By now, many of us have settled into the continuous shifts of 2020. Hopefully you’ve learned to take it in stride and adjust your business model when necessary in order to continue hitting your goals each month.
As we rapidly cruise towards Q4, I wanted to share some insights from my digital marketing and data teams here at BoomTown to help you move your real estate business forward confidently and strategically.
Data Shows Market Rebound
The data continues to show a promising rebound for the housing market. After a massive halt in March and April due to COVID-19, pending home sales, listings, and solds have continued to increase month-over-month, showing that buyers are back in the market. Agents need to continue monitoring the data, keep an eye on the trends, and work hard to stay on top of their goals.
This has been a spectacular recovery for contract signings and goes to show the resiliency of American consumers and their evergreen desire for homeownership…This bounce back also speaks to how the housing sector could lead the way for a broader economic recovery. – Lawrence Yun, Chief Economist at NAR
There are several factors driving this rebound. Here are few of the contributors that we’ve identified.
1. All-Time Low Interest Rates
Low interest rates on long-term mortgage loans have fallen even further, hitting an all-time historic low in August, 2020. “Mortgage buyer Freddie Mac reported Thursday that the average rate on the key 30-year fixed-rate mortgage fell to 3.07%, down from last week’s 3.13%. For the second week in a row, it is the lowest level since Freddie began tracking average rates in 1971. A year ago, the rate stood at 3.75%.”(ABC News)
2. Remote Workforce/More People in 1 Home
In fact, a recent survey showed that 75% of respondents plan to increase the number of permanent remote employees. (Gartner) Additionally, a study asking employees if they would choose to go back to the office or continue to work from home showed that 60.2% would continue to work from home. (Hanley Wood)
3. Pent-Up Demand
After the drop in the March and April spring months, the data has continued to show a steady bounce back — indicating pent up demand from the spring. In fact, the number of people applying for home mortgages increased for nine consecutive weeks and recently hit the highest level in over 11 years. (Mortgage Bankers Association)
4. Life Events Continue to Happen
The pandemic may make it seem like the world has stopped, but while things have changed, life continues to go on. Major life events; graduations, babies, promotions or job changes, marriages, retirements, downsizing, etc. These events will continue to happen and consumers demand will move forward in congruence.
The Shift: Consumers & Agents Flock to Digital Solutions
Our BoomTown data is showing promising numbers for new leads generated. The boom in leads generated in July 2020 vs 2019 indicates that the usual hot spring market was delayed a bit, shifting that pent up demand to the later summer months.

Most notably, leads that are being generated now exhibit behavioral patterns that indicate strong buying intent. These are leads that are submitting multiple showing requests and repeatedly visiting / favoriting specific listings on our partner clients’ websites.

