This year’s down market has shifted what mortgage lenders are seeking from their technology partners, because the spare dollars for nice-to-haves are no longer around. The booming housing market the past few years brought with it a surge in mortgage tech adoption, and while this movement towards innovation has been welcomed by mortgage parties, now more than ever lenders are looking at the data behind these mortgage tech claims. Return on investment and cost savings around must-haves are now the focus in a lot of tech partnerships.
To learn more about this shift in mortgage tech needs and the changing dynamic in vendor-lender partnerships, HousingWire interviewed John Hedlund, California Mortgage Bankers Association (CMBA) chairman and chief operating officer at AmeriHome Mortgage Company and Wes Iseley, CMBA board president of residential and senior managing director of Carrington Holding Company.
California is home to some of the largest lenders which allows the association to keep a very strong pulse on the needs and trends in housing. The associations’ annual Mortgage Innovators Conference in Anaheim, California in June is designed to explore the revolutionary world of mortgage technology and helps attendees gain valuable insights from experienced industry professionals.
“The Mortgage Innovators Conference is unique in our space because there’s more of a conversation and interaction with lenders and technology companies, or innovators. It was part of our goal to not just have a bunch of booths where people are pushing products and instead where they’re solving problems that lenders have today,” said Hedlund.
“The beauty of the Mortgage Innovators Conference, and what we’re trying to build there, is really more of that two-way dialogue. The companies that are coming are listening and trying to enhance, improve and develop their products, and will reposition what they’ve already built or are in the process of building,” he said.
This collaborative mindset is what will define the lenders and tech providers that grow. In the following Q&A, Hedlund and Iseley discuss what innovation looks like today, the current table stakes in mortgage tech, what tech companies should keep in mind when talking to lenders and more.
HousingWire: What are some of the biggest areas that lenders are looking at technology to solve?
John Hedlund: In 2021, business was crazy good, and lenders had more money. You had a lot of vendors and startups selling, for lack of a better term, bells and whistles. They were, in my opinion, nice-to-haves and didn’t really move the needle. You’d have an LO come over to your company, saying that they need a certain software because they’re comfortable with it, so lenders would buy it because they could afford it. We’re in a different world now. Most lenders lost money last year.
So when I think of technology today, I talk to our providers about how they need to show their economic value add more than ever. How do you take costs out of my business? How have you proven that, factually?
When I talk to clients and ourselves, I focus on “what do we really need that moves the needle?” And, “What is just nice to have?” I’m getting rid of the nice-to-haves, and we’re finding other vendors that want to come in.
For most of the guys today, it’s all bottom-line driven. They need to be liquid, and they don’t know what’s next with rates.
Wes Iseley: There are some real issues that are still out there with speed to close. The first thing with speed to close, anything we can do to income verifications, which we have come a long way in bringing that in. There are different models out there trying to bring in income verification quickly.
The second one would be from a compliance standpoint — wire fraud. Everybody has to have that compliance and quality in place because that will drive costs up.
So the whole time we’re speeding things up, and at the same time, we need to have our protections in place so we don’t have surprise losses. There’s a lot of work going on the front and the back end from a compliance perspective.
HW: What are the new table stakes when it comes to technology?
JH: There’s always way more ideas than are actually going to ever catch on. It’s hard to carve out a new niche where there’s really a value add, but ultimately, that’s where I would start. What is my value proposition? And, it has to be somewhat hard today; it can’t be soft. By soft, I mean that it’s a nice-to-have. I think of an economic value-add. If followed all the way through the process, does it move the needle somewhere?
WI: Right now, if you can’t make it easy for the customer, that customer is going to get frustrated and go away. It’s tough out there right now. This includes the ease of use for the customer and the communication in keeping all people involved in that transaction informed as it goes along. Especially in a purchase money close, you can’t mess up the close when the moving truck is outside. Keeping everybody informed as the process goes is a must.
HW: What should mortgage tech companies keep in mind when talking to lenders?
JH: There’s a lot of value in talking to a variety of different lenders in different markets, and testing, tweaking and revising your business model when it needs change. If you want to have something that isn’t a niche product, it has to ring true with the masses.
When we started AmeriHome, our mindset wasn’t to chase shiny objects. From the start, our goal was to be a top-five correspondent lender, and so we built the company with scale in mind and our value prop very simplistically became, “How are we going to add value to our clients?”
I see a lot of tech vendors that have great ideas in isolation that aren’t ever going to necessarily be at scale because it’s a niche-type model. In most cases, I wonder if they’ve vetted that and spent, not an hour, but weeks or months finding out what their clients really need and solving a problem versus creating a product to try and find a problem.
HW:What does housing innovation look like in today’s market?
WI: The big issue out there is affordable housing. While there are modular homes, manufactured homes and factory-built homes, there are so many restrictions. In California for example, there’s a fee to transport the manufactured house, which adds $25,000 to $30,000.
You need to get down state by state and say what are the restrictions? I think factory-built housing and the precision of the building itself is of a higher quality and that’s a way to solve for affordable housing. You’re not going to affect land price, so it’s the build. This is a big solution that everybody should be working on.

