“The Butterfly is located at the end of Case Court overlooking the Malibu Colony and Surfrider Beach and you can see the surf breaking, with entire Santa Monica Bay unfolding with views that extend to Palos Verdes and Catalina Island with twinkling city lights at night,” developer Scott Gillen said of his newly-unveiled project, adding that “The Case is literally 2 minutes from the best shopping and dining in Malibu and the design and construction of the homes at The Case are incomparable.”
Combining world-class, modern architecture with the surrounding natural beauty of the Malibu cliffs and coastline, the Butterfly House is the epitome of luxury living in an idyllic coastal setting.
Perched on the tip of a 24-acre promontory to provide panoramic views of the Malibu coastline and vistas of the famous Queen’s Necklace, the property is accessed via two sets of guarded gates that lead visitors and future residents onto a 250-foot driveway.
All in all, the luxury property has a total of 7 bedrooms and 8 baths, spread across the main house (which has 4 en-suite bedrooms) and a separate guest house.

You may remember GMAC Bank, which was taken down by its fateful mortgage arm Residential Capital (ResCap) before eventually requiring a government bailout.
It wasn’t an uncommon story at the time; many other mega mortgage companies took a fall too, including the likes of Countrywide and IndyMac, to name but two.
Anyway, ResCap was a big mortgage player back in the day, originating billions of residential home loans in the lead up to the housing bubble. Then it all came crashing down…
Once the company recovered from the financial crisis, it rebranded itself as Ally Financial, offering auto loans and high-yield savings accounts. Those businesses seemed like a safe way to dip their toes back in the lending waters.
The auto loan portion of the business actually runs deep in its history seeing that GMAC stood for General Motors Acceptance Corporation. So you knew they were going to get back into that business, but the mortgage business was still a big question mark.
They’re Back…with a Brand New Name

It gives them a fresh start and lets them forget all those painful memories
Somehow these large companies have a way of reinventing themselves, with fresh new names and logos that can make us all forget the ugly past very quickly.
And so without further ado, say hello to “Ally Home,” which is the company’s new direct-to-consumer mortgage offering.
It’s yet another home loan option available to borrowers in the post-crisis mortgage world.
In line with the name change, they seem to want to be your buddy in the financial world, hence the word ally. And they deploy a so-called “Home Team” to help you get your mortgage.
What Does Ally Home Offer?
They other both home purchase and refinance loans
Including the ability to get cash out if you need it
Ally accepts conforming and jumbo loan amounts
And has a variety of home loan products including fixed mortgages and ARMs
Like other mortgage lenders, Ally offers both purchase and refinance mortgages, including rate and term and cash-out refis.
So whether you’re buying a home or simply looking to improve your existing interest rate/tap equity, they’ve got you covered.
Additionally, Ally Home offers both conventional and jumbo mortgages, the latter of which are above the conforming loan limit of $417,000 (soon to be $424,100). And now $453,100!
In terms of mortgage choice, you’re able to get a 30-year or 15-year fixed, along with less common varieties such as the 25-year, 20-year, and 10-year fixed.
The company also offers a typical selection of hybrid ARMs, including the 10/1, 7/1, and 5/1 ARM. The only obvious absence if the 3/1 ARM.
So they’ve basically got you covered when it comes to home loan options unless you’re looking for something super unique.
Ally Mortgage Rates Are Very Competitive on Jumbo
First things first, they actually advertise their rates on their website
Which is a nice sign of transparency
Their rates seem to be fairly middle-of-the-road for conforming loans
But really competitive when it comes to high-cost/jumbo loans so definitely check them out if you’ve got a big loan
One thing I appreciate about Ally is the fact that they openly advertise their mortgage interest rates, unlike a lot of other lenders.
So they win on transparency right off the bat. Now let’s determine if the advertised rates are any good.
As of the time of this writing (August 1st, 2018), Ally Home Loans was offering a rate of 4.75% on a 30-yr fixed with -0.22 mortgage points, with lots of assumptions like excellent credit, a $300,000 loan amount, and a minimum 20% down payment for a single-family home.
That negative amount of points means you get a credit toward closing costs, which is a good thing since a lot rates often require that you pay points out of your pocket at closing.
Interestingly, their jumbo mortgage rates seem to be significantly cheaper than their conforming ones, so it might be a good place to send a larger loan if you’ve got your eye on a particularly expensive property (or already happen to own one).
For example, they were offering a rate of 4.375% on a 30-year fixed for the same assumptions above, except for a loan amount of $650,000. Technically that’s just a high-cost conforming loan amount, but I won’t get into all that.
The point is they seem to specialize in larger loan amounts and offer really competitive rates on that front.
But even if their rate isn’t the lowest, they offer a so-called Price Match Guarantee where they’ll lower their rate/points to match those of a competitor. Oddly, they won’t go the extra step and beat them…hmm.
Ally Home Wants to Deliver a High-Touch Experience