Capitalizing on The Right Opportunities
I’ve been hearing for months from brokers and agents who are BoomTown clients — the demand is there. So, the question becomes, how do we capitalize on that demand despite the obstacles posed by the 2020 market? Meaning, combating low inventory and staying productive despite pandemic measures.
Invest in Digital Presence
It’s pretty simple, strike while the demand is hot. Based on the data we’ve seen and the fact that an unprecedented amount of people are spending countless hours on their computer and social networks, there’s never been a smarter time to focus on your digital marketing strategy.
Plus, we’ve seen in our BoomTown data that ~20% of consumers who fill out a buyer lead form also respond that they have a home to sell. We are also seeing the percentage increasing by 1% each month. Agents are always looking for the silver bullet to generate seller leads, but they need to keep in mind that most buyers have a home to sell.
Educate Sellers
What do sellers want more than anything? Current, reliable data that will help them make the smartest decision about selling their home. You are the key here! Take the compelling data that you have within your system and your MLS to show your potential seller leads just how much buyer demand is in the market right now.
So, in addition to educating sellers in your market and investing in your digital presence, I recommend staying on top of the data. Now, more than ever, being “the knowledge broker” is your key to finding success in 2020 and beyond.
For more than a decade, Jay Shafer of Tumbleweed Tiny House Company has lived in an 89 square-foot home.
His decision to live in a tiny house came from concerns about the effects a larger house would have on the environment, and his desire to not maintain a lot of unused or unusable space.
Obviously Jay’s home is at the extreme low end of how small one can go with living space, but it meets his needs and allows him to live the simple lifestyle he was seeking. While it may seem impossibly small to the majority of people, 89 square feet is Jay’s right-sized home.
Contrast this with the average American home, which in 2004, was 2349 square feet, up from 1695 square feet in 1974. In 30 years, the size of kitchens doubled, ground-floor ceilings grew by more than a foot, and bedrooms increased by 54 square feet. In 2004, the average family size was 2.6 people. Thirty years ago, it was 3.1 people. Our homes have been getting larger while our families are getting smaller.
But earlier this year USA TODAY reported a change in that trend:
New homes, after doubling in size since 1960, are shrinking. Last year, for the first time in at least 10 years, the average square footage of single-family homes under construction fell dramatically, from 2,629 in the second quarter to 2,343 in the fourth quarter, Census data show.
The average size of a new home is approximately 15 percent smaller than it was just a year ago. Architects and designers believe this trend toward smaller homes was caused by the economic meltdown — but they expect it to be a lasting change.
Too Big, Too Small
I’ve mentioned that my husband and I will be building a home soon, and we’ve gone back and forth with our architect on several sketches, trying to find our right-sized home. Most of the designs have been appealing, but some have been bigger than we need, and others smaller.
Buying or building too much home has a lot of drawbacks, including:
Environmental effects
Higher mortgage payment means more energy goes into paying for housing
Higher taxes and insurance
Requires more time and money to maintain and clean
Higher utility bills
More rooms to furnish
Buying or building too small is economical, but can cost in other ways. If your house is too small, you might face some of the following challenges:
No room to expand if you have kids.
Lack of storage space, even for basic household items.
Not enough room to entertain friends and family. (If you enjoy entertaining, that is!)
Lack of space for an office (if you work from home) or hobbies.
Feeling like you’re living on top of your family members, with no personal space.
Finding a Size that is Just Right
Too big is a waste, and too small is a headache. How does one find a Goldilocks house — sized just right? There are many considerations, such as the following:
Lifestyle. Do you work from home and need office space? Do you travel a lot? How often do you entertain?
Family. Do you have children? If not, do you plan to have kids (and plan to stay in the same home)? Are there elderly relatives who live with you or might need to in the future?
Hobbies. Some hobbies require a bit of room, even if it’s just a sewing cabinet or a dedicated space for a piano.
Future goals. Do you plan to live in the house for a long time? Do you want to travel? What are your savings goals?
Calculating the Size of your Goldilocks Home
Once you have an idea of what you need your house to do, you can calculate your magic number. In the article “Square Feat: Foot Steps”, architect Dan Maginn recommends starting with your current home and following these five steps:
Measure and record each of the rooms in your current home, thinking in terms of the functions of each room. Include cooking, dining, bedrooms, closets, bathrooms, living, storage, circulation, and mechanical/utility space.
Note whether each space feels too big or too small.
Write down how your needs for each function might change in the future. For example, if you plan to stay in the house and have kids, bedroom space is a consideration.
Given how the spaces currently feel and your future needs, adjust the sizes until the spaces feel right.
Add up the adjusted numbers.
Right now our number is around 1800 square feet, with a loft that can be built out later if and when our needs change. That number sounds big to me, but looking at the plans, spaces, and considering our future needs (we don’t plan to move from this house), it might just be our right-sized house.
What is the square footage of your right-sized living space? Do you currently live in more space than you need, or could you use some more room?

