A DIY-SAVVY homeowner has stunned her social media fans with a light feature she made using budget-friendly supplies.
She confessed that she was “obsessed” with the finished results as she showed it hanging on a wall in her home.
Kendra Nicole (@my_home_by_kendra) has garnered almost 210,000 followers on TikTok, where she shares her love of crafting.
She went viral on the app after showing the process of making a statement light feature.
She used two 4-foot pieces of wood from Home Depot, two wooden craft boxes and picture frames from Dollar Tree, and two LED battery strip lights from Walmart.
The creative painted the wood and craft boxes black before screwing them together.
She then replaced the image inside the picture frames with a sheet of marble effect paper.
Kendra attached the picture frames to the front of each craft box and ran the strip light along the back of the wooden board.
She placed the light features vertically on either side of a larger picture frame on her wall using a command hook.
She secured the cord and battery pack out of sight to make the light feature look expensive.

There’s a new interior design trend circulating on TikTok, and you probably didn’t see it coming. Enter: the “unexpected red” theory.
Introduced by creator Taylor Simon (@intayriors) in a viral TikTok video, the unexpected-red theory is the idea of “adding anything that’s red, big or small, to a room where it doesn’t match at all, and it automatically looks better.” Whether it’s vibrant red pedestal sinks in a moody blue-green bathroom or a red suede headboard against a purple accent wall, Simon suggests that the color is a foolproof addition to any palette. She even makes the case for red as a neutral.
At first, that concept might seem surprising. Red doesn’t seem like the best color to refresh your bedroom with, and typically, neutrals skew more muted and subtle — light shades of white, cream, and gray, or dark variations of black, brown, and charcoal. In other words, they’re universal colors that pair with anything. But with that logic, the unexpected-red theory might be onto something. If red really looks good in every room, in any scenario, why shouldn’t we call it a neutral, too?
We asked a pro to weigh in. Ahead, New York City-based interior designer Emma Beryl helps break down the unexpected-red theory and shares additional decorating tips on how to incorporate red at home.
What Is the Unexpected-Red Theory?
The unexpected-red theory is the idea that an added pop of red — in a piece of furniture, like a sofa, or a smaller accent, like a table lamp — will make any space look better. But where these red accents really shine? In areas where they supposedly don’t belong or shouldn’t look good based on the color of the room or the items they’re near.
Beryl doesn’t necessarily think this makes red a neutral color, like the theory also nods to. Instead, she believes that the color is simply vibrant enough to stand out and capture your attention, no matter the context. “[Red] goes well with almost everything, but don’t be fooled,” she tells POPSUGAR. “It goes well, but it is striking and usually the star of the show when added as a surprise element like the unexpected-red theory suggests.”
If you’re still stumped on how or why the unexpected-red theory works, it’s important to consider tones and the color wheel. “I feel like there is no other color like red on the color wheel, so adding it to any space really draws your attention to that object,” Beryl says. “It is both warm and cool at the same time. It goes well with cooler colors like blues and greens, as well as warmer colors like oranges and yellows.” Although red may never officially be called a neutral, it has similar qualities that make it both versatile and unique.
How to Implement the Unexpected-Red Theory Into Your Own Space
There are no hard and fast rules for decorating your own space, but if you’d like some tips for trying the unexpected-red theory at home, Beryl has a few suggestions.
Start small. “Incorporating any color you aren’t 100 percent sure about is easiest done through decor since it is smaller. Adding a pop of red through a vase or a lamp shade can be an eye-catching moment,” she says. And if you want to go bigger? Try a larger piece of furniture, like a lounge chair or daybed. “The unexpected-red theory is pointing toward one item being red in the space, so choose something in your comfort zone.”
Consider your color palette. Although red can pair with anything, Beryl is especially fond of using it with all neutrals: “Red becomes the focal point and excites the eye even more,” she says. She also likes using it in streamlined color palettes. “I like seeing [red] in a room that is very tailored with a strong color palette of two or three colors, like a room with blue and green and patterns, or yellow and orange, so the pop of red really stands out.”
Try something other than red. Not into red? The theory can work similarly with other colors, like pink and green. “Pink being close to red makes sense since it pulls similar emotions, but green reminds people of nature, so adding a pop of green can calm the mind,” Beryl says.
If you find yourself falling in love with the little pop of red in your space, don’t be afraid to add the unexpected-red theory to other facets of your life too. For example, you can pair a neutral outfit with a pop of red lipstick or red heels with an otherwise all-black ‘fit. Chances are, you’ll quickly realize why red just may be the most superior color of them all.

Womp womp. My favorite part of tax season is when it’s over. Thankfully, I’m getting better at taxes every year and I’m also learning to outsource. Shout out to my tax person. Anyways, yes, it’s February and it’s tax time for all of us. And if you’re a gig worker, freelancer, contractor, or other solo entrepreneur, you need to make sure that you’re doing all the heavy lifting an employer would usually do for you. And you have to do that to avoid mistakes and IRS penalties. Hopefully those who aren’t new to self-employment have withheld enough quarterly taxes throughout the year so they’re not hit with an IRS penalty. New listeners who are about to dip their toes into self-employment are about to learn about how self-employed taxes work.

Yeah, that is no bueno. I know people who, when they started freelancing, had no idea that they were supposed to be paying taxes all year long quarterly instead of saving up for a big payment at the end of the year. The IRS does not look kindly on that, even if it ends up that you overpaid. And by people here, I am absolutely referring to myself because I once found myself in a world of tax hurt back when I was a contractor, and that is a lesson I shall not soon forget.

It’s good to know I’m not alone, Sean, because I’ve been there too and it wasn’t fine.

Today we’re going to be chatting with Krystal Todd. She happens to be a certified public accountant, a financial strategist, a money mentor and an entrepreneur. Her resume puts her in a good position to give us the juicy details we need on self-employed taxes.

