its spiraling staircase and custom iron chandelier to the formal dining room ready for swanky gatherings, every corner screams elegance. The heart of the home, a lavishly updated kitchen, can accommodate even the most demanding chef.
The Spanish influences continue inside
As you wander through, you’ll notice the Spanish vibes aren’t just confined to the architecture.
Arched doorways, ornate tiles, and sumptuous furnishings all echo the Mediterranean spirit. Each room is a leaf out of a design magazine, adorned with intricate chandeliers and floral motifs that just beckon you to stay a while longer.
Rooms open up to uninterrupted ocean views
Nearly every room here frames a picture-perfect snapshot of the Pacific, turning every moment into a tranquil retreat. Whether you’re waking up to the soft sounds of the waves or enjoying a sunset, it’s all about the views.

Outdoor amenities
Outside, the extravagance continues. A private pool, surrounded by lush gardens, offers a secluded oasis. Fancy a pizza? There’s an outdoor oven ready for those alfresco dining adventures. Plus, a spacious terrace lets you entertain or unwind with the ocean as your backdrop.
One of Carmel’s most expensive homes
One of the priciest homes to ever hit the market in Carmel, and nearly matching the price of the historic DL James house Brad Pitt owns nearby, Villa Del Mar has all the potential to beat the record set last year by the Butterfly House, which sold for a hefty $29 million.
Especially with real estate wizard Tim Allen of Tim Allen Properties Team (with Coldwell Banker Realty in Northern California) at the helm. Remember him? He’s the one who brokered last year’s top sale.
Listing held by a record-breaking realtor
Speaking of Tim Allen, having the same powerhouse realtor who managed last year’s record sale means this listing might just set new highs. If history is any indicator, we might be witnessing another milestone in Carmel’s real estate saga.

Newly built $21M luxury estate redefines waterfront living in Tampa Bay
Tom Brady, the NFL legend known for his incredible career and for leading his teams to a record seven Super Bowl wins, is making waves off the field in Miami’s real estate scene.
His latest venture? A jaw-dropping waterfront mansion in the ultra-exclusive Indian Creek Island, affectionately dubbed “Billionaire Bunker.”
Yes, you heard that right – Brady is setting up his new bachelor pad in one of the most coveted slices of paradise in Miami, and let me tell you, it’s nothing short of spectacular.
For those keeping score at home, Indian Creek Island isn’t just any neighborhood. It’s a veritable who’s who of billionaires and A-listers, with names like Jeff Bezos and Ivanka Trump calling it home.
And now, Brady, fresh off his retirement and stepping into his new life chapter, is about to join this elite roster.
Tom Brady’s megamansion in Miami’s ultra-exclusive Indian Creek Island
Brady’s future digs, a sprawling estate that’s been the talk of the town, sits cozily across the waterway from the abode of his ex-wife, Gisele Bündchen.
The supermodel paid $11.5 million for her new spread at 1400 Biscaya Drive in Surfside right after their split and is currently revamping the waterfront home too.
See also: Tour Tom and Giselle’s former marital home in Brookline, Massachusetts
So while the former A-list couple is keeping local construction crews busy, let’s take a closer look at the former New England Patriots quarterback’s sprawling Florida abode — and pin down what makes his newly built mansion a touchdown in luxury living.
Set at 26 Indian Creek Island Road, Tom Brady’s house in Miami has all the hallmarks of a celebrity megamansion to rival those of its deep-pocketed neighbors (Amazon boss Jeff Bezos paid $68 million for a teardown on the island).
We’re talking about a state-of-the-art gym (because, of course), a sleek study, and a waterfront pool and spa that screams relaxation with every ripple.
And for those balmy Florida nights? An outdoor kitchen, lush gardens, and a tree-lined driveway that leads to a motor court, ready to house Brady’s collection of high-end rides.
The property also boasts a plush pool cabana adjacent to an infinity pool lined with palm trees, creating a backyard oasis that’s second to none.
And for that extra touch of privacy and security? A large security house stands guard at the entrance.
Renderings of the mega-mansion have leaked, showing off the primary and guest suites, each with their own terraces.
You can take a peek inside thanks to these indoor renderings obtained by The Real Deal (swipe to see inside Tom Brady’s new house in Florida):
The interiors bear the signature of lauded designer Scott Mitchell of Scott Mitchell Studio, known for his standout designs, combining contemporary architecture with geometrical elements and juxtaposing soft, tactile textures against concrete and other natural materials.
Mitchell’s design style, which creates a sense of understated comfort, has drawn in some of the richest people in the US.
Beyond his long-standing collaboration with Tom Brady and Gisele Bündchen, he also counted billionaires Larry Ellison and David Geffen as clients, as well as former Walt Disney Studios boss Jeffrey Katzenberg.
It’s clear no expense has been spared in creating this slice of heaven. With construction in the final stages, sources hint that Brady is expected to move in come spring.
By the numbers: How much it’ll cost him
Now, let’s talk numbers because they’re just as impressive as the property.
Brady and Bündchen snagged the 2-acre lot almost three years ago for a cool $17 million. And as hefty as that might sound, it’s worth remembering that the lot sits in one of the richest neighborhoods in the United States.
Properties here typically sell for eight-figure amounts and are rarely up for grabs.
In 2023, a waterfront mansion just down the street from Tom Brady’s house listed for a whopping $85 million. We haven’t seen any other Indian Creek houses pop up on the market since.
But the land cost isn’t reflective of the overall value of the property — which sits north of $50 million.
The construction loan Brady took out from JPMorgan Chase to build his Indian Creek Island house sits at a whopping $35 million, The Real Deal reports.
But when you’re Tom Brady, with an estimated net worth of $500 million and a $375 million deal with FOX as an NFL commentator waiting in the wings, well, let’s just say he’s playing in a league of his own.
Indian Creek Island has long been a haven for the mega-rich, but Brady’s new abode is set to raise the bar even higher. And while he’s traded the gridiron for the good life in Florida, it’s clear Brady is still in the game – the real estate game, that is.
Hunkering down in the ‘Billionaire Bunker’
Indian Creek Island — known as “Billionaire Bunker” due to the high concentration of billionaires that own property here — is a high-security paradise for the ultra-wealthy, nestled on a barrier island in Biscayne Bay, Florida.
This exclusive enclave boasts under 50 waterfront properties, each sprawling over 1.25 acres, centered around a lavish 18-hole golf course.
Homes here are no small investment, with properties here selling for well above the $20 million market, with recent standout purchases consolidating the island’s air of affluence and privacy. Just a couple of homes have traded hands on the ultra-exclusive island in recent years, one being Bezos’ $68 million purchase, and the other another $50 million home.
DJ and producer David Guetta is also looking to join this exclusive club, reportedly snapping up a $69 million newly built house on the island.
The community is so secure that it has its own 13-person private police force patrolling by land and water, ensuring that residents like Tom Brady can enjoy their sanctuary without worry.
From what we’ve seen so far, the NFL legend’s new mansion is more than just a home; it’s a sort of statement that life after football can be equally exciting for the five-time MVP.
And honestly, we can’t wait to see the final reveal. Welcome to the neighborhood, Tom!

