There’s no shopping experience comparable to the joy of strolling the aisles of your local HomeGoods, hunting for the lowest prices and the chicest finds — and, it seems the popular home retailer understands. Coming only two years after launching its online shopping experience, HomeGoods will shift its focus entirely to its in-store experience.
“We can confirm that we willno longer offer online shopping on HomeGoods.com after October 21, 2023,” writes the brands official statement. “We will stop taking orders from customers at that time and complete our final shipments.”

While the website will live on to provide decor inspiration and home trends to customers, it will no longer sell its current collection of kitchen gear, statement rugs, beautiful bedding, affordable furniture and home decor accessories (think candles, vases and mirrors).
“We are excited to continue focusing on that ‘treasure hunt’ shopping experience that our customers love, and delivering incredible value on an ever-changing in-store selection of exciting top brands and home fashions from around the world, all at amazing prices,” reads the retailer’s official statement.
Much of the company’s success can be attributed to the unique in-store shopping experience, which helps explain the home retailer’s decision to shift its focus. According to the brand’s official statement, we can expect “many more” brick-and-mortar stores to come… whether that means in 2024 or in the next few years, only time will tell.
In the meantime, HomeGoods’ sister sites www.tjmaxx.com, www.marshalls.com, and www.sierra.com will remain shoppable — and you may even be able to track down some similar finds.

My lactation consultant at the hospital when I gave birth to my daughter Marlowe also happened to be a healthcare worker at the pediatrician’s office that we brought her to. So, she definitely had more than one form of income!
Night nanny
A night nanny (or sometimes called night nurse if they are a nurse) is someone who helps new parents take care of their children overnight.
You would be employed by a family, usually for a few weeks or a few months after a baby is born. You would be helping parents at nighttime so that they can get more sleep as well as learn how to take care of their new infant.
You will be changing diapers, feeding the baby, helping the baby go to sleep, and more.
A night nanny typically works 8-12 hours overnight.
Night nannies are sometimes licensed practical nurses or registered nurses, as new parents many times want the skills and expertise that a nurse has.
You may be able to find night nanny jobs through word of mouth, or on websites such as SitterCity.com or Care.com.
Telehealth nurse
Telehealth nurse jobs are in high demand and will continue to grow. A telehealth nurse is a nurse who sees patients online, such as by video or phone. You may be working part-time or full-time as a telehealth nurse.
As a telehealth nurse, you would be assisting patients with minor health problems as well as advising them if they should go to the emergency room or urgent care, for example.
A telehealth nurse may work from home (and simply require an internet connection), at a physician’s office, hospital, and more.
As a telehealth nurse, you are still required to be a registered nurse and to have passed the NCLEX examination.

I know a few nurses who have started blogs, and this is because a blog can help you make income in your spare time with a flexible schedule.
So, what is a blog? A blog is a website. A blog is content that is written on a website. It usually consists of articles, like the one you are reading right now.
Blogs can vary from person to person. You may create a blog to journal, to teach on a topic, to sell something, to tell a story, and so on. There are no exact rules about what your blog has to be used for.
You can blog about many different topics such as personal finance, travel, lifestyle, food, family, home, DIY, and more.

As a registered nurse, you have highly valuable skills that make you in demand for caregiving jobs, such as taking care of children and adults.

You may be able to find caregiving jobs through word of mouth (as nurses are very desirable for these positions) or on websites like Care.com and Craigslist.
Sell printables on Etsy
A printable is a digital product that someone can download and print at home. Examples of printables include grocery shopping checklists, gift tags, candy bar wrappers, printable quotes for wall art, budget templates, and patterns.
What makes this great for a nurse looking to make extra income is that you just need to create one digital file per product, and then you can sell it an unlimited amount of times.
So, this can be a great way to make money without having to use up all of your free time outside of work.

This is now a side hustle for her that she loves.

As a virtual assistant, you may be helping a company manage their social media, scheduling appointments, managing their email inbox, data entry, and more.

There are over 1.5 billion users on TikTok and many people are able to earn an income on this social media platform doing many different things.
From personal finance tips to comedy, day in the life to travel, and more, there are many different topics you can cover on your own TikTok account through making social media content.

