When shopping for apartments, listings feature numerous dimensions stating how small or large the space is. Obviously, a 1,000-square-foot apartment will be larger than an 800-square-foot apartment. But if both apartments have two bedrooms, it’s hard to distinguish how much larger the 1,000-square-foot apartment is.
So, how big is 1,000 square feet? Learning how to measure for yourself and looking at some comparisons can go a long way in putting 1,000 square feet into perspective.
How to measure 1,000 square feet
To provide guidelines on standardized measurements, the American National Standards Institute oversees standards and conformity assessment activities to keep everyone on the same page. However, not everyone adheres to these standards, so it’s imperative to take your own measurements to confirm an apartment is an advertised size.
To adequately measure an apartment, condo, townhome, rental house, tiny home or other property, start by listing all the different rooms in the unit on a piece of paper. This includes all closets, hallways, utility spaces and so on.
Next, measure each room with a tape measure. Measure both the length and width of the room and then, multiply those two numbers. That’s the square footage of the room, which is noted by the correct space on the list.
If you have a room with an offset that’s not flush with the rest of the room, measure that section separately. For instance, if the kitchen has an eating nook, measure the straight lines of the kitchen, and then measure the straight lines of the eating nook to get each section’s square area.
To keep the math simple, round all measurements to the nearest half foot. For example, if the master bedroom is 12 feet by 8 feet, 7 inches, multiply 12 by 8.5 to get the square footage: 102 square feet.
After measuring all spaces in the unit, add them together for the unit’s total square footage.

What does 1,000 square feet look like?
It’s not easy to picture how much space 1,000 square feet actually is, so consider some comparisons. One example is a regulation tennis court for singles matches. This court measures 2,106 square feet, so a 1,000-square-foot apartment would sit on about one-half of the tennis court. Here are some other comparisons:
The average two-car garage is 400 square feet, so imagine two and a half two-car garages sitting side by side
On an NBA basketball court, the foul line is 19 feet from the baseline behind the basket. The court is 50 feet wide. If you measure the court size from the baseline to the foul line, it is 950 square feet.
The average size of a rectangular in-ground swimming pool is 200 square feet, so imagine five swimming pools side by side
How much can I fit into a 1,000-square-foot apartment?
Although actual layouts may vary, many 1,000-square-foot apartments often have two bedrooms, two bathrooms, a living area, a dining area and a kitchen. Within those layouts, the rooms may vary, such as a larger living and dining area and smaller bedrooms.
In some cases, the living and dining rooms could be about the same size as the bedrooms. Or, the bedrooms could be larger, with small main living spaces.
It’s likely a king bed will fit comfortably in at least one of the bedrooms. The living area likely will accommodate a sofa, a couple of chairs and two or three side tables. The dining area usually is large enough for a kitchen table and four chairs.
Given these are basic items, a 1,000-square-foot apartment also usually will accommodate accessories, such as bookshelves, TV consoles, dressers and other furnishings.
A 1,000-square-foot apartment generally accommodates a family of four or less.
The benefits of living in 1,000 square feet
When considering a 1,000-square-foot apartment, there are many benefits to choosing an apartment of this size.
You’ll have extra space for storage
In a 1,000-square-foot apartment, you could find yourself with plenty of storage space. For instance, if you plan to use the second bedroom as an office or guest room, you can use that bedroom’s closet for storage.
Plus, you can put furniture in there to use as storage, such as bookcases, chest of drawers and armoires.
You could save on utility costs
Choosing a 1,000-square-foot apartment could help keep utility costs in check. Having a smaller floor area means less work keeping it warm or cool enough, which reduces the cost of your electric bill. Fewer windows could help, as well, since you can keep curtains closed in the winter to keep warm air in and help prevent cold air from escaping during summer.
Use effective interior design to maximize space
Once you start moving into a 1,000-square-foot apartment, the rooms may start to feel smaller. But you can take steps to prevent that from happening with the right home designs.
For instance, decorating with lighter colors can reflect light and make the rooms feel bigger. If the walls are already white or a light color, just add pops of color through accessories like area rugs, throw pillows and artwork.
While you want to maximize the storage space in your apartment, don’t try to cram too many furnishings into the rooms. For example, choose a large sofa, chair and coffee table instead of several chairs, a loveseat and side tables.
Adding baskets also can help keep your apartment decluttered, so you don’t feel like your stuff is overtaking the place. Baskets are great catch-alls for books, magazines, papers and other items in the living room.
They also serve as a good storage spot for towels if you don’t have a lot of cabinets in the bathroom. Throwing toys in your child’s bedroom also can make clean-up quick and easy.
Turn 1,000 square feet into your perfect living space
For many people, 1,000 square feet may seem like a small apartment while, for others, it may seem like more than enough square footage. Regardless of your circumstances, you can make 1,000 square feet your perfect-sized property with the right furnishings and home designs in each of the rooms.
Last year I was closely involved with a hotel project on Crete which proved ultimately profitable even though the Greek economy tends to stifle profits. Located at a seaside fishing village turned favored tourist spot is where an entrepreneur named Dimitris Markakis spent sleepless nights to bring a stunning hospitality venture to life. SeaScape Luxury Residences are expanding this year because of a combination of impeccable design, efficient marketing and sales, and an age-old equation that involves geographical fate.
