What if you already have life insurance?
The good news is that if you already have life insurance, you’re good to go.
You’ll be automatically grandfathered into your policy. Take me for example. I have no intentions of jumping out of a plane and didn’t 2 years ago when I took out my 30 year term policy.
If I were to jump out of plane next year, and my chute didn’t open, it would be a really bad day, but my wife would be protected.
Unlike other circumstances, the life insurance company would still pay out the policy.
What do insurance companies look for regarding skydivers?
If you don’t have life insurance in-force and you’re looking to take out a new policy, here are some of the questions they will have regarding your skydiving activities.
Number of skydives per year
Are you a member of a skydiving club?
Are you willing to accept an exclusion? (note: this is NOT recommended!)
It’s best to upfront when the insurance companies asks for specifics in how often you jump per year.
A healthy 30 year old can get a $250,000 30 year policy from Lincoln Benefit Life for $340/yr.
Now let’s say that the same individual is in a skydiving club that jumps around 40 times a year.
Because of this he automatically gets moved from Preferred Plus ratings to Preferred.
His policy at preferred ratings will cost him $415/yr through Lincoln. He will also have to pay a $3 flat extra fee per thousand dollars of insurance coverage.
This would add $750 ($3 X 250) to his base rate of $415, making his total annual premium $1,165.

Getting a Quote
Using an independent life insurance agency, allows you to have the ability to work with all the top carriers that will underwrite skydivers.
Working with an independent agent has several benefits. The biggest is that it saves you time and frustration during the life insurance policy hunt.

Your Options
When searching for life insurance, you have several different types of policies to choose from, the three main types are term, permanent, and no-exam life insurance. Each of them has pros and cons.
The first type is term life insurance. These plans tend to be the cheapest because they are only effective for a set time. They are sold in a variety of lengths, 5,10,20, 30 years and just about everything in between. Once that set time is up, you no longer have coverage and you’ll have to reapply for a difference plan.

Our family has been going through a transformation from a paycheck-to-paycheck family to a family that has money in the bank. When it comes to entertainment, I think we are close to finding that balance. We do allow some money in our budget for that type of spending, but not much. We supplement our spending by enjoying as many free activities/events in our area as we can. But where do we find them?
The internet turned out to be a great resource for us and I thought I would share what I’ve learned with you. Of course, internet sources vary greatly depending on where you live so this is a generic list that I hope can be helpful to everyone. By all means, if you have suggestions, feel free to share with everyone in the comments!
TV & Radio Stations — Most of our local stations have an online community calendar. While not everything listed has been free, I have found some great gems.
Newspapers — Our newspaper’s online version has a community calendar. They also sometimes post articles about free events (they tend to be right before the event so they are last minute finds).
Hospitals — I never knew our local hospital sponsored so many free activities to promote good health! The free activities around us are often geared towards kids but the whole family is invited.
Cities/Towns — Municipalities around us have event pages to promote what is happening. Free concerts around us are pretty popular.
Local Tourism Sites — Our local tourism sites have given us ideas regarding free places to visit and explore in our area. They also have a calendar that we check for free events.
Bookstores & Libraries — When it comes to finding free presentations by authors or literacy programs for children, bookstores and libraries are the place to look.
Sporting Goods Stores — I was surprised when I came across a local sporting goods store with a calendar of events. One near us sponsors things like free get-together bike rides.
National & State Parks — some state parks in our area have free nature programs and hikes for families during the summer.
Schools & Colleges — One school in our area has an online newsletter on their website that includes upcoming local activities for families. I’ve found quite a few free things to do from that. The local college advertises free seminars and concerts. Both of these are usually more active during the school year.
Historical Societies & Museums — In my experience, there is usually a fee for events sponsored by historical societies and museums. However, at least once a year the ones near us have a free open house and some link to free historical seminars at other locations.
Target Stores — They are sponsoring free and reduced fee activities this summer. The activities are in major metropolitan areas, but if you are near one there are some great offerings. For example, admission to the Portland Children’s Museum is free on the first Friday of the month.
Search Engines — I’ve found a few obscure free things to do just by searching for “free events [my town]” or “free activities [my town]” on Google.
The sites I find are bookmarked and checked weekly. The small amount of time I spend to check them is worth it since the free activities and events we attend feel like little splurges to us. They are fun and they are free!

