The Homeownership Preservation Foundation said today that its HOPE Hotline received 143,000 calls during the fourth quarter, up from roughly 60,000 the previous quarter.
“We’re encouraged because more homeowners are being proactive in reaching out for help,” says Colleen Hernandez, president and executive director of HPF, in a statement.
“It’s reassuring that homeowners are addressing their mortgage issues earlier, however we need to continue to reach out to troubled homeowners to let them know there is help available,” she added.
The volume was more than 10 times the amount received during the first quarter of 2007, boosted by the promotion of the HOPE NOW Alliance.
According to HPF, more than 37,000 homeowners received counseling during the fourth quarter, a staggering increase from the 10,000 completed sessions in all of 2006.
Of all homeowners who called the hotline during the quarter, 31 percent were less than one month behind in mortgage payments, up from 24 percent during third quarter.
California accounted for 18 percent of the calls, followed by Ohio with 9 percent and Illinois with 5 percent.
In the previous quarter, California made up 14 percent, followed by Ohio with 12 percent and Illinois with 6 percent.
Those with adjustable-rate mortgages made up 48 percent of the calls, while fixed-rate mortgage holders accounted for 28 percent.
In the previous quarter, ARM holders accounted for 44 percent of the calls, and fixed-mortgage holders represented 33 percent of total calls.
The Homeownership Preservation Foundation (HPF) is a nonprofit organization that operates a national 24/7 hotline providing free, bilingual assistance to help at-risk homeowners avoid foreclosure.
The hotline, which is a service of the HOPE NOW Alliance, can be reached 888-995-HOPE.
In related news, the California Reinvestment Coalition announced today that mortgage counseling agencies will receive $4.6 million over the next two years, potentially adding 50 or more new staff members at centers throughout the state.
The money was pledged by eight mortgage lenders, including Merrill Lynch, Wells Fargo, and Bank of America, along with the San Francisco Foundation and the California Community Foundation.

31% of gross income for housing costs
43% of gross income for housing costs plus other monthly obligations like credit cards, student loans, auto loans, etc.
However, a 43% DTI is actually on the low end for most FHA borrowers. And FHA will allow DTI ratios as high as 50%. Although to get approved at such a high ratio, you’ll likely need one or more compensating factors — for instance, a great credit score, significant cash savings, or a down payment exceeding the minimum.
In any case, FHA is more lenient in this area than other mortgage loan options.
Most conventional mortgage programs — those offered by Fannie Mae and Freddie Mac — only allow debt-to-income ratios between 36% and 43%.
With down payments of less than 25%, for example, Fannie Mae lets you go to 43% DTI for FICOs of 700 or higher. But most people don’t get conventional loans with debt ratios that high.
4. FHA loans accept lower credit scores
Officially, the minimum credit scores required for FHA mortgage loans are:

High credit scores are great if you have them. But past credit history mistakes take a while to repair.

Fannie Mae and Freddie Mac (the agencies that set rules for conventional loans) say they accept FICOs as low as 620. But in reality, some lenders impose higher minimum credit scores.

The US Department of Agriculture backs USDA mortgages. These, too, require no down payment. But you’ll likely need a score of 640 or better. Similar to the VA loan, a USDA mortgage frequently has lower interest rates than the “going” rate.

Grants for nurses
Most of the home loan programs for nurses we highlighted above can be used with down payment assistance (DPA) programs, which could help cover your down payment and closing costs.

All states and many cities and counties offer grants and DPA programs for first-time buyers. There are thousands of these across the country. In some places, you can get home buying assistance running into the tens of thousands of dollars.
Some of these down payment assistance programs offer special privileges to nurses and other essential workers. To find one that covers the area where you want to buy, read this article or check out your state’s page on the Department of Housing and Urban Development (HUD) website.
Note that each DPA sets its own eligibility requirements and caps the amount of money it will grant or lend you. So you’ll have to do a bit of research to find out what you could be in line for and whether you qualify.
Nurse home loans from private lenders
Some private mortgage lenders offer reduced closing costs or other perks for nurses. For example, Homes for Champions (RealFi Home Funding Corp.) says that it’s offering for nurses and doctors can save you “up to 2.00% to 3.00%” by eliminating many fees normally due on closing.
But this company is a licensed direct lender in only 13 states, plus Washington DC: CT, DE, FL, GA, MD, NC, NJ, NY, PA, SC, TX, and VA.