“In Tune” Development
Not so many years ago Agia Pelagia was a tiny fishing harbor where goats and sheep were as likely to be seen on the stunning beach as sunburned tourists are today. Once a majestic port for the Bronze Age Minoan civilization, today the town offers delectable Cretan cuisine straight in front of one of Crete’s most stunning swimming, snorkeling, and watersports spots. But when Dimitris Markakis described for me how the good fortune played a role in Crete development, I was reminded how timing is everything. As it turns out, property on the seaside in places like Agia Pelagia was once deemed worthless by the patriarchs of agrarian families.
When these properties were passed down, the favored sons and daughters were given farmlands, olive groves, and orchards – the youngest or those in disfavor, they got beachfront. Talk about a “twist” of fate. As luck so often has it, those less favored siblings mostly sold their property for pennies rather than drachmas. Smart entrepreneurs and those seeking lots by the seaside were the beneficiaries. Today, however, the problem for property developers and entrepreneurs is the economy, taxes, and plummeting prices, not to mention the dire need to build sustainably. With the touristic corporations bearing down on Crete, local entrepreneurs are under increased pressure to conform. SeaScape is a truly non-conformist idea when compared to the big seaside developments.
Bucking the trend to build, Markakis’ and his brothers’ not only had the challenge of creating a luxury self-catered vacation abode, they were also building a brand new development into an already crowded village geography. Agia Pelagia, like other Cretan seaside villages, is struggling to preserve its Cretan traditions and identity, so the SeaScape development came with myriad difficulties above and beyond potential profit and loss. Ultimately, the property designed by the gifted architect, Lefteris Tsikandilakis got built despite a couple of hundred logistical and bureaucratic hurdles.
Last year I interviewed Lefteris Tsikandilakis, the gifted architect who designed SeaScape Phase One to find out more about the overall vision of this amazing self-catering boutique resort. I got from the designer the developmental philisophy behind this new development:
“It is obvious that every residence is unique, but that wasn’t necessarily the principal design purpose. In this particular project, we had to deal with 2 challenging plots with sharp slopes, their integration in an already developed building, and the need for these plots to be configured in the best possible way. The sea view, the orientation and the scope for the internality of the plot, were principal elements that defined the spatial design.”
The Recipe
SeaScape Luxury Residences became a success in its first year of operation, despite all the hurdles, because of the cohesive efforts for design, efficiency, sensitivity to the local environment, marketing, sales, and creating the perfect guest experience. On the latter, Dimitris Markakis offered this:
”Seascape Luxury Residences” redefines the meaning of “Cretan hospitality” with the addition of 15 new residences with differentiated comfort and innovative design. Every guest here will experience luxury and truly relaxing vacations in the heart of the cosmopolitan village of “Agia Pelagia”. The additional residences feature a unique architectural design that combines simplicity with stylish luxury. The modern decoration aesthetics accentuate out themes of ultimate tranquility and relaxation that every guest needs and expects during summer vacations.”
SeaScape is a stunning property, in the perfect location, and the development actually adds to the aesthetic of Agia Pelagia, rather than detracting from it. This brings me to location, and how complex the job was for Markakis and his team. Choosing to put a hotel in the wide open spaces is one thing, but designing with a vision smack in the middle of a thriving small village is another. The developers of SeaScape had to take into consideration the streets, thoroughfares, zoning, touristic and service traffic, neighboring houses, stores, villas, and so forth. Knowing the value of being in Agia Pelagia may have been a given, but displaying everything in the town for a spell brought looks of concern from the community. I know Dimitris spent many sleepless nights worried over civic outrage over huge cement trucks and etc. I’m sure he wondered many times whether or not he’d selected the right location – ultimately he was proven right. The beautiful people lounging (as in the Instagram share below) at SeaScape last summer must have been a rewarding experience for the owner.
Building a brand new vacation residence is hard enough. No matter how compelling any development is on paper, the team that designs, builds, organizes, and promotes must work as harmoniously as possible with the same goals in mind. And once the luxury residences were up, the twin swimming pools filled, the chic pool bar stocked and pillows fluffed, then came the branding and the rush to bookings. I was on the site two weeks before the first guests were slated to arrive, and I can tell you SeaScape looked about half complete. Miraculously, the team opened on schedule and the world of the sales and marketing team came into play. I spoke briefly about SeaScape Phase One, and the new expansion with Giorgos Ergazakis, who’s the Director of Sales at Plarino – Hotel Management Services, the company that handles SeaScape sales strategy. Here’s what he had to say about SeaScape’s initial success:
“The SeaScape Luxury Residences case is interesting for several reasons. Given the end product and the clearly demonstrated vacationer value at the end, most sales execs would consider the property and easy sell. But SeaScape sits in the middle of the amazing competition. We are very prou ofd our marketing and pricing competitiveness helped make the property profitable in such a short time.”
Vision, location, a clear strategy, creating an effective team, and presenting the destination and the accommodation value to the public effectively, all this and more led to SeaScape’s initial successes. And now SeaScape Phase Two is slated to open in the Spring at Agia Pelagia.
