If any of those are in disrepair it’s a sure bet that the unit itself isn’t properly maintained.
Put together a list of questions for landlords
This one-on-one time with the leasing agent is the ideal opportunity to ask questions, albeit in a virtual environment. Here are some sample questions to work from during virtual tours. A few things might not apply to your situation, but most will.
Tips for virtual tour questions
What are the lease terms?
What fees are you responsible for upon move-in? Are there any monthly fees in addition to rent, like parking costs?
How are rent and other fees paid and when?
Which ones are refundable upon move-out? How do you ensure that this happens?
How much notice must a person give when terminating a lease?
Is any work being done to the unit before move-in, such as carpet cleaning/replacement, painting, appliance repair/replacement, etc.?
What are the pet policies and related fees at the property?
How do tenants request maintenance/repairs for their apartments or building?
How do renters file complaints?
Does the community observe “quiet hours?” How do the landlords enforce them?
What are the policies about painting, nails on the walls and other improvements?
What’s the neighborhood like? How is access to public transportation, and are any businesses within walking distance?
Will the building be repainted or have a new roof installed anytime soon?
Is renters insurance necessary? If so, how much?
Take detailed notes during the tour, as all of this information will start to bleed together if you do multiple virtual tours.
How does a virtual tour work?
At this point, the typical leasing agent has done a lot of these types of tours, so they’ll probably have a process in place. Follow their lead, but don’t hang up from the call without seeing everything or asking all of your questions.
How to do a virtual apartment tour in the unit
At some point, you should explore the entire floor plan of the unit you’re interested in. Start at the base of the building. Move through the hallways and stairwells until you reach the correct floor. You’ll want to know ahead of time if your next-door neighbor plans to leave trash bags or 32 garden gnomes outside their door.
Tour each room
Once at the front door (note the unit number), it’s time to enjoy a full view of the potential new home. Visit all rooms, including bedrooms, kitchen, bathrooms, etc. Note how many windows there are, if the windows are in good repair and how much natural light is coming in at that time of day.
Examine the flooring
Take a close look at the flooring. If it’s carpeted, are there any stains, rips or tears? If so, how will they fix it? Note the other types of floor found in the unit, including laminate hardwoods, tile, etc. They require different cleaning methods.
Look closely at the paint
Next, note the paint in each room. Is it dingy and covered in dings and scuffs? If so, ask if they will repaint. Can you choose the new room color?
Make sure everything’s in working order
In the bathroom and kitchen area, ask the leasing agent to run water from all faucets, so you can gauge how good or bad the water pressure is. Also, make sure all appliances are in working order.
Check out the storage potential
Have the tour guide open up all cabinets and closets in each room, so that you see the storage space. Inquire about additional storage, if needed.
Examine the exterior
Visit the deck or balcony area and note any wood rot, beams that need replacing/painting, the view and so on. Smaller details really make or break an apartment!
Log your concerns
If anything needs repair or replacement in any room, take photos via screenshots and note your concerns. Send them in an email to the leasing agent and find out if they plan to rectify the issues. Once the landlord fixes the issues, ask them to take more photos and keep them on file, if you intend to move forward. A new place doesn’t need perfection but look for clean, fully functional and well maintained.
Virtual tour of the community
Once the prospective apartment has met expectations, it’s time to check out the rest of the rental property. Check off each spot on your list as you “go” there, so that you can see them all. A good property manager is only too happy to walk a wannabe tenant around.
Questions to ask about the community
This is a great time to ask general questions about the community. When does the pool open and close for the season? What hours are the fitness center and laundry facilities operational? When is trash day? That sort of thing.
Make note of anything that looks broken or dingy. Find out when the landlord scheduled any needed repairs. Don’t be afraid to ask property managers to zoom in on certain areas. Many apartments will have some areas that need work, but too much disarray is a warning sign.
Virtual tours are a great starting point
If at all possible, schedule in-person showings once you’ve landed on a few top rental properties. It’s always better to lay eyes directly on an apartment before renting than to rely on the camera work of a person you don’t really know. If you’re not local to the area, ask a trusted friend who is to tour on your behalf, then ask their honest opinion about the listing. It might seem like a lot of effort, but renters who do their due diligence are likely far happier in their new homes.