I’ve already covered the mortgage underwriter’s role, so let’s take a look at what “loan processors” do seeing that they’re also key to getting your loan closed in a timely fashion.
Once a loan is originated by the mortgage broker or loan officer, the corresponding paperwork is sent along to a loan processor.
The loan processor is responsible for prepping and organizing the file and getting it over to the bank or mortgage lender for approval.
Loan Processors Are Very Important
Loan processors assist mortgage brokers and loan officers
By compiling important paperwork from the borrower
And looking out for any red flags along the way
Before submitting the loan file to the underwriter
Loan processors don’t just grab the loan file and submit it; they double-check everything like debt-to-income ratios and employment information to ensure the file will actually be approved.
For this reason, they play a critical role in the loan approval process, as mistakes made by the loan originator could be caught and corrected before the file lands in the unforgiving hands of an underwriter.
After all, once it gets to the underwriter there’s no going back. Sure, you can fix some things, but not without a lot of red tape.
Assuming the loan is approved, the processor will receive a list of prior-to-document conditions (PTDs) that must be met before loan documents are released by the bank.
It is the processor’s job to work with the loan originator, title and escrow companies, and various others to get all the necessary paperwork to fulfill those conditions; and things can get very complicated in no time at all.
You May Spend More Time Working with the Processor
It’s common to talk more with the processor than with the loan officer or broker
Once you submit your loan application they may be your main point of contact
Since LOs/brokers have to spend more time selling and finding new prospects
The good news is processors are often very knowledgeable and hardworking
While the loan officer or broker may be the person who “got you the loan” to begin with, it’s the processor that will likely take over once you’ve been “sold.”
That sold part is pretty important because loan processors aren’t supposed to offer or negotiate mortgage rates or loan terms. Their role is to assist the originator, whose job it is to sell the rate/product, and organize the loan file.
However, some processors are actually more knowledgeable than the more sales-oriented loan officers because they handle more volume and may have more years of mortgage experience under their belt.
If the loan is originated via the wholesale channel (mortgage broker), there are essentially two loan processors working together on the file.
One who works on behalf of the mortgage broker and one that works at the bank, typically referred to as an Account Manager (AM).
The loan processor who works with the broker will essentially send conditions to the AM that works at the bank so they can be signed off.
If the loan is originated via the retail channel, the AM will work with the loan officer at the bank to get the conditions cleared.
Loan processors may also act as liaisons between the broker/loan officer and the underwriter.
In a nutshell, the loan originator hustles to bring in new borrowers and the loan processor hustles to get the loans funded, while both may irritate the underwriter in the process. : )
Loan Processor FAQ
Do loan processors need to be licensed?
Some independent processors might need licenses, but those working for licensed mortgage lenders or under the direction of licensed mortgage originators may be exempt. This can vary from company to company and by state.
Do loan processors make commission?
They certainly can and often do. It depends how they set up their pay structure with their employer. They may get paid per loan file funded or a base salary AND a bonus for a certain volume of funded loans each month.
How much do loan processors make per loan?
Again, it depends on the company and perhaps on what their base salary is. If their base is low or nil, they’ll probably make a lot more per loan. The downside is they are then working a performance-based job.
Do loan processors work weekends?
The job might require work on the weekend if a particular lender or broker is busy, or has busy periods. However, many processors just work Monday through Friday like most other bankers.
Do loan processors work from home?
They can work remotely or from home depending on the preferences of their lender or broker. Or if they’re independent they can run their own home office.
What are loan processing fees?
These are very real fees for the loan processor’s hard work. As I mentioned, loan processors might do more of the work once the saleswoman (or man) gets you in the door. This fee could be anywhere from $200 to $700 or more. Some may refer to it as a junk fee but only if it’s charged on top of a hefty origination fee. Sometimes the latter includes the processor’s work.

How To Make Money As A Digital Designer
1. Please give us a little background on yourself and how you got started. How much have you earned from your design business?
Hey there! The idea of my design business began because I needed a way to make money from home. I had been working 12-hour shifts at the local hospital, but I wasn’t feeling fulfilled in my job, I needed to earn more, and I needed more time to be with my kids. And while it was scary in the beginning, it has paid off well – in so many ways. PLC consistently brings in multi-six figure years with the bulk of my income coming from the graphics I design.
My business started somewhat as a side hustle offering design services and business branding because my full-time job was taking care of three small children. I wanted to be able to create a business that would give me plenty of time to be a mom. It was important for me to create a business that would work around my life, and not have all my hours consumed by my business.
When I first started out, I quickly became obsessed with Photoshop. I realized that I could create something in Photoshop, and turn around and sell it online. It became apparent that Photoshop was a playground where I could take my ideas and turn them into income. That fact really made my imagination come alive. Creativity turned into possibility and, as a result, my life changed rather drastically.
And, I must admit, I didn’t consider myself creative in the beginning. I often doubted myself, and questioned whether I was creative enough to make this happen. I had no experience in running a business. But I gave myself permission to follow what felt fun and I made the decision that I was committed to making it work no matter what.
2. What is a digital design business? What does a design business sell?
A design business can really be so many different things, which I think is great for people who are wanting to have a creative business since they often have a lot of ideas and want to try so many different things.
I have, personally, sold a variety of different things in my own design business from website design and business branding, to digital papers, graphics, printables, t-shirt designs, sublimation design files, digital journal pages, and more.
One of the things I teach my students now is that by learning some solid design skills, you’re able to go in so many directions, create different products and services, and let your imagination run wild.
Since Photoshop is an endless playground and blank canvas where ideas can come to life the list is essentially endless. There are so many things that someone could create and sell with some skill and imagination.
Here is a list of 15 potential ideas for digital and graphic design:

