Can you qualify for a mortgage while self-employed?
Yes, it is possible to qualify for a mortgage while self-employed. However, in some cases, you may need to put in a little extra work.
It’s a common misconception that it’s always more difficult for self-employed applicants to get a loan than regular salaried or hourly workers with a W-2 from their employer, says Paul Buege, president and CEO of Inlanta Mortgage in Pewaukee, Wisconsin.
“In all cases,” says Buege, “the basic criteria to get approved are the same: You need to have a good credit history, sufficient liquid available assets and a history of stable employment.”
Challenges can crop up, however, if you’ve only been working for yourself for a short time or make less money than lenders prefer — even if it’s just on paper. “Self-employed individuals often take full advantage of the legal tax deductions and write-offs that are allowed by the IRS; unfortunately, this means that they often show a low net income — or even a loss — on their tax returns,” says Eric Jeanette, president of Dream Home Financing and FHA Lenders, based in Adelphia, New Jersey. “That can make it tougher to qualify for a mortgage.”
Complicating matters is that the rules for self-employed applicants can vary depending on the lender or loan type.
“This makes the process confusing, especially if you are shopping around and applying with multiple lenders,” says Anna DeSimone, a New York City-based personal finance expert and author of “Housing Finance 2020.” Often, “it lengthens the time you may have to spend trying to get approved for a loan.”
How to get a mortgage when you’re self-employed in 5 steps
If you’re self-employed, the loan approval process will be somewhat similar to that of a W-2 salaried applicant: You’ll need to provide certain documentation to verify your employment income and prove to the lender that you’re a creditworthy fit for a mortgage in general and a certain sum.
1. Determine if you’re classified as self-employed
If you own a business or have one partner, you will be considered self-employed. “A loan qualification is based on your taxable income shown on your personal 1040 federal tax returns,” says DeSimone. If earned income is verified by 1099 forms, rather than W2s, you’re likely to be considered a freelancer rather than a salaried worker bee.
The same goes if your return includes Schedule C, which is used “to report income or loss from a business you operated or a profession you practiced as a sole proprietor, to quote the IRS. “Mortgage applicants with a 25 percent or greater share in a business or partnership are considered self-employed,” says DeSimone.
Here are other factors that qualify you as self-employed:
You run a business as a sole proprietor or independent contractor
You are part of a partnership that runs a trade or a business
You are a gig worker or run a part-time business that accounts for most of your income
Even when you have a second, part-time job with a W2, a lender will likely place more weight on your own gig — if it’s your primary income source.
2. Prepare a pitch that explains your business
Depending on the nature of your work, your problem may not be so much the amount of your income as the reliability of it. While you’re not required to submit a full business plan, it may behoove you to prepare some documents that show the health of your industry and explain why your services are (and are likely to stay) in demand. Supply reports or tax returns that prove revenue growth and provide links to a professional website that helps an underwriter understand you’re serious and successful in your field.
If you have any contracts or written agreements indicating that you’re on retainer or guaranteed compensation for a period, include those. These details may convince a lender that you can make those monthly mortgage payments.
Providing the lender with any of the below items can help show your job is secure:

This sort of mortgage is often tailor-made for the self-employed or those lacking the proverbial bi-weekly paycheck. If you choose this type of mortgage, just be prepared to pay a higher interest rate and some additional closing costs. There may also be some features, like balloon payments or 30-plus-year terms, that often aren’t allowed on traditional, “qualified” mortgages.
How to improve your chances of getting a mortgage when you’re self-employed
There are several ways to boost your odds of getting approved for a mortgage as a self-employed borrower.
Boost your credit score
Focus on improving your credit score and credit history. This requires making bill payments on time, paying down debt, correcting any errors or red flags on your credit reports and sticking to the limits on your revolving credit accounts.
Lower your debt-to-income ratio
Another way to increase your likelihood of funding is to lower your debt-to-income (DTI) ratio to 43 percent or less. This can be done by avoiding taking on any new debt, lowering your existing debt and paying it off faster than scheduled and earning extra money.
Make a larger down payment
Forking over a higher down payment than the minimum needed can help, too. “Down payment requirements for a bank statement loan were as low as 10 percent before COVID-19 hit,” says Jeanette. “But now, many lenders require 20 percent or more.”
Shop around for the right lender for you
Shopping around among different lenders and programs can yield the best opportunities. Focus on those that do business with independent contractors or sole proprietors.