Time is an interesting construct. The solstice is officially behind us, and we can officially hum “The Boys of Summer” with impunity. Time… “5,000 years of eating bread. And in less than a decade it seems half the population is allergic to gluten!” Shifting times, and ages, mean a lot to LOs. If 10,000 people a day turn 62, does that mean reverse mortgages might be worth exploring? I don’t know when the terms “elderly” or “middle-aged” became politically incorrect. How about the term “geriatric millennial?” Although there appears to be a bit of a baby boom going on, no one’s getting any younger: The nation’s median age increased by 0.2 years to 38.9 years between 2021 and 2022, according to Vintage 2022 Population Estimates released by the U.S. Census Bureau. (“Median:” half above and half below.) A third (17) of the states in the country had a median age above 40.0 in 2022, led by Maine with the highest at 44.8, and New Hampshire at 43.3. Utah (31.9), the District of Columbia (34.8), and Texas (35.5) had the lowest median ages in the nation. Hawai’i had the largest increase in median age among states, up 0.4 years to 40.7. Capital Markets, Existing Home Sales, and Builders
Like frogs being cooked in cool water that gradually reaches boiling, rates have been edging higher as people realize that the Fed is actually doing what it has been talking about doing. As with anyone involved in real estate or lending, rising mortgage rates have trickled up to builders because many buyers can no longer afford the homes they ordered when rates were lower at current rates. Instead of cutting prices, builders are finding other ways (below market mortgage rates, free upgrades etc.) to give more value to the buyer without impacting the comps.
Historically, housing has been a critical driver of the broader business cycle. Existing-home sales (completed transactions that include single-family homes, townhomes, condominiums, and co-ops) increased 0.2 percent in May to a seasonally adjusted annual rate of 4.30 million, according to the National Association of Realtors. Sales were mixed among the four major U.S. regions, with the South and West posting improvements and the Northeast and Midwest experiencing pullbacks. All four regions experienced year-over-year sales declines, and aggregate sales nationally dropped 20.4 percent annually (down from 5.40 million in May 2022). Separately (and fortunately), the number of U.S. homes beginning construction unexpectedly surged in May by the most since 2016 and applications to build increased, suggesting residential construction is on track to help fuel economic growth. Homebuilders have responded to limited inventory in the resale market, and have grown more upbeat as demand firms up, and materials costs and supply chain pressures fade.
The housing market is likely to pull the economy out of any future slowdown, and mortgage rates heavily influence the direction of home sales. It’s widely known that millions of Americans are locked into their property through low mortgage rates from the QE4 program. It remains to be seen what happens in the coming months, but for June, borrowers have seen a slight stabilization of rates across a range of industries, which should be a tailwind for mortgages. Will steady rates spur those who have been holding off to finally engage in a new purchase or refinance? Consistent rates should lead to consistent home sales.
While volatility has dropped this month, affordability and credit availability issues remain. The shortage of skilled labor and cost of building materials means that new construction will have a limited effect on affordability, and wage growth will have to do the heavy lifting. The supply of homes available for sale sits at 2.9 months, well below the trailing average of 5.4 months seen over this millennium. A $300,000, 30-year 6.8 percent fixed rate mortgage has a monthly payment of about $2,000, up from around $1,300 at rates slightly above 3 percent as seen in January 2022. Lenders have pulled back on loan offerings for higher LTV and lower credit score loans, even as loan applications continue to run well behind last year’s pace. Reflecting higher mortgage rates and concerns about the economy, mortgage credit availability dropped 3.1 percent in May, according to MBA. The index has dropped ten of the past twelve months to now sit nearly 20 percent lower than it did one year ago and at the lowest level since January 2013.
And let’s remember the adage, “Don’t fight the Fed.” Yesterday’s market moves stemmed largely from overnight rate hikes from the Swiss National Bank (+25 basis points), Norges Bank (+50 basis points), Bank of England (+50 basis points), and the Central Bank of Turkey (+650 basis points), which served as reminders that central banks are not quite to the light at the end of the tunnel in the struggle to rein in inflation. On a related note, Fed Chairman Powell appeared before the Senate Banking Committee yesterday and he doubled down on the hawkish view that the Fed isn’t done battling inflation. He repeated the need for more rate hikes during the conclusion of his semiannual testimony on monetary policy and reiterated that the Federal Open Market Committee does not expect to cut rates anytime soon. He noted that policymakers believe that the appropriate fed funds rate range is within a couple hikes of the current level and that the central bank also remains attuned to its employment mandate.
Not much going on today except for preliminary June S&P Global PMIs and several Fed Presidents speaking starting with St. Louis’ Bullard, who will be followed by Atlanta’s Bostic and Cleveland’s Mester. We begin the day with Agency MBS prices better by .125-.250 and the 10-year yielding 3.74 after closing yesterday at 3.80 percent.