mug or tumbler design file
business card design file and other marketing materials like gift certificates, price tags, and sales flyers
social media graphics
print-on-demand product files
home decor such as wall art and pillows

3. Why do people buy designs?
Since the products and services that can be created from designing are so endless, there are a lot of different reasons people buy designs.
For example, they might buy a birthday invitation design from Etsy, or they might want to use a digital paper as a supply to create a holiday-themed printable banner. When I started out, I offered fun, brightly colored business card designs. I was able to bring a sense of fun to my work and, in turn, to somebody’s business branding.
A quick search on Etsy for “digital downloads” or “digital designs” can shed light on just how many types of designs are available and what different things they can be used for.
It’s such an open, endless field with so much potential – for the designer and the buyer.
4. How much money can a person earn by selling designs?
The answer to this is dependent on a lot of factors, of course, such as how the designs are promoted, the marketing strategy involved, and quality of the designs but there are many people making really good money selling designs online.
Once I learned how to sell my designs effectively, I quickly went from bringing in around $8,000 a year to cracking that $100,000 a year mark.
My motto over the years has become ‘my ideas are limitless therefore my income is limitless’. And, it rings true.
5. How can a person make semi-passive income with a design business?
One of the great things about having a design business is that you can design and sell digital download files. That gives you the option to mass sell one file. So, the file can be created once, and sold over and over again for passive income. You put the work up front, and then sell the file as many times as you want.
I will never forget when I sold my first graphic on Etsy. It was a $3 file and it felt like I had won the lottery because it was the best feeling in the world! I knew if I could sell one file, I could sell thousands.
When we tap into that potential, we can essentially create a business that doesn’t have an income cap. That doesn’t mean we don’t have to put in the work, but we can design our businesses to serve us and our lifestyles along with serving our customers.
In the private community where I hang out with my students, we often celebrate when someone makes money in their sleep because that’s one of our fun goals that we set in my course – Design Business in a Box. That kind of freedom is what I love helping people with because it changed my life and I love seeing it change other people’s lives, too.
6. Can someone with no tech skills become a designer?
Absolutely. I did.
More important than tech skills are a willingness to learn and a strong commitment to making it happen. And, sometimes we just need to start telling ourselves we are creative and go for it.
Self doubt can kill a business quicker than anything else. We have to let ourselves be bad at something so we can get good at something.
7. What do you like about selling designs?
Ya know, I could probably list 100 reasons.
I’m very passionate about this because it really changed my life and how my family moves through life. But nobody has time for my list of 100, so I’ll give you my top three.
One big reason is that I still see Photoshop as this open space for my imagination where I can create something and sell it. And it still feels like so much fun.
The second reason is that I know I can have designs on my website, or in my membership site, and I can make money in the background while I’m out and about with my family and friends.
And reason number three would be because not only can I pay my bills, and have money to make my life easier, I also get a sense of creative fulfillment and that has been very beneficial to me. I still get to show up to work excited and feel this enthusiasm for what I get to do. I’m really grateful for that.
8. Is there enough room for new designers?
Yes, 100%. I don’t believe in the idea of market saturation.
I believe there will always be room for more art, more books, more creativity, etc.
Now, I will say that I think you need to know not only how to create designs but how to sell them as well. I believe that once you know how to sell your designs, implement marketing strategies that work, and how to call in your audience, then you can make it work for you.
9. How does a person come up with new ideas for designs?
I think having an awareness and appreciation of life and all that surrounds us is the quickest way to come up with new ideas. I always keep a notebook or the notes app on my phone filled with ideas as they come to me.
I don’t usually follow trends or try to stay ahead in that way, I usually just pay attention to what feels fun to me and what I feel called to design.
If I’m stuck on what to design next, that’s when I know I need to get out from behind my desk, and go play, do something fun, or go for a walk and let inspiration come to me.
10. What equipment do you need to start a design business?
Fortunately, because of where we are with the internet and technology today, you don’t need much.
A computer, Photoshop, and an Etsy shop was all I started with in the beginning.
11. How much does it cost to start a design business?
Not a lot, especially compared to how much money you would have to have to start a business even 30 years ago, for example. There isn’t a need to go take out a large loan and set up a brick and mortar on main street. I was beyond broke when I started out on my venture.
Designing digital files doesn’t require a large warehouse for physical inventory and you can run this business from your kitchen table, like I did in the beginning.
So, while you’ll need some money to begin with, it will vary depending on what you use in the beginning, the start up costs are considerably nominal.
12. Can you list the steps needed to get started with a design business?
For sure! Before getting started, I recommend doing a little ‘pre-work’. Just allowing yourself to dream a bit and think of the possibilities will be helpful.
If the idea of earning a living or starting a side hustle in designing appeals to you, then make a commitment to yourself. I had that ‘line in the sand’ moment where I made the decision and just went all in.
I also made a list of why I wanted to do this – and how my life could change for the better if I made this work. I really recommend doing that so you can start with some momentum, and then you have a list of your big reasons why you’re doing this when your momentum starts to wane a bit. Really zeroing in on what you could gain from having a successful design business could be immensely beneficial.
Once you’ve done the pre-work, you’re ready for the next steps!
Step One – Do some online research. You can start by searching on Etsy or browsing Pinterest for different design ideas. Take notice of what feels fun to you. This really helped me not get overwhelmed in the beginning since there were so many different things I could potentially create and sell. I was drawn to designing for other businesses, and helping people get started with business branding. I loved the idea of creating a logo, with business cards, and matching marketing materials. So, make a list of what feels the most fun for you to create and start there. You can always add to the list, or try something new down the line.
Step Two – Learn how to design. I’m a big fan of Photoshop, but there are lots of options out there. However, I would not be doing you any favors if I didn’t mention this (because I always get asked about this). Canva is great. I use it myself for certain things, but Photoshop is an industry giant and there are things it can do that Canva just can’t. Can you use Canva for designing? Of course, you can. But just know it has its limits. With Photoshop, you’ll get professional level editing and complete creative control.
Step Three – Set up a website or Etsy shop. There are lots of online videos and articles to help you find what options would be best for you. Google can definitely be your best friend when starting a new business. I would use Google endlessly when I first started. Pinterest also has some excellent tips for new business owners, too.
Step Four – Set up your social media presence. Whether that’s Facebook, Instagram, TikTok, YouTube, any and all of those and more, social media can help you share your designs and connect with those who are needing what you have to offer.
Step Five – Start building an email list.This is something I didn’t do in the beginning that I should have. Growing my email list has been one the most helpful things in my business. I can share what I’m working on, market to my loyal customers, nurture my new subscribers, and more. I use (and love) ConvertKit, but as I tell my students “D.Y.O.R.” Do your own research to find a solution that will work best for your business.
Step Six– Create and Deliver. Create amazing designs, and deliver an amazing customer experience!
13. What other tips do you have to share?
A little belief in yourself will go a long way.
I didn’t know what my business was going to look like exactly but I made the decision to try. I had a lot of fear but one thing that helped me move past the fear was to get excited about what could go right, and how this could really change my life.
I also recommend finding a community of creative business owners who can help encourage you and give you inspiration for what is possible for you. I’d love to welcome you into my private community where I help aspiring and seasoned designers alike.

