In the age of Airbnb, listing your home, property or apartment for temporary and long-term renting is a unique way to generate income while stepping into property management shoes. Listing your property, which may initially sound simple, requires meticulous management, organization skills and a general understanding of landlord-tenant law. The worthy feat of generating income through property rental is gaining popularity, particularly in areas where housing is in high demand.
Explore the comprehensive guide below to understand the process of renting your house and assist in developing an efficient property management strategy. Renting out your house: a step-by-step guide
Follow these steps to ensure you and your potential renters gain the most from the renting experience. In addition to optimizing your earnings, acquire the know-how to increase your visibility, ensure compliance with legal regulations and cultivate essential management abilities.
1. Understand local laws and regulations
Before you embark on your property management journey, it’s imperative to research and familiarize yourself with local laws and regulations around renting. Here are some rules, regulations and definitions to understand concerning renting out your house while playing by the rules.
Fair Housing Act: This federal law prohibits discrimination against housing applicants on the basis of race, color, religion, national origin, disability, sex, age or familial status (e.g., women who are pregnant, families with small children or teenagers, etc.).
Fair Credit Reporting Act (FCRA): Credit and criminal background checks are subject to federal regulation known as the Fair Credit Reporting Act (FCRA). Its many provisions include the following requirements:
You must notify applicants in writing and get their written permission before running any check on them.
If you decide to reject an applicant based on the findings of a credit report or background check, you must notify the applicant of your intent in writing, furnish them a copy of the report and give them a reasonable amount of time (a week suffices) to respond with a correction or explanation of the report’s findings.
After that period, upon consideration of any response you get from the applicant, you may notify them in writing of your final decision.
“Fair chance” laws: This isn’t a federal law, but a growing number of states and cities have enacted these measures to prevent discrimination against persons with prison records. Specifics vary by jurisdiction, but most of these laws forbid asking about past criminal convictions or incarceration on housing applications.
Protect yourself by consulting your legal advisor to see whether any fair chance laws apply to you, and how they might affect your tenant-screening process. Avoid exposing yourself to legal liability as well by utilizing professional background-check companies or consulting legal advice further.
2. Prepare your property
Staging your property and making it suitable for renters is the next step. Ensure any broken appliances are fixed, messes tended to and any recommended enhancements are made. Completing some market research to see similar rental properties to yours (properties that have similar offerings like bedroom and bathroom numbers or properties in the same location) can be helpful in terms of improvements or enhancements to make to your rental property.
Secure landlord insurance as a part of your preparation step. Landlord insurance is a specialized policy that safeguards property owners from potential financial losses and liabilities when renting out their residential properties to tenants. It typically covers property damage, liability protection and loss of rental income due to covered events.
3. Set a competitive rental price with our rent estimator tool
Continue your market research in this step to determine the ideal price range for renting out your property to temporary tenants. Utilize this rent estimator tool to assist you in valuing your property for rent price.
4. Draw up a lease agreement
Draft a comprehensive lease agreement that clearly outlines the terms and conditions of the rental, including rent amount, security deposit, lease duration and any rules or policies for the property. Ensure that it complies with local and state laws.
5. Create your listing
Once you know what you’re charging for rent, you’re ready to get to the heart of marketing the property online: putting together a listing that will entice tenants into renting out your home.
The key to a great listing is communicating the unique advantages of your property in a way that attracts the right kind of tenant. Namely, a tenant who will be dependable and take care of your property as if it were their own.
A Rent. survey found that most seekers of single-family rental (SFR) properties are married or in domestic partnerships (62 percent), have children (61 percent) and have pets (54 percent).
Regardless of who you are renting out your home to, it’s important to highlight what’s most likely to resonate with your ideal tenant. Here are some potential features to consider when renting out your home.
Schools: Each Rent. listing automatically displays GreatSchools.org ratings for schools closest to each property. If nearby schools get high marks, consider highlighting them in your property description and noting if any are within walking distance.
Parks or playgrounds: If there are parks or playgrounds nearby, mention them and how long it takes to walk or bike to them. If you pique any rental seekers’ curiosity, they can use the map embedded in the Rent.com listing to explore via Google Street View.
