If you’ve ever wanted to live on an off-grid, private island, this might be the opportunity for you.
Located in Groton, CT, Mouse Island is home to just three residences and accessible only by boat.
One of the houses has just hit the market for $900,000. The four-bedroom dwelling was built in 1939 and offers a cozy 1,531-square-foot, seasonal retreat.
“Having a cottage to unplug [in] on an island is a special thing, but what is extra special about this home is not only its location but the convenience to be able to get to it, and it is surrounded by breathtaking views,” says listing agent Nassim Saad, of Re/Max on the Bay.
Although on an island, the house isn’t so far from land.
“It’s at the mouth of the Mystic River and off the coast of Morgan Point Lighthouse,” says Saad. “Fishers Island is on the south, and Ram Island is to the east. You can hop on a dingy, and get dinner at a popular clam shack on the river or downtown Mystic, as well.”

“The home functions like a boat on land,” Saad says. “It has a full, functioning bathroom. There are solar-powered batteries and rainwater cisterns for the sink. The owners also bring their own water to the island, as needed.”
While the island offers totally green, off-grid living, the towns of Mystic and Noank, CT, are just a quick boat ride away.
“It’s a great way to be one with nature and is a unique place to escape,” says Saad.
The four-bedroom home is being sold fully furnished, including all appliances, furniture, and even a generator. An Eastern, 18-foot skiff motorboat is included for water transport.
The first-floor, open floor plan features wood-paneled walls, exposed beams, and preserved wood floors.

A massive 17,602-square-foot home that sits on Highland Beach’s largest oceanfront lot has recently hit the market in Palm Beach County, Florida and has the potential to set a new real estate record.
The trophy property delivers over 150 feet of private manicured beachfront on nearly 2 acres in the ”Estate Section” of Byrd Beach, minutes away from Atlantic Avenue and Boca Raton.
It also sports a price tag worthy of its countless attributes: the mansion is listed for $59.9 million, making it the most expensive home for sale in Highland Beach and the priciest listing in the greater Boca Raton area.
If it sells anywhere near its asking price, the Ocean Blvd. property will become the most expensive home ever sold in the area.

“This estate is one of the nicest houses in Highland Beach,” says Coldwell Banker Realty agent Jonathan Postma, who holds the listing. “It’s a trophy property that is becoming increasingly hard to find in Florida, especially with two acres and 150 feet of private ocean frontage.”
Interestingly enough, the previous record holder is this very property. The same Ocean Blvd. home sold in April 2022 for a whopping $45 million, a deal that marked the highest sale in the Highland Beach, Boca Raton, Delray Beach, Gulf Stream, and Ocean Ridge area, per the South Florida Sun Sentinel.
The owner, identified by The Real Deal as an Omaha businessman, bought the property in 2022 in an off-market deal, and has since done extensive maintenance/repairs, while also revamping the interiors of the massive 17,602-square-foot mansion.

For some, it’s the smell of freshly cut grass and the brush of leaves in the breeze, creating an escape from daily stressors. For others, it’s a competitive arena where precision skills are honed. It’s where business is sealed with a handshake, lifelong friendships are forged, wagers are won—and drinking is not only permitted, but encouraged.

