What is a studio apartment?
Unlike an apartment with bedrooms, a studio is going for a more compact design. “A studio apartment is basically a self-contained unit and houses everything in the single room space except the bathroom,” says Stefan from homedit.
With a studio apartment, you’re getting some variation of a single large room with attached kitchen or kitchenette, and a separate bathroom. It’s a limited area to work with if you want to create the feeling of separate rooms without walls to break up the space. Your design strategies and furniture placement can help establish defined space. You can make it clear which part of your studio is for sleeping, eating or hanging out with friends.
Studio apartments usually max out at a total of 600 square feet but can get as small as 300 square feet. The smaller the space, the more creative you’ll become in finding storage and places for all your things.
Rental prices for a studio apartment, according to the Apartment Guide 2019 Annual Rent Report, average around $1,065 a month. However, which part of the country you call home directly affects this number.
What is a 1-bedroom apartment?
There’s one essential difference between a studio and one-bedroom apartment, and that’s the bedroom. You also get a few more walls and a distinct separation of spaces. There’s a clear division between your living room, bedroom and kitchen. You may also have a few more closets and a dining space.
Square footage in a one-bed has a decent range. Smaller one-bedrooms can equal the size of a large studio. Even with the same square footage, a one-bedroom can end up feeling larger since you’re not looking at all your space in a single area.
One-bedrooms often have a monthly rent that’s a little higher, averaging around $1,140.
Studio vs. 1-bedroom: Factors to consider when selecting your apartment
Understanding the benefits of living in both a studio and a one-bedroom apartment can help you decide which option is best for your next home. The two biggest differences between your options are the obvious ones — size and price.
Not only will you pay more for rent, on average, for a one-bedroom, but utilities will cost more. You’ll have more space to heat or cool. There’s also more rooms with more lights, and more outlets to suck up electricity. When budgeting for a one-bedroom, it’s helpful to take into account your monthly costs of living on top of the rent. You can ask the property owner of the apartment you’re considering to get estimates on utility costs.
The difference in size can mean a little or a lot more room, but it’s really all about what space you need to feel comfortable at home. Some people do better in a more cozy home, while others need room to stretch out.
Beyond the cost and the square footage, there are a few other ways studios and one-bedrooms compare. These key areas should also get factored into your apartment selection.
1. Privacy
In a studio, where you sleep is also where you eat, work and hang out. A one-bedroom gives you the dedicated space of both a bedroom and a living area. It offers more privacy overall because there’s a door to close between rooms. This is especially important if you have friends or family visiting, crashing on the couch or if you need some time away from your live-in significant other.
If you live alone and don’t use your apartment as a place for social gatherings, you may get all the privacy you need in a single room. Without guests sitting on your bed, because there’s nowhere else to sit, you can retain the privacy of your sleeping space without needing a separate room.
2. In-unit amenities
With the extra size of many one-bedroom apartments, there’s the potential for amenities that couldn’t fit in a studio. Your one-bedroom could have in-unit laundry hookups, more than one sizable closet, full-sized appliances and more storage in general. These are great amenities, but not necessary.
The laundry room in your apartment building could be nice enough that you won’t miss having laundry in your studio. Maybe you prefer to send your laundry out so don’t care if there are machines in your apartment or your building. Having a smaller refrigerator is fine while you’re living on your own, so the space-saving appliance in your studio is great.
Amenities, by definition, are bonus items in your home, and many people have different must-haves.
3. Lifestyle
How you like to live can impact what kind of apartment you’ll need. If you like to have friends over for potluck dinners, watch a favorite TV show or sample some wine at a happy hour, you may need an entertainer’s amount of space.
If you’re planning on living alone or with a significant other you’re very comfortable with, you might not feel compelled to have as big of a place. The important thing is to find an apartment with enough space to allow you to keep being you.
The space you need also relates to your professional lifestyle. If you have a job where you’re always traveling and are never home, why get a big place to sit empty? Having a studio that’s compact and easy to care for might be the right step for your lifestyle. If you work from home, it might be more comfortable setting up a desk in its own space and not on top of everything else.
4. Location
The price will once again impact your apartment decision when it comes to apartment location. If you want to live close to a city center or right near work, you can end up in an area of town where the property is more expensive. It might not be affordable to have a one-bedroom, but studio prices could be low enough to get you into your ideal location.
On the flip side, if you want a bigger space and can handle living outside of town, you may find an affordable deal on a one-bedroom right outside the city. According to Forbes, rent can be 31 percent cheaper if you’re living outside of an urban area. You’ll need to factor in the cost of commuting back into the city for work, but you can still come out ahead with the right apartment.
5. Studio vs apartment upkeep
Both decorating and cleaning are easier when you have less space. It’s faster to clean a studio apartment. There are also fewer walls to decorate. That said, the smaller space can lend itself to more clutter since you’re without a lot of storage options. Either way, you’re going to have to clean a bathroom, and nobody likes doing that.
Is a studio or one-bedroom better?
There’s actually no simple answer to this debate since the better place for you revolves around your own needs and budget.