I’ve been gardening for almost fifteen years. I started with flowers, added herbs and vegetables, then a few fruits, then a lot more. I’ve gardened in plots and pots and raised beds. I’ve drooled over bedding plants, spent too much on whatever was my obsession-of-the-moment (bulbs! daylilies! gooseberries! ornamental grasses!), and have certainly read my fair share of plant books and magazines.
By this time, I’m somewhat jaded about most gardening educational materials — I find they are often at one extreme or another: either an all-around reference that is about as exciting to read as The Merck Index, or beautiful but vapid plant-porn packed with color photos of planting schemes and “outdoor rooms” that can only be reproduced in Southern California!
However, I give a rave review — and two green thumbs up — to a recent find on container gardening: The Bountiful Container by Rose Marie Nichols McGee and Maggie Stuckey (2002). This book was suggested last spring by a reader named Beth in J.D.’s overview of square-foot gardening. It will find a permanent place on my gardening reference shelf, despite the fact that I don’t plan to grow anything new in a container in the foreseeable future. (Although this book just may have changed my mind.)
A Great Gardening Book
The Bountiful Container beats most gardening books hands-down in several key areas:
It focuses on growing plants that give a beginning gardener the most “bang for the buck”, plants that are both edible and decorative and can be grown with limited space: vegetables, herbs, a small selection of fruits, and edible flowers.
It is splendidly organized and easy to read, and has a great index, too.The Bountiful Container is full of practical information that covers the entire life span of the crops: choosing varieties, planting, watering, fertilizing, dealing with potential pests and diseases, tips for success, and the much anticipated harvesting and using/eating. Included are recipes and craft projects to make with your harvest. Bits of historical flora-lore are tucked in here and there for fun.
The level of detail is just right for almost any skill level, and the writing is pleasant to read and easy to understand. There are five full pages of instructions on the best ways to grow potatoes, and two full pages on radishes. (Radishes!) The information the authors provide will practically guarantee success compared to the somewhat generic and unhelpful lack of detail on the back of most seed packets.
When J.D. writes about our crop gardening, inevitably there are questions (and some audible moaning) about the possibilities of growing in containers. Container gardening can be much more than a clay jar of strawberries or a cherry tomato in a hanging basket!
Who might need to do their farming in a pot? Anyone without a yard (think apartment with a balcony) or who can’t dig up the yard (some renters). Those who are transitory and want to take their garden with them, or those with really bad growing conditions (such as poor soil).
Containers can also supplement a traditional garden, providing a handy pot of herbs just outside the kitchen door, an experimental area for kids to have their own garden, and allowing tender plants to be moved according to the season. For example, I have a bay laurel tree than lives in the herb garden until October, when I move it to a sheltered porch for the winter. [J.D.’s note:I am the one who moves it, and it’s heavy.] And my mint is in a pot to keep it from taking over!
Sowing the Seeds of Success
The Bountiful Container is specifically tailored for success growing edible crops in containers. The book teaches:
How to choose suitable varieties (chosen for compactness, hardiness, etc).
About increased watering and fertilizing requirements for container-bound plants. This is the biggest commitment for containers — they must be watered daily and fertilized regularly.
How to stake or trellis to help plants grow vertically and guard against wind damage.
Why you shouldn’t even try certain plants in containers (corn, melon, cabbage etc).
How to combine plants for a pleasing effect, to stagger harvest, and how to choose plants with similar water/sun/soil pH needs.
Although growing in containers will never give you enough produce at one time to can 16 quarts of spaghetti sauce or 30 pints of green beans, it’s just the thing for small-scale pick-and-eat farming.
One actual weekend harvest from August 2006 — not from containers.
I award The Bountiful Container bonus points for a number of reasons. First, most of the information is applicable to traditional in-the-ground gardening, and the thorough treatment of topics will teach even experienced gardeners a thing or two. (Although be sure to adjust watering and reduce fertilizing schedules if not growing in containers.)
