For most of 2023, the housing market was stuck in neutral. Rising mortgage rates weighed on both supply and demand, causing home sales to plummet.
And for a while, it seemed like mortgage rates could climb indefinitely. But mortgage rates started to reverse course in November, and suddenly, the outlook for the 2024 housing market was striking a more positive tone.
While lower mortgage rates won’t entirely crack the ceiling of what’s still a historically unaffordable housing market, 2024 is expected to be more balanced, with the potential for higher inventory and slightly lower home prices, according to Fran Lisner, real estate agent with Daniel Gale Sotheby’s. “The best news is for buyers who will see more options to choose from, increased negotiating power and reduced time pressure,” Lisner said.
As we kick off the year, prospective homebuyers are wondering what’s in store for them. We talked to several experts about their housing market predictions and top tips for today’s homebuyers. Here’s what they had to say.

10 expert tips for buying a home in 2024
While experts are cautiously optimistic about the direction of the housing market in 2024, buying a home (especially if it’s your first time) is rarely a pain-free process. From tracking market conditions to the actual process of getting a mortgage, there are a lot of moving parts.
1. Follow what housing market experts are saying
Housing market trends are dynamic and, oftentimes, hard to understand, especially when it comes to all the factors that affect mortgage rates (the list is longer than you think).
That’s why housing market experts and economists are constantly tracking economic data to better understand where things are headed. Keeping an eye on what those experts are saying, whether by reading newsletters or listening to podcasts, can help you become a more informed buyer without getting too deep into the macroeconomic weeds.
Here are some of the podcasts I listen to that help me stay in the loop.
2. Monitor mortgage rates regularly
In 2023, mortgage rates kept climbing until they passed 8% in early fall. But soon after, rates started to trend down for the first time in months. As inflation slows and the Federal Reserve initiates interest rate cuts, experts predict mortgage rates will eventually reach 6% by the end of 2024.
“Rates are down over 1% since peaking in October, and with the Fed done with their rate hikes, we expect rates to keep falling for the next few months at least,” said Greg Heym, chief economist at Brown Harris Stevens.
But mortgage interest rates are volatile, making them difficult to predict. And while tracking mortgage rate movement isn’t the most exciting thing to do, there’s a reason experts recommend it: It can save you a lot of money and free up some room in your homebuying budget.
Your interest rate doesn’t only affect your monthly mortgage payments. It also affects the total interest you’ll pay over the course of your loan. Securing a lower rate from the beginning, even if by a few tenths of a percentage point, can save you tens of thousands of dollars over time.

3. Create a homebuying budget
If you haven’t already, start budgeting for your down payment and other costs associated with a home purchase, like closing costs.
The minimum down payment required by most lenders is 3% for conventional loans. But experts often recommend making a down payment closer to 20% of the property’s asking price. That way, you can take out a smaller loan and avoid having to pay private mortgage insurance.
Many lenders will approve you for a loan larger than what you need or can comfortably afford. But that means taking on more debt. “Shift from asking, ‘How much could I borrow?’ to ‘How much should I borrow?’” said Matt Vernon, head of consumer lending at Bank of America.
When creating a budget, you want to make sure you can cover your future monthly mortgage payments as well as any other debt you have, like student loans or credit card debt. At CNET, we recommend the 28/36 rule: Allocate no more than 28% of your pre-tax monthly income toward housing-related expenses and keep your total monthly household debt below 36% of your gross income.