Hi Krystal. Thank you for coming onto the podcast.
Krystal Todd:
Yes, thank you so much for having me. Really excited to talk taxes. This is my bread and butter. I love talking about anything money, really.
Elizabeth Ayoola:
No, I’m with you. I’m not going to lie, I do not love taxes, but I do love to understand taxes because I don’t want to pay the IRS more than I have to pay them.
Krystal Todd:
Oh, no. That’s why I’m here.
Elizabeth Ayoola:
Another tax year is upon us, and I think this information is going to be super helpful. So with that said, I’m going to jump straight into the first question I have for you, which is how do self-employed taxes work? And I know this is a big question, but I know I learned the hard way about self-employed taxes and I learned that they’re higher than what you pay when you’re working a traditional job with an employer.
So I want you to tell us why self-employed taxes are higher, especially when the government seems to provide so many incentives for small business owners.
Krystal Todd:
So it’s a double whammy because not only is it higher because we’re paying both sides of the employer tax, but we also have to pay it ourselves. So if you’re coming from a W-2 world into self-employment world, normally in W-2 world, it’s all handled for you. The biggest difference is that you’re having to have full control over paying your taxes, paying quarterly, whereas a W-2, you’re paying every paycheck. It doesn’t feel like that, but that’s what’s going on. And then the self-employment tax. So typically with your W-2 employee, you’ll pay half that piece and then your employer pays half of it, but because you’re self-employed, you are the employee and the employer, so you’re paying 15% in taxes.
Elizabeth Ayoola:
That 15%, I remember the first time I saw it and whipped out my calculator and I was like, “Wait, what? This was a chunk of money.” So I was a little unpleasantly shocked by that number.
Krystal Todd:
Yeah, there is a way to get around it.
Elizabeth Ayoola:
Tell me, tell me.
Krystal Todd:
If you’re just starting out, maybe it wouldn’t be most beneficial. It does depend, and of course you have to always throw a disclaimer out there. Everyone’s situation is different. I’m a CPA, but not your personal CPA, so take everything I’m saying as little seeds of wisdom to go research.
When you’re first starting out, maybe you don’t have your EIN, which is just basically your social security for your business, employee identification number. So it’s like your social security number but for your business, because businesses are their own entity. But when you’re first starting out, maybe you’re not doing all of that. So if you’re in the sole proprietor category, which means you’re just working for yourself, you hired yourself, maybe the next level up is LLC, limited liability company. So you’ve gone ahead and filed for that LLC so you have some protection, but you’re still going to be paying a lot of taxes.
It’s not until you get into the S Corp. And of course there’s a couple of qualifications there, but once you get into S Corp, you can actually pay yourself as a W-2 employee in your business. And then that’s how you circumvent that self-employed tax because even though it’s your business, you’re an employee of the business so it looks like a W-2. And the benefit of that too is especially if you’re self-employed, and I know some people have felt me on this, if you’re trying to get a loan for a car, once they see you’re self-employed, guns are blazing, right? They’re ready to ask you all types of questions. You have to provide so much information. As an S Corp, if you’re paying yourself, you’re going to receive a W-2 from your business so they don’t have to know it’s your business. They just see W-2 and no questions asked. There are some benefits to having an S Corp for sure.
Elizabeth Ayoola:
By the way, for everyone listening, we’re going to go a lot deeper into the different business structures in a subsequent episode, so don’t worry. We’re going to touch on that some more.
So now back to taxes. I know estimated taxes are something that I now do. Didn’t do before, but I remember when I was first researching self-employment taxes, that came up a lot. But I thought, “Hey, I can just pay it in one lump sum,” and I didn’t really dig deeper to read all of the fine details. Can you explain to us what estimated taxes are and how exactly it worked?
Krystal Todd:
Of course. So as I mentioned previously, as a W-2 employee, you’re paying taxes every single pay period. So you don’t necessarily have to worry about that, but as a self-employed individual, you’re not paying any taxes. So what the government has said is, “You’re not off the hook.” You’re not going to pay just one time at the end of the year. We need quarterly payments just of you estimating how much you think you’ll be paying in taxes, and then at the end of the year when you actually file your taxes, they’ll make adjustments based on whatever credits and deductions you’re eligible for, what you’ve already paid, and then you’ll see what you net.
So it’s crucial to pay quarterly taxes, and you can use things out there that help you track your expenses and your income and can even help you calculate that too, so you don’t have to necessarily do it all on your own.
Elizabeth Ayoola:
Absolutely. So tell us, when are the self-employed taxes due and what happens if you don’t pay them?
Krystal Todd:
Yes, they’re quarterly. If you don’t pay them quarterly or they realize that you haven’t paid enough, you will get fined. You don’t have to end up in jail if it was a legitimate accident, so you’ll be fine, but you will get penalized and it can be a little costly. So definitely make sure that you are just getting that done ahead of time. It’s a fresh new year, so new opportunities to make sure we’re staying on target.
Elizabeth Ayoola:
Yes. And for those who maybe are listening and unfortunately missed out on paying quarterly taxes and maybe in April are going to end up being hit with a bill, are there any options in terms of how they can pay it if they don’t have that lump sum cash?
Krystal Todd:
It depends on your situation. Sometimes the IRS will say, “No, you need to make this payment,” and sometimes they’ll work with you depending on the amount. So it does depend on your circumstances.
Elizabeth Ayoola:
What was this I heard about that you can sometimes do a payment plan with the IRS. So is this true?
Krystal Todd:
Yeah, no, it’s true. It’s true. I think it just depends on, like I said, your circumstances. Maybe there’s situations where if you had issues before, they’re a little bit more strict on you, but you can make payments.
Elizabeth Ayoola:
So now we want to get into the mistakes so other people can learn from those mistakes. So what are some common mistakes that you see clients make when it comes to paying their self-employed taxes? So for me, for example, I just wasn’t good at bookkeeping initially. I had my money in too many different accounts, so it was overwhelming when tax season came around to see what my deductions were and just basically my income. So as a CPA, tell us maybe two or three common mistakes you see people make.
Krystal Todd:
The common mistake by far is not making sure that they’re taking all the deductions and credits that they’re actually eligible for. So ultimately, a lot of people will think about taxes as a January through April situation, but it’s a year-round thing. Tax planning is almost more important than actually tax preparation. You want to think about the whole year and ways you can save money, different things you could probably invest in to bring your taxes down. So missing out on tax planning and then trying to just rush everything towards the end of the year is by far the biggest mistake. I’ll see people scrambling for receipts, looking back, and a lot of times if you’re just starting out, typically maybe they won’t have a separate business account as well.
Depreciation is the biggest one that I think people miss out on, not only for things like Airbnb in your home, but also your car. If you’re doing Uber or Lyft, you can get credit for the wear and tear on your car. If you have a computer or any devices that you have, those things are also depreciable or you can actually fully deduct them in certain cases. I definitely think that you should be empowered and doing it yourself, but if your taxes are getting complicated, you’d want to make sure that you’re leaning on a tax professional who will catch those expenses because a lot of people are paying too much.
Elizabeth Ayoola:
Thanks for sharing all of those incredible ways that people can reduce their taxes. Can you tell me about some other deductions or ways that people can reduce their self-employed taxes?
Krystal Todd:
Yeah, so a really neat one is making sure you hire your family in any capacity that you can. Now, of course, there’s some caveats here. You have to make sure you’re paying them a reasonable wage. So if they’re just an administrator, you can’t pay them multiple six figures. It has to be reasonable, but to the extent that it’s reasonable, you can actually hire them on. And I especially love this with kids.
So as an example of my own life, I hire my daughter and she’ll help me with my videos, she’ll help me with setup. She helps me with product development, and she’s been featured in a few of my videos online. So I will pay her. She’s a 1099 worker, so it’s not a W-2, so it’s simple. I just have to give her a check, and what I love about that is that I get to reduce my taxes, and this is more like W-2, but either way, we all get a standard deduction.
If I pay my child up to the standard deduction amount, which was just a little over $13,000 for 2023. If I pay her $13,000, I get to reduce my taxable income by that same $13,000. She pays no taxes on it because of the standard deduction, which basically is the IRS giving you some credits for having a kid or just whatever else is happening in life. They say, “Here’s just one flat rate. You just take that.” So she doesn’t pay taxes on that, and then I can put it into a custodial IRA for her and it’ll grow tax-free because it’s Roth. You’re saving money, they’re not paying any taxes, I mean, that’s a really good tax loophole there.
Elizabeth Ayoola:
For sure, for sure. And speaking of which, since we’re on the topic of deductions, I know sometimes people go a little over the top with these deductions, forgetting that the IRS does audit people. I know recently I’ve seen something floating around on social media about being able to buy a Mercedes Benz, also known as G-Wagon, and write it off using your taxes. And the rules for this are really complicated, so make sure to work with the CPA if you’re thinking about doing it. So is this true? And if it is, what is the catch?
Krystal Todd:
There are some caveats. It must be used in business. You can’t just buy a G-Wagon, you never drive in it. If you’re a realtor, for example, that might make sense. You have an image. If you’re a realtor, you’re selling million-dollar homes, you want to look the part. That might make sense. But if you’re a content creator working at home, you never go in the car to do anything, you cannot do that. In the eyes of the IRS that is illegal, so you have to make sure that it’s being used for business use. It doesn’t have to be exclusively, but if it is half business, half personal, you’ll have to adjust your taxes to account for that.
Elizabeth Ayoola:
So sorry to get into the nitty-gritty, but when you say business use, someone might say, “Oh, I have a meeting, I don’t know, once a month, and I’m driving it to my meeting.” A content creator. Does the IRS get into the details of how frequently you’re using the car?
Krystal Todd:
Yes, and the location. So if you’re driving from your home to a meeting, that doesn’t count. It’s only if you’re going from, let’s say, your primary job to your second job. Then that could actually be considered a deductible expense. So yeah, they’re very particular about what you’re using it for, where you’re driving from, and if you get audited, you better be prepared.
Elizabeth Ayoola:
So can you tell us, on that note, some major red flags or even myths that you hear of when it comes to tax deductions?
Krystal Todd:
Yes. I think that people think they could just deduct anything because it’s eligible. The government makes you go through hoops, especially after the Tax Cuts and Jobs Act where the standard deduction was doubled. They’re really trying hard to make you just take the standard deduction and just take that and go.
If you’re saying, “No, I’ve had more than $13,000 worth of expenses,” you might have. That doesn’t mean they’re all going to be eligible. So for example, for health costs that you’ve spent, maybe you spent $10,000 in health expenses for this year, but the government does not give you dollar for dollar, and if you take that, it has to be itemized. So you might do all this work trying to itemize your deductions and you were better off taking the standard deduction because they make you go through a lot of different hoops. There’s percentages, there’s phase-outs if you’re making a certain amount of money. So it’s super, super nuanced, and just circling back to what we talked about earlier as far as DIY goes, if you’re in that situation, unless you’re going to really put the effort into research, you probably are better off just getting someone who already has done this before and they’re comfortable with it because of all those different nuanced requirements that they have.
Elizabeth Ayoola:
So in the spirit of… Well, I don’t want to say in the spirit of getting audited because I don’t think anyone wants to get audited, but just in case, give us some bookkeeping tips. I’m still refining my bookkeeping because it’s just not my strong area, but what are some bookkeeping tips so that if the IRS comes knocking, people are ready?
Krystal Todd:
I strongly suggest getting software. If you have a software, you’re able to attach receipts directly to it. They’ll organize it for you. If you’re not someone who’s too familiar with income statements and cash flows and all of that, they prepare those documents for you. That by far has dramatically changed my business. And also having separate accounts. You can’t even imagine how many people will dig through their personal account looking for business expenses. Even if you’re just starting out, from the decision you’ve made to take this business seriously, please get your EIN so you can open up your business bank account, and that way everything is just flowing through one account. Lean on these different tools that will organize it for you and just be sure to keep receipts.