There’s only one card that allows you to earn Bilt points: the Bilt Mastercard (see rates and fees). While it doesn’t offer a welcome bonus, it does allow you to pay rent with no fees and earn 1 point per dollar (up to 100,000 points per year). You’ll also earn 3 points per dollar on dining and 2 points per dollar on travel, though note that you must have at least five eligible transactions during your billing period.

Transfer points from hotel programs
You can also transfer Marriott Bonvoy points at a rate of 3:1 (so 3,000 Bonvoy points would become 1,000 Turkish points).
For every 60,000 Marriott Bonvoy points you transfer, you’ll receive a bonus of 5,000 Miles&Smiles.

Earn points from flying
You can fly Turkish Airlines-operated flights, and you’ll earn reward miles based on your fare class, Miles&Smiles elite status level and the distance of the flight.
If you flew Turkish Airlines from Los Angeles to Istanbul (a 6,865-mile route) in a discounted ‘U’ economy fare, you would earn 25% of the miles flown or 1,716 redeemable miles. That’s not great, but it’s something.
Turkish Airlines is in the Star Alliance, and as a result, you can also earn miles by flying Turkish’s partner airlines and crediting those miles to your Miles&Smiles account. For many U.S.-based travelers, the most likely partner to fly and credit to Miles&Smiles would probably be United Airlines — especially given the program’s recent devaluations.
You’ll earn Turkish miles based on the fare class and distance of your United-operated flight.
There are different earning charts for each partner airline. So, be sure to check if your fare class is eligible to earn miles and how many miles you’ll earn before deciding to put your Turkish frequent flyer number on a partner reservation.
Finally, Turkish miles expire three years from the time they’re earned. You can pay a rather expensive fee of $10 for every 1,000 miles that are about to expire to extend them for another three years. However, you should plan on using your Turkish miles long before they expire.

How to redeem Turkish Miles&Smiles
How to book a Turkish Airlines-operated award flight
If you want to book an award ticket operated only by Turkish Airlines, you can get to the award booking engine from the Turkish home page by clicking the “Award ticket” checkbox.
This will require you to log in to your Miles&Smiles account and then bring you to the award ticket booking engine, where you can enter your origin, destination, dates, class of service and number of passengers. Pro tip: Don’t include the leading TK portion of your account number when you log in. Also, remember this first search screen is only for Turkish-operated flight itineraries.
After you select a flight option, you’ll see the flight details, aircraft type and the award space labeled as promotional pricing or regular pricing, which will match the published award charts:
The following page will give you the total flight cost, including taxes and fees, even if you don’t have the required miles in your account.
How to book a Star Alliance partner award flight
If you want to search for Star Alliance-operated award flights (such as those operated by United, Lufthansa, Air New Zealand and others), you must find the Star Alliance award search engine.
To access Star Alliance award searches, log into your Turkish Miles&Smiles account and, on the drop-down menu (below your name), select “Miles Transactions” as shown below:
On the next page, you’ll see the link that will take you to the Star Alliance award ticket booking engine:
The engine looks identical to the Turkish-operated award search engine, except it says “Star Award Ticket” at the top:
You can then follow the same process to book partner flights.