POTENTIAL HIGHER PRICES ON THE HORIZON
While Dollar Tree is generally one of the cheaper stores you can shop at, there’s some unsettling news ahead for fans of the bargain retailer.
Dollar Tree’s chief financial officer has warned higher prices might be on the way as the chain deals with record high inflation.

I realize it’s been quite a while since I’ve offered you an update on the Victorian. Well, that’s primarily because the old saying is true: when you move into a remodel still in progress the work slows waaayyy down. While things were livable when we moved in a few weeks back, they’re no where near “done.” There’s still a lot of finish work that’s left…well unfinished to date, but I’m slowly but surely trying to chip away at it. As of right now, the house feels a bit like we’re squatting in a really nice, albeit unfurnished airbnb.
So while I have to hold off on any big reveals until the house is in tiptop shape, I thought I could tide you over with some hints at what’s to come. For example, designing my dream kitchen. That was probably my favorite part of entire renovation process. I mean, I’d been dreaming about it for years at this point (the blog is almost 9 years old after all). While the kitchen wishlist was pretty standard; bright white counter tops, a stunning backsplash and a range to make a chef proud, I did add one detail that wasn’t part of my original must-haves.

Did you say appliances?! While working on our remodel designs, I fell in love with the idea of integrated appliances. That’s when you build cabinetry over the top to blend in with the rest of your kitchen seamlessly. The look is so clean, so polished. With integrated appliances the kitchen becomes the star rather than some stainless steel behemoth. I’m pretty obsessed with the look.
I love how this kitchen still feels very traditional, but timeless. The bit of molding on the cabinets and the classic marble backsplash give it such an elegant feel. Obviously an integrated look can also swing very modern with minimalist lines and dramatic touches like stainless steel counters, or a stunning waterfall island.
We found the prefect refrigerator for the job, the Thermador Freedom Refrigeration system. Completely customizable, we were able find the perfect unit to fit our space. I love refrigerators with french doors. It makes is so much easier to access everything. And freezers on the bottom are a must. You get more storage area and how often do you really dip into your freezer? It’s nice to everything you use daily at arms reach.
I could not be happier with the look of our integrated Thermador appliances. Just like all the images above, the space feels clean, sleek and understated. I simply cannot wait until I can reveal everything to you, but for now, here’s a teaser of what you can expect to see when I do!