I would say you should be at least monthly. All these billion-dollar corporations, I mean, they’re doing things very frequently, but every single month we are balancing the books, we are going over our expenses and then we’re tax planning. So many people wait until the end of the year and then it just becomes a hassle. So to the extent that you can, get it done monthly. That is the best advice I have so you’re not stressing yourself out during these times.
Elizabeth Ayoola:
We’re in a very tech-savvy age, so how are digital receipts? So every time maybe you make a purchase or whatever, just keeping a digital file of your stuff.
Krystal Todd:
Yes, absolutely. And let’s say maybe you’re not ready for the software. That’s what I was doing when I first started out and I wasn’t too sure. Just a simple folder in your computer would work. Document everything in the moment as it happens, that way nothing is slipping through the cracks and you should be in good shape.
Elizabeth Ayoola:
So the last question I have, because in this series we’re trying to cover people who also have how they can manage your finances when they have inconsistent income. So for someone who has inconsistent income throughout the year, maybe they don’t make as much during the beginning of the year, but let’s say halfway through the year they land a huge contract.
How do they budget then for self-employed taxes or estimated taxes, rather? Because I know that’s based on how much you think you’re going to make, but you don’t always know. So maybe you’ve been underpaying for the first half of the year and then the end of the year comes. How do you manage that?
Krystal Todd:
I always say be as conservative as possible. It’s kind of like a dual opinion I have here because on one end, you don’t want to give the government an interest-free loan. That’s essentially what you’re doing when you get a tax refund. But on the other end, you also don’t want to deal with owing money, maybe being penalized and then having to pay that next year. So to the extent that you can, I would say be as conservative as possible when it comes to paying your taxes. Again, there’s different software that’ll help you establish what you should be paying. When you get that windfall, you weren’t really expecting it, right? So I like to live off of my most conservative amount of money.
So let’s say maybe it’s $10,000 a month. If I made $20,000 a month, I will ignore that $10,000 and put it to the side just because you’ll have that extra cushion to keep you protected in the event that you have a windfall you don’t expect. That happened to me last year, actually. I had quite the windfall and I wasn’t expecting it, but I had practiced what I preach and I had some money to the side, so it was okay. So whenever you get those large sums of money, pretend like you didn’t. Just live conservatively and then once a year is done, once you calculate your taxes and you pay it, then you can enjoy the rest. So it’s delayed gratification.
Elizabeth Ayoola:
Oh, I like that as a way of looking at it. And one day when I was complaining about my taxes, I remember someone saying, “The brighter side of that is that you made more money.” So we welcome a windfall, we just have to prepare for those windfalls.
Krystal Todd:
This is a little bit more technical, but something that I love because this again happened to me last year. Let’s say seasonality is something that your company is affected by. Maybe you get a big windfall of purchases or something at the end of the year. In certain circumstances, it might be best to ask them to pay you next year, right?
If you are a cash-basis type of accounting, you won’t get taxed unless you actually receive the money. So maybe you did make that revenue, but if you can have it pushed off to the next year because you didn’t expect that windfall and you don’t want to necessarily deal with the influx of the money you have to pay for those taxes, maybe you can have your customers pay you January 1st or January 2nd. That way you’re not going to be affected by that surprise, and that’s 100% legal. You can delay that or you can bring forward some expenses too.
This only works if, again, you are a cash basis, but if you want to pay something off for the whole year, you’ll be able to deduct that even if the whole year hasn’t actually happened yet. So there’s different ways towards the end of the year to try to get some last minute things in just to further insulate yourself.
Elizabeth Ayoola:
Love that. Those are some really, really good tips and a reminder of why it’s good to talk to CPAs. Do you have any final words of wisdom or anything that people might not be thinking about relating to self-employed taxes that you want to share?
Krystal Todd:
Yes. You are the driver. A lot of times people will shy away from it because it is intimidating, but in the age of information that we’re in right now, there is an influx of free information online. This is an example of one of them. Don’t be paralyzed by fear. Really lean into it because the difference between small business, and I really don’t use that word lightly because no matter if you’re small or big, you have to do the same exact stuff. So why even identify with your revenue or the size of your company? But a business is a business, and these larger companies become larger because they are hands-on and they’re very proactive with how they’re managing their money.
So I suggest that you do so too and do not be afraid of delegation. I, in other areas of life, have not delegated, and that is what comes back to haunt you. So you don’t have to do it all on your own. There are free resources, there are paid resources. Definitely make sure you’re just taking advantage of what you can take advantage of and you’re planning so that you can not be surprised with tax bills at the end of the year.
Elizabeth Ayoola:
Yes, absolutely. Echoing what Krystal said, you do not have to do it alone, and that is something that has made taxes a lot less daunting for me. Thank you, thank you, thank you, Krystal. I am someone who was a planner in all aspects of my life, and like Krystal said, planning ahead with your taxes is so key whether you’re finding deductions, hiring your family, or making quarterly tax payments, but also there is a big difference between planning and scheming. I’m so glad that you guys talked about that viral G-Wagon tax hack because I have seen that so many times on TikTok. I have been really worried about people getting themselves into a world of trouble with their taxes.
Elizabeth Ayoola:
I’m telling you, on the journey of self-employment, I have realized that there are some things that are not too good to be true, but other things are too good to be true, and I think that’s one of them.
So while taxes can be a snooze fest, I think learning about ways to save and avoid penalties will always grab my attention. I love all the tax saving strategies that Krystal shared, and also the deduction red flags to look out for. I mean, for me, this episode was also a reminder about how important it is to talk to a tax professional who has extensive knowledge, and that’s even if you’re a DIY type person.
I feel more confident about filing my self-employed taxes now because of all the information we just got. But Sean, before we go, I do want to mention one development that we didn’t address with Krystal.