Expanding On Success
SeaScape Phase One was built upon vacant lots alongside an existing apartment complex at Agia Pelagia. Markakis’ vision had always been to expand the new property to integrate with these existing apartments. Design wise, the trick is to shape the facades and the surrounding environment so that Phase One and Two are combined aesthetically and functionally. My texts from Lefteris Tsikandilakis’ offices speak of key materials usage to make this integration perfect, but the architect’s job is not only about congruent materials. Tsikandilakis will have to create the same sense of casual luxury in this second phase, that guest experienced and talked about from SeaScape Phase One. As the architect told me, SeaScape exists as a perfect balance of interiors and exteriors which create an overall sense.
The second part of the SeaScape story will be completed when more visitors to Agia Pelagia go home to express the special experience of place that many believe can only be achieved here on Crete. Marketing and sales for SeaScape Luxury Residences will be challenged to meet or exceed last year’s successes. The staff will certainly be expanded, guests will expect their luxury holiday, and if my guess is right, many more holiday seekers will become purist fans of one of the world’s most fabulous island getaways, in no small part due to the efforts of Dimitris Markakis, a smart Crete businessman bold enough to be different.

In these languid—and, for much of the country, excruciatingly, unbelievably hot—days of summer, the timeless allure of a large, cool body of water beckons. And while heading to the lake is, for some, an occasional destination, for others it’s a way of life.
Sure, some of America’s more famous lake towns are pricey. But there are others that are surprisingly affordable, offering lakeside living for bargain-basement prices. The data team at Realtor.com® dug into the data to find some of the cheapest lake town real estate in the nation.
It helps that there are a lot of lakes in America. According to the U.S. Geological Survey, there are just shy of 7 million bodies of water in the U.S. and in adjacent areas along the borders. Of those, 5.76 million are classified as a lake or pond, and 134,000 have official names.
Each of the lake towns we found has a unique charm, blending natural beauty and local culture. All of them are nestled in the most affordable regions of the country, especially the Upper Midwest to the Deep South—areas known for their low cost of living. As it turns out, they’re also ideal places for lake house shoppers not looking to stretch their budget.
As famously avid lake admirer Henry David Thoreau once wrote, “A lake is a landscape’s most beautiful and expressive feature. It is Earth’s eye; looking into which the beholder measures the depth of his own nature.”
To find the most affordable lake towns, we looked at all the home listings for the past year within a half-mile (roughly a 10-minute walk) of a named lake or pond. (Named bodies of water exclude reservoirs and lakes that folks can’t swim or boat on.) Then we calculated the median prices from July 2022 through June 2023 for homes in those areas to pinpoint the most affordable lake towns in 2023. Only towns with at least 50 home listings over that period were included.
We excluded big cities, because we’re looking for places where the lake plays a large part in the local culture. And we didn’t include extremely small towns, because you’ve got to have at least a few shops and restaurants to keep you busy when you’re not on the water. And we included only the single most affordable lake town in any state, to ensure geographic diversity.
So let’s set sail to the most affordable lakeside real estate in 2023.

Danville, a relatively small town in east central Illinois along the Indiana border, is home to Lake Vermilion. The human-made reservoir provides drinking water for the city, but it has also become a popular fishing and boating location. Cabins and docks line its forested edge.
The town was an industrial hot spot for the region from the mid-19th century to the mid-20th century, as a major coal mining town and a rail hub. Abraham Lincoln was known to visit the town and once delivered a speech from the balcony of the home of a prominent Danville resident.
The median home listing within a half-mile of Lake Vermilion over the past year had a price tag 65% below the national median list price of $445,000 in June. A three-bedroom home within walking distance of Lake Vermilion, with hardwood floors, a garage, and a big yard, goes for $120,000. And for just over $100,000, home shoppers can find a two-bedroom condo about as close to the lake.
Median list price: $140,000 Median list price per square foot: $79 Population: 2,838
Rogers City is the smallest of any of the spots on our list of affordable lake towns, just shy of 3,000 residents.
Situated on the banks of Lake Huron, about 45 minutes from Cheboygan, Rogers City residents have quick access to multiple parks along the lakeshore. They include Harbor View Park on the southern corner, Seagull Point Park on the northern tip of the town, and several in between, including the Rogers City Yacht Harbor and Lakeside Park.
Rogers City has been host to multiple salmon fishing tournaments in the summer, including the vividly named Fat Hogs Fishing Frenzy and the more straightforward Rogers City Salmon Tournament.
It’s also home to the Great Lakes Lore Maritime Museum and the Presque Isle County Historical.
A large three-bedroom home with a garage and a brick fire pit in the backyard can be found for $165,000, a short walk from Rogers City’s North Shore Park and beach.
Median list price: $122,750 Median list price per square foot: $83 Population: 12,651
The western tip of northern New York state, in the Chautauqua-Allegheny region, is known for its lakeside getaway culture. And although some of the area’s real estate is quite pricey, the lowest home prices within a half-mile of a lake can be found in Dunkirk at the edge of Lake Erie.
The area was first occupied by the Indigenous Erie and Seneca tribes, then colonized by the French, who erected the Dunkirk Lighthouse at Point Gratiot in 1826. This helped the town become a significant regional port for coal and lumber shipping. It’s now listed on the National Register of Historic Places.
Dunkirk has multiple beach parks, and it hosts several summertime events, including an annual strawberry festival, arts and music festivals, and a “Fly-In Breakfast,” which welcomes pilots from all over to the small lakeside town.