I made this list for my own kids, but I thought I would share it with you to use it too!
How can you make your Christmas bucket list more fun?
There are many different ways to make your Christmas bucket list more fun.
One way is to focus on new activities that you haven’t done before. Another way is to add food-related activities, which always make Christmas special.
You can also try incorporating some outdoor activities, even if it’s just for a (snowy) day.
And don’t forget about family traditions! They’re a big part of the holidays and can really enhance the experience.
No matter what you do, make sure you enjoy yourself (and not stress yourself out)! The holidays are a time for celebration and should be spent with loved ones. Merry Christmas!
Memorable Christmas Bucket List
While we love the classic Christmas bucket lists, we also are always looking for unique ideas to add to your holiday bucket list.
Some of these out-of-the-box ideas are pretty sweet and you may want to do them year and year again.
You can find everything from baking cookies to attending a German market to spending Christmas at a lodge. No matter what you choose, make sure you keep in touch with your family and friends during the holidays.
1. Go to Mexico. This is one of our Christmas traditions! There is something relaxing about enjoying the beach while Felix Navidad is playing in the background. (Gift hint… all of the beach gifts can be given to be used on the trip.)
2. Book a Wintery Mountain Stay. On the flip side, there is something magical about sipping hot cocoa while by the fireplace when giant snowflakes are falling outside.
3. Participate in a Neighborhood Luminaires Night. Organize one night for all of your neighbors to put luminaries outlining their driveways. It is a symbolic event with neighbors coming together in peace.
4. Roast Chestnuts. Just like in the famous song by Nat King Cole, it is your turn to roast chestnuts on an open fire.
5. Wrap Presents with Friends. For some wrapping presents is fun, for others it is a task. But everything is always sweeter to do with friends, so plan a time to wrap presents with friends. Appetizers and drinks are optional.
6. Order Matching Christmas Pajamas. This is a popular Christmas tradition for most families. Make sure you order your matching Christmas Pajamas in time. Some of my favorite places to find them are Kohl’s, Macy’s, and Amazon.
7.Wear Matching Christmas Pajamas. Depending on the age of your kids and spouse will depend on how well the matching outfits go over. Make sure to snap pictures!!
8.Kiss Under the Mistletoe. This is a fun Christmas tradition for kids and adults. Kids love this because it’s not just kissing their parents on the cheek, but they get to kiss everyone in the room! Adults love this too because it’s a great opportunity to get some alone time with your significant other.
9. Host a Progressive Dinner. This is a great idea to host a fun holiday party. For each course of a meal, you move houses.
For example, you start at house A for appetizers.
Then, move to House B for dinner.
Finally, wrap up at House C for dessert.
If you have more houses participating, then you can easily stretch to a 7-course meal.
10. Buy Ugly Christmas sweaters. This is a love-hate for many people. Are you totally into buying Christmas sweaters or do you want to shy away? Either way, it is always helpful to have at least one ugly Christmas sweater in your closet.
11. And then host an Ugly Sweater Christmas Party. Time to invite all of your introvert friends for an epic ugly sweater party. The winner walks away with a prize!
12. Go to a Christmas Eve Service. If you’re feeling a little more spiritual, there are many churches that offer Christmas Eve services. If it’s your first time going to one, consider this a good opportunity to introduce the whole family and get them interested in going.
13. Classic Christmas Movie Marathon. This is always a popular idea! Especially one that is next to free to do! Pull up the classic movies and enjoy!
14. Read Christmas Books. This is another one that is uber-popular in our house! We try to stick with Christmas-only books in the month of December. One of our favorites is JK Rowling’s latest book!
15. Go on River Cruises. The river is a great place to find some peace and quiet. You can go during the day or at night.
16. Stay Downtown. Whether you are looking in another state or in your own city, you’ll find a new adventure.
17. Snowman Building Competition. Set up a snowman building competition in your neighborhood and let the winners decide what charity to donate the money raised! Bragging rites until the next competition is held.
18. Shake a Snowglobe. Maybe even add to your snowglobe collection. There is a great children’s book called Snow Globe Family. That is a super fun read.

