Who are you and what do you do?
My name is Saurabh Bajaj, and I’m the founder and CEO of Swiftlane. Swiftlane is a touchless access company that uses face recognition and mobile credentials for secure access to buildings. My background is in software engineering and machine learning. I worked at several tech companies like Facebook, Instagram, and Level Autonomous driving team before starting Swiftlane. I am a big technology geek. At Swiftlane, I am excited to improve the overall building experience for office and multifamily residential buildings
What problem does your product/service solve?
The modern building access experience is clunky – you need to fumble for key cards to enter doors, many people lose them, and they are easy to clone plus expensive to manage. Security systems are siloed from one another, and the actual forms of access are not that secure. The visitor management experience is also broken; people use shared PIN codes for common area security and are unable to reign in controlled guest access. This is not only inefficient but actually creates problems like physical security gaps in huge CRE buildings and package theft in multifamily buildings. Not to mention with COVID, no one wants to touch door handles or elevator buttons, and buildings need a way to control who is coming in and out, when, and how many people are allowed access at a given time.
Swiftlane provides a modern access control system and video intercom for offices and apartments in order to solve these problems. Swiftlane allows users to simply open doors with face recognition technology by looking at the reader, or using mobile access. We also provide wireless video calling from a door to a tenant, so that you can see the person at the door and remotely grant access.
Our goal is to create the most convenient, frictionless physical security experience that is available and accessible to buildings and businesses of every size. By improving the way we access buildings and secure them, we also solve secondary problems like eliminating package theft, increasing tenant retention and peace of mind, etc.
What are you most excited about right now?
It’s great to be able to talk about improving security and improving processes, but I am most excited about the opportunity to really quantify the value that Swiftlane is able to bring to buildings. For example, somewhere around $6 billion worth of packages were stolen last year – a record-breaking loss. Which goes hand in hand with the most ecommerce deliveries we have ever seen in a single year. People today rely so heavily on deliveries, but some buildings, especially apartments, are not equipped to handle that volume.
I believe that there is a strong disconnect in the current building experience and what’s possible with technology. I am excited to see that transformation finally happening in the real estate space.
What’s next for you?
Right now, we are very focused on the multifamily real estate market and office buildings. We plan to continue improving the security, peace of mind and experience for everyone. There is a lot of work remaining for us to continue developing a modern, seamless experience for building access and do that in a privacy-first and responsible way, so that it can uplift the experience for everyone.
What’s a cause you’re passionate about and why?
A cause I’m passionate about is improving online security for older people, who are more vulnerable to social engineering and other phishing attacks from hackers. Technology has so many benefits and ways that it makes life easier, and it’s a shame that it has been used to take advantage of those who are vulnerable simply because they are not familiar with it.