4. Be flexible about location
Between 2020 and 2022, home prices saw double-digit growth. In 2023, the pace of growth slowed but prices were still up around 3% on an annual basis. Forecasts from Redfin and Realtor.com show home prices easing in the second half of 2024, but not dramatically — between 1% and 1.7%.
“I don’t predict many bargains out there because you don’t go from zero inventory to an overflow of available homes on the market, which is when you would see a substantial price drop,” said Dottie Herman, vice-chair at Douglas Elliman Real Estate. That means we won’t see any major home price declines in 2024, according to Herman.
But what real estate is doing on a national level might not reflect what’s happening in your neck of the woods. Home prices and housing supply vary by city and state, so it’s always worth looking at less expensive markets. In markets where inventory is especially tight, like New York, prices are expected to increase by 3% in 2024. Meanwhile, prices in the Austin, Texas, metro area are projected to fall by around 12%.
5. Get ahead of the competition
Many prospective buyers are sitting on the sidelines as they wait for mortgage rates to fall and affordability to improve. As mortgage rates inch lower over the course of 2024, experts expect that pent-up homebuying demand will lead to increased competition.
“If 2024 becomes a turnaround year for housing, my suggestion would be to get all of your financing straightened out and in shape, and then start looking right away before the weather changes and you are joined by competition,” said Herman. “That’s when bidding wars start, so you want to be ahead of them.”
Buying sooner rather than later, if you have the option, could grant you more negotiating power while the pace of home sales is still slow, according to Afifa Saburi, capital markets analyst at Veterans United Home Loans.
6. Consider new-home construction
Limited housing inventory is directly related to the lack of home sales: Because the majority of current homeowners have mortgage rates below 5%, they haven’t been eager to list their homes and give up their bargain interest rates for today’s higher rates.
While experts are split on how much the inventory of existing homes will increase in 2024, there is a silver lining: New construction. “Single-family construction has offered relief from scarce existing inventory conditions over the last year,” said Hannah Jones, senior economic research analyst at Realtor.com.
If supply is limited in your area, consider what new-home construction is (or will be) available this year. Buying a newly constructed home comes with a few benefits. For starters, a new home will be move-in ready and likely more energy-efficient than an older home.
Brand-new homes can often be more affordable. As a way to incentivize buyers, many home builders have been offering discounts and rate-buydowns — when you (or a seller) pay money upfront to a lender in exchange for a lower interest rate. Experts say those incentives will continue into 2024.
7. Interview multiple real estate agents
The right real estate agent can make a big difference in your homebuying journey. You want someone with good communication skills, connections and experience, but the most important thing is an agent with in-depth knowledge of your market who can help you develop the right approach, said Joseph Castillo of Compass Real Estate.
An agent familiar with your area can tell you how realistic your budget is or even point you to more affordable neighboring areas. Start by contacting several local real estate agents to discuss your needs and concerns before settling on one.
8. Explore your loan options
If cost continues to be a barrier, see if you qualify for government-backed loans or down payment assistance programs.
“While increased demand is pushing up home prices, there are loan options and grant programs for those who may be able to afford monthly mortgage payments but struggle with the upfront costs,” said Vernon.
FHA loans, VA loans and USDA loans tend to offer lower credit score and down payment requirements than conventional loans. States also provide different types of housing assistance, either through grants or interest-free loans. Check with your state or local housing authority, real estate agent or lender to find out what you may qualify for.

9. Shop around for mortgage lenders
No matter what’s happening in the market, one step you should never skip is shopping around for mortgage lenders. Researching and comparing offers from multiple lenders will help you find someone aligned with your financial picture and save you a lot of money on your mortgage.
Mortgage interest rates and fees vary widely across lenders. That’s why experts recommend getting at least three loan estimate forms from different lenders to compare the cost of borrowing and potentially negotiate a lower mortgage rate or better loan terms.
10. Prepare to wait
If 2024 isn’t your year to buy a home, that’s OK. You can do plenty of things while you wait to put yourself in a better position when you’re ready to buy.
Improve your credit score. Your credit score is one of the main factors lenders consider when determining whether you qualify for a mortgage and at what interest rate. The minimum credit score for conventional loans is 620, but to qualify for the lowest rates, you’ll want to aim for closer to 740. Paying your credit cards on time (ideally, in full) and staying below your credit limit are great places to start.
Pay down debt. Lenders also take into account your debt-to-income ratio, or DTI. Paying down debt will lower your DTI, which means you’ll be able to borrow more — and at a better rate. As an added (and significant) bonus, it will also relieve a major financial burden and give you more room to save for long-term goals, like your down payment.
Save for a down payment. It can take a long time to save up enough cash for a down payment, but you can start small with weekly or monthly savings goals. Consider stowing your cash in a high-yield savings account or certificate of deposit (if you don’t plan to buy in the immediate future) to take advantage of compounding interest.
Is it worth buying a home in 2024?
Experts are optimistic that a combination of falling mortgage rates and slightly lower home prices will give homebuyers more options than last year. But a variety of other issues — like low inventory — are weighing on affordability. Ideally, the affordability crisis will ease and the housing market will stabilize, but that is unlikely to happen in just one year. Though 2024 might not seem like the best year to buy a house, the perfect time should be determined by your financial circumstances and long-term goals.
“Buyers often ask me if it’s the right time to make a purchase. It is, but only if you’re prepared,” said Castillo.
When people think of the most affordable neighborhoods in Chicago, they don’t always think being close to the lakefront is an option.
In Chicago, most of the pricier rent districts are those closer to the Loop. This means it’s entirely possible to find an apartment in Chicago that’s affordable, safe and close to plenty of nightlife and entertainment options for less than $2,000 a month.
Here are 10 of the most affordable neighborhoods in Chicago, depending on the type of amenities you like within your community.