There are many different types of YouTube channels out there.
A great positive of starting a YouTube channel is that, like blogging, you can create your own schedule, and work only on the days that you want. So, it does not have to interfere with your schedule as a nurse.

If you are looking for a flexible job as a nurse, one to look into may be reselling items online, such as on Craigslist, eBay, or Facebook Marketplace. There are many other online marketplaces as well.
Plus, it’s something that anyone can start because many of us own things that we could probably sell.

Mystery shopping won’t be a huge source of extra income, but it can be something that you can do whenever you have some spare time. There’s not a huge commitment to this either, which can be great if you are looking for something flexible.
Another positive of mystery shopping is that there are mystery shops that can be conducted both in person, online, and on the phone.
As a mystery shopper, you would get paid to evaluate companies from when you walk through the door to after you get your receipt. Or, you may be evaluating how they answer the phone when you pretend that you are a customer inquiring about a service that they offer.
The company has no idea that you are a mystery shopper – this is so that the company can truly evaluate how they are doing and see what they need to improve.
As a mystery shopper, you may be completing mystery shops for clothing stores, department stores, restaurants, car dealerships, salons, amusement parks, and more.

There are many market research companies that pay people like you and me to share their opinions. Companies then use these opinions and feedback to improve their products and services.
Sometimes focus groups are looking for a specific person too, such as a healthcare professional or someone who uses medical devices. Or, they may be looking for anyone who works in any field.
User Interviews pays very well for market research studies. Over 2,000 studies are launched each month and they have paid over 72,000 participants in the last year.
Pinterest, Spotify, Macy’s, Home Depot, Trip Advisor, and more all use User Interviews to gather feedback from users about their latest products, apps, and websites.
Participants can earn $50 to $100 per hour or more for sharing their opinions and feedback. The average pays over $60.

Immunization nurse
An immunization nurse is a nurse who gives vaccines, such as flu shots. You may be working part-time or full-time, such as at a travel vaccine clinic or curbside clinic.
Immunizations will always be around, which means that there will always be a demand for immunization nurses.
Camp nurse
As a camp nurse, you would typically be working in the summer (because that is when camps usually take place). A camp may last a few days or even weeks or months.
You may be taking care of campers, such as doing first aid.
Many camps go without medical professionals because they are unable to find a nurse to fill the role – so there is a demand for camp nurses.
Sign up for extra nursing shifts
This one is the most common as a nurse, so I saved it for almost last. As a nurse, you may have the option to work overtime and make extra money.
Since you are already in the profession, this may be the easiest to get started with.
Travel nurse
Okay, so this is not a side hustle, but I do think it’s somewhat related enough to include in this article!
A travel nurse may be able to earn more than $3,000 per week. They tend to make much more than a nurse who has a permanent job at a hospital or other facility.
Travel nurses are RNs working short-term positions at healthcare facilities. Whenever there are nursing shortages, which happen often in the medical profession, travel nurses help healthcare facilities fill these roles.
I have had several friends become travel nurses, and I’ve also met a few travel nurses while traveling.
Travel nurse jobs usually last around 3 months and can come with many benefits, and they also tend to pay quite well.

One of my concerns with higher rates has been whether new listings data would take another leg lower, which wouldn’t be a good thing for the housing market. Not only has that not happened, but we have had an orderly seasonal decline this year — outside some wild swings around Labor Day and schools starting.
This proves that we are trying to form a historical bottom in this data line, something I discussed earlier in the year on CNBC. As we can see in the chart below, it is very steady, considering how crazy rates have been lately.
One of the things I have gotten wrong in 2023 is my premise that if mortgage rates rose, the inventory growth would pick up for a few weeks, at least between 11,000-17,000. However, even with 8% mortgage rates last week, I am still batting a zero in 2023 as inventory growth last week was just 7,900.
Last year, the seasonal peak for inventory was Oct. 28. Last week, according to Altos Research:
Weekly inventory change (Oct. 13-Oct. 20): Inventory rose from 546,450 to 554,350