Other companies or organizations also offer help to homebuyers who are nurses.
One such program is the Everyday Hero Housing Housing Assistance Fund. It seems that it refunds seller concessions negotiated by specialist real estate agents. You wouldn’t be alone in assuming that’s a scam. Although it has an A+ rating with the Better Business Bureau. So it may be worth checking out. Remember that seller concessions are hard to obtain in sellers’ markets, which most are at the time of this writing.
Meanwhile, Nurse Home Loan Programs says its goal is “to educate and connect our Nurses with the best home loan solutions for them all over the country.”
It might be worth talking to one of the company’s specialists if your applications are getting rejected. Because that does sometimes happen with lenders that don’t understand nurses’ special working conditions, such as overtime and differential income, or that struggle to grasp the challenges of high student debt and travel nurses’ seemingly chaotic employment records. How to overcome home buying challenges as a nurse
Qualifying for a mortgage as a nurse often comes with its own set of hurdles. Lenders are generally focused on income verification, but they may lack a comprehensive understanding of how the nursing profession is structured.

Nursing income for mortgages
Of course, your basic pay should count toward your qualifying income when applying for a mortgage. But it can become more complicated when it comes to overtime, shift differentials, and “extra” pay.
With those, lenders are likely to look back over the last couple of years to see your average gross pay. If you recently had a schedule change or took on more hours, that might not count toward your income right away.
For example, if you’ve only just started earning the higher hourly rate for night shifts, lenders are unlikely to consider that when deciding how much you can borrow. It might help to get your employer to write the lender, verifying that this will be a long-term arrangement.
You can also write an explanatory letter with your application, telling the lender why you think it should take more of your income into account. Sometimes, this strategy works. But not always.
Travel nurses
Travel nurses sometimes have to seek out lenders that understand their work.
You know that you can hop from contract to contract and agency to agency and never skip a beat, except when you choose to take a vacation. But to a lender, your employment record looks patchy and might suggest you can’t hold down a job.
Again, you can explain to lenders how your employment works. If one won’t listen, move on to those who will.
Student debt
As higher nursing qualifications become more valuable, many nurses take on high levels of student debt. That can affect your home-buying budget because of your debt-to-income ratio (DTI).
Lenders worry that borrowers cannot comfortably afford their mortgage payments and other homeownership costs if they have too many other debts. Unfortunately, student loans can compound that debt burden.
There are ways to drive down your DTI, including paying off big monthly debts with small balances. For example, if your auto loan payments are high but you’ve nearly paid them off, get rid of them before applying for your mortgage.

How to find the best mortgage lender in California
While the best mortgage lender ultimately depends on individual circumstances and what feels “right” to you, it’s helpful to narrow down your options. Here are some tips:
Set your priorities. Do you want to talk to a loan officer in person? Do you need a faster closing? Want to apply for and track your mortgage status through an app? Consider these and other questions as you come up with your short list of lenders.
Get prequalified or preapproved. If you haven’t determined a homebuying budget, get prequalified for a mortgage first. This can help you understand how much a lender might allow you to borrow based on some preliminary financial information. If you’re ready to shop for homes, skip the prequalification and ask for a preapproval, which involves a credit check.
Ask about first-time buyer and down payment assistance. Many mortgage lenders in California work with the state’s housing finance agency to connect eligible borrowers with more affordable mortgages and down payment help. Some programs are available to both first-time and repeat buyers, too. Compare what different lenders offer and how that might impact your budget.

If you qualify as a first-time homebuyer — meaning you haven’t owned a home in the last three years — see if you’re eligible for one of California’s programs designed to put purchasing a home within your reach. The California Housing Finance Agency, also known as CalHFA, offers a range of options geared toward buyers with low or moderate incomes for the area. You might be able to qualify for a loan with a low interest rate and/or a deferred loan to help cover a down payment and closing costs.
Certain cities might offer additional help, so be sure to search for municipal housing authority options, too. In Sacramento, for example, the Community Homeownership Initiative offers grants up to $22,000 for certain low-income first-time homebuyers.