Logan Square’s identity has changed so much within the past 10 years. Once a sleepy neighborhood with a large immigrant population, this community is now teeming with young, hip Chicagoans that don’t want to pay top dollar for a home in the nearby neighborhoods of Wicker Park and Bucktown.
Logan Square is also still home to plenty of immigrant families who’ve been living in the neighborhood for years, giving it a true neighborhood feel. Rental rates here are quickly rising, but you can still get more space for your buck and be near the picturesque Logan and Kedzie boulevards.
Logan Square is serviced by Chicago’s Blue Line, giving residents easy access to all of the city’s neighborhoods. The Chicago Transit Authority (CTA) also services the area with a variety of bus routes, making transit a breeze. However, residents rarely need to leave the neighborhood unless they want to do so, as there are plenty of nightlife options, restaurants, shops and amenities within Logan Square.

Just north of Logan Square and three stops away on the Blue Line is Irving Park. Much of this neighborhood’s charm lies in its beautiful homes and suburban-like setting.
Although it’s still distinctly urban, Irving Park has a much quieter feel than some adjacent areas. If you’re looking for pretty tree-lined streets, old houses and a community vibe, Irving Park is a good option to consider.
In addition to the area’s Blue Line and bus access, Irving Park offers direct access to Interstates 90 and 94, so those who need to drive to get to work will want to consider this convenient option. It’s also home to two Metra lines within Old Irving Park, making it even more convenient for those who want to live in the city sans car but not in the heart of the Loop.

Avondale is having a moment right now. That said, while you can expect to spend more than $2,000 on rent in some parts of Avondale, you can absolutely find less pricey apartments that still make it among the cheapest neighborhoods in Chicago.
Newer businesses, including music venue/coffee bar Sleeping Village, bowling alley Avondale Bowl and newly-opened membership-based Guild Row, have welcomed those who want entertainment options without having to deal with the crowds or parking issues.

Like many neighborhoods throughout the city, gentrification is taking hold and causing rent to increase. Humboldt Park is no exception. You’ll know you’re in this West Side neighborhood when you pass under the large Puerto Rican flag metal sculpture or notice the large Humboldt Park swan boats in the park’s lagoon.
Today, you can hear a bunch of men congregating at the corner of the park, chatting and catching up on the day’s events while a young couple walks along the sidewalk with a stroller in tow.

Pilsen is probably one of the most colorful neighborhoods in Chicago. Its bright and large wall murals can be found along the main streets but also within the neighborhood as single-family homes and apartment buildings use their walls as canvases.
Once a haven for artists seeking low rent and large loft spaces, the area has been slowly gentrifying. Renters have been attracted to its location, just a few miles from downtown, as well as lower rents than other parts of the city.
Pilsen also offers access to employment, entertainment and nightlife options throughout the South Loop, Little Italy, Chinatown and University Village (which is home to the University of Illinois at Chicago). It’s definitely one of the most affordable neighborhoods in Chicago near the Loop. Regardless of the influx of new residents, Pilsen is still home to a proud and rich Latino culture.

Those looking to live on the north side of the city don’t have a ton of budget-friendly options, but Uptown is a great option for those who want to be close to neighborhoods like Lakeview, Wrigleyville and Andersonville without wanting to shell out a ton of cash.
Uptown’s locale is its main draw, as is its access to Lake Michigan and the northern areas of Lincoln Park (we mean the park, not the neighborhood of the same name).
7. New Chinatown

Many Chicago residents might refer to New Chinatown as basically the intersection of Argyle Street and Broadway Avenue, or “Asia on Argyle,” within the northern end of the Uptown neighborhood. Part of the Uptown community, “Argyle Street,” as the locals reference it, is home to some of the best pho and other Vietnamese cuisine in the city. Within a few blocks are dozens of Southeast Asian restaurants and businesses — mostly Vietnamese offerings, along with Chinese, Cambodian, Laotian and Thai.
On Thursday nights during the summer, Argyle Street hosts its popular Argyle Night Market, where you can sample food from local restaurants while enjoying live cultural and musical performances.