The pandemic took a toll on the U.S. employment market, with unemployment hitting a record high of 14.7% in April 2020.
For those still relying on unemployment, there’s another news item taking shape. A growing number of states have decided to end the extra $300 a week in unemployment assistance that was part of the American Rescue Plan. Here’s what you need to know if you’re affected by this change.
What’s Ahead:
Which states are affected?
For more than a year, if you were unemployed, you were able to apply to receive an extra $300 a week in unemployment compensation. This was part of the American Rescue Plan, which was designed to help Americans through the worst pandemic in a century.
But as more consumers are vaccinated, local governments are taking another look at the need for those extra payments. Some states have opted to end them altogether. In those states, eligible unemployed residents will go back to receiving the standard weekly unemployment payment.
Your first question is probably whether your state is affected. The problem is, the list is still growing. But as of today (June 3, 2021), 24 states are ending unemployment benefits. They are, in alphabetical order:

Alaska
Arizona
Arkansas
Florida
Georgia
Idaho
Indiana
Iowa
Mississippi
Missouri
Montana
Nebraska
New Hampshire
North Dakota
Ohio
Oklahoma
South Carolina
South Dakota
Tennessee
Texas

Wyoming
If you’re receiving extra unemployment or Pandemic Unemployment Assistance (PUA), which is designated for freelancers and contract workers, it’s important to check into your state’s status. In most of the above states, both the $300 extra unemployment and PUA are ending early.
The $300 in extra weekly aid wasn’t going to last forever. It was set with a 2020 expiration date, which was extended to 2021. The original aid expired in December, but that expiration date was pushed back to September 6, 2021. If the remaining states don’t opt-out of the extra unemployment, those who qualify will continue to receive the boost in unemployment until September.
Each state that has chosen to opt-out has set its own deadline for ending unemployment. Below is a list of the end dates for each state:
June 12: Alaska, Iowa, Mississippi, Missouri.
June 19: Alabama, Idaho, Nebraska, New Hampshire, North Dakota, West Virginia, Wyoming.
June 26: Arkansas, Florida, Georgia, Ohio, Oklahoma, South Dakota, Texas, Utah.
June 27: Montana.
June 30: South Carolina.

States offering incentives
If your state is on the above list, there might be some good news. In some states, governments are offering extra money for those who accept employment. Those states include:
Arizona: employees can qualify for a Return to Work Bonus of $2,000 for full-time work or $1,000 for part-time work after eight consecutive weeks of employment. You’ll need to begin this work between May 13 and Sept. 6.
Montana: eligible employees can qualify for a one-time, $1,200 Return to Work Bonus after completing four full weeks of paid work.
New Hampshire: through June 19, currently unemployed workers can qualify for a bonus of $500 for part-time employment and $1,000 for full-time employment.
Oklahoma: the Return to Work incentive offers eligible workers $1,200 after six weeks of full-time work.
Unemployment benefits cutoff
There’s another cutoff that applies to pandemic-era unemployment recipients. Each state has specific timeframes for collecting unemployment. In many states, six months is the limit. But during the pandemic, this cutoff was extended, with some states allowing people to claim unemployment for a full year or longer.
The pandemic has now passed the one-year mark, though, which means that the deadline might be approaching for many unemployed individuals. Whether you’re in a state that’s cutting off extended benefits or not, it’s important to pay close attention to your benefits’ end date. You may be able to apply for an extension, but there’s no guarantee your state unemployment office will grant it.
Getting back to work
Unfortunately, for many workers, heading back into the workforce isn’t as simple as landing a job. Daycares and schools face the same staffing shortages as many businesses, which means that parents have nowhere to send their children when they go back to work.
There’s also the issue of the lingering pandemic. Even in areas where vaccines are readily available, some employees are still concerned for their personal safety. For some, permanent remote work may be the only option. But when that isn’t available, workers face the tough choice of health versus paying the bills.
For those who are in the states that haven’t yet cut off unemployment benefits, there’s still a little time to sort things out. But if you’re in one of the states ending extra payments, it’s important to know what your options are.

