Every couple deserves to live in a home that they both love. Unfortunately, for most that is easier said than done! Decorating a home that both he and she approves of requires a lot of compromise and patience. Trust me, I speak from experience!

That’s why when Joss and Main invited me to curate my first-ever Apartment 34 collection, I jumped at the chance to share what I’ve learned!!

Launching at 9:00 pm ET today, we’re hoping you’ll find the perfect yin and yang balance with our Joss and Main His & Hers Curated Collection.

First, let’s do a little breakdown of masculine and feminine design.

In more masculine rooms, there tends to be neutral and darker color palettes. Furniture lines are clean, streamlined and are often more modern. You’ll tend to find different finishes of wood, varying from dark to light with chrome accents and modern art on the walls. And you can bet on finding a leather piece in there somewhere!

Feminine rooms are usually a bit more colorful. Tufted and velvet pieces of furniture are often combined with delicate glass, gold or brass accents. Obviously, vases and flowers are a must. And you are likely to find pattern and texture interwoven throughout the room.

Here are some styling tips and our hand picked favorites Joss and Main collection to help you create a gender neutral space that you both want to live in!

Tip 1: Start with a more masculine base. This means wall color and big pieces of furniture should be in a neutral color palette. You also want to stick to clean lines and stay away from anything too curvy. This really helps to set a more neutral tone in the room. Just remember feminine pieces speak much louder than masculine ones!

Tip 2: Bring in texture and pattern in accent pieces. Think a patterned rug and accent pillows. Drape in a cashmere throw on the sofa or add a pop of color in an accent table. A more modern chair upholstered in glamorous velvet is a great compromise accent piece.

Tip 3: The third layer should involve more feminine touches. A vase of flowers instantly brings femininity to the room. Just remember feminine pieces speak much louder than masculine ones. So for as many gold vases and pretty bowls you bring in, be sure to add a masculine touch to juxtapose the feminine lines. Think industrial objects or a vintage toy.

A two-story gem designed in 1921 by renowned architect William Lee Woollett, laden with L.A. art and architecture history, has recently been hit the market in Outpost Estates.

The home was owned for 30 years by Walter C. and Louise Arensberg, renowned collectors and patrons of modern art. The couple were visionaries of their time, passionate about the avant-garde movement and constantly pushing boundaries in the art world.

When they acquired this Mediterranean Revival-style residence in 1927, they saw beyond its mere structure.

To them, it was a colossal canvas waiting to be filled, with its walls, floors, outdoor structures, and L-shaped layout offering endless creative possibilities. 

The Los Angeles home that defined modern art

Paintings and sculptures adorned every wall, nook and cranny, and even graced the porch, doors and bathrooms. The property also hosted 4,000 rare books and manuscripts.

Louise died in late 1953 and Walter a few months later. They left their home an absolute treasure trove of art, filled to bursting with nearly 1,000 pieces.

After their passing, the couple’s art found a new home at the Philadelphia Museum of Art, while their impressive book collection was donated to California’s Huntington Library.

But the house will forever be associated with the timeless works of art that once adorned its walls.

The home and the collections it housed were even the subject of a 2020 book, “Hollywood Arensberg,” published by the Getty Museum. Following the book’s release, Architectural Digest ran a feature on the historic property, calling it “The Los Angeles Home That Defined Modern Art”.

Its architectural journey, with additions by Richard Neutra, John Lautner, culminated in an extensive $5 million renovation

The Arensbergs also had a deep love for modern architecture and had commissioned various additions to the home over the years, some of them to accommodate their remarkable collection.

Their roster of architects reads like a who’s who of cutting-edge designers from the era: Henry Palmer Sabin, Richard Neutra, Gregory Ain, John Lautner, and Henry Eggers.

Some of the home’s special features include a movie theater by Gregory Ain, an office by Richard Neutra, and a carport by John Lautner with a turntable for easy entry and exit to the estate.

Earl Stendahl, a close friend and neighbor, acquired 7065 Hillside Avenue and turned it into an extension of his Wilshire Boulevard gallery. Following his death in 1966, his family kept running the gallery for many years but eventually fell hopelessly behind on property maintenance.

