Today’s housing market is red hot. Homes are hitting record prices, and a nationwide shortage of housing isn’t making it easier.
On top of that, most loan programs have specific standards for deciding the home buyers they accept. For most home buyers, this might mean they need a higher credit score or larger downpayment.
Fortunately for VA members, there are hardly problems in today’s market. The VA loan, the main mortgage product available only to eligible members, has plenty of benefits that help home buyer’s in today’s market.
Here are a few reasons why a VA loan can help you get into a new home:

Lenders are willing to take on more risk
Risk is a big part of the job for lenders, and it’s part of the reason some mortgage applications are rejected.
Lenders often evaluate risk by looking at the:
FICO score, or credit score
LTV, or loan-to-value of the loan
DTI, or debt-to-income ratio
Credit scores
Your credit score is straightforward, but most loan programs require a minimum score. FHA loans, which are well-known for having relaxed standards, require a minimum score of 620. Conventional loans have even higher credit score standards.
VA loans technically have no minimum credit requirement – part of the benefit of it being guaranteed by the VA. Loans with credit scores as low as 580 can get accepted, depending on the lender.
LTV
LTV is the portion of the loan that you’re financing. For example, if you’re buying a home and make a 10 percent downpayment, your LTV would be 90.
Because LTV represents how large of a downpayment is made, it’s an important number to track. According to Ellie Mae, the LTV of all closed loans in March was 79, meaning an average downpayment of 21 percent.
However, VA loans had much different numbers. The average LTV for VA loans was 98, meaning 2 percent down.
This is only possible because the VA doesn’t require downpayments, unlike other mortgage products. In a housing market where home prices may seem out of reach, being able to finance the entire home can make purchasing a home much more affordable.
DTI
Deb-to-income is the ratio between how much debt you have and how much of your income it takes. When lenders evaluate potential home buyers, they tally all their debt (from car payments to credit cards) and put it against their income.
After, lenders take would-be monthly payments of a loan and add it to the DTI calculation. As a result, DTI comes with two numbers: the first which is without a mortgage, and the second which is with a mortgage.
For closed loans in March, the average DTI was 26/39, showing that after the mortgage was approved, the average homeowner’s debt was 39% of their income. For closed VA loans, the average DTI was 26/42, meaning lenders allowed VA borrowers to take on more debt than non-VA borrowers.
All three of these factors were more relaxed for VA loan applicants, showing that it’s easier to get approved for a mortgage with a VA loan than other products – an important edge in a competitive housing market.

Lower mortgage rates
On top of the hot housing market, mortgage rates continue to increase. This forces monthly payments higher, and it pushes some homes out of affordability.
VA members get another benefit here because VA loans tend to have the lowest mortgage rates out there. In March, the average VA loan had a rate of 4.50%. The next lowest, conventional loans, had an average rate of 4.72%. That’s a huge difference, especially when spread over 30 years.
These low rates help keep homes affordable, and it gives VA home buyers more houses to choose from when they shop. With low housing inventory in most areas, this is a helpful advantage.
Buying fixer-uppers
Not all homes on the market are move-in ready. With a VA renovation loan, VA home buyers can purchase these homes and get a loan to fix the homes up.
The VA renovation loan allows home buyers to borrow up to $35,000 on top of the value of their VA loan. This money goes toward repairs and improvements, making sure that the home fits the VA’s standards.
Fixer-uppers take more time to move in to, but many home buyers in today’s market can’t afford to buy a home and fix it. They also struggle to find financing to pay for both.
There are plenty of benefits with a VA loan, and many of them help home buyers in today’s competitive market. With summer just around the corner, many people are going to be looking for a new home – and a VA loan might give them the best chance at finding the right place.

