Could a collapse in the U.S. housing market wreck the nation’s economy in 2023-2024, like it did in 2008? Financial experts are publishing their predictions amid a troubling backdrop of elevated home prices and high mortgage rates. Some of these forecasts are quite alarming, to say the least.
Surely, you’ll recall the Federal Reserve hinting at a “higher for longer” interest rate policy at last month’s Federal Open Market Committee (FOMC) meeting. The upward pressure on mortgage interest rates has been unmistakable. This begs the question of what’s in store for the housing market and how stock investors can prepare for what’s coming.
Housing Market Alert: Expect Home Prices and Mortgage Rates to Rise in 2024
As we embark on the final quarter of 2023, all eyes are turning to 2024. Understandably, people want to know what to expect in the housing market. Suffice it to say home prices and mortgage rates are very likely to increase.
They’re already elevated, to put it mildly. Believe it or not, the median sale price of an existing home in the U.S. reached $406,700 in July. That figure is only $7,000 less than the all-time high.
Furthermore, the average annual interest rate for a 30-year mortgage reached 7.36% in late August. And with few signs that the “higher for longer” interest rate policy will end soon, housing could become even less affordable.
So, what are the experts predicting? National Association of Realtors (NAR) Chief Economist Lawrence Yun expects home prices to increase by around 3% to 4% in 2024. Meanwhile, the supply of houses is “likely to remain below what we would deem a balanced market,” according to Chen Zhao, who leads the economics team at Redfin.
Experts with Zillow see home values increasing by 3.4% in 2024. Moreover, the National Association of Home Builders anticipates that America’s housing shortage will persist through the end of this decade.
On the other hand, Moody’s Analytics and Morgan Stanley both expect that U.S. home prices will decline slightly in 2024. This just goes to show that consensus is, as always, hard to find on Wall Street.
What You Can Do About It
Should you prepare for a housing market collapse in 2024? Not necessarily, though real estate buyers and sellers need to factor in elevated home prices and mortgage rates.
This might involve altering your budget for the next year. At the same time, it’s not a bad idea to cut back on real estate stocks. Two clear-cut examples would be Realty Income (NYSE:O) and Rocket Companies (NYSE:RKT). Finally, always keep an eye on the Federal Reserve for hints about future interest rate policy changes.

The Federal Reserve’s monetary policy committee met Sept. 19 and 20. Its updated summary of economic projections included Fed members’ forecasts about the direction of short-term interest rates for the next three-plus years. Mortgage rates didn’t move much in the three weeks before the Fed meeting as the market waited for the summary of economic projections to drop.
The projections surprised the mortgage market. The Fed members signaled that they expect to keep short-term interest rates higher for longer than the mortgage market had expected. Mortgage rates played catch-up after the Fed meeting, with the 30-year fixed-rate home loan rising past 7.25% for the first time since late 2000.
Home affordability fades
Rising mortgage rates chip away at home affordability, which has been declining since early 2021. The Federal Reserve Bank of Atlanta has a home affordability index with data going back to the beginning of 2006, and July’s affordability (the most recent available) was the lowest in the index’s 17-year-plus history. And mortgage rates have gone up since July, making a home even harder to afford.
Mortgage rates have gone up five months in a row, making mortgage payments higher for a given loan amount. The impact on affordability has motivated almost 40% of home sellers to reduce their initial asking prices, according to Mike Simonsen, president of real estate analytics firm Altos Research, in a weekly commentary posted to YouTube. In spring, when mortgage rates were lower, about 30% of the homes on the market had taken a price cut.
Homebuyers might rejoice at the news that more sellers are reducing their asking prices. But the lack of properties to choose from remains a drag. According to the National Association of Realtors, 1.1 million homes were for sale at the end of August, the latest available data. In August 2019, a closer-to-normal, pre-pandemic market, 1.83 million homes were for sale.

For example, I looked on Teachers Pay Teachers and searched for third grade lesson plans. There, I found over 49,000 results such as math lesson plans about rounding, substitute teacher plans for third graders, reading comprehension lesson plans, and more. Here’s an example of one that you can look at.
The average teacher on Teachers Pay Teachers can make around $300 to $500 extra, but there are some teachers that make hundreds of thousands of dollars extra each year.

As a teacher looking for side jobs, you can look for random gigs on Craigslist to earn some extra income. To begin your search, simply go to the Craigslist website and select your city from the home page.