You may feel that the appraisal process is out of your control, but there are many easy and inexpensive ways to get both yourself and your home ready.
We put together a checklist of our top tips below. But first, let’s quickly cover the basics of home appraisals.
What Is a Home Appraisal and Why Is It Important?
A home appraisal is an unbiased report on the value of your home performed by a trained and state-licensed individual. Appraisals are an essential part of the home financing process, ensuring the homebuyer, seller and mortgage lender each have an impartial, consistent and accurate assessment of the value of the property under consideration.
The lender is responsible for ensuring that your home provides adequate collateral for the mortgage. For most loans, the lender obtains a signed and completed appraisal report that accurately reflects the market value, condition and marketability of the property.
It’s the appraiser’s job to provide a factual, unbiased and detailed description of the property and the neighborhood. They must take into account all factors that influence a home’s value when developing the market value opinion in the appraisal report.
Home Appraisal Cost
While home appraisal costs can vary by state and property size, the fee can range between $300 and $1,200. Most fall somewhere around $600-$1,000, with costs based primarily on the geographical area of the home.
How Long Does a Home Appraisal Take?
From start to finish, the home appraisal process usually takes approximately 7-10 days to complete.
The required in-person visit by a home appraiser can take over an hour, depending on the size of your home. However, several other steps are involved in making an unbiased and professional assessment of your home’s value. Your appraiser will research trends, local county records and recently closed comparable homes in your area, known in the industry as “comps.”

Home improvements and renovations. Tell your appraiser about any work or upgrades you have done to spruce up your home. This can include anything from the central air system you installed 10 years ago to the kitchen flooring and countertops you just renovated (along with the new oven and fridge to match, of course).
What Hurts a Home Appraisal?
If an appraisal is in your future, it’s essential to understand the factors that could negatively impact it, such as the following:
Low-value comps and decreasing neighborhood property values
Poorly maintained interior or exterior
Age of the home
Location, such as a flood zone or busy road
Signs of mold, insect infestation, leaks or other safety concerns
Issues with the home’s systems, such as plumbing, electric or HVAC
Lack of parking
Hazardous construction materials like lead paint or asbestos tile
Outdated or faulty plumbing, electrical and heating systems

How does one best prepare for a home appraisal? We put together a checklist of common (and not-so-common) tips to help you get a high valuation from your appraiser.
1. Do Your Own Appraisal
Imagine that you are the appraiser. Walk around your home’s interior and exterior and really scrutinize it as if you were going to complete the appraisal report yourself. Take note of any obvious damage or deferred maintenance that needs your attention. Leaks, broken systems and damaged surfaces should all go on your list of things to repair.
Thoroughly inspect safety equipment like smoke alarms, carbon monoxide alarms and home security systems. Are they all functioning, or do parts or entire systems need to be replaced? Make a plan to repair these issues and clean up any cosmetic issues that may have occurred as a result.
2. Investigate Comps
Check out recent home sales in your neighborhood. What has the price range been for homes with features and updates similar to yours? The values of these comparable homes should be similar to what your home will appraise for. This information can help you know where to focus your time, efforts and funds.
If you know a neighbor (or real estate agent) who recently sold a home in your area, contact them to find out if there were any appraisal issues or insights that they can share.
If you’re working with a real estate agent, you can request that they collect some comps for you and your appraiser to review. Particularly if your home has unique or uncommon features, your agent may need to get creative while staying within the guidelines for selecting comps.
A quick way to get a rough idea of how much your home is worth is to use a home value estimator calculator. Add some basic information to gauge your home’s current value and view recent home sales in your area.
3. Get Superficial
Clean your house from top to bottom and remove extra clutter. Once you’ve scrubbed and straightened up everything possible, consider making some easy, low-cost cosmetic updates that can have a big impact, like the following:
Paint or touch up existing paint
Hang updated window treatments

“I think of you every time I buy soap,” says the young woman, a friend of my daughter’s from college. We are chatting at a wedding. “Triple-milled,” she continues. “Your daughter drilled this into my head.”
I’m not sure how to take this.
“Well, I’m glad some lessons have sunk in,” I say.
My son-in-law overhears this exchange and chimes in, “How about the time she said that if anyone ever smothers her with a pillow, she hopes it has a 400-thread-count, Egyptian cotton pillowcase.”
“I said that?”
He nods vigorously. I don’t recall that, but It sounds like the way I would want to go.
Though the soap-and-linen dialogue may seem trifling, it lies at the heart of a topic I’ve thought a lot about and written a lot about this past year —rightsizing. It’s the subject of my next book, which will come out in January.
Here I thought I was addressing my generation when exploring how to decide where to live, in what size house and with what stuff to create a rightsized life, but the younger generation is tuning in, too. Living a rightsized life means not only having just enough house in just the right place, but also furnishing it with the fewest, best-performing household goods possible.
The message applies to all ages.
That means choosing only those sheets, towels, soaps, knives, pans, wineglasses, furnishings and other household basics that excel at their jobs and that elevate your life. Owning fewer, higher quality items leads to living large while spending less. It’s the key to gracious, clutter-free, rightsized living.
Imagine no more sheets that don’t fit right and don’t breathe, no more towels that aren’t thirsty, no harsh bath soap that dissolves into the drain after three showers, no pans that scorch your food, no pillows that fall flat, no sofas that you avoid because they aren’t comfortable. Instead, everything you have is a pleasure to use and look at and live with. It was all money well and thoughtfully spent.
Unfortunately, many homes are filled with the opposite: subpar products that aren’t quite right, that don’t quite work, and that we continue to buy wrong, because we don’t always know how to buy them right. Then, because we feel guilty getting rid of these barely used items, they clog our cupboards, closets, and lives … unless we learn how to buy them right.
That was part of my aim when I wrote this book, because I love nice things but hate to waste money. I wanted to discover — and help you discover — the luxury of less. So I interviewed experts on the various staples needed to outfit every room of the house, from tea towels to sectionals, and teased out what makes some items exceptional and how to buy those everyday items right.

Study up. Become a student of quality. Look beyond the brand, packaging hype and marketing ploys to discover the properties that make a product the best in its class.
