What followed was an extensive renovation that brought the sprawling mansion into the 21st century. Asher then sought to capitalize on his big investments in the property by listing it for a whopping $135 million in 2018.
With no takers, a series of price adjustments followed, until the famous couple finally took it off the market in 2023. The final sale price was $60,850,000 — which amounts to $1,601/sqft.
The moral of Ben and Jen’s house-hunting saga? Patience pays off. By holding off on their purchase, they were able to find a perfect palace to call their home. A happily-ever-after ending for a Hollywood royal couple.

When home-furnishings mogul Evan Cole set out to build a home in Los Angeles, he wanted a classic design that would mesh seamlessly with his neighbor: the famed 110-acre Getty Center with its curved, marble buildings.
“The whole goal was to…make sure it matched the Getty—that it didn’t look out of place up there,” said Cole, who co-founded the home division of ABC Carpet & Home in New York City in the 1980s and later, California-based home furnishings company HD Buttercup.
Working with architect Thomas Juul-Hansen, Cole spent more than five years building a roughly 15,000-square-foot house clad in travertine marble. During that time, his family relocated to Aspen, Colo., and he is now putting the six-bedroom house on the market for $68 million, according to listing agents Branden and Rayni Williams of the Beverly Hills Estates, who have the listing with Kurt Rappaport of the Westside Estate Agency.

“Doing this house is the culmination of all of my work, to be honest with you,” said Cole, 63, a Queens, N.Y., native.
The roughly 2-acre Brentwood property sits on a hilltop next to the Getty Center. When he drove up to the L.A. property in the early 2000s, Cole said he was immediately attracted to the location’s privacy and views. “When you’re there, you don’t feel like anybody can see you,” he said. “It’s like having a perch.”
He paid about $5 million for the site in 2004, he said. At the time, the property contained a “cool California ranch” house spanning 2,000 square feet. Cole lived there with his wife and two children there for eight years while he mulled over plans for a new residence. “Every day, I was like, ‘I’ve got to do something with this place,’” he recalled. “It took me eight years to figure it out.”
Cole was hung up on the idea of building something classic that would be “symbiotic” with the Getty next door, he said. He credited Juul-Hansen with designing a building that could be a “sister” to the museum.
MANSION GLOBAL BOUTIQUE: The New Old School: Eclectic Grandpa Home Decor
The three-story residence has 20-foot ceilings in the entryway and living room, which feature frameless glass sliding doors. A gym overlooking West L.A. has 60 feet of glass. “From every angle in the house, you have a view,” Cole said. Atop the house, there is a roughly 5,000-square-foot roof deck.
The house has two primary bedrooms and a “mother-in-law suite” with its own kitchen, Cole said. There is also a wine room and a spa with a sauna and massage room. The grounds have a kidney-shaped pool that cantilevers over the hillside.
Most of the materials came from Europe, including solid oak doors, Murano lighting and acoustic wood panels for the ceiling, Cole said. The house is clad in travertine sourced from the same quarry in Italy that provided the materials for the Getty. Cole said he relied on his contacts to source materials for the house. “I know where to buy the good stuff,” he said. “I could not have done any of this if I were not in the business.”

Cole declined to say how much he spent building the house. Before it was completed, Covid hit and his family relocated to Aspen. Although he travels between Colorado, New York and L.A., he doesn’t want to uproot his children by moving them back to L.A. “It’s time to move on,” he said.
While Cole said he planned to move into his latest creation, he has never even spent the night. (He does, however, keep bottles of Fiji water in the fridge.) He has built several family homes in New York and L.A., he said, and feels that building is about the journey, not the result. “I have felt like whoever gets it, it’s theirs,” he said. “I’m like it’s shepherd rather than its master.”
Despite a slowdown in the luxury market nationwide and in L.A., the number of single-family home sales in Brentwood during 2023’s fourth quarter rose 15.6% compared with the prior-year period, according to real-estate appraisal firm Miller Samuel. The median sale price for single-family homes grew 3.8% year-over-year to $4.3 million.
While the overall L.A. market has softened, Brentwood and Pacific Palisades have remained attractive, seeing “a really good uptick” in deals, Branden Williams said. “Everybody loves to be on the west side,” he said.

