Rice and Beans
How to eat on a college budget starts with this quick and easy meal that you can make in a big batch a night or two in advance. It’s just what you’re looking for on a busy week with back-to-back tests and papers. Choose brown rice to hike up your fiber intake and add all sorts of veggies like corn, avocado, tomatoes and peppers for even more nutrition and flavor. Black beans and kidney beans work well, but you can also try other varieties like navy, white or chickpeas. Bean dishes can be perfect healthy meals for college students—and they can be done on a college budget.

Super Salad
It’s time to revamp your tired bowl of greens by topping it with tasty sources of protein and fiber. In addition to your favorite fruits or vegetables, try adding chickpeas, chicken breast, canned tuna or a sliced hard-boiled egg to keep you full throughout the day as you go from class to class. Hemp hearts are another great source of protein that are delicious sprinkled on top of salads. As long as you are willing to get creative with your ingredients, salads can take on many shapes and flavors and be perfect for light snacks or heartier meals that are easy to carry around.”

Sounds like the perfect budget meal to accompany a marathon study session, right? You can also put it on your list of healthy meals for college students. Variations include marinated tofu for vegetarians or sliced chicken breast or pork chop for meat eaters. Stuff the pita with bean sprouts, cucumbers, tomatoes, onions, avocado, and Greek yogurt and voila: You’ve got a quick, easy lunch that’s cheaper and healthier than an sandwich or burger at any campus fast food joint. “I sometimes replace the pita with romaine lettuce,” de Grave says. “Topping it with veggies, chicken, ground turkey, or chicken and homemade dressings is a super simple way to throw together a quick and affordable meal.”

Egg Salad and Tuna Sandwich
How to eat on a college budget? Look no further than this mashup of two classic (and inexpensive) sandwich toppers: egg salad and tuna. You can splurge on your favorite veggie toppings. Use low-fat mayonnaise or Greek yogurt and hearty whole grain bread to make this an even healthier option.
“Carbs provide us with the only source of fuel for our brains,” Alp says. “If you eat enough high-quality carbs like whole grains, fruits and vegetables—that’s going to be your brain food,” she adds.

DIY Fresh Spring Rolls
These are a little bit more time consuming to prepare, but totally worth it if you’re looking for healthy meals for college students. Simply roll up vegetables and your favorite protein in rice paper, and serve with your favorite dipping sauce. You can use any filling you like including chicken breasts, avocado, or cherry tomatoes. Tofu is a great alternative because it can be cheaper than meat and can absorb any flavor, making it very versatile.

Granola-based cookies can be tailored to all taste buds. Make them sweet by adding cacao nibs and plenty of dried fruit like cranberries, blueberries, and raisins, or opt for higher protein with peanut butter, coconut flakes, slivered almonds and pumpkin seeds. Buying the dried fruit, nuts and seeds at your nearest bulk store can make them more affordable.
Overnight Oats
Make this delicious and inexpensive snack in a mason jar and leave it in your fridge overnight. You can get creative with this one and add anything from cocoa to pumpkin puree to fresh fruit and peanut butter.
Homemade White Bean Dip

Alp says there is one key area where college students often slip up. “Drinking your calories. If I could tell everyone to quit juice, I would,” she says.
Alp suggests avoiding soda or juice because these drinks can contain added sugar that can slow you down over the course of the day. Even so-called “sports drinks” can pack a lot of sugar into just one bottle.
And when you need an extra caffeine kick, consider avoiding energy drinks or sweet coffee drinks. Not only do these drinks cost a pretty penny, many pre-made coffee drinks have more sugar than a can of soda.
“If students choose water over juice, extra sugar in their coffee, energy drinks or pop they would be cutting quite a lot of calories out of their diet,” Alp says.
Because sometimes it’s impossible to avoid the food court when you’re stuck on campus all day, Alp has some guidance for choosing the healthiest option from fast food restaurants.
“Choose tomato-based sauces over cream sauces. Choose the grilled option over the fried option. And choose the whole wheat option whenever possible,” she says.

