Federal lawmakers in both the U.S. Senate and the House of Representatives introduced new bills requiring title insurance on mortgages purchased by government-sponsored enterprises (GSEs).
On Thursday, U.S. Reps. Andrew Garbarino, R-N.Y., and Vicente Gonzalez, D-Texas, introduced House Bill 5837. The bill is also known as The Protecting America’s Property Rights Act and is the companion bill to Senate Bill 2687, which was introduced in late July 2023. Neither bill has been voted on yet.
The text of the House bill has not yet been published, however, the contents of the Senate bill are public.
According to the bill, sponsored by U.S. Sens. John Kennedy, R-La., and Katie Britt, R-Ala., amendments would be made to the charters of Fannie Mae and Freddie Mac.
The new language prohibits GSEs from purchasing conventional mortgages for one- to four-unit properties unless the loans have primary-lien title insurance. Title insurance companies must be licensed and authorized to do business in the state where the home is located, the bill reads.
This move comes roughly 18 months after Fannie Mae approved the use of attorney opinion letters (AOLs) in lieu of title insurance in limited circumstances. Freddie Mac made similar changes to its buying guide in 2020. In total, Fannie Mae purchased just 45 loans with attorney opinion letters in 2022.
Fannie Mae is rumored to be considering a pilot program that grants certain mortgage lenders a waiver on title insurance requirements for loans sold to Fannie Mae, effectively bypassing traditional title insurance. However, the GSE announced it was scrapping those plans in early August.

Everyday apartment cleaning checklist
Leaving all the cleaning to one day of the month won’t help you stay on top of things. It would help if you started building cleaning habits that you put into action every day. Here are a few cleaning tips that will help you do a little every single day.
Clean as you go to keep the apartment tidy
The key to this is to ‘put it away when you’re done with it.’ If you’re walking by your living room, fold up the blankets, take any clothes to your laundry hamper and quickly puff up your throw pillows.
If you go to the bedroom to get something, grab the laundry hamper and start a load of laundry or bring your laptop or books, you left in the kitchen with you.
When you’re in the bathroom, check the trash can, open the shower curtain to let it air out and keep a box of disinfecting wipes on top of the toilet so you can quickly clean the sink as you’re standing there. Any spills that sit overnight will be harder to clean later. It all takes a few minutes and will shave off time spent on cleaning every weekend.
Concentrate on one room
While you’re in the kitchen cooking dinner, start cleaning all countertops as you wait for the water to begin boiling or empty the dishwasher so you can start to load it as soon as dinner is ready. Make a note to check the trash every night and take it out if it’s full.
If it’s the weekend and you have time, go ahead and work your way from top to bottom in the kitchen or bathroom. Start by clearing out any debris from countertops, backsplash, reorganizing and then clean the floors.
Keep a cleaning tote and garbage bag with you
A quick hack is to have cleaning wipes nearby for the kitchen and bathroom so you can quickly do the task at hand. If you have to think about it, you’ll procrastinate. But another similar hack is to have a cleaning tote.
As you move from room to room, you can take the tote with you — include rags, cleaning sprays, sponges, dusters and anything else you use to deep clean. Also, bring a garbage bag along with you so you can throw out any excess trash lying around and maybe even declutter a few items as you go.
How to deep clean your apartment
Sometimes, despite cleaning a little every day, those tough stains stick around, and you have to call in reinforcements. You can get rid of weird smells and avoid deep scrubbing with a few household items — some of them are pantry items, too!
Clean your dishwasher monthly
Dishwashers need to be cleaned too! You’re putting dirty plates, grease and so much more every time you run a cycle and mildew, or food residue will build up over time. Luckily it’s easy to do — no scrubbing need it. First, run a wash cycle with a small dish of white vinegar placed on the dishwasher’s top shelf to sanitize the interior.
Once that’s done, sprinkle baking soda along the bottom of the dishwasher to deodorize the inside and run another wash cycle.
Deodorize your garbage disposal
A foul-smelling garbage disposal can indeed linger in the air and make your clean apartment smell terrible. A quick hack using lemons and white vinegar can help you get rid of it. Use an ice cube tray, fill each one with white vinegar and tiny lemon chunks, and then wait for it to freeze.
When needed, drop one of the frozen cubes in and run warm water for a minute or so while the disposal is on.
No bending required to clean that oven
After that frozen pizza you made, your oven looks extra greasy dirty. But who wants to spend a few hours bent down to scrub off grease and gunk in the range? You can clean your oven while you do other kitchen tasks. If you know your oven model, check the internet for cleaning instructions or follow these instructions.
