Though the Halepuna Waikiki by Halekulani hotel sits in the heart of tourist-packed Waikiki on the island of Oahu, it’s quiet and relaxed. The 284-room boutique hotel offers a refreshing alternative to the sprawling resorts that dominate the area.
But the real standout about this boutique oasis? No resort fees.
I visited Halepuna Waikiki for two nights, as part of a longer trip to Oahu. The resort initially caught my attention for its lack of resort fees. I grew even more interested when I learned about how much it included. Notably, it offered complimentary access to multiple museums that I had long been yearning to visit given my family’s Hawaiian heritage.
Though nightly rates typically run over $300 a night (slightly higher than Oahu’s average nightly hotel room rate of $272, based on May 2024 data from the Hawai‘i Tourism Authority), the free museum access alone went a long way in justifying it. Without that complimentary access, my travel companion and I otherwise would have spent more than $150 combined on museum tickets.
That made the decision easy — and it didn’t hurt that the hotel was quite fancy, too.
About the Halepuna Waikiki
Halepuna Waikiki by Halekulani is the sister property of Halekulani, On the Beach at Waikiki —one of the oldest (and most famous) Waikiki beach hotels. As for the Halepuna Waikiki, this property is relatively new. It opened in October 2019, but closed for more than a year during the COVID-19 pandemic.
The hotel reopened in April 2021 with several awards and titles to its name. That includes a AAA Four Diamond Award, which is a prestigious award recognizing hotels for their upscale style, amenities and service.
Features include a rooftop infinity pool with ocean views, plus a sleek lobby designed with custom light fixtures, vaulted ceilings and floor-to-ceiling windows that offer up a light and airy aesthetic.
The Halepuna Waikiki location
The Halepuna Waikiki offers the best of both worlds in that it has ocean views without sitting directly on the beach. That means you can still get a great view without the exorbitant beachfront price tag.
The hotel sits just one block from the beach on one side, and one block from Kalakaua Avenue — Honolulu’s main shopping street — on the other side. Since the hotel sits tucked away on a side street, it tends to be a little quieter than most other Waikiki hotels, and it usually won’t have as many non-hotel guests wandering through the lobby.
Halepuna parking is available, but it’s not cheap. Whether you opt for valet or self-parking, you’ll pay $50 per day. Given the hefty parking fee coupled with the hotel’s prime, walkable location, you might not actually want a rental car in Honolulu anyway.
To get there from the airport, it’s usually best to take a taxi or rideshare. Ubers generally cost about $30 to $40 between Honolulu’s Daniel K. Inouye International Airport and the hotel.
Halepuna Waikiki rooms
Halepuna Waikiki by Halekulani has 284 guest rooms and four suites. The best views are from the oceanview rooms on higher floors (floors 19 through 23), as they’re not obstructed by the buildings in front.
These Deluxe Ocean View rooms tend to cost about 15% more than the Ocean View rooms with obstructed views and about 30% more than the standard Waikiki view rooms.
The rooms have modern amenities, like a bedside and dress charging station with ports for USB and HDMI, plus a Bluetooth connection. Shades are remote controlled, and bathrooms have nice features like a lighted vanity and magnifying mirror.
The rooms also have some nods to the local culture. For example, each room has a unique photo taken by a local photographer, and the bath amenities use locally-sourced Hawaiian oils and extracts.
All rooms also have a refrigerator and coffee maker. The complimentary refillable water bottles make for a great souvenir.
Key amenities at the Halepuna Waikiki
The rooftop infinity pool on the hotel’s eighth floor is remarkable.
The area also has a hot tub, plenty of lounge chairs and cabanas available for rent. Conveniently, complimentary sunscreen is available for hotel guests.
A rooftop garden and grass turf space adjacent to the pool is a nice place to sunbathe outside of the pool deck.
The eighth floor also offers a gym, which offers fairly standard equipment like cardio machines and dumbbells.
One unique feature caters to the workcation crowd — the business center and hospitality suite. This room offers work desks where hotel guests can post up with no reservations required. If you do need to reserve a private space, there’s also a separate, bookable meeting room that accommodates up to 24 people.
One underrated amenity is a coin-operated laundromat, which is also located on the eighth floor.
In addition to the on-property amenities, the Halepuna offers some free events and tickets. For example, guests can participate in complimentary, daily surf demonstrations held on the beach in front of Halekulani.
Halepuna guests also receive complimentary admission at the biggest museums in the state, including the Bishop Museum and Honolulu Museum of Art. Given that general adult admission costs $34 to the Bishop Museum and $25 to the Honolulu Museum of Art, that alone could go a long way in justifying the hotel room rate.
Halepuna Waikiki restaurants
The Halepuna has two restaurants:
Halekulani Bakery: This morning spot serves coffee and pastries, and it’s most famous for its Halekulani Coconut Cake.
Umi By Vikram Garg: This seafood-centric restaurant open for breakfast and dinner is located in the hotel lobby. Each dish uses high-end and unique ingredients, such as fried rice made with seafood, bacon and koshihikari rice. Even the pancakes are elevated; the “Mai Tai Pancake” is served with caramelized pineapple and a rum-coconut essence.
Halekulani restaurants
Dining options are slim at Halepuna, but that’s where Halekulani, its sister property across the street, shines. The hotel has about a half-dozen different places to eat, and Halepuna guests can charge purchases made at Halekulani back to their room.
La Mer: The award-winning La Mer serves French cuisine with ‘flavors of Hawaii.’
Orchids: Though it’s open all day, Orchids is a great spot for Waikiki brunch in particular, as well as Waikiki afternoon tea given its ocean views and diverse menu that embraces both Asian and American cuisine.
House Without A Key: Then there’s one of the most famous restaurants in Waikiki: House Without A Key. Though it’s not fancy, it’s still an elevated spot for lunch, dinner or drinks. Don’t plan on rushing through a meal here, as the draw is enjoying the Hawaiian music and hula performances held in front of the restaurant’s century-old kiawe tree.
It’s all outdoor seating, though there’s an expansive, covered area offering an open-air, indoor-like place to eat.
The food is just as good as the vibes. There’s all sorts of burgers, fish and flatbreads. The highlight, though, is found on the sunset cocktail menu: kabayaki fries. With this dish, fries are doused in the famous Japanese sauce, and then topped with furikake, garlic, onions and kewpie mayonnaise. Don’t miss it.