When Heithaus and Browning bought the residence, it had no running water or toilets, and the kitchen had been destroyed by fire. Parts of the second floor were rotting.

The two spent $5 million and five years on renovations, bringing the property back to near-original condition. They restored walls, installed new plumbing and electrical systems, and added a stunning fountain and white concrete table with seating for 12 to the front garden, greatly enhancing its charm.

The Arensberg house is now on the market for $8.5 million

Now, Browning and Heithaus are ready to sell. While their profit may not be enormous given the $5 million investment, they take pride in having restored a cultural landmark (as designated by the City of Los Angeles) back to its former glory.

Acquired for $2.34 million in 2017 by owners Marco Heithaus and Jonathan Browning, it’s now proudly presented by The Agency’s James Harris and David Parnes.

The two-story residential building offers 4 bedrooms and 6 baths across 5,612 square feet of living space. The living room, dining room, and owner’s suite all have large fireplaces.

Outdoor amenities include a saltwater swimming pool with a spa, an outdoor kitchen, jaw-dropping fountains, and a sunken garden with a stone dining table that easily accommodates 12.

The $8.499,000 asking price stands out in Outpost Estates, a community where the Spanish-Revival style dominates. Yet, the home’s pedigree is like no other.

Original masterpieces by Pablo Picasso, Salvador Dalí, Paul Klee, and the ever-scandalous Marcel Duchamp have all adorned the walls, creating irresistible allure. It probably won’t be long before some art- or history-loving buyer answers the call of this remarkable property.

Apache is functioning normally

A little-known lakefront home, designed by modernist architect, Philip Johnson, is on the market for only the third time since it was completed in 1949.

The 3,812-square-foot house in Willsboro, NY, sits on 20 acres, with 850 feet of water frontage on Lake Champlain.

Glass walls frame the spectacular surroundings.

“The interesting part about this house—and the whole point of modernism—is really bringing the outside in,” explains listing agent Jo Anna Giltner, with Covered Bridge Realty. “When you’re in these rooms, you just feel the outside. It’s really a beautiful sensation of looking in every direction.”

The home was built the same year as Johnson’s iconic Glass House in New Canaan, CT, and is listed for $3.5 million.

Little-known home

Johnson is also known for other glass-centric homes, several commercial towers, and the sculpture garden at the Museum of Modern Art in New York City.

As for the lake house, the esteemed architected designed it with his partner, Landis Gores, for the Paine family. The couple divorced before the house was finished in 1949, so they sold it to a family who kept it until 2006, when the current owners bought it. The original sale was private, so there was not much publicity about the home at the time.

“So it’s been the two families, and neither of them have done anything to alter the structure,” Giltner says. “The house is in very good shape and has been well maintained. The thing that really matters is the structure—the actual way that the walls were designed; no one has changed them. No one has altered the windows.”

Modern marvel

Giltner explains that the home’s design was ahead of its time.

“The house has huge steel beams running through it to support these big open spaces, which was very novel back in the day,” she says.

A simple fireplace appears to be floating between two glass walls and near the updated kitchen.

There are two primary structures—a main house and a guest wing that the owners called the summer wing. A covered walkway connects the two.

“The family that commissioned this house was a young couple, and they expected to have family and friends visiting mostly during the summer months,” Giltner explains.

Two bedrooms and two bathrooms are in the main house, with six more bedrooms and four more bathrooms in the summer wing.

“They’re like little guest rooms, designed to give privacy and separation from the main house,” she says.

Both structures were built at the same time.

The next owner could take a gander at Johnson’s original plans for the property, available for viewing at the Avery Architectural Archives at Columbia University.

A third structure—a game and storage area—was added in 2006 and looks similar to the other parts of the house.

Both the setting and structure create a harmonious effect.

“The first thing when you walk in, you’re just blown away with the view,” Giltner says. “This view just stops you. It’s really stunning. Just the fact that [Johnson] actually designed this structure makes it very important, as well as [it] sitting on a very beautiful piece of waterfront.”
