ESSA Bank & Trust will pay over $3 million to resolve redlining allegations, the Department of Justice announced Wednesday evening.

The Stroudsburg, Pennsylvania-based bank, from 2017 to 2021, did not sufficiently serve the credit needs of majority-Black and Hispanic neighborhoods in and around Philadelphia by “failing to provide mortgage lending services” and “discouraging such borrowers,” the DOJ alleges. The city has a history of redlining practices that goes back to the 20th century.

Per a consent order, which is subject to court approval, ESSA will invest $2.92 million in a loan subsidy fund to increase access in minority neighborhoods, $125,000 on community partnerships and $250,000 on outreach and consumer financial education efforts. 

At least 50% of the subsidy fund must be used for consumers applying for loans in majority-Black and Hispanic census tracts within a five mile radius of the bank’s Upper Darby and Lansdowne branches, the court order said.

Additional stipulations of the order require the bank to hire two new mortgage loan officers to serve its existing branches in West Philadelphia, and for ESSA to conduct a research-based market study to identify the needs for financial services in communities of color. These requirements will stay in effect for five years. 

ESSA’s President Gary Olson said he “vehemently [denies] the government’s allegations of redlining” but added that the company “cooperated expeditiously and fully with the investigation into this matter.” 

Olson called the settlement a “constructive resolution to a dispute that has lasted several years.”

“We plan on using these loan subsidy funds to expand opportunities for qualified borrowers who can benefit from this assistance,” he added.

The now-settled allegations were brought to the attention of the DOJ by the Federal Deposit Insurance Corp. in June 2022, prompting the department to open an investigation on Aug. 15, 2022. 

“Redlining in Philadelphia has deep roots, which has led decades of disinvestment in communities of color,” said Jacqueline C. Romero, U.S. attorney for the Eastern District of Pennsylvania, in a written statement. 

“Accessing the American dream of owning your own home is possible only when there is equality for all in their opportunities to access lending in the residential mortgage markets,” she said. “We appreciate ESSA’s prompt cooperation with the department’s investigation.”

The settlement with ESSA is part of an interagency initiative involving the DOJ, the Consumer Financial Protection Bureau and the Office of the Comptroller of the Currency, which was launched in October 2021 by Attorney General Merrick B. Garland to combat redlining.  

Since then, the DOJ has announced seven redlining cases and settlements totaling over $87 million in relief for communities of color, the department said. This includes a $9 million settlement with Park National Bank in March and a $31 million settlement with City National Bank in January, the largest in the department’s history.

It’s almost mid-December, which means it is time for another round of mortgage and real estate predictions for the upcoming year.

I think it’s safe to say that 2021 has been another stellar year for both the mortgage industry and the housing market.

But it’s going to be hard to top or even match what we’ve experienced this year in terms of mortgage origination volume and home price gains.

However, the party might not be over yet, with additional home price gains on the horizon due to similar factors in play.

Let’s see what 2022 might have in store as we once again look into the crystal ball.

1. Mortgage rates will go up, but only slightly.

Experts have been calling this for years to no avail. We have been told year in and year out that the low mortgage rates are leaving the station.

But year after year, they remain. In 2022, I do expect them to rise somewhat, but not by a meaningful amount.

Sure, your 30-year fixed rate may go from 3% to 3.5%, but that’s not a huge jump. And any 30-year fixed in the 3s is generally very favorable.

It will put pressure on prospective home buyers who also have to grapple with rising home prices and a lack of inventory.

And it will certainly dent mortgage refinance demand, as most existing homeowners have already locked in a lower rate.

However, as I said in my 2022 mortgage rate predictions post, there will likely be opportunities during the year to snag a very low mortgage rate.

Why? Because the economy continues to be a bit of a mess and we’re still sorting out COVID. Until we put that stuff behind us, interest rates could swing in both directions.

2. Home prices will continue to rise a lot

Don’t be fooled by the old mortgage rates up, home prices down fallacy. There’s not a negative correlation, despite what everyone plainly assumes.