What is that?

Well, starting this year, there’s a new law called the Corporate Transparency Act. And what that says is that anyone with an official business designation, especially a one or two-person LLC, is going to want to be aware of.
This is an effort to stem money laundering and tax evasion in the small business category, and basically you have to file some extra paperwork with the Treasury Department called a Beneficial Ownership Information Report. If you don’t do that, you could be fined $500 and possibly get up to two years jail time, and don’t nobody want two years jail time.
Sean Pyles:
Elizabeth Ayoola:
Nobody. So definitely talk to your tax accountant and or your business attorney about that.
Sean Pyles:
Yourself included, Elizabeth. I do not want you to go to jail, so please get this done.

Elizabeth Hirschhorn, the Brentwood tenant who did not pay rent for her luxury Airbnb rental for 570 days, moved out of the unit on Friday.
The move was exactly one month after The Times chronicled Hirschhorn’s contentious tenancy, which began with a cordial stay on Airbnb and ended with her and Sascha Jovanovic, the landlord and property owner, suing each other.
“I’m a little overwhelmed, but I finally have my home back,” Jovanovic said. “I had such a peaceful weekend once she left.”

During her stay, which began in September 2021, Hirschhorn said that the lease was extended off Airbnb and that the unit was subject to the Rent Control Ordinance, so Jovanovic would have to evict her if he wanted her to leave. She also argued that she didn’t have to pay rent since Jovanovic never obtained an occupancy license for the guesthouse.
Jovanovic, who lives on the property, was at the home on Friday being interviewed for a documentary detailing the battle between him and Hirschhorn when he saw three men, who turned out to be movers, walk into the guesthouse.
He said he asked why they were there, and they didn’t clearly say why. He suspected she could be moving out but feared it also could be a home invasion, so he called the police.
The police arrived, and once all of Hirschhorn’s belongings were packed, they escorted her off the property, Jovanovic said.
Jovanovic and his attorney, Sebastian Rucci, knocked on the door to confirm she was gone and then entered the guesthouse and found it empty. Within an hour, a locksmith arrived and changed the locks.
As of now, it’s unclear whether Hirschhorn moved out permanently, or if she’s planning to return to the property.
Jovanovic and Rucci said they hadn’t heard anything from either Hirschhorn or her legal team, so they assumed she had moved out for good. On Saturday, Rucci emailed Hirschhorn’s attorney, Amanda Seward, to figure out the next steps regarding Jovanovic’s eviction lawsuit against Hirschhorn.

“My review of the case law is that once a tenant abandons the unit, the unlawful detainer is dismissed. If you wish, I can file the dismissal, or we can file a joint dismissal,” Rucci wrote.
Seward replied that they “may have jumped the gun,” according to the email exchange reviewed by The Times.
“Ms. Hirschhorn had discussed with me concern over the constant harassment and surveillance, and also the desire to get the things repaired that needed to be repaired. Subject to my discussions with Ms. Hirschhorn, please be advised that you have no authority to change the locks or to assume abandonment of the unit,” Seward wrote. “Further, you have violated the law by entering without permission and changing the locks.”
Neither Hirschhorn nor Seward immediately responded to a request for comment.
Rucci said he’s planning to drop the unlawful detainer lawsuit, assuming Hirschhorn has moved out for good. But he’ll still pursue damages in a separate lawsuit, since he claims Hirschhorn owes roughly $58,000 in unpaid rent. Hirschhorn said she owes nothing since Jovanovic never had a license to rent the unit, and her lawsuit accuses him of multiple forms of harassment and intimidation in attempts to get her to leave the place, which Jovanovic has denied.
Hirchhorn’s tenancy became a viral story in the days and weeks after The Times chronicled the saga. News vans posted up outside the home, and paparazzi followed Hirschhorn whenever she left.
“Drones were flying above my house every day. It was crazy,” Jovanovic said.
Now, he plans to address the mold damage in the unit, which was an issue during Hirschhorn’s stay that eventually soured their relationship. He also plans to get the necessary permits from the city, which was another issue; Jovanovic never obtained a license to rent the unit, and Hirschhorn argued in court that he wasn’t allowed to charge rent on a unit he didn’t have a license for.
After that, he plans to turn the space into a recreation room for his two adolescent children.
“We need to get the bad energy out and turn it back into a happy, family space,” he said.
Mortgage originators will pay more to access consumer credit reports in 2024, reigniting complaints from mortgage lenders and trade associations.
In 2024, Fair Isaac Corp. (FICO), the company that retains the rights to the market’s adopted methodology to measure consumer credit risk, will charge one price – higher than the current price – to all mortgage lenders, independent of their volumes. The change represents a departure from the tier-based pricing structure it implemented in early 2023.
FICO will also collect the same per score price for soft pulls and hard pulls next year, an initiative that started in 2023 despite significant differences in these products.
“FICO will collect approximately $10 total for all three scores out of a $50 (or more) tri-merge report and score bundle, which continues to constitute a low percentage (approximately 20% or less) of the overall cost of a tri-merge report,” a spokesperson for FICO wrote in a statement to HousingWire.
For 2023, FICO said it would collect approximately $2 to $8 for all three score tiers out of a $40 to $50 (or more) tri-merge report and score bundle and out of an average $3,800 in closing costs. Compared to 2022, mortgage lenders in 2023 saw a price increase between 10% and 400%, mortgage trade groups and other stakeholders said.
For 2024, two mortgage executives who spoke on the condition of anonymity for fear of retaliation, told HousingWire that they expect prices to increase by more than double in some cases. Ultimately, the sources added that lenders will charge more to their borrowers, who are already facing affordability challenges.
“It seems like only yesterday you could pull a single borrower tri-merge for $15 and a joint for $30,” Greg Sher, Managing Director of NFM Lending, wrote in a LinkedIn post that went viral in the mortgage industry. “Now those prices will be in the neighborhood of $50 and $100 respectively — one well-known, widely used credit reporting agency plans on charging $75/$150. For clarification purposes, every IMB uses 3rd party vendors (also known as credit reporting agencies).”
Scott Olson, executive director at the Community Home Lenders of America (CHLA), said that increasing prices in this difficult economic environment will “only make it difficult for borrowers to participate in the American dream.”
Soft and hard pulls
Another change for 2024 is related to the pricing structure of soft pulls, which are performed to provide pre-approval letters, only visible to the borrower and without impacts on credit scores. Its prices will come closer to those applied to hard pulls, which are recorded on the borrower’s credit report, visible to anyone and can trigger leads.
“Last year, we implemented a tier-based pricing structure for mortgage originations, and FICO collected the same per score wholesale price for most soft pulls as hard pulls, but some lenders qualified for a lower price in certain cases for some soft pulls,” the spokesperson for FICO told HousingWire.
Brendan McKay, president of advocacy at the mortgage broker group Association of Independent Mortgage Experts (AIME), complained FICO doubled the cost of hard pulls at the beginning of 2023.
“Now they are charging the same amount for a soft credit pull, an inherently inferior product that provides less actionable information than a hard credit pull. There has been no justification given for the increased expense.”
According to McKay, the cost burden will be passed directly onto consumers, and those from underserved communities will feel it most.
“Despite being a private institution, FICO is currently a critical component in the mortgage process. As an industry, we owe it to future homeowners to bring attention to the misuse of power,” McKay said.
Fannie Mae and Freddie Mac are moving away from the current Classic FICO credit score model, requiring lenders to use two credit scores generated by the FICO Score 10 T and the VantageScore 4.0 models, which are considered more inclusive than their predecessor.
Price to originators
A FICO representative said the company does not set the retail price for end users.
Ultimately, “Anything above these wholesale prices, charged as part of a tri-merge score and report bundle, is collected and retained by others who sell and distribute the scores,” the spokesperson said.
Credit bureaus, which work with the FICO model, may pass the FICO price increases to their clients.
TransUnion and Experian did not reply to a request for comments.
Meanwhile, a spokesperson for Equifax wrote to HousingWire that beginning in January 2024, it will have a price adjustment to “reflect cost increases from third-party providers of credit reports and credit scores.”
However, the spokesperson added, “Equifax is sensitive to the impact these third-party cost increases may have on customers, especially given current market conditions. With this in mind, Equifax is not increasing the costs related to the Equifax credit file component of the tri-merge credit report for 2024.”
The Mortgage Bankers Association (MBA) president and CEO Bob Broeksmit said that, “In light of these media reports about another round of unexplained sharp price increases, we reiterate our concerns about the lack of transparency into the factors that are driving these pricing changes.”
“Given the unique market structure and limited options for obtaining credit reports and credit scores, MBA urges policymakers to examine the drivers of these cost increases to ensure transparency and to protect consumers from paying higher costs in connection with their home mortgages,” Broeksmit said.

