Something amazing has happened in the past eighteen months. While I’ve been learning about personal finance — and sharing my knowledge with you — Get Rich Slowly has grown from a small site with a couple hundred readers into a real-life business. GRS currently has 35,000 subscribers and generates $5,000 in monthly revenue. It also takes most of my time. This is a blessing and a curse.
The Blessing
As my income from this site has grown, I’ve been able to achieve my financial goals more quickly. In two weeks, I’ll be debt-free except for the mortgage. I have an emergency fund. I’m maxing out my Roth IRA every year. Get Rich Slowly has also put me in touch with a lot of great people: readers, colleagues, and media contacts. Most of all, I’ve learned tons about personal finance. I’m still a novice when it comes to investing and retirement planning, but I’m a novice who knows how to find the information he needs, and who is willing to share it with others.
The Curse
As wonderful as this site has been to me, it’s not without its drawbacks. Chief among these is that it takes time. Kris and I used to do more things together. I used to have spare time to read books and to play games and to hang out with my friends. Though I still do these things whenever possible, more of my time is devoted to providing quality content. Writing Get Rich Slowly is literally like having a second full-time job.
The Decision
After months of deliberation, I’ve decided to quit my job at the family business.
Yes, having two sources of income provides a tremendous sense of security, but I cannot continue at this pace. Lately I’ve struggled to squeeze Get Rich Slowly into the cracks of life: evenings, weekends, down-time at the box factory. As the site has grown, so has the workload. In order to make Get Rich Slowly everything I want it to be, in order to provide the best personal finance information, this site must be my top priority.
Quitting the day job scares me. My web income can support my lifestyle, especially if I’m frugal. But I had developed grand plans of accelerated savings, of paying off my mortgage in just a few years, of traveling around the world. When I quit the day job, I’ll be sacrificing:
The second income.
An additional retirement plan (about $5,000/year).
Daily contact with co-workers and colleagues.
I’ll be trading these sure things for an uncertain future. What guarantee do I have that Get Rich Slowly can continue to produce enough income to support me? What guarantee do I have that I’ll still want to do this three years from now? There are no guarantees.
The Plan
And so I am making a leap of faith. Or, more precisely, several “hops of faith”. In order to provide myself and the business a smooth transition, I’m going to reduce my hours gradually over the coming year.
Beginning 01 January 2008, my Tuesdays will be spent working on Get Rich Slowly.
Beginning April 1st, I’ll drop Thursdays at the box factory.
On July 1st, Mondays will be spent writing.
Next October, I’ll be down to only Wednesdays at the day job.
Finally, on 01 January 2009, I will be an official real-life full-time blogger.
I’ve always wanted to be a professional writer. I just thought I’d write science fiction novels. Or the sorts of short stories you find in Harper’s and The New Yorker. I never imagined I would one day make my living by writing about personal finance.
The Preparation
Now that I’ve committed to taking this leap, I’m scared. I’ve become a master of the worst-case scenario. Yes, Get Rich Slowly has generated enough revenue to support me during the past few months, but what if something goes wrong? What if I run out of things to write? What if Google or FeedBurner cancel their ad programs? What if I lose my thumbs in a blogging accident? What if all these things happen at once?
I’ve had people ask me how to prepare for a potential job loss, or how to make the transition to self-employment. My answers have always been theoretical. Now that I’m facing this situation myself, however, I can tell you the sorts of preparations I made. I think all of these are important:
Crunch the numbers. There are many good reasons to track every penny you spend — potential job loss is one of them. Sit down and go over your records. How much do you spend on food every month? What do you spend on utilities? What could you sacrifice if needed? Run the numbers for a variety of “what if?” scenarios. I’m fortunate to have health insurance through Kris’ job — if I didn’t, the numbers tell me I couldn’t make this leap yet.
Manage your money. You should always be smart with your finances. But when you’ve lost your job, or are about to make a career change, this becomes even more important. I can’t imagine making the move to full-time writer if I wasn’t debt-free (except for the mortgage). If I still had spending problems, this transition would be even more frightening.
Embrace frugality. I’ve done a great job of developing frugal habits over the past two years. I need to maintain these. I need to make use of the library. I need to walk and bike on my errands instead of driving. I need to follow the tips I share with you.
Kill the lifestyle inflation. As my debt-free date approaches, I’ve begun to loosen the grip I’ve had on my spending. We’ve been dining out more often. I’ve been buying toys and gadgets. I had even begun planning to purchase expensive furniture for the living room. All of this needs to stop now.
Bolster the emergency fund. I’m generally an advocate of smaller emergency funds — $500, $1000, $5000. But as I consider my upcoming transition to full-time blogging, I’ve realized I want to have more in savings. Much more. Though it seems like an impossible goal, I’m going to strive to save $20,000 by the end of 2008. (My mind boggles just to type that number.)
Seek professional advice. Consult with an accountant, and maybe even an attorney. There are tax and legal implications that come with starting your own business. Take the time to speak with somebody who knows the rules. Get things right from the start.
Pursue multiple streams of income. Most people have a single stream of income — their job. The more income streams you have, though, the more secure you are. My current situation is a perfect example. When I leave my job at the box factory, I need to pursue other income sources as well. I might consider a part-time job. I might pursue computer consulting work. More likely, however, I’ll start additional web sites (such as Get Fit Slowly, which I hope to have ready for launch by the first of the year). The more sources of income I have, the safer I’ll feel.
Define goals. It’s always good to know which direction you’re headed. In the face of an uncertain future, this becomes even more important. I’ve thought a lot about this lately. Where will I be in five years? In ten? In twenty? I need to decide what my objectives are, and be sure that my other choices align with these.
Focus on what’s important. Because I’m placing all of my faith behind this web site, I need to work to make it the best it can be. I need to provide more useful information, offer more tips, help readers find more answers.
The moment I decided to quit my day job, my entire mindset about money changed. It was as if somebody had thrown a switch in my brain. It’s more important than ever to practice what I preach. I’ve entered Ultra-Frugality Mode. I sat down the other day and crafted a new spending plan. I listed exactly what my monthly obligations are, and what my expected income is. The surplus is earmarked to boost my emergency fund as high as it can go.
It feels good to know that I’ve made some smart money decisions over the past eighteen months. These now serve as a sort of safety net. I don’t have a lot of fixed monthly expenses. I’ve eliminated my debt. I’ve developed the saving habit. These things will help me as I make the transition to working on my own.
The Dream
This decision has been difficult. The box factory is a safe, comfortable environment. It’s a sure thing. By leaving the business, I’m sacrificing stability.
On the other hand, I have to consider what I’m gaining: time. I’m going to gain time to exercise, time to actually respond to e-mail, time to research more extensive articles, time to begin writing the book I’ve had in mind for the past year. I’m going to have a chance to live the pastoral lifestyle I’ve always dreamed of.
I’m finally following some of my own advice: I’ve gathered the guts to pursue my dream. I’m glad to have you along for the ride.

