While, yes, a lot of companies are reeling as the economy grinds to a halt — that doesn’t mean all of proptech is struggling.
One of the obvious byproducts of COVID-19 is virtual showings, open houses, staging, 3d tours, and floorplans–not to mention anything video related–finally have their moment in the spotlight.
That said, it’s still an unknown whether such services will be permanently pushed from “nice to have” to “need to have” once socially distancing is behind us. All the tech in the world isn’t going to change the fact that most homes that are transacted are purchased by buyers who lives in the vicinity and can easily drive to see the home in person. And, if they can drive to the house prior to spending hundreds of thousands of dollars and committing to 30 years of payments, they will. However, maybe the big lasting change will be consumers realizing they don’t have to look at every home in person–saving both agents and buyers considerable time.

Another category that is poised for growth is anything the helps people tour properties (both for sale or rent) without being subjected to other people. While many cities are locked down entirely now and no one is touring properties, this sector will gain substantial momentum as lockdowns end and buyers and agents are still practicing socially distanced ways to conduct showings. What sectors of the industry are you most excited about right now?
Anthropologie and Erin Fetherston have joined forces to launch a home decor and apparel collaboration for fall 2023. The collaboration will be sold exclusively on Anthropologie’s website beginning Aug. 10.
Known for her romantic aesthetic and creating bright and airy spaces, the Los Angeles-based Fetherston is collaborating on a line of furniture, lighting, textiles, candles and decorative accents. There are 25 home products and six dresses in total. Pieces range from $34 for a candle to $3,498 for an upholstered sofa. Dresses retail from $160 to $220.
Aaron Mutscheller, president of Anthropologie Living and Terrain, said he was excited to introduce Fetherston’s “feminine and modern point of view to our Anthropologie community.”

I could not be more proud of what we created together,” she said.
Fetherson noted that since 2005 she has been designing pieces “that evoke a sense of fantasy and playfulness that make women feel beautiful and confident. When embarking on my first interiors project of this scale, I knew that Anthropologie would be the perfect partner to help me translate my vision and capture my ethos,” she said.

In discussing how she translated her aesthetic to the home and apparel products, Fetherston said that the mood of the collection weaves together the core influences of her creative life. “Drawing from the years I spent in Paris (where I began my fashion career), there are subtle notes of 1940s French-inspired silhouettes in the furniture. The palette and materials draw from my native California ethos, which is earthy and understated, but we infused them with romantic elements like antique brass and milk glass, which lend femininity and romanticism within each piece.”
In terms of the apparel, she said she wanted the collection to feel like an extension of the home universe and to capture the different moods of the woman who wants to inhabit that world. “The color palette and print direction bring the two categories together in a seamless way,” she said.
The collection will be available exclusively online beginning Aug. 10. The collaboration will be supported with a full marketing campaign comprised of digital support site content, a branded category page and email coverage, as well as in-store marketing and robust social media across Instagram, TikTok, Pinterest and LinkedIn. Fetherston is expected to support and share across her social channels as well.

This flexibility has been extremely beneficial for all our properties, in this more competitive environment.”

21. Adopting a software management platform when you expand

Government guarantor Ginnie Mae is in the process of figuring out how to set up a permanent credit facility for nonbank lenders.
Ginnie took a stab at creating a temporary program aimed at assisting issuers having trouble during the pandemic, dubbed the Pass-Through Assistance Program, or PTAP, but “it was not perfect” and “had a lot of limitations,” Alanna McCargo, Ginnie Mae’s president noted, speaking at the Bipartisan Policy Center Tuesday.
Taking lessons learned, the agency is in the process of collaborating with partners, including the U.S. Treasury, “to figure out how we could support a more robust facility for the nonbanking sector,” McCargo said.
“We haven’t figured it out yet, but I believe speaking for myself [this is] probably one of the biggest things we need to figure out, we do not need to enter another downturn and not know how to support these institutions,” she said. “These institutions are incredibly important to the system and the constituents that they serve, so I think we just have to figure out what that’s going to look like.”
Creating a permanent credit facility may also insulate Ginnie Mae from situations where it is pushed to seize servicing portfolios from failed companies. Industry stakeholders have previously expressed concern that a lack of liquidity among Ginnie Mae issuers could push some out of business, and if there is no one to buy their assets, Ginnie will have to put the servicing books of nonbanks on its own balance sheet.
The agency’s president called nonbank liquidity “the biggest challenge of our time” which has been exacerbated by stymied purchase activity and a lack of refinances, thus creating “huge stress on the system.”
McCargo also touched upon a potential idea to get banks more involved in the mortgage sector by incentivizing them to invest into the agency’s environmental, social and governance (ESG) bonds for CRA credit.
The agency has pitched this idea to regulators that are currently rebuilding the Community Reinvestment Act framework.
“I believe a lot of banks do have ESG reports that are coming out and programs that they’re trying to do, so I think there’s an opportunity within CRA to figure out a way to give banks credit for that,” she said. “We’re hopeful that the rulemaking will include [this] because we think it will be a great driver of more production.”
McCargo also mentioned the agency is making a push internally to increase its headcount after years of being “woefully under-resourced.”

Multiple agencies across the federal government including the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Finance Agency (FHFA) and the Consumer Financial Protection Bureau (CFPB) have all renewed their efforts to protect tenants renting in multifamily housing units as costs continue to climb, according to an announcement from the White House.
“[HUD], the U.S. Department of Agriculture (USDA), [CFPB], the Federal Trade Commission (FTC) and [FHFA] are each releasing guidance or best practices to landlords, operators, and stakeholders who rely on tenant screening reports when evaluating applications from renters,” the White House said in its announcement. “This guidance communicates the administration’s expectations on informing renters of what information in their screening report is responsible for their application being denied.”
For HUD, the department has announced $10 million in new funding for “tenant education and outreach in properties it supports,” and “has committed to issue a notice of proposed rulemaking that would require that tenants of public housing and properties with project-based rental assistance receive a written notice at least 30 days prior to lease termination for nonpayment of rent,” the White House said.
HUD also separately announced “an $85 million first-of-its-kind competitive [Pathways to Removing Obstacles to Housing (PRO Housing)] funding opportunity for jurisdictions and new guidance for providers of affordable housing will help communities address local housing challenges,” the department said.
On a call with reporters on Thursday morning, White House Chief Domestic Policy Adviser Neera Tanden described how the administration is promoting more widespread conversion of commercial buildings to residential space, following up on a research grant detailed by HUD this week on the topic.
“With high rates of commercial vacancies across the country, we see a tremendous opportunity for conversions to residential housing,” Tanden said.
Also on Thursday in conjunction with the announcements, the CFPB released a blog post describing how “federal housing agencies strongly encourage landlords to provide tenants written notice of their rights.”
“We must provide renters with the necessary resources to safeguard their interests and enhance their communication with landlords,” said HUD Secretary Marcia Fudge. “HUD is dedicated to collaborating with renters and ensuring they are well informed about their rights.”