Things to know about Turkish Miles&Smiles
The best way to redeem Turkish miles is for award flights. While other options may exist in the program, booking Turkish or Star Alliance-operated flights will get you maximum value.
With that in mind, here are a few of the most important rules and nuances of Miles&Smiles:
Miles&Smiles prices award flights on region-based award charts.
There are two levels of award availability for Turkish-operated flights: regular and promotional. Regular doesn’t technically have a name. It is just “award ticket” when you see it in the search results. Promo space (still referred to as “limited space capacity” in the terms and conditions) means fewer seats are available at a much lower mileage cost than the regular “award ticket” space.
Award ticket prices for flights within the same region cost 15,000, 25,000 and 40,000 miles round trip for economy, business and first class, respectively.
You can book one-way awards for half the price of a round-trip journey.
You can redeem miles for anyone besides yourself, but you must register them in your Miles&Smiles account first.
If you need 10,000 additional miles or less to issue an award ticket, you can buy them at a rate of 25 euros (about $27) per 1,000 miles.
Fuel surcharges are not charged on United flights and are somewhat reasonable on Turkish flights, but can be problematic on some Star Alliance carriers like Lufthansa.
Award tickets can be canceled or changed for a fee of $25.
One open jaw is allowed on a round-trip ticket. An open jaw is an itinerary when you fly into one city and out of another.

Best uses of Turkish Miles&Smiles
Hawaii for 7,500 miles one-way, 15,000 miles round trip
Flights within the same region, as defined by the Turkish region chart, cost 15,000 miles round trip. Honolulu’s Daniel K. Inouye International Airport (HNL) is specifically included in the North America region (though all other Hawaii destinations price out the same) along with the rest of the U.S. This makes one-way flights to the Aloha State just 7,500 miles each way. These awards are bookable online and carry no fuel surcharges.
Even one-stop itineraries from the East Coast cost just 7,500 miles each way.
Theoretically, you can fly in business class for just 12,500 miles each way (a tiny fraction of the more than 40,000 miles United would charge). However, know that business-class awards to Hawaii are extremely hard to find.
Alaska, Puerto Rico or the U.S. Virgin Islands for 7,500 miles in economy or 12,500 in first class
We’re starting to sound like a broken record at this point, but hang in there: San Juan, Puerto Rico, as well as Alaska and the U.S. Virgin Islands, are grouped in with the rest of the U.S. This means award flights are 7,500 miles each way in economy or 12,500 in first class.
While United doesn’t usually fly fancy lie-flat seats to these destinations, the flight can be long enough that doing it in domestic first class is still a bargain for just 12,500 miles. That is, if you can snag it.
U.S. to Mexico for 10,000 miles one-way in economy or 15,000 miles in business class
You can book that beach getaway from the U.S. down to Mexico for just 10,000 miles in economy or 15,000 in business class. Whether you want Cancun International Airport (CUN), Puerto Vallarta’s Gustavo Diaz Ordaz International Airport (PVR) or Mexico City International Airport (MEX), the Turkish award price to fly United is the same awesome deal. For comparison, United would usually want at least 17,500 miles each in economy or 30,000 miles to sit up front in each direction.
U.S. to Europe for 45,000 miles one-way in business class
You can fly From North America to Europe Zone 1 and Europe Zone 2 for the same miles. Economy costs 30,000 miles one-way, and business is a fantastic 45,000 miles, flying either Turkish Airlines or Star Alliance partners (or a combination of both). This is arguably the best business-class price you will see to Europe (outside of the occasional Flying Blue Promo Awards).
North America to India for 52,500 miles in business class
One of the most common award routings we’re asked to find is a round-trip flight to India. India is included in the Central Asia zone on the Turkish chart. These tickets cost just 34,000 miles one-way in economy and 52,500 miles in business class.
Intra-Oceania for 15,000 to 25,000 miles one-way in economy or business class
Intra-Oceania is a big zone stretching from French Polynesia to Australia, New Zealand and beyond. It’s available for 25,000 miles one-way in business class. These can be tough awards to score, often on Air New Zealand, but it’s a steal when you can book one. The catch? We haven’t gotten the online search site to recognize the gateway to French Polynesia — Tahiti’s Faa’a International Airport (PPT) — so you may have to call to book those awards.
Bottom line
The game of chasing the best frequent flyer programs and redemptions is always changing. No single program is the best at everything, but the Turkish Miles&Smiles program is worth investigating. Especially for those who have access to Bilt points, Citi ThankYou points or Capital One miles and like to fly on Star Alliance airlines, there are some excellent value redemptions.