Duke McLachlan, a real estate agent with Howard Hanna Hold Real Estate in neighboring Jamestown, says that from June through August, life in this area is all about the lake, for residents and visitors alike.
“It’s the whole Chautauqua area,” McLachlan says. “The local economy really picks up.”
Buyers will find the most listings just before and after prime lake season. Sellers know they can find buyers looking forward to the summer in April and May. Meanwhile, other sellers will list in September and October after they used their homes for the summer.

Minnesota is called the “Land of 10,000 Lakes” for a reason: The state has 11,842 of them.
So don’t drop your oar in the water when you hear that Fairmont, a small town in southern Minnesota near the Iowa border, sits on a string of five small lakes. These include George Lake, in the northern part of Fairmont, and Budd Lake, near the center of town.
All five offer boating and fishing—and there is very affordable real estate near two of these bodies of water.
The median home that was listed over the past year near both Lake George and Budd Lake is less than half the national list price. The real estate near Budd Lake is a little pricier, due to its proximity to the center of Fairmont, and a couple of developed parks along its edge.
For those who want to live and work near the water year-round in the “City of Lakes,” Fairmont’s local economy is driven by the local Mayo Health System hospital, two small colleges, and a couple of modern industrial companies.
Median list price: $126,900 Median list price per square foot: $91 Population: 4,977
Cherokee Village, a small town in central northern Arkansas about 20 miles south of the Missouri border, boasts seven lakes in total.
Lake Cherokee, the smaller of the two lakes where we found low-priced homes, has a park and private docks. Meanwhile, Lake Thunderbird, the town’s largest lake, has a public marina and the town’s public recreation center, which has two swimming pools and a minigolf course.
For just under $290,000, a homebuyer can get a 1,200 square-foot, two-bedroom house with a backyard dock on Lake Thunderbird. For those looking for homes costing less, just across the street from Lake Cherokee, a two-bedroom townhome can be found for as little as $120,000.
Median list price: $169,900 Median list price per square foot: $95 Population: 9,305
Pickwick Lake, a popular boating and fishing destination, was created by the Pickwick Landing Dam on the Tennessee River near where Alabama, Tennessee, and Mississippi meet.
The lake is known for record-size smallmouth bass and catfish. Local fishing guides say 2- or 3-pound smallmouth bass are the norm—and catches of 5 to 6 pounds are not uncommon.
History lovers will also appreciate the small town of Sheffield. It became a major wartime aluminum smelting location in the 1940s, boosting the nation’s aircraft production. It’s also the hometown of Senate Majority Leader Mitch McConnell.
And it’s where you’ll find the famous Muscle Shoals Sound Studio, where a litany of modern musical icons came to record, including The Rolling Stones, Aretha Franklin, Cher, and Wham! The studio faded and was repurposed for several years, before a documentary reignited interest and a restoration brought it back to life. It’s now a museum during the day and a working studio at night.

Lorain is a small city on Lake Erie, in the far western corner of the Cleveland metro area. Like the other Great Lakes locations on our list, Lorain was once an industrial production mecca, dominated by steel.
Now, says Bill Swanzer, a real estate broker at The Swanzer Agency Realtors in neighboring Amherst, Lorain mixes a classic lake culture with good access to the city.
“You’re only 20 or 30 minutes from the Cleveland Browns‘ stadium,” Swanzer says. “So you can get to all the big-city things—live sports, live music, shows.”
But for Lorain residents, Lake Erie’s offerings are right in the backyard.
“The lake’s always been a big draw for us,” Swanzer says. “You’ve got kayaking, boating, fishing, swimming—you’ll see Jet-Skis on the water and parasailing.”

Two Rivers is uniquely situated on Lake Michigan, such that it remains cooler than nearby areas on hot summer days—earning the town its nickname “Cool City.” It became a summertime destination for folks looking for a reprieve from the heat.
The moniker is memorialized just about everywhere, from the annual Cool City Car Show & Cruise, the Cool City Brewing Co., and Cool City Coffee Shop to the Cool City Charters and Cool City Cleaners.
Summer activities include swimming and sunbathing at Neshotah Park & Beach, and hiking and camping in Point Beach State Forest, just north of town. There’s also boating and fishing on Lake Michigan and the town’s—you guessed it—two rivers. It’s also only about 30 miles southeast of Green Bay, offering relatively quick access to a big city nearby.
But what’s especially cool about Two Rivers for us is the low price of homes near Lake Michigan. Take this recently listed two-bedroom home with an updated bathroom and floors about a block from Lake Michigan, priced at just $134,000.
Median list price: $185,000 Median list price per square foot: $106 Population: 9,299
About 30 miles east of Wichita is Augusta and its 190-acre human-made lake on the north end. Augusta Lake, lined with parks, grassy embankments, and walking trails, is a community center of sorts. There are Little League tournaments, concerts, disc golf, and the town’s Fourth of July celebration, in addition to the standard lake activities like fishing, boating, and kayaking.
The town is known for its historic buildings, many of which have been added to the National or State Register of Historic Places.
Of course, we’re interested in the home prices, which are inexpensive, even for a relatively affordable state like Kansas. A three-bedroom, ranch-style home six doors away from Augusta Lake can be found for just $150,000.