Buckle up, because we’re about to spill the tea on the real location of Cher’s Beverly Hills mansion – and trust us, Alicia Silverstone’s character would definitely not be on board with the address.
Picture this: the sprawling, sun-kissed mansion where Cher and Josh shared that oh-so-sweet kiss. The kitchen where a clueless Cher attempted to bake, and the lavish pool where the gang chilled to Kids In America.
Feels like a page taken straight out of the Beverly Hills, 90210 handbook, right? Plot twist: the real deal is nestled not in the hills of Beverly but in the Valley!
That’s right, Cher’s house is actually in Encino, in the San Fernando Valley.
But here’s the kicker: the Encino location, a suburban neighborhood, is quite the departure from the Beverly Hills glam portrayed in the movie.
Not only that, but Cher would have HATED being called a Valley Girl (a term that we owe to musician Frank Zappa, btw).
In the 1995 movie, the San Fernando Valley is mentioned and featured in a few scenes, notably when Cher is robbed at gunpoint in a parking lot after mistakenly driving onto the freeway, leading to a very stressful situation for her.
This scene is one of the few direct interactions Cher has with the Valley, showcasing her sheltered Beverly Hills life clashing with the broader Los Angeles area.
The real-life ‘Clueless’ house in Encino
So first, let’s get something out of the way: while Hollywood movies have long used the San Fernando Valley / Beverly Hills divide to highlight the social and geographical contrasts within the city (first example that comes to mind is Karate Kid and the new Cobra Kai sequel series), Encino is actually a very sought-after and safe neighborhood.
In fact, the median sale price for Encino homes in early 2024 stands at a hefty $1,900,000.
While that’s considerably less than what Beverly Hills homes sell for (the median sale price for the ritzy, star-studded neighborhood is $3.7M), houses in Encino are notoriously luxurious — with significantly more square footage than their counterparts in the Hills.
And Cher’s Clueless house is no exception.
This 9,441-square-foot behemoth boasts 7 bedrooms and 10 bathrooms, and commands yearly property taxes north of $40k. Built in 1993, just a hop and a skip before Clueless hit the big screen, its fresh design had us all green with envy.
However, it’s worth noting that scenes taking place inside the house were filmed elsewhere, on a soundstage.
The house, sitting pretty at 5148 Louise Ave on a 2-acre lot, hasn’t switched hands since it was built back in 1993. The last publicly recorded sale was a land transaction in 1980 for $680,000.
Fast forward to today, and the house is pegged at a cool $7 million. Not too shabby, huh? But, surprisingly, it’s considerably cheaper than the next Clueless house on our list.
Dionne’s real Beverly Hills digs
Now, let’s dish about Dionne’s house. Unlike Cher’s Encino residence, Dionne’s Tudor-style mansion truly sits in the heart of Beverly Hills.
Boasting similar specs to Cher’s house but with a Beverly Hills zip code, this property screams luxury — and is considerably more expensive than the Horowitz residence.
Last sold in 2008 for over $10 million, its current value hovers around $17 million – making it way pricier than Cher’s home.
But it’s also worth noting that the house that sits on the lot today is completely different from the Tudor-style home that graced our screens three decades ago.
Property records show that the house at 705 N Sierra Dr in Beverly Hills sold twice since the movie’s 1995 debut: once in 1998, when it commanded a $3,350,030 sale price, and then again in 2008, when it sold for three times that amount, $10,650,000. So it does look like in between these two owners, a new house was built on the 0.51-acre lot.
Other real ‘Clueless’ filming locations
Our Clueless journey doesn’t end at Cher and Dionne’s doorstep.
Remember the fictional Bronson Alcott High? Those scenes came to life at Occidental College and Ulysses S. Grant High School.
And who could forget the Westside Pavilion mall escapades or the mugging at Circus Liquor? Not to mention Cher’s post-failed driver’s test meltdown on Rodeo Drive.
Los Angeles served as the ultimate backdrop, bringing the Clueless universe to life with its diverse filming locations.
And the most unique of them was surely the famous Spadena House — also known as the Witch’s house in Beverly Hills — a unique storybook home that was only featured on-screen for a few seconds, but that captivated movie fans for years after.

So, what’s the takeaway from our stroll down Clueless lane? First, it’s that movie magic can transform any location into a narrative’s heart and soul. Cher’s “Beverly Hills” mansion, firmly rooted in Encino, serves as a perfect example.

Born on October 14, 1978, in Dallas, Texas, and raised in Chattanooga, Tennessee, Usher’s journey to stardom began at an early age.

Right before filing for divorce from his second wife, Grace Miguel, he listed the 2,908-square-foot home for sale, with a buyer paying him $775,000 for the Atlanta house in 2019.
#2 The Alpharetta house he fell in love with at age 13
Early in his career, Usher (whose full name is Usher Raymond IV) stayed true to a promise he made to his younger self: when he’d make it big in the music industry, he’d buy his music producer L.A. Reid’s house, which left an impression on him at the tender age of 13.
I came into this house … and I remember walking through it, just being mesmerized by everything I saw, and it was like, ‘One day, I want to own a house like this.’”

