While many begin their petite apartment hunt looking for a studio, it’s best to not discount an efficiency apartment. Efficiencies are like studios, but not exactly the same. However, they may be the perfect choice for your budget. Here’s what you need to know about renting an efficiency.
What is an efficiency apartment?
An efficiency apartment consists of only two separate spaces. Efficiencies combine all your traditional living spaces, except for the bathroom, into one room. Your bedroom, living room and kitchen won’t have built-in partitions.
The only doors in an efficiency apartment are the one leading into your bathroom and the one going out of the unit completely. There are many benefits of an efficiency apartment:
Tiny but mighty
Yes, they’re small and compact, but they don’t have to lack luxury. For too long, people associated small apartment size with a living space that felt cheap or poorly maintained. Actually, efficiency apartments vary in quality like any other apartment size.
It’s more about how much you pay in rent that determines how nice a place is, not the number of square feet. In some cases, you can even get more amenities by renting an efficiency in a nicer building instead of a larger apartment somewhere else.
Easy to clean
Another perk of the size of an efficiency is how easy it is to clean. With minimal square footage and only one bathroom, you can have your apartment sparkling in no time. A pack of disinfectant wipes and a broom may even be enough to do the trick, allowing you to keep valuable storage space open for things other than cleaning supplies.
Budget-friendly
Efficiency apartments are also your most budget-friendly option, in more ways than one. They’ll cost you less, on average, in rent than any other sized apartment, but that’s not all.
Having a smaller apartment means lower utility bills. You’ll have fewer rooms to light, heat and cool. Living alone means you’ll use less water, too. On average, the price of utilities in an efficiency is between $100-$150 per month. You could pay that much heating a one-bedroom apartment in the dead of winter alone, not to mention the cost of your other utilities.
Living in an efficiency apartment can allow you to cut a little bit from all your monthly bills. This can add up to some significant savings over the course of a year.
Going solo
Because of the size and layout of an efficiency apartment, you’ll most likely be living alone. There’s really no way to accommodate a roommate. You could share with a significant other, but understand that you’ll have no personal space.
Efficiencies might even feel too cramped to share with a pet. When looking for an efficiency, it’s best to fly solo.

In addition to cramming everything but the bathroom into a single room, you may lose a little when it comes to your kitchen. Efficiency apartments may have a kitchenette, instead. By definition, this is a smaller version of a kitchen.
You may not get a full-sized fridge, and don’t expect a dishwasher. With limited space, you can lose a few appliances common in bigger apartments. However, hand-washing dishes for one isn’t a big job, and portable dishwashers do exist.
What’s the difference between a studio and an efficiency?
There’s really not a square footage difference between a studio and an efficiency apartment. It’s all about the layout when differentiating. You’ll know right when you walk into a prospective apartment whether it’s a studio or not.
“Whether you prefer to call it a studio or efficiency apartment,” writes Devon Thorsby from U.S. News & World Report, “stay focused on the specifics of the space as you shop for apartments to ensure your definition of the word matches up with the leasing agent’s.”
Even if your definitions don’t agree, if you find everything but the bathroom in a single room, you’re in an efficiency. Studios have more separation. You might not have doors on everything, but you’ll see a natural division in spaces. Your kitchen won’t be in your living room. You may even have a nook to serve as a bedroom.
Where can I find an efficiency apartment?
You’ll find efficiencies primarily in cities where apartments tend to be smaller. New York and San Francisco are prime examples, but availability isn’t limited to those densely populated spots.
If you value location over size, an efficiency apartment in your ideal part of town is a worthy tradeoff. Why move into a large apartment in an outlying neighborhood if you don’t have to? You can spare yourself a long commute, and the sense of feeling distanced from where all the action is, by cutting back on your square footage requirements.
Efficiency listings should pop up in apartment buildings all over, whether you’re looking downtown or in the suburbs. Look for newer construction if you’re having trouble finding units for rent.