USA Today has just published what might be the most irresponsible piece of financial journalism I’ve seen in the past five years of writing Get Rich Slowly. It embodies everything that’s wrong with the popular perception of stock-market investing.
Author Adam Shell touts a hot trading trend: Stocks jump on the first day of the month. Shell writes:
Stock investors looking for a trading pattern that all but guarantees a profit need look no further than the first trading day of a new month.
Everyone knows stocks trade in recurring seasonal patterns, with the best gains coming in the three-month period from November thru January. Then there’s the annual Santa Claus rally at year-end. Not to mention the January Effect, where small-fry stocks post fatter returns than big-company stocks in the first month of the new year.
But one of the biggest winning trades in 2010 has been Day 1 of a new month.
There are so many things wrong here. For example:
There’s the notion that investing is all about timing the market, about finding “hot” times to get in and out.
The second paragraph includes not only the “everyone knows” bit (I would never allow a staff writer or guest author to say “everyone knows” about anything on this blog, especially for something like this), but also the list of patterns, the last two of which are actually contained in the first!
How does one buy on the last day of the month and sell on the first without losing a small fortune in trading fees? And what exactly do you buy? An index fund? Specific stocks?
Not to mention the author used the word “thru”…and the editor let it thru.
The sort of “investing” promoted in this article isn’t investing at all — it’s gambling. I know plenty of people (including me!) who have lost money trying to find silly “get rich quick” shortcuts like this.
Tangent: Plus I made the mistake of reading the comments on this article. Want to know why comments on Get Rich Slowly are moderated? Look no further than the discussions at USA Today, where the worst in public discourse is on constant display.
Because any fool with a spreadsheet can go hunting for meaningless patterns in stock market data, I decided to be that fool. I downloaded all of the data for 2010, and I ran my own analysis. Guess what? The first trading day of the month isn’t the only day that boasts just two losses in 2010.
The 8th trading day of the month has nine gains out of eleven! That must mean something! (And working backward, the 15th-to-last trading day of each month also has nine gains out of eleven.) But would you ever make it a rule to invest on the 8th trading day (or 15th-to-last trading day) of the month? Of course not.
If you want to avoid losses, though, you’d better watch out for the 10th and the 16th trading days of each month. They’ve only posted gains three out of eleven times in 2010. (Both the last and 2nd-to-last trading days of the month do as poorly.) But again, would you actually use this info for investing purposes? I doubt it.
In reality, anyone with enough time can go searching for patterns in past stock-market data. Lots of people have done so. But nobody I know has ever found a pattern that works going forward — except for buying the entire market and waiting a few decades.
Note: This whole story reminds of the film Pi, which is about a math whiz who goes crazy trying to find patterns in the stock market. (It’s a strange movie, but the soundtrack is great music to program computers by…)
Sarcasm aside, I’m not denying that the first trading day of the month has produced the biggest gains in 2010. (The Dow Jones Industrial Average has gained an average of 82.9 points on the first day of the month; there’s only one other trading day averaging over 44 points.) In fact, Shell points out this is an ongoing pattern:
The 2011 edition of the Stock Trader’s Almanac notes that in the 13-year period ended May 2010, the Dow “gained more points on the first trading days of all months than all the other days combined.”
But this isn’t an investment strategy. It’s gambling, pure and simple, and for USA Today to run this article as anything other than entertainment is irresponsible.

