Who are you, and what do you do?
My name is John Rowland and I’m the president and co-founder of S2A Modular. I consider myself a visionary with a passion for designing homes, communities and real estate. My 20+ years of experience spans across land entitlement, land development and development feasibility analysis – but most recently, has shifted focus to engineering the most advanced, self-sufficient homes in the world.
After seeing a gap in the market, my partner Brian Kuzdas and I founded S2A Modular – the company to produce electrically self-sustaining, custom luxury homes. We’re changing the way the world understands residential buildings – creating a new standard in stylish design, construction speed, tailor-made features with high-end materials, “surplus energy income” and smart-connected living.

What are you most excited about right now?
I’m most excited to be bringing our product to mass market. Over the past year, we’ve focused our efforts on fundraising, networking with key industry players, getting involved in major sectors of the market, showcasing how our product works and the impact we can make on the world. We’ve truly been focused on building a strong foundation that can help us take S2A Modular worldwide, even further than we could’ve ever imagined.
What’s next for you?
We’re working on something exciting for 2020, which we haven’t actually shared too much of yet. S2A Modular is currently developing housing solutions for the nation’s homelessness population by providing affordable, sustainable housing that can be built for 20 cents on the dollar compared to similar structures being purchased by the U.S. government. We plan to sell these homes nationwide for less than the cost of an average car, and they’ll be electrically self-sustaining to run completely off grid.
We’re also in the works of finalizing a licensing agreement, which will allow us to expand the S2A MegaFactory worldwide. We will be working with a few major industry partners to quickly and efficiently build and fulfill large orders of #GreenLuxHomes across the globe.
What’s a cause you’re passionate about and why?
There’s a huge human trafficking problem right now, and as a father, this cause is near and dear to my heart. I recently got involved in supporting the organization Operation Underground Railroad (O.U.R.), which works to rescue victims of human trafficking and sex trafficking, with a specific focus on children. Over the past five years, O.U.R. has rescued 2,603 victims and assisted in the arrests of more than 1,365 traffickers around the world. To support this organization, I took a little-known passion of mine in the design, engineering and manufacturing of sunglasses to donate 100 pairs of glasses that will be sold to help raise money to support the work of O.U.R. This is an incredible organization and it was an honor to be able to use my passion in sunglass design to support their efforts to help human trafficking victims.

Whether you’re purchasing a new pair of eyeglasses, stocking up on over-the-counter medications, or paying for your child’s daycare, there may be certain expenses your health insurance plan doesn’t cover.
In those cases, having a flexible spending account, or FSA, could help you save money. This special savings account lets you set aside pretax dollars to pay for eligible out-of-pocket healthcare expenses, which in turn can lower your taxable income.
Let’s take a look at how these accounts work.
What Is an FSA?
An FSA is an employer-sponsored savings account you can use to pay for certain health care and dependent costs. It’s commonly included as part of a benefits package, so if you purchased a plan on the Health Insurance Marketplace, or have Medicaid or Medicare, you may no longer qualify for a FSA. There are three types of FSA accounts:
• Health care FSAs, which can be used to pay for eligible medical and dental expenses.
• Dependent care FSAs, which can be used to pay for eligible child and adult care expenses, such as preschool, summer camp, and home health care.
• Limited expense health care FSA, which can be used to pay for dental and vision expenses. This type of account is available to those who have a high-deductible health plan with a health savings account.
How Do You Fund an FSA?
If you opt into an FSA, you’ll need to decide on how much to regularly contribute throughout the year. Those contribution amounts will be automatically deducted from your paychecks and placed into the account. Whatever money you put into an FSA isn’t taxed, which means you can keep more of what you earn.
Your employer may also throw some money into your FSA account, but they are under no legal obligation to do so.
You can use your FSA throughout the year to either reimburse yourself or to help pay for eligible expenses for you, your spouse, and your dependents (more on that in a minute). Typically, you’ll be required to submit a claim through your employer and include proof of the expense (usually a receipt), along with a statement that says that your regular health insurance does not cover that cost.
Some employers offer an FSA debit card or checkbook, which you can use to pay for qualifying medical purchases without having to file a reimbursement claim through your employer. 💡 Quick Tip: When you have questions about what you can and can’t afford, a spending tracker app can show you the answer. What Items Qualify for FSA Reimbursement?
The IRS decides which expenses qualify for FSA reimbursement, and the list is extensive. Here’s a look at some of what’s included — you can see the full list on the IRS’ website.
• Health plan co-payments and deductibles (but not insurance premiums)
• Prescription eyeglasses or contact lenses
• Dental and vision expenses
• Prescription medications
• Over-the-counter medicines
• First aid supplies
• Menstrual care items
• Birth control
• Sunscreen
• Home health care items, like thermometers, crutches, and medical alert devices
• Medical diagnostic products, like cholesterol monitors, home EKG devices, and home blood pressure monitors
• Home health care
• Day care
• Summer camp
Are There Any FSA Limits?
For 2023, health care FSA and limited health care FSA contributions are limited to $3,050 per year, per employer. Your spouse can also contribute $3,050 to their FSA account as well.
Meanwhile, dependent care FSA contributions are limited to $5,000 per household, or $2,500 if you’re married and filing separately.
Does an FSA Roll Over Each Year?
In general, you’ll need to use the money in an FSA within a plan year. Any unspent money will be lost. However, the IRS has changed the use-it-or-lose-it rule to allow a little more flexibility.
Now, your employer may be able to offer you a couple of options to use up any unspent money in an FSA:
• A “grace period” of no more than 2½ extra months to spend whatever is left in your account
• Rolling over up to $610 to use in the following plan year. (In 2024, that amount increases to $640.)
Note that your employer may be able to offer one of these options, but not both.
One way to avoid scrambling to spend down your FSA before the end of the year or the grace period is to plan ahead. Calculate all deductibles, copayments, coinsurance, prescription drugs, and other possible costs for the coming year, and only contribute what you think you’ll actually need.

