It’s no secret that interest rates are high. Though that may be good news for savers, it’s a harsh reality if you’re in the market for a new home. After all, high mortgage rates result in high mortgage payments. And, every quarter of a point of mortgage interest could represent thousands of dollars over the life of the loan.
Today’s high interest rates are the result of the Federal Reserve’s work to temper inflation. But with inflation cooling, many experts predict that lower interest rates are on the horizon — a beacon of hope for homebuyers.
But when will mortgage rates start to fall? Will they drop below 5% in 2024? And is it even worth waiting for lower rates to buy a home? Here’s what you need to know.

Will mortgage rates drop to 5% in 2024?
Current 30-year mortgage rates are averaging well over 7%. If it seems like it wasn’t long ago that rates were hovering below 3%, that’s because it wasn’t. Although sub-3% mortgage rates are likely a long way off, what are the chances that rates will fall to 5% in 2024?
Rates are currently high because the Federal Reserve has used increases in the federal funds rate target to combat inflation. That target sets the foundation for interest rates on loans.
The good news is that inflation is cooling, and many experts expect interest rates to move in a downward direction in 2024. Then again, a two-point drop would be significant, and even if rates fall, they’re not likely to get down to 5% within the next year.
After all, the Federal Reserve typically moves slowly when it comes to monetary policy changes. The central bank doesn’t want to shock the market by making moves too quickly.
Why you shouldn’t wait for 5% mortgage rates to buy a home
“Regardless of what the Fed does with respect to rates, I would never advise prospective homebuyers to try to time the market or trajectory of mortgage rates,” says Bob Driscoll, SVP and director of residential lending at Rockland Trust Bank. “Instead, they should focus on the factors they can control, such as the timing that works best for them in their unique financial and life circumstances and the values they are seeking in a home. Assessing these factors will result in a much higher pay-off emotionally for homebuyers in 2024.”

You could be waiting for quite a while
As noted, the Federal Reserve typically moves slowly when they make monetary policy changes. As a result, if rates do fall to 5%, it will likely take at least a couple of years to happen, barring some drastic, unexpected economic changes.
Ultimately, chances are you won’t be able to wait too long when it’s time to shop for a new home. You may need to move for a new job or because your lease is ending, or any number of other factors that might come into play. The simple fact is that you may not be able to wait the years it could take for mortgage rates to fall back to, or below, 5%.
Competition may get tougher
The housing market is a competitive one, but it’s not nearly as competitive as it was when interest rates were lower. After all, as interest rates rise, potential buyers leave the market. That means when interest rates fall, more buyers will likely enter the market.
When more buyers enter the market, it will be harder for you to make your offer stand out among the competition. Moreover, the law of supply and demand dictates that prices must rise alongside demand unless growth in supply keeps up — which isn’t likely in the housing market. So, if you wait too long, competition could drive prices higher.
You’re not building equity as you wait
If you don’t own your home, you’re probably renting. After all, you need to live somewhere. But there’s an inherent problem with renting. When you rent your home, you make monthly rent payments, but you don’t build a single dime in equity. As soon as the month is over, the value of your rent payment, at least to you, is spent.
Even if you purchase a home while mortgage interest rates are high, you’ll be building equity in your home with each mortgage payment. That’s equity you can fall back on in the future if times get tough.

Mortgage rates aren’t likely to fall to 5% any time soon, and waiting for them to do so could be a big mistake. Instead, consider buying a home now and taking advantage of a market with less competition. Then, when interest rates fall to a level you’re comfortable with for the long term, refinance your mortgage to take advantage of lower rates.

Whether you want to start a blog or create a social media account and make money on there (such as TikTok), a blog of your own is something that I always recommend. This is because you own your blog and you are in control!
Perhaps you’ve been thinking about starting a blog for some time, but you’re afraid that you have waited too long.
Every year I get the same questions from people who are thinking about starting a blog but are worried that it’s too late.
I also have friends who have started blogs in the past year or two and were told the same thing.
I still remember the early days from when I first started my blog.
I was so clueless when I first started my blog. And, it seemed like a very random thing when I first heard about blogging, but I decided to go ahead and create a blog of my own.
Making Sense of Cents was started simply as a way to keep track of my own personal finance journey. Most people in my life didn’t even know I had a blog.

1. Yes, you can still start a blog
2024 is not too late to start a blog, but you will want to get started! I hear from so many bloggers who have delayed launching their blogs because they are afraid.
Well, you won’t know how blogging will go for you unless you start a blog.
Yes, blogging has changed over the years, but it is constantly changing and always will be. You will have to do things differently than when I first started blogging, but that’s normal with any online business, job, and so on.