I did not accomplish all of those goals, but I did accomplish a lot and I know setting goals helped me achieve more than I would have without goals. For 2015 I am continuing to set big goals to push myself to achieve as much as I can. What real estate goals did I want to accomplish in 2014?
Here are the major goals I wanted to accomplish in 2014 and what I actually did in 2014.
I wanted to sell 15 fix and flips and I ended up selling 12.
I wanted to sell 300 houses as a team and we ended up selling 160
I wanted to buy 6 rentals and I only bought 3
I wanted InvestFourMore to reach 150,000 views a month and it reached 170,000 in October!
I wanted to buy a Lamborghini Diablo and I did!
As I mentioned I fell short on many goals, but I still sold 12 flips, sold 160 houses, bought 3 rentals and bought a Lamborghini. I think that was a pretty good year, even if it was not quite as good as I hoped.
Fix and flips in 2014
In 2014 I set a huge goal to flip 15 houses; I had previously flipped 10 houses in 2013. Flipping 15 houses takes a lot of work and a lot of planning. I assumed the biggest roadblock to that goal would be finding and buying that many houses to flip. I ended up buying enough houses to flip 15, but I could not find the contractors to do the work. I had to fire one contractor I had worked with for years and I ended up trying out at least four new contractors. I think one of those new contractors has worked out so far out of the four.
I learned a lot about flipping homes in 2014. I learned that having ten flips at one time is not a great way to do business unless you have the contractors to do the work. I will have held a few properties for almost a year and that is way too long on a flip. One of those properties did take about $60,000 in repairs and was an extremely long rehab. Fix and flip goals for 2015
For 2015 I am not going to be as ambitious on my flipping goals. There are a number of reasons I don’t want to flip 15 houses in 2015.
It takes too much babysitting of contractors and I would need to add at least a couple more.
It takes a lot of capital to fund all those flips and the repairs. I think all the flipping made it harder to buy rentals.
I can still buy as many properties, but instead of flip them myself, I could wholesale the properties.
My goal for 2015 is to flip 10 houses and wholesale 5 to 10 more. I have 8 flips right now so reaching ten should not be a problem, but I might sell a couple I have now as wholesale deals. If anyone is interested in some Northern Colorado deals, let me know!
Rental property goals in 2014
In 2014 I wanted to buy 6 rental properties to keep on track with my plan to purchase 100 rental properties. I only bought three rentals, which was disappointing, but better than not buying any! You can find the details on the properties below:

These are all great properties and I will make a lot of money with them in the future. I have a total cash flow of about $6,000 a month coming in after I paid off rental property number one early in 2014. There are many reasons why I fell short on this goal as well.

It is tough to focus on rental properties when I am also working on flips, my real estate team, and the blog. Plus I have a family that I spend as much time with as I can.
I want to shift much more focus on rental properties again, because they are such a great investment. The income from flipping is great, but I have to pay a lot of taxes on it and once I sell a house it stops making me any money. The rental property income keeps coming in every month with much less work and fewer headaches.

For 2015 I want to get back on track buying as many rental properties as I can. I am going to flip fewer homes, which will give me more capital to buy rentals. I am also refining my direct marketing campaign, which should bring me more deals (I will have an upcoming article to discuss my direct marketing). I want to buy at least seven rentals in 2015 and that should put me closer to my goals of 100 rentals by 2023.

in 2014 I wanted to sell 300 homes as a team, but we sold about half that. I had sold over 200 houses in 2013 and 2012, but the market changed drastically. Prices increased, buyers increased and inventory decreased. For many agents, this was a good thing, but I focus on REO and HUD listings and that cut my listings down drastically. Our county went from 10 to 20 foreclosures a week in 2012 to 2-4 a week in 2014. Even though our sales went down drastically we accomplished a lot in 2014.

For 2015 I want to sell 200 houses, which is a big pullback from my previous goal. REOs and HUDs are even harder to find in 2015 than in 2014, which will decrease our sales. However, the new team members and training we implement should increase the number of sales from the other agents. I also want to add a couple more agents and my goal is to have every agent on my team make $100,000 a year.
InvestFourMore goals in 2014
2014 was a great year for the blog and thanks to setting up my team to handle much of the work I had more time to work on the blog. I wrote over 100 articles on the blog and the traffic peaked at 170,000 views in October. Traffic was down slightly in November and December due to the holidays and I stopped doing as much guest blogging on other sites.
I learned a lot about the internet, marketing, SEO and blogging in 2014. I continue to improve the site and I have met a lot of great people while blogging. The Complete Blueprint has been a great success and adding the conference calls has been very successful. If you missed it, I added CDs, a goals setting guide and a few more features recently. I am working on a system to help real estate agents as well that is almost complete and the REO kit has been very successful as well. My eBooks are doing well, which can be bought on Amazon.