Both can go up at the same time, and that’s exactly what I expect to happen in 2022. Granted, mortgage rates will probably only rise slightly, while home prices will continue to surge.

For some reason, a new year gives folks new hope that a trend will simply come to an end.

But why would home prices just stop going up because it’s a new calendar year? The answer is they won’t.

As I’ve said before, the same fundamentals that have been at play for some time, continue to be in play.

There’s a severe lack of inventory and a surplus of would-be home buyers out there. It doesn’t take a genius to figure out what happens with prices.

When there’s a shortage of something people want/need, a premium must be paid until production ramps up.

Unfortunately, production (new home building) is still way behind and won’t catch up for a while.

In the meantime, expect more of the same, and higher 2022 home prices across the board.

The only difference is that estimates are all over the place, with some calling for just a 2.5% increase (CoreLogic) and others saying 11% (Zillow) or even 16% (Goldman Sachs) .

Personally, I’m bullish and going with the higher figures out there, but recognize gains will probably be lower in 2022 than they were this year.

3. Cash out refinances will finally get hot

Housing pundits have been talking about the massive pile of collective home equity we’ve been sitting on for years now.

And it has only grown even larger since then, with equity levels the highest on record.

In short, American homeowners have a ton of equity in their properties that is ripe for tapping via a cash out refinance or a second mortgage, such as a HELOC.

But we have yet to see a massive cash out boom like the one experienced in the early 2000s housing market.

I expect cash out refis and HELOCs to have their day in the sun in 2022 as more and more homeowners realize how much their properties have appreciated.

Per Freddie Mac, about 42% of refinances resulted in cash out this year, which is up a bit from prior years, but nowhere close to the 80%+ share seen in 2006 and 2007.

Despite slightly higher mortgage rates, it may still be worth unlocking this valuable equity to pay for upgrades, college tuition, and other expenses.

After all, a 3% 30-year fixed rate is still phenomenal, and many homeowners can take out a large sum of money while keeping their loan-to-value (LTV) ratio very low.

And you can expect mortgage lenders to aggressively pitch this product now that rate and term refinances have mostly been exhausted.

4. The bidding wars will remain (and may even worsen)

It won’t get any easier buying a home next year. Even if mortgage rates are slightly higher, this won’t “bring prices down to earth.”

I keep hearing that line and it just doesn’t make any sense. Financing has never been the problem here. It’s always been a lack of supply.

And there will continue to be a lack of supply well into 2022, so why should competition be any less?

If anything, I could see more desperation fueled by these expected higher interest rates as buyers won’t want to miss out on their low rate too.

If you think about the last few years, at least mortgage rates were rock bottom. Now that you’ve got to worry about a rising rate and finding a home, the panic could be even more pronounced.

As always, prepare yourself adequately, start looking for a home immediately, and be aggressive if you want to win the bidding war.

Oh, and make sure you use an experienced real estate agent who knows how to get the job done.

5. Home sales volume will be flat or even lower next year

While Redfin believes new listings will hit a 10-year high next year, I’m not so sure.

As much as there is motivation to sell a home due to sky-high asking prices, there remains the dilemma of where to go next.

Sure, you might be able to move to a different state, but those “cheap states” aren’t so cheap anymore.

At the same time, supply chain issues and a lack of workers is making it hard for home builders to ramp up supply of new homes.

Collectively, this will make it difficult for home sales to increase next year, as much as we all want to make a mint selling our homes.

This also reinforces the idea that home prices will continue to go up, and that the housing market will remain super competitive.

That being said, it will be a very lively housing market in 2022, just not one that necessarily sees a lot of growth.

6. Home buyers will continue to flock to new states

Yes, the cheap states aren’t so cheap anymore. But that won’t stop people from getting out of town.

Many young, prospective home buyers have been priced out of their local markets in California and other hot spots.

This, combined with the work-from-home new normal (sprinkle in some politics), will fuel a continuation of migration seen in recent years.

This means more folks from the Golden State will make the move to nearby states such as Arizona, Idaho, Nevada, Texas, and Utah.

While more affordable for them, it will exacerbate those local markets and make them more expensive for the people who already rent there.