2. There is space for new bloggers
I often hear, “But there’s so many blogs out there now.” Yes, there are many blogs, but there is still space. It’s all about finding your own voice and attracting your own audience.
I am still finding brand new blogs that I love, and it’s exciting watching them grow.
Everyone is different, and everyone has their own point of view.
Of course, just like with any time, you will have to find ways to make your story stand out, grow your audience, and more. But, that is completely normal.
Plus, there are so many social media platforms that you can grow on as well, such as Facebook, Twitter, Instagram, TikTok, YouTube, and more.
3. Blogs can make money in 2024 (and into the future)
Companies and brands are still putting money toward investing in blogs and social media accounts.
Companies are increasing their marketing budgets, specifically to grow their market and audience through blogs.
And, that’s where you and I come in!
Before, companies usually would advertise and promote their products through celebrities, TV shows, movies and more. However, these days, so many people are buying products from things that they see from their favorite bloggers and social media accounts, and companies are definitely noticing this and are putting more of their marketing budget toward it.

4. Starting a blog can be quite enjoyable
Okay, so not everyone will love having a blog. That is completely normal! After all, not everyone likes every single job out there either.
But, for me, I absolutely love blogging. And, I know many others who do as well.
I enjoy helping others improve their financial situation, reading blog posts from other bloggers, finding new people to talk to, working on my blog, and especially writing.
I love waking up each morning to work, and I no longer dread work like I did when I had my day job.
Blogging is both challenging and rewarding, as there is always something new to learn. And, it’s a lot of fun to reach and connect with new people through your blog.

5. You can start a blog for cheap
A blog is very affordable to create.
I spent less than $100 total for the whole first year of Making Sense of Cents.

6. You are in control
Do you want a flexible schedule? What about controlling how you make an income? Want to work from home?
By starting a blog, these are all things that you can be in control of. You get to be the decision-maker when it comes to deciding on what type of business you’ll run, your schedule, your goals, the topic you write about, and more.
I love being in complete control of what I do, and becoming self-employed may allow you to feel that way as well. I enjoy deciding what I will do each day, creating my own schedule, determining my business goals, handling everything behind the scenes, and more.
7. You don’t need to be a tech wizard to start a blog
I get asked this all the time, “Do I need to be good at social media or know how to code in order to start a blog?”
No!
You definitely do not.
In order to become a blogger in 2024, you don’t need previous experience. You don’t need to have a computer degree (I don’t think I know any bloggers who do, haha), previously be active on social media, or know how to design a website.
These are all things that you will learn as you go, or you may even hire some tasks out.
Nearly every single blogger was brand new at some point, and they had no idea what they were doing.
I’m proof of that. I had just learned that blogs existed when I started Making Sense of Cents, and I definitely didn’t know that bloggers could make money. I learned how to create a blog from the bottom up and have worked my way to where I am today.
Now, that doesn’t mean that blogging is easy. It will require hard work and the beginning can be tough. But it is something that you can learn.
8. You can still learn how to start a blog
One of the great things about starting a blog in 2024 is that there are many free resources that can help you get started.
In fact, I didn’t spend any money in the beginning in order to learn how to blog – instead, I signed up for free workshops, free resources, and more. Since I didn’t know what I was doing, I knew that I didn’t want to spend a lot of money.

Is it still profitable to start a blog? Is it worth it to start a blog and make money?
Yes, blogs can still make money in 2024. I think starting a blog can definitely be worth it and valuable. You can turn your hobbies, expertise, and/or creativity to start a profitable blog. And, even if you don’t have strong writing skills, that is something that you can learn as you go.
Luckily, you don’t need much to start a blog either. An internet connection, computer, and a domain name are the best ways to start!
If blogging is so wonderful, then why doesn’t everyone start one?
Not everyone starts a blog because it isn’t for everyone.
That would be like saying that becoming a zoologist or an astronaut is for everyone.
Everyone has different skills, different passions, and more.
So, not everyone will want to be a blogger. That is completely fine.
Learning how to earn money blogging is work, and just like with all jobs – not everyone wants what you want.
And, for every successful blog out there, there are probably hundreds of bloggers who will never earn money blogging. While you can earn money blogging, not all bloggers will.
It would be like saying that 100% of people who start a business will see success. That is just never going to happen – businesses fail, business owners have a change of heart, and others just don’t find it enjoyable.
I know I am always talking about the positives of blogging, but I also like to mention how it’s not the easiest.
After all, if blogging was easy, then everyone would do it and everyone would make thousands of dollars a month.
But as you know, that’s not the case.
Not everyone is going to earn money blogging because it can be a lot of work! Most new bloggers quit just a few months in. A few months is not enough time to see if your blog will be successful. It took me six months before I started to earn money blogging, and I only earned $100.
It’s funny and weird to think about what life would be like if I would have quit back then.
I’m constantly learning something new when it comes to blogging, and that is why I enjoy it so much.

