CUSO Home Lending rolled out Dark Matter Technologies’ Empower loan origination system (LOS) for its credit union owners.
CUSO Home Lending — a lender owned by Maine credit unions — became the first credit union service organization to leverage Empower’s newly developed joint-venture feature that allows credit unions to offer individualized branding, products and pricing while saving costs under CUSO’s shared services model.
“We are proud to introduce expanded support for joint ventures that frees credit unions to offer customized member experiences while reaping all the benefits of the CUSO model,” Rich Gagliano, CEO of Dark Matter Technologies, said in a prepared statement.
“Technology has become a central focus of our business strategy because of the value it drives for our credit union owners and partners and the superior mortgage experience it enables us to deliver to consumers,” said CUSO Home Lending president and CEO Lori Michaud.
CUSO Home Lending — established in 1993 — supported its owner credit unions and the communities with cost-effective access to mortgage fulfillment services, loan servicing and origination technology, according to its website.
Dark Matter Technologies, which completed the acquisition of Black Knight’s Empower and Optimal Blue in September, is prioritizing bringing down origination costs for lenders.
Speaking to HousingWire previously, Gagliano noted the firm saw up to 300% year-over-year growth in new user numbers for the past couple of years as an increasing number of lenders are focused on cutting origination costs.
“We actually do well in any kind of market,” Gagliano said in an interview in September.
“Now we’re in a down cycle, they need to do it with fewer people and they need to be more efficient to get the cost down. So it’s really the same story, just different markets,” Gagliano said.
Dark Matter Technologies, under Constellation Software‘s umbrella, is also focused on working towards a smooth transition over to Constellation with its 1,300-plus employees for the remainder of 2023.

“What do you call a bovine with a stutter that makes chocolate milk? Cacao.” Speaking of sweets, hats off to Byte’s booth at the conference for dishing out some amazing s’mores brownies here in Philadelphia. (They will be my breakfast on my flight out this morning.) The brownies are sweeter than the upcoming credit report cost increases (there is definitely a shift to lenders having borrowers pay for credit reports up front, not eating the cost of reports run on loans that don’t fund), the search by IMBs for HELOCs and 2nds and jumbo outlets, the talk of distant future EPO (early pay off) penalties when rates decide to drift down, and continued over-capacity and cost cutting until then. That said, there is good news for existing homeowners trying to build net worth: house prices hit another peak in September per one measure. (Today’s podcast can be found, after 8 AM ET, 5 AM PT, here: Sponsored by nCino, maker of the nCino Mortgage Suite, built for the modern mortgage lender. The nCino Mortgage Suite unites the people, systems, and stages of the mortgage process. Hear an interview with Think Mortgage’s Anthony Focca on how originators are winning business in a tough rate environment.)

Amongst diplomatic efforts to prevent the Israel-Hamas war from becoming a regional conflict, U.S. Treasuries produced fresh 2023 closing highs in yields on all tenors yesterday, and a 23-year high in the case of the 2-year note. Spreads widened again as the UMBS30 basis strongly underperformed benchmarks following hotter than expected data, including retail sales and industrial production.
Retail Sales came in stronger-than-expected in September, rising 0.7 percent month-over-month and 3.8 percent year-over-year. However, these numbers are not inflation-adjusted and are closer to flat on an adjusted basis. If you strip out vehicles and gas, retail sales rose 0.6 percent month-over-month and 4.0 percent year-over-year. Total industrial production increased 0.3 percent month-over-month in September when it was expected to remain flat. The capacity utilization rate jumped to 79.7 percent, in-line with its long-run average. Manufacturing output remains soft and is likely to remain under added pressure as the UAW strike at the Big Three automakers drags on.