The “silver tsunami” — a colloquialism referring to aging Americans changing their housing arrangements to accommodate aging — could have more of an impact on the housing market this year, according to analyst Meredith Whitney in a conversation with Yahoo Finance.
“[T]he other major demographic trend you see is the aging of America,” Whitney said. “So what’s called the silver tsunami is 10,000 people a day turning 65. And by 2030, the entire baby boomer population or generation will be over 65.”
That will grow to encompass 21% of the total U.S. population, and when combined with the outsized rate of homeownership among older Americans, the potential exists to dwarf the most active year the U.S. has seen for home sales, she said.
“[T]he AARP estimates that 51% of people over 50 downsized their home,” she said. “And people over 50 are 74% of total U.S. homeowners. So if you just take half of that, you’ve got about 30 million homes that should be coming on the market. And the peak in existing home sales was 2005 when you had around 7 million transactions.”
Whitney referred to this trend as a “python” that could begin coming to fruition in the latter half of 2024, which could then persist “for the next several years,” she explained.
“[T]hat, I think, is what’s going to be reshaping housing in America,” she said. “And I think that’s what will put regional pressure in terms of more and less on home prices.”
Most analysts who are active in the housing space have observed that the silver tsunami’s transformative potential for the U.S. housing market has not yet materialized in any meaningful way, but Whitney says that home prices could moderate in the future because of its potential impact.
“[I]f you lower the overall home price, the serviceability becomes more affordable,” she told the outlet. “That’s what I think is invariably going to happen because you’re going to have more seniors, the silver tsunami, selling and there are fewer buyers so the give is going to be lower home prices.”
If this came to pass as Whitney predicts, then some seniors may not have as much of a need for a product like a traditional reverse mortgage through the Federal Housing Administration (FHA)’s Home Equity Conversion Mortgage (HECM) program. However, HECM for Purchase (H4P) — a comparatively lesser-used HECM variant — could be used to allow more older Americans to purchase a new home using a reverse mortgage.
H4P has struggled to gain traction in the already-niche reverse mortgage market, though some reverse mortgage industry professionals have aimed to amplify its potential among their peers.
Last October, FHA introduced a proposed seller credit for the H4P program. When news of this proposal reached attendees during a panel discussion at a recent industry event, audible cheers from the assembled professionals broke out.
But industry professionals also tend to see H4P as a bit of a hard sell for borrowers and, critically, real estate agent referral partners.
While it is possible to take out a Federal Housing Authority (FHA) loan to purchase a second home, it’s only allowed in a handful of specific scenarios. Many first-time homebuyers choose an Federal Housing Authority (FHA) loan because of its lower credit score and down payment requirements, so when they need to purchase a second home the natural instinct is to look at financing with a second FHA loan. Read on for more details on how FHA loans work and the few exceptions that allow borrowers to qualify for more than one at a time.
What Is an FHA Loan?
An FHA loan is a type of mortgage that’s insured by the federal government and issued by a lender. FHA loans were created in 1934 at the height of the Great Depression to make homeownership more accessible. Since the FHA assumes the risk in case of default, lenders are able to offer more favorable loan terms to borrowers who might not otherwise qualify for conventional home mortgage loans.
With an FHA loan, borrowers with credit scores of 580 or more may qualify for a down payment of 3.5% of the home purchase price. (Borrowers with credit scores between 500 and 579 will be required to put 10% down.) These FHA loan requirements are helpful for first-time homebuyers who haven’t built up their credit or borrowers with less savings to put toward a down payment. FHA loans are one of several options for low-income home loans so consider all your options, whether you are thinking about taking out a first or second FHA loan.
Borrowers must also get mortgage insurance with an FHA loan. FHA mortgage insurance involves an upfront premium and an annual payment that’s added to monthly mortgage payments. The upfront premium is equivalent to 1.75% of the loan, while the annual payment is calculated based on the loan-to-value ratio and loan terms.
Besides the purchase of a home, FHA-insured loans are also available for home renovations and refinancing an existing FHA loan.

