I was just reading this report from Markus Appenzeller, the Head of the Urbanism at the Academie van Bouwkunst Amsterdam, where he delves into the complex nature of opportunities in big Russian cities outside Moscow and St. Petersburg. For most readers, anyplace besides Moscow or St. Petersburg (perhaps) will seem almost as foreign as another planet. And where real estate, design, and planning are concerned, cities like Kazan, Irkutsk, of even Vladivostok might as well be in another galaxy. That said, for the progressive out there a look at the evolutionary changes inside Russia can be a real eye-opener.
A New Cultural Dynamism
Take Ekaterinburg in the Ural Mountains, as an example. However, underneath these transformative cases, the country’s creative dynamos build out a lasting future. And Ekaterinburg, the capital of the Urals, Russia’s third city, home of Russian constructivism and Russian street art, is a special case. Of all the developing centers, Ekaterinburg has the most eclectic heart. Young people migrate here for the university, to seek careers in big industry, technology, and for the arts, but this crossroads of Asia and Europe was once divided by stark cultural/architectural division.
Enter Brusnika, a real estate developer founded in Tyumen, Siberia back in 2004. The firm that started with a new vision of Russian residential development, has grown to be one of the country’s top 5 biggest real estate development firms, according to Forbes. With offices in Ekaterinburg, Novosibirsk, Tyumen, Surgut, and Moscow, Alexei Krukovsky’s company is one of the most successful developers anywhere in Asia or Europe. I have introduced to Russian architectural advances some years ago as the publisher of Our Russia magazine. A recent inquiry by a friend in Ekaterinburg for a world-class photographer led me to Bruniska, a company I’d heard about in passing some years back.
A highlight reel for this fast-growing Russian firm would surely feature one of Brusnika’s most interesting developmental cooperations, Kandinsky House in the center of Ekaterinburg. The fine outline of the edifice is a symbol of what the new Russia so many geopolitical experts talk about. It’s new-age iconic for a fairly simple reason. Its design represents a paradigm shift toward modernity, while at the same time creating the perfect compromise between Ekaterinburg’s incongruent visual perspectives. Given the city’s remaining specs of pre-Soviet architecture, and the sketchy Communist-era buildings, the tasks Bruniska accomplished was no small feat of improvisational genius.
The Kandinsky project came to fruition as a result of the international cooperation between world-renowned players like AHR Architects (previously part of the Aedas Group), Minotti, Lundwall Architects AB, Greenhance landscaping, and Itatech construction management.
Ad-libbing Meets Excellence
In a report from Elena Trubina of Ural Federal University, she and author Martin Müller encapsulate the essence of what makes Russia’s fourth biggest city so fascinating architecturally and culturally:
“Improvisation arises from the encounter between plan and event. It actualizes the city multiple: the possible other worlds that are immanent in situations and that are always able to dislodge the present one. Situations that people, planners, and politicians anywhere, particularly in Ekaterinburg, are all too familiar with. So there is a richness in improvisation in Ekaterinburg that makes for diversity and nuance in theorizing improvisation.”
Incidentally, what makes Bruniska’s and AHR’s collaboration at Kandinsky House so meaningful is their embracing of Russian urban improv to patch new luxurious lifestyle into such an opposed urban landscape. This is, in fact, the essence of the new Russia so few westerners know about. Since Vladimir Putin assumed leadership in the late 1990s, Russian cities have exploded, not only in size but in style and character. Few outside Eastern Europe are familiar with traditional Russian homeownership, and fewer still realize the Russian Datcha (a second summer home in the countryside) model.
In America, clusters of homes off major highways became the familiar model, but eastern Europeans grew accustomed to residential flats in the cities and dreamed of country homes set in nature. In the cities, micro districts of high rises surrounding public places are still the modus, only the quality of life, and in the inherent design in these spaces has taken off. So, Brusnika’s Kandinsky House on the Iset River in the historic heart of Ekaterinburg is a prime example of extremely high-quality mixed-use high-rise design.
Though the target clientele of this development is higher than normal income resident, Kandinsky House reflects not only new-age Russian commercial design but a mix of European ideas and neo-classical Russian facets. Advanced materials, technologies, and jaw-dropping Spartan aesthetics are melded into a new kind of minimalism. At least this is my perception.
The overall effect of Kandinsky House, and other Bruniska developments, is a subtle enhancement of the surrounding urban landscape. The developers manage this by combining standardization with amazing customization elements.
To learn more about the project, I caught up with the AHR Director Martin Hyams (above), to ask about the architect’s take on Brusnika’s focus with the Kandinsky House project. Here’s what the project’s lead architect has to say:
“Brusnika is a rare client with a visionary leader and a forward-looking professional team that appreciated the added value of international expertise in their projects and how it could positively steer their target real estate markets both in terms of end-user expectation as well as construction.”
Hyams went on to say how the overall human-centered approach the companies initiated ended up with what he called “a number of market-changing developments that enhance individual lives and create thriving communities.”
Reimagined Russian Urbanism
I mentioned my friend and one of America’s best photographers earlier in this story. Well, the best summary I can offer for this story is what came out of Jay Thomas’ (one of my oldest friends) mouth when he arrived back home after the photoshoot. “Phil, I had no idea how majestic and modern these Russian cities were.” A native of the American south, and an artist who’s shot hundreds of locations and brands in America, he’s not one to be so easily impressed.
I mention this to emphasize how brilliant ideas and achievements can be easily lost if we confine ourselves to compartmentalized ideas and ideals. Imagine my friend of 50 years visiting Russia for the first time. This is a guy from a prominent family who graduated high school at 18, took a sabbatical and traveled to Alaska to sign onto a fishing boat, and returned to the lower 48 after a 1,200-mile kayak trip through the wilds – exclaiming Russian achievements. I have other such stories, for those interested.
There’s this Russian saying, I hope I can get it right. Большо́му кораблю́ — большо́е пла́вание, roughly translates to mean: “Remarkable people make a big impact in the world.” This is true whether we see their remarkable accomplishments, or not. And now that I’ve introduced Brusnika’s, Russia’s, and these other companies’ efforts, maybe their progress will come full circle in some future American or European project? At least this is a hopeful possibility during these trying times.