How Can You Use Up Your FSA?
You can consider some of these strategies to get the most out of your FSA:
• Buy non-prescription items. Certain items are FSA-eligible without needing a prescription (but save your receipt for the paperwork!). These items may include first-aid kits, bandages, thermometers, blood pressure monitors, ice packs, and heating pads. Check out the FSA Store to find out which items may be covered.
• Get your glasses (or contacts). You may be able to use your FSA to cover the cost of prescription eyeglasses, contact lenses, and sunglasses as well as reading glasses. Contact lens solution and eye drops may also be covered.
• Keep family planning in mind. FSA-eligible items can include condoms, pregnancy tests, baby monitors, fertility kits. If you have a prescription for them, female contraceptives may also be covered.
• Don’t forget your dentist. Unfortunately, toothpaste and cosmetic procedures are not covered by your FSA, but dental checkups and associated costs might be. These could include copays, deductibles, cleanings, fillings, X-rays, and even braces. Mouthguards and cleaning solutions for your retainers and dentures may be FSA-eligible as well. 💡 Quick Tip: Income, expenses, and life circumstances can change. Consider reviewing your budget a few times a year and making any adjustments if needed.
Flexible Savings Account (FSA) vs. Health Savings Account (HSA)
You may have heard of a health savings account (HSA). It’s easy to confuse it with an FSA, as they share some similarities.
Both types of accounts:
• Offer some tax advantages
• Can be used to pay for co-payments, deductibles, and eligible medical expenses
• Can be funded through employee-payroll deductions, employer contributions, or individual deductions
• Have a maximum contribution amount. In 2023, people with individual coverage can contribute up to $3,850 per year, while those with family coverage can cset aside up to $7,750 per year.
That said, there are some key differences between HSAs and FSAs:
• You must be enrolled in a high deductible health plan in order to qualify for an HSA.
• HSAs do not have a use-it-or-lose-it rule. Once you put money in the account, it’s yours.
• If you quit or are fired from your job, your HSA can go with you. This happens even if your employer contributed money to the account.
• If you’re 55 or older, you can contribute an additional $1,000 to your HSA as a catch-up contribution — similar to the catch-up contributions allowed with an IRA.
• If you withdraw money from your HSA for a non-qualified expense before the age of 65, you’ll pay taxes on it plus a 20% penalty.
• If you withdraw money from your HSA for any type of expense after age 65, you don’t pay a penalty. However, the withdrawal will be taxed like regular income.