Your home equity can come in handy when you’re in a financial pinch. Whether you need to take care of home repairs, consolidate high interest credit card debt or cover a number of other potential expenses, your home equity could be the solution to your financial blues. Home equity loans are generally easy to access and typically come with far lower interest rates than personal loans and credit cards. Moreover, the average American homeowner has quite a bit of equity available.
Although home equity loans are widely available and come at a relatively low cost compared to unsecured lending options, they can have a negative impact on your financial stability if you use them improperly. But what should you, and shouldn’t you, do with home equity loans? Below, we’ll break down some important home equity dos and don’ts that owners should know.

Home equity loan dos and don’ts to know
“A home equity loan can be a great financial tool,” explains Derek Miser, investment advisor and CEO at Miser Wealth Partners in Knoxville, Tennessee. However, “it’s important to understand the dos and don’ts prior to using one.” Here are some of the most important home equity loan dos and don’ts to know:
Do: Review your financial needs
“First and foremost, you need to review your financial needs,” explains Miser. “Understand why you need the funds from a home equity loan and determine how much you need. Typically, home equity loans are used for home improvements, debt consolidation, emergency expenses, etc.”
For example, say you need to replace your roof. Rather than blindly taking out a home equity loan for what you think a roof replacement might cost, reach out to contractors for quotes. Since quotes aren’t always 100% accurate it’s a good idea to take out a loan for 10% more than the quote. So, if you expect your new roof to cost $10,000, you should consider an $11,000 home equity loan.
Use your home equity to access the money you need now.
Don’t: Borrow more than you need
“You want to ensure you don’t borrow more than you need,” says Miser. “Doing so can lead you to overextend yourself, ending in financial strain or even foreclosure, if payments cannot be made.”
Sure, it’s OK to borrow 10% more than you’ve been quoted for a job, but you shouldn’t borrow simply for the sake of borrowing. Using the example above, if you need $10,000 for a new roof, it’s OK to take out a home equity loan for $11,000. But you shouldn’t take one out for $20,000 for the sake of filling your pockets with additional spending cash.
Do: Compare lenders
“As with any large financial decision, shop around and compare rates and terms to find the option that works best,” explains Austin Niemiec, chief revenue officer for Rocket Mortgage.
Miser agrees, saying, “often, banks, credit unions and online lenders offer different rates, fees and repayment terms. Those should all be taken into consideration.”
Don’t: Forget your regular mortgage payment
“You’ll also want to make sure you don’t forget to pay your regular mortgage payment. This will still be required on top of the home equity loan payment,” explains Miser. Be sure to consider this before you apply, too. You wouldn’t want to take out a loan, only to find that when the payment is added to your current mortgage, you struggle to afford it.
Do: Understand the equity in your home
“It is important that homeowners fully understand the equity in their home – specifically the current value and the equity prior to applying for this type of loan,” explains Niemiec. So, you may want to start with an appraisal and compare the results to the remaining balance on your mortgage to determine how much home equity you actually have.
Don’t: Fail to have a repayment plan
Miser says it’s important to know how you’ll pay your loan back before you apply. “If you don’t have a clear plan for repaying the loan, then you probably shouldn’t get it. Make sure you can comfortably manage payments for the entire loan term prior to borrowing.”
Do: Use the funds for their intended purpose
“Finally, ensure you only use the funds for the intended purpose,” says Miser. “If you’re taking out money for an emergency, don’t apply the funds towards something that isn’t part of that emergency.” After all, if you spend the money on something other than what you took the loan out for, you’ll find yourself in the same position as you were before, but with a new loan payment on top of the existing financial hardship.

Your home equity can be a valuable financial tool. But if you use it incorrectly, it can be a dangerous proposition. It’s important to consider your financial goals and how a home equity loan might fit into those goals when you decide whether or not to borrow against your home’s equity.

You’ll need to use one of the other methods listed in this article to contact the airline with any questions, comments or concerns.

Because there is no Frontier customer service number, you’ll need to start a chat in order to speak with a customer service representative.
You can chat with agents directly on the Frontier Airlines website, available 24/7.
If you have the messaging service app WhatsApp, you can choose to message the Frontier Airlines customer service number at 720-902-3969.
How to message Frontier Airlines
Frontier Airlines maintains other lines of communication if its chat options aren’t working for you. This includes social media handles at both X, formerly known as Twitter, and Facebook.
Reaching out directly to Frontier Airlines customer service on the X platform can be done via the handle @FlyFrontier.
How to email Frontier Airlines
You can reach out to the company via its contact form rather than via email. You’ll be asked to provide your personal information, such as your email address, name, street address and phone number. There’s also a section where you can input the reason for your message.
Whom do I contact about my Frontier Miles loyalty account?
There is no specific page where you can contact someone about your account, though the aforementioned contact form does give this as an option to input the reason for your message.
Does Frontier give refunds for canceled flights?
The U.S. Department of Transportation requires all airlines that cancel a flight in the U.S. to give their passengers a refund, no matter the reason. This is the case for strikes, weather disruptions, aircraft maintenance and more.
Frontier is no exception — if the airline cancels your flight, you are entitled to a complete refund.