Over the past few years, I’ve stepped foot into more than 200 kitchens in the Louisville area, and each one was unique in its own way. Here are three that stood out.
Double duty
A well-equipped kitchen setup was a priority for Pam Orlando Zanni and Mark Zanni, owners of this custom-built home in Sanctuary Bluffs.
“I’m a Thanksgiving person,” Orlando Zanni told the Courier Journal. “We have 25 to 30 people (over) for Thanksgiving and my (previous) house in Norton Commons, (also had an) open floor plan, … so when you’d get to dessert time, all the dishes are stacked up (in full view) — which I hated — so this time we built what I call a ‘back kitchen.’”
This back kitchen area boasts a sink, dishwasher, ovens, a column freezer, and all of the couple’s serving dishes. It can also be closed off to not only prevent dirty dishes from being seen but to keep the couple’s pooches — Lhasa poo Ainslie and Bolognese Fredo — in their own area.
Tracee Dore Builders, “is my signature design of using lots of windows. The more light, the better — and we love being able to look out of the home and see the beautiful yard at every angle.”
Though she sacrificed some cabinetry to make space for all the windows, Dore insists she wouldn’t like the room as much if she hadn’t done so. The largest window faces the side porch, otherwise known as the friend entrance, or “friendrance.” She likes that she’s always able to see guests coming and can greet them before they even get to the door.
Cool and contemporary
This newly remodeled Audubon Park kitchen, designed with the help of Bethany Adams of Bethany Adams Interiors, boasts custom cabinetry in a mix of natural walnut and Polo Blue. The room is anchored by an island with platinum quartzite countertops and a Bertazzoni five-in-one appliance underneath. There is seating for three via bar stools with wasabi lemon-hued seating.
The DVX black farmhouse sink — which blends in beautifully — was a happy accident.
“We had ordered a white farmhouse sink, and they accidentally sent us black,” Adams told The Courier Journal. “But, we loved it so much we kept it. And I think it looks amazing.”
Architectural recessed lighting is used throughout, with three pendant lights above the sink. Adams explains that they opted to place the pendant lights there rather than above the island because it looks gorgeous from the outside at night and keeps the view toward the custom range clear and open.
A fourth matching pendant light hangs above the adjacent dry bar. Though there is also a full wet bar in the basement, the homeowners wanted a space by the kitchen to store glassware and other bar accessories.
“Up at the top part (of the dry bar) behind the brass screens are speakers,” Adams said. “(The homeowners) are really into music and wanted to incorporate speakers without having them be so clunky (or) overbearing.”

The record-setting listing doesn’t come as a huge surprise given Waxahachie’s rise in popularity.
The vibrant, authentic small-town Texas community — which has a population of about 48,000 residents — has a picture-perfect historic downtown district, a dense suburban feel, highly rated public schools, and plenty of parks, Waxahachie is celebrated as one of the most beautiful cities in the Lone Star State, with a very high quality of life.
But Waxahachie’s allure extends beyond its cultural and historical significance. The city is on the cusp of significant development, with Jerry Jones’ investment and development firm, Blue Star Land, leading the way.
The company plans on building a sprawling industrial center on a 120-acre site they acquired a while back. The 638,000-square-foot warehouse is meant to serve as an e-commerce fulfillment center for the renowned sports merchandise company Fanatics, a development sure to make an economic impact in the city — creating nearly 250 jobs and showcasing Waxahachie’s potential as a hub for economic growth.

Partnering with the Lincoln Property Company, Jerry Jones’ firm has outlined plans for the 120-acre site, which include a 70-acre business park that will incorporate residential, industrial, retail, and commercial buildings.
Waxahachie is also a worthy contender for the title of “Movie Capital of Texas”, with more than thirty motion pictures — including three Academy Award-winning films — having been shot in the city.
Most notably, the star-studded Places in the Heart (released in 1984 and starring John Malkovich, Sally Field, Danny Glover, and Ed Harris) was filmed here, as were Tender Mercies (1983), and The Trip to Bountiful (1985).
Most recently, the hit series 1883, The Bass Reeves Story, part of the Yellowstone saga, was filmed against the backdrop of Waxahachie’s picturesque streets and buildings.