Preheat your oven to 150 degrees Fahrenheit. Meanwhile, set a medium-sized pot of water to boil on the stovetop. Once the oven preheats, turn it off. If you have a gas stove, make sure the pilot light extinguishes as soon as you have finished preheating the oven.
Once your oven is preheated, and the water is boiling, pour one cup of ammonia (use gloves!) into a shallow baking dish and place it on the top rack of your oven. Place the pot of boiling water on the bottom shelf.
Leave it in there for a minimum of three hours
Once the ammonia has had enough time to loosen any messes inside the oven, remove the ammonia and water. Add a small amount of dish soap to the ammonia, and use the soapy ammonia mixture and a sponge to wipe away any grease or grime. It should be relatively easy since the ammonia loosened the stains.
Don’t forget about your other appliances when cleaning your apartment
While the stove is always top of mind for cleaning, don’t forget about your other appliances. It’s still good to empty the refrigerator, check expiration dates and give the shelves a good scrub with a little dish soap and a sponge. Or grab a disinfecting spray and clean the inside of the microwave — those greasy stains can go everywhere.
If you have a coffee machine, fill the reservoir with half white vinegar and half water and run the brew cycle to get rid of any mildew that may be building up in there.
Other things to deep clean
As you wait for things to soak, here are a few things you can quickly do as you move from room to room.
Walk around with your disinfecting spray and clean all the doorknobs, trash cans, light switches, handles and faucets to eliminate any lingering bacteria.
Throw your shower curtain in the shower with some OxiClean or half a cup of baking soda and half a cup of laundry detergent to get rid of any mold.
Clean the toilet seat and the bowl. Add a cleaning pod to the toilet tank to get any remaining things off in the next few flushes. Keep a little cleaning station next to the toilet to make the task easier.
Change your bedsheets and drop the other ones in the washer along with the rest of your laundry.
Walk around with the duster and clean all picture frames, surfaces, windowsills, coffee tables and even around the TV.
Don’t forget to vacuum under the couch and bed and move furniture around to get every corner of your rug clean.
If you have a fan, don’t skip the ceiling fan blades. Grab a damp dust cloth, start from the center and wipe out to catch everything in your fabric.
If you have a work station, grab a disinfecting wipe and clean your keyboard, mouse and other desk surfaces. Use a keyboard cleaner to remove any crumbs or dust.

Government-sponsored enterprise (GSE) Fannie Mae announced on Wednesday that it will launch new programs and resources designed to tackle the homeownership gap experienced by the Latino community, designed to “to provide responsible access to housing and long-term sustainable homeownership opportunities.”
The company also announced an expansion of its Special Purpose Credit Program (SPCP) pilot to provide downpayment assistance to eligible first-time homebuyers living in majority-Latino communities.
These include Atlanta, Baltimore, Chicago, Detroit, Memphis, and Philadelphia, with expansion to additional cities including those with large Latino populations in early 2024.
In alignment with the 2022 launch of HomeView, which offers a free online course with modules to guide consumers through homeownership, Fannie Mae announced Wednesday that the program is now available with Spanish-language content, described as a “digital consumer education platform providing 24/7 end-to-end access to information about financial literacy and homeownership.”
The course is designed for Latino consumers to use on their own, or in concert with trusted advisors who may assist them with decisions related to homeownership.
“HomeView en Español features a new in-language credit education course with content tailored to help Latino consumers effectively build and manage their credit – a critical component to access the traditional homebuying process,” the announcement said. “Thin or insufficient credit history is a challenge disproportionately faced by Latino renters and first-time homebuyers, according to Fannie Mae’s Latino Housing Journey research.”
The course itself was created and written by Spanish speakers, is free to everyone who registers and is designed to be taken on any mobile, desktop or tablet device. The course includes short quizzes and audio clips designed to appeal to a variety of people who learn differently while also increasing information retention, and is customized to address “key hurdles and challenges experienced by Latino consumers establishing or maintaining their credit.”
Additional HomeView enhancements are expected in 2024, the company said.
Research from the Urban Institute indicates that as much as 70% of net-new homeowners between 2020 and 2040 will be Hispanic/Latino, representing “one of the fastest-growing segments of potential homeowners.” But these consumers face disproportionate obstacles including a lack of affordable housing supply, insufficient credit and higher relative up-front housing costs.