Time is an interesting construct. The solstice is officially behind us, and we can officially hum “The Boys of Summer” with impunity. Time… “5,000 years of eating bread. And in less than a decade it seems half the population is allergic to gluten!” Shifting times, and ages, mean a lot to LOs. If 10,000 people a day turn 62, does that mean reverse mortgages might be worth exploring? I don’t know when the terms “elderly” or “middle-aged” became politically incorrect. How about the term “geriatric millennial?” Although there appears to be a bit of a baby boom going on, no one’s getting any younger: The nation’s median age increased by 0.2 years to 38.9 years between 2021 and 2022, according to Vintage 2022 Population Estimates released by the U.S. Census Bureau. (“Median:” half above and half below.) A third (17) of the states in the country had a median age above 40.0 in 2022, led by Maine with the highest at 44.8, and New Hampshire at 43.3. Utah (31.9), the District of Columbia (34.8), and Texas (35.5) had the lowest median ages in the nation. Hawai’i had the largest increase in median age among states, up 0.4 years to 40.7. Capital Markets, Existing Home Sales, and Builders
Like frogs being cooked in cool water that gradually reaches boiling, rates have been edging higher as people realize that the Fed is actually doing what it has been talking about doing. As with anyone involved in real estate or lending, rising mortgage rates have trickled up to builders because many buyers can no longer afford the homes they ordered when rates were lower at current rates. Instead of cutting prices, builders are finding other ways (below market mortgage rates, free upgrades etc.) to give more value to the buyer without impacting the comps.
Historically, housing has been a critical driver of the broader business cycle. Existing-home sales (completed transactions that include single-family homes, townhomes, condominiums, and co-ops) increased 0.2 percent in May to a seasonally adjusted annual rate of 4.30 million, according to the National Association of Realtors. Sales were mixed among the four major U.S. regions, with the South and West posting improvements and the Northeast and Midwest experiencing pullbacks. All four regions experienced year-over-year sales declines, and aggregate sales nationally dropped 20.4 percent annually (down from 5.40 million in May 2022). Separately (and fortunately), the number of U.S. homes beginning construction unexpectedly surged in May by the most since 2016 and applications to build increased, suggesting residential construction is on track to help fuel economic growth. Homebuilders have responded to limited inventory in the resale market, and have grown more upbeat as demand firms up, and materials costs and supply chain pressures fade.
The housing market is likely to pull the economy out of any future slowdown, and mortgage rates heavily influence the direction of home sales. It’s widely known that millions of Americans are locked into their property through low mortgage rates from the QE4 program. It remains to be seen what happens in the coming months, but for June, borrowers have seen a slight stabilization of rates across a range of industries, which should be a tailwind for mortgages. Will steady rates spur those who have been holding off to finally engage in a new purchase or refinance? Consistent rates should lead to consistent home sales.
While volatility has dropped this month, affordability and credit availability issues remain. The shortage of skilled labor and cost of building materials means that new construction will have a limited effect on affordability, and wage growth will have to do the heavy lifting. The supply of homes available for sale sits at 2.9 months, well below the trailing average of 5.4 months seen over this millennium. A $300,000, 30-year 6.8 percent fixed rate mortgage has a monthly payment of about $2,000, up from around $1,300 at rates slightly above 3 percent as seen in January 2022. Lenders have pulled back on loan offerings for higher LTV and lower credit score loans, even as loan applications continue to run well behind last year’s pace. Reflecting higher mortgage rates and concerns about the economy, mortgage credit availability dropped 3.1 percent in May, according to MBA. The index has dropped ten of the past twelve months to now sit nearly 20 percent lower than it did one year ago and at the lowest level since January 2013.
And let’s remember the adage, “Don’t fight the Fed.” Yesterday’s market moves stemmed largely from overnight rate hikes from the Swiss National Bank (+25 basis points), Norges Bank (+50 basis points), Bank of England (+50 basis points), and the Central Bank of Turkey (+650 basis points), which served as reminders that central banks are not quite to the light at the end of the tunnel in the struggle to rein in inflation. On a related note, Fed Chairman Powell appeared before the Senate Banking Committee yesterday and he doubled down on the hawkish view that the Fed isn’t done battling inflation. He repeated the need for more rate hikes during the conclusion of his semiannual testimony on monetary policy and reiterated that the Federal Open Market Committee does not expect to cut rates anytime soon. He noted that policymakers believe that the appropriate fed funds rate range is within a couple hikes of the current level and that the central bank also remains attuned to its employment mandate.
Not much going on today except for preliminary June S&P Global PMIs and several Fed Presidents speaking starting with St. Louis’ Bullard, who will be followed by Atlanta’s Bostic and Cleveland’s Mester. We begin the day with Agency MBS prices better by .125-.250 and the 10-year yielding 3.74 after closing yesterday at 3.80 percent.

Bad Times to Go to Maui
While there really isn’t a bad time to go to Maui, if you want to lessen the chance of getting rained on while enjoying the top things to do in Maui, avoid the rainy season, which is November to March. That said, Wailea, an area on the southwestern side of the island, has its own microclimate and tends to be drier year-round.