Median list price: $285,000 Median list price per square foot: $125 Population: 7,565
Homes within a half-mile of Prestwood Lake are the most expensive of any place on our list of affordable lake towns—but they’re still about 35% less expensive than the national median list price.
Lauri McLeland, a Realtor with Better Homes and Gardens Real Estate Segars Realty in Hartsville, says it’s not uncommon to see small speed boats and jon boats on Prestwood Lake, and even some kayakers on Black Creek, which leads into the lake.
But although there’s a decent amount of housing within that half-mile of the lake, it can be a tight market for buyers looking for something right on the water.
The small South Carolina town, about an hour northeast of the state capital of Columbia, is a tight-knit community, says McLeland. Word of someone selling their home can lead quickly to an offer from another local looking to get closer to the water.
“Prestwood is a really pretty lake,” McLeland says. “There’s not a lot of housing right on the lake, and some of those sell before they even hit the market.”
In recent years, barndominiums have gained tremendous popularity as a unique housing option that combines the rustic charm of a barn with the modern comforts of a home. These versatile structures have become a popular choice for individuals seeking a customizable, spacious, and cost-effective living space.
This Redfin article aims to provide you with a comprehensive understanding of barndominiums, from their construction to living in one, while highlighting the benefits they offer, whether you land in Oregon or Texas. So, let’s dive into the world of barndominiums and explore this exciting housing trend.
What is a Barndominium?
A barndominium is a term used to describe a hybrid structure that combines a barn-like exterior with a residential interior. While the external design resembles a barn, the interior is transformed into a comfortable living space with all the modern amenities. These structures can be customized to suit various needs, whether it’s a weekend getaway, a primary residence, or a multi-purpose space.
“The term “barndominium” is often misunderstood, as its meaning has evolved over the years,” says BuildMax. “Modern barndominiums are defined as a style of architecture that combines country, farmhouse, and modern design, drawing inspiration from traditional barns.”
Why choose barndominiums: the benefits
Barndominiums are cost-effective
Barndominiums often offer a more affordable alternative to traditional homes. The use of steel or metal frames for construction reduces costs, and the open layout allows for efficient use of space, eliminating the need for additional walls or support structures.
“When building a barndominium, keep it simple and practical to maintain its economical nature,” emphasizes Absolute Steel Texas. “Avoid extravagant features and focus on being cost-effective. Prioritize a great kitchen and bathroom for better resale value. Additionally, buying factory-direct can be advantageous, avoiding contractor markups.”
They are eco-friendly
Barndominiums can be designed with eco-friendly features to reduce their environmental impact. Incorporating energy-efficient insulation, renewable energy sources like solar panels, and water conservation systems can make them more sustainable and environmentally friendly options for homeowners.
“Building a sustainable and energy-efficient “green” barndominium involves incorporating eco-friendly practices,” mentions Tennessee Barndominium Pros. “Key considerations include investing in high-quality insulation like cellulose, cotton, or wool to reduce energy needs and maintain comfortable indoor temperatures. Harnessing renewable energy through solar panels on the roof helps generate clean electricity for lighting, appliances, and heating. Additionally, integrating a rainwater harvesting system allows for water collection and storage for non-potable uses, further minimizing environmental impact. By implementing these practices, you can create a space that harmonizes with the environment and promotes sustainable living.”
You can customize your barndominium
One of the main advantages of barndominiums is their versatility. With an open floor plan, homeowners can customize the interior to suit their preferences. Whether it’s adding extra bedrooms, a home office, or a large entertainment area, the possibilities are endless.
Barndominiums are durable
Barndominiums are built using steel or metal frames, making them highly durable and resistant to the elements. They can withstand extreme weather conditions, such as strong winds and heavy snowfall, providing long-term stability and peace of mind.
“These residential structures require careful design considerations from the beginning,” states BEST Pole Barn Kits, Pole Barn Designs & Pole Building Installers. “This includes the involvement of an engineer who assesses factors like wind, snow, and structural strength. The engineer’s calculations are then used by a designer to create a detailed plan that meets local building codes for insulation, design criteria, and aesthetics.”
They are spacious homes
Unlike traditional homes with predefined room sizes, barndominiums offer vast interior spaces with high ceilings. This openness creates a sense of freedom and allows for creative interior designs.
How to build a barndominium
Planning and design
Begin by determining the purpose of your barndominium and envisioning the layout. Consult with an architect or designer to create a blueprint that suits your needs and adheres to local building codes.
“One important tip for barndominium builds is to plan a safety room for severe weather events,” expresses DM Roofing Siding and Windows. “This room should be built with solid wall materials, such as blocks, to provide shelter. It is often located in a corner of the shop area, but it’s crucial to consider it during the initial planning phase. Collaborating with your architect and builder allows for creative integration of the safety room with the overall design of the home. This feature is particularly important in areas prone to severe storms.”
Site preparation
Clear the chosen site and ensure it is level and suitable for construction. Take into account factors such as drainage, utilities, and accessibility.
“When considering building a barndominium, it’s crucial to be aware of your limitations,” insists AVO Barndominium Builders. “While barndominium kits are popular for DIY projects, safety should always be a top priority. We strongly advise individuals without building experience to hire a licensed contractor. We frequently encounter situations where we have to fix mistakes or assist those who have exceeded their capabilities, resulting in additional costs to rectify errors.”