“Fannie Mae is focused on knocking down these obstacles so that historic housing disparities can be addressed, and more borrowers can equitability access affordable housing and long-term housing stability,” the GSE said.
“We want to help people get into and stay in their homes for a long time,” said Fannie Mae CEO Priscilla Almodovar. “Downpayment assistance and homeownership education can help the Latino community and achieve both goals. We will continue to work closely with the Latino community to craft solutions to the barriers Latinos face on their housing journey.”
The company added that as of Wednesday morning, a new “strategies for healthy credit” course is now available in Spanish.
For months, I’ve been banging on about the lack of a refinance program for private-label mortgages, those not backed by Fannie Mae and Freddie Mac.
Sure, HARP is great for underwater homeowners whose loans are owned by the pair, but what about those who aren’t so fortunate?
I’ve brought up proposals such as HARP 3 on several occasions, along with Oregon Senator Jeff Merkley’s refinance program that targets those who hold mortgages that aren’t government-backed.
The Obama administration has also been open to an expanded HARP for these types of borrowers, but without Congressional approval, any stirrings of such relief continue to fall on deaf ears.
But apparently these borrowers are actually receiving some assistance outside of HARP.
45% of Borrowers Have Received a Loan Modification
A new commentary released today by Fitch Ratings revealed that about 45% of all underwater borrowers with private-label mortgages have received a loan modification.
The company noted that loan modifications, distressed loan liquidations, and home price gains have reduced the number of underwater loans in private-label residential mortgage-backed securities (RMBS) by a sizable 25%.
There are still roughly 1.5 million underwater loans in these at-risk securities, though that number has fallen from 2.04 million.
Perhaps the biggest driver has been home price increases, with double-digit growth seen in some of the hardest-hit areas, including Arizona, California, and Nevada.
Assuming home prices continue to tick higher, which they’re expected to, the number of waterlogged loans will continue to drop at a steady clip.
While this is all good and well, the carnage is far from over. Fitch said about one-third of all outstanding borrowers in private-label RMBS pools (no pun intended) remain underwater.
It’s unclear how deeply underwater they are, but underwater nonetheless.
Additionally, the company projects some regions of the United States, notably the Northeast, to experience further home price declines before bottoming.
Why This Is Good and Bad
At first glance, it appears to be good news. Underwater borrowers with all types of loans are generally getting the help they need to continue making mortgage payments and hold on to their homes.
This benefits everyone involved because it makes for a stronger housing market. But the numbers can be deceiving.
Sure, 45% of these non-Fannie/Freddie underwater borrowers received loan mods, but what type of loan mod?
Did they get a $100 off their loan each month? Did they get a .125% interest rate reduction? Was principal forgiveness involved?
We don’t know what level of assistance they received, and if history tells us anything, a lot of these private loan mods weren’t all that attractive, at least not compared to HARP.
Through HARP, borrowers have been able to refinance their mortgages to interest rates a few percentage points lower than their previous rate.
That’s serious assistance, enough to stick around and see this crisis out. The private mods are another question.
This improvement also doesn’t bode well for an expanded HARP for non-Fannie/Freddie borrowers. The more improvement we see and hear about, the less likely Congress will be to act.
So the prospects of a new assistance program are dwindling each day.
The Multnomah Pilot Program
There is a small glimmer of hope though. Last month, the Treasury Department approved a new pilot program to assist underwater borrowers without Fannie and Freddie loans.
The so-called “Rebuilding American Homeownership Assistance” (RAHA) Pilot was launched in Multnomah County, which includes the city of Portland.
It’s limited to borrowers with “significant negative equity” who intend to stay in the prpoerty for 5+ years. They must not own any other residential property and be current on the mortgage.
While some states offset the high cost of college with substantial financial aid programs, Rhode Island’s offerings are much more limited. In fact, it has one of the lowest rates of state grant aid per full-time undergraduate student; Rhode Island provides about $170 in funding per student, the seventh-lowest amount in the country, according to a 2022 College Board report.
To put that in perspective, consider that South Carolina — the state with the highest level of state grant aid — provided about $2,590 per student.
Though limited, there are still some state aid programs. Whether you have your heart set on attending Brown University, The University of Rhode Island or the Rhode Island School of Design, here are the available financial aid programs specific to Rhode Island.
The cost of education in Rhode Island
There are 13 public and private non-profit colleges and universities in Rhode Island.
Higher education in Rhode Island tends to be much more expensive than it is in other states. Even public universities and community colleges, which are typically lower-cost options, are costly.