Pet-friendliness: If you plan to allow pets on the property, make sure you include this in the listing, along with any breed restrictions info. Call out relevant details that will be of interest to pet owners (e.g., nearby pet-friendly parks, fenced-in yards, doggy doors, etc.).
Neighborhood highlights: Call out nearby landmarks, much-loved hangouts or transportation conveniences like a train or subway stop and include a picture. Don’t forget to call out the distance from your property.
6. Market your property
Share your listing across ILS networks to cover a lot of the heavy lifting, but you can also share links to your Facebook and Instagram accounts. Try using Facebook Marketplace to limit the post geographically (and to reach potential tenants you aren’t friends with on Facebook).
Once you’ve posted one and shared it across multiple ILS sites and social media, you’ll likely be moving on to the next phase of the rental process: choosing the best tenant from among the applicants who are interested in your rental listing.
7. Screen and collect
Develop a tenant screening process that includes background checks, credit checks and references. This will help you select reliable tenants who are more likely to pay rent on time and take care of your property. Once you find a suitable tenant, collect a security deposit and the first month’s rent from your tenants before they move in. Make sure you follow local laws regarding the handling of security deposits.
Once tenants are inhabiting your rental property, it’s imperative to stay responsive to maintenance requests from your tenants. Timely repairs and maintenance will help keep your property in good condition and your tenants satisfied.
8. Maintain your rental property

The thing that drew me to early retirement is freedom, and that’s still the best part of it.
Back in 2005, the primary reason for this freedom-seeking was being able to devote my best hours to being a Dad – I had a feeling my career in tech would be too demanding to sustain once the full-time job of raising children kicked in.
Eighteen years later, wow has that guess ever turned out to be right. Early retirement has proved to be the most amazing, worthwhile adventure and it’s still just getting started. It was an astonishing thirteen years ago that I wrote to you about Little MM starting kindergarten, and now he’s done with high school.
It has given me the space to enjoy so many new experiences, working hard and playing hard sometimes, but also slowing things way down when necessary, to deal with and grow through some real hardships.
But now, with that child-raising phase finally almost done, I’m cashing in a few of those Freedom Chips for a particularly big change: moving to a warm sunny place for the winter to try out a new life in the walkable, bikeable, car-free community you’ve probably heard me raving about in the past: Culdesac Tempe.
So on the first of December I’ll be packing up the essential clothes, tools and gadgets, and throwing my very best mountain bike onto the Model Y to make the epic road trip across the mountains. Just in time to escape the incoming Colorado winter. And my son will be joining me for the trip!
We’ve booked ourselves a spacious two bedroom apartment there, for four full months. Little MM will be roughly alternating his months between Arizona and Colorado so he can still have time with both parents, while I’ll be there the whole time.
A big part of the fun is that this will force me to invent a whole new life for myself, away from the easy comforts of the big community and plentiful construction sites that keep me so busy here. It will be both a big change and a significant challenge, which is exactly what all of us need on a regular basis to keep life full of meaning and joy.
So What Are You Going to Do in Arizona?
The exact details are still in the works, and I’d love to hear your ideas and feedback (see the “get in touch” note below. But here’s what I’ve got so far:
Meet as many new people as possible, and answer the burning question we all have: what kind of people choose to move to a car-free neighborhood in the center of a super-car-based metropolis?

Look at the weather app on my phone periodically to cackle at the blizzards I’m missing in Colorado and celebrate my good fortune in comparison (the typical “winter” day in Tempe is typically in the mid-70s which means sandals and palm trees and outdoor dining the whole time)
Host a few meetups in Culdesac’s outdoor plazas like we did last March
Start a quirky free handyman business where I help new residents set up their IKEA furniture and move heavy stuff and hang paintings, as a combo of meeting people and being useful and exercising my compulsion to build stuff.
Ride bikes! A lot. Explore the distant corners of the Phoenix metro area and the surrounding desert valley and mountain trails on mountain bikes, regular bikes, and the e-bike that comes included with the first 200 Culdesac apartments.
And perhaps most importantly, help my almost-adult son get all sorts of new experiences during his visits, by living in a brand new city for the first time since he was born waaaay back in the same era as my own early retirement.
Is There a Bigger Picture To All This?
Okay, you’re onto me. If I’m going to go to the trouble of typing shit into the computer and sharing it with you, there’s usually a purpose behind it other than just journaling my own personal life, and this another one of those cases.