Next, the authors don’t care if your containers are simply old 5-gallon buckets! They understand that some container gardens are for looks and others are for sheer practicality, but like most true gardeners, they think any growing, healthy plant is a thing of beauty, no matter what it may be growing in.
The book also covers low-impact pest and disease controls — the authors advocate the least toxic approach possible. The sizeable section on herbs is better than most books I’ve read devoted solely to the same topic. If you are just starting your garden and are considering growing herbs (in pots or the ground), I heartily recommend checking it out.
The Bountiful Container was written by Oregonians, but location-dependent issues are covered in detail, such as choosing the right apple for a warm-winter climate, how to protect your container plants from deep freezes and strong winds, and which plants need to go inside for the winter or be harvested before frost hits.
I love the very specific hints about which plants to begin growing from seeds versus when to buy plant starts. This is a much-misunderstood topic. Seeds are cheap, but they are not always the smartest investment.
Theme Gardens
McGee and Stuckey politely assume you know practically nothing, then explain it clearly and concisely. But they also assume you can decide for yourself which plants you want to grow, so they don’t offer many “paint-by-numbers” gardens. If you want a book that tells you exactly what to plant in what kind of pot so it looks just like the picture, you would be better served with Bob Purnell’s Crops in Pots.
The authors do offer a handful of “Theme Garden” plans. These plans, either in one container or a grouping of smaller pots, list specific plant varieties and how to arrange them. For example, “The Lemonade Party” on page 218 combines a Meyer lemon tree with lemon verbena, lemon-scented geraniums, basil and thyme, with yellow begonias, nasturtiums and violas. (The flowers are all edible.)
For the more serious cook, “Country Kitchen in the Round” (page 98) uses six pots to pack in one precious tomato plant, basil, cucumber, eggplant, lettuce, nasturtiums, parsley, peas, peppers, rosemary, bush beans, a pepper, sage, summer squash, and culinary thyme! Early season and late season crops are rotated to make the most of the space.
Two Small Weeds
This book does have two shortfalls that should be noted:
Since it is ostensibly about container gardening, you will not find crops such as corn, watermelon, butternut squash, asparagus, and many more, including most flowers. (Luckily, these authors have produced other books, which I may have to investigate.)
This book has no photos, only pen-and-ink sketches. Since I associate these with mail order gardening ripoffs (which never look as good as promised), I was initially put off by the lack of photographs. But the solid information soon won me over. In their defense, it would be difficult to photograph such an arrangement as the “Country Kitchen” described above; by the time the eggplant, pepper and tomato plants are fruiting, the peas and lettuce would be done and gone.
Although J.D. often advocates borrowing books from the library, The Bountiful Container is one I know I will refer to throughout the entire growing season, so I’m glad we found a used copy to purchase (for $11.50). Maybe when I’ve learned its contents by heart, I’ll pass it along to a gardening friend. They’re bound to enjoy it as much as I have.

Now’s the time to get your garden space ready. The danger of frost is passing in many parts of the United States. Garden fairs and plant sales have begun to pop up like weeds. Get out there and grow some food!
For three years I’ve had a single goal directing my actions: I wanted to get out of debt. Now that my consumer debt is nearly gone, I’ve spent a lot of time wondering what to do next. I was worried that I’d lose focus, lose direction. That’s not going to be the case. I’ve set three major financial goals for 2008. After I pay off the last of my final loan next Tuesday, I intend to:
Max out my retirement plan for 2007 and 2008.
Pay taxes.
Bolster my savings.
These goals are ambitious, but I think I can achieve them. In fact, I hope to do even more.
Retirement I got a late start on my retirement savings. The box company has been setting aside a pension for me, but I only began my self-directed retirement savings last year. I managed to make the full contribution to my 2006 Roth IRA. I’ve contributed $2,000 so far this year, and intend to max out my plan by the middle of December. In 2008, the contribution limits on Roth IRAs increase to $5,000/year — I hope to invest this amount.