Mortgage rates moved higher for all types of loans compared to a week ago, according to data compiled by Bankrate. Rates for 30-year fixed, 15-year fixed, 5/1 ARMs and jumbo loans increased.
After surpassing 8 percent in late October, mortgage rates have somewhat retreated. One big driver: Inflation has cooled, which means the Federal Reserve might end its rate increases. The Fed last hiked its key interest rate in July, which increased borrowing costs on a variety of financial products, including mortgages.
The central bank decided to hold firm at its November meeting, indicating it expects rates to stay on the higher side for the foreseeable future.
“Expectations of slower economic growth, moderating inflation and no more Fed interest rate hikes have been a downward influence on mortgage rates,” says Greg McBride, CFA, chief financial analyst for Bankrate.
The slight decline in mortgage rates comes alongside appreciating home prices. Home values have now climbed for eight months in a row, according to the S&P CoreLogic Case-Shiller index for September 2023.

30-year mortgage rate moves higher, +7.53%
The average rate for a 30-year fixed mortgage for today is 7.53 percent, up 753 basis points over the last week. A month ago, the average rate on a 30-year fixed mortgage was higher, at 7.83 percent.
At the current average rate, you’ll pay a combined $701.27 per month in principal and interest for every $100,000 you borrow. That’s an increase of $701.27 over what you would have paid last week.
The popular 30-year mortgage has a number of advantages:
Lower monthly payment: Compared to a shorter term, such as 15 years, the 30-year mortgage offers lower, more affordable payments spread over time.
Stability: With a 30-year fixed mortgage, you lock in a set principal and interest payment, making it easier to plan your housing expenses for the long term. Remember: Your monthly housing payment can still change if your homeowners insurance premiums and property taxes go up or, less likely, down.
Buying power: With lower payments, you might qualify for a larger loan amountor a more expensive home.
Flexibility: Lower monthly payments can free up some of your monthly budget for other goals, like building an emergency fund, contributing to retirement or college tuition, or saving for home repairs and maintenance.

15-year mortgage rate moves up, +6.80%
The average 15-year fixed-mortgage rate is 6.80 percent, up 680 basis points over the last week.
Monthly payments on a 15-year fixed mortgage at that rate will cost around $888 per $100,000 borrowed. Yes, that payment is much bigger than it would be on a 30-year mortgage, but it comes with some big advantages: You’ll come out several thousand dollars ahead over the life of the loan in total interest paid and build equity much more rapidly.
5/1 adjustable rate mortgage rises, +6.78%
The average rate on a 5/1 ARM is 6.78 percent, ticking up 678 basis points over the last 7 days.
Adjustable-rate mortgages, or ARMs, are mortgage terms that come with a floating interest rate. In other words, the interest rate will change at regular intervals, unlike fixed-rate mortgages. These loan types are best for those who expect to sell or refinance before the first or second adjustment. Rates could be much higher when the loan first adjusts, and thereafter.
While borrowers shunned ARMs during the pandemic days of super-low rates, this type of loan has made a comeback as mortgage rates have risen.
Monthly payments on a 5/1 ARM at 6.78 percent would cost about $651 for each $100,000 borrowed over the initial five years, but could climb hundreds of dollars higher afterward, depending on the loan’s terms.
The average rate for a 30-year jumbo mortgage is 7.59 percent, up 759 basis points since the same time last week. Last month on the 5th, jumbo mortgages’ average rate was higher, at 7.82 percent.
At the current average rate, you’ll pay $705.39 per month in principal and interest for every $100,000 you borrow. That’s $705.39 higher compared with last week.
Mortgage refinance rates
Current 30 year mortgage refinance rate climbs, +7.63%
The average 30-year fixed-refinance rate is 7.63 percent, up 763 basis points compared with a week ago. A month ago, the average rate on a 30-year fixed refinance was higher, at 7.96 percent.
At the current average rate, you’ll pay $708.14 per month in principal and interest for every $100,000 you borrow. That’s an extra $708.14 compared with last week.
Where are mortgage rates heading?
Mortgage rates have done a 180 as of late, falling back under 8 percent. With inflation cooling and 10-year Treasury yields declining, the 30-year fixed mortgage could head into the 6 percent range by next year, said Lawrence Yun, chief economist of the National Association of Realtors, at the group’s conference in November.
“I believe we’ve already reached the peak in terms of interest rates,” said Yun.
The rates on 30-year mortgages mostly follow the 10-year Treasury, which shifts continuously as economic conditions dictate, while the cost of variable-rate home loans mirror the Fed’s moves. These broader factors influence overall rate movement. As a borrower, you could be quoted a higher or lower rate compared to the trend.
What today’s rates mean for your mortgage
While mortgage rates fluctuate considerably,, there is some consensus that we won’t see rates back at 3 percent for some time. If you’re shopping for a mortgage now, it might be wise to lock your rate when you find an affordable loan. If your house-hunt is taking longer than anticipated, revisit your budget so you’ll know exactly how much house you can afford at prevailing market rates.
You could save serious money on interest by getting at least three loan offers, according to Freddie Mac research. You don’t have to stick with your bank or credit union, either. There are many types of mortgage lenders, including online-only and local, smaller shops.
“All too often, some [homebuyers] take the path of least resistance when seeking a mortgage, in part because the process of buying a home can be stressful, complicated and time-consuming,” says Mark Hamrick, senior economic analyst for Bankrate. “But when we’re talking about the potential of saving a lot of money, seeking the best deal on a mortgage has an excellent return on investment. Why leave that money on the table when all it takes is a bit more effort to shop around for the best rate, or lowest cost, on a mortgage?”