First of all, there are the first-layer selfish goals: I want to have the best winter ever, meet a bunch of smart new people, and I also want Culdesac to be a huge success so they will build more neighborhoods like this around the country and set an example that permanently improves the way US cities build and expand themselves in the future.
But even if you don’t care about all that, I also want to use this as a little statement about trying deliberate life changes.
By throwing myself into a new community which aligns so nicely with my own values, I hope to serve as a reminder that maybe you might want to try the same thing. Or just try anything new.
In a comfortable, prosperous country like ours, some of the built in tendencies of Human nature tend to work against us, saying,
“Hey – I’ve noticed we have plenty of food and reasonable shelter and that’s good enough. So let’s just double down on the Netflix, comfort foods, and occasional luxury purchases and that will keep us safe.”
Instead, I want you to set your life treadmill to just a bit of a steeper, healthier incline setting.
That means questioning the status quo and doing your best to keep at least one little experiment on the go in the background. Maybe that means forcing yourself to move to a better place, or taking steps towards getting a new job that gives you a better work-life balance.
The biggest move I ever made was leaving family and friends and my old job behind to move to the US, alone, at age 24. Looking back, I’m shocked I had the courage (and the organizational skills) to pull that off back then. I’ve become older and a bit slower, and so comfortable that it’s hard to imagine doing something so bold now.
But even today 24 years later, I thank my past self every single day for doing it. My present life is an incredibly different and better thing because of that past bit of courage.
The spirit of positive experimentation might also mean starting to challenge your body more regularly – giving it harder work and exposing it to a wider swath of temperatures and movements. Or joining new Meetup groups to expand your circle of friends and experiences.
It doesn’t really matter exactly what you do, as long as you point your feet in what feels like a good direction and just start moving. Create some purposeful change, which will surely feel a bit difficult, simply because change is hard. And hard things are good.

If you eliminate all hardship, suddenly even the pleasures of life seem bland, and you live a spoiled and unmotivated life.

What will you do with your car?
I’m bringing the car just as a convenient electric moving truck to carry two people and four months of living supplies. Once I get there, I’ll find a safe place to store it offsite* and live the full car-free lifestyle of Culdesac, much like I do when I’m here at home. I typically only use cars to carry really heavy stuff or for trips to other cities and states, but it’s even easier to accomplish this in Tempe with its location right on the light rail and with their onsite bike, scooter and even car sharing lots.
What about your house?
My place in Colorado is currently set up as a two bedroom house on the main floor, plus an apartment with a separate entrance on the walkout lower level. When I’m at home, I use the whole thing as one home – the apartment just makes a great place to host a fairly constant stream of visiting friends. But for the winter I’m hoping to rent out one of these spaces to a friend or trusted acquaintance who will take good care of everything, while I leave the other section free for the occasional visits I’ll be paying to this area over the winter. Aside from keeping an eye on the place, it will be a great way to practice the age-old Mustachian technique of making money while taking vacations!
What Happens at the End of March?
As it stands, I have no plans beyond this point. I’ll head back to Colorado for my home base, but with this being a new phase of life I’ll be layering on new adventures. Aside from the two mountain properties that I’ve been helping to build out, I just teamed up with a friend to help him create an intentional (and somewhat experimental!) living community in Denver called Wild Life Ranch.
We’ll have to cover more of that in a future article, but the basic idea is that he is converting a 13-acre former horse ranch in a relatively prime part of the Denver area, into a future village of higher-end tiny houses and other dwellings. These will be arranged around nice common amenities with a big emphasis on people actually enjoying the process of living together, as opposed to just living separately side-by-side as we tend to do in normal neighborhoods.

How America shops is shifting in a fundamental way.
Shoppers are turning to discount stores such as Dollar Tree, ALDI, and Big Lots more often, driven largely by spiking inflation, which peaked at 9.1% in June 2022. These days, shoppers are increasingly asking themselves, Why pay more? as they place a higher premium on value.
According to SoFi’s Discount Shopping Survey of 1,500 consumers fielded in August 2023, 81% of respondents are currently shopping at discount stores at least monthly, regardless of their income level.
Surely, the impetus may vary:
• For many, discount stores are a vital tool when sticking to a tight budget.