If your state is on the above list, you’re probably wondering what options you have. Here are a few things to do if you’ll soon be without that extra $300 a week.
Check with your unemployment office
Just because you’re reading online that your extra unemployment benefits are ending, that doesn’t mean there aren’t other options. Unemployment compensation is decided on a case-by-case basis, using laws set at the local level. Contact your local unemployment office and find out if there are options available to you.
Consider remote work
This obviously won’t be an option for everyone. But the good news is, the pandemic has made employers more open to remote work than ever. You can often search local job sites and find plenty of opportunities where you can work from home most of the time. There are also plenty of work-from-home opportunities in this list, but you can also search online for “remote work” or “work-from-home jobs” and find some options.
Look for a bridge job
If you’re able to work at least part-time, consider a bridge job. These jobs are designed solely to get you through until things return to normal. At that point, you’ll (hopefully) be able to land your dream job. In addition to letting you pay your bills, a bridge job also helps reduce those gaps in your resume that can be concerning to future employers.
Consider summer childcare options
Parents do have one thing working in their favor: it’s summertime. The need for remote learning is put on hold for now, and there are childcare opportunities that don’t exist in the fall and winter months. If your local daycares are understaffed, consider enrolling your children in a summer camp. Local organizations like the YMCA and Boy Scouts often have summer camp opportunities, for example.
Summary
In most states, the $300 in extra weekly compensation will continue for now. But it’s important to prepare for it to possibly end soon. Stay in touch with your local unemployment office and make sure you’re aware of all your options. Even if the extra $300 cuts off, you’ll likely still be eligible for a weekly unemployment check while you continue to look for work.