If the allure of golf has you in its grip, as it does for so many, perhaps you’ve entertained the fantasy of living near a golf course. Affordable real estate with great proximity to a course might sound too good to be true, like hitting a hole-in-one with your first swing of the day (or ever). But we’re here to correct that notion.
The data team at Realtor.com® found the places in the U.S. that have the best balance of great access to golf courses, relatively affordable real estate, and weather best suited for days on the greens. Some of these towns you’ve surely heard of and might assume come with a high price. Others are hidden gems you might not have thought of as great golf markets.
Whether you’re a near pro, a weekend duffer, or someone who just likes the idea of living near a course, you might just find your dream home on the green. Even if you’re not a golfer, these cities offer a lot to appreciate, from excellent weather to a high quality of life.
“In most residential golf communities, it’s only about a quarter of residents who are active golfers,” says Brad Klein, a golf course design consultant and golf journalist. “So what that tells you is that a lot of people are drawn to the golf community, even if they don’t play golf.”
Most golf communities draw a highly diverse group of homebuyers who nonetheless share certain bonds: They’re physically active and crave regular social interaction, says Klein.
“If you have golf, you probably also have pickle ball, swimming, platform tennis, a gym, and a social center at the local clubhouse,” he says. “Even if you don’t play, you have all kinds of options living near this sort of community.”
The cities on our list aren’t just golf havens. Many are also places with a high quality of life, where a cost of living below the national average makes them affordable not just in terms of real estate, but also in terms of everyday expenses.
We found these places by first rounding up all the real estate listings on Realtor.com from the past year within a 10-minute drive (in normal conditions) from one or more of the 6,445 public and private golf courses in the nation that we were able to map out. Then we aggregated home price data for those listings by city.
Then we factored in the number of golf courses clustered in those areas and weighed the climate and weather patterns—favoring places with more warm days to hit the links. Finally, we selected just one place per state, to ensure geographic diversity. (Otherwise, the list would be mostly Florida towns, along with some Mississippi locations and a couple of spots in Arizona.)
Let’s tee off into our top 10 locations for finding affordable homes near a golf course.
Nearby golf courses: 28 Median list price* for homes near golf courses: $299,900
Sun City, known for decades as a golf lover’s dream community, has year-round golf weather, a staggering number of nearby courses, and real estate that’s priced about 9% below the national average, vaulting it to the top of our list.
Now, this does come with a caveat: Generally, residents must be aged 55 and up, because this planned community on the northwest corner of the Phoenix metro area is aimed at retirees. The rules for who can live there are a bit complicated, so be sure to read up on the details.
This desert oasis has been drawing golf-minded retirees since it was established in 1960. Sun City was the first active retirement community in the United States, and it earned its pioneering developer, Del Webb, a place on the cover of Time magazine in 1962.
“What’s most impressive about it is how difficult it was to get golf courses out there with so little water,” says golf expert Klein. “The course superintendents getting grass to grow out there, on decomposing granite in the middle of the desert, is just amazing. People must have thought they were crazy.”
The Sun City South Golf Course is one of the most well known of the 28 golf courses in the area.
This 1,700-square-foot, two-bedroom home that backs up to the course is listed for $325,000.
Nearby golf courses: 12 Median list price for homes near golf courses: $245,000
Situated on the edge of the Atlantic Ocean, a little north of Fort Lauderdale, and just south of Boca Raton, Deerfield Beach has great access to golf courses and the shore. (See our annual affordable beach towns list, in case that also strikes your interest.)
The median home price for Deerfield Beach listings within 10 minutes of a golf course is $245,000, far below the national median of around $430,000. That’s because the vast majority of listings are cheaper condos and townhomes under 1,000 square feet.
The climate in Deerfield Beach is classified as a tropical rainforest, with warm, wet summers and mild, dry winters, making it an ideal location for all kinds of outdoor activities year-round.
“I was just in Deerfield Beach,” says Beth Daly, a real estate agent at Re/Max Experience in Fort Lauderdale. “We had the bluest sky, and the ocean was like a glass of water you could see all the way to the bottom.”
Daly says she frequently hears about the golf culture that buyers—especially out-of-towners—are looking for.
“I just had some golfers from Buffalo Grove, outside of Chicago,” Daly says, “They wanted a full-service club to live near, and they had plenty of options to choose from.”
Nearby golf courses: 11 Median list price for homes near golf courses: $215,000
Biloxi is a city that we see often when we look for affordable housing markets with standout quality-of-life features. Homes here are very inexpensive, at just about half of the national median list price.
And the Gulf coast climate means you golfers can hit the links just about anytime of the year. And when taking a day off from playing golf, residents here can enjoy the Biloxi beaches, with the neighboring Gulfport leading our most affordable beach towns list.
This three-bedroom, 2.5-bathroom house on a third of an acre, for $324,900, is near the Sunkist Country Club’s championship 18-hole course.
Nearby golf courses: 11 Median list price for homes near golf courses: $319,000
One of the most iconic Southern cities takes a top spot on our list, with year-round golf weather, homes priced about 25% below the national median, and plenty of opportunities to hit the fairways. The coastal, Gothic city is also known for its antebellum architecture and arts and culture scene.
The whole southeastern Atlantic seaboard is thick with golf culture and an abundance of world-class courses.
“Savannah, and the areas north into the Charleston area—where we hear it called ‘Lowcountry’ golf—is really popular right now,” says Tom Coyne, a New York Times bestselling golf author. “There’s so much more to this area than just the buddy trip for one or two rounds.”
But it’s not just exclusive or high-priced courses that people should think of in the area.
“There’s a sneaky-good public golf course in Savannah, called Bacon Park, which is just really charming and very affordable, and I believe it was designed by Donald Ross [we checked, and it was], a famous golf course tech,” Coyne says. “To be able to play a Donald Ross course for whatever the greens fee is there, it’s just awesome.”
Home shoppers can find a three-bedroom home about a half-mile from the Bacon Park Golf Course for $328,000.
Nearby golf courses: 7 Median list price for homes near golf courses: $194,900
Mobile, located on the Mobile Bay spilling out into the Gulf of Mexico, has the most affordable golf-proximate real estate on our list. Home prices here are less than half the national median of $430,000 in April. And while the home prices aren’t high, the area is rich with golf history.
“Alabama is known for the Robert Trent Jones Golf Trail, where they have a literal trail of courses designed by the great Robert Trent Jones,” Coyne says. The famous golf course architect designed more than 500 courses between the 1930s and the 1990s.
Mobile and the surrounding areas have a subtropical climate, which means lots of rainfall, so it’s no wonder the area has been a center of golf culture since early in the 20th century.

The first thing golf expert Klein asked when he heard about our list: “Do you have Myrtle Beach on the list?”
Myrtle Beach has been referred to as “The Golf Capital of the World” due to the sheer number of courses and the rich golf history in the area. The economy in this oceanfront South Carolina city is driven in large part by the vibrant tourism industry, which is mostly centered on the attraction of the area’s world-class golf courses as well as its amusement parks and famed beach.
Boasting courses from the Pine Lake Country Club to TPC Myrtle Beach, this popular vacation spot is practically synonymous with the sport.
Plus, with home prices per square foot not too far from the national median figure, this golfer’s dream is not just for the well-heeled. And with a population just topping 35,000, Myrtle Beach is the smallest of places on our list, which adds to the homey feel.
For less than $100,000, golfers on a budget can find a two-bedroom condo that’s walking distance from the famous Pine Lakes Country Club.

About an hour east of Los Angeles, in the center of the San Bernardino Valley, you’ll find Riverside. It’s the namesake of Riverside County and the most populous city in what’s called the Inland Empire—a broad swath of Southern California’s noncoastal desert region.
With year-round golfing weather and access to more than a dozen courses within 10 minutes, Riverside has the best combo of prices, nearby golfing, and climate in the Golden State.
To be sure, Riverside is the most expensive place on our list, with homes priced more than 30% above the national average, and even more per square foot. But, in the context of California’s real estate prices, Riverside is cheap. It’s around 20% less expensive than the California average and 40% less expensive than neighboring Los Angeles.
Those looking for a place near downtown Riverside but also close to a golf course might want to look at the Jurupa Hills Country Club, where buyers can find a three-bedroom home near the greens for $455,000.
Nearby golf courses: 35 Median list price for homes near golf courses: $229,000
The last three cities on our list are all in the Midwest, where homes have historically been more affordable than in other parts of the country. In Indianapolis, the capital of Indiana, homes within 10 minutes of a golf course are still 40% less expensive than the national average. And there are a surprising number of golf courses in this region.
Midwestern winters can be brutal, but the average monthly temperature is still above 50 degrees Fahrenheit for more than half of the year. While that might mean residents consider golf more of a seasonal pastime in these final three cities, the prices are less than half of what you would find in a city like Riverside, CA.
One of the most notable Indianapolis courses is built into the site of the Indianapolis 500, mixing golf with another of the town’s iconic draws.
Saddlebrook Golf Club is one of the closest to downtown Indianapolis, and for just shy of $230,000, home shoppers can get a three-bedroom home on a quarter-acre about 1,000 feet from the course.