Some of the hottest housing markets of 2022 include Salt Lake City, Utah, Boise, Idaho, Spokane, Washington, Indianapolis, Indiana, and Columbus, Ohio.

Basically any metropolitan area that was/is considered cheap and desirable will be less so next year as the out-of-state home buyers storm in.

So no matter where you happen to be, expect a fierce seller’s market.

7. First-time home buyers will purchase a second home or investment property (first)

This is an interesting one that I’m borrowing from Zillow because it’s seemingly odd, yet kind of savvy. And so 2021 and beyond.

Typically, a first-time home buyer will purchase a home to live in nearby where they work.

But because the real estate market is so hot and in such short supply, high-earning, cash-rich Millennials and Gen Zers may actually buy a second home or investment property instead.

The thinking is that they can get in on the real estate market by making an investment, even if it’s not in their overpriced backyard.

For example, a well-earning Gen Zer who lives in Santa Monica that may be priced out there could purchase a more affordable second home in Phoenix, Arizona, or an investment property in Las Vegas, Nevada.

Of course, this isn’t necessarily for the faint of heart, and this is exactly the type of thing that leads to trouble down the road.

But as long as mortgage lenders don’t get too careless with underwriting standards, it doesn’t signal the start of a housing crisis.

It does tell you just how crazy real estate has gotten though.

8. Home buyers will return to the city

While the suburbs have been hot in our post-COVID-19 world, I do believe more buyers will start to consider the city life again.

We will get through this pandemic, and once life returns to mostly normal, lots of folks will wish they owned in an urban center.

Prices in many once-hot areas close to lots of cool restaurants, bars, etc. have been deflated, but I expect that to reverse course in 2022.

The urban living trend isn’t going to disappear, even if more people work from home, or desire abundant outdoor space.

So look out for condo prices to see more price gains in 2022 and beyond, and play catch up with single-family residence gains.

There’s already proof in data here – Redfin noted that users filtered searches to single-family homes only (excluding condos/townhomes) in just 28% of searches in September.

That was down from a high of 37% in July 2020, when living in a city seemed unthinkable.

Condos also tend to appreciate the most at the tail end of a housing boom, which we could be approaching, so it all kind of makes sense.

9. There will be more layoffs, closures, and mergers

While there is some hope that cash out refis and home purchase loans will keep mortgage volumes afloat, it won’t be enough for all mortgage lenders out there.

For example, Freddie Mac is forecasting $2.1 trillion in home purchase origination in 2022, up from $1.9 trillion this year.

But also expects refinance origination volume to fall from $2.5 trillion to $995 billion. That’s gonna be a problem for the shops that specialize in refinances.

Ultimately, total volume dropping from $4.5 billion to $3 billion will be an issue and there’s no way around it.

As a result, you can expect more mortgage layoffs, similar to the Better.com layoffs, along with some outright closures.

I also believe there will be more consolidation in the fragmented mortgage market, with bigger banks and lenders swallowing up smaller ones.

10. The housing market won’t crash in 2022

I already said home prices will go up, but I’ll reiterate that the housing market won’t crash in 2022, either.

There is a large group of people who believe the housing market is due for a correction, mostly just because home prices have gone up a ton.

Sure, it’s easy to raise eyebrows these days when looking up what your house is worth, or your neighbor’s.

But that alone isn’t enough to make them reverse course, especially when there is a continued, historic lack of supply.

Additionally, mortgage lenders have yet to return to the loose underwriting that dominated the space in the early 2000s, and ultimately created the mortgage crisis.

For me, that means another year of strong housing appreciation, and another year without a housing market crash.

At the same time, it does mean we will be one year closer to a crash, which as history tells us, is inevitable.

Nonfarm payrolls were up 339k, well above the 190k forecast.  At the same time, unemployment rose from 3.4% to 3.7%, well above the 3.5% forecast.  How can these two numbers coexist and how does the market decide which one to believe?

The first thing to understand about “the jobs report” is that it is comprised of two separate data collection efforts.  One is a survey of regular old people that relies on individual responses (aka “household survey”).  The other is a more formal, more systematized reporting of the number of payrolls at various employers (aka “establishment survey”).  