“Work with an experienced loan officer who understands self-employed business records and documentation,” says Buege. “This person can help you present your business earnings and liabilities in a clear and understandable way that facilitates the approval process.”
Enlisting a skilled mortgage broker (again, one familiar with self-employed applicants) can also up your chances.
Loan types to consider when you are self-employed
Fortunately, self-employed borrowers are eligible for virtually all of the same mortgage types available to others. That means you can qualify for a conventional loan from a variety of private lenders or a government-backed loan.
“You should be eligible for all available options, including both conforming mortgage programs by Fannie Mae, Freddie Mac, FHA and others, as well as non-conforming loans if necessary,” says DeSimone.
Here’s a closer look at each:
Fannie Mae and Freddie Mac mortgages: These are traditional conforming loans that require a 20 percent down payment and may have fairly strict approval requirements. It’s not impossible for a self-employed person to get approved, but you may have more success after at least five years in business.
FHA: FHA loans are guaranteed by the Federal Housing Administration and only require a 3.5 percent down payment for most homebuyers. The fact that the government is backing the loan may make some lenders more likely to approve this loan for someone who is self-employed.
VA: VA loans are available to current service members and people who were previously active-duty. Requirements depend on the time of your service. These loans can guarantee up to 100 percent of the loan, which would mean you’re not responsible for any down payment. If you have a VA home loan COE, your lender may find your application more appealing.
What if I don’t qualify for a mortgage?
If you don’t get approved for a traditional mortgage, you can try applying for a non-conforming loan. “But these often come at a higher cost to the consumer, and not everyone can qualify,” says Buege, who adds that non-conforming loans can charge a higher interest rate and closing costs and impose less favorable repayment terms.
Alternatively, you could pursue a personal loan, although the maximum amount you can borrow likely won’t cover the cost of the home purchase.
If you’re trying to refinance and get denied, you could try applying for a home equity loan or home equity line of credit (HELOC) if you’ve built up enough equity in your property and meet the qualifications.

In addition, if you’ve become self-employed in an industry where you’ve previously worked, you can show continuity of career, even if you’ve been self-employed for less than two years.
If your self-employment income is insufficient to qualify for a mortgage, having a co-signer or a co-borrower can help you qualify for a mortgage or even a larger loan amount. Having either a co-signer or a co-borrower allows you to use their income and credit to qualify for a loan.
It’s important to note that co-signers are slightly different from co-borrowers. Both take on the debt as their own in addition to you. However, a co-borrower becomes a joint owner on the title, while a co-signer does not.
Keeping business expenses separate from personal expenses can help keep your credit utilization score lower because you won’t put any potentially large business expenses on your personal credit accounts. We recently bought a house, and our home inspector was actually a home inspector on the side – this was his real estate side hustle! I think he was a city inspector (or something similar) full-time, so he was very knowledgeable in the area.
Home inspection as a side job can be a strategic move if you’re interested in real estate. This job allows for flexibility since you can set your hours, such as by completing home inspections on the weekends or before or after your day job.

You’re probably seeing headlines almost daily screaming about layoffs, layoffs, layoffs. The ubiquity of those stories may make you worry about your own job stability.
There was a 10% increase in layoffs last year from the previous year — 19.8 million in 2023 compared with 17.6 million in 2022, according to an analysis of Bureau of Labor Statistics data.
But monthly layoffs throughout 2023 were actually slightly below pre-pandemic levels after a massive spike during the start of the pandemic, BLS data shows.
“I’m cautiously optimistic. I think there are some signs that we’ll still see robust demand for workers, be that through hiring or a relative absence of layoffs,” says Nick Bunker, economic research director for North America at the Indeed Hiring Lab, which tracks employment trends.
The current job market is incredibly resilient, and labor market indicators show that workers who are laid off aren’t likely to stay unemployed for long. The unemployment rate has stayed steady between 3.4% and 3.9% since December 2021. Unemployment claims, meanwhile, are largely in line with pre-pandemic claims, Department of Labor data shows. That goes for initial claims — by those unemployed for the first time — and for continued unemployment claims — those who have remained unemployed beyond an initial claim.
“I’m not particularly concerned,” says Elise Gould, an economist at the Economic Policy Institute, a Washington, D.C., think tank.
If economists aren’t panicked, it means you probably shouldn’t be either. Unless, of course, you’re in one of the sectors that’s seen an uptick.
Where are layoffs happening?