Property records and previous press coverage shows that Kreppel and Kolodziejzyk first listed the property back in March 2023 for $3,950,000.
The 1,786-square-foot beachfront home then had its price readjusted a couple of months later before being taken off the market.
It has now resurfaced as a $3,695,000 listing, with The Agency’s Eric Haskell and Billy Rose in charge of finding a buyer.
And if you think that’s a hefty price, know that one of the neighboring properties is on the market for a whopping $59 million (and that’s the discounted price, as the Ed Niles-designed masterpiece was previously listed for $68.8 million).
Where do Kelsey and Cody Ko live now?
Back in May 2023, the YouTube power couple upgraded to a 1950-built home nestled in the foothills above Zuma Beach in Malibu that was once owned by actress Reese Witherspoon.
Kelsey and Cody Ko paid $7.7 million for their new Malibu abode, a two-acre spread dotted with mature sycamore trees that has a heavily updated 4-bedroom house, a repurposed barn (with billiards area, a kitchen, bedroom, and a living/media room), another building housing a gym and media room, and an Airstream trailer that sleeps four.
So it’s safe to say that the content creators very much enjoy living in Malibu but they simply outgrew their Pacific Coast Highway property.

Prominent YouTube content creator Jimmy Donaldson — best known as MrBeast — took on the world of luxury real estate, and hundreds of millions of viewers tuned in to watch him tour upscale properties with some of his most famous friends (Justin Timberlake, Mark Cuban, and Miranda Cosgrove).
The YouTuber, who holds the title of the most-subscribed individual on the platform (and also has the second-most-subscribed channel overall), is famous for his viral videos centered around expensive stunts, challenges, and donations.
And he’s set quite a few records since launching his channel in 2013.
In 2017, he released his “counting to 100,000” video — which became his breakthrough viral video — and he has become increasingly popular ever since, with most of his videos gaining hundreds of millions of views.
By 2021, MrBeast was making headlines for breaking the record for the fastest non-music video to reach 100 million views, thanks to his Squid Game-themed video. That video now has over 500 million views.
He’s also known for his charitable endeavors, and for the fact that the more popular he gets, the more money he gives away.
While many have claimed that his monetary giveaways could be the primary reason why he accrues millions upon millions of video views, one of his most recent viral hits debunks this theory.