Based on the average rates of tuition, fees and room and board for the 2020-2021 academic year, here’s how much you can expect to pay, according to data from the National Center for Education Statistics:
Public four-year school (in-state): $26,946 per year, about 26% more than the national average of $21,337.
Private four-year school: $61,692 per year, about 33% higher than the national average of $46,313.
Community college (in-state): $4,806 per year, about 37% higher than the national average of $3,501. (Community college costs don’t include room and board.)
Several factors are behind the high college costs. In addition to Rhode Island’s high cost of living and limited financial aid, it’s also home to several well-known private universities with hefty price tags that drive up average tuition rates. For example, a student’s estimated total cost for the 2023-2024 academic year at the Rhode Island School of Design is $81,810 — nearly double the national average for private schools.
Financial aid options in Rhode Island
Although public schools are more expensive in Rhode Island than in other states, attending a public university is still cheaper than private school — but only if you qualify for in-state tuition.
You qualify for in-state tuition if you meet one of the following criteria:
You attended an approved Rhode Island high school for at least three years.
You graduated from an approved Rhode Island high school.
You lived in the state for at least 12 months prior to enrollment.
Unlike some states, Rhode Island extends residency to undocumented students, including those with Deferred Action for Childhood Arrivals (DACA) status. As a result, undocumented and DACA students are eligible for in-state tuition and state aid in Rhode Island if they meet the other residency requirements.
Students may also have trouble finding funding opportunities in Rhode Island because its aid programs aren’t listed in one central location. Programs are usually provided through partnerships with other organizations, so they’re often listed on non-government websites that can be difficult to find if you don’t already know about them.
Although Rhode Island’s options are more limited than those of other states, you may be able to use one or more of the following programs to finance your education:
529 plans.
In-state tuition.
Scholarships.
Tuition waivers.
Student loans.
Other aid programs.
Student loan repayment assistance.
529 plans
Rhode Island doesn’t have a prepaid tuition plan, but families can use a CollegeBound Saver 529 account to save and invest for a child’s future education. The money can grow tax-deferred in a CollegeBound Saver account, and the withdrawals are tax-free as long as they’re used for qualifying education expenses. Beneficiaries may use the funds at any U.S.-accredited college; they aren’t limited to Rhode Island schools.
Rhode Island has a higher-than-usual maximum contribution limit; families can contribute to an account until its total market value reaches $520,000 per beneficiary.
The CollegeBound Saver 529 has two other benefits:
State income tax deduction: Rhode Island taxpayers who contribute to this account may qualify for a state income tax deduction. They can deduct up to $500 in contributions individually, or $1,000 if they are married and file a joint return.
Starter Bonus: If you have a newborn or recently adopted a child, Rhode Island will contribute $100 if you open a new CollegeBound Saver account and deposit at least $100.
In-state tuition
The average total cost of attendance for in-state students at Rhode Island public schools is less than half the average cost of attending a private school.
However, students who want to attend college outside of Rhode Island may qualify for the New England Board of Higher Education’s Tuition Break program. Students who are residents of member states — Connecticut, Maine, Massachusetts, New Hampshire, Rhode Island and Vermont — can enroll in an eligible program at a public community college or university in another participating state at a reduced rate.
According to NEBHE , the average full-time student saves $8,600 per year with Tuition Break. Exact savings depend on the program and state. You can view the eligible programs and schools on the NEBHE website.
Rhode Island scholarships
Rhode Island offers just two state scholarship programs, both of which are awarded based on academic merit and financial need. The programs are typically very limited in scope and are only available to students at particular schools.
The two Rhode Island scholarship programs are:
Rhode Island Promise Scholarship Program
Through the Rhode Island Promise Scholarship Program, the state will cover up to the full cost of tuition and fees for qualifying students who attend the Community College of Rhode Island (CCRI) full-time for two years..
To qualify, students must be Rhode Island residents and enroll full-time at CCRI for the semester beginning immediately after their high school graduation.
Rhode Island College Hope Scholarship
The Rhode Island College Hope Scholarship is a state-funded award offered to eligible students at Rhode Island College (RIC). It is a last-dollar award, meaning it covers the student’s remaining tuition and fees after other grants and scholarships are applied.
To qualify, students must be Rhode Island residents and in their junior or senior years at RIC with a GPA of at least 2.5. Applicants must be on track to graduate or earn an approved certificate in a total of four years.
Adult students who have earned at least 60 credits within a four-year period at RIC are also eligible for the scholarship over a duration of two years or less.