• For others, it might be a way to find splurges, both large and small, at the right price.
Still, though circumstances may vary, a whopping 78% of respondents are laser-focused on snagging the lowest possible prices for items on their list.
While shoppers may have been swayed by ambience and amenities at stores in the past, now it’s all about getting top value for every hard-earned dollar. Sticking to — and stretching — one’s budget is the new black. Also worth noting: Among the ranks of discount shoppers are high-earners pulling in six figures.
SoFi’s proprietary research found intriguing and unexpected facts about just who’s hitting the discount stores, what they are hunting for at these retailers, and why the face of shopping may never be the same again.
Where the Buyers Are: 74% of Respondents Dropped Into Dollar Tree
Curious about which discount retailers are topping shoppers’ lists? According to SoFi’s Discount Shopping Survey, almost three-quarters (74%) of discount shoppers have dropped into a Dollar Tree, where the motto is “Extreme Value Every Day,” over the past year.
It isn’t just those living paycheck to paycheck who are shopping at Dollar Tree:
• 64% of the survey’s highest earners (households bringing in $150,000+) say they’ve bought items at Dollar Tree in the last 12 months.
Discount shoppers are also looking elsewhere to find where the best buys are. Over the past year:
• 65% have shopped at Dollar General
• 42% at Five Below
• 41% at ALDI
• 38% at Big Lots
• 37% at T.J. Maxx
• 35% at Ross Dress for Less
• 35% at Marshalls
Where else are moneywise shoppers queuing up? It turns out that 22% have shopped at HomeGoods, while one in five (20%) has rung up items at brand-name outlets (Nordstrom Rack, for instance).
Discount Stores: The New Social Media Darlings
Reflecting their new status as many shoppers’ go-to destination, discount stores are accumulating hefty followings. As of September 2023, the stats are:
• ALDI USA has 955K Instagram followers; 184K on TikTok
• Dollar Tree has 675K Instagram followers; 76.6K on TikTok
• Five Below has 706K Instagram followers; 214.3K on TikTok
81% Discount-Shop at Least Once a Month
People aren’t just hitting the discount shops for an occasional find. Rather, SoFi’s discount shopping research uncovered that these retailers are quickly gaining traction as routine destinations for shoppers.
• 81% of respondents shop at discount stores at least once a month.
• 38% — practically four out of ten people — shop at discount stores weekly.
• 14% of respondents say you’ll find them shopping at discount stores several times a week. (These may be people who are saving money daily with their shopping habits.)
Compelling find: Close to half of high-income earners (those making $100,000+ a year) say they shop at discount stores at least weekly.
Inflation Surge Drives Shoppers to Discount Stores
If you’re wondering why discount shopping is surging, consider the economic state of our union. After inflation rates fell month after month for a solid year, July 2023 saw an uptick in prices that surely set some people on edge. (Inflation in July 2023 increased 3.2% from July 2022.)
What’s more, the cost of living is soaring. Social Security recipients enjoyed a cost of living adjustment (COLA) to the tune of 8.7% in 2023, one indicator of how steeply the price of, well, everything has been rising.
Indeed, consider this:
• Nearly two-thirds of discount shoppers (63%) say inflation and rising costs have prompted them to shop at discount stores over the last 12 months.
• In addition, nearly half of discount shoppers have ramped things up, with 49% saying they are hitting discount stores more frequently than they did before the inflation surge.
When it comes to defending one’s paycheck against price hikes, bargain-hunting is a smart maneuver. ”Inflation is real for just about all of us,” says David Bakke, a consumer finance expert and writer at personal finance blog Dollar Sanity. “My discount shopping has definitely increased. I find myself spending a lot more time at ALDI, Dollar General, and the like.”
Indeed, inflation is making over the way Americans shop. SoFi’s discount shopping data shows this significant stat:
• 40% of respondents say they “always” search for ways to save on their purchases when shopping.
• Only 2% said they never search for ways to save.
Here are some of the leading tactics discount shoppers have used to cut costs:
• 41% have used couponing websites.
• 40% have subscribed to company emails.
• 31% have followed a company or brand on social media.
• 21% have joined a Facebook group or other online community.
• 18% have followed an influencer on social media who talks about discount shopping.