The unemployment rate is derived from the household survey and nonfarm payrolls (NFP) comes from the establishment survey.    In today’s data they gave two completely different messages with NFP coming in at 339k vs forecasts calling for 190k and a previous reading of 253k (revised up to 294k).  That’s a very strong showing.

But unemployment told a different story, rising to 3.7% from 3.4%–a fairly big jump relative to what we usually see.

So who’s lying?  

These two data collection efforts are absolutely massive.  They are also highly regarded in terms of data integrity.  In other words, the average investor has complete confidence that the Bureau of Labor Statistics is publishing the exact same data it collects.  

Issues arise for a few reasons (sampling error, changes in seasonal adjustment factors, etc), but let’s focus on the simple issue of “noise.”  Sure, NFP was much stronger, but it continues to trend lower.

One other way to capture this trend would be to use a moving average:

The chart above begins to clue us in to another big issue for this data: the labor market is still very much in the recovery phase from a truly unprecedented shock.  How unprecedented?  It’s easy to appreciate when we zoom out to include the full scale for the chart above:

In other words, NFP and U/E (unemployment) are still finding themselves after being lost in the woods.  

So why is the bond market weaker today if unemployment went higher?  That’s a simple answer: market participants trust NFP much more than U/E to be a generally better early indictor of broad shifts in the labor market.  Charts show why. Take the dot com recession as the first example of NFP clearly leading the way lower well before U/E.  NFP bottomed almost 2 years earlier and peaked almost 3 years earlier on the other side of the recession.

Similar patterns hold true for the adjacent economic cycles.

What about some quick and easy explanation for the divergences in today’s data?  Could it be that an excess of multiple job holders inflated NFP (every job they have counts as a payroll).  And could this in turn mean the labor market is weaker than it seems?  Probably not.  The multiple jobholder category actually tends to rise when things are going well for the labor market, despite all the spin suggesting otherwise.

Moreover, as a percentage of the total, there’s not even a clear trend when it comes to multiple jobholders and economic cycles.

And if we see mortgage rates creep down even lower prior to the election, thanks to the election and COVID-19, homeowners might get their hands on a deal of a lifetime.

The VA IRRRL is a streamlined refinance program that doesn’t require an appraisal and allows for an unlimited loan-to-value (LTV) ratio.

This makes it easy to refinance to a lower rate, regardless of your existing loan amount relative to your property value.

How to Take Advantage of This Special Offer

UWM is a wholesale mortgage lender only, meaning you can’t call them up directly to get a home loan.

Instead, you must work with a mortgage broker, who will act as the intermediary between UWM and yourself.

If interested, seek out a mortgage broker and ask if they’re approved to do business with UWM. If so, you can get pricing to see if their deal is better than the competition.

Just note that you should always take the time to shop around with other banks and lenders as well to ensure it’s truly the best deal.

On top of the savings being offered for a limited time, UWM says it can close IRRRL loans super-fast, often in less than 20 days, versus the typical 45 days or so for a refinance.

UWM is the nation’s largest wholesale mortgage lender, as has been for the past five years.

Their largest competitor is the wholesale lending arm of Quicken Loans, formerly known as Quicken Loans Mortgage Services (QLMS) until last week when they changed their name to Rocket Pro TPO.

The pair appear to be battling in the wholesale space, which should be good news for homeowners looking for a better deal on a mortgage via the mortgage broker channel.

Like Rocket Companies Inc. just did, UWM has plans to go public in the fourth quarter of 2020, as both take advantage of record origination volumes and corresponding profits.

Editor’s note: This is a recurring post, regularly updated with new information.

As a traveler, I am firmly team carry-on and will very rarely check a bag, while some of my colleagues prefer to always check a bag.

Even if you insist on checking a bag, certain items should always go in your carry-on.

Here are 10 items to never check, according to our TPG travel team.

Identification documents

This one should go without saying since your identifying documents, such as a passport or valid driver’s license, are among the most important items for a traveler to keep close, especially if you’re traveling abroad.