Gould and Bunker both say layoffs are largely siloed in the information sector, which includes both tech companies and media companies (hence all those layoff headlines). They say that shedding is likely to continue into 2024.

In the scope of the entire labor market, tech and media remain the outliers when it comes to layoffs, Bunker says. “This time last year there were concerns about what’s happening to the tech or media industries or the broader information sector. And you could see from the data that layoffs did tick up, but that was not representative of what you saw in the rest of the market — it didn’t spread out.”
The transportation and warehousing industry has also seen a rise in layoffs since companies began downsizing after more rapid expansion during the pandemic. But employment in the sector is still well above pre-pandemic levels.
Among other sectors, a Feb. 1 report by Challenger, Gray and Christmas, an outplacement company, shows the financial industry has had the most job cuts so far in 2024 with a total of 23,238 in January. That’s the highest monthly layoffs among financial companies since September 2018.
Gould says layoffs like these aren’t necessarily signs of industrywide distress. Some reflect the churn that happens in the economy in any given month — jobs lost are offset by jobs added, she says. Throughout 2023, the amount of jobs added often exceeded expectations. That trend remained in January: The amount of jobs added was double what was projected.
“There’s a lot moving,” says Gould.
Some other areas with layoffs include the food industry, which announced 6,656 layoffs, the highest number since November 2012. The retail industry announced 5,364 cuts in January — a 4,776% increase from December. But take that big, scary percentage with a grain of salt: Layoffs happen every year in the retail industry after the holidays are over because companies hire a ton of temporary workers to meet demand.
Layoffs spiked among tech companies in 2023
Last year was not a good one for tech and neither was the one before that. Let’s face it — this year isn’t looking much better. In 2023, more than 1,190 tech companies laid off some 262,000 workers, according to layoffs.fyi, which tracks layoffs in the tech industry.
The biggest layoffs in 2023 were at big-name companies, including Amazon (27,410 workers) Meta, which owns Facebook and Instagram (21,000), Google (12,115) and Microsoft (11,158).
But so far in 2024, over 34,000 employees have been laid off among more than 140 tech companies, according to layoffs.fyi. Some of the big names this year include Snap, which owns SnapChat, Zoom, PayPal, Salesforce, Microsoft, eBay, TikTok, Wayfair, Google, Discord, Audible and Rent the Runway.
Job availability may also be dwindling. “Employers are still looking to hire at fairly robust rates across a variety of sectors,” says Bunker. “And that’s not the case for job titles related to the tech sector; they’re still pretty depressed there.”
The downsizing is likely due to some pullback from the hiring spree in the tech industry during the start of the pandemic, experts say. And layoffs in this sector, particularly for highly skilled tech professionals, don’t mean workers stay unemployed for long. They’re likely being gobbled up by other companies pretty quickly, Bunker and Gould say.
“For workers that have higher levels of education, oftentimes their unemployment rates are much lower,” Gould says. “Oftentimes they are able to get back on their feet. Obviously, that average story does not tell everybody’s experience, and there are people that will be worse off.”
Randi Weitzman, executive director of technology talent solutions at Robert Half, an international human resource consulting firm, says workers in tech positions have an in-demand skill set that every company needs.
“It’s not so much we’re seeing the demand in high tech, but in industries like health care, manufacturing, government, retail, hospitality and leisure. We also saw an uptick in professional services. But all of those industries need IT professionals to help them drive their companies,” Weitzman says.
Media layoffs soared as companies struggle to profit
For the media, 2023 was a proverbial bloodbath. The industry, as a whole, announced 20,324 cuts last year — the highest since 2020, according to a report by Challenger, Gray and Christmas, Inc. As a subset of media, news announced 2,681 cuts, which was more than layoffs in 2021 and 2022 combined, according to the report. Bloomberg estimated news media losses even higher — about 3,000.
“I think that is very much a structural story that’s more about long-term trends,” says Bunker.
“The issue for the media is internet.”
Media was once mostly funded by advertising — “they were sort of a one-stop shop for lots of advertisers,” Bunker says. But the advent of the internet changed advertising, and media paid the price. The other issue, Bunker says, is consumer expectations of the price they pay for information, that is, most people don’t want to pay for articles.
“It’s just more difficult for media to be profitable, and so you’ve had a pullback and a decline in employment in that sector of the economy,” Bunker says.
The past year saw cuts at Buzzfeed News (15%), Time Magazine (15%), NPR (10%), Business Insider (8%), Gannett (6%), Vox (11%), Conde Nast (5%), Vice Media (around 10%) and others. The Washington Post completed 240 buyouts last year to avoid laying off workers.