More Than Half Discount-Shop to Benefit Their Budget
In these challenging economic times, many consumers are embracing budgeting as a way to manage their finances. Almost six out of 10 discount shoppers (58%) say one of the biggest benefits of shopping at discount stores is the ability to stick to a budget.
This holds true for 62% of those with household incomes under $75K, as well as 46% of those pulling in $100K or more.
Other reasons to love these retailers? SoFi’s discount shopper respondents said:
• Regular availability of discounted products (47%)
• The convenience and accessibility of discount stores (46%)
• The ability to find trendy or seasonal items at lower prices (45%)
Another shopping pattern that SoFi’s discount shopping survey uncovered: A significant number of discount shoppers are making most of their purchases from these lower-priced retailers:
• 36% make more than 50% of their purchases at discount stores.
• Almost one in 10 (9%) of those with household incomes of $150,000 or more do more than 75% of their shopping at discount stores.
First on the Discount Shopping List: Groceries
It’s no secret that food prices can trigger sticker-shock, and that’s not just for luxuries like a pumpkin spice latte. Overall, food prices are ratcheting up 5.9% this year, per the USDA’s numbers, which may explain why consumers are hitting the low-cost stores for items they might otherwise buy at a standard supermarket.
According to the SoFi discount shopping research, groceries are the most common purchase made by discount shoppers: 78% buy groceries at discount stores.
And no wonder: These stores often have an array of staples and snacks, from coffee to cookies, and some are putting a health spin on things, as with Dollar General’s “Better for You” selections. Shopping at discount stores can be a solid way to save money on food.
“I shop at discount grocer ALDI,” says Melissa Cid, consumer savings expert with MySavings.com. “Chips, peanuts, cookies, yogurt, and ice cream are 25% to 50% cheaper than at traditional grocery stores.”
After food, the next most popular items:
• Fashion and apparel: 58%
• Beauty and skin care: 49%
• Home decor: 40%
11% Splash Out When Discount Shopping
Think shoppers are only grabbing cereal, socks, and a bottle of shampoo? Not necessarily.
Yes, many people are hunting for lower-priced essentials at the discount stores, but super-low prices are also leading to big-ticket purchases, for some. According to SoFi’s survey:
• 11% of discount shoppers say the most expensive item they’ve purchased at a discount store in the past 12 months cost $250 or more.
Here is what shoppers say are some of the priciest items they purchased at a discount store:
• 18% say it was a fashion/apparel item.
• 16% say it was an electronic item.
• 13% say it was a home decor item.
“Tech gadgets and home essentials top the list of items that I purchase from discount stores,” explains Thomas Paddock, an Amazon FBA Six-Figure Seller and the founder of Learn Retail Arbitrage, an online selling resource. “These categories often carry substantial markups in conventional retail outlets. Discount stores can offer high-quality items at a more reasonable cost.”
There is, however, a bit of a gender gap when it comes to shopping for certain items at discount stores:
• 36% of men have purchased electronics vs. 27% of women.
• 67% percent of women have made clothing purchases vs. 44% of men.
• Nearly 3x as many men (22%) have made sports/outdoor purchases vs. women (8%).
Finding Fashion at Discount Shops? Yes, Says Gen Z
The SoFi discount shopping stats reveal that 67% of young people (aged 16-24) have purchased fashion and apparel items at a discount store within the last year.
Given that Gen Z is broadly recognized as the first digitally native generation, it’s probably no surprise that social media may have led many of them to these style purchases:
• 30% of respondents aged 16-24 have followed an influencer on social media who talks about discount shopping, vs. 18% of total respondents.
And the presence these retailers have on social media channels is significant. On Instagram, as of September 2023, T.J. Maxx has 2+ million followers, Nordstrom Rack has 1+ million followers, and Ross Dress for Less has 537K followers. All three have tens of thousands of followers on TikTok.
Almost 50% of Shoppers Seek Seasonal Wares
Seasonal and holiday shopping is (very) big business in the U.S., with Halloween spending, for instance, totalling $10.6 billion in 2022.
“Here today, gone tomorrow” items are part of the allure of discount stores, where goods can be found at a rock-bottom price. Consider these numbers from the SoFi survey:
• 45% of discount shoppers say one of the biggest benefits of discount stores is the availability of lower-priced trendy or seasonal items.