Cincinnati, located on the Ohio River, boasts low home prices—and low-cost opportunities to play golf on a good public course.
“It’s so much more affordable than golfing in a place like New York or Chicago or L.A.,” says Klein of playing in smaller Midwestern cities.
Moreover, the Rust Belt city has an indelible golf tradition, in part due to the golf royalty from the area.
“In Ohio, you have a great golf history,” says Coyne. “Anyone who’s done anything big in the sport of golf has left a stamp in Ohio. And Jack Nicklaus hails from Columbus, so there’s got to be something good going on in Ohio.”
The Camargo Club, on the northeastern end of the Cincinnati area, has been ranked one of the best in the state. While the homes nearest to the course include custom-built, multimillion-dollar mansions, a three-bedroom home can be found about five minutes away for just under $280,000.

Golf might not be the first thing that comes to mind when you think about Omaha, Nebraska’s largest city located on the Missouri River. The city is home to several Fortune 500 companies, including Warren Buffett’s Berkshire Hathaway. It also boasts one of the best zoos and aquariums in the world.
But there are many options in Omaha for those looking for a home near a golf course, says Chris Bauer, a local Realtor at Berkshire Hathaway HomeServices. He’s found buyers are looking for either a more affordable option, usually near a public golf course, or access to pricier private clubs.
“Those are two different sets of buyers,” he says. “For the avid golfers who would only buy on a private course, you have Shadow Ridge, Deer Creek, Happy Hollow, or the Omaha Country Club.”
And for those looking for somewhere to live near a public course: “Pacific Springs, The Knolls, or Johnny Goodman. Those are all popular. There’s a wide spectrum here,” he says.

A spectacular, oceanfront estate in Westerly, RI, is listed for $19,995,000, making it the state’s priciest home.
Known as Sandcastle, the 4,976-square-foot residence is within walking distance of swanky Watch Hill.
Built in 1930, the home has an illustrious past.
“It was part of the Archdiocese of Providence for years,” says listing agent Raymond Mott, of Mott & Chace Sotheby’s International Realty.
Apparently, the bishops and other leadership members used it as a summer retreat for decades. The diocese sold the home to the current owners in 2003 for $7 million.
The esteemed estate was originally listed for $32.5 million last year. Mott believes the current, lowered price is just right.
Renovated residence
The interior has been revitalized over the years, but its historic charms remain. A spacious foyer features beautifully handcrafted woodwork that flows throughout the home.

If you want to book a paid rate, the property also offers gulf-view rooms, rooms with kitchenettes and even family-friendly rooms with a king bed, bunk beds and a sofa bed. All rooms include at least a minifridge, but some rooms with kitchenettes have a full-size refrigerator.

I stayed at the Hyatt Regency Grand Cypress Resort in Orlando several times almost 20 years ago. What I remember most about the resort is its Grand Cypress Golf Club, with holes designed by Jack Nicklaus. I also remember relaxing at its 800,000-gallon pool as well as its waterfalls, caves and waterslide.
The Hyatt Regency Grand Cypress Resort has 779 rooms, including 46 suites. Rooms are 360 square feet and offer one king bed or two double beds with views toward Orlando, the pool or a lake. Meanwhile, suites start at 702 square feet. You can book standard rooms starting at 12,000 points per night, standard suites starting at 21,000 points per night and premium suites starting at 24,000 points per night.

Unfortunately, the Hyatt Regency Grand Cypress Resort charges a nightly resort fee of $45 plus taxes and fees per room. However, you can avoid this fee if you book a free night award. You’ll get transportation to and from Walt Disney World, Universal Orlando Resort and Disney Springs as part of the daily resort fee. Most Manchester Grand Hyatt San Diego rooms are 340 square feet with city or bay views and one king bed, two double beds or two queen beds. However, the property also offers several different suite types, starting with a 700-square-foot Signature Suite. If you want to book a paid rate, there are also high-floor rooms, lake-view rooms and various suites. Dogs are welcome at the Thompson Chicago for no additional charge, although you should contact the hotel before your stay for more details.
The Thompson Chicago has a popular lobby bar, Salone Nico, that serves rustic Italian cuisine and drinks. Meanwhile, Nico Osteria offers all-day dining with a focus on Italian seafood. You can also order room service or venture out to sample the many restaurants in the neighborhood.
This property charges a $17 destination fee that provides premium internet, local newspapers and 24-hour fitness club access. There aren’t many other amenities to note at this hotel. The Hyatt Regency Seattle is in the heart of downtown Seattle. It’s within walking distance of both convention centers and just a short walk from tourist attractions such as Pike Place Market and the Seattle Art Museum. Moreover, the hotel participates in various sustainability initiatives, including donating leftover, untouched food to a local nonprofit.
You can book 320-square-foot standard rooms starting at 12,000 points per night, 500-to-725-square-foot standard suites with a separate living area starting at 21,000 points per night and 735-square-foot (or more) premium suites starting at 24,000 points per night. One of the premium suite types even offers a private fitness space with a Peloton bike, yoga mat and arm weights. All rooms have either one king bed or two queen beds.
The Hyatt Regency Seattle offers the largest hotel meeting venue in the Pacific Northwest, so it understandably caters to conference, wedding and convention travelers. The hotel has a 24-hour fitness center with Technogym equipment and Peloton bikes (although the bikes were temporarily unavailable at the time of writing). You can bring one dog weighing 50 pounds or less if you pay the $50-per-stay pet fee.
Andare Kitchen & Bar on the lobby level offers all-day, Italian-inspired dining. The venue offers a vegan menu, a weekday happy hour and a bar that’s open daily from 11 a.m. to 11 p.m. You can also enjoy downtown views alongside steakhouse favorites and wine if you opt for dinner at Daniel’s Broiler on the hotel’s second floor. Check out the Market on the second floor if you want something quick. You can also order room service or check out the neighborhood’s many restaurants outside the hotel.