If you’re traveling domestically and don’t need a passport, all travelers age 18 and older still need a driver’s license or other state photo identification card from their state’s Department of Motor Vehicles (or equivalent) to pass through security at U.S. airports. A full list of Transportation Security Administration-accepted forms of identification is available here.

Once you’ve reached your destination, you’ll likely need to show some form of ID to check into a hotel or rent a car. If traveling abroad, we recommend carrying a picture of your passport with you while keeping your passport (and other valuables) securely locked in your room (in a hotel safe, if available).

Additionally, consider printing your travel itinerary and other important documents in case something happens to your phone or you can’t access Wi-Fi, says Erica Silverstein, TPG senior cruise editor.

Phone and charger

A phone is among the most helpful tools when traveling, especially if you have a plan that allows you to use your data internationally.

From navigating and figuring out directions in a new place to visiting cities you’ve visited before, your phone can be a lifeline when traveling. This also means frequently having to charge your phone, which is only possible if you’ve brought the right charger and any converters to be able to use the plugs (if applicable).

Keep all of your electronics and chargers in a carry-on for easy access on the plane, where you can also use the in-seat charging portal. Charging inflight ensures your phone is fully charged before exiting the plane, minimizing the chance of a dead battery en route to your hotel or other accommodations since your room may or may not be available for check-in when you arrive.

This is also helpful if you have a lengthy layover between flights since you can’t guarantee you’ll find access to a charging station at an airport.

As a female traveler who sometimes travels solo, a working phone is crucial. All travelers, solo or not, should pack a portable charger in their carry-on and always bring that with them when they go out and about.

Headphones and electronics

In addition to your phone, some travel with other Apple products, such as an iPad and Apple Watch, requiring separate chargers. If you’re like me, you’ll never travel without two sets of headphones (one wireless and one not) since wireless ones may run out of battery.

This is also courteous for your fellow passengers since most airlines prohibit flyers from listening to shows or music out loud while also potentially providing you with headphones, depending on the airline and route.

Keep your headphones and AirPods within easy reach at all times.

If you happen to travel with a suitcase with a battery pack for charging, such as those from Away, remember that these must be carried on per TSA rules.

A change of clothes

Per my earlier comment, the last time I checked a bag, it was a huge mistake. I missed my connecting flight due to inclement weather and my luggage was sent without me to my final destination. That left me spending the night in an airport hotel in Miami with just my backpack and the clothing I had been wearing for almost an entire day.

I’m not alone in this experience.

“I always keep at least one change of clothes for myself and each of my kids in my carry-on, even if I am checking a bag,” said Tarah Chieffi, TPG travel news reporter. “If our checked luggage is delayed or lost, or if inflight accidents occur, we always have a fresh change of clothes.”

This scenario is exactly why it’s important to pack at least one spare outfit in your carry-on item.

She also recommends throwing in a grocery bag or large zip-close bag for dirty clothes in your suitcase. Some suitcases even come with a reusable laundry bag.

You’ll likely appreciate having a fresh change of clothes, especially on long-haul flights and those with long layovers. You might even be able to access an airport lounge or an aircraft with showers, which is even better for freshening up.

Even if your flight is short and direct, it’s still helpful to pack a change of clothes in your carry-on in case your baggage gets delayed.

Reusable water bottle

Another item we recommend traveling with is a reusable water bottle. Just make sure the bottle is empty before you pass through airport security since most airports limit the number of liquids you can take through security.

Once you head to your gate in the post-security area, you’ll likely find free water refill stations where you can fill up your reusable bottle, including some with filtered water.

During your flight, request water and then pour that water into your bottle so it’s full at all times. Just remember to take your water bottle (along with your other items) off the plane when you disembark. I’ve lost two Hydro Flasks this way.

Also, flying can dehydrate you, especially if you’re drinking alcohol. It’s important to pay attention to your water consumption on travel days and make sure you are getting enough.

Considering how much airport stores charge for water and other items, bringing your own water bottle saves money — and eliminates single-use plastic.