Since the start of 2024, even more news media organizations have announced staff reductions.
On Jan. 17, Conde Nast announced it was laying off staff and folding Pitchfork into the GQ umbrella. On Jan. 19, Sports Illustrated announced it would be giving its entire staff the boot within 90 days. On Jan. 23, the Los Angeles Times announced it was cutting 115 reporters — about 20% of its staff. Back in June, it slashed its workforce by 13%. The paper was reportedly losing somewhere between $30 million to $40 million a year.
Layoffs aren’t just hitting news outlets. Streaming services have disrupted traditional television. On Feb. 13, the TV network giant Paramount announced it was laying off 3% of its staff.
Mass layoffs across the labor market aren’t likely in 2024
Despite some worrisome trends in the information sector, widespread layoffs throughout the labor market still aren’t likely to happen anytime soon under current conditions, experts say.
“The outlook for layoffs is a function of what you think a broader economic outlook is, and we’ve gotten very strong economic growth data as of late,” says Bunker.
While the labor market is tight, and the industries with layoffs are generally contained, it doesn’t mean we won’t see more employment churn coming this year. CEOs aren’t feeling the need to hoard labor as much as they once did: A quarterly survey of CEO confidence released on Feb. 8 by The Conference Board, a think tank, shows 23% of CEOs expect to lay off workers in the next 12 months, up from 13% from the previous quarter.

A Ferrari driving instructor teaches others how to drive a luxury sports car. It’s not just exciting; it can also pay between $90,000 and $120,000 a year.
If you like spotting mistakes in content, then finding a proofreading job may be perfect for you. Proofreaders act like an extra set of eyes to read articles, papers, books, ads, and other written content.

If you want to find a fun job that pays well, my favorite way is to start a blog. That’s exactly what I do for a living!
A blog is content written on a website. It usually includes articles like what you’re reading here.
You can blog about something you’re passionate about or something you know a lot about. Or even a topic you want to learn more about (people love following others’ firsthand journeys!).

How much you make as a freelance writer depends on your experience and the topics you write about. When you start, you might earn around $50 to $75 for a 500-word article. As you get better, you can charge more. For a 1,000-word article, you could make between $100 and $150. If you do well over time, you can ask for even higher rates.

A mortgage transfer is when another person or an entity takes over your existing mortgage.
Most mortgages are not transferable, but lenders may approve a transfer in a few situations.
In most circumstances, a mortgage can’t be transferred from one borrower to another. That’s because most lenders and loan types don’t allow another borrower to take over payment of an existing mortgage.
In some cases, though, a mortgage transfer is necessary and allowed, such as in the event of a death, divorce or separation, or when a living trust is involved.
What is a mortgage transfer?
A transfer of a mortgage is when a borrower reassigns an existing home loan to another person or entity.
“In essence, this transfers all responsibilities associated with the mortgage and lien on the property to somebody new,” says Rene Segura, head of consumer lending for FBX, the banking division of Informa Financial Intelligence, based in Dallas.
This transfer, or assignment, is usually only allowed when the mortgage is assumable, says Rajeh Saadeh, a Somerville, New Jersey-based real estate attorney. When transferring an assumable mortgage, the new borrower agrees to make all future payments at the original interest rate. The transfer typically severs any legal obligations the original borrower has to the loan.
How a transfer of mortgage works
When you transfer a mortgage, another person assumes the financial responsibility of repaying the outstanding loan balance, under the same terms and conditions. The monthly payment, loan length and interest rate will remain the same once the mortgage is transferred to the new borrower. After the successful transfer of a mortgage, the original borrower is usually relieved of any financial obligations for repaying the loan.
Transferring a mortgage has benefits for both the original borrower and the new borrower. For example, transferring a mortgage can help the original borrower avoid foreclosure if they’re unable to continue paying their loan. For the new borrower, assuming an existing mortgage can potentially help them get a better interest rate than what’s offered in the current market and avoid the closing costs required with a new mortgage.
Can I transfer my mortgage to another person?
The short answer is yes, you can transfer your mortgage to another person, but only under certain circumstances. To find out if your mortgage is transferable, assumable or assignable, contact your lender and ask.
“Most lenders would prefer not to do a loan transfer, as it doesn’t benefit them in any way unless the buyer is at risk of being in default,” says Dustin Singer, a real estate agent and an investor in Pittsburgh.