It wasn’t until I started writing Get Rich Slowly that I understood the value of saving for retirement. I’m now convinced that it’s the most important financial move a person can make. Even if you screw up every thing else, if you make regular retirement contributions, you’ll have a safety net at the end of your life.
Taxes Last spring, my accountant asked me how much I expected to make from Get Rich Slowly in 2007. “I don’t know,” I said. “Maybe $2000 a month.” It was a pipe dream, and I knew it. The site was only generating $1000 a month.
“Fine,” he said. “We’ll set up estimated tax payments. Every quarter you’ll mail $1790 to the IRS, and $320 to the Oregon Department of Revenue.” I figured that I’d be overpaying, which would mean I’d get a nice tax refund. To my surprise, however, I’ve earned twice as much as I had hoped. This is a nice problem to have, but it also means that I’ve badly underestimated my tax obligation. I need to come up with about $8,000 by April 15th!
Saving I’m a natural worrier. My upcoming transition to “professional blogger” gives me plenty of things to worry about. I’m making enough to support myself now, but what if my readership declines? What if I lose the muse? To cope with possible problems, I want to build an emergency fund — an enormous emergency fund.
In my dream world, I’d save $20,000 by next winter. Unless my readership doubles overnight, that’s not going to happen. I’ll keep that figure as an eventual target, but I’ll be happy to have saved $5,000 or $10,000 by the end of 2008.
Other goals These aren’t my only financial goals, of course. I still dream of buying a MINI Cooper — but I’m going to save for it. I also want to do some work on the house — paint the exterior, upgrade the electrical system — and to buy a Stickley chair. I’ll regularly set aside small sums of money for each of these things.
Goals are crucial. They facilitate smart choices. When you know that you’re saving for a down payment on a house, it becomes easier to forego a new pair of shoes or the Justin Timberlake concert. It’s amazing the creative ways you can find to save money when you want to buy a new car. And when you finally make the decision to get out of debt, it no longer seems a hardship to shop at thrift stores or to cook at home. You come to recognize these things as a means to an end.
As we approach the new year, set some financial goals. Set a short-term goal, a medium-term goal, and a long-term goal. Make your goals specific, measurable, attainable, realistic, and timed. If you do this, and if you keep these objectives in mind whenever you face a financial decision, I think you’ll meet with a level of success that will surprise you.

Sound the alarm. Alert the people! Apartment 34 dove head first into the realm of DIY this week!! This is a big deal for a self professed DI-buy girl. I’ve tended to take the “lazy” way out, convinced that my creations could never be as good as anything in a store. But with help from my team, I broke out of my comfort zone and I hate to toot the ol’ horn but…, we DIY’d something that turned out so many different forms of amazing, I can hardly believe it!
I must first start with a little confession: things haven’t been as organized around here as we may have led you to believe. From hopping on a plane every week to juggling meetings and projects, let’s just say it’s a miracle I’ve even remembered to eat. Things have been shoved behind closed bathroom doors, crammed into cabinets and buried at the bottom of closets – anything to hide the growing mess.
The office closet has suffered the most. You may remember seeing it here and here, always with the doors tightly closed!! I decided it was time to practice what I preach and get back to basics with a good ol’ clean out and DIY upgrade. Here’s how it went down:
We began with the purge. Everything was cleared out and laid aside to be sorted. Hours of shredding and trips to Goodwill over the weekend and it’s like a breath of fresh air!. We went so far as to take out the closet shelves in order to give it a fresh coat of white paint, immediately making her look a million times better. However, that was just the beginning. Your closet is actually a great place to have a little fun with design. We wanted to really bring some fun personality by adding pattern so we set out on Pinterest looking for inspiration.
We came across this and loved the bold statement a stripe makes. We just decided to take it a step or two further. We sketched out our plan of doing one big 4” stripe surrounded by asymmetrical smaller ones, one 2” and 1”, on either side for a little riff on a sporty look!
Once we had our supplies in hand: ScotchBlue Painter’s Tape, paint, a handful of brushes and measuring tools, we were set! We wanted a subtle color palette so we chose Chalkboard White as our base and Benjamin Moore’s Sail Cloth as our accent with a little gold craft paint thrown in for a glam touch!