MGM Grand

The MGM Grand in Las Vegas is well known for its 6 1/2-acre Grand Pool Complex, which features four pools, three whirlpools and a lazy river. There are always great shows at the MGM Grand, which currently hosts Ka by Cirque du Soleil, Jabbawockeez and David Copperfield; of course, there are also slots, table games and poker in the casino. You can also get a spa treatment at the MGM Grand Spa & Salon or hit some balls at the on-site Topgolf.
The MGM Grand has many different accommodation types and categories across its 5,000 rooms and suites. However, you can only book a 350-square-foot studio king room with Hyatt points or free night certificates. Unlike other stays where resort fees are waived if you book a free night award, this policy doesn’t apply at MGM Rewards destinations like the MGM Grand.
Hyatt members can match their status to MGM Rewards. By doing so, Hyatt Explorists and above can get waived resort fees at MGM properties with their matched MGM Rewards Gold status — but only when booking through MGM Rewards (not World of Hyatt). The MGM Grand charges resort fee of $39 plus tax, so you may want to forgo redeeming Hyatt points for your stay and instead book a paid rate through MGM Rewards if you have Gold status or higher. Best of all, you can still earn Hyatt elite-qualifying nights when you book through MGM Rewards.
You’ll find plenty of dining options at the MGM Grand. On the upscale end, MGM Grand offers L’Atelier de Joël Robuchon for French dishes prepared in front of you, Hakkasan Restaurant for Cantonese dishes, Tom Colicchio’s Craftsteak for high-quality cuts from small family farms, and Joël Robuchon for fine French dining. If your dining budget is more modest, there’s also Grand Wok Noodle Bar, Nellie’s Southern Kitchen, Greek Sneek and Emeril’s New Orleans Fish House. Or, you can enjoy the MGM Grand Buffet, Tap Sports Bar or various options in the food court.

The Andaz Mexico City Condesa opened in January 2023 with 213 rooms and is already getting good reviews. However, guests note you can sometimes hear music in the rooms at night, so this may not be the best property for you if you’re a light sleeper. The hotel’s neighborhood provides ample dining options and a central location for tourists — just a short walk from Parque Mexico and various art galleries.
Booking a free night award will get you a 344-square-foot standard room with one king bed or two double beds overlooking Insurgentes Avenue or the hotel’s internal patio. If you book a paid rate, you can reserve a city-view room or several suite types, including a 667-square-foot terrace suite with a large private outdoor terrace.
The 17th floor of the hotel offers a rooftop pool with great city views, and the Cabuya Rooftop restaurant and bar. The hotel also offers a 24-hour fitness center, a spa and a beauty salon. You can get teas and coffees at the Derba Matcha Cafe and enjoy a drink in the dog-friendly Wooftop Beer Garden & Canine Club. If you bring your dog for your stay, you’ll need to pay a fee of $100 per pet per room.

Alila Fort Bishangarh, located between Delhi and Jaipur in India’s Rajasthan, has 59 rooms and suites and is housed in a 233-year-old fort. I used two Category 1-4 promotional awards to stay at this amazing property and can wholeheartedly recommend a stay if you visit Rajasthan.
You can book a 562-square-foot Heritage Room with one king bed or two twin beds starting at 12,000 points per night or an 800-square-foot Grand Suite with one king bed starting at 24,000 points per night. You can also use points plus cash to book a 700-square-foot Royal Suite with one king bed or two twin beds. If you want to book a paid rate, you have all these options plus a 912-square-foot Regal Suite and a 1,054-square-foot Presidential Suite on offer.
There’s plenty to keep you busy at Alila Fort Bishangarh. You’ll find Spa Alila, an infinity pool with compelling views of the fort, a 24-hour fitness center and Play Alila for children. The hotel also offers numerous excursions and experiences, including cooking classes, a guided visit to the Bishangarh Village Market and the opportunity to visit a milk factory.
And you’ll find some impressive dining options on-site — which is good since most guests will eat most, if not all, of their meals on-site. Amarsar is open all day with Indian and international dishes on offer. On select nights, Nazaara is open with local cuisine prepared in traditional Rajput hunter style; it’s a memorable terrace-dining experience that you’ll enjoy if you can handle some Indian spices and aren’t a picky eater. Meanwhile, Haveli is open for poolside meals and drinks throughout the day, and Madhuveni offers cocktails, cigars and tapas in a beautiful, intimate space.

The Hyatt Regency Paris Etoile in France offers amazing views from its 34-story skyscraper, especially if you snag a room with Eiffel Tower views. Although it’s northwest of the Paris core between La Defense and the Champs-Elysees, it’s just a 20-minute walk to the Arc de Triomphe and a 20-minute journey by metro and foot to the Louvre.
Despite having 995 rooms and suites, finding standard room award availability at this hotel can be difficult. The rooms are small — even for Paris — but 237-square-foot rooms with Regency Club access start at 18,000 points per night. Standard 474-square-foot suites start at 21,000 points per night, and premium 753-square-foot suites start at 24,000 points per night. Award availability is often limited at this hotel, so you may need to book a paid rate to get the room type you want. If you want to ensure your group gets connecting rooms, consider booking a family room.
The Hyatt Regency Paris Etoile doesn’t have too many amenities. Still, it has a 24-hour fitness center and a Regency Club on the 34th floor (for Hyatt Globalist members and those in eligible rooms). You’ll likely want to eat outside the hotel for many of your meals, but you may want to visit the 34th-floor Windo Skybar for views, cocktails and tapas. If you do want to eat on-site, Mayo Restaurant offers daily breakfast and weekday lunch buffets, and the grab-and-go Mayo Market offers quick bites daily from 7 a.m. until 2 a.m.

Meanwhile, you can book three standard suite types ranging from 936 to 1,367 square feet starting at 21,000 points per night. You can book premium suites starting at 24,000 points per night. The rooms and suites have Indonesian touches and excellent views, as the rooms start on the 25th floor.
While staying at the Park Hyatt Jakarta, you can enjoy the outdoor pool, a sun deck with city views and a 24-hour fitness center on the 35th floor. The hotel also offers a spa.
The Park Hyatt Jakarta offers several dining outlets. Dining Room serves Indonesian and Italian cuisine for breakfast, lunch and dinner on the 22nd floor, while Kita Restaurant offers Japanese cuisine for lunch and dinner on the 37th floor. On the 23rd floor, Conservatory offers several multiuse spaces where you can work, relax or socialize while enjoying European cafe-style comfort food and light meals.