How You Can Get an FHA Loan for a Second Home?
It’s possible to get an FHA loan more than once. For instance, if you’ve sold a prior home and haven’t owned a home for three or more years, you’d qualify as a first-time homebuyer and be eligible for an FHA loan. (And if you have a conventional mortgage on your first home, you may be able to get an FHA loan for a second home provided your credit score is adequate and your budget can handle the cost of a second mortgage; you would also have to occupy the second home as your primary residence.)
Meanwhile, qualifying for a second FHA loan is more complicated. For one, the purchased property must become the primary residence for at least one borrower. This includes a requirement to occupy the property within 60 days and have it be their primary residence for at least one year. These occupancy requirements mean that an FHA loan can’t be used to buy vacation homes or rental properties.
Here are details on the exceptions that permit borrowers to get an FHA loan on a second home:
• Relocation: If moving for employment-related reasons, borrowers who financed their current home with an FHA loan may qualify for a second FHA loan on a new home before or without selling their first property. However, to qualify, the job must be performed on-site and the new home must be located at least 100 miles away from the primary residence that was previously purchased with FHA-backed financing.
• Increase in Family Size: Borrowers may qualify for a second FHA loan to purchase a larger home to accommodate their growing family. This is evaluated on a case-by-case basis but typically requires proof of an increase in legal dependents and having at least 25% equity in the home.
• Vacating a Jointly Owned Property: Borrowers who are getting divorced or permanently vacating a home they inhabited with a co-borrower may qualify for a second FHA loan.
• Cosigning: A borrower who cosigned an FHA loan but didn’t live in the property could qualify for another FHA loan to buy their own home.

FHA Second-Home Requirements
For borrowers who can satisfy one of the exceptions outlined above, the next step is meeting financial eligibility requirements for a second FHA loan. With any loan, and especially a second mortgage, lenders will consider the borrower’s ability to afford monthly payments when determining if they qualify. FHA loans can allow a debt-to-income (DTI) ratio of up to 50%, meaning that half of a borrower’s income is going to debt payments. Lenders, however, may look for a lower DTI of 43%, accounting for the cost of both mortgages, to approve a second FHA loan.
Borrowers will need to meet FHA loan credit score criteria to determine whether they’ll need to put 3.5% or 10% down. Besides the down payment, lenders also factor in savings for covering closing costs and monthly payments.

Using your first home for rental income can demonstrate to lenders that you can afford having two mortgages. When evaluating debt, remember that established credit that’s in good standing is viewed more favorably than newer credit accounts.
Building more equity in the home you currently own is another option to help qualify for a second FHA loan. If possible, aim for at least 25% equity before applying for a second FHA loan, as this is the minimum required if you are citing an increase in family size as the exception.

Countrywide announced today that its foreclosure prevention efforts increased markedly over the last six months of the year, helping more than 80,000 borrowers stay in their homes.
“Countrywide is proud of the progress made toward helping our customers sustain homeownership,” said Steve Bailey, senior managing director, Loan Administration at Countrywide, in a statement
“Home retention efforts in the second half of the year increased 148 percent compared to the first six months, and we anticipate helping even a greater number of borrowers in 2008.”
The recently taken-over mortgage lender said loan modifications and other workouts accounted for 69 percent of its home retention efforts in 2007.
One such modification method is to refinance qualified subprime borrowers into prime loans. Hmm…
The Calabasas, CA-based company said it modified home loans for 55,801 borrowers last year, set-up long term repayment plans for 12,110, and put in place other workout efforts for 6,862 homeowners.
According to the company’s data released today, it also executed 7,880 short sales, 1,217 deeds-in-lieu of foreclosure, and 4,621 special forbearance plans.
Since the program was launched in late October, Countrywide has applied home retention solutions to 16,676 mortgages, greater than 20 percent of its total loan modification goal.
“We are eager to continue to work with housing industry professionals, nonprofit organizations and government agencies to communicate to homeowners across the nation that we often can prevent foreclosures, if we are given the opportunity to work with them,” added Bailey.
Recently, Countrywide ironed out deals to work with consumer advocacy groups ACORN and NACA in an effort to help more homeowners avoid foreclosure.
These groups had previously held a number of protests claiming the lender wasn’t doing enough to help stem the problem.
In related news, presidential hopeful Hillary Clinton slammed Countrywide CEO Angelo Mozilo’s proposed pay package ($36.4 million), calling it “outrageous” during an interview with CNBC-TV.
“Executives of a lot of these companies that participated in creating this very difficult set of problems we’re trying to work our way out of should not be rewarded … as they walk away,” Clinton said.
Perhaps some of that money could go towards the home retention efforts…