Sign holder
You can even post your own services on Craigslist if you have a skill you’d like to share with others, such as giving music lessons or tutoring.
34. Deliver groceries with Instacart
Grocery delivery services are popular because there are more and more people who want someone to do their grocery shopping for them.
Services like Instacart need personal grocery shoppers, and the average shopper makes $15 to $20 an hour to deliver groceries. Drivers are paid per order, and you get to keep 100% of your tips. You also get to choose your schedule, so a teacher could choose to work in the evenings or on weekends. Or, you could choose to only deliver groceries during the summer.

Credit card fraud is becoming more sophisticated, with scammers using devices called “skimmers” that steal and store your information after you swipe or insert your card.
Thankfully, you can visually identify skimmers if you know what to look for. Here are a few low-tech ways you can keep your card safe.
What Does a Credit Card Skimmer Look Like?
A skimmer is a small device that scammers attach to card readers on ATMs, gas pumps or any other device where you insert your card for payment or withdrawal. They look similar to the card reader itself and might increase the length of the reader by a small amount.
These stealthy devices are a highly effective way for scammers to easily steal your info if you don’t know how to spot them.

When you insert or swipe your credit or debit card, the skimming device captures the information found in your card’s magnetic strip. You’re able to complete your transaction like normal, but the crook who installed the skimmer can collect the skimmer later, download your information and make purchases or withdrawals without your knowledge.
What’s in My Card’s Magnetic Strip?
A wealth of information is stored in that little black strip on the back of your card. It contains the name of your bank or issuer, your name and country, your account number and PIN and other details specific to your account, like your account limits and the types of charges your card accepts. In short, enough to make purchases with your data.
How Common Are Gas Pump and ATM Skimmers?
While there isn’t a great amount of data on the prevalence of skimmers, it’s thought that their use is on the rise. A single credit card skimmer can capture information on up to 100 credit cards in a day.
Credit card chip technology has done a lot to prevent skimmers at retailers and most major ATMs, so gas stations and non-major ATMs remain the primary targets of skimmers. This may change since gas stations now must comply with the merchant fraud liability shift from October 2020.
How to Spot and Avoid Credit Card Skimmers
Although skimming can happen almost anywhere you use your card, you can prevent losing your data to a skimmer.
Here are a few simple ways to stay safe:
Study the card reader. Jiggle or shake the card reader before using it. Skimmers are often not securely attached, and moving it around could release and expose it. Look for ATMs, gas pumps and any other credit card readers in well-lit and monitored locations.
Give your card a glance. Scratches, markings or stickiness left on your card after swiping are all signs that your card may have been tampered with.
Manage your card settings. Most offer a way for you to control where your card can be used. For instance, you can set parameters that limit high-total purchases or request notification by text or email if your card is used online rather than in person at a store.
Track your balances. Monitor your account balances to avoid being blindsided by an overdraft or unauthorized purchase. By adjusting notification services, you can be informed if an attempt is made to charge over an allotted amount.
Dip your chip. Using the chip reader, instead of swiping the magnetic strip, significantly lessens the chance of fraud. If your card doesn’t have a chip, request one from your financial institution.
Consider cash. At the pump, pay for your gas inside or with an attendant. For other purchases, sign and save your receipts until you’re able to verify purchases on your next statement.
What to Do If Your Credit Card Has Been Skimmed
If you suspect your credit card information was skimmed during a recent transaction, you should respond with a few common measures. This includes notifying your bank, alerting the FTC and placing an initial fraud alert.
From here, keep an eye on your credit card accounts. Regular monitoring of your account can keep you informed of any unusual activity and let you quickly respond. You can also contact a credit monitoring service to help you maintain oversight of your account. These services automatically notify you if any changes or activity occur on your account.
Most credit cards at this point possess an EMV chip for an additional layer of security. If your credit card doesn’t have this feature, call your bank and see if you can receive a card that has one. While they won’t protect you from skimming, they do help protect against other forms of credit card fraud.
Moving forward, take a closer look at the card reader at any ATM or gas station you use. If it looks unusual, such as misaligned, loose or a different color than the rest of the device, you should skip on using your card there.
How Do I Report a Skimmer?
If you find a skimmer or confirm that you’ve been a victim of one, first call your financial institution to let them know when and where you think it happened. Cancel your card and request a replacement, and follow up by email to further document your claim.
From there, place an initial fraud alert on your card. A fraud alert requires businesses to contact you before issuing credit in your name for up to 90 days.
Filing a police report and alerting the Federal Trade Commission (FTC) are also good practices. The FTC works to prevent skimming rings and catching crooks that skim.

