“We’re not just talking about a small print here and there,” Walish elaborates. “It’s all about mixing it up–upholstery, textiles, wallpaper and beyond. From classic stripes to whimsical florals, modern motifs to organic botanicals. It’s all about making a statement.”

Quiet luxury was never just about fashion; it also crept into the home. “A year ago, everything, everywhere, was light-washed oak, calacutta marble, and matte accents,” Havenly VP of creative and design Shelby Girard reflects. “At first, this felt like such a refreshing scene–it was simultaneously calm and inspiring, collected and effortless. However, with such widespread adoption, particularly with new builds, the aesthetic began to feel a little…expected.” That’s why, in 2024, we’re seeing a return to luxurious materials of yore.
“As traditional design is once again taking center stage, we’ve seen a backlash against the usual materials and a desire to seek out elements that in and of themselves are more unique, dramatic, and notable,” Girard explains. “Think richly veined marbles in a range of striking colors, lush velvets with added dimension, crystal chandeliers for a hint of glamour, dark wood tones that speak to heritage, and un-lacquered hardware for a lovely patina.”

Industry veteran Adam O’Daniel is transitioning to Guild Mortgage as senior vice president and chief marketing officer, anewly created role, after about two years at Open Mortgage, the company announced on Tuesday.
“We’re going to expand Guild’s brand presence nationally, deliver best-in-class marketing tools, technology and support for our sales teams, and infuse a culture of creativity and collaboration across the brand,” O’Daniel said in a statement.
California-based Guild, a purchase-focused lender with a distributed retail model, has engaged in mergers and acquisitions to expand its footprint across the country.
In the third quarter, the company originated $4.3 billion in mortgages, down 4% compared to the previous quarter. But the lender’s gain-on-sale margin rose 22% in the period, and it delivered a $54.2 million net income from July to September, up 47% compared to the previous quarter.
According to Guild, O’Daniel will “spearhead the company’s marketing and communications initiatives to expand Guild’s brand presence nationally, support the company’s growth, and foster a culture of creativity and collaboration.”
The executive has more than 15 years of experience in the mortgage and financial services industry. Before joining Guild, he was Open Mortgage’s senior vice president of marketing, responsible for branding and communications. He also served in marketing and communications leadership at Movement Mortgage.
“He has a successful track record of building high-performing marketing teams in the mortgage industry by focusing on brand storytelling, borrower education, social media and innovation,” Terry Schmidt, CEO of Guild Mortgage, said in a statement.

Deck the House winners will be selected by judges during the week of Monday, Dec. 18.
“Bob (Mayor Robert Zimmerman) had the idea after getting some inspiration from other townships,” said Joshua Cummings, a member of the township’s digital media team. “He thought it would be a good idea to do something to get the community together, something to celebrate the holidays, something fun, something new.
“I think the big thing with the challenge as a whole and the idea with it was to just get the community involved and engaged,” said Ben James, another team member. “I think it’s going to something nice to bring everyone together and have some holiday fun and everything like that.”
Registration for the contest began last month and will continue until 11:59 p.m. on Sunday, Dec. 10, at the Mantua website. The contest is a collaboration between Zimmerman, the digital media team and the township recreation committee.
Houses will be judged on categories that include overall creativity, theme, lights and special effects. Decorations must be done by participants or those close to them, not professional decorators. Judges have yet to be determined, according to Zimmerman, but will likely be township officials.
“I had an idea, but I can’t put things into place and bring it to fruition,” Zimmerman noted. “I brought it to this (digital media) team a couple weeks ago and the rec committee. They have brought this to life, so without their efforts, there’s no way we would have been physically able this year to put it together on such short notice.”
According to Cummings, about 16 homes are registered for the contest as of Nov. 29, more than expected. Winners will be notified by email and receive a township proclamation, along with a small prize.
“It’s not like a competition where people are gonna get at each other,” James explained. “It’s just going to be very lighthearted … and bring people together. It’s not meant to be cut-throat.”
“This year is the first year, so we’re really kind of in the infancy stages of putting this together …” said the mayor. “We’re just gonna have an overall competition and winners.”
Deck the House could become an annual event in Mantua, according to Zimmerman.
“A lot will be dependent on how successful this is and how many people participate,” he noted. “We’re probably at a good number now; we certainly encourage people to register, but we want to make sure we can handle the judging and do everything the first year.
“If everything is successful, we’ll build off of it and promote it more for the future.”