What is the Living Building Challenge?
The Living Building Challenge (LBC) is a green building certification program administered by the International Living Future Institute (ILFI), and was launched in 2006 in Seattle, WA. The program continues to evolve as new research and technology releases, and is currently on its fourth iteration (4.0).
The goal of the LBC is to encourage designers and homeowners to build structures and projects that contribute positively to their local environment. Structures achieve this by mimicking the ecosystem around them from when before the site was developed, creating a regenerative and sustainable built environment.
Living Building Challenge Petals
The Living Building Challenge organizes its requirements into seven performance areas called Petals. Each Petal is further divided into Imperatives (20 total), which address specific topics related to that Petal. Here’s a brief summary of the seven Petals.
1. Place
This Petal focuses on the location of the project and its relationship to the surrounding community and ecosystem. It includes imperatives such as habitat exchange, urban agriculture, and appropriate siting.
2. Water
The Water Petal emphasizes achieving a water balance within the building’s site. This means that a home or building should meet all its water needs through captured precipitation or recycled water, and manage its wastewater onsite.
3. Energy
100% of the project’s energy must come from on-site renewable energy on a net annual basis, promoting self-sufficiency and reducing the building’s environmental impact. This often includes installing solar panels, small wind turbines, and other renewable energy sources.
There aren’t specific requirements for energy per square foot, but the LBC insists that a building generate 105% of its energy needs.
4. Health and happiness
This Petal recognizes the importance of creating environments that optimize physical and psychological health and well-being. It includes imperatives related to indoor air quality, biophilic environments, and promoting physical activity.
5. Materials
It’s essential to encourage using materials that are non-toxic, transparent, and socially equitable. The Materials Petal requires projects to use safe and sustainable materials, and bans the use of materials that have negative environmental impacts or contain hazardous substances. The LBC has a “Red List” that contains a catalog of their banned materials and a “Watch List” of possibly problematic materials.
6. Equity
The Equity Petal encourages social equity and human rights within the building’s sphere of influence. This includes aspects such as human scale and humane places, universal access to nature and community services, and equitable investment.
7. Beauty
This Petal is about the aesthetic aspect of buildings and sites, recognizing that buildings should delight and inspire. The Beauty Petal insists that buildings incorporate design features intended solely for human delight, helping to connect people to the environment in a meaningful way.
Living Building Challenge for homeowners
While typically for commercial and public buildings, the LBC certifies homes as well. However, the LBC is extremely strict, so it can be time-consuming to design and build a certifiable home. As a result, only four residences in the US have received full certification (fulfilled all seven petals).
Unlike other green building standards that can be based on projections and simulations at the design stage, LBC certification is based on actual, proven performance after the building has been in operation for at least 12 consecutive months. There are four steps to receiving certification:

How do you certify your home?
The Living Building Challenge certification process is the same for all types of buildings, including houses. However, because homes are generally smaller and don’t have the same budgets as large commercial buildings, it can be harder for homeowners to fulfill every requirement.
Here’s a breakdown of how to certify your home through the LBC:
Registration: Start by registering your project with the International Living Future Institute. You need a premium membership to register, which costs between $50-$250
Design: Next, if you’re aiming for full certification, plan and design your home according to the LBC’s seven Petals and twenty Imperatives. This will likely require working with architects, engineers, and contractors who are experienced with sustainable construction and familiar with the LBC. Remember, the LBC requires that all aspects of the project, from the site choice to the energy systems to the building materials, comply with their standards.
Construction: Construct your home according to the design’s plans. Document your progress and gather evidence of compliance with each of the LBC’s requirements. This might include photos, receipts, contracts, and other documents that can verify your claims.
Performance monitoring: After construction is complete and you’re all moved in, you need to go through a 12-month performance period. During this time, you collect data and demonstrate that your home operates as designed and promised to the ILFI.
Audit and certification: Once your 12-month performance period is over, submit your documentation and data to the ILFI. An LBC Ready auditor will then review it to verify compliance with all the challenge’s requirements. If your home meets all of the requirements, you will be awarded LBC certification. If it only receives three out of seven Petals or just achieves net-zero energy use, it will receive separate certifications.
Certification levels
Full certification is incredibly difficult, so the LBC has three levels that a home or building can achieve.
Full certification: Full certification is awarded to homes and buildings that meet the requirements of all seven Petals.
Petal certification: Given to projects that satisfy the requirements of three Petals, including at least one of either Water, Energy, or Materials.
Net-zero energy building certification: Given to projects that achieve net zero energy but don’t meet all the requirements for Full or Petal certification.
The ILFI also offers additional certifications for houses, products, and entire communities.
Tips for homeowners striving for LBC certification
Even if you don’t receive full certification, using LBC’s guidelines can dramatically reduce your carbon footprint and create a sustainable, self-sufficient, beautiful home. Additionally, the ILFI offers other certifications such as the Living Home Challenge, which might be a more feasible option for some people.
Also, one of the most difficult Petals to fulfill is energy use. A good tip is to reduce the overall amount of electricity your home requires and limit your usage, instead of simply installing more renewable technology.
Pros and cons of the Living Building Challenge for homeowners

Lori’s Ace Home & Hardware will host the Women in Power workshop to teach women how to operate lawn and landscaping equipment with confidence.
The workshop will be from 4 to 5 p.m. July 11 at the hardware store, 2800 Raeford Road, Suite 24A, according to a news release.
Participants will learn to safely operate a leaf blower, weed trimmer and hedge trimmer; the features, benefits and pros/cons of various gas and battery models; and how to maintain the equipment, the release said.
“Since opening in March, we’ve had several female customers ask us how to operate the outdoor power equipment,” said Lori Tracy Stobbe, president and co-owner. “Many women are taking care of the lawn and landscaping duties but may not feel confident in their ability to use the equipment. We can help them.”
The workshop will include a hands-on demonstration and Q&A session. Presenters will include Nate Stobbe, co-owner, and Aaron Russell, assistant store manager. Both have extensive experience operating outdoor power equipment and teaching customers how to use it, the release said.

Optometrist Joseph Ballard has opened his own practice, Northside Family Eye Care, at 5811 Ramsey St.
Ballard is a graduate of the University of North Carolina at Pembroke and has a doctoral degree from the Southern College of Optometry. He worked at Professional Eye Care in Hope Mills for eight years before opening his practice at the first of the year.
Northside is a full-service eye care practice that helps patients with routine eye exams for eyeglasses and contact lenses, emergency eye care needs, chronic eye treatment and prevention of diseases such as glaucoma, cataracts, and dry eye disease. It is the only locally owned and operated eye care practice in north Fayetteville, according to a news release.

