CHICAGO – Allie LeFevere describes her maximalist Chicago home as colorful and eclectic. When she and her husband moved into their home four years ago, she didn’t have a specific design in mind.
“I just wanted the house to feel vibrant,” says LeFevere, founder of branding agency Obedient. She wanted “a representation of our lives and the places we’ve explored and the memories we’ve made.”
The philosophy behind maximalism decor is “more is more,” according to Jean Whitehead, a senior lecturer on interior design at Falmouth University in county Cornwall, England. Bold colors, textures and unique pieces define this style, elements of which Vogue magazine says are “in” as design trends for 2024.
Going maximalist in your home can seem daunting and expensive — but it doesn’t have to be, say those who favor a bold aesthetic. Here’s how to achieve a maximalist look on a budget.
Shop at thrift and vintage stores
“One of the more economical ways to explore maximalism is through vintage and antique things that are available at thrift stores and estate sales,” says Daniel Mathis, who runs the Instagram account Not A Minimalist with over 70,000 followers.
Mathis’s home in Oklahoma City showcases his maximalist style, including many pieces purchased second-hand. To get a good bargain, Mathis suggests waiting until the last day of an estate sale when prices are typically reduced.
Alex Ammar, a certified financial planner and owner of Paradox Financial based outside Orlando, Florida, recommends setting a budget and decorating in stages.
“You might have different budgets for different tiers of interior decorating,” Ammar says. Second-hand and discount stores are great for decor and accent pieces, while you may spend more on distinct furniture, like a sofa.
Make it yourself
Maximalism can mean applying your own creativity to a space. Be bold with reinventing old furniture or items you have around the house. When Mathis fell in love with the Southwest design of a rug, he used the fabric to upholster an armchair in his sitting room.
For a simpler project, you can individually frame travel photos or children’s artwork and hang them together to create a gallery wall above a couch or along a hallway.

Mathis started collecting rare Ozark Roadside Tourist pottery about seven years ago. He currently has 150 pieces of the multi-colored, marbleized pottery.
“That’s maximalism for me,” says Mathis. “It’s about lots of color, lots of patterns … but I tried to do it in a very intentional and curated way.”
He purchased his first vase for $50; now, similar Ozark Roadside Tourist vases can sell for nearly $1,000.
LeFevere says her favorite piece in her home is an antique pie cabinet with mesh screens that she painted pastel green to match her kitchen.
“I’m not cooking any pie in my life,” LeFevere says, but the piece is “just really cool.”
Find your own style
LeFevere and Mathis both highlight the importance of knowing what you like while staying open to designs that surprise you. LeFevere visits sites like Pinterest to find styles or decor she likes and saves the images to a Google doc.
Similarly, Mathis built his personal style by clipping photos from decor magazines. He says the fun in maximalist design is the process of discovery.

Ammar says it’s also important to know yourself when it comes to money and how you manage expenses that arise from redecorating, especially if you’re financing purchases.

When asked about their top-priority remodeling project, 33 percent of respondents said painting, and another 27 percent said the kitchen. Here are some other important upgrades Americans want to make in their homes.
Updating Light Fixtures
For a relatively easy home renovation that may or may not require a handyman, 25 percent of homeowners want to update light fixtures before anything else. The scale and design of overhead lighting can make a significant impact on the look and feel of a space.
Installing New Flooring
Updating floors is the most important home renovation for 24 percent of homeowners. While the cost and labor can be significant, a fresh wood floor or carpet can make a space feel brand new. However, if the scale of this project is too much for the moment, consider a new area rug or a different paint color to offset dated flooring.
Upgrading Kitchen Cabinets
Of all the kitchen renovation projects, 22 percent of homeowners say they want to (or have already) installed new kitchen cabinets. Trendy kitchen cabinet styles come and go, but for longevity, consider a style that coordinates with your home style. For example, shaker-style cabinets look great in older Craftsman homes, while slab-style cabinets work well in homes from the mid-century. Painting a room was the highest priority home renovation listed in the survey, but it was also chosen as the most affordable. According to Opendoor’s 2024 Home Decor Report, the top home colors are (in order of popularity):