I own one rental property out of my area in Cleveland Ohio and we just got that tenant out after she did not pay rent for three years! All of my other rentals are in Colorado and I usually have no problems with evictions or getting tenants out, yes even during the Covid year. However, I learned that some cities and states can be a nightmare and do everything they can to make life difficult for landlords, especially out-of-state landlords. If you are going to invest in real estate in other areas make sure you do your due diligence!
Why did it take so long for me to get a non-paying tenant out of my rental?
I bought this turn-key rental in 2015 in my IRA. I have many other rentals in Colorado that I bought in a more traditional way but this house was sold to me by a friend, or so I thought, for $45k. It was supposed to be rented and managed but that’s another story. The rental was fine until COVID came along and the city started to pay rent for tenants. My tenant stopped paying rent and when the City of Cleveland stopped paying landlords the tenant never paid rent again.
I had a property management company that was mostly worthless and incompetent. I won’t mention their name, actually, I will, Monument Real Estate. I told Monument to evict and months went by with nothing happening. At first, Monument said I could not evict because the property needed to be certified lead-based paint-free which the City of Cleveland requires on all rentals built prior to 1978. However, my property was exempt because it was built in 2005. I told Monument this for months before they understood.
After we got that figured out, Monument said I could not evict because my IRA needed to be registered in Ohio for the Cleveland courts to hear the eviction case. The company that I used said they would not register in Ohio. I talked to multiple lawyers and they all said I was pretty much screwed because an IRA is not a corporation and you can’t register it. This went on for months more and eventually I had some help from commenters on my YouTube videos. They told me to try different lawyers and one told me to try a property management company that had helped them in difficult situations.
After the tenant not paying rent during COVID, the months the property management company argued with me over lead-based paint, and trying to figure out the registering my IRA, it had been close to three years, and the tenant never paid a dime.
How was I able to finally get the tenant out?
While this was happening I asked the property management companies to offer cash for keys. Cash for keys is when you pay someone to leave a house. The tenant never responded to any notes or calls. I switched property management companies and the new one also tried cash for keys with no success. The new property management company did help me get my IRA registered. They told me to register as a corporation with the Secretary of State (SOS) in Ohio. I told them the lawyers said that wouldn’t work but they told me to try anyway.
I tried to register as a corporation and it didn’t work. The SOS said an IRA is not a corporation and can’t be registered as one, but they were very helpful and worked with me to find a solution. Eventually, the SOS helped me to register the IRA name as an entity doing business in Ohio. It took some time but we got it done and with that registration, the courts agreed to hear the case!
At the first hearing, nothing was done except to schedule another hearing. The tenant was given a free attorney by Cleveland to help fight the eviction. My property manager told me we should offer cash for keys in court because the judge will see we are trying and the tenant has to respond. I agreed to offer $2,000. The rent on the property was less than $800.
While all of this was happening the property management company said the tenant was suing them for $35k! I could not believe it until I got a package in the mail from the tenant and they wanted $35,000 from me as well! They said they needed $10,000 for cash for keys to move out and $25,000 for emotional distress from the notes and calls my property management companies made trying to offer cash for keys.
I was not hopeful she would accept the cash for keys in court, but she did! She had to move out in about 30 days and if she did not we could file for an immediate eviction. The tenant moved out and I have my house back.

How could I have avoided this nightmare rental?
I take full blame for this situation as I should have known better. I made a few mistakes:
I trusted someone too much: I trusted someone who said they knew the area and that this was a good deal. None of that was true and if I had had a third party check out the property I would have known never to buy it.
I trusted the property management company given to me: That person also recommended a property management company that stopped doing rentals and then they recommended Monument and I never checked them out myself. I should have done way more due diligence.
I didn’t fire a bad property management company as soon as I knew there were issues: I knew Monument was bad since they messed up my accounting before, and kept making mistakes, not communicating, and were flat-out rude. I was lazy and waited too long to hire a new one.

Conclusion
If I were to buy out of my area again, I would do way more due diligence and most likely not use a turn-key company. I would find an agent, and property manager and use them to find a great deal wherever I wanted to invest. I would have a third party checking things out and not trust people as much as I did. I can handle the nightmare this became because my other rentals have done very well but a new investor without other investments could have huge problems in the same situation.

House flipping is when someone buys a property at a lower price, fixes it up (like painting, redoing the kitchen, and improving the outside appearance), and then sells it for more money to make a profit. This is done to make a quick return on the investment.

13. Grocery Shopper
Grocery shoppers buy groceries for people like you and me, offering a helpful service for those who don’t have the time or can’t shop on their own. You’ll work on your own and talk to clients through an app on your phone.
One service you can easily sign up with to become a grocery shopper is Instacart. This is a popular site for people who want to make extra money by shopping for and delivering groceries.
Instacart shoppers make money from a mix of base pay, tips from customers, and sometimes bonuses or rewards (like for finishing orders during busy times).