I‘ve been looking more seriously lately for places to invest my money as we complete our large emergency fund and will start really delving more into the investing arena. When you look at the options available out there when it comes to investing and stock trading, there really area a lot of decent online discount brokerages. When it comes to choosing the right one, however, there are quite a few things we’ll be considering, not least among them, the fees, minimums and costs associated with having an account. If trades are too expensive, it will take a bite out of your returns.
TradeKing, one of the first discount brokers that I’ve looked at has $4.95 trades, which is definitely one of the lowest in terms of cost when it comes to the discount brokerages. Add to that the fact that they consistently get good customer service reviews, and have a good set of online research tools to use, and they’re near the top of my list.
TradeKing Background
A relative newcomer to the brokerage business, TradeKing was launched launched in 2005, and has since become one of the top online discount brokers. From Wikipedia:

Probably one of the most important things to consider when opening an online brokerage account is to consider what fees, commissions and minimums you’ll see when using an account.
Stock Trades
TradeKing has one of the lowest rates for stock trades in the industry with $4.95 stock trades. That rate is regardless of how many shares are purchased or if it is a broker assisted trade. Compare that to some of their competitors, like ShareBuilder or OptionsXpress at $9.95 a trade, and you’re getting a pretty decent deal.
Options Trades
For option trades, they charge $4.95 per trade, plus 65 cents per contract. Compare that to some of their competitors as in the graphic below and you can do quite a bit better using them, depending on how much activity you expect to have. Trade more than 8 contracts and they’ll automatically lower the price to $8.95, plus 15 cents per contract. There’s only one base charge for multi-leg option-only trades.
Fees And Minimums For An Account
TradeKing doesn’t have account maintenance fees, monthly minimums, inactivity fees or additional charges for broker assisted trades. To see a full schedule of their fees, head on over to their site.

TradeKing has a variety of trading tools you can use including MarketGrader’s research reports, free technical analysis tools, interactive charts, tax reporting tools, probability calculators, profit and loss calculators, options calculators, options strategy scanner, stock screener and more! According to TradeKing their full suite of tools are a big reason Barrons’ gave them 4-stars (tops among web-based brokers) in their 2008 survey. In any event, they do have a ton of tools available for everyone to use – you’ll have no shortage of research, tools and calculators to aid you in making the most informed decisions possible.

Another one of the selling points of TradeKing is their well run blog and forums where you can chat with other traders, get advice, tips and tricks and learn from your fellow investors. There is also a section for groups where you can join other beginning investors, options traders, or those who like to specialize in different types of investments including value stocks, penny stocks, ETF’s, hedge funds, dividend stocks, and various segments of the market such as automotive, biotech, or individual companies.
Conclusion
When considering an online discount brokerage TradeKing is definitely one of the best best and most affordable options out there. They’ve got low fees, reasonable commissions and their slate of tools to help you make the right decisions are second to none. They’ve also been awarded for their customer service and for their general usability. When you consider all of these things together they are definitely at the top of my list and I have no qualms in recommending them.

When it comes to finding an online brokerage there is no shortage of options. One that we haven’t done a proper review of yet is actually one that has gotten quite a bit of buzz as one of the top brokerages out there, optionsXpress.
When looking at a brokerage there are a lot of things to consider. Chief among the things to consider are the costs associated with having an account. If trades are too expensive, your returns are taking a hit right out of the gate. optionsXpress is consistently among the most affordable, and in addition they’re consistently getting good reviews, and adding to their offering of trading tools and educational resources.