Thistles, chickens, mushrooms and mermaids are among the trending themes for fall, at least in Etsy’s corner of retail. Etsy looked at what people are typing in the search bar. Combined with industry forecasting and social media trends, the company created a guide to fall trends. While the report ranges from style (opal charm bracelets are hot) to special occasions (blush pink wedding dresses are popular), read on for fall home décor trends with examples from Lancaster County makers and businesses.
Barnyard imagery
Blame Carrie Underwood for at least some of the chickens you spot this fall. The country singer posted a selfie on Instagram earlier this year wearing an olive sweatshirt decorated with chickens. “Makes nice living… Lots of fancy clothes in closet… Wears chicken sweats she bought off Etsy…” she wrote in the caption.
Searches for “chicken sweatshirt” soared.
Farm scene-inspired clothing and décor leans heavily on chickens as well as cows and barns.
This personalized chicken mug has been a hot seller for Zookaboo in New Holland, says owner Michele Zook.
Laser-cut chicken ornaments and earrings from Wilder Mind Designs, Lancaster, have been popular this year as well, says owner Trista Ambs.
Throwback Halloween
Vintage Halloween fans might turn to secondhand for sustainability, for an upcycled project or for nostalgia.
Guermantes Vintage’s closet in Lancaster (run by Janine D’Agati) includes rare handmade costumes like two from the 1920s. The red cotton dress is appliqued with bats, black cats and witches on broomsticks. The twin bee costumes are made of delicate crepe paper on black cotton. The hats have bendable wire antenna.
Vintage Culture Shop, Lancaster Township, had four circa-1955 Weeny Witch party booklets filled with recipes and directions on how to make a witch diorama centerpiece from hot dogs. They sold out quickly, says co-owner Karen Foerstel.
The Lancaster Township business still has other vintage Halloween items available, including a 1910s postcard with a hand-written invitation to a long-ago Halloween party asking guests “be sure and mask.”
Mary Charles Folk Art call her paintings and prints whimsical, enchanting and heartwarming. Some of the Lancaster artist’s woodland scenes feature mushrooms, including “Toadstool Cottage” and “The Getaway.”
Mushrooms also sprout on some of Jain Falcon’s artwork. The Lancaster artist prints her artwork on greeting cards, notebooks, stickers, tote bags as well as prints.
Earthy ceramics
For ceramics, perfectly smooth surfaces aren’t a must. “Pieces spotlighting terracotta, speckled textures, and uneven glazes that reveal the natural components and handwork are growing in popularity,” Etsy reports.

As locals who’ve struggled to find fresh sources for furnishings and décor can attest, any time the phrases “home goods” and “new store” are bandied about together, our ears instantly perk up. And when they come attached to an up-and-coming name in the interior design world, as they have in the case of designer Shaolin Low’s recently opened Woven by Shaolin boutique-showroom, we do more than pencil in a visit—we clear our schedules (and trunk space) and make a beeline down to get first picks.
“We had a lot of people contacting us, wanting some elements of what our interior design firm Studio Shaolin does,” says Low of the impetus for the shop’s opening. That included sourcing custom and ready-made furniture and home accents from B2B-exclusive brands usually only accessible to industry insiders. “I got enough of those calls over the last two years that I was like, clearly there’s a need here. It just made sense to start opening the curtains.”

The 1,200-square-foot space on the Target end of Hekili Street is equal parts vibrant and serene and brimming with chic home accessories smartly arranged in color-coordinated nooks. “My design aesthetic is very contemporary coastal—it’s bright, light, airy, cozy, comforting,” says Low. The mix includes everything from abstract vases and vintage-inspired glassware to squiggly candlesticks and pillows trimmed with pompoms. You’ll also find things for keiki, wellness products and playful gift items.

Separating it all are zones staged with furniture pieces and local artwork that Low and her team are currently loving, stocked in very limited numbers. “It’s basically a mix of our sample closet for our interior design business,” she says. Think modern-organic boucle dining chairs, rattan tables and cane accent chairs.
A portion of the space has been shaved off to house the design team’s office. The store’s opening marked the launch of Studio Shaolin’s newest offering—its mini design service, which provides clients with pared-back versions of its full services, starting at $750 for an individual room.

“I wanted to be able to service local families, families like mine with young children and young working moms who don’t have $100,000 to spend on their space,” says Low. “Oftentimes when people think of designers, they think of untouchable, high-end things that not everyone can have. And that’s the bubble that I’m trying to burst. With Woven by Shaolin, the intention was to open the gates for everyone.”