Make no mistake: Most mortgages are not transferable from one borrower to another. That’s true of conventional loans, which are not government-backed (meaning they’re not an FHA, VA or USDA loan), as well as conforming loans that meet funding criteria for Fannie Mae and Freddie Mac.
“These types of loans tend to use a due-on-sale clause, which requires a loan to be repaid in full or conveyance of the full interest in a property to allow the mortgage transfer,” says Segura. “In other words, the loan must be fully repaid, and a new mortgage would need to be executed to achieve a transfer.”
Loans that are usually assumable, meaning you can transfer them in some cases, include:
FHA loans
VA loans
USDA loans
Keep in mind there are exceptions to this rule, so not all loans will be transferable.
“FHA loans are typically assumable but depend on the current state of the loan and the creditworthiness of the new borrower at the time of attempted transfer,” says Segura, adding that to complete the transfer, the new borrower would have to go through the application process and may need to have a property appraisal done, as well.
For VA loans, this same process applies, but only if the loan closed before March 1, 1988. VA loans closed after that date may require approval by the lender or loan servicer.
USDA loans may also be transferable pending lender approval.
Exceptions to the rule
Even if your mortgage has a due-on-sale clause and isn’t assumable, there are certain circumstances under which your lender may approve a transfer. These include:
Death of a spouse, joint tenant or relative
Transfers between family members, including the borrower’s spouse or children
Divorce or separation agreements in which an ex-spouse continues to live in the home
Living trust arrangements in which the borrower is a beneficiary
For these mortgage transfers to work, the new borrower needs to be added to the property’s deed, the deceased owner needs to be removed from the deed or a spouse relinquishing ownership must sign a quitclaim deed.
When a mortgage transfer makes sense
There are several situations when transferring a mortgage might make sense. Some of those scenarios include:
A family member has an ownership stake in the home: If an immediate family member has an ownership stake in the property, you might transfer the mortgage into their name.
A family member is better suited financially to take on the loan: Transferring a mortgage can be a good solution if you have a family member who is in a better financial position to repay the loan.
The original borrower has passed away: If the original mortgage borrower dies, it makes sense to transfer the loan to a relative or survivor who has the ability to pay it back.
“All of these scenarios are still on a case-by-case basis in which the lender will need to approve the transfer,” says Segura.
“Many people try to assume mortgages so they can take advantage of lower interest rates than what they would qualify for today,” says Than Merrill, founder of FortuneBuilders in San Diego.
How to transfer a mortgage
To learn how to transfer ownership of a house with a mortgage, you’ll need to talk to your lender and see if your mortgage qualifies for a transfer. Here’s how the process might look:
Contact your lender. Before doing anything else, reach out to your lender to check that your mortgage is transferable.
Consider legal representation. Transferring a mortgage can be complicated. If you’re nervous about doing it alone, you can hire an attorney to help you navigate the process.
Begin the transfer process. After confirming your eligibility, you can work with your lender to start the transfer. Depending on your loan and lender, this can include completing paperwork and verifying that you’re current on your payments. The lender will also assess the new borrower’s credit profile.
Complete the transfer. Mortgage transfers aren’t instant. Until yours is approved, don’t forget to keep making loan payments and comply with any follow-up instructions sent by your lender.
What are transfer taxes?
Some state and local governments impose a one-time real estate transfer tax that must be paid any time a property is transferred from one person to another. In many cases, the seller must cover transfer taxes, but this varies by jurisdiction. The amount of the tax also depends on where you live, but it’s usually either a flat rate or a percentage of your home’s sale price.
Alternatives to a mortgage transfer
Instead of transferring a mortgage, consider these alternatives:
Buying the home from the original borrower: The person who wishes to assume the loan applies for a new mortgage and buys the home from the previous borrower. However, this means dealing with new loan terms and interest rates.
Adding a second borrower: This option involves adding the new borrower to the loan. However, it won’t remove the original borrower, so they’ll remain liable for the debt.
Refinancing and adding a borrower: Refinancing your mortgage and adding a second borrower lets you adjust the loan’s terms and rate. It may be easier to add another borrower by refinancing. However, this also has the drawback of not freeing the original borrower from their liability for the loan.
Unofficial transfers: With this option, you can have the new borrower send payments to the original borrower, who then pays the loan. However, this is a bad idea because the initial borrower is liable for the debt and has little recourse if the new borrower stops paying. It may also break the terms of the mortgage, especially if the original borrower moves out.