According to the architecture firm, the owners of the Los Altos Hills house fell in love with its quirky architecture and only had a modest remodel in mind for their newly purchased home.
However, after moving in, the need for a more comprehensive renovation soon became apparent. Apart from some dated living spaces, the house also featured low eaves that obstructed access to views.
They hired an award-winning design practice to breathe new life into the 1960s-built home
They commissioned Feldman Architecture — an award-winning design practice recognized for creating warm, light-filled spaces that are site-sensitive and carefully crafted — to upgrade the home, now aptly named the Round House.
An extensive remodel transformed the circular house
Built in the 1960s, the circular home’s original structure — referred to as the “doughnut house” — had an open-air courtyard in the center.
It “was really interesting and very awkward at the same time,” said Steven Stept, Project Principal. The public living areas faced the private wooded hillside, while bedrooms opened onto sprawling, exposed views of Silicon Valley.
The Round House’s central courtyard was turned into a kitchen with a skylight
The original central courtyard, once open to the sky, was turned into the kitchen — fitting for the home’s residents, an aspiring baker and a family of food enthusiasts.
The award-winning kitchen now features a large circular skylight that streams daylight into the space, creating a makeshift sundial that illuminates different sections of custom, curved casework throughout the day.
Contemporary living spaces and an open floorplan define the interiors
From the main entrance of the 5,103-square-foot home, visitors can effortlessly progress through the open-plan living room, kitchen, and spacious deck, which now feature a clean, decidedly contemporary design that makes each space more inviting and polished than the last.

A concentric hallway traces the kitchen, leading to discreet pie-shaped rooms carefully arranged to separate private spaces from common areas.

Due to the challenges posed by the house’s unusual circular form, the project team had to look for creative solutions at every step of the way.
Since most conventional solutions favor straight geometry, thinking out of the box was central to the renovation project, with the team constantly adapting to the constraints of the unique project.

Public records show that the home last sold for $1,400,000 almost two decades ago, in 2005.
A peaceful retreat that transcends time
Located at 863 County Road 25 in Tannersville, New York, the 31-acre property is anchored by an 8,500-square-foot home with 6 bedrooms and 5 baths.