That’s exactly where I was in 2007. I sold my business and generated a huge windfall — over a million dollars. I paid off all my debt. And then I looked around and said, “Oh, crap.”
I had absolutely no idea what to do with my money. Previously, any extra money I’d earned was immediately stuffed back into my business, and I had been running deficits nearly everywhere. This was the first time in my adult life I’d ever had my head above water, financially speaking.
Over the next three months, I proceeded to blow over $50,000. Oh, don’t get me wrong — it was fun! I bought a new car (that I still drive), some really beautiful artwork from artists I loved (that looks great on my walls), and thousands of dollars in clothes, new furniture, and other indulgences, such as $4,000 custom hand-made stereo speakers (that I’m listening to right now.)
It was fun…for a couple months. Then it got boring.
My Spiral Into Depression
Like many lottery winners, I spiraled into depression. The business I had spent six years of my life building was gone. I felt adrift — like I had no purpose. Despite having been “successful”, no one knew who I was. I had marginalized most of my personal relationships in favor of growing my business and working myself to death. And money wasn’t going to buy me out of the situation.
Slowly, I pulled myself out of my depression. I realized I had the opportunity to make myself into anyone I wanted to be. I could do anything I wanted. I had complete freedom. The thought was both exhilarating and terrifying.
I bought a shelf full of self-help books and read them all, relentlessly seeking to answer the many questions I had. Some of them were philosophical, like “What made me successful when so many others have failed?” Some were practical, like “How do I invest my money?” But all of them led back to one deeper question: “What should I do to be happy?” I soon realized the latter question was incorrect. The better question was, “Who should I be to be happy?”
In December 2007, I started blogging. I exposed a significant amount of my business life and thoughts. I wrote about my successes and my mistakes and failures. I enjoyed writing, doing videos, and interacting with my readers. Helping others figure out their purpose, their businesses, and their websites and blogs was a fantastic experience.
Spending With a Purpose
I made a point of trying to achieve greater states of happiness on a daily basis. Instead of being merely content — or even apathetic — with my current state of being, I realized I could be happier daily. And suddenly it hit me: I understood what I wanted to do with my money. I wanted to outsource pretty much everything I hated doing.
In order to live a simpler, calmer, but more effective life, I had to drop the shackles of wanting to do everything myself. To allow time to meditate, think, write, and create, I had to get rid of the drudgery of daily tasks. I realized my money could serve a fantastic dual purpose: To allow others, whose passion is cooking, cleaning, or assisting in various ways to help me — while I supported them by giving them income to do what they loved.
My life fundamentally changed that day. I started hiring people to do everything I didn’t want to do. The first step was to hire a cleaning service. Then I hired a personal assistant to work out of my house, filing papers, doing laundry, and organizing. I hired virtual assistants to do all the menial tasks I hated doing: bookkeeping; video editing; audio editing; even setting up my Facebook fan page. (Lisa, my VA who set up the Facebook page for me, said happily: “I can’t believe I get paid to do this!” And I realized…we’re both lucky.)
My Daily Routine
I wake up in the morning and my VAs have sent me their updates. I am building a business where I create how-to videos for small business owners and bloggers who want to drive more traffic to their sites and get more customers.
I learned meditation, and currently spend about 40 minutes a day relaxing. I also spend a few hours a day doing the parts of my business I love, from creating videos to writing to programming. When I walk down to the kitchen, it’s clean; Elia, my housekeeper, comes in every week to make sure it’s spotless. She spends 2 hours cleaning our kitchen; total cost to me: $30.
My VA in the Philippines edits my videos and does a fantastic job for $3.33/hour.