The launch of Tiana’s Bayou Adventure is also expected sometime in 2024. The log flume-style ride will be a remake of Splash Mountain, but this time centered around the 2009 movie “The Princess and the Frog.”
And at the Downtown Disney District, the outdoor shopping and entertainment center neighboring the theme parks that doesn’t require a ticket to enter, new restaurants are set to open in 2024. That includes Paseo and Céntrico, which serve Mexican cuisine, and Din Tai Fung, a Chinese restaurant famous for its soup dumplings and noodles.
Disneyland has also committed to bringing back some of its most popular separately ticketed after-hours events in 2024, including the Disneyland After Dark series and the Halloween-themed Oogie Boogie Bash. Specific dates for those events haven’t been released.
Why getting the entire Disneyland 2024 calendar now is such a big deal
The news of Disney releasing its entire event lineup follows a similar change announced earlier in 2023 that visitors can now make theme park reservations as far out as 180 days in advance — an increase from the previous 120 days.
That change makes it easier for travelers to plan and pay for their next Disneyland vacation, particularly those who plan months in advance. (Planning early is generally considered a best practice in travel.)
After all, the lack of notice in previous years was sometimes frustrating for planners. For example, when the inaugural Pixar Fest kicked off in April 2018, dates were only announced six months in advance. For international visitors with a penchant for Pixar, a good airfare deal may have already passed.
According to flight alerts website Going, the best airfare deals are usually found one to three months in advance for domestic flights and two to eight months in advance for international tickets. By knowing what events are happening throughout the year, Disneyland fans now have more time to subscribe to flight alerts so they can take advantage of deals within those critical booking windows.
The increased notice might also give travelers who tightly budget more time to save for a vacation — and perhaps even to apply for a travel credit card. For people who time credit card applications around vacations to take advantage of increased spending rewards or introductory offers, the previous announcement window may have been insufficient time to maximize credit card rewards.

Real estate finished November as the second best performing group in the S&P 500 Index adding 12%, trailing slightly behind tech’s 13% gain. The momentum was fueled by bets the central bank may begin cutting rates as early as next year.