Traditionally, one-third of all homes have price cuts all year long. When rates rise and demand gets weaker, the price cut percentage can grow. The price cut percentage in 2023 is still 4% below what we had in 2022, even with higher home prices and mortgage rates. Price cut percentages in recent years:

Mortgage rates and the 10-year yield
The bond market and mortgage rates have had such a wild ride recently, and it reminds me of the action during the first week of COVID-19 when we saw massive volume in buying treasuries. In the same vein, the bond market is now very oversold. However, more importantly, real yields are very restrictive for the economy now. In the last week, the 10-year yield went from 4.62% to 4.99%, ending at 4.92%.
I recently discussed on the HousingWire Daily podcast whether these rates are recessionary because the history of real yields being this restrictive has always led to a recession. Earlier in the year on CNBC I said that the Fed wouldn’t be satisfied until the labor market breaks. Even though the Fed has talked about no more rate hikes, now that the 10-year yield and mortgage rates are higher, they believe the monetary policy is restrictive enough to accomplish the goal they always wanted from the start: attack the labor supply.
Mortgage rates went from 7.66% to 8.03% last week to end at 7.97%. If the Fed wants to create a job-loss recession, attacking the housing market a second time looks like their target. They remain frustrated that the labor market is not breaking.
Purchase application data
Purchase application data was down 6% last week versus the previous week, making the year-to-date count 18 positive prints, 21 negative prints and one flat week. If we start from Nov. 9, 2022, it’s been 25 positive prints versus 21 negative prints and one flat week.
Of course, higher rates have made affordability worse; whenever rates move up or down by just one 1%, millions of potential homebuyers are qualified or not qualified to buy a home.
The week ahead: Home sales data and jobless claims
Next week, we have new home sales and pending home sales — which are at significant risk of a big miss. Jobless claims, of course, come out every Thursday and that has been the key data line for me at this expansion stage. Also, there are many variables worldwide, and who knows what the Fed will say. We will be tracking all the live data to keep you updated.