That means you should get a lot of contact and guidance along the way
With a loan advisor, loan coordinator and closing coordinator there to assist
You can choose to receive updates via email or phone and dedicated support is available from application to close
Unlike a lot of mortgage newcomers, Ally Home wants to be super involved with you throughout the underwriting process.
They refer to it as a “high-touch experience” in which customers are guided through the entire home loan journey with a knowledgeable stable of so-called “dedicated loan experts.”
This runs counter to some of the fintech startups that cater to Millennials who apparently don’t ever want to speak to another human, ever.
That’s totally fine, but it appears Ally wants to bring back the human element and focus heavily on customer service with its group of loan advisors, loan coordinators, and closing coordinators known as the Ally Home Team.
This will include dedicated support, frequent loan updates, online access to all loan-related documents from any device, and a variety of communication options like text, phone, or e-mail.
Ally Home has also partnered with LenderLive to handle mortgage fulfillment, settlement and document services in an expeditious and compliant manner.
And most recently invested in Better Mortgage, another so-called “digital mortgage disruptor” in the space, to take advantage of their tech-heavy mortgage origination platform.
The hope is to provide the best possible mortgage experience by combining the best people with the best technology in the industry.
If you’re keeping track, three of the largest mortgage lenders during the prior boom have now risen from the ashes.
Former Countrywide execs successfully launched PennyMac, IndyMac transformed into OneWest Bank, and ResCap’s parent company has now introduced Ally Home.

In my opinion, now is a great time to buy. This is the least amount of “no multiple offer situations” I’ve seen in years. You can truly get an amazing deal right now, since rates seem to have scared a lot of people off. Austin, like a lot of cities, is in a major housing crisis, and until the builders can catch up to the number of people moving here, we’ll stay in a more competitive seller’s market.
At the end of the day, whether you rent or buy in Austin, the area is a wonderful place to call home. If you’re just beginning to think about buying a home, make sure to lay out all your finances and understand what you can afford now and in the years to come.

All you have to do is let your Ally Home loan advisor know you’ve got a better offer and they’ll match it.
That entails sending over the competing lender’s completed Loan Estimate, which must be dated within the past five business days, at the time you wish to lock your loan with Ally.
In order to be eligible, the loan programs have to be the same too, obviously.
There is a bit of a gotcha here, at least in my opinion. Ally Home will only match the mortgage rate and points. There’s no mention of fees.
So it’s possible, if I’m interpreting this correctly, that Ally Home could match the rate and points, but charge more for underwriting and processing, along with other third-party fees.
That’s why you have to go through each Loan Estimate with a fine-tooth comb to ensure you don’t miss anything.
It’s also somewhat disappointing that Ally Home is simply matching the offer of another lender. You think they’d improve it somewhat. But perhaps they believe they’ll offer a better home loan experience.