On October 14, MrBeast released a new video titled $1 vs $100,000,000 House!, where the YouTuber — alongside his crew and several famous pals — tour homes of different price points, from a $1 shack to a $100 million mansion in Los Angeles (that’s actually worth $139 million).
The video garnered more than 100 million views in its first 10 days and shattered the previous record for the most views within 24 hours — a record that MrBeast himself had set with his “7 Days Stranded at Sea” video — proving to naysayers that giving money away is not the reason behind Donaldson’s success.
Now, since the content crossed the threshold into our turf — the world of luxury real estate — we wanted to provide some background info on the properties featured in MrBeast’s video — including specs, updated prices, photos and more.
And we also got some behind-the-scenes tidbits that the listing agents shared with us, including how long ago the property tours took place, and what type of response they saw after the video launched.
All the luxury homes featured in MrBeast’s “$1 vs $100,000,000 House!” video
While there’s not much to say about the $1 shack that kicked off the video (that one might even be best summarized as “what you see is what you get”), there’s lots to learn about the other striking homes that made the cut. We’ll also skip the $1 million house, as that price point doesn’t necessarily fall into luxury territory in many of the real estate markets we cover.
We talked to some of the agents in charge of the listings featured in the viral video, and they shared their excitement about being part of the project.
“It was a cool experience to be affiliated with Mr. Beast,” says Rachael Williams with Revel Real Estate, who holds the listing for the $15 million property featured in the video. “Apparently this video broke the world record for most views in 24 hours. So essentially being a part of history is pretty awesome! 😎“
Wondering whether it was MrBeast’s team that sourced the houses? We were thinking the same, and it turns out that “Mr. Beast’s team reached out to us to be featured,” Ben Bacal, Founder and real estate agent at Revel Real Estate tells us. “We were told our property might, or might not make the final cut, but it did! And we’re so happy that they included it. “
The agents also told us that filming — at least for some of the properties — took place back in August, despite the final cut being released in October.
Naturally, that also means that some of the prices have changed in the meantime.
The $45 million house was most recently listed for $29.888 million, while the art-filled Malibu home dropped its asking from $69 million to $59 million. And the $100 million house is actually far more expensive in real life. So let’s take them one at a time.
The $100 million house, LA FIN
The focal point of the video, the striking $100 million house MrBeast tours alongside celebrity guest Justin Timberlake is actually a $139 million mega-mansion in Bel Air, California.
Newly built in 2021, the spec mansion is dubbed LA FIN, and is touted as “the pinnacle of homes designed for entertaining at a scale comparable to the best hotels in the world.” And for good reason.
Featuring an impressive total of 12 bedrooms, 17 bathrooms, and a guest penthouse, the luxury abode has an entire array of amenities that you’d be hard-pressed to find anywhere else, including a 6,000-square-foot nightclub, a unique 6-car elevator that displays the car collection above the nightclub, and an ice-cold vodka-tasting room furnished with fur coats.
Other notable features include a cigar lounge, a cutting-edge gym equipped with Peloton equipment and a rock-climbing wall
The primary bedroom suite of the luxury Bel Air mansion is nestled in its private wing.
Cloaked in Italian oak, the bedroom’s centerpiece is a striking fireplace crafted from Portuguese marble, and has an adjoining bathroom reminiscent of a world-class spa with Calacatta gold marble, a sweeping 100-square-foot shower, and a bathtub sculpted from a singular marble block.

Price & property history: The $139 million mansion was first listed in February 2022, with Jon Grauman and Adam Rosenfeld (The Agency). And while it has retained its asking price, representation for the property has since changed, with Shawn Elliot or NestSeekers International.
The art-filled $69 million house
Joined by iCarly actress Miranda Cosgrove, MrBeast tours the second most expensive home, a Malibu architectural gem that bears the signature of lauded architect Ed Niles.
The art-filled glass-and-steel house — which we’ve covered in depth here following its recent price adjustment, that brought it from $69 million down to $59.5 million — is propped up on a hill just 75 feet away from water and pairs its excellent oceanfront location with a distinct architecture that makes it one of Malibu’s most impressive real estate offerings.
The avant-garde abode is defined by sharp geometric angles, varied shapes, and out-of-the-box materials like glass, steel, and concrete, all thoughtfully executed and flowing beautifully together.
Featuring 4 bedrooms and 6 bathrooms with a detached one-bed, one-bath guesthouse on 8,206 square feet, the glass-and-steel house incorporates many Feng Shui principles.
Price & property history: Originally listed in March 2023 with an ambitious $68.8 million price tag, the Ed Niles-designed home recently had its price re-adjusted to $59.5 million.

The $45 million Brentwood house
Our favorite property on this list — though we might be a bit biased, as we’ve written extensively about this mansion before — is a newly built spec mansion in Los Angeles’ family-friendly Brentwood neighborhood.
Toured alongside billionaire Mark Cuban (who lives in an equally impressive luxury mansion), the spectacular property known as Allure is a 14,000-square-foot mansion that’s been carved into the mountainside — an arduous process that included the removal of approximately 680 truckloads of dirt to create over an acre of flat land.
First listed for $45 million (price later dropped to $29.888 million) ‘Allure’ is inspired by “The Greats” across various domains — including elite athletes, top Hollywood stars, influential C-suite executives, and international business tycoons.
And its long (and creative) list of amenities reflects that.
The 7-bedroom, 8-bath home has a movie theater with a Rolls Royce starlight ceiling, two striking living moss walls, a dedicated regulation-sized pickleball court, an NBA-sized half-court sporting a Michael Jordan design, a putting green, and a sanctuary spa with a fitness center and sauna.
The upscale Brentwood mansion was developed by Ramtin “Ray” Nosrati of Huntington Estates Properties, the mastermind behind some of LA’s most affluent homes.
Price & property history: The 14,000-square-foot house was first listed for $45 million. With a revised price of $29.888 million, Allure is listed with Sally Forster Jones and Nicole Plaxen of Sally Forster Jones Group at Compass, Santiago Arana at The Agency, Shauna Walters at Beverly Hills Estates, and Josh and Matt Altman of The Altman Brothers at Douglas Elliman.