Foundation and framing
Choose an appropriate foundation type, such as a concrete slab or pier and beam. Erect the steel or metal frame according to the specifications in your blueprint.
“When choosing between wood and steel for your build, I highly recommend steel for long-term cost savings and peace of mind,” shares Prefab Housing Canada. “While wood may initially appear cheaper, steel offers advantages such as upfront pricing and reduced labor costs due to prefab components. Steel is resistant to rot, pests, and has lower maintenance costs. Additionally, insurance premiums can be lower due to reduced fire risk compared to wood structures.”
Exterior and roofing
When constructing the exterior of your barndominium, consider using a variety of materials to achieve the desired aesthetic and functionality. In addition to metal, another popular choice for roofing is architectural shingles. These shingles are designed to mimic the appearance of traditional roofing materials like wood or slate, while offering the durability and longevity of modern materials. They provide excellent protection against the elements and come in a wide range of styles and colors, allowing you to customize the look of your barndominium.
Whether you choose metal or architectural shingles, selecting the right roofing material is essential for maintaining the integrity and visual appeal of your barndominium.
Interior finishing
Install electrical, plumbing, and HVAC systems as per your design. Divide the interior space into rooms, add insulation, and choose suitable flooring, paint, and finishes.
“When building a barndominium, prioritize a floor plan that balances functionality with the unique barn-like qualities,” shares Love Remodeled. “Opt for an open concept layout, high ceilings, and large windows for natural light. Consider adding a cupola for aesthetics and increased sunlight. Include a well-equipped kitchen, full bath, and laundry area on the first floor. Utilize the second floor for bedrooms, a bathroom, and versatile spaces. Choose a contractor who can avoid support posts on the first floor. Create a warm color palette, incorporate mid-tone wood shiplap, natural stone elements, black hog wire fencing, and an off-white paint color for an authentic and cozy aesthetic.”
Permits and inspections
Obtaining permits and scheduling inspections is a crucial part of the construction process. It involves researching and understanding the specific permit requirements in your area, contacting the local building department, and submitting permit applications.
Inspections are conducted at different stages of construction to ensure compliance with building codes and safety standards. This process helps protect your investment, ensures the safety of occupants, and provides peace of mind. Collaborating with your contractor or builder is essential to ensure all necessary permits are obtained and inspections are scheduled appropriately.
What does a barndominium cost?
Determining the cost of a barndominium depends on several factors, including size, design, location, and customization. While prices can vary significantly, here are some example price points to provide a general idea.
A basic, no-frills barndominium without extensive customization can range from $70 to $100 per square foot. For instance, a 2,000 square foot barndominium in this category could cost between $140,000 and $200,000.
On the other hand, a mid-range barndominium with some customization and upgraded finishes may range from $100 to $150 per square foot. A 2,000 square foot barndominium in this range could cost between $200,000 and $300,000.
For those looking for high-end, fully customized barndominiums with premium finishes and luxury features, the cost can exceed $150 per square foot. In this category, a 2,000 square foot barndominium could cost upwards of $300,000 or more.
Note that these price ranges are rough estimates and can vary based on factors such as location, materials used, labor costs, and specific design choices. It’s recommended to consult with builders, contractors, or barndominium specialists to get accurate pricing estimates based on your specific requirements and location.
“When building a barndominium, it’s important not to rush the planning and design phase,” says builders Barndominium Life. “Take the time to find a plan that truly meets your needs and desires. Additionally, create a realistic budget and stick to it to avoid exceeding your financial limits. Consider construction costs, materials, and add a 20 percent buffer. Utilizing a budget tracker can help you plan expenses and keep the project on track.”
Mastering barndominium living: essential tips
Maintenance
Regularly inspect and maintain your barndominium to ensure its longevity. Monitor the roof, foundation, and exterior for any signs of damage or wear.
“While it may seem unconventional, it’s wise to invest in quality for things that are not easily changed,” recommends Woody’s Barndominium Tour. “For example, don’t compromise on insulation, plumbing, electrical work, or independent home inspections. These may not be glamorous investments, but they are crucial for long-term satisfaction and safety. Opting for cost-effective light fixtures or easily replaceable features like shower/tub inserts allows for future upgrades without major consequences. By focusing on getting the foundational aspects right the first time, you can avoid the need for extensive renovations or repairs down the line.”
Interior design
When designing the interior of your barndominium, you have the opportunity to unleash your creativity and personalize the space. Balance rustic elements to complement the barn-like exterior with modern amenities for comfort and convenience. Incorporate reclaimed wood, exposed beams, or vintage fixtures for a touch of rustic charm. Integrate state-of-the-art appliances, sleek countertops, and smart home technology for a modern twist. Create functional zones within the open floor plan to cater to your specific needs. Let your personal style shine through for a warm and inviting home.
Landscaping
Enhance the aesthetic appeal of your property by designing a complementary landscape. Consider the surrounding environment and choose plants and outdoor features that harmonize with the barndominium’s style.
“Outdoor living spaces are a popular trend in barndominium builds, especially in Southern US builds, with features like wrap-around porches, outdoor kitchens, and swimming pools,” notes Metal Building Homes. “Natural landscaping using native plants and materials is another trend, reducing water usage and enhancing aesthetics. Incorporating these trends adds value and flexibility to barndominium designs.”