The Hope Scholarship is a pilot program; currently, it’s set to expire in 2028 unless the state government provides additional funding.

Although state-funded financial aid is limited in Rhode Island, there are scholarships and grants available from other sources. The Rhode Island Foundation maintains a database of scholarships provided by individuals, organizations and companies that are specifically for Rhode Island residents.
Tuition waivers in Rhode Island
If you are eligible for one of Rhode Island’s tuition waiver programs, a portion of your tuition costs will be waived at select schools.
The following groups are eligible for tuition waivers in the Ocean State:
Senior citizens
Permanent Rhode Island residents who are 60 or older can take courses at any public institution within the state, and the full tuition will be waived. Admission into particular courses is at the discretion of the university and is based on available space. All other expenses, including textbooks and living expenses, are the student’s responsibility. The program is restricted to those with a household income less than three times the federal poverty level.
Disabled veterans
Under Rhode Island’s Disabled Veterans Tuition Waiver, veterans with a qualifying service-connected disability who permanently reside in the state can receive a waiver for the full cost of tuition at Rhode Island’s public colleges and universities. Students must apply for and use other financial aid before the waiver is applied.
National Guard service members
Current National Guard members in Rhode Island can qualify for the RI National Guard State Tuition Assistance Program (STAP). This is a waiver that covers up to five classes per semester at Rhode Island’s public colleges and universities. Other expenses, such as fees and textbooks, are the responsibility of the student.
To qualify, you must be an Army or Air National Guard service member pursuing an associate, bachelor’s or master’s degree from the Community College of Rhode Island, Rhode Island College or the University of Rhode Island. Guard members must serve a one year military commitment after leaving school for every 12 course credits completed with the waiver.
Unemployment recipients
If you were laid off from work and filed for unemployment within the last 60 days, you may be eligible for a waiver of tuition costs at Rhode Island’s public schools. You can check your eligibility and download a tuition waiver certificate on the Rhode Island Department of Labor and Training website.
Rhode Island student loans
The Rhode Island Student Loan Authority (RISLA) is a non-profit agency that issues private student loans for undergraduate students, graduate students and parents. It also provides student loan refinancing for borrowers with existing education debt.
Although there are special benefits for Rhode Island residents, RISLA issues loans to borrowers nationwide with competitive rates. Borrowers can take out loans between $1,500 and $50,000 per year, and can use the funds to pay for education expenses at public or private schools.
Some of RISLA’s stand-out benefits include the following:
Income-based repayment: RISLA is one of the few private lenders to offer an income-based repayment option for borrowers who can’t afford their monthly payments. This plan bases your payments on a percentage of your income, and your loan term can be extended up to 25 years. If you still have a balance after 25 years of qualifying payments RISLA will discharge the remaining amount. Borrowers must demonstrate financial hardship to qualify for this repayment plan.
Nursing Reward Program: If you are a new nurse working in Rhode Island and have RISLA student loans, RISLA will lower your interest rate to 0% for up to four years. Any payments you make during this time will solely go toward the principal, helping you save money and pay off your debt faster.
Loan Forgiveness for Internships programs: If you’re a Rhode Island resident or attend a college within the state and complete a qualifying internship, RISLA will forgive up to $2,000 of your student loans held by the lender.
Other financial aid programs in Rhode Island
Despite Rhode Island’s sparse financial aid roster, three other financial aid programs offered by quasi-state agencies could help some students pay for college:
Wavemaker Fellowship
Offered by the Rhode Island Commerce Corporation, a quasi-state agency, the Wavemaker Fellowship provides qualifying individuals with a tax credit certificate worth the value of their annual student loan payments for up to four years, up to a maximum determined by the borrower’s education level:
If your highest degree is an associate degree, the maximum is $1,000 per year.
If your highest degree is a bachelor’s degree, the maximum is $4,000 per year.
If your highest degree is a master’s degree or higher, the maximum is $6,000 per year.
The fellowship was designed to incentivize graduates to pursue careers or launch new businesses in Rhode Island in science, technology, engineering, mathematics, design or healthcare. You can view the list of eligible job titles and career paths on the organization website.
Health Professional Equity Initiative
The Health Professional Equity Initiative is a new pilot program launched by the Executive Office of Health and Human Services, in partnership with the Rhode Island Office of the Postsecondary Commissioner and Rhode Island College.