The childhood home of former First Lady Michelle Obama, South Shore offers easy access to Lake Michigan, Rainbow Beach and Stony Island Arts Bank — an art gallery, media archive, gorgeous library and community center.
Another perk is that it’s within walking distance to the South Shore Cultural Center, which includes a 65-acre park with a nine-hole golf course, tennis courts, culinary center, nature center and a variety of cultural programming and classes.

If living in a really diverse neighborhood appeals to you, complete with businesses that cater to a number of ethnic groups, Albany Park might be the perfect neighborhood for you — it’s also among the cheapest neighborhoods in Chicago.
It’s not uncommon to walk along Montrose Avenue, Lawrence Avenue or Kedzie Avenue, the main streets in Albany Park, and pass restaurants selling everything from freshly-made pitas (Sanabel Bakery on Kedzie Avenue) to sweets and Middle Eastern groceries and staples (Dukan International Food Market, right off the Kedzie Brown Line stop) or serving delicious food at restaurants such as Afghan Kabob on Montrose Avenue or Noon-o-Kabab on Kedzie Avenue.

Rogers Park is another diverse neighborhood, not unlike Albany Park. According to Choose Chicago, more than 40 languages are spoken in this area. Large apartment complexes and three-flats can be found between single-family homes, and there’s a mix of established families with transient neighbors thanks to Loyola University’s campus. It’s also among the cheapest neighborhoods on Chicago’s far north side.

If you’re new to Chicago and looking for the cheapest neighborhoods, take the time to do some research and talk to those who live in the areas you’re considering. There are many ways you can do that now without knocking on doors. Social media platforms often have neighborhood group pages where you can let people know you’re considering a move to the area and would love to know what they like or don’t like about their neighborhood. You’d be surprised how honest people are when talking about their communities.

Whether you have a dumpster, some community trash collection area or indeed can put trash out at the end of a driveway, there are a number of ways for you to safely dispose of your tree after Christmas instead of watching it turn brown in your living room as the calendar changes.