Florida’s luxury real estate market is heating up like a jet ski on a hot summer day. And three smart South Florida neighbors decided to cash in on that.
According to the Wall Street Journal, Jorge Luis Garcia, former owner of Orlando Family Physicians, and his adjoining neighbors, Juan Miguel Almeida and Adria Adrian Almeida are listing their Palm Island properties for a combined $150,000,000.
The three waterfront properties — adjacent to each other — are located on the 82-acre gated Palm Island, a man-made island in Biscayne Bay, Florida famous for its Latin Quarter nightclub, which was owned by Barbara Walters’ father, Lou, and is said to have been frequented by the likes of Frank Sinatra and Jane Russell.
Garcia reportedly owns two of the $50 million properties, with his neighbors owning the other, and they’re selling them as a package deal. But even if they were to list independently, the asking prices stand out for the area, as Palm Island’s record sale price for a single-family residence is $32 million.
But combining the properties definitely adds to the appeal of the offering.
Beyond bringing their ocean frontage up to 300 feet, the offering allows the right buyer to acquire several existing, already-built properties together — an option that’s becoming increasingly rare in greater Miami.
So let’s take a closer look at each of the three South Florida properties, currently offered as a package deal for a whopping $150 million.
#1 190 Palm Ave, Miami Beach
The largest of the three residences, 190 Palm Avenue offers 12,386 square feet of luxuriously appointed living space.
With a total of 7 bedrooms, 8 bathrooms, and 3 half bathrooms, the stately house pairs Mediterranean-style architecture with elegant, modern interiors.
#2 198 Palm Avenue, Miami Beach
While just a tad smaller than the neighboring house, at 11,650 square feet, 198 Palm Avenue is equally luxurious.
This one comes with 8 bedrooms, 9 full baths and 2 half baths, and sits on a 30,000-square-foot lot.
#3 210 Palm Avenue, Miami Beach
The third and last house has similar characteristics, clocking in at 11,349 square feet, with 6 bedrooms, 8.5 bathrooms, and a 30,000 sq. ft. lot.
Just like its neighbors, it has 100 feet of ocean frontage and has been meticulously appointed with the finest luxury finishes.
And while the trio of properties currently stands as one of the priciest residential listings in all of Florida, surpassed only by $187 million newly built mansion in Palm Beach, they wouldn’t set a new state record even if they were to sell at full ask.
The record for the most expensive home sale in Florida is held by billionaire Larry Ellison’s $173 million purchase of the Gemini mansion, the former Ziff family estate in Manalapan.
Nevertheless, the future sale will likely set a record for Palm Island, and bring this Miami Beach enclave into the spotlight, alongside more hyped areas like Star Island or Indian Creek, both holding headlines recently due to notable sales. Spearheading the efforts to make that a reality is Cesar Powell with Coldwell Banker Realty Miami Beach, who holds the listing.
And while the sellers aren’t at all interested in splitting it into three separate listings, we’d be remiss if we didn’t ask: Which one of the three properties do you like the most?