In mid 2023, household debt (not including mortgages) in the U.S. exceeded $4.7 trillion dollars, according to a report released by the Federal Reserve Bank of New York. It’s no wonder then that individuals are looking for ways to get out from under the debt they owe.
A cash-out refinance for debt consolidation allows you to use the equity in your home to pay off debt by taking on a new mortgage. The new mortgage pays off your old mortgage and it comes with new terms, including a new interest rate that’s potentially lower, and length of time to repay the loan. The new mortgage terms may be better than your original mortgage, but it’s also possible they may not be as favorable.
Here’s a quick course in cash-out refinancing 101 and how it works:
Determine How Much Cash You Need
When you’re considering a cash-out refinance to pay off debt, first figure out how much money you’ll need. To do this, add up all the debts you want to pay off. Include things like credit card and personal loan debt and medical bills.
Determine How Much You Can Borrow
The amount you can borrow with a cash-out refinance depends on how much equity you have in your home. Equity is how much your home is worth compared to how much you owe. Typically, you can borrow up to 80% of your home’s market value.
Here’s an example of how cash-out refinancing works: Let’s say your home is worth $500,000 and you owe $300,000 on your current mortgage. That means your home equity is $200,000. With a cash-out refinance loan, a lender might let you borrow up to 80% of your equity (as long as you qualify for that amount), which is $400,000.
You’ll need to use that $400,000 to pay off the $300,000 you owe on your mortgage and also closing costs. That leaves you with about $100,000 in a cash out refinance for debt consolidation.
First-time homebuyers can prequalify for a SoFi mortgage loan, with as little as 3% down.
Prepare Your Cash-Out Refinance Application
Your cash-out refinance application is much like the mortgage application you filled out when you bought your house. Lenders will look at and evaluate such factors as your:
• Credit score: Many lenders look for a minimum credit score of 620 for a cash-out refinance
• Debt-to-income (DTI) Ratio: DTI compares your monthly debts to your gross monthly income. In order to qualify for a cash-out refinance, lenders typically look for a DTI of less than 50%.
• Home equity: As mentioned above, you’ll likely need at least 80% equity in your home.
You may need to provide the lender with documents such as bank statements and W-2s. 💡 Quick Tip: Thinking of using a mortgage broker? That person will try to help you save money by finding the best loan offers you are eligible for. But if you deal directly with an online mortgage lender, you won’t have to pay a mortgage broker’s commission, which is usually based on the mortgage amount.
Complete the Closing and Pay Closing Costs
If the cost to refinance a mortgage makes sense for you, and you qualify with a lender, you’ll pay closing costs to cover such fees as credit reports and appraisals. Closing costs may be wrapped into the refinanced loan amount. After you close on the loan you’ll receive your funds.
If You’re Consolidating Debts, Let The Lender Know
It’s possible that your debts may be high enough to preclude you from qualifying for a cash-out refinance. However, if the lender knows you’ll be consolidating debts, they can include those debts in your loan amount for consolidation.
That way you’ll be paying off the debts in one payment with the new interest rate (ideally, a lower one) you received with your cash-out refinance.
Benefits of Cash-Out Refinancing to Pay Off Debt
When you consolidate debts with a cash-out refi, you have just one monthly payment to make. That’s usually more manageable than trying to pay multiple bills all at once.
There are other potential benefits as well.
Consolidating Debts Can Lead to Savings
High-interest debt can be difficult to pay back. Credit card APRs can reach 29.99% or higher, which adds to the amount you need to pay each month. When you consolidate debt with a cash-out refinance, you may save money on interest costs.
Cash-Out Refinancing Can Pay Debts Quickly
When you take out a cash-out refi to tackle the debt you owe, you may be able to pay off certain debts faster than you would have otherwise. You’ll likely be paying less in interest, which could allow you to put more money toward the debt balance.
Impact On Credit Score
Paying off high-interest debts with a cash-out refi could lower your credit utilization rate, which is the amount of credit you’re using. Credit utilization is an important factor in your credit score.
Should You Use a Cash-Out Refinance to Pay Off Credit Card Debt?
Interest rates on credit cards are typically high, and can be more than 30%. The interest rate on a mortgage tends to be much lower. If you can get a lower interest rate to repay your debt, a cash-out refinance could be worth it. However, if you choose this method, be careful to avoid overspending and running up credit card debt again. Changing your spending habits can be critical to staying out of debt.
Drawbacks of Using a Cash-Out Refinance to Pay Off Debt
A cash-out refinance also has some significant disadvantages to consider. These include:
Increased Monthly Mortgage Payment
When you take out a bigger loan amount, you may also end up with a higher monthly mortgage payment. You’ll be responsible for paying that higher amount each month.
Turning Unsecured Debt Into Secured Debt
Another factor to consider is that if you can’t pay back everything you borrow with a cash-out refinance, you could be in danger of losing your home. That’s because a mortgage is secured debt, and your home is collateral for the loan. While that’s true with any mortgage, with a cash-out refinance you are likely borrowing even more money since you’re using the extra cash to tackle debt, which means there’s more for you to repay.
Closing Costs
When you refinance a mortgage, including a cash-out refinance, you need to pay closing costs. These costs can be around $5,000 according to Freddie Mac. However, the size of your loan and where you live can affect how much your closing costs may be.
Cash-Out Refinance vs. Debt Consolidation
With a cash-out refinance, you take out a new mortgage to repay your old mortgage and also get cash you can use for a variety of purposes, including paying debt. With debt consolidation, you combine all your debts into one loan. A debt consolidation loan is not secured by your home; a cash-out refinance loan is. 💡 Quick Tip: Because a cash-out refi is a refinance, you’ll be dealing with one loan payment per month. Other ways of leveraging home equity (such as a home equity loan) require a second mortgage.