You may want to eat outside the hotel for many meals while visiting Tokyo. If you prefer to eat on-site, the Hyatt Regency Tokyo offers Beijing and Shanghai cuisine for lunch and dinner at Jade Garden, Italian-inspired fares at Caffe and Japanese dishes at three different venues. There’s plenty of excellent dining in Hong Kong, regardless of your budget. Consider Alila Ventana Big Sur the grande dame of Hyatt resorts (and points redemptions) in the U.S.
Perched off the Pacific Coast Highway about a half-hour south of San Francisco, the West Coast resort is the pinnacle of all-inclusive luxury travel with a dose of seclusion. Alila Ventana Big Sur only features 59 guest rooms and suites, as well as 15 tented cabins spread out across 150 acres.
Travelers may not typically associate Hyatt’s Alila brand with “all-inclusive” like you would with Zilara or Secrets. However, the California resort includes all meals and snacks with a nightly room rate. Alcoholic beverages are sold separately.
The vibe is glitzy glamping, with a lot of wood paneling and working fireplaces in guest rooms and suites. Leather chairs and earth tones complement the California redwood forest outside.
Head to The Sur House, Alila Ventana Big Sur’s main restaurant, for breakfast and dinner with a Pacific Ocean view and locally sourced ingredients. Lunch can be delivered poolside to your chaise lounge. Spa Alila is a must-splurge, with alfresco treatments offered from outdoor cabanas — clarify and cleanse with an 80-minute facial or unwind in a copper soaking tub with an impeccable view of the redwoods beyond. The great outdoors were never so decadent.

This luxe wellness retreat exudes a contemporary atmosphere in Massachusetts’ otherwise rustic, woodsy Berkshires region. Miraval Berkshires is a magnet for city dwellers (it’s driveable from New York City and Boston) looking for a little R&R — but perhaps without all the dietary (and drinking) limitations of other wellness retreats in the area. Keep in mind: While alcohol is served at Miraval, it is not included in your nightly rate like all other food and drinks.
Sleek, clean and bright designs dominate throughout the resort, including the modern Carriage House suites and Cottages. However, the 10 recently renovated rooms and suites found in the Wyndhurst Mansion are a worthy splurge. Named for legendary artists and prominent families of the Gilded Age, suites include the Vanderbilt Suite (the largest, as you might expect) and the cozier Wharton and Hawthorne rooms — all include modern fixtures and furnishings and upgraded bathrooms. Larger rooms and suites include decorative fireplaces, which are great for unwinding and reflecting following a day of treatments.
Speaking of treatments, the Life in Balance Spa at Miraval Berkshires is a major draw and, at 29,000 square feet, a focal point of the entire resort. We’re fans of the 80-minute Manuka Honey Quench body treatment to give the skin some ultraluxurious moisturization and glow.
TPG loved the food and beverage offerings at Miraval when we checked in. 1894 Restaurant, named for the year Wyndhurst Mansion wrapped construction, is the resort’s fine dining option serving a four-course tasting menu that features scrumptious offerings like Maine lobster risotto and Hudson Valley duck.

Hyatt Ziva Los Cabos

Fun in the sun is easy to access at Hyatt Ziva Los Cabos, on the outskirts of San Jose del Cabo but only a 20-minute drive from Los Cabos International Airport (SJD) in Mexico.
While Ziva is the family-friendly option of Hyatt’s Ziva and Zilara all-inclusive brand siblings, TPG found the property to have plenty of options for visitors of all ages (including those who are looking for a little more seclusion away from children).
Guest rooms and suites fit the Baja California feel with terracotta tiles, light decor and dark wood accents. Ocean views are a must, and the Master Suite tier of rooms affords extra space as well as Hyatt club-level amenities.
On the food front, TPG recommends the poolside bars, which serve up delicious fish tacos and ceviche with service that is both friendly and fast. Bon Vivant, the resort’s French restaurant, is another winner with salad nicoise and duck breast — and it’s worth splurging on the wine list that isn’t part of the all-inclusive offering.

Hyatt Ziva Cancun

Family-friendly Cancun might not be as stunning as Hyatt Ziva Cancun, an all-inclusive resort with spectacular views and sprawling beaches in the heart of Cancun. Don’t miss the expansive pool deck with chaise lounges, swim-up bars and hot tubs.
TPG favors rooms in the Ziva’s 17-floor Club Tower, which includes the hotel’s guest rooms and suites with Hyatt Ziva Club access. Ziva Club access includes things like private check-in and checkout and personalized concierge services. While the resort is family-friendly, couples will likely want to look into a stay in the adults-only Turquoize Tower. The Turquoize building includes rooms and suites with extras like private infinity pools or hot tubs.
The dining lineup is extensive, to put it mildly. A few of our favorites include El Mercado, Hyatt Ziva Cancun’s all-day buffet, and Pasteles, a dessert parlor to satisfy the sweetest of sweet teeth. Food carts even regularly circle the pool, so if you leave here hungry, it’s your own fault. The alcohol selection is also surprisingly highbrow for an all-inclusive resort and features spirits like Johnnie Walker Black whisky, Belvedere vodka and Don Julio tequila.

Hyatt Zilara Rose Hall

Hyatt made a major push into all-inclusive resorts in recent years, but one of TPG’s favorites has been around since the more recent expansion. Hyatt Zilara Rose Hall manages to feel secluded yet is mere minutes from Montego Bay’s Sangster International Airport (MBJ).
This adults-only resort features attentive service, a slew of amenities and a litany of dining options that makes this one of TPG’s favorite all-inclusive resorts. Guest rooms and suites offer airy, light environs perfect for a seaside vacation — we particularly love the swim-up suites. The Grand Butler Suite with personalized butler service is an ideal splurge for those looking for particularly attentive care.
On the activity front, spend time ranging from a plunge in the resort’s three-level pool to getting adventurous with surfing on Montego Bay. Hyatt Zilara Rose Hall’s spa features treatment rooms and a beachside cabana to indulge in a massage on the waterfront. Who doesn’t love getting rid of knots with crashing waves serenading you?
Dining options can satisfy a wide variety of taste buds. The resort’s upscale French restaurant, Petit Pariz, is ideal for a romantic date night, while Jamaican RootZ by HoriZons is great for all-day alfresco dining with a waterfront view.