Today’s calendar kicked off with news that mortgage applications decreased 6.9 percent from one week earlier, according to data from the Mortgage Bankers Association’s (MBA) Weekly Mortgage Applications Survey for the week ending October 13, 2023. We’ll also receive housing starts and building permits for September. Later this morning brings a Treasury auction of $13 billion reopened 20-year notes, remarks from Fed Governor Waller, New York Fed President Williams, Fed Governor Bowman, Philadelphia Fed President Harker, and Fed Governor Cook, before the Fed’s latest Beige Book is released in the afternoon ahead of the November 1 FOMC decision. In the very early going, Agency MBS prices are roughly unchanged from Tuesday afternoon and the 10-year is yielding 4.85 after closing last night at 4.85 percent.

Know someone else that needs this, too? Then, please share!!
When you are an experienced real estate agent looking for a new brokerage, you are thorough about interviewing companies that will be the right fit. You analyze change not only in terms of commission splits, culture, marketing, and support, but also in terms of what feels good for your business. You look for companies that fit your goals and will be good for growth. You have learned to interview brokers and not the other way around. You know the ins-and-outs of the business and feel confident that you will bring value to a company but the value needs to be reciprocal. Going through the trouble of changing companies without benefit for you and your business, would make absolutely no sense.
Oh the headache!! New business cards, property signs, branding! Going through all platforms changing brokerage names. Making announcements and making sure business is uninterrupted! Change and adjustment must come with a nice price tag and added value.
The easy way is not always the best way
No wonder so many agents remain in their good ‘ol boring companies for years. If it ain’t broke, don’t fix it! How lame is that!! And how can you really scale your business with your current status quo. Well…maybe you are happy with status quo, and that’s really ok – but what if a broker knocked on your door and promised you more money? (I’m not mentioning any names or the known company offering nice bonuses!!) <<pure sweetness, may as well take a nice vacay and continue your good ol’ business once you return.
But I’m not talking about magic pills here. I’m talking about not scaling your business because of lack of motivation, fear of technology, fear of hiring help, or worse: fear of change. So if a broker can guarantee efficiency so you have time to focus on real estate, would that catch your attention?
I know what you are thinking … you are an independent contractor. Shouldn’t you be responsible for improving your own business? That is NOT your broker’s responsibility. << sorry to say but although much of that is true, it’s also a good way for you to BS yourself. A good broker will go out of their way to continuously improve their tech and systems to make you productive and efficient. A great broker will do that and also make sure your needs are taken care of instead of forgetting you in the background and focusing on their new hires.
Is the value promised real?
The truth is that brokerages need money to make money – so if they claim they will provide value, they better give proof, not just tease you with the latest shiny object.
Let’s break down what’s important to you as an agent:
tools (in one place, not having to jump around all over the web, and having the latest tech)
name recognition (is this really about the broker or your own brand and value?)
efficiency (cut down hours doing useless things that don’t make you money)
support (cut down hours doing useless things that don’t make you money)
leads (do you want a broker that gives you hand-me-downs or one that will provide A.I. and predictive analytics?)
Your current broker could be holding you back
The point of this article is to make you think of the unthinkable, change. Mediocrity is not an option, and although change is sometimes the answer for making great things happen, your decision should ultimately be about aligning yourself with powerful and smart people that will not just compliment your business but help it soar to new levels.
I challenge you to look back at your business and analyze how it has improved (or not) in the last year. Can you hear “change” calling your name? shhhhh…..if you listen, it will be clear as day.
Colorado-based lender Loan Simple brought on Jim Anderson as its new chief marketing officer.
Anderson, who started the new role in September, will oversee all aspects of the firm’s marketing, branding and demand-generation efforts.
“With over 20 years of experience at Finance of America (FoA), Stearns Lending, Certainty Home Loans, CNN, Accenture and The Weather Channel, he brings innovative, business-building, marketing strategies to Loan Simple,” the company said in a LinkedIn post on Thursday.
Anderson brings nearly seven years of experience in the mortgage industry with his latest stint as CMO at FoA.
He spent more than two years at FoA where his responsibilities included setting a strategic marketing vision, plan and budget, and overseeing a team of on and offshore marketing professionals.