We started by finding the middle of the cabinet and marked off every six inches from top to bottom, setting where our big stripe was going to be. Starting from the top, we followed our marks, taping off the middle section. We found it easiest to just use one big piece of ScotchBlue Painters Tape. Trust your eye, if you see your line going a little crooked, double check your measuring and just lift up the tape and rework it. It’s so easy! Then simply paint inside your ScotchBlue Painter’s Tape column.
When the paint is dry to the touch about 30 mins for a single coat, lift up the tape. You’ll have a perfect stripe!
A key to making asymmetrical patterns work is to make sure you’re working with the same spacing on both sides of the middle stripe for balance. So we taped off our most outward stripe of the pattern and worked our way back in towards the middle.
During the creative process we felt like challenging ourselves even more. DIY is all about improvisation, right? So, we strayed from our original sketch a little. Thinking another gold painted stripe would be too heavy, we called an audible and used gold striped Washi tape instead!
We also decided to paint the face of each shelf to give an often overlooked detail a touch of shine and glam! We used Martha Stewart’s Metallics line in gold and really liked the reflective quality it has.
Et voila! There you have it. The perfect backdrop for a beautiful cabinet, closet, wall, dresser…the possibilities of where this look can work are endless.

The debt-to-equity ratio is one of many financial metrics that helps investors determine potential risks when looking to invest in certain stocks. There’s a relatively simple calculation and formula investors can use to reach the ratio.
Companies also use debt, also known as leverage, to help them accomplish business goals and finance operating costs. The ratio used to measure this leverage is called the debt-to-equity ratio (D/E).
What Is the Debt-to-Equity Ratio?
The debt-to-equity ratio is one of several metrics that you can use to evaluate individual stocks. At its simplest, the debt-to-equity ratio is a measure of how much debt it takes for a company to run its business.
It compares a company’s equity — how much value is locked up in its shares — to its debts. Another way of looking at it is as a measure of a company’s ability to cover its debts. For example, if a company were to liquidate its assets, would it be able to cover its debt? How much money would be left over for shareholders?
Investors often use the debt-to-equity ratio to determine how much risk a company has taken on, and in return, how risky it may be to invest in that company. After all, if a company goes under and can’t cover its debts, its shares could wind up worthless. 💡 Quick Tip: When people talk about investment risk, they mean the risk of losing money. Some investments are higher risk, some are lower. Be sure to bear this in mind when investing online.
What Is Leverage?
To understand the debt-to-equity ratio, it’s helpful to understand the concept of leverage. A business has two options when it comes to paying for operating costs: It can either use equity, or they can use debt, aka leverage.
The company can use the funds from this debt to buy equipment, inventory, or other assets, or to fund new projects or acquisitions. It can also serve as working capital in cyclical businesses during the periods when cash flow is low.
While it’s potentially risky to use leverage — a company might have to declare bankruptcy if it can’t pay its debt — it can also help a company grow beyond the limitation of its equity.
The term “leverage” reflects the hope that the company will be able to use a relatively small amount of debt to boost its growth and earnings. Wise use of debt can help companies build a good reputation with creditors, which, in turn, will allow them to borrow more money for potential future growth.
The Debt-to-Equity Ratio Formula
Calculating the debt-to-equity ratio is fairly straightforward. A good first step is to take the company’s total liabilities and divide it by shareholder equity. Here’s what the debt to equity ratio formula looks like:
D/E = Total Liabilities / Shareholders’ Equity
Here’s a closer look at the two components of the equation:
Total Liabilities
This component includes a company’s current and long-term liabilities. Current liabilities are the debts that a company will typically pay off within the year, including accounts payable. Long-term liabilities are debts whose maturity extends longer than a year. Think mortgages on buildings or long-term leases.
Equity
The equity component includes two portions: shareholder equity and retained earnings. Shareholder equity is the money investors have paid in exchange for shares of the company stock. Retained earnings are profits that the company holds onto that aren’t paid out in the form of dividends to shareholders.