1. Put the tree out with the trash
The easiest thing to do with your tree after Christmas is to take it out to the trash to be collected as recycling. Depending on your rental situation, this may mean hauling it out to the curb, taking it out to your bulk trash pickup area or having some designated tree plan.
If your apartment is in a residential neighborhood and you regularly take your trash to the curb, check with your local city or township for rules, dates and times as to when you’re allowed to put your tree out with your normal collection for recycling.
If you live in a building or complex with private or bulk pickup (like a dumpster), ask your landlord or management office what the policy is (or look for a posting on a community bulletin board or in the Facebook group) and when and where you can take your tree to be sent to its final resting place.
But if your apartment or complex doesn’t have or doesn’t allow drop off of your tree, you have a few options…
2. Take your tree to a drop-off site
Most municipalities have some sort of organized tree drop-off plan. In fact, there are more than 4,000 Christmas tree recycling programs throughout the country, most run by local waste disposal departments. Drop off your tree, drive away and don’t look back — unless you want to see your memories given the “Fargo” treatment. It couldn’t be more simple.
The idea of hauling your slowly-decaying tree in your personal vehicle to a drop-off site may not sound like fun, but doing it right will minimize the damage and mess. If you can find a bag or box big enough to hold the remains (even if you have to cut it into a few pieces), you will keep pine needles and sap from getting all over and in your car. Then, do the reverse of how you got it home in the first place. Strap it to the roof or toss it in the back. And if none of this is feasible, find a friend that owns a pickup.
3. Chip your tree into nothingness
Instead of abandoning your tree at a recycle dump like an unwanted child, turn your tree into wonderful mulch. If your apartment has a garden or flowerbed or a landscaped lawn, you can toss O’ Tannenbaum into a woodchipper and let your tree live on.
Mulch and chips are great around bushes and small trees where they can help keep moisture in the soil and stave off direct sunlight. And as the chips decompose, the wood releases nutrients into the ground.
Don’t have a giant woodchipper lying around your apartment? No problem. Many cities and non-profit organizations offer chipping events where you can have your tree turned into mulch and either take it home or donate it to the local parks and rec department to be used in city parks.
New York’s two-day “Mulchfest” is held annually around the city and recycles more than 26,000 trees a year. And in Atlanta, the “Bring One for the Chipper” program is more than 25 years old and shreds more than 100,000 trees annually.
4. Dump your tree into a lake (nicely)
An alternative to schlepping your tree to a recycler or drop off is to dump it in a lake. Believe it or not, you can actually toss your (chemical-free) tree, trunk and branches separately into a pond or lake and the wood will provide shelter for overwintering fish. Discard your tree and help the environment.
Well, not just any lake and not just however you want. First, find a nearby lake or pond and then, contact the municipality where it’s located to make sure you’re following all local ordinances.
5. Dump your tree into your fish tank
On a much smaller scale, you can also snap off some of the smaller branches and twigs and arrange them in your home or office fish tank to give your fish a new and natural place to hide and chill out. Just be sure the wood is completely clean and dirt free before tanking it.
6. Reuse just the needles
If you don’t have an outdoor space (or fish), you can just upcycle the needles. Before you take your tree to a drop off site, shake a bunch of the needles off into a bag and spread them over the soil in your outdoor spaces or in a flowerbox or planter. The needles break down like mulch and work on balancing out the pH levels in alkaline soil.
7. Use your tree to smell fresh year ’round
The needles can also keep your house smelling sweet all year, as well. Only if your tree’s needles are still green and fresh-looking (give them a sniff), strip a bunch of them off and toss them into small paper bags. Stick the bag anywhere you want to smell piney fresh like a closet or catbox area and they’ll last a lot longer than you’d expect.
8. Make fire from your tree
If you’re one of the lucky ones to have a fireplace in your rental, congratulations … you have some post-Christmas firewood for the rest of winter. You may not have a woodchipper at your disposal, but someone you know somewhere has a saw or axe if you don’t have one. With great care, take your tree to an open space in your complex (ask to make sure you’re allowed) or somewhere nearby and start chopping.
Well, not right away. If the wood is still wet, take it away from a water source and let it dry. Wet wood in a fire can cause fires where you don’t want them. And if your tree is too dried out, it won’t burn properly. It’s a fine line. Either way, most Christmas trees are small and slender, so you’ll wind up with some good kindling or fire starters.
9. Replant your tree
If you have a backyard spot or community green space, and your tree hasn’t been cut or had its root ball damaged, you can actually replant it. If you live in warmer climates, and if your tree didn’t get dried out inside your house, especially next to vents or heaters, your tree may have a second life.
And new to the scene are actual companies that will rent you a tree, deliver it for the holiday andthen come pick it up and replant it for you. It’s like Netflix for Christmas trees (OK, well kinda)!
10. Return your tree
And believe it or not, you may actually be able to return your tree! No, not for your money back, but in many places, you can drop your tree off back where you bought it. Some large lots and tree farms will take your tree back and recycle or upcycle it themselves. Ask them when you make your purchase if you can return it, or give them a call.
11. DIY your tree
Remember, your tree is made of wood! That means, if you have the requisite skill, you can make the perfect Etsy-level DIY projects from your soon-to-be-former Christmas tree. Try some of these projects, using the trunk, the branches or just the twigs:
Winter wreaths or window boxes
Plant supports and wooden plant markers
Tree trunk coasters
Tree trunk tealight logs