While lower mortgage rates have reinvigorated hope for the stalling housing market, 2025 might not wind up much better than 2024.
Sure, lower interest rates boost affordability, but there are other components to a home purchase that remain cost-prohibitive.
Whether it’s simply an asking price that’s out of reach, or rising insurance premiums and lofty property taxes. Or other monthly bills that eat away at the housing budget.
This explains why mortgage origination forecasts for purchase lending continue to be pretty dismal.
However, the emerging trend of rising mortgage refinance volume should get stronger into 2025.
2024 Purchase Volume Has Been Revised Down
A new report from iEmergent revealed that 2024 purchase mortgage originations are projected to fall in terms of loan count when compared to 2023.
In other words, despite lower mortgage rates, the number of home purchase loans is now expected to fall below 2023 levels.
However, thanks to an increase in average loan size, the company believes purchase loan volume will still see a modest increase of 3.5% year-over-year.
To blame is still-high mortgage rates, which peaked about a year ago and have since fallen nearly two percentage points.
But home prices remain elevated, and when combined with a 6% mortgage rate and steep insurance premiums and rising property taxes, the math often doesn’t pencil.
Adding to affordability woes is the continued lack of existing home supply. There simply aren’t enough homes for sale, which has kept prices high in spite of reduced demand.
Refis Expected to Jump Nearly 50% from 2023 Lows
On the other side of the coin, mortgage refinances are finally showing strength thanks to that pronounced decline in mortgage rates.
They bottomed in late 2024 when the 30-year fixed hit the 8% mark, with only a handful of cash out refinances making sense for those in need of payment relief (on other debt).
But since then rate and term refinances have picked up tremendously as recent vintages of mortgages have fallen “into the money” for monthly payment savings.
As noted a week ago, rate and term refis surged 300% in August from a year earlier and the refinance share of total loan production rose to 26%, the highest figure since early 2022.
Chances are it will continue to grow into 2025 as mortgage rates are expected to ease further this year and next.
iEmergent said they “expect rates to finally start declining in the months ahead,” on top of the near-2% decline we’ve already seen.
While many have argued that the rate cuts are mostly baked into mortgage rates already, which explained mortgage rates rising after the Fed cut, there’s still a lot of economic uncertainty ahead.
The 50-basis point came as a surprise to many and another one could be on deck for November, currently holding a 60% probability per CME FedWatch.
If it turns out the Fed has gotten behind the eight ball, 10-year bond yields (which track mortgage rates) could drop more than is already penciled in.
At the same time, there’s still room for mortgage spreads to compress as the market normalizes and adjusts to the new lower rates (and higher loan volumes ahead).
2025 Refinance Volume Slated to Rise Another 38%
Looking forward to 2025, the refinance picture is expected to get even brighter, with such loans rising a further 38% (in dollar amount) from 2024.
This will likely continue to be driven by rate and term refis as interest rates continue to improve and the millions who took out loans since 2022 take advantage of cheaper rates.
But it could also come in the form of cash out refinances, which will become more attractive as well.
Even if an existing homeowner has a rate of say 4%, something in the high-5s or low 6% range could work if they need cash.
This could be a reflection of increasing debts in other departments, as pandemic-era savings run dry.
Ultimately, homeowners have barely touched their equity this housing cycle, so there’s an expectation that it’ll happen at some point, especially with home equity at record highs.
You might also see this in the form of second mortgage lending, with HELOC rates expected to fall another 2% as the prime rate is lowered by that same amount over the next 12 months.
Meanwhile, iEmergent is forecasting a paltry 6.5% increase in purchase volume in 2025, pushing overall dollar volume growth to just 13.3%
As for why purchase lending is projected to be relatively flat next year, it’s a wider economy story.
If economic growth continues to decelerate and a recession takes place, a weaker labor market with higher unemployment could dampen home buyer demand.
So even if mortgage rates decline more as a result, you’ve got fewer willing and able buyers, despite lower monthly payments.
This explains the phenomenon of how home prices and mortgage rates can fall in tandem.
They might not, but it at least debunks the idea of there being an inverse relationship between the two.
Long story short, 2025 should be better for mortgage originators thanks to refis, but don’t get your hopes up on purchase lending seeing a big jump thanks to lower rates.

There’s nothing that makes my morning coffee taste better than sitting down and penning an article on a midcentury modern gem designed by one of the style’s most masterful architects.
Richard Neutra, the Austrian-American architect, spent most of his career in Southern California, designing masterpieces like the Kaufmann House, the Lovell House, and the Singleton House, to name just a few of his most notable works.
He’s also known as one of the architects who built Palm Springs, and turned it into a beacon of midcentury modernism, alongside other notable names like Albert Frey, Hugh Kaptur, John Lautner, and William Cody.
In fact, Neutra’s designs are some of Palm Springs’ most recognizable architectural homes — and a select few, Kaufmann House included, recently graced the big screen in Olivia Wilde’s Don’t Worry Darling, a tribute to Palm Springs’ rich architectural past.
But today, we’re turning our eyes toward Neutra’s Los Angeles-area homes. More specifically, a gorgeous midcentury modern abode the architect built in Brentwood’s prestigious Crestwood Hills, known as the Adler House, that recently landed on the market for $2,998,000.

A piece of architectural history
Designed in 1956 for a local physicist, Dr. Fred Adler and his wife, Alicia Adler, the Adler House is one of more than 300 houses Neutra designed in California. It’s located in Crestwood Hills, the modernist enclave in Brentwood, Los Angeles that’s been likened to “a jewel box” of single-family homes designed by midcentury masters (including A. Quincy Jones, Whitney R. Smith, Richard Neutra, and Craig Ellwood).
A quintessential midcentury modern design, the house was immortalized in the annals of modernist architecture by lauded photographer Julius Shulman.
Now a $2,998,000 listing
The property was listed in late August with F. Ron Smith and David Berg of Smith & Berg Partners at Compass for $2,998,000. But the agents may have already secured a buyer for the architecturally significant abode, as the listing is marked as “Active, Under Contract” on the brokerage’s website.