Debt-to-Equity Example
To look at a simple example of a debt to equity formula, consider a company with total liabilities worth $100 million dollars and equity worth $85 million. Divide $100 million by $85 million and you’ll see that the company’s debt-to-equity ratio would be about 1.18.
When using a real-world debt to equity ratio formula, you’ll probably be able to find figures for both total liabilities and shareholder equity on a company’s balance sheet. Publicly traded companies will usually share their balance sheet along with their regular filings with the Securities and Exchange Commission (SEC).
What Is a Good Debt-to-Equity Ratio?
Once you’ve calculated a debt-to-equity ratio, how do you know whether that number is good or bad? As a very general rule of thumb, a good debt-to-equity ratio will equal about 1.0. However, the acceptable rate can vary by industry, and may depend on the overall economy. A higher debt-to-income ratio could be more risky in an economic downturn, for example, than during a boom.
Recommended: Investing During a Recession
For example, if a company, such as a manufacturer, requires a lot of capital to operate, it may need to take on a lot of debt to finance its operations. A company like this may have a debt equity ratio of about 2.0 or more.
Other companies that might have high ratios include those that face little competition and have strong market positions, and regulated companies, like utilities, that investors consider relatively low risk.
Companies that don’t need a lot of debt to operate may have debt-to-equity ratios below 1.0. For example, the service industry requires relatively little capital.
What Does a Company’s Debt-to-Equity Ratio Mean?
A debt-to-equity-ratio that’s high compared to others in a company’s given industry may indicate that that company is overleveraged and in a precarious position. Investors may want to shy away from companies that are overloaded on debt. And not only that, companies with a high debt-to-equity ratio may have a hard time working with other lenders, partners, or even suppliers, who may be afraid they won’t be paid back.
In some cases, creditors limit the debt-to-equity ratio a company can have as part of their lending agreement. Such an agreement prevents the borrower from taking on too much new debt, which could limit the original creditor’s ability to collect.
It is possible that the debt-to-equity ratio may be considered too low, as well, which is an indicator that a company is relying too heavily on its own equity to fund operations. In that case, investors may worry that the company isn’t taking advantage of potential growth opportunities.
Ultimately, businesses must strike an appropriate balance within their industry between financing with debt and financing with equity.
What Does It Mean for a Debt-to-Equity Ratio to Be Negative?
There could be several reasons for a negative debt-to-equity ratio, including:
• Interest rates are higher than the returns
• A negative net worth (more liabilities than assets)
• A financial loss after a large dividend payout
• Dividend payments that surpass investor’s equity in the firm
So, what does this mean for investors?
Negative debt equity ratios may tell investors that the company indicates investment risk and shows that the company is not financially stable. Therefore, investing in such a company may result in a loss for investors. 💡 Quick Tip: Distributing your money across a range of assets — also known as diversification — can be beneficial for long-term investors. When you put your eggs in many baskets, it may be beneficial if a single asset class goes down.
Which Industries Have High Debt-to-Equity Ratios?
The depository industry (banks and lenders) may have high debt-to-equity ratios. Because banks borrow funds to loan money to consumers, financial institutions usually have higher debt-to-equity ratios than other industries.
Other industries with high debt to equity ratios include:
• Non-depository credit institutions
• Insurance providers
• Hotels, rooming houses, camps, and other lodging places
• Transportation by air
• Railroad transportation
Effect of Debt-to-Equity Ratio on Stock Price
The debt-to-equity ratio can clue investors in on how stock prices may move. As a measure of leverage, debt-to-equity can show how aggressively a company is using debt to fund its growth.
The interest rates on business loans can be relatively low, and are tax deductible. That makes debt an attractive way to fund business, especially compared to the potential returns on the stock market. And sometimes an aggressive strategy can pay off.

Although living rooms, sitting rooms, and dens have largely replaced parlors in newly built homes, older homes still have this feature. To help you decorate your own parlor space, interior design experts explain what a parlor is, the history of the space, and how to make the most of yours with modern and timeless elements.

What Is a Parlor?