Prior to Finance of America, Anderson held CMO positions at Stearns Lending and Certainty Home Loans. Anderson won HousingWire’s Marketing Leader Award in 2021.
Loan Simple originated $411 million in production volume across 1,293 loans in 2022, according to mortgage data platform Modex. The lender has 71 sponsored MLOs with 14 active branches across the country, according to the Nationwide Multistate Licensing System (NMLS).
The number on your credit card is more than a passcode to payments when you swipe your card. Many of the digits have a specific meaning. Find out what a credit card number is, what it means, and why it matters.
In This Piece
What Is a Card Number?
A credit card number is a unique number that helps identify your account and card. This number makes it possible for you to pay with the card and for money to be taken out of the right account.
Think about it similarly to your checking account number. Your personal checks are printed with a specific series of numbers. First is the routing number, which indicates which bank the check draws on. Next is the account number, which tells which account the money should come from.
Credit card numbers work the same way. Each part of that long number has a specific function. These are standardized by the International Organization for Standardization (ISO).
I just watched a documentary on the dark web, and I will never feel safe using my credit card again!
Luckily I don’t have to worry about that. I have ExtraCredit, so I get $1,000,000 ID protection and dark web scans.
I need that peace of mind in my life. What else do you get with ExtraCredit?
It’s basically everything my credit needs. I get 28 FICO® scores, rent and utility reporting, cash rewards and even a discount to one of the leaders in credit repair.
It’s settled; I’m getting ExtraCredit tonight. Totally unrelated, but any suggestions for my new fear of sharks? I watched that documentary too.
…we live in Oklahoma.
How to Tell the Credit Card Type by the First Four Digits
The first digit in any credit card number tells you what type of card it is—Visa, Mastercard, Discover, or Amex. Card numbers of each type always start with the same number:
3: American Express or cards under the Amex umbrella
4: Visa
5 or 2: Mastercard
6: Discover
American Express goes even further by starting card numbers with either 34 or 37, depending on the secondary branding on the card.
That first digit plus the next five in the credit card number is called the Issuer Identification Number (IIN) or Bank Identification Number. This identifies the credit card company and its network, similar to the bank routing number on a personal check.
In some cases, the IIN may be eight digits. To allow for more IINs to support growing needs, the ISO is requiring the financial industry to move to eight-digit IINs.
The rest of the digits in your credit card number, with the exception of the final number, are related to your specific account. They aren’t necessarily the same numbers that appear in the account number on your statement. But this string of numbers is tied to your account so that payment processes use the right account when you make a credit or debit card payment.
The last digit of a credit card number is known as the check digit. This number is applied in an unusual formula that helps determine if your credit card number is valid when you enter it. Using this formula, it takes only a fraction of a second for a computer to confirm that a credit card number is valid.
What Do the Last Four Digits on a Credit Card Mean?
The last four digits of your credit card number don’t actually mean much on their own, but there’s a reason you might be asked for them. If you save a credit card in an online account or other database, the information has to be encrypted. Employees of that company can’t just look up accounts and see full credit card information. They’re usually only able to see the last four digits.
You might be asked to confirm those numbers to ensure the right card is being charged. You might also be asked to confirm them when buying something online with a saved card number to ensure you’re really you and not someone who’s hacked into an account.
You can’t tell a credit card number by the last four digits. However, you could find a credit card you’ve saved in an account, such as on Amazon, by the last four numbers. Those are the only digits you’ll be able to see when you look at the saved payment methods in your account.
How Many Numbers Are in a Credit Card?
Typically, credit card numbers are 16 or 15 digits. Only American Express uses the 15-digit format. Around 2020, Visa started issuing some cards with 19-digit card numbers, but these aren’t typically used in the United States.
Finding the Right Credit Card
Before applying for a new credit card, determine what kind of credit card you need. For example, if you want to maximize rewards, you may want a cash-back card with perks that match your budget. If you’re looking to build credit, you may need to apply for a secure credit card that’s easy to get with lackluster credit.