14. Affiliate Marketer
Affiliate marketers share products or services with their followers for a commission. You do this by placing a referral link on your website, blog, or social media (like Instagram). When people use that link to buy something, you then get a commission.
For example, if you share a link to a book on Amazon and someone buys it through your link, you make some money. Companies like Amazon want people like you to help them sell things, so they’re happy to work with you as it helps them.
If you get someone to sign up through your special link, the company gives you a commission for telling others about their product. It’s like a little thank-you for your help!

15. Flea Market Flipper
Flea market flippers find underpriced items at flea markets, yard sales, and thrift stores, then resell them for a profit. This job requires a good eye for valuable items and the ability to research market value.
Finding items to resell may be one of the best jobs to work alone on this list because we all have things in our house we could probably sell. Plus, there are always things that you can buy for a low price and possibly resell for a profit.

Printables are digital items that customers can download and print at home. They can include things like bridal shower games, grocery shopping checklists, budget planners, invitations, printable quotes for wall art, and patterns.

18. Dog Treat Baker
Do you really like dogs? If you do, here’s a way to work mainly alone and make an extra $500 to $1,000 or even more each month.

This includes social media platforms such as TikTok, Pinterest, Instagram, Twitter, and Facebook.
Salary can vary, and this job can be done part-time or full-time.
22. Landscaper
A landscaper improves and maintains outdoor areas, such as by taking care of the lawn, planting flowers, or even renovating a whole outdoor area (such as to make it more enjoyable to sit outside and have company).
If you’re interested in jobs where you work alone outside, this is one to consider as you will be outdoors and working on your own a lot. Customers may talk to you occasionally, but you are mostly by yourself.
Landscapers work at houses, apartment complexes, businesses, or somewhere else.
23. Data Entry Clerk
Data entry clerks enter, update, and check information in databases or spreadsheets. They type information such as numbers and names into computers to keep things organized and recorded.
This job can sometimes be done remotely and alone, with minimal supervision or interaction with customers.
Data entry jobs typically pay around $15-$20 an hour.

Editors review and improve written content for clients and they usually work on their own as most of their time is spent editing content.
Their job is to read articles, blog posts, advertising, books, and more to make them better. They fix any mistakes in grammar or spelling and help the words flow smoothly.

25. Freelance Writer
Freelance writers write content for clients, such as blog posts, advertising, and more. Freelance writing jobs where you work by yourself are common as you’ll be given a topic to write about from the client, and when you are done you may be given some feedback (such as paragraphs to improve or add to). But, that is usually as much human interaction as you’ll get if you want.
You can find different writing jobs on platforms like Upwork and Fiverr, or even find clients on your own.