• 65% of discount shoppers are hunting for clearance or end-of-season items.
• 70% of women look for clearance and end-of-season deals at discount stores vs. 56% of men.
More Than Half of Discount Shoppers Spend Serious Time Bargain-Hunting
The new wave of smart shoppers are dedicated bargain-hunters. They will invest hours to get a great deal. In fact, more than half (51%) will spend between one and three hours extra to find savings or specific items at discount stores. A dedicated 4% are willing to spend five hours or more. (Of these, 63% have a household income of less than $50,000.)
Discount Shoppers Also Prioritize Availability
Low prices are the leading reason for the popularity of discount shopping, but availability of desired products is another big incentive:
• 52% head to these retailers for the specific items they know they can find there.
Whether it’s a favorite energy bar or shower gel, items that are part of a person’s usual shopping list are a big draw for discount shoppers.
This is especially true of the deep-pocketed respondents to the SoFi survey. Why spend top-dollar on your favorite matcha beverages or other small luxuries when you can buy them for much less?
• 60% of the highest earners (household income of $150,000 or more) say one of the reasons they shop at discount stores is for specific items they know they can find there.
There are a good number of impulse buyers among the aisles though:
• Almost one in five (19%) discount shoppers say they don’t go to the stores looking for any particular item. Rather, they “go in without a plan and buy things that speak to them.”
As for the rest of the respondents to SoFi’s survey:
• More than half of discount shoppers (51%) say they know what they need when they go to a discount store, but are open to buying items not on their list.
• More than a quarter (26%) say they buy what they need and exit ASAP.
• Only 3% say they just browse and rarely actually purchase anything.
And the Biggest Frustration With Discount Shopping Is…
Obviously, there is much to love about discount shopping, as detailed above. But, yes, there are a couple of pain points. Here, the two biggest downsides:
• 38% of discount shoppers say the items they want aren’t always available. That suggests that consumers would buy even more at these retailers if they could find everything they are hunting for.

This fall, the rising botanical décor darling is… an artichoke.
Thistles, chickens, mushrooms and mermaids are among the trending themes for fall, at least in Etsy’s corner of retail. Etsy looked at what people are typing in the search bar. Combined with industry forecasting and social media trends, the company created a guide to fall trends. While the report ranges from style (opal charm bracelets are hot) to special occasions (blush pink wedding dresses are popular), read on for fall home décor trends with examples from Lancaster County makers and businesses.
Barnyard imagery
Blame Carrie Underwood for at least some of the chickens you spot this fall. The country singer posted a selfie on Instagram earlier this year wearing an olive sweatshirt decorated with chickens. “Makes nice living… Lots of fancy clothes in closet… Wears chicken sweats she bought off Etsy…” she wrote in the caption.
Searches for “chicken sweatshirt” soared.
Farm scene-inspired clothing and décor leans heavily on chickens as well as cows and barns.
This personalized chicken mug has been a hot seller for Zookaboo in New Holland, says owner Michele Zook.
Laser-cut chicken ornaments and earrings from Wilder Mind Designs, Lancaster, have been popular this year as well, says owner Trista Ambs.
Throwback Halloween
Vintage Halloween fans might turn to secondhand for sustainability, for an upcycled project or for nostalgia.
Guermantes Vintage’s closet in Lancaster (run by Janine D’Agati) includes rare handmade costumes like two from the 1920s. The red cotton dress is appliqued with bats, black cats and witches on broomsticks. The twin bee costumes are made of delicate crepe paper on black cotton. The hats have bendable wire antenna.
Vintage Culture Shop, Lancaster Township, had four circa-1955 Weeny Witch party booklets filled with recipes and directions on how to make a witch diorama centerpiece from hot dogs. They sold out quickly, says co-owner Karen Foerstel.
The Lancaster Township business still has other vintage Halloween items available, including a 1910s postcard with a hand-written invitation to a long-ago Halloween party asking guests “be sure and mask.”
Mary Charles Folk Art call her paintings and prints whimsical, enchanting and heartwarming. Some of the Lancaster artist’s woodland scenes feature mushrooms, including “Toadstool Cottage” and “The Getaway.”
Mushrooms also sprout on some of Jain Falcon’s artwork. The Lancaster artist prints her artwork on greeting cards, notebooks, stickers, tote bags as well as prints.