The Takeaway
Flexible spending accounts are offered by employers and can be a useful tool for paying for health care- or dependent-related expenses. Notably, you fund the account with pretax dollars taken from your paycheck, which can lower your taxable income and help you save money.
You typically need to spend your FSA money within a plan year, though your employer may give you the option to either roll over a portion of the balance into the next year or use it during a grace period. There are also guidelines around what you can spend the FSA funds on and how much you can contribute to your account.

Returning home with a suitcase full of souvenirs can be one of the highlights of a trip. You might travel specifically to buy clothes, such as some folks who head to Hoi An, Vietnam, which is known for its tailor-made clothing. Or you might come from Japan with a case of Kit Kats in bold flavors like red bean and Japanese sweet potato, plus other unique gifts for the folks back home.
Some travelers might have to limit the momentos they buy because of financial constraints. But others are bound simply by what fits in the suitcase for the flight home.
With these three packing tips, you’ll not just avoid overpacking, but you’ll make room for souvenirs, too.
1. Don’t pack items you’d want a souvenir version of
You may have seen the somewhat cliche lists of things you likely never need to pack, like toiletries, towels or hair dryers (most hotels provide these things for you). But what about the items you do need — the ones that are perfectly logical to pack, like shirts, sunglasses and hats?
If you’re the kind of person who’s likely to buy souvenir versions of these items, then rethink how many of them you bring with you to begin with. If you pack one or two fewer shirts, for example, you can buy a couple at your destination, wear them while traveling, and bring them home as souvenirs.
2. Rent clothes upon arrival
A new service has popped up in the travel industry, offering to deliver personally styled rental clothes to your hotel. Travelers wear these temporary duds throughout the trip and leave them behind at the hotel upon checkout.
Trvl Porter lets you pick items to rent at $65 each (with a two-item minimum) for up to two weeks and takes care of the shipping costs both ways.
Some major hotel and airline companies are getting in on the trend too.
In July 2023, Japan Airlines launched its “Any Wear, Anywhere” clothing-sharing service. Customers go online and input criteria like size, style and how many items they want (the minimum is three tops plus two bottoms per rental), which generates a bundle of clothes for them to rent.
And it’s not too expensive either. The lowest-priced bundle costs 4,000 yen (about $27). For now, though, the service is only available to passengers on international, JAL-operated flights and is just a trial project, scheduled to end in August 2024, according to Japan Airlines.
Meanwhile, W Hotels Worldwide, a Marriott brand, has a partnership with Rent the Runway where clothing orders are delivered to travelers at the hotel (and returned to the hotel’s front desk at checkout). This service lets customers pick any four items from a selection of Rent the Runway clothing for $69. Separately, Rent the Runway also offers one-time rentals that might be ideal if you’re looking for something you’d wear only once during the trip (like a suit or formal gown), which would allow you to pack less.
3. Pack old clothes you want to part with
Bring apparel that you were about to donate or throw away anyway. Make your vacation the last time you wear it — and then leave anything too tattered to wear again in the trash. For clothes that are otherwise in good condition (perhaps you’re ready to part with them because you want a closet refresh), look for local thrift stores to drop off donations. Local places of worship might also take quality second-hand clothing donations.
Why you should avoid overpacking
A heavy suitcase can be cumbersome to lug around, particularly if you’re trying to roll it over cobblestone streets in Europe or sprint with it to catch a departing train.
Bringing more than what fits in carry-on means you’ll likely pay airline checked bag fees (though that’s avoidable with certain levels of airline elite status or by holding certain airline credit cards).
If you do check bags, you’ll spend precious vacation time waiting at the baggage carousel. And there’s still the risk that your stuff will get lost. Even protections like lost luggage insurance, which can refund the cost of what went missing, can feel like a poor consolation prize if you lose irreplaceable items like a camera (and the memory card or film inside), or tough-to-get items like the Japanese Kit Kats you flew across the ocean to collect.
By returning with very few of the same items you departed home with, you’ll not only leave plenty of room for souvenirs, but you also might be able to make it all the way home with carry-on bags only.