In November, the interest-rate sensitive sector was a market outperformer as investors poured capital into the group. A pullback in Treasury yields has also supported trader optimism that the worst of it could be over. Additionally, U.S. real estate investment trusts, which have been beaten-down by surging interest rates and economic uncertainty, are now flashing signs of strength.
The group rallied 12% in November versus the S&P 500’s 9% gain, notching its best month since 2011. Bank of America said it’s overweight the real estate sector ahead of 2024, with Jeffrey Spector calling the REIT sector equity’s “diamond in the rough.” He listed American Homes 4 Rent, Americold Realty Trust, Empire State Realty Trust, Kimco Realty Corp., Prologis Inc. and Welltower Inc. as his top picks in a note to clients Friday.
Battered office landlord stocks have placed a overcast on the REIT sector as a whole, though office only represents a sliver of the group. Investors have been fleeing the office sector as fears of remote work and elevated borrowing costs destabilize the sector.
“Real estate has seen the biggest de-rating since 2021 among all industries on concerns over office, but office is less than 5% of real estate’s market cap,” he said.
While Bank of America remains cautious on the market entering 2024, it still sees real estate as underappreciated.
For homebuilding stocks, the bulk of the monthly advance was made during the first three sessions of November after the Federal Reserve announced it would hold its benchmark rate steady for a second meeting. The index posted three back-to-back gains of more than 4%, ultimately sending the index to post its biggest monthly gain since 2020.
The recent pullback in mortgage rates is likely to further support the sector’s gains, enabling builders to buy down rates to 5.5%, a level that has previously helped demand, Bloomberg Intelligence analyst Drew Reading said.
“This would actually make new home payments more favorable versus resales heading into the spring selling season, so the timing is great for the group,” he noted.
Although builder confidence has been on the decline, Capital Economics U.S. Property Economist Thomas Ryan says the sentiment is a misrepresentation of where larger public builders actually stand, as the gauge is largely comprised of smaller private builders.
As such, the typical strong correlation between NAHB homebuilder confidence and housing starts has broken down recently, he said. That divergence was underscored in November after the confidence gauge fell to its lowest level this year, despite housing starts unexpectedly rising to the highest in three months.
“While smaller homebuilders are finding it increasingly difficult to access the credit required to maintain construction activity, their giant competitors are in an extremely strong financial position,” Ryan wrote.
The real estate sector still lags behind the broader market year-to-date, but according to Bank of America, the group may be a bright spot heading into 2024.

Tucked alongside a large dorm building on the fringes of Woodbury University’s campus in Burbank is a small but very eye-catching house. The 425-square-foot home is contained by a gently curving concrete form equipped with a generous porch and a dramatic sloping roof. Slender, carefully staggered floor-to-ceiling windows gently illuminate the interior.
It’s a nice piece of architecture. What makes it truly remarkable is who built it — and how.
The Solar Futures House, as it is formally known, was designed by Woodbury architecture students and constructed out of concrete using the latest 3-D printing technology. It is the first such permitted structure in the city of Los Angeles, according to Woodbury architecture dean Heather Flood. And it was built by Emergent, a 3-D printing construction firm based in Redding. (A quick geography explainer: While Woodbury has a Burbank address, a piece of the campus, where the house was built, is located within Los Angeles city limits — hence the L.A. permits.)

Most notable is how quickly this project came to fruition. “It was 15 months from design, going through the permitting process with the city, working with the printing company and dealing with 14 atmospheric storms,” says Kishani De Silva, chair of the construction management program at Woodbury, who served as faculty lead on the project. “It came to life on the 12th of May. … The next day the students literally graduated.”
From design to near completion in 15 months? In bureaucratic Los Angeles, that counts as damn near miraculous.
Certainly, it helped that students were collaborating with municipal experts from the Mayor’s Office of Energy and Sustainability, the Bureau of Engineering and a nonprofit clean tech incubator at the Los Angeles Department of Water and Power — organizations that could help navigate the red tape. But at a time when our region is gripped by a housing and homelessness crisis, it is nonetheless a model worth examining.
To be clear, the house is not 100% complete — though it’s awfully close. A couple of the interior areas are still in need of drywall, and some exterior features and the landscaping remain unfinished. Moreover, the building will require a certificate of occupancy from L.A.’s Department of Building and Safety.
But it is an impressive piece of design, achieving a lot in a small space.
The layers of 3-D-printed concrete give the walls a geologic look, and the curving shape and high ceilings prevent this intimately scaled studio from feeling like a shoebox. In addition, the covered porch and the living room are connected by a sliding door; throw it open and the space feels bigger and airier.