Focus on a Neutral Color Palette
Home stagers always prefer neutral palettes to make a room look balanced and timeless. Colors such as beige, white or light gray are good choices. Then, add aesthetically pleasing decor, such as a black or green pillow for the couch. Try to create a fun look that’s not too matchy-matchy.
Find Long-Term Storage for Everything on the Counters
In the bathroom, find a long-term storage solution for items like cotton swabs and hair brushes so they’re not littering countertops. Add mirrors to walls to increase light in a small or dark bathroom. Even consider a new set of white, solid brown or light gray towels to give your bathroom a clean, seamless look.
Clear off your kitchen countertops by storing away small appliances, kitchen tools and knick-knacks. You want to accentuate the positives — cabinets for storage and plenty of countertop space for food prep. What can you keep on the table? A bowl of fresh fruit, like lemons or oranges, to add a pop of color and style.
Professionally Organize Your Closet
Show off your generous closet space by making each one neat and tidy. Remove everything from your closets and sort it into piles: keep, donate, sell and recycle.
If there are items you’d like to keep that you’re not currently using, store them away until you’re ready to move. You want potential homebuyers to see uncluttered closets with plenty of space. A bonus? Paring down your belongings means you’ll have less to pack.
Make Your Bedrooms Feel Hotel-Like and Inviting
Stick with one neutral color in the bedroom, perhaps all white, gray or beige, for example. To make your room hotel-like, tuck your comforter into the end of your mattress. Place two pillows on the bed, then add another three to five on top for a luxurious feel. For an attractive touch above the headboard, hang either one large piece of artwork or a set of three smaller ones.
Look to Odd Numbers
Group items in odd numbers, such as three or five. This classic design rule helps create visual interest and calming, naturally appealing displays. It’s a trick that makes a room look more luxurious versus symmetrical. On the dresser or bedside table, arrange a small vase of flowers with two books.
Use Glass for Small Dining Spaces
Make a tiny dining room’s layout appear larger with a glass-topped table. The more solid the furniture, the smaller a place looks.
Add a rug to “anchor” the room, even if you have an open-plan house. But keep in mind the room’s scale — in grander rooms, go big, and in smaller spaces, use a more petite rug that fits under the table. Place a generously sized centerpiece to draw the eye upward toward the room’s ceiling light.
Take Window Treatments to the Ceiling
To create height (even in small rooms), take window treatments as high to the ceiling as possible. Window treatments make the room look taller. And there’s no need to splurge on fancy panels; drapes are one way to use fun patterns in an otherwise neutral room.
Hang a Mirror in the Entryway
At the entryway, set up a sofa table or console with a lamp and accessories in sets of three. Above the console, hang a mirror or a larger piece of artwork to create a welcoming feel whether you’re coming or going.
Don’t Forget About the Curb Appeal
Curb appeal is all about making that beautiful first impression. Fortunately, it doesn’t take much to make a big impact. Fresh paint, a new mailbox, a healthy manicured lawn, a clean walkway and flower-filled containers are easy ways to improve your home’s exterior appearance. You may also want to consider investing in outdoor lighting to enhance both safety and aesthetic appeal and, potentially, even your appraisal.
Remove Bulky Furniture
When staging a home for sale, put oversized furniture in storage. Furniture that is too large for a space can make a room feel cramped. Rent or purchase some inexpensive pieces better scaled to the room to make the area appear more airy and comfortable.
Depersonalize Your Home
Your home may be filled with years of special memories, but you’ll want to remove personal photos, collectibles and keepsakes when selling. The goal is to eliminate distractions and help prospective buyers envision themselves living in the space. You want them to concentrate on your home’s unique features, not your personal memories.
Have a Pleasant Scent in the Home for Tours
A gentle, refreshing scent creates a cozy feel and can trigger pleasant emotions. When it’s time to show your home, think about spraying a dash of essential oils throughout your rooms or using a diffuser.
You’ll also want to make sure to remove any bad smells. Open the windows to let fresh air in and thoroughly clean your carpets, sinks, trash cans, bathrooms and pet areas.