The U.S. Federal Reserve isn’t expected to announce another interest rate hike in the wake of the banking crisis, especially as the inflation the Fed has been fighting continues to slow. The change in policy could give mortgage interest rates some room to come down. (Mortgage rates are separate from the Fed’s short-term rates, but they have been following a similar upward trajectory.)
Inflation was still up 4.9% year over year in April but dipped slightly from the previous month, when it was 5% year over year, according to the government’s consumer price index released on Wednesday. Decelerating inflation takes some of the pressure off of the Fed to keep raising rates. The Fed is also likely to avoid adding further strain on the banking industry, after several recent, high-profile bank failures.
“It will prevent mortgage rates from climbing too much higher,” says Realtor.com® Chief Economist Danielle Hale of the Fed ending its rate increases. “I expect them to gradually come down.”
She anticipates mortgage rates will stabilize over the short term and then begin dropping by the late summer and early fall. Rates could eventually return to the 5% and high 4% range. But those longing for the days of rock-bottom rates, such as when they fell below 3% during the COVID-19 pandemic, shouldn’t get their hopes up.
Mortgage rates averaged 6.68% for 30-year fixed-rate loans on Tuesday afternoon, according to Mortgage News Daily.
“We should expect to see mortgage rates decline as we move toward year end,” says David Stevens, CEO of Mountain Lake Consulting. The Moneta, VA-based consultancy focuses on the mortgage and real estate industries. “Rates will be closer to 5.5% by the end of this year.”
The Catch-22 of the mortgage market is that for mortgage rates to really drop, the economy will have to take a hit. The Fed has been aiming for a “soft landing” in which it is able to bring down inflation without plunging the country into a recession. It’s a tricky landing for the Fed. If anything goes wrong or the bank failures continue, the Fed might have to cut its rates to stimulate the economy. That will likely lead mortgage rates to fall.
Once rates drop below 6%, homeowners are expected to begin listing their homes for sale again, easing the housing shortage. Many haven’t wanted to trade up or down into new homes as doing so would require securing new mortgages with higher rates. Those homes will likely be snapped up quickly by eager buyers.
In the meantime, stable and beginning-to-fall mortgage rates are good for the housing market.
“It’s going to give buyers and sellers a chance to adapt to where mortgage rates are and factor it into their decision-making,” says Hale.

The biggest complaint in today’s housing market might not be the high prices or even rising mortgage interest rates. It’s that there aren’t enough homes for sale, a situation that appears to only be getting worse.
So why aren’t sellers selling? Their top concern is putting their current residence on the market before finding a new one to purchase, according to a recent Realtor.com® survey. About a third of sellers in February were worried about finding a new home they can afford.
The insights are based on a series of surveys of 2,400 to 3,000 visitors to Realtor.com over a three-month period. Only responses from visitors who are homeowners, including active and prospective sellers, were included in this report.
“Sellers may not want to buy first, but in reality, they may need to sell first to get the cash for their next purchase. They may need a larger down payment to control the size of their mortgage, because mortgage rates are so high,” says Jiayi Xu, an economist at Realtor.com. The more money they put down, the lower their mortgage payments will be.
Many homeowners who would have traded up into larger, nicer homes or downsized into smaller ones have been reluctant to sell and let go of their record-low mortgage rates. That’s resulted in about a fifth fewer new home listings in April than there were a year earlier, worsening the housing shortage, according to the latest Realtor.com data.
Since many homeowners either bought their properties at a lower rate or refinanced during the COVID-19 pandemic, when rates fell to as low as mid-2%, they’re understandably reluctant to buy a home at today’s rates in the mid-6% range. That has been the main financial reason stopping homeowners from listing their homes since 2022.
Sellers are also worried about the state of the housing market. While it’s still not a buyer’s market, the days of homes selling moments after they went up for sale and buyers waiving all contingencies appear to be over. About a fifth of homeowners in February reported they were concerned about slowing buyer demand in their area and that sellers aren’t receiving good offers. That was more than double the worry that potential sellers expressed a year earlier.
“A lot of sellers want to wait until home prices go high again,” says Xu. “Given all of the uncertainties in the housing market, I don’t [think] that’s going to happen soon.”
Other concerns include the work—and cost—involved in getting their homes ready to list. High inflation driving up costs was a particular concern.
“A lot of people overlook the cost of repairing of their homes and getting them ready for market,” says Xu. “The costs are much higher [than] the same time last year.”