Why you should work with a a professional
When embarking on a barndominium project, it is highly recommended to work with a professional who specializes in barndominium construction. Keystone Construction says, “after 18 years in business and over 2000 buildings built, we believe that it’s more about the people that you choose to build with than the materials that they use.”
Expertise and experience: A professional barndominium builder brings extensive expertise and experience to the table. They have in-depth knowledge of the unique design and construction requirements. Their expertise ensures that your project is executed efficiently, with attention to detail and adherence to building codes.
“Hiring a licensed contractor for your barndominium construction is crucial,” suggests Sherman.Builders. “They possess the expertise to design and build the shell, stay within your budget, and ensure compliance with building codes. A contractor who can handle the entire project saves time and potentially reduces costs.”
Customized design: Working with a professional allows you to benefit from their design expertise. They can help you create a customized floor plan and layout that suits your specific needs and lifestyle. Professionals understand the importance of balancing functionality, aesthetics, and structural integrity, ensuring that your barndo is both beautiful and practical.
Quality construction: Professional builders have access to top-quality materials and have established relationships with trusted suppliers. They are skilled in managing the construction process, ensuring that all elements of your barndominium, from the foundation to the finishing touches, are built to the highest standards. This results in a structurally sound and long-lasting home.
“Barndominiums have gained popularity due to their unique combination of rustic charm and modern comfort,” claims Mykala Mortgage Planning. “They are often more affordable than conventional construction, making them an attractive option for those seeking cost-effective housing solutions. To ensure accurate pricing, it is recommended to find a local builder experienced in post-frame, barn-home, or barndominium construction. This allows you to target a budget that suits your needs.”
Streamlined project management: Building a barndominium involves various tasks, including obtaining permits, coordinating subcontractors, and managing timelines and budgets. A professional builder handles all these aspects, ensuring that the project progresses smoothly and efficiently. They have established networks of trusted subcontractors and suppliers, making the construction process more streamlined.
“Building a barndominium can be confusing due to varying information from builders and lenders,” mentions Boss Hog Barndominiums. “To simplify the process, it’s advisable to choose a builder who offers comprehensive services. This includes financing, complete build-ready design, and full construction services. Many builders only provide limited options, leaving homeowners to figure out the rest. Ensure that the plans you purchase are build-ready and designed by a qualified architect. Ordering plans off the internet may result in disappointment if they don’t align with your specific build. It’s recommended to work with a builder who offers in-house services to avoid unnecessary expenses.”
For years, Promises Malibu served as a detox destination to the stars. Celebrities such as Britney Spears, Charlie Sheen and Lindsay Lohan flocked to the retreat for an addiction program with a Hollywood spin: rehab, sure, but also tennis lessons, massages and horseback riding.
Now, the coastal compound is hitting the market for $19.95 million.
The listing is the latest development in the property’s storied saga, which started in 1989 when real estate developer Richard Rogg established Promises Malibu as the area’s first luxury treatment center.
It was there that Rogg coined the Malibu Model, an approach that offered a different type of recovery for its celebrity clientele. Cellphones were allowed, and patients could go off-site to hit the gym or keep up with appointments (in between high-end meals of lobster and osso bucco prepared by a chef).

“It was a combo of serious treatment and health spa,” said Sean Landon of Douglas Elliman, who holds the listing with Jennifer Johnson.

The model was a huge success with Hollywood elite, drawing names such as Ben Affleck, Diana Ross and Robert Downey Jr.
Promises Malibu operated as a for-profit business in a traditionally nonprofit space, and before long, Malibu’s sweeping vistas and ocean-view cliffs were loaded with similar-looking rehab facilities wrapped in the sheen of a luxury resort.
But by 2007, the center was facing multiple lawsuits related to consumer rights, breach of contract and unfair business practices. One person told The Times that he paid $42,000 for a monthlong stay for his brother, but after Promises kicked him out for belligerent behavior five days into it, it kept all the money. In addition, its website listed multiple physicians and psychiatrists as staff members despite not being licensed to provide medical care.
Rogg sold the business, but not the land, in 2007. By 2018, the new owners declared bankruptcy, and Promises eventually closed. A new rehab facility opened in its place, and it still operates on the property today.

The buyer will have to honor thelease of the existing rehab facility, but after that, they can turn it into whatever they want. Landon says he envisions a tech or foreign buyer looking to develop the property into a private oasis, or potentially a developer hoping to turn it into a luxury assisted-living facility.
The three-acre compound boasts three single-family homes with a total of 12 bedrooms and 10 bathrooms across 9,300 square feet. Mostly Mediterranean in style, the homes have been updated multiple times over the years and come with amenities such as two swimming pools and a tennis court.
Oak and fruit trees dot the scenic landscape. In addition, there are three entrances and a sizable parking lot for guests.
“It’s a rare opportunity with three combined lots, so it has the feel of a compound,” Landon says. “There’s a multitude of structures, but also a feeling of privacy.”
Dorothy was right: There is no place like home. Home is where we feel safe and relaxed in the familiarity of our surroundings — the sheets are just right, our favorite chair welcomes us, and we know, half-asleep and at 1 a.m., that we can get to the bathroom in exactly 10 steps.