The initiative provides financial assistance for paraprofessionals pursuing careers as licensed health professionals through programs at Rhode Island College. It can help cover the cost of tuition, but it also provides funds to cover other expenses, such as childcare or transportation, so that individuals can complete their education.
Knowledge for College Scholarship
In addition to loans, RISLA also operates the Knowledge for College Scholarship program. This isn’t awarded based on merit or financial need; instead, applicants complete steps to be entered into a drawing, and the winners are randomly selected.
Selected winners receive $2,000 to cover some of their education expenses with proof of enrollment. To qualify for the award, students must be residents of Rhode Island or attending college in Rhode Island. Students must also register for an account and answer three questions about financial literacy.
Student loan repayment in Rhode Island
In Rhode Island, the average student loan balance is $31,780 per borrower — about 8% less than the national average of $34,577.
Rhode Island only has two student loan repayment programs, and both are partially funded by the federal government:
John R. Justice Prosecutor and Defender Incentive
The John R. Justice program gives states federal funds to dole out to qualifying attorneys with outstanding student loan debt. In Rhode Island, eligible residents who can take advantage of the program include those employed as full-time federal or state defenders, and state or municipal prosecutors handling any phase of juvenile or adult criminal prosecution or defense (federal prosecutors are not eligible).
Funds can only be used to repay federal undergraduate or graduate loans; Parent PLUS Loans are not eligible. Funding varies, but in recent years, the average max award in Rhode Island has been $2,000 per individual.
Health Professional Loan Repayment Program (HPLRP)
Through Rhode Island’s HPLRP, eligible primary care, dental and mental health clinicians can receive financial help with their student loans in exchange for working in high-need areas for a specific period.
In Rhode Island, workers must commit to working in federally-designated health professional shortage areas for at least two years. Participants can apply for service extensions and serve for a maximum of six years.
Award amounts vary by profession, but some healthcare professionals can qualify for up to $20,000 per year for up to four years.
How to apply for financial aid in Rhode Island

Amazon says the investment will “help moderate-income residents in these communities to purchase homes as a path to help build generational wealth.”
The nonprofit NHT will use the funds from Amazon’s program to acquire and build affordable homes for sale in partnership with a network of local organizations in across the three communities.
These include Habitat for Humanity Seattle-King & Kittitas Counties serving the Puget Sound region; the African Community Housing & Development (ACHD) and Homestead Community Land Trust both serving King County, Wash., the Douglass Community Land Trust in Washington, D.C. and The Housing Fund serving Nashville.
Additional partnerships through this program are possible in the future, the company said.
Amazon cites data from the National Association of Realtors (NAR) attributing affordability challenges to the “combination of rising interest rates and increasing home prices” in a majority of U.S. metropolitan areas.
“Amazon and NHT will invest in community land trusts, a model where the land itself will be owned and stewarded by nonprofits and community-based organizations, and where residents will own their physical homes,” the company said in its announcement. “Removing the cost of the land from the total cost of the home allows the price of homes to stay affordable, stabilizing families in their communities while combating gentrification.”

Those who are in a really big rush to get a mortgage can now take advantage of Guaranteed Rate’s so-called 5 Minute Approval.
As noted, the company only just launched Same Day Mortgage back in March, but apparently they had their sights set on faster.
And faster is exactly what this is. How it works appears relatively simple.
You visit their website, access the secure portal, sign the initial application package, then upload any requested documents.
This can apparently be done without any human interaction as well, and is about three minutes faster than Rocket Mortgage’s 8-minute full approval launched back in 2015.
To date, Guaranteed Rate has “successfully approved” more than 100 loans within 5 minutes via their pilot program.
It’s unclear how much is needed from the borrower as they didn’t provide the details, but that obviously seems lightning fast.
Also not totally clear if this is a full loan approval or a more basic mortgage pre-approval.
Simply visiting a website and filling out a form can easily take five minutes, so my assumption is they aren’t asking for much here. It’s unclear if credit is pulled, but I’d guess at least a soft pull is required.
If document upload is needed, that would likely take several minutes to track down from other websites.
Perhaps they allow applicants to link bank accounts, pay stubs, and other key information to speed up this process.
Either way, only a cookie-cutter vanilla loan scenario is going to get a mortgage approval in as little as five minutes.
This means a W-2 borrower with good credit and nothing out of the ordinary. And perhaps really fast fingers and a fiber internet connection to make it through the application in record time.
Jokes aside, it’s available for both home purchases and mortgage refinances, assuming you’re the impatient type. Okay, I guess one more joke.