The past few years have been full of lessons. For a homebody and serial (re)decorator like me, here’s a big one: never underestimate the value of creating a home you like spending time in. (In some cases, a lot of time.)
Actually doing that is easier said than done, and there’s far from a one-size-fits-all approach. Some things — certain features of your space, or maybe your current circumstances — might make it tough to take on major changes or pricey reno projects. But one place we can all start? Finding (or creating) a home decor style that resonates, and then taking the steps, big or small, to bring it to life.
I’ve lived at 11 addresses in my life (a good chunk of those thanks to the New York City rental market), and made some questionable decor choices along the way. But my ninth home, a 350-square-foot studio apartment and my first solo adult space, was a significant turning point in understanding the power of making an empty box my own. Importantly, it allowed me to discover my eclectic and colorful decor style in the process.
Now, a few years and two places later, I’ve created a home that feels more personal — more like me and the partner I share it with — than ever. It’s an evolution of the style I established in that tiny studio that’s grown with me and that I know will only continue to.
So if you’re feeling inspired to rethink your space in the new year, or just looking for some advice to refer back to later, maybe I can help. Here are some decor tips to make your home feel more like you, so you can enjoy it to its fullest.
1. Get familiar with what you like.
We do it with food, fashion, and even dating. So why does it seem so much harder to nail down an interior style (or styles) that we like? I have a hunch. Furniture and decor isn’t the same as fashion; it’s bigger, more expensive, and takes up more space. Aside from accruing blankets and tchotchkes, it’s much easier to own multiple coats or change a lipstick than it is to swap out your sofa or have another set of dining chairs in rotation. The pieces in your home are designed to be lived with every single day, and you want to like what you’re sharing space with. In this case, decision paralysis can be very real.
So, where to begin? You’ve got options. For some, an interior-design-style quiz can point you in the right direction (especially a thoughtful one from a designer, like this). For others, scrolling through Pinterest and Instagram are the best ways to find variety at your fingertips (and save what you like). Don’t overthink it; you’ll know what you’re naturally gravitating to.
I take a hybrid approach: saving and pinning while also snapping photos of things (hotel lobbies, wall and furniture color combinations in restaurants) I see in real life. I also browse online stores like AllModern, vintage furniture resale sites like Chairish, and even Facebook Marketplace.
When browsing, don’t ignore the small stuff — even if you don’t love the big picture. For example, you may not like the way a whole room looks, but you might love a particular side table. Or you might spot a pairing of textures you love in a lamp but find a way to use that combo in a mirror. I recently saw an aged, almost-black brown wood stool on Pinterest that inspired me to buy a similarly colored bar cabinet on Facebook Marketplace. It’s now one of my favorite pieces.
2. Find a style sweet spot.
You may want your home to look like a magazine, or even the set of a Nancy Meyers film. But a few things you might be less keen on? Creating a carbon copy of someone else’s home or a time capsule of a hyper-specific decor style — early 2000s Olive Garden-style kitchens or Y2K bedrooms. (We can bring back blow-up chairs and lava lamps, though.)
While this can be hard to avoid as trends cycle in and out of style, mixing and matching can be a smart way to maintain a transitional look. Whether it’s pairing vintage with modern, incorporating family heirlooms into the mix, or laying trending patterns and textures (think: checkerboard or bouclé) over more subtle fabrics, this can help your space feel balanced and versatile.
Wherever you ultimately land may help define your decor style tastes even further. And that spot might sit somewhere between a few distinct decor styles, or many — coastal and Scandinavian, preppy meets French country, industrial with hints of art deco and glam. There’s no pressure to fit neatly into a box.
Let my space be an example: my living room is home to a mix of Chinese and Japanese accents, a Moroccan rug, a postmodern coffee table, a modern CB2 credenza with clean lines, a ’70s lamp, and curtains I found at Ikea. It’s eclectic and varied, exactly the way I like it.
3. Embrace the evolution.
All good things must come to an end, or at least change and grow. You’ll know when it’s time to let your space — or your tastes — evolve.
Maybe you’re moving into a bigger space and need the furniture to match, or maybe you’re entering a new phase of life and ready to replace an old table with a sturdier investment piece. In cases like mine, you might be transitioning from living alone to with a dog, a roommate, and eventually a partner. Or you might just generally be ready for something new.
Whatever the reason, trust your instincts about what stays and what goes, and take your time. You might want to keep sentimental artwork, statement furniture, and your sofa. But it might be time to change a rug, a table lamp, or your bedding.
And if you like what you’ve already created but just want to iterate on it, find replacement pieces with familiar qualities like colors, silhouettes, or patterns. Black-and-white patterns have become a staple of my spaces, as have bold uses of green in different shades. I interpret them a little differently each time — on a rug and then a headboard, or on towels and then a lamp — but now, they’re a signature. Wherever they are feels like home.