And, true to its name, this is a structure that prioritizes environmental concerns.
The Solar Futures House began as an entry in the Solar Decathlon, a national collegiate competition organized by the U.S. Department of Energy that encourages budding designers to create high-performance structures powered by renewable energy.
In the spring of 2022, a class of Woodbury students submitted a design proposal and was selected as one of 14 finalists, receiving a $50,000 grant for construction. By the fall of that year, the team was breaking ground.
The structure they proceeded to build was all about efficiency. Shower water is recirculated for toilet flushing. The home’s bending form and sloped roof are designed to respond to the angle of the sun over the course of the year, thereby maximizing the generation of solar power. Currently, the structure features one solar array on the roof, which makes the building net zero (meaning no additional electricity is needed to power the home). Add another and it becomes net-positive, supplying energy to the grid.
The angled roof is made out of a reflective, resin-coated metal and sits atop 9 inches of mineral wool insulation, which helps preserve the building’s interior temperatures and buffer external noise. (Woodbury’s campus sits next to the 5 freeway, but between the double-layer concrete walls, the triple-glazed windows and the insulation, the house feels peaceful.) Mineral wool insulation also functions as a fire barrier — addressing another environmental concern in California.
To mitigate the use of concrete, which is carbon-intensive, the team developed a formula that contained a higher percentage of fly ash, making it more sustainable. The precise nature of 3-D printing also means that no concrete goes to waste.
This new construction method allowed for the speedy erection of the building’s double-layer walls: De Silva estimates that printing took about three days. It also let students play with form. In a traditional stick-build structure, 90-degree angles are the most efficient way for walls to meet. But 3-D printing allows for more flexible shapes; hence the curving walls, which give the house a more organic feel. Take the bathroom: Designed to be compliant with the Americans With Disabilities Act, it is no afterthought — it’s tucked into an attractive rounded room that also includes laundry facilities.
Naturally, the DOE’s grant didn’t cover all of the costs.
Flood estimates that the budget for the house currently stands at about $250,000, including in-kind support and donated services from area firms. L.A.-based Nous Engineering pitched in on the structural work, while Breen Design Group in Torrance helped with the mechanical systems; Mitsubishi Electric donated an HVAC system and Ikea supplied furnishings.
The Solar Futures House is a significant achievement — especially considering that Woodbury is a small school (with fewer than 1,000 undergraduates) and its accredited architecture program is relatively new, established in 1994. The university serves students primarily from Southern California, many of them Latino, making it a designated Hispanic-Serving Institution. (The school plays a critical role in diversifying the field, since architecture remains overwhelmingly white.)
Two dozen students worked on the Solar Futures House over a period of two academic years, rotating in and out of the project as part of their coursework. But a number of them were able to see it through from beginning to end, including Karin Najarian and Jade Royer; Sergio Santos was able to work on the home throughout the entire final year.
The Solar Futures House soon will be habitable; university administrators are debating how it might be used. Possibilities include a guest house for visiting speakers or a residence for a housing-insecure student.
Whatever its ultimate purpose, the home will continue to function as a teaching tool. “It’s a prototype for a method of design and construction and the actual shape and form could be varied,” says Flood. “It could conform to many different site conditions. You can nest multiple units together in a way that would take advantage of structural efficiencies.” (Construction companies already have begun to create two-story structures using 3-D printing technology.)
Woodbury students will be able to take this initial concept and run with it, refining and adapting it to suit the needs of other constituencies, such as the elderly.
The house may be almost complete, but the ideas that informed it are just beginning to take off.