A home equity line of credit is secured by the equity in your house. It’s similar to a line of credit, so you borrow just what you need when you need it, and you only pay interest on what you borrow. However, if you don’t pay off a HELOC you may be in danger of foreclosure.
Home Equity Loan
With a home equity loan, you receive a lump sum of money and make regular fixed payments. Interest rates tend to be higher than they are for a cash-out refinance, and you will need to pay closing costs.
Personal Loan
A personal loan is an unsecured loan that you can use for almost any purpose, including debt consolidation. These loans generally come with higher interest rates than a cash-out refinance, HELOC, or home equity loan. They also have a shorter term, which means you’ll need to make higher monthly payments. But that also means the loan will be paid off sooner.
Balance Transfer Credit Card
A balance transfer credit card typically offers a 0% introductory rate for a number of months (up to about 21 months) on debt you transfer from another source, which is usually another credit card. There is a balance transfer fee of around 3%, but you won’t won’t owe interest on the balance you transfer. If you have a lower debt amount that you can pay off in a relatively short amount of time, this option might make sense. However, to qualify for the 0% rate, you’ll typically need a strong credit score.

The U.S. Department of Justice (DOJ) announced this week that it has secured $107 million in judgments and enforcement actions against banks and mortgage lenders to combat the practice of lenders’ avoidance of providing credit services to people living or seeking to live in communities of color because of race, color or national origin, otherwise known as “redlining.”
A part of the $107 million total includes a $9 million settlement with Ameris Bank regarding allegations that it had engaged in redlining in predominantly Black and Hispanic neighborhoods in the Jacksonville, Fla. area, which is currently pending court approval.
“As today’s case makes clear, redlining is not just a relic of the past,” said U.S. Attorney General Merrick Garland. “That is why, two years ago this month, the Justice Department launched our Combating Redlining Initiative, and once today’s settlement is approved, that Initiative will have secured more than $100 million for communities across the country that have been harmed by discriminatory lending practices.”
Garland further detailed the settlement and alleged violations of Ameris in public remarks on Thursday, saying that the DOJ complaint “alleges that the bank located its branches in specific areas of Jacksonville to serve majority-white neighborhoods and to avoid serving Black and Hispanic neighborhoods,” Garland said.
“This included failing to open even a single branch in a majority-Black and Hispanic neighborhood in Jacksonville, despite having opened 18 full-service branches in other parts of Jacksonville,” he explained.
Garland added that the initiative’s work “is just the beginning – the Justice Department currently has over two dozen active investigations into redlining, spanning neighborhoods across the country.”
The DOJ launched its Combating Redlining initiative in October 2021, alongside the Office of the Comptroller of the Currency (OCC) and the Consumer Financial Protection Bureau (CFPB). The agencies pledged to “address fair lending concerns on a broader geographic scale than the DOJ has ever before,” Garland said at the time.
The DOJ also detailed that it would draw on its partnership with the CFPB, as well as with financial regulatory agencies, including the OCC.
With the latest settlement included, Garland added that the DOJ has secured a total of 10 settlements since the launch of the initiative two years ago.
“In each of these cases, we reached resolutions that involved lenders making significant financial investments to remedy their alleged discrimination,” Garland said. “In addition to monetary restitution, our redlining settlements also require lenders to adopt meaningful changes to their business practices to promote fair lending.”
For its part, Ameris said that the settlement does not mean that the bank agrees with the allegations levied by the DOJ.
“We strongly disagree with any suggestion that we have engaged in discriminatory conduct and are confident in our efforts to provide equal access to affordable mortgage products in the Jacksonville community and all the markets we serve,” said Palmer Proctor, CEO of Ameris.
Proctor added that Ameris “cooperated fully with the Department’s inquiry and have entered into this settlement to avoid the distraction of litigation and because we share the Department’s goal of expanding access to homeownership in underserved areas.”
Garland ended his public remarks on Thursday by reiterating the DOJ’s position and forward-looking posture.
“Redlining is unlawful; it is harmful; and it is wrong,” he said. “Lending discrimination has no place in our country. The Justice Department will continue to combat the redlining that harms families and neighborhoods for generations. And we will continue to pursue justice on their behalf.”

The showstopping Mallorca home was initially listed for sale in 2014 for a whopping €39.5 million.
And while it didn’t land a buyer in its first turn on the market, the ultra-luxurious Palma de Mallorca villa is taking another stab at finding its new owner.
With a new listing price (that shaved off a few million $$$ from its former asking price), and new representation — the property is listed with Alby Euesden of The Agency Mallorca — Villa Chameleon is on the market for €33 million.