20. Watch Christmas Hallmark Movies. Did you know there is a countdown to when the Hallmark Channel releases their Christmas movies?!?! Yes, this is a must-do for many people. In fact, you may want to buy them the same Hallmark socks we gave our moms.
21. Host a Christmas cookie exchange. Yes, please! Cookie exchanges are the best. In fact, it is one of the most popular Christmas challenges.
22. Go Christmas Caroling. Is it a tradition? Or is it just something that you love to do with your friends and family? Bring joy to your neighborhood or nursing home by singing traditional Christmas carols.

33. Go Ice Skating. This is a classic especially if you live in the upper midwest. There are plenty of recreation centers that make ice skating a reasonable cost activity.

While a heat wave broke records across much of the U.S. this past week, the housing market is still a lot colder than it was last April.
Some experts do hold hope for increased activity in the coming months, especially as mortgage rates dip for the fifth week in a row.

“Incoming data suggest inflation remains well above the desired level but showing signs of deceleration,” says Sam Khater, Freddie Mac’s chief economist.
And according to recent data, the jobs market is staying strong — with 236,000 jobs added and the unemployment rate sliding down to 3.5% in March.
“These trends, coupled with tight labor markets, are creating increased optimism among prospective homebuyers as the housing market hits its peak in the spring and summer,” says Khater.
30-year fixed-rate mortgages
The average rate on a 30-year home loan declined slightly from 6.28% to 6.27% last week. A year ago at the same time, the average was 5%.
“With inflation moving closer to the Fed’s 2% target, mortgage rates are expected to decrease further in the coming months, likely below 6% by year’s end,” predicts Lawrence Yun, chief economist at the National Association of Realtors.
Lower rates will bring down monthly payments, opening doors to more potential buyers.
“If rates drop to 6%, 3.1 million more households will once again be able to afford to buy the median-priced home compared to the beginning of the year.”
15-year fixed-rate mortgages
The average rate on a 15-year home loan dropped from 5.64% to 5.54% last week. The same time a year ago, the 15-year fixed rate averaged 2.77%.
“With both homebuyers and potential sellers feeling rather dour about the real estate market … the number of homes sold will continue to be lower than one year ago for the next few months,” writes Danielle Hale, chief economist at Realtor.com.
This means fewer options for buyers to compare as well, although Hale notes there has been a slight improvement in sentiment as mortgage rates ease.
“If the current dip in mortgage rates can be sustained, that will keep buyers on the hunt and perhaps draw more homeowners into the market as sellers.”

A ceiling on the speed of recovery
While prices are still increasing and homes are spending less time on the market — which is typical for the spring season — these shifts aren’t occurring nearly as quickly as last year.
Hale says more homeowners are opting to “sit on the sidelines” rather than list their homes, while buyers stay hesitant as well, making it a “nobody’s market.” In fact, new listings are down a whopping 32% since last year.
The median listing price hit over $424,000 in March, but grew only 3.2% year-over-year, marking the smallest jump since May 2020, reports Realtor.com.
“While this week’s figures were likely extra low due to spring holidays falling earlier in 2023, the fact remains that lackluster participation from sellers may have put a ceiling on the speed of the inventory recovery,” says Hale.
“This means that buyers will continue to have to narrow their list of must-haves in order to find success in today’s housing market.”

How do you calculate how much you can afford to spend on your home? A good rule of thumb is to spend no more than 28 percent of your monthly gross income on your mortgage (the bank won’t let you go much higher than that anyway).
What does that mean? Let’s say you make $55,000 a year, that’s $4,583 gross monthly and puts your 28-percent mortgage at $1,283. Depending on your interest rate, your terms, and how much you put down, you could buy a house or condo between $250,000–$300,000. Keep in mind that your mortgage payment will just part of the overall monthly cost of a home; you’ll also need to cover taxes and insurance.
Now, how does that compare to renting. Average rent costs in Salt Lake City are expected to hit $1,520 per month this summer–$237 more than your hypothetical mortgage payment. Additionally, the 2016 Home Price Expectations Survey predicts Utah home prices will increase in value 10–30 percent in the next five years. Sign your closing docs