If you’re a little confused by the various all-inclusive brands under the Hyatt umbrella these days, have no fear. Zoetry is an all-inclusive brand targeting “holistic experiences” with “exceptional service.” Basically, you will almost certainly leave feeling pampered and more in tune with your wellness-oriented self.
Zoetry Paraiso de la Bonita Riviera Maya is one of our favorite ways to do just that. The Riviera Maya resort features a remarkable stretch of beach and attentive service, luxe accommodations and dining options galore. Tranquility is the name of the game here: less bottomless-well vodka and disco and more top-shelf liquor and soothing guitar music to ocean sounds.
Rooms and suites are sprawling. The resort’s smallest room is 800 square feet (essentially, the size of a two-bedroom apartment). Oceanfront views are a mainstay, as well as indoor-outdoor layouts, private balconies and decor featuring local art.
On the dining front, be sure to indulge in the fresh grilled seafood with waterfront views at El Chiringuito or the top-rated international cuisine at La Canoa, which is also known for its wine list (available at an added cost beyond the all-inclusive rate).
Of course, the holistic brand standard that Zoetry is known for, the Thalasso Center & Spa, is the draw here. Signature offerings include a Temazcal ancestral treatment to cleanse mind, body and soul, and a simpler Mayan massage encompassing cup treatment and reflexology.

Sure, the white sandy beaches and swim-up bars are love at first sight for a place like Secrets Riviera Cancun Resort & Spa. But shouldn’t your all-inclusive resort offer so much more? Secrets, an adults-only all-inclusive resort brand, certainly delivers in Cancun.
This all-suite resort manages to feel a little more secluded and cozy than you’d expect from an all-inclusive resort. Secrets Riviera Cancun guest rooms include private balconies and terraces with either hot tubs or swim-out access.
Activities abound, with kayaking, parasailing, windsurfing and snorkeling as just a few select offerings on the outdoor lineup. Be sure to refuel at the wide array of restaurant offerings, including Picante, the resort’s gourmet Mexican restaurant, and Coquette, an a la carte French restaurant.

All-inclusive resorts in the Dominican Republic might conjure images of the loud spring break crowd, but that’s not exactly the vibe at Breathless Punta Cana Resort & Spa.
The sprawling property is a favorite for its expansive suites and Xhale Club, a VIP offering with more personalized service for those staying in this category of suites. All suites feature balconies with private hot tubs, while some feature swim-up pool access from their terraces.
The restaurant lineup is extensive, with 11 restaurants and eight bars to indulge in. The Barefoot Grill serves beachside staples like burgers and grilled fish under the sun, while the Mediterranean-influenced Kibbeh restaurant is perfect for date night.
Carve out some me-time at the Relax Spa by Pevonia — the Sun Lover’s Facial is a must after a busy day lounging by the pool.

Dreams is the more family-oriented of the all-inclusive brands Hyatt acquired amid the Apple Leisure Group takeover. Dreams Dominicus La Romana is a traveler favorite thanks to its gorgeous beach location and plenty of poolside and waterfront chaise lounges. (We aren’t saying you won’t compete to nab a chair each day, but at least there are plenty from which to pick.)
When we say there’s something for everyone here, we mean it: Rooms and suites range from spacious garden-view rooms with private balconies, canopy beds and elegant bathrooms to expansive three-bedroom suites geared toward families. There are also swim-up suites and even a honeymoon suite with a private hot tub and hammock.
Both buffets win out at Dreams: There are lively cooking displays at World Cafe, and the club level-only Flying Fish buffet is a more exclusive all-you-can-eat feast. Dance the night away at Desires, the resort’s lounge and nightclub.

Sunscape Curacao Resort, Spa & Casino is a swimmers delight thanks to its beach with protected waters for swimming and snorkeling. That’s only the beginning of the fun at this kid-friendly, all-inclusive resort. Paddleboarding and diving with the family or trying your hand with Lady Luck at the on-site casino are all part of a normal day here.
Guest rooms and suites are affordable and come with a garden view or a Caribbean Sea view (we prefer the latter). Consider upgrading to the resort’s Sun Club for nicer suites, lounge access and more personalized service.
Bluewater Grill, the resort’s international restaurant, is an ideal spot for dinner with views of the sea. Head to Oceana Restaurant for more Curacao flavors with your seafood.

There are two infinity pools and even a saltwater kids pool to keep the little ones busy. Don’t miss out on the resort’s expansive beach, an ideal place to read a book on the chaise lounge under a thatched umbrella — who doesn’t love finishing a juicy chapter amid a sea breeze?
The resort has a wide range of room and suite options, but all accommodations feature a hot tub on a private terrace or balcony and complimentary minibar as part of the all-inclusive rate. Consider a splurge to a nicer pool or ocean-view junior suite, or go the extra mile with an upgrade to the Preferred Club. This level of suites includes a personal concierge, lounge access and Preferred Club-only pools, bars and restaurants.
Varied activities are at guests’ fingertips here, including a free introductory scuba lesson, kids and teens clubs and several restaurants. Mercure is a delicious French brasserie. SandBar is our favorite spot for a margarita on the beach.

Miraval Arizona brings luxe wellness accommodations to the desert and does it with flying colors. This TPG favorite will have you feeling like a celebrity in no time from all the scrumptious dining, pampering, treatments and activities.
Guest rooms and suites deliver Wild West chic with a clean design and fluffy beds. (Go ahead, jump on it — we won’t tell.) Larger rooms include private patios or outdoor showers and fire pits. Splurge more and enjoy suites with crackling fireplaces and views of the Santa Catalina Mountains. The ultimate indulgence is Miraval’s seven villas (ideal for families or larger groups) and retreats for better indoor-outdoor flow (dine under the stars or enjoy an indoor-to-outdoor shower — why choose?).
Miraval Arizona’s Life in Balance Spa is a draw for its decadent treatments, like a 50-minute Cara Vida facial (a resort exclusive) that features cold-pressed chia seeds and local Arizona honey. Check out the Cactus Flower Restaurant, the resort’s main dining spot, for specials like squash curry and a vegan chorizo tostada. For carnivores, the Coyote Moon Burger is also scrumptious.