Snacks

Not unlike the water, don’t rely on the airport or inflight snacks since food options when traveling may not be available or open when you need them.

“I always bring snacks, which are especially helpful if your flight is unexpectedly delayed while you’re on the plane with no option to get off,” said Senitra Horbrook, TPG credit cards editor.

Prescriptions and other medications

If you take medication daily, it’s wise to pack any prescriptions into your carry-on luggage along with any over-the-counter medications you take frequently or might need, such as pain relievers or allergy medicine.

For example, I always bring several days’ worth of Tylenol, Benadryl, vitamins, probiotics, etc., as well as a few extra supplements of my daily medicine in case I end up staying longer than anticipated.

I also pack a few extra pairs of contact lenses. I wear dailies and prefer them over wearing my glasses, though I bring my glasses as a backup. I also bring adhesive bandages, just in case.

Assistance items

For senior travelers or those who require assistance, do not keep any assistive/medical device item, such as a walking stick or handicapped placard, out of reach.

A good rule of thumb — if it’s anything you can’t live without for half a day or more, put it in your carry-on, says Erica.

Hand sanitizer, wipes, paper towels and tissues

Since the COVID-19 pandemic, many travel with hand sanitizer and sanitary wipes to wipe off seats, tray tables, seat belts, etc., upon boarding.

These items are small and can easily fit in your carry-on item. Just ensure your hand sanitizer does not exceed 12 ounces, which is an allowance specifically for hand sanitizer that the TSA implemented during the pandemic. All other liquids must still meet the 3.4 ounces or 100-milliliter size requirement.

Other items to consider bringing in your carry-on are paper towels and a washcloth in case of spills or other situations where you need to dry your hands.

You might be able to find tissues and band-aids at airports and on planes, though they’re likely not going to be great quality. Tissues are small enough to pack a few in your carry-on in case of unforeseen circumstances, from the sniffles to a paper cut.

Valuables

Beyond your phone and important travel documents such as your passport, keep your most important items close to you while traveling, including jewelry.

These items would fall under the “hard to replace if not irreplaceable” category, depending on how sentimental they are to you.

Bottom line

Once you’ve decided on the items most essential for your carry-on, be sure to decide what carry-on item makes the most sense for them to go in.

For example, if you have two carry-on bags, one smaller one that fits underneath the seat in front of you or one suitable for the overhead bin, think about what items you might need most often throughout the flight and position those in your smaller bag.

For everything else, you can always get up and retrieve items from your larger bag from the overhead bin.

Were you tired of mowing the lawn, doing dishes, and vacuuming your house every weekend? Honestly, we all dread those chores, but here’s the real question—what household tasks can you actually enjoy? Some of those surprisingly enjoyable jobs make keeping up with your home more accessible and fun. And some of us enjoy different chores more than others. So, keep reading to find out fifteen of people’s favorite chores around the house! 

1. Feeding the cat

One user commented, “Feeding the cat. Little dude gets psyched about the exact same food every day, and I love it.”

Another Redditor replied, “After we get more canned wet food, I always unpack all of it into stacks by flavor, and then when I put it in the pantry, I make sure it’s sorted the best I can so we don’t have the same ‘meal’ twice in a row. I don’t know if they appreciate it, but most of them are always super excited about food time. The other is weird and has to be locked in a room alone half the time, or she’ll wander off, and someone else will eat her food.”

One user also shared, “I raise you—feeding a cat and four dogs!! The wagging tails, the excited tip tapping, the cute meows, and little huffs. Oh, I love it so.”

Another responded, “One of my cats is meh about his food sometimes, but his brother is so freaking psyched if you give him literally anything, even if it’s the same thing every single day of his life, and then he purrs and rubs his face on me . 2. General Cleaning

3. Folding Clothes

One user responded, “There’s also something about getting a clean load of laundry back after you know it’s been washed and dried. My Mom was sort of weird about it growing up, somehow thinking that running a full wash on regular wash was a waste. Now I’ll sometimes do a load of just a towel, ha ha.”