Stress recovery center secures art therapy grant from Arts Council
SPRING LAKE — Enclave Stress Recovery Center has received a Mini Grant from the Arts Council of Fayetteville-Cumberland County.
The grant is for seed funding for art supplies and equipment to host adult art therapy classes called “Weekly Wind-Down,” according to a news release. The counselor-led therapy classes will begin at 6 p.m. June 30.
“We are very fortunate to have an art therapist and two licensed counselors on our team at the Enclave,” said Executive Director Taneshia Kerr. “They put a lot of time and research into the curriculum creation, and we are ready to use this award as a steppingstone to bring even more stress recovery opportunities to Cumberland County.”
The Weekly Wind-down will be a 90-minute art therapy program that is open to the public. Participants will meet in a suite that has been prepared with therapeutic-grade aromatherapy diffusion and Tibetan singing bowls, the release said. These modalities are designed to lower physical tension and improve mood.
The program includes a five-minute talk about a stress recovery technique, a guided deep breathing exercise, and an art station with mixed media, the release said.

School resource center named for former Superintendent Harrison
Cumberland County Schools’ Educational Resource Center, located at 396 Elementary Drive, has been named in honor of William “Bill” Harrison, former superintendent of the school district.
Principals, Board of Education members, district staff, elected officials, retired personnel who served with Harrison as well as his family and friends attended a renaming ceremony on June 13.
Current Superintendent Marvin Connelly Jr. presented Harrison with a plaque.
“Today, we stand on the shoulders of Dr. Harrison’s remarkable legacy,” Connelly said. “His tireless efforts, vision and passion have transformed the lives of countless students, educators and families in our community.”
Harrison spoke candidly about the significance of the honor.
“This is more special to me than a school would have been … because of my history with it and because of how important I think professional development is,” he said.
Harrison began teaching in Fayetteville after receiving a bachelor of arts degree in intermediate education from Methodist College in 1974. His work began at Vanstory Elementary School in 1974. He was superintendent starting in August 1997 and served until March 2009.
He was appointed by former Gov. Bev Perdue as chairman of the North Carolina Board of Education and served from 2009 to 2012. He then was superintendent of the Alamance-Burlington County School system and retired in 2018. In total, Harrison served Cumberland County for 26 years.
The Board of Education approved naming the center for Harrison on Feb. 14.

The larger parcel, spanning 7.32 acres, was once owned by Charles M. Schulz, the creator of the beloved comic strip Peanuts, and still houses the cartoonist’s former studio, which has been carefully preserved — and turned into an inviting one-bedroom home.
It’s now being brought to market for the very first time in 47 years. Asking $3,950,000, the former studio and the land that surrounds it is listed with Mark Stevens and Gail Gijzen, affiliated with the Sebastopol office of Coldwell Banker Realty.
Schulz had the studio built in 1966 and used it as a creative space where he penned the adventures of beloved characters like Charlie Brown, Snoopy, and the rest of the “Peanuts” gang. His house at the time sat on an adjacent lot that was part of the same property, which was later broken down into several lots due to its massive size.
“The main house where the Schulz family lived was initially part of the same property as the art studio,” says one of the property’s current owners, Eric Rogers, whose grandparents bought the property 47 years ago.
His father, Timothy Rogers, chimes in to provide a little more background on just how massive the Schulz estate was back in the day: “Schulz’s property encompassed roughly 27 acres with the main house, the grandmother’s house and other structures including a large pond, baseball field, miniature golf course, large swimming pool and an enclosed entertainment pavilion.”
“The studio was the last structure built at the western end of the property, isolated on a dead-end road with surrounding vineyards and apple orchards and a tight-knit group of neighbors.”
Charles Schulz’s art studio lives on as a one-bedroom home
The midcentury modern home was built by Steele & Van Dyk, the same architecture firm that built the Redwood Empire Ice Arena (more commonly known as “Snoopy’s Home Ice,” now part of the Charles M. Schulz Museum in Santa Rosa, CA) where Schulz held annual hockey tournaments and hosted tennis exhibitions.
“My grandparents, Don & Helen Rogers, bought the property in 1976,” Eric Rogers tells us.
“My grandfather was intrigued when he saw an ad in the paper about a property belonging to a famous celebrity for sale in Sebastopol. Out of curiosity, he made an 80-mile trip from where they lived and discovered it was owned by Charles Schulz. The original property was divided into three sections: the main house, recreational area, and art studio. My grandparents ended up buying the art studio parcel which included the golf course.”