Travelers craving an adults-only, all-inclusive resort experience won’t be disappointed in the least with a stay at Hyatt Zilara Cap Cana, as TPG discovered on a recent trip to the Dominican Republic.
We found it to be a little more highbrow than the typical all-inclusive experience, and we’re not complaining. The contemporary design, massive pools and sprawling beach are all selling points. Who doesn’t love to sip a morning mimosa amid well-manicured greenery and stone walkways heading to the turquoise sea? Luxury and all-inclusive aren’t mutually exclusive.
Rooms and suites are expansive, bright and (whether you like it or not) feature open rainfall showers. Swim-up and oceanfront suites add a little more connected action to your fun-in-the-sun getaway while the largest Presidential and Club Ocean View Master suites include huge balconies with waterfront views and entertaining spaces. Don’t forget the free minibar with snacks and sips like Presidente beers and Pringles.
On the restaurant front, Shutters Beachside serves breakfast (grab your morning egg frittata and crabcake and get a head start on claiming your chaise lounge for the day). Brando’s is the spot for an over-the-top dinner. Tahitian cru ceviche and grilled shrimp in a coconut and vanilla sauce received top marks after our dinner.
Poolside lounging might be the easiest way to spend time at Hyatt Zilara Cap Cana, but you can check out other activities like aqua-cycling and trying out Canapolis Water Park at the neighboring, family-friendly Hyatt Ziva property (accessible to all Zilara guests). A more relaxing endeavor comes at the Larimar Spa, featuring marquee treatments like a 90-minute body wrap that uses Dominican noni fruit.

Secrets Moxche Playa del Carmen

Consider Secrets Moxche Playa del Carmen Hyatt’s latest show pony for all-inclusive resorts. The company CEO name-checked it in a recent earnings call and even hosted a companywide investor event there this spring to show off the recently opened resort — including the ultraluxury Secrets Impression Moxche resort-within-a-resort.
Secrets Moxche is known for its luxurious atmosphere, natural decor and impressive oceanfront views. The Secrets Impression resort within the overall Secrets property indulges guests with fresh seafood served beachside and complimentary poolside beds (complete with a curtain for when you need privacy … either from the sun or other guests).
The main resort features large guest rooms and suites with private terraces and balconies, contemporary furniture, and indoor-outdoor layouts fit for travelers looking to sunbathe or read inside to the tune of crashing waves outdoors.
On the pool front, Secrets offers a variety of options, like a lagoon pool complete with a sandy beach and The Cove beach bar. Other options include more private cenote-style pools and the main swimming area, complete with a swim-up bar you might expect from an all-inclusive resort.
Dining ranges from the Market Cafe buffet or room service to start the day to Suki, the resort’s sushi and teppanyaki restaurant.

Park Hyatt Maldives Hadahaa

The Maldives conjures images of a bucket list trip, but the Park Hyatt Maldives Hadahaa is perhaps one of the most bucket list-iest of bucket list resorts on the island nation.
The newest and biggest splurge at the resort is the recently added three-bedroom Overwater Reef Residence, which spans nearly 10,000 square feet and includes views of the Indian Ocean and a private infinity pool. Your private chef and, yes, the resort’s Vidhun Spa will come to you for any treatments you might desire (a massage feels all the more indulgent from your private terrace, no?).
Other accommodations vary from overwater bungalows to more woodsy offerings on the Park Hyatt’s island. It goes without saying: The pool area and beach both provide ample opportunities to make the Instagram and TikTok followers jealous, TPG noted when we checked in.
While Park Hyatt isn’t traditionally a Hyatt brand associated with the all-inclusive resort sector, we’re including it here because the resort does offer an all-inclusive package that includes all meals and select alcoholic beverages.