Average Cost of a Maui Vacation
Hawaii isn’t known for being a budget traveler’s paradise. Because it’s an island, food has to be shipped in, which can cause it to cost more. And renting a car can get expensive, depending on the time of year and demand. But how much will your Maui vacation cost?
For a couple, expect to pay about $4,517 for a week in Maui. The actual cost will depend on your accommodations, largely. A hotel room can range from $102 to $467 a night, while a vacation rental could be about $240 to $440 per night. Keep in mind that these price estimates don’t include airfare getting to the island. When you are purchasing your tickets, you might want to use an airline credit card to rack up some bonus miles or other rewards.
You might also take advantage of book now, pay later travel to book flights when you see affordable options instead of waiting until the last minute when prices may spike.

Another top thing to do in Maui: Ziplining, a great way to fulfill your need for speed and see the gorgeous landscape. There are several ziplining companies in Maui, allowing you to glide down lines above the treetops and take in breathtaking views of the island and the sea. One business, North Shore Zipline Company (nszipline.com/), operates on a historic World War II landmark site, and the guides provide interesting tidbits about Maui’s role in the war. Kapalua Ziplines’ Dual Zipline Mountain Adventure (kapaluaziplines.com/) is another option, allowing a pair of zipliners to glide down parallel paths together.
Prices can range from $100 to $200 or more, depending on how many ziplines you do. This attraction could be a good time to use plastic and reap some credit card rewards.

5. Follow the Road to Hana
If you love gorgeous road trips and don’t mind a few curves on your path, take a day to drive the Road to Hana. This winding road will have you cruising through rainforests, black beaches, sacred burial sites, and past gushing waterfalls. There are apps you can download to guide you to the best places to stop (and note: Cell service may be spotty, so download your map beforehand).
Another way to see this memorable sight: Let one of the local guides do the driving, and be a passenger. Plenty of options are available to tour this way.
6. Take to the Trails
Maui is truly a nature lover’s paradise, and there are hikes for every level of skill. For an easy, ambling hike along the coast, try Kapalua Coastal Trail, especially if you don’t have time to drive to one of the parks for a hike.
If you do have more time, try Waihe’e Ridge Trail, which rises 2,500 feet above sea level and puts you right in the heart of the mountains. You’ll also get to see some of the island’s most beautiful waterfalls.

Does the thought of parking in your apartment community make you wish for a chauffeured car service?
Have you ever decided not to leave your apartment because you dreaded having to find a space when you got back?
Though easy parking is an amenity some apartment dwellers take for granted, other residents face a challenge parking at or even near home. So, until you can get that anti-matter transfer device you’ve been assembling in the back room up and running, you’re stuck with the everyday nuisance of finding a spot, every day — and sometimes more than once.

Parking well is an art and a science… well, no, it’s mostly luck, but a bit of planning and forward thinking just might steady your odds. With these tips, we’ll try to stack the proverbial parking deck in your favor!
Dedicated lot parking: attempted organization, or free-for-all? If your apartment community offers lot or deck parking that is management-owned, consider yourself lucky — especially if an assigned space comes with your apartment unit. In most cases, however, parking is generally first-come, first-parked. Even if your apartment community has a dedicated lot, you may find that there are more cars to park there than available spaces.
The tighter the parking challenge, the more crucial it is to follow apartment parking etiquette. If your apartment community has assigned parking spaces, stick to your assigned space! Even if another space or a visitor space might be closer to your apartment, you really must play by the rules. Think “getting along,” rather than survival of the quickest.
Now, if someone makes a habit of consistently parking in your assigned space, it is likely within your right to tell someone about it on the management team. (Be friendly!)

Parking in a certain area might be o.k. overnight, for example, but you might have to move your car during daytime hours. Pay close attention to posted signs as they will often tell you exactly what you need to know.
Garage parking… you pay to park… Another option if your apartment community does not have a parking lot is to rent space in a parking garage. Costs for garages vary, so shop around to ensure you are getting a reasonable price for the area in which you’re parking. Make sure the garage is situated in a safe area from which you’ll feel comfortable walking to your apartment.
Other solutions to parking challenges Here are some other approaches to make parking a second thought, rather than a primary stressor:
Carpool with other residents in your apartment community. (It’s fun and friendly.)
Ditch your car in favor of mass transit, riding a bicycle, or walking. (You’ll experience more of your city on foot.)
Select an apartment community which offers valet parking service. Then, you will never have to worry about finding a space yourself. (You lucky person!)