The $30 million mansion with an indoor water park
While most of the houses in MrBeast’s videos are located in California, the $30 million mansion takes us on a trip to Leverett, Massachusetts, to visit a highly unique property likened to “a candy store for adults.”
Known as the Juggler Meadow Estate, the $30 million Massachusetts property is the former home of late Yankee Candle founder Michael Kittredge II and is a local celebrity in its own right (which comes as little surprise after watching the video tour).
With an impressive 120,000 square feet of interior space — split between 8 structures — the compound features a 25,000-square-foot main residence, a 55,000-square-foot spa, an indoor water park, three tennis courts, a three-lane bowling alley, two grotto-like wine cellars, and a 10-seat movie theater, among many other amenities.
Price & property history: The former Yankee Candle founder’s house was listed in the second half of 2022 for $23 million. Popular listing websites like Zillow and Realtor.com still show the same $23 million asking price, while the official listing on the brokerage’s website (the house is repped by Johnny Hatem Jr with The Sarkis Team at Douglas Elliman) says the price is only available upon request.
The $15 million house
While the other luxury houses MrBeast visited strayed a bit from the price point shown in the video, the next property on our list is a true-to-story $15 million home in the Hollywood Hills — with a killer location and spectacular design.
Perched atop the famous Bird Streets (widely known as some of LA’s most desirable streets, (attracting celebrities like Leo DiCaprio, Tobey Maguire, or Jodie Foster), the 7,217-square-foot contemporary, Ameen Ayoub-designed residence was completed in 2021.
Packed with world-class amenities — including a chef’s kitchen with Miele appliances, an aquarium bar that looks into the infinite pool, a custom-built honeycomb quartz wine cellar, a decoupled home theatre, a subterranean garage, and a state-of-the-art fitness center with a sauna and steam shower — the 3-bed, 5-bath home is pure luxury.
It also has a jaw-dropping primary suite with a fireplace and private terrace, dual bathrooms, and a designer closet.
Price & property history: Listed for $14,900,000 with by Ben Bacal and Rachel Williams of Revel Real Estate, the $15 million was listed in mid-2023, and hasn’t had any price adjustments since.

For a period of a little over three years from June 2020—after covid had just broken out—to June 2023, core inflation was higher than 5%. Over the last three months, it has been lower than 5%. In September, core inflation was at 4.6%, the lowest it has been since March 2020, when it was at 3.8%. Core inflation is the inflation among the items that remain, after leaving out food, fuel and light items in the consumer price index. They form 54.1% of the overall index.
A possible explanation for the fall lies in the fact that the Reserve Bank of India (RBI) started raising the repo rate—the rate at which it lends to banks—in May 2022. Between then and now, the repo rate has gone up from 4% to 6.5%. This rise, among other things, has pushed up interest rates across the financial system.
The hope is that as interest rates go up, people and businesses cut down on their consumption, slowing down the growth in demand and the growth in wages, leading to lower inflation.
But this doesn’t happen overnight. The transmission of monetary policy of a central bank—in the form of higher interest rates slowing down consumption growth and discouraging corporates to borrow and expand—and that in turn helping control inflation, takes time. This time gap is referred to as the lag. Now, how long is the lag in the Indian case? Viral V. Acharya, while he was a deputy governor of RBI, had said in a November 2017 speech: “Monetary policy actions are felt… with a lag of 3-4 quarters on inflation.”
When RBI started raising the repo rate in May 2022, core inflation had stood at 6.2%. It continued to be above 6% until February 2023, except in July 2022 when it was at 5.95%. Since March 2023, it has been lower than 6%. Clearly, as Acharya had said, it has taken the monetary policy nearly three to four quarters to have an effect.
But one area where the higher interest rates haven’t seemed to have had an impact is in the disbursal of housing loans. From January to May 2022, before and around the time RBI started raising the repo rate, the growth in the outstanding housing loans of banks—which give out a bulk of these loans—had stood at around 13%. Post-May 2022, it has stood largely in the range of 14-16%. The increase in the months of July and August has been 37.4% and 37.7%, respectively. But this has been because of the merger of HDFC—which was a housing loan lender—with HDFC Bank. The data published by RBI on the lending done by banks by economic activity doesn’t adjust for this merger, forcing us to use June numbers.
The housing loan interest rates before May 2022 had stood at 6.5-7%. Now they are at around 8.4% to 10%, with housing loan equated monthly instalments (EMIs) having jumped 20%. But this hasn’t slowed down their disbursal. Why? The answer lies in looking at the breakdown of housing loans between priority sector loans and the non-priority loans. Priority sector housing loans are defined as: “Loans to individuals up to ₹35 lakh in metropolitan centres (with a population of 10 lakh and above) and up to ₹25 lakh in other centres… provided the overall cost of the dwelling unit in the metropolitan centre and at other centres does not exceed ₹45 lakh and ₹30 lakh, respectively.” The remaining loans are non-priority loans.
In the months leading up to May 2022, priority sector housing loans formed around 35-36% of the overall outstanding housing loans of banks. By June 2023, they had fallen to 31.5%, implying that banks are giving out more non-priority housing loans. Of course, these loans are largely taken on by the well-to-do, who do not get impacted much by the rise in EMIs.
In fact, the outstanding priority sector housing loans of banks from January to June have been just 1-2% higher than during the same months in 2022. When it comes to non-priority housing loans of banks, they have been around 22% higher from January to June in comparison to the same months in 2022.
Further, the percentages don’t explain this inequality well enough. The outstanding priority sector housing loans from June 2022 to June 2023 went up by ₹137.76 billion. In comparison, the non-priority sector housing loans went up by ₹2.47 trillion, nearly 17 times more. To be fair, this anomaly existed even before the Reserve Bank started raising rates, but it has only got worse, primarily because real estate in the formal sector continues to remain very expensive and the fact that prices of high-end real estate have rallied in the last 12-18 months.
Of course, actions of central banks have consequences. Things don’t always work in just one direction. The trouble is that the other direction rarely gets talked about. When RBI and almost every other central bank pushed rates down post-covid, it led to massive bubbles in stocks and cryptos and higher inflation. But there was very little talk about these bubbles in the communications of central banks. Now, as RBI has raised rates, the not-so-well-to-do have been pushed out even further from the housing markets, and there is very little talk about this K-shaped impact. Like the part does not always reflect the whole, the whole also rarely reflects all the parts.