So we can expect these to show up quite a bit in renovation projects next year. “These colors can provide a sense of calm for those living in (and visiting) a home. Traditional neutrals offer a blank slate for home shoppers to easily envision their style,” Dabito says.
“That said, I’m big on color, so I anticipate that the ‘new’ neutrals will be muted tones that are grounded and offer stability—think light blue, light green, dusty rose, and eggshell yellow,” he explains. Dabito also suggests that many paint color brands’ 2024 Colors of the Year are in line with that assumption, with many choosing subdued blues and greens as emerging shades. “These colors can add warmth to a space without overwhelming the senses,” he says.
Buying Seasonal Decor
Updating your seasonal decor is the most affordable to update your home, according to 55 percent of homeowners. But does this count as a home renovation? Sure, if you consider that a renovation can include any project that improves a home, whether that be cosmetic, structural, or a decor change that improves the visual appeal of a space. (Think of how effective home staging is when you sell your home.) Try swapping out fabrics throughout your home from cotton and linen in the warmer months to velvet and wool in the winter.

Some house projects won’t require spending at all. Changing the layout of your furniture was chosen as the best wallet-friendly update by 49 percent of homeowners. And Dabito is a fan of using what you have to make a big change.
“Changing furniture is a great way to make a space feel new—without having to change a home’s structure or layout,” he says. “One of my favorite tips is to use furniture as a divider. Try moving your sofa, so it becomes the separator between a living area and the kitchen, for instance. Or, you can have your furniture float in the middle of the room rather than against a wall.”

“Staining a wood furnishing like a side table or cabinet is a great way to make its natural qualities stand out while making it feel new. On the flip side, I also love reimagining an old piece with a fresh coat of paint,” Dabito says.
Lynne Einsel and Liz Marquis have the professional credentials for choosing unique antique, vintage, new furnishings and accessories, but most important, they both have that “eye” and “style” for putting pieces together to create a beautiful space, customers say.
The friends, who met through work seven years ago have opened a unique shop in Simsbury, The Weekend Home. Customers buy carefully selected decorative items, while getting advice from the women on how to display.
“It is tiny, but it’s a little slice of heaven,” customer and friend, Sallie Ann Jacobs said of the shop. “It’s a destination from anywhere in Hartford County and beyond if you’re looking for unique pieces for your home.”
Jacobs said she purchased a French antique dining room table from the shop and a “beautiful piece of art for $30.”
“They both have a very good eye for design,” Jacobs said of the business partners. “They have style. A great sense of what to buy.”
The cozy, 400-square-foot shop is located at 2 Railroad St. in downtown Simsbury. They call it “The Weekend Home” mostly because they’re only open on weekends, Friday and Saturday from 10 a.m. to 4 p.m. and Sundays from noon to 3 p.m.
The inside is wood-paneled and the decor, all of it for sale, exudes warmth and style.
Customers often walk in and say, “Can you make my house look just like this?” the women said.
While the space is small, the inventory is always changing as the women have been collecting items for years from estate sales and through business in some pretty stylish places, including New York City and Nantucket.

“This is such a charming area, with gorgeous homes. We are so happy to be a part of this community and help people create spaces that reflect their style,” Marquis said.
Customer Lisa Shapiro of Simsbury said Einsel and Marquis have “amazing” personal style in the way they dress, as well as in home decor. They also have “very warm and friendly personalities” that carry into the store, she said.
“I am not a confident home decorator and the shop literally educates me on how to marry my older pieces with a new fun or modern edge,” Shapiro said. “It shows how to make a warm, welcoming house. My favorite piece, that I did not buy, was an older wing-backed chair upholstered in a fun black and white print. It was definitely a show piece in any room.”
She’s purchased glassware from The Weekend Home and she loves that it’s one-of-a-kind and less expensive than a big box store.
Both Einsel and Marquis have backgrounds in luxury and design. They also have similar tastes and ideas.
Einsel, of Simsbury, owns Lynne Einsel & Associates, an interior design, home staging and move management business.
She is also former vice president and director of client services at Sotheby’s in New York City for over a decade, and managed elite decorating firms David Easton and Charlotte Moss.
Growing up, her family’s “hobby” was rearranging furniture, Einsel said, noting both her parents have “great taste, great ideas,” and are still re-arranging furniture at 93 years old.
Marquis, also of Simsbury, is a former fashion writer and media consultant for clients such as Hunter Boots, Harris Tweed, and Ted Baker.
Einsel, who in her business helps people downsize and make decisions about what to bring to new living quarters, said they rarely consider monetary value, mostly choosing “everything they love.”