In 2014 I accomplished a huge goal by purchasing a 1999 Lamborghini Diablo. I bought the car much sooner than I was planning on, but a great deal came up on a car that was the perfect color. I did not think I would be able to find that color again for a reasonable price for years so I jumped on it. I also thought Diablo prices were at a low point and I have already been offered $26,000 more than I bought the car for. I am not selling it anytime soon as it is awesome and a great marketing tool as well.
As for other goals I reached some, missed others, but had a great year. My wife and kids are doing great and we love the house we bought in 2013.
Personal goals for 2015
I don’t have any big goals for 2015 as far as car buying. I would love to buy an Aston Martin V8 or Lamborghini Countach at some point, but I don’t plan on doing it in 2015. I have personal income goals and a few more that I will keep private. I can’t share everything!

Oh Mondays. As much we dread you, you do present the chance for a fresh start. Every Monday is the opportunity to grab a new week by the horns and make the most of it. But how? There are some strategies that can help you be productive and get the most out of your workday.
Start your day with something creative. It can be very easy to feel like you need to dive into your to-do list first thing. Or open your inbox. But that can dictate your entire day. Suddenly, you’re no longer proactively attacking projects but instead reacting to the demands of others. Instead, carve out an hour at the start of your day to work on a creative idea, make progress on a larger project or work towards a deadline.
Have a to-do list, but with no more than 3 MUST-do’s. It’s always a good idea to have your priorities written down, but then you can cut that list down even more. A massive t0-do list can actually be a bit paralyzing. Instead, write down the 2-3 things you must accomplish today. Even better – write them down the night before – that way they’re off your mind, helping you sleep better. You’d be amazed at the sense of accomplish you feel once you’ve checked those 2-3 critical things off your list. Everything else after that is an added bonus.
Don’t let email take over. Your inbox can quickly turn into a death spiral. If you’re obsessed with getting it to zero or feel like every message requires an immediate response it’s nearly impossible to get into a flow. Instead of jumping at every ping, instead carve out certain times of day to check and respond to email. It could be 15 minutes every hour or maybe once in the morning, once after lunch, once before you end your day. Whatever your plan – have one. Otherwise your inbox ends up running your life.
Just say no to social media. Similarly, social media is a black hole that will drain your energy and steal your time. So just don’t do it. There’s no need to be on Facebook during the day. Instagram, while great is really just a distraction. And don’t even get me started on Snapchat. But people’s stories last for 24 hours so you can wait until the evening to indulge. If you really want to get work done, staying off social networks is your best bet.
Give yourself space to explore (but not procrastinate.) Structure your day to allow for a little discovery. Perhaps after you’ve worked on your big project, done your first round of email checking and have completed one (or even two!) of the key items on your to-do list, give yourself a little time for inspiration. The key word here is a little. Set a timer for 15, maybe 20 minutes, and use that time to check out Pinterest, look through a magazine, peruse other blogs. Whatever it is that helps you feel inspired. But when that time goes off, it’s time to get back to the task at hand. No rabbit holes.
Practice these techniques for a few days and you’ll be amazed at what you get done!

Is $36,000 a year a Good Salary?
As we stated earlier if you are able to make $36,000 a year, that is a low salary. You are making around or just above minimum wage.
While 36000 is a decent salary just starting out in your working years, it is a salary that you want to rapidly increase before your expenses go up or the people you provide for increase. If not, you will be left working multiple jobs to make ends meet.
However, too many times people get stuck in the lifestyle trap of trying to keep up with the Joneses, and their lifestyle desires get out of hand compared to their salary. And what they thought used to be a great salary actually is not making ends meet at this time.
This $36k salary would be considered a lower class salary. You must make each dollar count in your budget.