Content creators can live record themselves playing video games (such as Fortnite, Minecraft, Grand Theft Auto, World of Warcraft, Call of Duty, and Valorant) and people will watch.
While Twitch used to be all about watching people just play video games, now you can also watch people live stream themselves cooking, talking to viewers, traveling, doing their daily routine, and more.
Who is the biggest streamer on Twitch?
There are many popular channels on Twitch such as Ninja, Shroud, and Pokimane. The top streamers on Twitch earn millions of dollars each year!
Twitch streamer categories
On Twitch, streamers are categorized into three main groups:
Streamers – These are new and casual creators who might not be making money from their content yet. Or, maybe they don’t ever plan on making money and they are just doing it all for fun. When you first join Twitch, this is what you start as. It gets a little confusing because there’s the name Streamers, but there are also Twitch streamers (which is everyone who streams).
Affiliates – These are streamers who’ve reached a certain level of success and can receive donations, subscriptions, and ad revenue.
Partners – These are some of the most popular streamers on Twitch. They get many perks, such as being able to keep a higher revenue percentage from some of the Twitch monetization methods.
Unlike Twitch Affiliates, where you are invited automatically when you meet the requirements (talked about below), you must apply and be selected to join the Twitch Partner Program.
How to Become a Twitch Affiliate
To make money on Twitch and work from home, you will first need to become a Twitch Affiliate (becoming a Twitch affiliate is not required in order to apply to become a Twitch Partner, but it is encouraged by Twitch.). That is what they call a broadcaster (someone who is live streaming on Twitch).
The Twitch Affiliate program is available around the world. You can stream and make money on Twitch no matter where you live. To get started streaming on Twitch, you can do so from a desktop computer, laptop, Xbox, Playstation, or even your cell phone.
To become a Twitch affiliate, you must meet 4 requirements within a 30-day period:
Reach 50 followers
Stream for 8 hours
Stream on 7 different days
Reach an average of 3 viewers per stream
Once you reach all four of these requirements (at the same time), you will then receive an automatic invite to their program. It may take a few days to receive the invite, but it will come!
What percentage of streamers are successful?
There are some stats out there if you are curious about how much money people make on Twitch – The top 1,000 streamers earn at least $7,000 per month, while the top 10,000 streamers make around $900 per month or more.
So, that means that there are 7,000,000 streamers on Twitch, and only 10,000 of them earn $900 or more per month. That’s not a very high success rate, but I’m sure a lot of those 10,000 people who are earning at least $900 a month are happy.
Plus, as I said earlier, many of the 7,000,000 may be streaming on Twitch just as a hobby, and may not even be trying to make it big.
Is it hard to get big on Twitch?
Yes, it is hard. The average person on Twitch makes less than $900 a month, with many making just a few dollars a month or nothing at all.
This is because there’s a lot of competition on the site. You’ve got to remember that there are 7,000,000 other people on the site and many of them are probably trying to make money on Twitch as well.
To grow on Twitch, you will want to be consistently live streaming (at least a few times a week!), engage with your viewers (talk to them, use their names, and say hello), and find a way to stand out from your competition. You will most likely need to spend a lot of hours on Twitch to make any money.
How to make money on Twitch
There are several different ways that you can make money on Twitch, such as:
Twitch subscriptions
As a Twitch streamer, one of the main ways you can make money is from subscriptions. A subscription is when a viewer gives you money on a regular basis and pays a minimum of $4.99 per month for your Twitch channel.
A viewer may subscribe because they can watch live chats, get to watch your live streams without advertising, or simply just want to show their support because they enjoy your live streams.
Subscriptions come in tiers from $4.99, $9.99, and $24.99, with Twitch taking 50% of the revenue for Twitch Affiliates. Once you reach Twitch Partner status, your revenue share may increase to 60%-70%.
Bits donation earnings
Another income source for Twitch streamers comes from donations made by your viewers. Donations can come in the form of Twitch Bits or direct donations. You receive $0.01 for each Bit used in your chat.
Now, one penny may not seem like much, but it can add up quickly. Plus, you get to keep 100% of the donations you receive.
Twitch Bits are virtual tokens used to support content creators on the Twitch platform. Your viewers can purchase Bits through Twitch and these can then be used to “cheer” in a streamer’s chat by typing “cheer” followed by the amount that they want to give you. When a viewer cheers, their message is highlighted, and the streamer receives the Bits. The streamer may then publicly thank them for their support.
Twitch ads revenue
As a Twitch Affiliate and Partner, you can run advertisements during your streams and make money.
Twitch ads are short video clips shown during a Twitch stream, giving you a way to make money. Think of this like an ad that you may see when watching a YouTube video.
While ads can earn you money, they can impact the viewer experience (don’t you hate a lot of long ads when you’re watching something?). Twitch Partners have control over when and how ads are shown on their channels, which can help make the ads better for viewers.
Amazon Associates
This is one of my favorite ways to make money online.
Affiliate marketing with Amazon on Twitch is when you can get paid to share links to products on Amazon. For example, a product that you can share with your viewers could be the video game that you are playing on a live stream.
Then, when a viewer makes a purchase through an affiliate link, the streamer earns a commission.
Sponsored partnerships
Twitch streamers can make money from their channels through sponsored partnerships with brands. This is when you partner with a company and promote their product on your Twitch channel, social media account, and so on.
This may include talking about a product, wearing a clothing item with their logo on it, or showing their product in a live stream.
The earnings from a sponsored partnership are negotiated between the streamer and the brand, and depend on the channel’s reach, engagement, and more. Some sponsored partnerships may earn you a couple hundred dollars and the most popular Twitch channels may earn hundreds of thousands of dollars for a sponsored partnership.
Patreon
To make even more money, many Twitch streamers use Patreon. Patreon is a site where creators can receive monthly contributions from fans. Fans support you because they like watching your content.
Depending on your content, you could offer perks just for your fans who are monthly contributors, early access to content, merchandise (I’ve seen many creators give out stickers and other merchandise for certain levels), secret content that is only on Patreon for people who are paying the monthly fee, or more for different pledge levels.
You get to choose how much each level is, and your fans get to choose which level they want and how often they want to pay.
Merchandise
Selling merchandise, such as t-shirts, hoodies, mugs, stickers, or accessories, can be another way that a Twitch creator can make money online.
For example, if someone likes watching your content, then they may be interested in things like what you’re wearing.
Twitch streamers can partner with merchandising platforms to set up an online store, making it easy for viewers to look at and purchase.