On Thursday, President Trump signed a new order that will send members of the National Guard to protect the US-Mexico border.
The move comes in advance of the construction of a new border wall, scheduled to begin construction later this month.
One of the focuses of the Trump Administration has been to fight illegal immigration. Immediately after Trump was elected, the number of illegal immigrants declined. However, in recent months the numbers have started to increase and are practically on par with Obama-era numbers.
“The lawlessnesss that continues at our southern border is fundamentally incompatible with the safety, security and sovereignty of the American people,” wrote the president in a memo that coincided the signing of the order.
This move came following Trump’s announcement Tuesday that active military would be used to protect the border. The Administration later clarified that only National Guard members would be deployed.
An immediate result of this could be a higher demand for National Guard members and qualified personnel.

Not the first time this has happened
Politicians on both sides either applauded or criticized the move to send the National Guard to protect the border. However, this is not the first time a President has called upon the National Guard for this reason.
In 2010, Barack Obama deployed 1,200 members of the National Guard to the Arizona border. The goal was to assist the Border Patrol for a one-year period in the hopes of increasing the safety of the border.
George W. Bush also sent the National Guard to the border in California, Arizona and New Mexico. From 2006-2008, roughly 6,000 members were issued with protecting the border.
President Trump’s plan is expected to be more similar to President Bush’s. National Guard members are expected to be sent to multiple states to increase security.
Numbers on how many troops will be sent is not yet clear. Estimates put it close to 1,000 troops, similar to the Obama Administration’s numbers. Also, the recent spending bill had $1.6 billion earmarked for border spending, with only a portion going to the new border wall. The majority of the spending should go toward personnel.
The moves by the Bush and Obama Administrations did both reduce the number of illegal border crossings. One should expect the Trump Administration to have a similar degree of success with their goal.
Where it goes from here
The more National Guard members that get deployed, the higher the demand for National Guard members. While there is no shortage of National Guard members, sending too many to the border could make some people uneasy.
Because nobody is yet sure how many troops will be deployed – and to what degree – it’s difficult to make any immediate judgments.
It is worth noting that some of the border states have already shown their support for Trump’s plan.
No matter the result of this plan, it’s bound to be another point of criticism for the President by his critics. However, supporters are likely to see the benefit of added protection.
This is one of those things where it’s too early to tell how it might turn out.

Mortgage rates increased this week after more than a month of straight declines, prompting rate-sensitive buyers to put off their purchasing plans once more.
The rate on the average 30-year fixed mortgage rose to 6.39% from 6.27% the week prior, according to Freddie Mac. Rates had slipped nearly a half-point since early March, but edged higher this week after several Federal Reserve members said further interest rate hikes may be needed to tame inflation.
The uptick in rates triggered some first-time buyers who came back to the market briefly to retreat once again, while homeowners remain reluctant to sell, exacerbating the acute inventory shortage this spring season.
“We had a surge of buyers probably a month and a half ago, but that’s waned,” Sean Dycus, a realtor at Mainstreet Properties, told Yahoo Finance. “Buyers are still out there, but we’re going to have less listings coming on. That’s the big prediction: Homeowners are going to hold back from listing this year because of rates.”
Buyers retreat as rates surge
Would-be buyers were quick to pull back from the market as rates climbed last week, a sign that affordability remains a primary concern again this year.
The volume of purchase applications decreased 10% from one week earlier, the Mortgage Bankers Association survey for the week ending April 14 found. Overall, purchase demand was 36% lower than a year earlier on a seasonally unadjusted basis.
“Affordability challenges persist and there is limited for-sale inventory in many markets across the country, so buyers remain selective on when they act,” Joel Kan, MBA’s deputy chief economist, said in a statement.
He noted that a 10% drop in applications for mortgages backed by the Federal Housing Administration — which have less stringent requirements — and the increase in the average purchase loan size to its highest level in a month signal that “first-time buyers have pulled back.”
At the same time, investors or buyers on the higher-end of the market may also have some difficulties qualifying for loans this spring because the spread between jumbo loans and conforming 30-year fixed rate loans remains tighter than a year ago, meaning that lending standards for these loans are stricter.
“As banks reduce their willingness to hold jumbo loans, we expect this narrowing trend to continue,” Kan said.
Inventory challenges remain
As mortgage rates pick up, homeowners are becoming even more hesitant to sell and give up their current mortgage rate. That’s evident in new listing data.
Only 66,000 single-family homes were newly listed on the market this week, Altos Research found, with 25% of those already under contract. By comparison, there were 100,000 new listings with 30% under contract immediately a year ago at this time.
“Demand is still strong,” Doug Duncan, senior vice president and chief economist at Fannie Mae, told Yahoo Finance. “There just isn’t the supply.”
The lack of inventory available means that buyers looking for some price relief may have a harder time finding deals with sellers newly emboldened.
For instance, builders are pulling back their price reductions as the selling season approaches, according to the National Association of Home Builders,
At least 30% of builders reduced their home prices in April, down from 31% in March and February, 35% in December, and 36% in November. The average price reduction was 6% in April, down from 8% in December.
“While it varies from region to region, home prices at the national level may fall 1% or 1.5% by the end of the year, so not much,” Duncan said.
Still, 59% of builders are using incentives to draw in buyers, a potential opening for opportunistic buyers still in the market.
“Right now, investing in a new house is worth considering, you’ll get incentives from the builder and potentially a better rate on the house,” Dycus said. “It can be a bit harder to get deals on existing homes, or something you really like, especially if competition is up.”