The original 7+ acre property has been in their family ever since, and there have been many discussions over the years about whether or not to enlarge the existing structure. But in the end, their love for the history behind the studio surpassed any desire to change the home.
Instead, they made minor enhancements meant to make the small house more livable.
Changes to the home include the addition of a stove/oven and custom-matched cabinetry in the kitchen on the opposite wall of the sink, Velux skylights installed in the kitchen, living room, bathrooms, and bedroom. All windows and sliding exterior doors were replaced with double-pane insulated glass but the Rogers made sure not to alter the nature of the design and had them all custom-made to match the unique originals.
In what was the original art studio space, some of the shelves and drawers were removed to accommodate a recessed king-size bed.
The end result is an inviting one-bedroom home with one full bath and a powder room, a stone fireplace, and 1,176 square feet of living space. Since the owners weren’t living on the property, they turned it into a licensed vacation rental for a few years.
“We started renting out the property in April 2016 and have had a growing number of people stay year after year. We ended up booking more people than we imagined — mostly couples looking for a romantic getaway to the wine country,” Eric says. “We stopped renting in 2022.”
While they always wanted to enjoy the property as it was originally designed, the family has long considered building an additional structure. They purchased an adjoining lot that can be developed but decided to keep it as an open space instead, and they’re now including that vacant parcel of land (spanning 1.5 acres) in the sale.
The 8.82-acre property is now hitting the market for $3.95M
While Charles M. Schulz’s former studio may be the centerpiece, the entire property is a semi-secluded paradise.
“The grounds are a combination of a four-hole golf course, Redwoods groves, walking trails surrounded by numerous rhododendrons, azaleas, camellias, dogwoods, numerous varieties of ferns, fruit trees and a vast variety of flowers,” Timothy Rogers tells us.
“After I retired as a helicopter pilot over two decades ago, I have developed and taken care of the landscaping as a labor of love. I will miss all those moments of sheer beauty that I have experienced at the passing of each season and sharing all that time with the wildlife that has shared it with me.”
And Timothy’s labor of love is showcased throughout the sprawling property, whose beautifully landscaped grounds are accented by walking trails with wood-carved benches and statues.
There’s also a massive deck (approximately 1,340 square feet) and a 4-hole, par-3 golf course that dates back to Schulz’s ownership — one that the Rogers family has revamped after it was left in disrepair.
It wasn’t uncommon for them to find golf balls owned by Schulz’s many famous friends. They found golf balls with names like Bob Hope, Bing Crosby, and Robert Mitchum inscribed on them, hinting at the many star-studded charity tournaments that once took place on the property.
The Peanuts creator’s ties to his former art studio haven’t been fully severed over the years. Schulz’s two sons would occasionally stop by to visit and reminisce.
“The sons have come by the property at different times to take trips down memory lane. It sounded like the childhood we all dream of — living on a large property amongst beautiful redwoods and surrounded by animals and livestock,” Eric shares.
“They would tell hilarious stories about driving their dirt bikes up and down the property and riding horses. It is rumored that the family hosted charity events on the golf course that drew in celebrity friends. Their love and effort went into building this amazing and magical place that we got to share as a family for decades.”

Additionally, Earthship houses are often oriented specifically to allow the sun to heat the interior during the winter, while using overhangs and other shading techniques to prevent overheating during the summer.
3. Solar and wind energy
Most Earthships are usually equipped with solar panels or wind turbines to generate electricity, making them independent of the conventional power grid. The electricity is stored in a bank of batteries and then used as needed for lighting, appliances and other electrical requirements. Inside, most homes have efficient appliances and LED lighting to help to reduce electricity use.
4. Water harvesting
Earthships capture and store rainwater and snowmelt from their roofs, making them ideal for fairly wet climates. The water is filtered and used for drinking, cooking, and bathing. After being used once, the water becomes greywater and is reused for irrigation. The remaining water is then treated and used for flushing toilets. After this, it becomes blackwater, which is then treated and used for landscape irrigation.
5. On-site sewage treatment
Instead of being connected to a municipal sewage system, Earthship homes treat their own waste water. Most homes accomplish this through a mix of greywater and blackwater systems. Greywater (water from sinks, showers, etc.) is typically filtered through indoor gardens and used to grow food. Blackwater (sewage) is usually treated in an anaerobic digester or a constructed wetland, with the goal of reusing it for landscaping.
6. Food production
A key part of Earthship architecture is self-sustaining food production. Earthship homes include internal greenhouses, which are used to grow a variety of plants, including fruits and vegetables. Greenhouses also aid in heating and greywater treatment. The combination of direct sunlight, greywater irrigation, and a controlled climate makes it possible to grow healthy food year-round. Some designs also incorporate outdoor garden spaces and even aquaponic systems.