What’s the purpose of rent control?
Rent stabilization and rent control aim to maintain affordable housing options for low and moderate-income tenants. These measures prevent sharp increases in rent, prevent some evictions and help keep people in their homes.
It’s useful when the supply of affordable apartments, condos and rental homes is low. It’s common in urban areas where the occupancy rate is high and the demand for housing sends prices soaring.
States and cities often enact price controls after a war or economic downturn. New York City was one of the first communities to impose rent regulations during World War II. The state of New York took over from the federal government in 1950. New York City now has over a million rent-stabilized apartments overseen by the NYC Rent Guidelines Board.
How does rent control work?
There are two types of rent control. Vacancy control protects current and future tenants. The city or state determines where to cap rent increases. The terms apply to future leases.
Vacancy decontrol means rents stay stable while the current tenant is in the apartment. Once that lease is up, the property owner can increase the rent. In some places, it can’t go higher than a particular dollar amount. In others, landlords can increase rents to whatever the market can bear.
Apartments tend to stay regulated. They may become deregulated if an owner claims it as a primary residence or if a tenant’s income exceeds a particular limit for two consecutive years.
What’s the difference between rent control and rent stabilization?
Rent control and rent stabilization are different. They’re both versions of rent regulation, a term that refers to limits on monthly and yearly rent increases.
Rent control is strict. It usually limits rents to a specific dollar amount. It includes older leases from when rent freezes were more common.
Rent stabilization limits price increases to a particular percentage. It’s much more common. For example, only a small percentage of New York City’s one million rent-stabilized apartments are under a true rent control agreement. The majority of these affordable homes are rent stabilized.
How can I find rent-stabilized apartments?
It depends on where you live. And, it’s not easy.
That’s because only a few states allow rent stabilization. In fact, rent control is illegal in many places. Consult this rent control map from the National Multifamily Housing Council (NMFC) to see what your state offers.
Protections vary within a state’s borders. In California and Oregon, rent stabilization laws apply to the entire state. In other places, rent stabilization measures are only available in particular cities.
Cities that allow rent control and rent stabilization often register rent-stabilized apartments with the city’s housing division. A renter in New York can consult a list maintained by the New York Division of Housing and Urban Renewal. Similar organizations (often called a rent board or rent guidelines board) may list available properties and provide valuable guidance. City offices and the city council may also offer apartment rental resources.
Can you inherit a rent-controlled apartment?
Even if your city or state offers rent regulations, actually finding a rent-regulated unit is a challenge. Rent-stabilized tenants are very aware of what a great deal they’re getting, so they move less often. Stumbling upon a stabilized apartment is rare. Renters in some very competitive cities have been known to read the obituaries to try to score a rent-stabilized apartment before it goes on the market.
But, even then, there’s no guarantee that the landlord will list the apartment. In New York City, a new tenant can inherit an apartment in a rent-controlled building if they occupy it for two consecutive years. So, if a long-term resident has planned ahead and invited a family member to move in with them for at least two years (and if the building is older than 1947 and the family lived in it since at least 1971), the general public will probably never see that apartment listing.
What kind of buildings contain a rent-stabilized or rent-controlled unit?
A rent-stabilized apartment is often found in an older building. Price controls typically apply to a building that contains six or more units. Language stating it’s a continuously occupied primary residence is common.
For example, in New York City, most true rent control tenants reside in buildings built before Feb. 1, 1947. Renters must have lived in their apartment since July 1, 1971, to qualify.
Focus your search on older buildings and buildings that contain rent-stabilized units. Eliminate an apartment building if it doesn’t have at least a half dozen units inside. Cross-reference these buildings with available units to increase your chances of a match.
How can you secure a lease for a rent-stabilized apartment?
If you’re lucky enough to find a rent-stabilized unit, act quickly. Competition is fierce.
Schedule a tour immediately. Document your rent history, bring the paperwork the landlord requires for the application and prepare for a background check. You may need to accept certain expenses without negotiation (like a pet fee or parking fee) in exchange for saving more money on rent every month.
If the apartment, the building and the neighborhood are a fit, sign the lease right away. Make sure any roommate or family member on the lease is available to sign it, too.
If you’re one of the fortunate ones who inherit a rent-controlled lease (after living there for two years, of course), protect it. Promptly pay rent (and every fee) and renew your lease.
Then, plan for the future. Your descendants will have to live there for two years if you want to pass it on.
How do rent-controlled apartments affect renters?
Your monthly rent payment is a major expense. Finding a rent-stabilized apartment is an effective way to keep housing costs down.
Rent-controlled apartments help keep low and moderate-income residents in their homes. This is especially important for people on fixed incomes, like the elderly and the disabled. Rent control can prevent some evictions and increase housing stability.

Mine Senyucel is a pediatric surgeon. At least she used to be in her home country of Turkey but when her family moved to Indiana for her husband’s job, she learned about the hurdles required to obtain her license in the United States.
“I thought when we first moved here, I might go back to medicine but I spent some time with my family and had a young son,” Senyucel said. “The residency in the U.S. would be seven more years and I really enjoyed my life as a housewife and mom.”
She began volunteering at the Indy Humane Society, helping in the preparation and post-op needs of animals who have undergone surgery.
With a skill for crafting since childhood, Senyucel also began working on needle felt, jewelry, mixed medium and various home décor pieces to stay busy.
“My mom is a retired art teacher and I grew up watching her use different techniques and materials. I began making different pieces as presents to family or friends and even to make my home beautiful and unique,” Senyucel said. “One of my friends encouraged me to start an Etsy shop and join the local artisan markets.”
Mine and Unique was created to display and sell her work across the country and Senyucel began attending the various hand-crafted artisan markets in the area.
The former surgeon’s attention to detail is evident in the customized designs and she said she loves allowing her imagination to flow.
“No two pieces are the same,” Senyucel said. “Even if I tried to do the exact same thing, I couldn’t do it because the color or the shape are slightly different. They are all unique and one of a kind.”
Many of her pieces now hang in a child’s bedroom or nursery and she often creates artwork for what she calls “unforgettable moments” such as an anniversary or first birthday.
“It’s been really therapeutic for me and so much fun,” Senyucel said. “I love the creativity and for the first few months, each time I’d finish a project, I couldn’t stop thinking about starting a new one.”
Not only has she found a new calling in life, Senyucel has also found a new community of friends in the vendor markets she attends.
“The people in the community are so kind and they’re interested in my story. I’m enjoying this opportunity,” Senyucel said.