CSE Federal Credit Union is proud to announce Chief Human Resources Officer Kasey Cormier has graduated from Leadership SWLA within the class of 2023 through The Chamber SWLA and SWLA Alliance Foundation.
Leadership SWLA is a program created by The Chamber SWLA and the SWLA Alliance Foundation to develop future leaders in Southwest Louisiana. Each year, around 30 individuals from various sectors are selected to receive training from recognized leaders in areas that impact the region.
Cormier joined CSE in 2008 and notes that one of the keys to her success is building professional relationships within the working environment at CSE and within the community.
She is a Southwest Louisiana native who graduated from McNeese State University and worked in the financial industry for 15 years. In addition, she is certified in Professional Human Resources through the National Human Resources Institute, certified as a National Human Resources Professional through Society for Human Resources and certified in National Human Resources Management. She is a member of the Calcasieu Parish 4H Foundation Advisory Council, Society for Human Resources Management and Imperial Calcasieu Human Resources Management Association.
Roath joinslaw firm
Sigler, Arabie & Cannon of Lake Charles is pleased to announce that Cassidy M. Roath has joined the firm as an associate.
Roath’s primary practice areas are real estate, succession administration, and business law. She graduated from the University of Georgia in 2019 with a Bachelor of Arts degree in political science. She received the degree of Juris Doctor in 2023 from Loyola University New Orleans College of Law, where she graduated cum laude and was a member of the Moot Court Board.
Roath was admitted to the Louisiana bar in 2023, and is a member of the Louisiana State Bar Association and Southwest Louisiana Bar Association.
Grad program has new leaders
Dr. Twila Sterling-Guillory is the new leader of the graduate nursing program at McNeese State University. Previously, she was the Master of Science in Nursing coordinator. She earned her doctorate degree from Southern A&M University in 2011. Sterling-Guillory joined the McNeese faculty in 2004 and is a family nurse practitioner for Christus Hospice.
Dr. Deanna Harless is stepping up as the new MSN coordinator. She earned her doctorate degree from Southeastern Louisiana University in 2016 and joined the McNeese faculty the same year. Harless is also a nurse practitioner at Geriatric Resources Inc.
Harless began working as a nurse practitioner in 2000 and witnessed her mentor, the doctor she worked with, teaching his nurses and patients. She found herself teaching others, too. When she had to slow her own practice down, colleagues from McNeese reached out to see if she had an interest in teaching.
Dr. Sara Jones is the coordinator for the DNP program. She earned her doctorate in nursing at the University of Arkansas for Medical Sciences in 2010.