An 8,000-square-foot home with 7 bedrooms, 8.5 bathrooms, a climate-controlled treehouse, a yoga studio and a private dance studio, L.A. Reid’s house is impressive — but pales in comparison to some of suburban Atlanta’s megamansions.
Luckily, he didn’t see Evander Holyfield’s former home in the nearby Atlanta suburb of Fayetteville, a 109-room behemont which later became rapper Rick Ross’s mansion.
“I ended up buying this house. There’s history in it. My history lies in this house.”
But despite the history, the U Remind Me hitmaker (who’s not one to hoard properties, it would seem), sold the Alpharetta house formerly owned by L.A. Reid for $1.5 million back in 2018.
His former villa in Los Angeles
Usher also owned a Spanish-style estate in West Hollywood set on the same block as the landmark Chateau Marmont Hotel.
The property, which he first listed for sale in early 2018 for $4.2 million (it ended up selling for only $3.3 million), was originally built in 1926 and has been “artfully restored” to accommodate the artist and his growing family, retaining original details like stenciled beams and handcrafted ironwork.
But the artist sold that 5-bedroom house too in 2018, one of three homes he offloaded in the span of a single year.

An L.A. County judge dismissed a lawsuit challenging L.A.’s “mansion tax” on Tuesday, marking the end of a months-long legal challenge from the luxury real estate community that looked to declare the measure unconstitutional.
The transfer tax known as Measure ULA was passed in November and took effect April 1, bringing a 4% charge on all residential and commercial real estate sales in the city above $5 million and a 5.5% charge on sales above $10 million, pumping millions into housing and homelessness-prevention efforts.
Los Angeles County Superior Court Judge Barbara Scheper issued a tentative ruling dismissing the challenge on Monday after hearing arguments from both sides, and she officially dismissed the lawsuit on Tuesday, according to court documents.
The ruling is a big win for housing activists, who say that L.A. desperately needs the money raised by the tax.

“This is a great day for Los Angeles,” said Joe Donlin, who serves as director of the United to House LA coalition, which brought the measure onto the ballot in November. “The judge’s ruling confirms what we knew all along: ULA is the law of the land and it’s the will of the people. And it reminds us of the power of the people to shape our city’s future for the good.”
Donlin said he was surprised the ruling came out so soon.
“Before the hearing, we thought it might take weeks or months, but this was a positive sign that the judge didn’t feel compelled by the plaintiff’s arguments,” he said.
Greg Bonett, senior staff attorney for the Public Counsel who worked to defend the measure, applauded the decision, calling it “a resounding victory for the power of the people to initiate transformative solutions to address our city’s housing and homelessness crises.”
The judge’s ruling is a blow for many in the luxury real estate community, who claim that the transfer tax has frozen the market and stifled development.
Keith Fromm, an attorney for Newcastle Courtyards, one of two groups challenging the measure, said he plans to appeal the decision.

“The order contains numerous errors of law which the appellate courts will hopefully recognize and correct,” Fromm said. “The ruling is simply one step in a very long journey to justice.”
The legal battle — which was headed by two main groups: Newcastle and Howard Jarvis Taxpayers Assn. — became a national conversation, as other cities looked to L.A. to see how it would implement such a tax.
Other cities such as San Francisco, New York City and Culver City have implemented transfer taxes, but L.A.’s is unique in scope and scale, not just taxing home sales but all property sales above $5 million.
Voters approved the measure with a 57% majority in November, and the tax became a hot-button issue immediately after.
Advocates argue that the tax is a way for luxury property owners to contribute to solving L.A.’s housing crisis, while opponents say it discourages development and pushes owners out of L.A. and into cities that don’t have the tax, such as Beverly Hills, West Hollywood or Santa Monica.
“With Measure ULA, we are now going to lose billions of dollars every year in economic development and property tax revenue in order to raise less than $500 million through the tax,” said Jason Oppenheim, a real estate agent with the Oppenheim Group and star of Netflix’s “Selling Sunset.”
The luxury real estate market froze in the months after the measure took effect, as many luxury homeowners looked to find loopholes to avoid paying the tax. Many hired accountants to find workarounds, such as dividing their homes into three parcels and selling them separately to stay under the $5-million threshold at which the tax kicks in.
Many homeowners held off on selling their homes, hoping the lawsuit would overturn the tax. As a result, funds raised by the tax have fallen dramatically short of original projections since sales have slowed.
In November, proponents of the tax estimated it would raise roughly $900 million a year. In March, a report from the city administrative officer lowered that number to $672 million. Then in April, Mayor Karen Bass’s first budget proposal, a $13.1-billion plan, included only $150 million in projected revenue from Measure ULA.
The number was chosen out of caution, as the city wanted to funnel as much money as possible toward housing and homelessness issues but not so much that it wouldn’t be able to pay it back if the measure were ruled unconstitutional.
But with the court’s latest ruling, spending will likely increase.
On Wednesday, the L.A. City Council’s budget, finance and innovation Committee will meet to discuss the implementation process, and the ULA coalition will propose that $12 million be reallocated to short-term emergency assistance for renters.
In August, the City Council passed a $150-million spending plan for funds raised by Measure ULA. It was the first time funds were specifically allocated since the tax was passed in November, and the plan sent money to six programs: short-term emergency rental assistance, eviction defense, tenant outreach and education, direct cash assistance for low-income seniors and people with disabilities, tenant protections and affordable housing production.