But it turns out we might not be as safe as we think. According to the Home Safety Council (HSC), home-related injuries cause nearly 20,000 deaths and 21 million medical visits each year. HSC’s State of Home Safety in America report found that unintentional home injuries cost an average of at least $222 billion each year in medical costs between 1997 and 2001, far greater than costs from other home injuries such as violence ($98 billion) or suicidal acts ($96 billion).
Yet most of us, myself included, fail to take these numbers seriously. HSC polled Americans on the injury prevention actions they took in their homes and found that an alarming number failed to appreciate the risk and lacked either the motivation or knowledge to reduce it.
The good news is that most home injuries are avoidable with a few simple modifications, ranging in price from free to $40. Learn how easy and inexpensive it is to protect your family from the five leading causes of injury, as reported by the HSC.
Falls Each year 5.1 million Americans are injured by falls that occur in and around the home. Falls are the leading cause of home injuries and account for one-third of unintentional home injury deaths.
Recommended actions:
Put a nonslip mat or safety treads on the tub floor and use grab bars when you get out of the shower: $4-$10.
Turn on area lights when using stairs, steps, and landings: $0.
Use handrails on both sides of stairs and steps, and shoo pets away from your path (I know, easier said than done): $0.
Use a proper ladder for climbing instead of a stool or furniture: $0-$30.
Poisonings The second leading cause of home injuries, more than 2 million poisonings are reported to the Poison Control Center each year, yet only 1% of respondents in the HSC survey considered it a top concern.
Recommended actions:
Lock poisons, cleaners, medications, and other dangerous substances away from a child’s reach: $0.
Keep all cleaners in their original containers, and do not mix them. Even better? Buy non-toxic all-purpose cleaners from brands like Method or Seventh Generation, or make your own: $2-$6 for 32 ounces of self-made or purchased cleaner solution.
Use medications carefully, following the directions. Use child-resistant bottles, but don’t rely on them: $0.
Install carbon monoxide detectors in bedrooms: $20-$30 per detector.*
If someone is unconscious, is having trouble breathing, or is having seizures, call 911, but if someone seems okay and you think they may have ingested poison or you have a question, call the National Poison Control Hotline. Put the number in your phone’s address book or near the home phone (only one-fifth of polled Americans reported doing so) — it’s 1-800-222-1222: $0.
Radon is a cancer-causing, radioactive gas that you can’t see, smell, or taste. The Surgeon General has warned that radon is the second only to smoking as the leading cause of lung cancer in the United States. Test your home at least every two years or when living patterns change: $15 (or free — some state programs offer low-cost or free kits, contact your state radon contact for more information).
Fires and burns Of all fire- and burn-related injuries, 90% occur in the home. We know we should have a fire extinguisher and smoke detectors in the home (93% of the people polled did have smoke detectors installed), but most of us slack off on other precautions such as fire escape ladders (only 6% reported having one) and a family escape plan (just 26% had one).
Recommended actions:
Have working smoke alarms: about $3 to replace batteries, $20 per smoke detector.*
Create a family fire escape plan: $0.
Two story home? Keep a fire escape ladder near each upstairs bedroom window: $35+ per ladder.
Don’t leave the stove when cooking, especially when frying food, and consider keeping an easy-to-use fire extinguisher near the range: $0-$12.
Space heaters should be three or more feet away from anything flammable and turned off when you leave the room or go to sleep: $0.
If you smoke, smoke outside and put water in ashtrays before emptying. Lock matches and lighters away from a child’s reach: $0.
Blow out candles before leaving the room or going to sleep, or replace real candles with flameless ones — new battery-operated candles are made with scented wax and create a flickering glow: $0, or $10 for a 6-inch flameless candle.
Set the hot water heater at or below 120 degrees Fahrenheit to prevent burns, and test bathwater temperature before children climb in: $0.
Choking and suffocation The easiest way to prevent most choking-related deaths? Sit, and require children to sit, while eating. Only 39% of adults require children to do so.
Recommended actions:
If an item can fit through a toilet paper tube, it can cause a young child to choke. Keep small items out of children’s reach: $0.
Don’t put pillows, comforters, or toys in a child’s crib: $0.
Tie or clip the loops in window cords up high where children can’t reach them: $0.
Read the labels on all toys, especially the recommended age: $0.
Cut food into small bites for kids, and both kids and adults should sit down when they eat and chew slowly: $0.
Drowning Most drowning deaths at home are related to swimming pools and spa tubs, but there are easy ways to keep everyone safe this summer.
Recommended actions:
Sounds obvious, but stay within arm’s reach of children in and around water. This includes bathtubs, toilets, pools, and spas (more than half of the HSC survey respondents failed to do so): $0.
Keep the gate around your pool closed and locked: $0.
Empty large buckets and wading pools after use and store upside-down: $0.
To avoid suction entrapment, don’t use a pool or spa if there are broken or missing drain covers: $0, or $15+ for a drain cover replacement.
Research the safest pool cover for your type of pool: price varies.
*Rather than buying separate carbon monoxide detectors and smoke alarms, install a single unit that does both: $40-$50.
Is your safety to-do list as long as mine? Know any easy fixes that make your home a safer place for your family? I’m embarrassed to say that buying carbon monoxide detectors and testing for radon are two things I have always meant to do, but never got around to doing them. June is Home Safety Month, though, so it’s the perfect time to check it off my list!