The word parlor stems from the French word parler, meaning to speak. “A parlor is a classic term for formal living rooms, which are historically sitting rooms featuring fine furniture towards the front of the home,” says Audrey Scheck, principal designer and founder of Audrey Scheck Designs. “Parlors were originally designed as a space to receive and entertain guests. In modern times, we’re seeing these spaces function more as reading rooms and office spaces.”
Because the idea of a receiving room is a bit outdated, they’re often used for other purposes in homes today. “Often these parlor rooms make perfect home offices due to their size and location (close to the house’s entry and away from the clatter of the kitchen),” explains interior designer Molly McGinness. Depending on the needs of your family, parlor rooms can be refashioned to suit any need, making them a versatile ground-floor staple.
The History of Parlors
Parlors date back to medieval monasteries. Monks used the outer rooms—or parlors—to conduct business with laypeople and visitors, while inner rooms were for gathering with members.
Fast-forward to the 18th and 19th centuries, land ownership and trade were the main methods of accumulating wealth. Over time, parlors became public symbols of that wealth, complete with expensive furniture, rare artworks, and other status signifiers. Families would put their best, most impressive items in this room for guests to see.
McGinness says that family would not have been allowed to just “hang out” in the parlor. Instead, it was truly reserved for guests. Because parlors are typically located just off the foyer, having one helped keep the other parts of the home truly private.
Modern Parlor Rooms Are More Multi-Functional
Today, parlors can still be the center of social life in a home, but usually they are less ostentatious. The furniture is more comfortable, and is often situated to facilitate vibrant conversation. Unlike the living room, a modern parlor may still have sturdy upright seats rather than sinking couches for lounging. Also, parlors are typically more low tech than a living or family room, usually without a television as a focal point.
Since they typically connect to the primary entryway, parlors can also serve as a waiting room. It is useful to hold guests in a parlor to avoid ushering them into a dinner or house party that isn’t quite ready. Family portraits may still grace the walls but, these days, notable artwork is usually hung in the interior of the house, where it will be enjoyed more often by the family.
In the modern era, people need multi-functional spaces. A parlor can be a quiet place to take calls, read, or work. Because they are usually close to the front of the house, they are known for good natural light during the day and may double as a yoga or meditation room. And, while not their original purpose, a spacious parlor room may even be repurposed as a guest room, home office, or reading area. The room can be transformed into anything, really.
“I’ve worked on projects where the parlor is turned into a library, a minor living room and a playroom,” McGinness says. “In a recent project of mine, in a contemporary house updated from a colonial, the room that would have been the parlor became a mahjong game room.”
Design Ideas for a Parlor Room
When designing a parlor room, Scheck suggests creating a cozy atmosphere to both welcome guests and build a functional space your family will use. “Think ample seating in an array of textured fabrics with multiple lighting sources (lamps, sconces, etc.) to create a warm ambiance,” she says.
Parlors are also the perfect opportunity to go bold with paint or use patterned wallpaper. “Some of our favorite ways to achieve this is through color drenching the room, utilizing lacquer paint to create shine and depth in the room, or wallpapering the ceiling for an unexpected way to make your parlor pop,” Scheck explains.
Because parlors historically do not have electronics, incorporating built-in speakers into the ceiling can be a classy upgrade. Playing music in the background can help guests set the mood for the social gatherings to follow.

Is a Parlor Worth It?
If you’re building a new home, chances are that a formal parlor isn’t on the top of your must-have list. Since many families repurpose the existing parlor spaces in older homes, there can be better uses for the square footage in a new build.
But McGinness says the positive features of a parlor shouldn’t be overlooked. “Architecturally, they still exist as we care for older homes, remodel and rework existing spaces for our contemporary lives,” she says. Because parlors rarely have technology, they a blank slate. Maintaining them in their original state can help a home retain its regal and classic charm. On the other hand, remodeling them can make for a DIY project that allows a family to leave their personalized mark on the place.
Whether for frequent or occasional use, parlors are certainly worth having. However, building one where it doesn’t already exist may be less worthwhile.