I’ll add that the company still has a special offer going at the moment whereby you get a .125% interest rate discount, though not for much longer.
It applies to both purchases and refinances and the rate must be locked by July 31st, 2017.
I’m not sure if you can combine both offers, but if so, you could actually beat out the competition, as opposed to just matching them.
Ally Home provides an example where the savings could be more than $7,500 over the life of the loan on a typical 30-year fixed mortgage.
It assumes a conforming loan amount of $300,000 if the rate were lowered to 3.875% from 4%. The savings are substantial and illustrate the power of an eighth.
Late last month, Better Mortgage launched a similar promotion where the company will give you $1,000 if they’re unable to beat another competitor’s price. The trick with them is that they don’t charge lender fees and keep third-party fees low, making them hard to beat.
Mikkel Eriksen, one of the two hitmakers behind the production and songwriting duo Stargate, is parting ways with his custom-designed equestrian estate.
Set in Pacific Palisades’ highly sought-after Sullivan Canyon neighborhood in Los Angeles, the music producer’s home oozes style and comfort — and looks like it’s been completely revamped prior to listing.
In fact, Eriksen has partnered with renowned Montalba Architects (the visionaries behind Nobu Hotels and Soho House) to breathe new life into the 1981-built home before bringing it to market. Now, it’s being offered for sale at $14,950,000 with Compass’ Cindy Ambuehl holding the listing.
If Eriksen’s name doesn’t sound all too familiar, the songs produced by Stargate over the years likely will.

Self-taught architect and surfer Harry Gesner‘s Malibu, CA, estate is available for the first time, for $27.5 million.
Built by hand in 1974, the six-bedroom home comes with 122 feet of beach frontage. The circular, wood-and-glass structure was designed to capture Pacific Ocean views from every room.
“Sandcastle,” as Gesner’s family home is known, is situated next to his most famous creation, the Wave House—built for his friend Gerry Cooper.
Inspired by the sandcastle his son built on the beach, Gesner’s groundbreaking design quickly became a Malibu icon.
“The most famous of my father’s work is the iconic Cooper Wave House next door to our Sandcastle,” Zen Gesner tells us in a recent phone interview. “He designed it in the late 1950s while sitting offshore of the lot, on his balsa longboard, with a grease pen. Once he had sketched it out on the board, he paddled in and transferred it to paper, and brought it to life.”
Zen says his father “had a vision of building something that would blend in with the environment, the coastline, and surf, and it would evolve through the years.”
Harry died in 2022 at the age of 97.
Sandcastle’s spectacular living area boasts a wood-beamed ceiling, walls of windows, and an enormous brick fireplace with a polished concrete hearth that Harry built as a stage for his wife, actress Nan Martin.
‘Before his time’
“I have always had an incredible respect for his originality,” Zen says about his father’s unconventional approach to architecture. “His early move into environmental architecture and design, as well as the use of recycled building materials, was decades before its time.”
The cylindrical kitchen wraps around a circular island and boasts stained-glass lunettes in the overhead beams, along with a cozy fireplace and breakfast bar.
There are two en suite bedrooms on the first floor. Upstairs, the primary suite features a soaring ceiling, beams, eyebrow windows, and a brick fireplace.
Sandcastle is built on a little cove, 4 miles north of Trancas Canyon.
“It was a magical place with no straight lines—mostly circles, multiple levels, and outer structures, winding upward like a treehouse,” Zen says.
Made with reclaimed materials
The home was built from materials Harry salvaged and repurposed to spectacular effect: wall panels made from aqueduct pipes, maple wood rescued from an old high-school gym, old-growth redwood harvested in the 1800s, and windows and doors saved from one of Hollywood’s silent film theaters.
“My father built our family house almost entirely out of reclaimed materials that had lived a prior life somewhere else,” Zen says. “He preferred to use the reclaimed wood in his houses, because it had a soul to it and would sometimes be of a better quality than any new lumber that you could buy at the lumber yard. These practices influenced the way I look at everything. Waste not, recycle, and reuse when able.”
A solarium with stained-glass panels, a wraparound deck, and a covered terrace offer unmatched sunset views.

Zen recalls visiting job sites with his dad and says his best memories involve checking out a client’s piece of land for the first time. Gesner says he has photos of his father sketching out his initial impressions.
“He’d bring a chair and sit alone on the property for hours, taking note of everything there—the way the sun rose and set each day, the direction the prevailing wind would blow from, the wildlife that would wander through, any large trees or boulders that he could incorporate into the eventual design of the house, how to make the house feel organically born and rooted at that location,” Zen reminisces.