To understand what options might be right for you, check your credit. This helps you know what type of credit card you might be approved for.
Then educate yourself about applying for a credit card online. Review options that seem appropriate for you and pick the best one. You can get started in our credit card marketplace. Gather all the information you need and apply.
Even though the Empower LOS was the second most-used origination platform in the mortgage business, it was commonly seen as taking a back seat to its former corporate parent’s servicing technology.
A rebranding to the name Dark Matter Technologies under its new ownership could change that.
“We are now abundantly and solely focused on mortgage origination technology, and our clients specifically will see a difference there,” said Sean Dugan, chief revenue officer. “As a lighter organization under Constellation ownership, we’re going to be able to design and deliver in a more nimble way.”
This transaction closed on Sept. 15, 10 days after Intercontinental Exchange completed its acquisition of Black Knight.
Constellation’s purchase was contingent on the Federal Trade Commission dropping its opposition to the ICE deal, which it did in early August.
ICE and Black Knight agreed to their deal in May 2022. The Empower sale was entered into in March in order to drive regulatory approval for the merger between two market giants.
But ICE, Black Knight and the Federal Trade Commission did not officially come together on their agreement until Aug. 25.
All along, “we’re very optimistic, we got assurances from our counsel to indicate that this was going to eventually close,” said Bonnie Wilhelm, chief operating officer of the Perseus Operating Group at Constellation. “We just weren’t sure when that was going to happen.”
Constellation first met with the Dark Matter team in February and is now excited they can officially work together, Wilhelm added.
The branding came about because management was looking for something that was more edgy.
“Dark matter is the ubiquitous piece that helps the universe evolve, the constellations evolve [in a reference to the company’s new ownership], and it’s really the backbone of the universe,” said Rich Gagliano, CEO of Dark Matter. “We view ourselves as the backbone of our originators and our clients” to help them create efficiencies and drive down costs.
Before the transaction, Gagliano was president of Black Knight Origination Technologies.
Empower will remain the name of the LOS, Gagliano said, noting it is in its 25th year in the marketplace.
Management has had preliminary discussions with clients prior to closing but these were limited because of certain regulatory guidelines.
“Next week we’ll be reaching out to our clients and talking in a little more detail,” Gagliano said. “The Constellation team has been great with spending time with our clients and I think they’ve gotten really comfortable with them.”
Dark Matter will be reaching out via phone calls and emails in the coming days, Dugan added.
Most, if not all users will stay on the Empower system now that the deal is done.
“I think our clients really appreciate what we’ve done and all that we brought to the market,” said Gagliano. “We expect our clients to stick with us and all indications are they’re excited about Constellation and they’re excited that this leadership team is staying together.”
Constellation aims to have its businesses keep their customers forever as it is a long-term owner, said Scott Smith, the co-president of the Romulus Portfolio, Perseus Operating Group.
“We’ve worked with Rich and his team, understanding how they’re investing and what they’re doing so their customers stick around forever with Dark Matter,” said Smith. That is a core philosophy across the 800 acquisitions and over 100 verticals that Constellation is in.
Constellation also owns Mortgage Builder (acquired from Altisource Portfolio Solutions in April 2019) and ReverseVision, purchased in February 2022, and those will remain separate businesses run independently from Dark Matter, said Smith.
Among the other businesses included in the sale to Dark Matter is the artificial intelligence initiative, Aiva, that Black Knight acquired in 2018. The Exchange Service Network also is now a part of Dark Matter.
However, the Optimal Blue product and pricing engine, which was also acquired by Constellation as part of the divestitures that enabled the ICE-Black Knight deal to go through, will be a separate business.
“I definitely feel I met the right people at the right time. The timing was impeccable. If I had time to do anything differently, I would not be where I am today.” Growing up, Pei spent his summers in Shanghai, and the iconic HSBC logo was a familiar sight. But it wasn’t just the bank’s … [Read more…]