Earthy ceramics
For ceramics, perfectly smooth surfaces aren’t a must. “Pieces spotlighting terracotta, speckled textures, and uneven glazes that reveal the natural components and handwork are growing in popularity,” Etsy reports.

You can list your first item for only $0.20, and you only pay the transaction and payment processing fees (6.5% transaction fee, 3% + $0.25 payment processing fee) when you make a sale. You will want to think about these Etsy fees when determining the price of the product that you will be selling.

After several years selling and refurbishing antiques on Instagram, Ansley Whiteside has found a brick-and-mortar location for Turner and Moss, her shop that features homewares and art on Saluda Avenue in Five Points.
The shop is filled to the brim with goodies; tons of candles and votives and glassware line the walls and antique furniture dominates the corners of the tiny shop, but the effect isn’t overwhelming. It’s like stepping into a well-loved home with a touch of whimsy, and that’s exactly what Whiteside wants people to feel.
“I really wanted to figure out a way to incorporate everything that I love,” Whiteside said. “Not just the antiques and vintage but also the small makers, the artists, people that I personally have had in my home or follow… just things that I loved.”
The shop is a haven for homemakers and entertainers looking for unique plateware or a fun set of glassware — both items Whiteside said are essential in entertaining guests at one’s home.

I want everybody to feel like they’re just having a good time and they look at their watch and they’re like, ‘Oh my God, I’ve gotta go.’ I want all the little details covered and I just want them to just enjoy, kick back, relax. So, setting up a bar, things like that. It’s all those little details.
Light some candles
I always just like to have candles lit around the house. I think it’s important. It’s cozy. It smells nice. … Even in the daytime. I do it because it’s smells good, and I’m not as big of a baker. I wish I was, but I feel like (lighting a candle) is my equivalent to baking cookies to sell a house.
Drinks at the ready
I love everybody to have a drink when you walk in. So we have some really cool vintage champagne buckets for setting up the bar. We’ve got an assortment of these. These are something I’ll always collect because I love that they make something fancy, casual. It makes it seem more approachable and chill. Which I think is great. Oh, and cocktail napkins.
I like a batch cocktail. Southern Living does a great — I forget the exact one I have it written in my recipe box — bourbon punch. But it’s just awesome. And it’s easy to do ahead of time. And I like gin, so a gimlet is really easy to reproduce in a batch. So I do that, and then I also love anything with Prosecco.
Mix it up
Always have glassware, an assortment of glassware. I’m all about the mix. I like to mix modern glassware with antique glassware, but if I find like a full set that’s not chipped, it’s coming to the shop.
And then china. I’m all about china; I love china. Mixing and matching the china is great, it’s all about layers. And I’m always looking for fun pieces.
When setting a table, you can totally mix and match, which is also the fun of it.
Make an effort so guests don’t have to
(Setting the table) makes people feel like you took the time to make it special. And I’m all about like making it easy. To give those details and give that feeling — with the brass candlesticks, it’s an easy way to elevate your tablescape real, real quick. (And actually light the candles.)

Taking to Instagram over the weekend, the renowned designer shared a snapshot of a stunning fall-inspired collection of flowers that were in the process of being pressed, which taps into a key floral trend for 2023.
how to press flowers is a fairly straightforward process, but we turned to the flower experts to find out more about this fall craft.
‘Flower pressing can make some beautiful home-crafted pieces and using fall flowers can make a colorful display,’ explains Georgina O’Grady, managing director at Evergreen.
‘Good fall flower options include asters, violas, sunflowers, marigolds and zinnias. Once you have picked your flowers, remove any excess foliage that might cause the flowers to rot during pressing,’ she continues to explain.

fall colors that reflect the warming and earthy tones associated with the autumnal months is a key step: ‘For fall, opting for warm-toned flowers such as burnt orange, mustard yellow, and muted pink will help to bring the colors you expect to see in nature at this time of year into your home.’
For best results, Blott explains that ‘flowers with fewer layers of petals work best for pressing,’ whilst you can also mix things up and ‘consider also pressing some herbs and grasses for variation in your displays.’

Fresh flowers flatten as their natural moisture is wicked away, but a dry flower has already set in its dried state, meaning a completely flattened result isn’t achievable.’