“People who come in here get excited,” noting there are a lot of repeat customers because of the ever-changing inventory.
The women said it’s their “passion” to put items together and make something beautiful.
“It’s unique in that things offered in the shop aren’t available in other shops in the area,” Einsel said.

How important is curb appeal?
First impressions matter but they may not matter as much as many people think. When we watch HGTV all we hear about is curb appeal. I think curb appeal is mentioned so much because it is an easy catchphrase to remember and it is easy to see the differences on TV. TV is not always reality.
When I sell houses I want the property to look good on the outside but I do not need to spend tens of thousands of dollars installing custom landscaping. if the yard is dead on a house we are flipping we won’t install sod and then sprinklers because we will never get that money back. Now if you live in the home and can nurse a yard back to health with little money definitely do that.
We will add mulch, trim or remove dead trees, repair fences, etc, but we usually aren’t adding fences or adding trees. If the house needs paint we will of course paint it, especially if there is peeling paint as that can stop a buyer from getting financing. The reason we don’t do a lot of yard work is that most buyers feel they can do that work themselves. It can be hard work but not complicated work.
Decluttering and staging a home
Most of the homes we sell are vacant so we do not need to declutter. However, many of you reading this may be living in the home and have your stuff, maybe a lot of stuff in that home. Homes look their best when there are very few personal items in the home and no mess. It might sound weird, but leaving pictures up distracts buyers. It distracts me. I see them and I think do I know them, have we met, how many kids do they have, when I should be looking at the house! This is for a seasoned investor! Take down all the personal photos and remove as much clutter as you can. Make sure the home is as clean as possible and smells good!
If the house is vacant we sometimes stage it and sometimes don’t. It depends on the size of the home, the market, the feel of the home, and many other factors. When we do stage, we hire a company to add furniture and a few decorations. The worst thing you can do is add one table and chair with a bottle of wine. If you are going to stage, do it right. If you don’t want to stage that is fine but don’t make it obvious you wanted to stage but got tired and quit.
What repairs should you make when selling?
I can write an entire article on repairs and have done that because a lot can be said. I also have videos that I will link to after this section because repairs are tricky. The two biggest questions to ask when thinking about what to repair and what not to are can the buyers get financing and does the house look good?
For FHA to finance a home, it needs to be in livable condition which means the roof is decent, the windows aren’t broken, the major systems work, there is no peeling paint, and there are no safety hazards. Some people may say well we will just sell to a buyer not using FHA. Except, most owner-occupied loans will use the same guidelines as FHA. If you want to sell to an investor you will most likely get much less money than selling to an owner-occupant. if you need help figuring out what repairs to make for financing talk to a local agent or check this out.
Once the house qualifies for financing you need to make sure it looks and feels good. Cosmetic repairs go a long way like paint and flooring. You do not need to go crazy spending $100k on kitchen and bath upgrades. Stick to the affordable repairs if your budget allows it and if the home is in decent shape you might not need to make any repairs.
Price the home right and be easy to work with
If you price your home too high, it doesn’t matter how good it looks or feels. Pricing is the most important part of selling a home and you need to get it right from the start. If you price too high and lower it over time, you will most likely get less than pricing it right the first time. Again, I would use an agent to help you figure out what to price it at based on the condition of the home.
It is also important to be easy to work with. If you need 48 hours for a showing, that will deter many buyers. Have the home ready to show at all times and be ready to get out of there or let it be shown if you are at work. You may want 2 weeks after closing to move out but that will deter many buyers as well. be very clear about what stays with the home and what you are taking as far as appliances or other items that may be attached to the property.
If you get an offer remember you are not fighting the buyers or trying to win, you are working with them to come up with a win/win scenario.
When should you sell the home?
Many people say you should always sell in the spring because that is when most buyers are looking. That is true but that is also when most sellers are selling as well. If you are ready to sell your home, I would not wait for the perfect time although I would avoid a few times of the year if possible. Fall is usually the slowest time of the year because kids are going back to school and everyone is super busy. The Holidays are also tough because people are distracted and busy. Most any other time of the year works and buyers are always looking.
