Refinancing activity rebounded for the week ending February 2 after declining the previous week, as mortgage rates stabilize in the under-7 percent level, contributing to a rise in home loans application, the Mortgage Bankers Association (MBA) said on Wednesday.
The Refinance Index jumped 12 percent from the week before February and also rose by a percent compared to one year ago, according to MBA. Meanwhile, mortgage applications jumped by nearly 4 percent in the same time span.
The average cost of a 30-year fixed rate mortgage for a loan of $766,550 ticked up slightly to 6.80 percent compared to 6.78 the previous week.
“Mortgage rates have stayed close to where they started the year, despite swings in Treasury yields because of slowing inflation offset by stronger than expected readings on the job market,” Joel Kan, MBA’s deputy chief economist, said in a statement shared with Newsweek. “Rates at these levels have not prompted much of a reaction in the refinance market, as most homeowners have mortgages with much lower rates.”
Mortgage rates peaked at about 8 percent in the fall of 2023, making the cost of a home loan the highest it had been since the turn of the century. The elevated rate environment discouraged both buyers and sellers to step into the housing market who were reluctant to incur higher monthly payments of their housing loan.
Part of the reason rates jumped so high was due to the Federal Reserve’s hiking of its funds rate to battle soaring inflation. The rise in prices is cooling giving confidence that policymakers will slash rates but a strong jobs market is creating uncertainty on how quickly those cuts will happen.
But to begin the year, there is evidence that buyers are showing interest in dipping into the housing market, according to real estate platform Redfin, as rates have fallen over the last few weeks.
Redfin’s Homebuyer Demand Index, which tracks requests for tours, went up 6 percent for the week ending January 28, the platform said. Real estate agents say, however, that that increase in interest has yet to translate to a substantial jump in sales.
MBA experts are seeing a similar bubbling up of buyer interest.
“Purchase activity has been strong to start 2024 compared to the final quarter of 2023. However, activity is still weaker than a year ago because of low housing supply,” MBA’s Kan said.
Supply of homes is a huge challenge for the housing market. Housing economists have told Newsweek in the past that the market is 4 million homes short of demand, contributing to a jump in prices.
Some economists suggest that as mortgage rates fall, the used homes market may pick-up as sellers would begin to come out of the sidelines and finally put their homes in the market.
“Once they start moving, and I suspect we’ll see more and more of those folks moving in the coming year, they’ll have to become somewhat aggressive on pricing, they’re going to have to lower their price,” Mark Zandi, chief economist at Moody’s Analytics, told Newsweek last week.

Home mortgage rates have soared during the economic recovery from the pandemic, but the swelling ranks of homeowners facing steep interest payments this year may find some relief based on how they file their tax returns.
Thanks to the mortgage interest deduction, filers who choose to itemize their tax returns rather than take the standard deduction can deduct the entirety of their home interest payments in addition to taking other write-offs.
Some tax experts say that’s likely to be a more attractive option to more tax filers this season.
Atiya Brown, a certified public accountant and owner of The Savvy Accountant, said mortgage holders with with higher interest rate payments are more likely to get the most favorable returns by itemizing them, rather than taking the standard deduction, a comparison that she shows her clients.
“I definitely think that a lot more people are going to see the difference,” Brown said.
She added that she expects more filers will seek professional help this season. Choosing to itemize mortgage interest means having to itemize other sections of the tax returns as well, Brown said, which can add enough complexity to require an accountant.
The standard deduction is a specific dollar amount set each year by the IRS that filers can use to reduce their tax burden. It’s designed to save filers the time and resources often necessary to itemize deductions.
For the 2023 tax year, the standard deduction is $13,850 for single filers and $27,700 for married taxpayers filing jointly. But many homeowners could find the mortgage interest deduction a better option.
A single filer paying a 4% rate on a $500,000 home loan — equating to monthly interest payments of about $1,667, or $20,000 a year — could thus end up seeing substantial savings.
And many households are paying higher rates.
While mortgage rates have been falling since reaching a post-pandemic high of 7.8% last fall, the 30-year mortgage rate is currently still hovering above 6%.
Until the Tax Cuts and Jobs Act, passed by Republicans in 2017, the mortgage interest deduction could be applied to the first $1 million of the loan for a single flier and $500,000 for married couples filing separately.
Today, it only applies to the first $750,000 of a typical mortgage loan for single filers, or $375,000 for married couples filing separately. The change was meant to allow more people to take the standard deduction, which the TCJA also increased.
But the relevant portion of the law expires in 2025 and would cause the limit to go back up to $1 million — and there is no sign yet that Congress will keep the current limit, according to the Bipartisan Policy Center.
Kenneth Chavis IV, a senior wealth adviser at Versant Capital Management, said that while many new homeowners may not be used to itemizing their deductions, they are now more likely than ever to reap tax benefits from doing so, assuming many are among those living with higher mortgage interest payments.
“Interest rates have skyrocketed — but more people will be eligible for (more) mortgage interest deduction,” especially newer homebuyers, Chavis said.
Principal payments and down payments cannot be deducted on your taxes. Nor can closing costs, appraisal fees or insurance.
Mortgages on rental properties also cannot be deducted if they are not the filer’s primary residence.
And only the portion of a home used for living can be counted toward the deduction. In other words, you cannot double-dip if you plan to take any home office tax write-offs.
However, both late payment and pre-payment penalties are in many cases deductible.

Sarah Barker from Vanrenen GW Designs thinks about functionality as well as aesthetics when selecting the right lighting for a bedroom. ‘Lighting needs to be low and atmospheric but it is important to be able to read. I am not so keen on overhead lights in bedrooms so we often use small wall lights next to the bed for additional attractive light.’

Farrow & Ball, Joa Studholme says, ‘we have moved towards the warmer tones of nature, like deep reddish browns and terracotta, which are strong and subdued but achingly fashionable. Incredibly chic by day and cozy by night, they bring a grounded but luxurious atmosphere in a bedroom that is thought-provoking as well as soothing, particularly when paired with other hues found in the natural world.
‘We crave warm tones that will enrich our homes and create cozy sanctuaries away from the outside world. Luxurious colors like red can be added to the most neutral of palettes by using them in the rooms we use at the end of the day, when we most want to relax and be comforted.’
Natasha Bradley, Lick Home’s director of interior design and color psychologist also says, ‘we have seen a huge trend in colors that make your bedroom a calm and comforting space that you can come to after the working day. As more people look to finding a balance between work and home life. These restful colors include both blue and green, and will work with a larger palette of colors influenced by the beauty of the natural world.’

According to designer Tiffany Duggan, gray has very much been and gone, ‘we love color and a fully gray palette has never really been our thing. We do love neutrals too but err towards warmer colors such as soft buttery whites, bones and plaster hued nudes. I think gray based greens and blues are lovely and a perfect foil to brighter more impactful patterns and colors but the cool, commercial grays of the last decade do seem to be fading in popularity.’
On the other hand, ‘decorating with gray will always be in style because there are so many easy gray tones to work with,’ says Natasha Bradley from Lick. ‘They allow you a base shade that you can then bring other shades such as greens and blues in too.
Choosing the right grays for your home is really important as you can end up falling into a trap where the gray hue you have chosen ends up making your home feel dull and lifeless. When in reality the right shade of gray can make a space feel warm and sophisticated. Choosing a gray hue with a warm undertone of soft green can bring character and color into your home.’