Another user commented, “Can’t wait for Formula 1 to be back in Europe. Living on the East Coast of the US, I disappear upstairs for an hour or two on Sunday mornings and fold laundry and iron my work clothes during the race.”

One user shared, “I hate doing the dishes! I like cooking so my hope is that my future partner loves doing the dishes so we can both do what we like.”

8. Ironing Clothes

A user shared, “I love ironing clothes. When people refer all these trendy apps to meditate and whatnot, I feel something like ironing is so much more my thing. For the following reasons: Introduces a sense of order with all the well-folded clothes. It’s not a mindless activity by any means—you have to keep an eye on things (watching your hands around the hot metal, looking out for burning smells etc). This, for me, uses up the chaotic energy that would otherwise fuel my anxiety.

“But, if you’ve been ironing for long enough, it is still a relatively monotonous activity―the same pattern of folding and whatnot.

“All in all, it takes my mind off of things just enough that I can focus on a few things but still run down the things in my mind that have been bothering me.”

One added, “Wow, ironing is my bane! I somehow managed to make everything more wrinkled than before I started.”

9. Cleaning the Bathroom

A user commented, “Shampooing the carpet. I have this compact Hoover carpet cleaner (about the size of a vacuum) that saves my back when cleaning pet stains and works great. It makes the whole apartment smell fresh and clean. A lot of satisfaction for relatively easy work.” 

11. Creating Systems

At what age did you start thinking about investing? Is it when you started college? Maybe its after you started your career. What about high school? Maybe, but not likely, if not, you should, learn how to make money with 100 dollars, and be glad you did! Last year I was asked to be a guest speaker of a class of high school students at Carbondale Community High School. Before I came, I had the teacher take a poll of the students on the top five reasons why they think they should invest. The overachievers that they were, they gave me their top six reasons. Here are their top six reasons, and their reasoning behind them. I think you’ll crack a smile on a few.

1. Turn a Profit, or in Their Words, “Make Some Money.

Can’t argue with that, can you?  Sure, having an income to sustain you through retirement is the driving force to why most people  invest, but the only way to achieve that is making money, right?  The students were just a little more direct with their logic. I can always appreciate that.

2. Retirement.

I asked the kids how they thought they were going to have an income when retirement came. One student responded that she expected to get money from her job or her employer when she retired. That led into discussion in talking about pensions, and how pensions have greatly reduced over the years. We then talked about 401k’s and how they have evolved. I made it clear that it was on them to choose their own investments and take charge of their financial destiny.

I then was able to bring a copy of my most recent Social Security statement, and showed them how much I would expect to receive if I retired at the age of 62, 67, and 70. I think it was a real eye opener for many, seeing how little that I would expect to receive by waiting 32 plus years, to start drawing my first Social Security check.  One students comment of, “That’s it!” was priceless.

3. Bragging Rights.

This was by far my most favorite of their reasons. The logic behind the bragging rights was that the students felt that if they had investments that they could be able to boast to their family or friends about certain investments that they owned. While I never encourage this as a reason to invest, I get some humor out of this.

4. Tax Breaks.

All the students were in agreement that they don’t want to pay more tax that they have to.  They all felt that investing would somehow decrease the tax they had to pay.  We talked a bit about investing into dividend paying investments and also the rules on the Roth IRA.  Not a better tax break than the tax free growth of the Roth.

5. Cash Flow/Real Estate.

One discussion that we had with the students was that I told them that investing does not always mean investing into the stock market. There are other ways to invest. You can invest into a business idea, you can invest into themselves, and they can also invest into real estate. I actually have many clients and acquaintances that have been very successful with real estate and have made, have been very successful without actually ever investing in the stock market.

6. For Children’s College.

Many of the students knew that college was around the corner and that was obviously on their minds. Knowing that student loans were in the foreseeable future they hoped that their kids would have just as good if not better opportunity that they will.

All in all, I think the students had some good reasoning on the why you should invest.  They all admitted that they still have a lot to learn.  If you have a child that is high school to junior high age, ask them why they think they should invest.  I’d be curious to hear some more reasons and the support behind it.