Of course, some areas are going to be easier to buy a home in than others, and some places have more homes available for people to buy.
But where are veterans buying homes?
Fortunately, the VA keeps track of all mortgages processed through their system. A recent data series was released by the VA showing the counties with the most VA loans, IRRRLs and cash-out refinances. It sheds a little light on where the most popular spots for veterans to buy a home are.

The most popular spots for veterans to buy a home
The VA took data from all 3,076 counties that process some type of VA mortgage product between 10/01/2017 – 5/31/2018. In that period (what is just about half a year), the VA closed a total of 411,282 loans. Of those, 236,501 were purchase loans. That means that veterans are on pace to purchase over 500,000 homes using the VA loan in a one-year period.
The VA breaks it down further, showing how many of each mortgage product were used in each county. Here were the top 10 for purchase loans:
Maricopa, Arizona – 4,850
Bexar, Texas – 3,899
El Paso, Colorado – 3,822
San Diego, California – 3,792
Clark, Nevada – 3,297
Riverside, California – 2,591
Pierce, Washington – 2,083
Hillsborough, Florida – 2,018
Harris, Texas – 1,981
Tarrant, Texas – 1,839
Based on the data, veterans are mostly moving west or to Texas, with three of the top 10 counties being in Texas. Aside from that, the west coast (California and Washington) has three as well, with Nevada, Arizona and Colorado being popular picks.
Unsurprisingly, Florida was also a popular spot for veterans to buy a home. Not only is Florida a traditional retirement spot, but it also has affordable housing relative to some of the other counties on this list.
What’s interesting is that a lot of veterans are moving to areas with big cities. San Diego is a larger city, and Clark, Nevada is home to Las Vegas.
Cash-out refinance loans prove popular
Along with purchase loans, the VA offers two types of refinances: the IRRRL and the cash-out refinance. Of the two, the cash-out refinance proved to be much more popular with 112,594 refinances closing during the same period, as compared to 62,187 for IRRRL.
Cash-out refinances are different from IRRRL for a few reasons. First, veteran homeowners are allowed to take cash out of their equity and use it for whatever they want – be it a renovation, a new boat or even a vacation.
Second, cash-out refinances are available to all veterans, even if they didn’t use a VA loan to purchase their house.
Also, many veterans that have lived in their house for over 10 years may be able to reduce their mortgage rate as well, saving on monthly payments. There are a variety of reasons that veterans get refinances, but cash-out proves to be the most popular.