With its four largest firms all at least 100 years old, the title insurance industry has a bit of a reputation for being antiquated and technology averse.
“I always joke that we work in an industry that literally researches the past, and because of that, sometimes, I feel like our marketing, sales, and technology live there too,” Sam Trimble, vice president of strategic growth and development at Fidelity National Financial, said.
The title industry has worked hard over the last few years to shed that reputation. It has begun to adopt and integrate more and more technology into the title search and production process. While progress has been made, many in the industry see artificial intelligence (AI) as a way to really catapult the 19th century business into the 21st century and beyond.
“There are tons of operational opportunities using artificial intelligence and large language models and generative AI in title,” Trimble said.
While many in the industry have already explored using generative AI to create marketing collateral and campaigns, Trimble said he and others in the industry are excited about how AI can help with the day-to-day operations of a title company.
According to the State of the Title Industry Report from solutions firm Proplogix, 26% of respondents are looking into or already using AI in their closing workflows.
“When I was a title agent in Texas, there was a team of people opening new orders, verifying information, and sending out documentation that was needed for buyers and sellers,” Trimble said. “Not only did it take a lot of time, but it cost a lot of money. Now a process that could have taken a couple of hours, takes a couple of minutes and it is significantly more accurate without room for human error. It really is limitless.”
Charlotte Brown, the vice president of product at Qualia, shares Trimble’s outlook.
“We’ve seen that generative AI is most effective for tasks that are time consuming to start but easy to double check,” Brown said. “Data extraction from documents is a great application of generative AI. For example, when a title company receives a Purchase & Sale contract via email, AI can help grab key information and queue up a transaction with pre-populated data for review.”
However, Brown said that generative AI tools are still in the early stages of development and their outputs should be double checked for errors, stressing that “accuracy matters in underwriting.”
Additionally, the title industry has long struggled with a talent crunch and an aging workforce (over 40% of State of the Title Industry report respondents were over the age of 55), and some industry professionals believe that AI could help alleviate some of the pain this has created.
“The unsung heroes of title are examiners, processors and receptionists,” Trimble said. “Their jobs are hard and tedious, and AI could help free up some of the time they spend on things like data entry to do tasks better suited for humans.”
Hoyt Mann, the president and co-founder of Alanna.ai, likes to think of AI as an “army of interns.”
“Something we say a lot is let robots do what robots do and let humans do what humans do. If you had this army of interns, you would have them do things like order entry that doesn’t take a lot of industry knowledge to do, so why not allow AI to do it,” Mann said. “It frees up humans to create and continue to establish relationships and deal with the human part of the business, which is so important to smaller title companies. A small company that is able to leverage AI can have a similar type of capabilities as a bigger company.”
While many in title are optimistic about the advances AI could help the industry make, there are certainly some concerns.
“There is a lot of excitement about what you can do with data. I can take my title plant that has 10,000 or 100,000 documents and put it in ChatGPT and create a narrative or summary — there are great potential use cases in our industry,” Genady Vishnevetsky, the chief information security officer at Stewart Title, said. “But one must understand what the implications are — are you doing this in a controlled environment or using a service? Be aware of the data fed to the AI platform and input becomes a property of the service.”
For Vishnevetsky, the biggest concern is data safety.
“Since ChatGPT came out in November of 2022, we saw an evolution and an explosion of anything from the browser plugins that have ChatGPT or AI in them, but the majority of these are third-party services. There are literally dozens of these .Ai domains registered every single day and you really don’t know anything behind them,” Vishnevetsky said. “You might be able to feed information to these services and get results that seem plausible to you, but you really don’t know or understand what is does with your data — is it safe or not safe?”
Vishnevetsky also noted that the constant evolution of large language models means that it may give different answers to the same query depending on the information it has available, creating potential inconsistencies.
While this is of concern to CertifID CEO Tyler Adams, his main source of unease is how fraudsters may utilize AI to make fraud attempts harder to catch.
“A couple of years ago we were able to warn people to look for misspellings or bad grammar in emails and with AI that has just disappeared,” Adams said. “The precision with which emails are getting crafted by criminals is really scary and it is not allowing for business owners to look for what had been standard red flags.”
For Vishnevetsky the application of voice cloning by fraudsters is an even greater source of concern.
“AI allows us to process massive amounts of data and now with just a few seconds of audio and tuning software you can almost get it perfect and that is terrifying,” Vishnevetsky said. “Everything else can be spoofed — your email address, the caller ID of a mobile or a desk phone, but now the voice is also able to be spoofed. So now if you imagine all of this together, I can make a phone call to the CFO posing as the CEO of a company, and my caller ID appears as the CEO and I’m leaving a voicemail in their voice telling them to wire money to the account I’ll send them in an email — it seems very credible.”
Although AI may make fraud attempts harder to detect, Adams is excited about the ways AI could be utilized to help fight these AI powered fraud attempts.
“We are utilizing it to enhance our fraud models,” Adams said. “We collect all these data points to better understand if something is a risky transaction or if somebody has infiltrated a particular deal. Our ability to synthesize this information in real time and evaluate all of those signals becomes a lot better with AI.”
Adams said they are still in the early stages of this, but he is very hopeful that utilizing AI in this way will help keep even more transactions safe from fraud in the future.
Despite the potential data security risks and its usage by bad actors, industry professionals believe AI is here to stay in title.
“I think the amount we use AI might fluctuate but it is definitely here to stay,” Bill Svoboda, the president and co-founder of Close Simple, said.
Svoboda said all of the industry professionals he talks to are already using AI to help with things like proofreading emails, if not finding other ways to integrate AI into other aspects of their business, like creating marketing collateral or streamlining backend operations.
“Our lives can’t go backwards,” Svoboda said. “How much a business leans into AI for things like automations — that is going to be the difference maker. If a company can provide a better customer experience by using AI to free up people to be there for their clients, they are already thinking about how they are going to do that.”
Or as Diane Tomb, the president of the American Land Title Association put it, in a Proplogix report: “No one is going to lose their job to AI, but they are going to lose their job to the people who know how to use AI.”