Whenever I do an interview with another entrepreneur, I send it to another VA in the Philippines, who, for $9/hour, edits it perfectly, getting rid of all the strange pauses and “um”s. I send the edited interview off to a transcriptionist. For less than $30, I get back an excellent transcription, often 12-16 pages long.
Lisa, my VA here in the U.S., has set up an entire website and integrated it with a shopping cart for my customers to order products and access them once they have ordered. She charges $30/hour (my most expensive staff member) and she’s worth every penny.
I treat my staff members well, and they love the fact that they can work from home and get paid great wages ($3/hour in in the Philippines is equal to about a $65,000/year wage here in the U.S.) They are happy — I can see it in their emails and text chat messages.
My partner Richard and I fight less. There’s no scrapping over who will do a certain task. If no one wants to do it, we work together to figure out how to hire someone.
A Disease Opens My Eyes
I was recently diagnosed with Celiac disease. The management of the disease may sound simple, but it’s not: eliminate wheat, oats, barley and rye from your diet. Most restaurants have very few gluten-free items; I’m lucky if I can order one non-salad item from a typical menu. Some restaurants are impossible to eat at; soy sauce, for instance, has wheat in it. I’ve gotten sick from things as odd as bacon, cake frosting, and ranch dressing.
After a few weeks of eating mostly hot dogs and tuna fish, I grew tired of my limited options. I thought about learning to cook, but it wasn’t something that excited me. So we hired a personal chef to cook our meals — one who understands the challenge of cooking gluten-free. We pay her $10/hour, including travel time to deliver the food to us, and she gets a fun side job.
In a randomly-chosen week before I hired a personal chef, I ate out four times and went to the grocery store twice. I spent a total of $179.91 on restaurants and groceries. Last week, I spent $215.49, including groceries, for eating out and paying my personal chef. My “eating out” expenses dropped from $86.14 to just $32.28 — over 60% less! My total spent was $35.58 more, but to me, that’s a small price to pay for gourmet food of my choice delivered to my door. Another remarkable and unexpected side effect was that I no longer have an urge to go out and spend money at fancy restaurants — I simply ask my chef to make what I want and deliver it to me.
It has been more than two years since I sold my business, and I am happier than I have ever been. I made different choices than most: We rent a house instead of owning (a savings of nearly $4,000/month in our neighborhood — more than our monthly rent payment!); we only have basic cable; we don’t have a landline, credit card debt, car payments, or student loans.
I chose, instead of buying more Stuff, to live a more fulfilled life. For me, even more important than holding onto my money tightly was to learn to let it go — to give it to others in exchange for work well done, and to trust that they could do tasks well. It’s one of the best decisions I’ve ever made.

Reduced mobility
The
report notes that people’s mobility will be much lower than it was
previously, before spiking.
“Geographic
mobility generally declines during downturns, when a lack of job
opportunities catalyze fewer long-distance moves across market or
housing upgrades,” the report said.
A
moratorium on evictions and foreclosures will also help to reduce
mobility, but analysts say they predict a spike in people moving home
once the outbreak ends.
“Many
upgrade and downgrade moves will be postponed rather than canceled,
creating a reshuffling of households throughout the recovery,” the
researchers note.
There
will also likely be a future wave of movement as people relocate
following the outbreak in search of jobs, or to be closer to their
family. Young people are also likely to want to flee the next to form
their own households.

Less affordable homes on the market
Experts
say affordable rentals and homes for sale are likely to be impacted.
Both were in short supply even before the pandemic, and the situation
will get worse, they say.
“Fewer
people moving means fewer homes available,” the report noted. “With
both pandemic and policy keeping people in place, affordable units
will become even more rare through the 2020 peak season.”

only 15% of workers who earn less than $25,000 are able to work from