Yet again, all the ladies put their stylish spin on this summer must-have and now I want to give each and every one of their looks a go. But first, here’s how I tried my hand at working denim cut-offs, Apartment 34 style:
I have to say, this assignment was my biggest styling challenge yet. Though I’m tall and obviously have long legs, I’ve never been a huge short-shorts wearer. I don’t know what it is – maybe being in my 30s, maybe living in slightly chilly San Francisco…I just haven’t been a huge shorts fan. But when I put these super-cropped puppies on, they were decidedly the most flattering for my body shape, so I went with ’em! I couldn’t rock the boy short – they just felt frumpy on me. I guess you ought to flaunt it while you got it, right?!

The key to feeling comfortable with this look was covering up up top. I firmly believe a girl can never have too many stripes in her closet and a good tee can always be dressed up. By throwing on my favorite oversized double-breasted blazer, I didn’t feel overexposed. By toting a structured clutch, a touch of gold jewelry and putting on a pair of clean and classic nude sandals, my shorts suddenly felt more sophisticated and ready for primetime.
I was also pleased to discover that denim shorts can be highly versatile. A tank and sandals is all you need for the beach. Sneakers, t-shirt and hat and you’re ready for an afternoon at the baseball park. I’d switch out my blazer for a leather jacket and a Celine-inspired heel to take this look from day to date night!

It was once an unassuming sleeper hit directed by Greta Gerwig (the mind behind the films “Little Women” and “Lady Bird”). However, because of some cleverly teased marketing and some timely escapism, now it’s the movie of the summer. And it isn’t even out yet.
“Barbie” is now receiving high praise from the lucky critics that have gotten to see it. More importantly, its public approval soars as social media is exploding with pink, flashing pictures of what has come to be known as “Barbiecore.” What started with runway couture fashions has trickled into home fashion, as home decor publications are starting to show off a variety of 80s-esque vintage furniture and multiple shades of pink. Barbiecore became a cultural phenomenon, a feeling reflecting where we are in 2023 and where we wish to be.

Barbiecore defined
Barbiecore is seeing life through rose-colored sunglasses. It is the essence of pink, of opulence and happiness. Summer drives with the windows down in a shiny coupe. ’80s-inspired party houses that people in the 2020s only dream of spending the night in. Perfectly swirled strawberry ice cream and sparkly designer pumps.
Barbiecore is a feeling — an escapist dream, a sweet, pink cloud of cotton candy plastered onto the COVID-weary, austere reality. Or as Emily Huggard, an assistant professor of fashion communication at Parsons School of Design states, “People are really latching on to escapism and things that they know and feel safe with. When we think about this trend [Barbiecore], it’s pretty, it’s hot pink, it’s not too complex — I think people are craving a time when things felt less heavy.”
How the Barbiecore trend is owning home decor
In fashion, this trend dominated the runway in 2022 via an all-pink Valentino fashion show. Since then, “dopamine dressing” has been popping up on social media, featuring showy, often bright designs that the pre-pandemic world might have deemed gaudy.
This same concept permeates all the home decor it touches too. Though everyone has their own personal take on the aesthetic that works for their home’s personality, the style features many high-contrast, high-gloss colors and textures — blended with fluffy, dreamy textiles in accents rugs and pillows. Meanwhile, the furniture often has vintage touches and bubbly, simple shapes that hearken back to happier times: You might even see some hearts, stars and glitter thrown in for good measure. And don’t forget the color pink.
Barbiecore spans design styles and decades
Many designers are opting to mix the style to their liking with cottagecore, shabby-chic and even coastal grandmother. After all, Barbie’s versatility made her famous, as she’s had more careers than anyone else you’ve ever met.
Just as Barbie has been celebrated throughout the years, you’ll find Barbiecore inspiration in multiple aesthetics, spanning each decade since she arrived in 1959. Barbie represents all that feels fun, luxurious and light in every era. Whether it’s the economic prosperity and traditionalism of the ’50s; the bold modernism of the ’60s; the sparkly disco balls of the ’70s; the brash consumerism of the ’80s; the sophistication and social progress of the ’90s; the pop music craze of the ’00s; the eclectic, identity-challenged 2010s or the social consciousness and maximalism of the 2020s, there’s a version of Barbiecore for all of our homes, too.
Vintage and modern Barbie
For example, if you love the geometric simplicity of the midcentury’s take on modern, opt for furniture with hairpin chair legs and pink upholstery. Capture the ’60s and ’70s with lucite furnishings because life in plastic is fantastic.