SoMa San Francisco, which stands for South of Market San Francisco, represents the most central part of the city. SoMa represents a complete spectrum of San Francisco, with accessibility and comforts of the city just a short walk away. Here are a few things to know about living in SoMa San Francisco.
Crime and safety in SoMa
Like parts of any big city, SoMa is perfectly safe to walk around during the day. Because the area is always bustling with lots of people and activity, it’s considered safe. There are, however, parts of Market Street that can get dicey, including going past 6th Street.
You may encounter some of San Francisco’s homeless population, which tends to gather in this area. If you need to go through this area at night, the best thing to do would be to either avoid Market Street or take public transportation if you need to go beyond 6th Street.
Entertainment and shopping in SoMa
If you’re in search of shopping or entertainment, SoMa is trendy and has plenty to offer. The most popular destination is Union Square and San Francisco’s Westfield Centre. At this mall you’ll find high-end brands like Bloomingdales and Nordstrom. The shopping continues in the outdoor part of Union Square, with the famous cable trolley available to ride, right outside of The Gap.
For more of a local shopping experience, there’s also the city’s beloved Alexander Book Company, Foto-Grafix Books and The Green Arcade.
Like the rest of the city, SoMa has its fair share of parks and places to relax. Locals enjoy the lawn outside of the Metreon, Salesforce Park and — just a short walk away — the Embarcadero.
Dining and restaurants
Although the pandemic has caused a shift in the way restaurants serve their food, there’s still plenty of ways to enjoy a nice takeout meal and beverage from local eateries and artisan coffee shops. The neighborhood’s dining scene offers delicious food at every price point, craft cocktail bars and incredible bakeries.
Here’s a glimpse into SoMa’s food and drink scene:
The Bird: There’s often a line out the door for this hotspot that offers fried chicken and slaw. Top it off with a beer and curly fries.
Dottie’s True Blue Cafe: If brunch is more your thing, Dottie’s is a staple in SoMa. Get a ginormous order of pancakes and settle in at this San Francisco institution.
Birdsong: For some fine dining and a look at an open kitchen, check out Birdsong. The chefs prepare delicious chicken-based meals in front of you. Try any of the perfectly crispy fried chicken sandwiches and don’t forget to eat the huge flakes of batter that fall out of the sandwich with each bite.
The View Lounge: For one of the best hotel rooftops in the U.S., make your way to the 39th floor of the Marriott Marquis Hotel in SoMa. It’s a fantastic way to soak up the city’s stunning views with a delicious cocktail and light meal.
Transportation
Fact: The trolley is definitely not the best way to get around San Francisco but is a blast to ride.
One of the best things about being in SoMa is that you have any number of public transportation options to get to your destination. From jumping on the ferry from Embarcadero to get across the bay to Marin or taking BART to shuttle down to the East Bay, SoMa offers it all.
If you have a car, you can easily hop on the 101 Freeway or take Interstate 80 to get to the East Bay or Sacramento.
The main forms of transportation include:
Bus: 14, 14R, 5, KBUS, LBUS, NBUS
MUNI: To get anywhere within the city, including Ocean Beach and Dogpatch
BART: Subway that goes south to SFO or to the East Bay
Ferry: East Bay or north of San Francisco, such as Sausalito or Marin
Scooters and public bikes: They’re everywhere!
Education
Although for the moment, many schools are offering online courses only, there are a number of continued educational institutions housed in the heart of SoMa.

Weather in SoMa
SoMa has arguably the best weather in San Francisco — which is known for its micro-climates. Generally speaking, SoMa is slightly warmer and has more sun than other parts of the city, such as Ingleside or Oceanview, which both get an average of 12 hours of fog, daily! The fog is such a prominent force in the city, it’s called Karl and has its own Twitter account, @KarlTheFog.
San Francisco weather is mild, with moist winters, dry summers and an average temperature around 60 degrees. If you’re not familiar with San Francisco weather, prepare for foggy, chilly summers. The summer doesn’t really start until September, also known as San Francisco’s Indian Summer.

From shopping, checking out local eateries, and soaking in the picturesque waterfront, there is so much to do and see in SoMa.
SFMOMA: Spend a day browsing through 30,000 pieces of modern artwork across seven gallery floors and 45,000 square feet of free, art-filled public space open to all.