For as long as I can remember, I have known that I wasn’t fit for the corporate world.
Like J.D. Roth, the founder of Get Rich Slowly, I am an introvert, not a fan of authority and even less of structure. So even before I graduated college, I had my mind on one big goal: leave the corporate world as soon as possible. I was working for a big IT multinational in business school; those were not the happiest times, but that job allowed me to graduate debt free, with a small nest egg that I immediately invested to buy my first rental property in cash.
I believe real estate is one of the best way to build wealth and make money, since you generate an almost passive income, but it was far from enough to cover my basic living expenses. I started playing with those online savings calculators to see where my savings would take me in 5, 10 or 20 years. It was a revelation.
Do you know that if you make $2,000 and invest 10 percent of your salary at 6 percent for the next 40 years, you will have $400,289 for only $96,000 invested? At a 4 percent withdrawal rate, your nest egg will produce a monthly income of $1,334. Less than the $2,000 you are making today, or the $1,800 you are living on since you are investing 10 percent of your salary, but no small change.
The thing is, I didn’t want to wait for 40 years. Playing with the calculator some more, I found out that if you can live on 25 percent of your salary, to cover your expenses in retirement, you only need to save for 7 years! Living on 25 percent of my salary was a bit of a stretch, so I looked for ways to make more money. I bought a three-bedroom apartment and took in two roommates. I took odd jobs on top of my day job; I was making money tutoring at night and writing for several travel websites on the weekends, catering at weddings and freelancing as a translator. The plan was to retire around age 40, but I was so determined to quit my last job that I considered an alternative: how about leaving the U.K., where I worked, and relocating abroad?
At the time, I was 29 and owned two rentals in France and the U.K. that would cover my expenses in a cheaper country. I had a few investments that could cover the mortgage on the second rental (the first one was paid for) in case of a vacancy. And my freelance income was more than what I made at my day job. It came from half a dozen sources, and the probability of them all drying up at once was slim. I quit my job and took a one way flight to Morocco.
I lived in Casablanca for a year, and started a life of semi-retirement. I would cycle along the oceanfront, study Arabic, spend hours shopping for fresh produce or eating grilled camel at the market, and travel for weeks at a time to get pictures and posts for my travel writing gigs. I loved my time in Morocco but kept thinking about a country I loved even more, Guatemala. I had lived there for three years after business school, and after traveling to 80 countries, it was still one of my favorite. After a short trip there, I knew it would be my next destination. I found a piece of land by a beautiful lake in the northern area of the country, complete with a lovely little house that could become a guest house someday (one of my dreams). I bought it with cash along with with a 90-acre piece of land that I am turning into a residential development.
I have been living there with my boyfriend for almost a year, and after putting quite a bit of cash into house renovations and building a detached room and panoramic terrace, we are living happily on less than $1,000 a month, or $500 each. Related Content: How to live on less
Here is our budget:
Housing: $0 We bought our property with cash. You can rent a lovely furnished one- or two-bedroom house in Antigua Guatemala or Lake Atitlán, the two favorite retirement spots in the country, for $500 to $700 a month, generally including utilities. For a bigger colonial home, you will have to spend $1,000 to $1,500 per month.
Food: $200 This is pretty high, almost the minimum wage in Guatemala but we like to eat and that includes some imported products we enjoy (like cheese!) and some alcohol. We seldom go out.
Car: $100 We have two old cars that we bought with cash and put about $100 per month in gas.
Electricity: $80 With the house renovations there were drills and tools plugged all day, we occasionally use air conditioning, and pump our water from the lake to cook and shower with an electric pump.
Natural gas: $12 for a 25 lb. container that lasts about a month.
Staff: $300 We have a full time handyman/gardener around the house, who alternates with his girlfriend who comes to clean the house. This is a great perk to living in Guatemala.
Animals: $20 We have a rooster and 10 hens, some turkeys, ducks and roosters. They eat a $20 bag of feed per month, we eat $40 worth of delicious free-range eggs each month. Win-win!
Internet: $80 We spend $40 each. He pays for a data plan on his iPhone, and I pay for a wireless USB modem. It’s expensive, but we are in the middle of nowhere!
Property taxes: $30
Accountant: $20 We own the house and land as an LLC so we need an accountant.
Random: $150 Once in a while we go out, buy something for the house or go over the grocery budget, but that never comes to $150 though, but if something breaks it could. It is quite complicated to get car parts or any parts around here.
That’s a totalof$992 or $496 per person.
On top of that, I spend about $3,000 per year or $250 per month on travel. I fly back to France for a month but stay with my family so apart from a $1,000 ticket I don’t spend a lot, my last trip cost about $2,000 so I still have $1,000 to travel somewhere else, maybe the U.S., by the end of the year.
You may have noticed that I don’t mention healthcare. When I go back to France I get my physical from my doctor, and I do not have health insurance here, just a travel insurance included in my credit card that will repatriate me if something serious happened. This year, I only got a root canal in Guatemala that cost $200.
With the cost of a rental, healthcare and travel back to the U.S. once or twice a year, you could live well here on less than $1,000 per person. Go the extreme early retirement route, and you can live on rice and beans for less than $300, housing included.
But is retiring abroad worth it? I wrote a post recently to compare the costs of early and normal retirement in the U.S. versus abroad, where I concluded that you could either live better than you do for the same price, have a bigger home, some staff, a lovely piece of land with a view for the price of a 500-square-foot condo, or be able to retire years earlier by moving to a cheaper country and living by local standards.
For me, Guatemala meets all my requirement. The weather is mild all year long (they call it the land of eternal spring), people are nice and relaxed, the cost of living is very low and you can find most things you may want or need, from imported tech gadgets to U.S. trained doctors, albeit at a cost. I enjoy my month-long European holiday to visit my family and friends. Since I have been living abroad for the past 10 years anyway, I am used to emailing and Skyping the rest of the year. They visit me occasionally, as well. I could live in France on a similar or slightly higher budget but would not get the same quality of life.

Welcome aboard the NJORD, a one-of-a-kind superyacht that redefines luxury living as we know it.
Aptly named after the Norse god of the wind and seas, NJORD is being developed by Ocean Residences Development and German shipyard, Meyer Werft.
A look at the luxury homes aboard the NJORD Superyacht
Once completed, NJORD will offer 117 private residences that range from 1,500 to 9,000 square feet with two to six bedrooms. There will also be 16 duplexes and triplexes that have their own private elevators.
The prestigious homes will be priced from $8.5 million to $70 million.
The project is expected to be completed by 2026, but the first ten homes aboard the NJORD Superyacht are already up for grabs. And they’re quite spectacular!

To add a personalized touch, the developers have brought many interior designers and architects on board including Kelly Hoppen and David Linley who have worked on the first 10 units as well as Jean-Michel Gathy, Francesca Muzio, Sabrina Monteleone, Taylor Howes, and 1508 London.

Future residents can choose from 15 different floor plans and — while each residence is intended to be unique — there are also certain similarities like floor-to-ceiling windows, smart home technology, Gaggenau appliances, and of course, private balconies with spectacular views of the ocean.

The epic 948-feet superyacht also includes other features like gourmet kitchens with custom cabinetry by Studio Becker, walk-in closets, ensuite bathrooms, personalized housekeeping, laundry, and tailoring services.
The luxury doesn’t end there though.
The vessel comes with a travel and excursion concierge for the more adventurous residents, a Eurocopter 160, four superyacht limo tenders, two dive and fishing boats, a dive center, and an excursion lounge.

All of the residents’ culinary requirements will be taken care of in the six world-class restaurants and bars on board.
For the health and mental well-being of residents, there’s the Chenot Spa and Wellness Center and a Chenot Gym and Fitness Center.
Other than that, there’s also a telescope space observatory, a golf simulator and pro shop, a gourmet market and shops, a kids club, outdoor terraces, and multiple pools.
Lastly, the party never has to end thanks to the onboard nightclub, jazz lounge, and 10,000 -bottle wine cellar.
The first 10 private NJORD residences are now on the market
While the groundbreaking residential project is only slated for completion in 2026, the first private homes aboard the superyacht have recently been listed for sale.

The sales and marketing for the first ten residences aboard NJORD will be led by global real estate brokerage The Agency, with CEO/founder Mauricio Umansky and principal & managing partner Santiago Arana at the helm.

If Mauricio Umansky’s name rings a bell but you don’t know where from, you might know him from The Real Housewives of Beverly Hills (he’s Kyle Richard’s husband).
You’ll also be seeing a lot more of him on Netflix’s Buying Beverly Hills, which follows him and his stellar team of real estate agents. And we’re kind of hoping the new reality series will also give us a closer look inside the NJORD Superyacht and its luxury residences.

The best part about NJORD (other than the fact that you will get to circumnavigate the planet) is that you will do so sustainably.
The developers aim to build it under strict environmental regulations to minimize its carbon footprint.
The vessel will not only use carbon-neutral fuel but also include a professional oceanographic laboratory, a cloud computing system, multibeam echo sounders, and other resources to help the scientific community tackle environmental issues like climate change.