Government models say Phoenix’s groundwater supply is drying up. Homebuyers will have to pay the price to fix it.
The Arizona Department of Water Resources announced June 2 that the state will no longer authorize developers to build outside municipal water sources with a supply of only groundwater. Developers and real estate agents alike say this will hike up already high home prices.
“We’ll have significant supply issues post this announcement,” Spencer Kamps, vice president of legislative affairs for the Home Builders Association of Arizona, said. “And that will significantly impact affordability.”
Phoenix is one of Arizona’s five Active Management Areas, regions regulated by the 1980 Arizona Groundwater Management Code. In AMAs, developers of subdivisions must have a 100-year Assured Water Supply, which means their water source can meet the area’s anticipated water needs for 100 years.
There are two ways to get an AWS. Developers can either get a commitment of water service from a designated provider — a municipal water supplier approved by the ADWR — or they can get a certificate of AWS from the department itself.
Developers building on the outskirts of Phoenix where designated providers don’t reach must now use the second option. The wells they would previously tap in that area no longer hold a sufficient supply of water to meet the 100-year test based on ADWR modeling.
The ADWR’s Phoenix AMA groundwater availability model predicted 4.86 million acre-feet of unmet demand for groundwater supplies over the next 100 years. One acre-foot of water supplies three Phoenix homes with water for a year, ADWR says. The department hopes to alleviate this strain by prohibiting new groundwater-based AWS certificates.
But there are 80,000 undeveloped lots already approved with the certificates according to Kamps. They’re not impacted by the decision, so that development will continue as normal. Trouble begins, though, when builders run out of these lots. Until they find an alternative water source, they can only build within the reach of designated providers.
“Essentially, we have a growth boundary,” Kamps said. “The land opportunity in those designated providers is finite — it will eventually end.”
Maricopa County, which includes Phoenix and its suburbs, has grown by 19% from 2010 to 2022 according to U.S. census data. The median residential home price has increased 240% over that time, from $135,000 in 2010 to $459,000 this year, according to the Arizona Regional Multiple Listing Service. Prices have been on a steep incline since the start of 2020, when the median price was $300,000. In just two years, it rose by 53%.
Sheryl Bowden, president-elect of the Phoenix Board of Realtors, said the local market was already struggling with high interest rates and low inventory. Maricopa County had a housing shortfall of 44,181 units in 2022, Common Sense Institute Arizona says.
“You have people that aren’t selling properties because they don’t know where they’re going to go,” she said.
The average 30-year fixed mortgage rate was 6.67% on June 22 according to the The Fannie Mae Primary Mortgage Market Survey. Bowden pointed to relatively high rates, up from 5.81% in the same week last year, as a reason for the shortage: homebuyers are “not going to sell their 3% mortgage on the existing house to go out and get a 7 or 7.5% mortgage,” she said.
Mortgage rates hit a historic low of 2.65% in January 2021. Bowden thinks homeowners are waiting for rates to reach similar levels again before they sell.
“I don’t know if that’s ever going to be sustainable,” she said. “People need to get comfortable knowing that these rates that we’re having are, if you go back historically, they’re not that bad.”
Bowden and Kamps both said the announcement would disproportionately affect development in quickly growing Phoenix suburbs like Buckeye, which has doubled in population since 2010, and Queen Creek, which has almost tripled.
“The designated providers are much more expensive to build in,” Kamps said. “Buckeye specifically is one of the most affordable markets in the Phoenix metro area. And if you take the opportunity to go build in those communities, that’s going to impact affordability.”
Both communities are searching for alternatives to groundwater so developers can keep building.
Queen Creek’s water resource director, Paul Gardner, said his town has been acquiring renewable water sources to supplement current and future groundwater pumping for years now: “We decided as a community that we had grown so large that we could control our own destiny,” he said.
Gardner said treated wastewater, called recovered treated effluent, makes up 20% of the town’s water portfolio. In the future, it’ll make up 35%.
Developing renewable supplies will increase housing prices in Queen Creek. How much, Gardner said, depends on which supply the city marries each future developer with. Garder said it might mean $5,000 or even $10,000 more per house.
“The cost will be the cost,” he said.
The city of Buckeye also assured residents their water future is secure, listing several changes they’ve made to their water management process. They called the ADWR’s announcement a “reactionary response to an exaggerated issue,” criticizing the GMA as outdated.
Kamps also called for changes to the GMA, since it only impacts subdivisions, developments of six lots or more. Other developments, like commercial and apartment buildings, don’t have to obtain an AWS before building.
Arizona Governor Katie Hobbs created the Governor’s Water Policy Council on Jan. 9 to do just that. The council’s first meeting was May 17. Kamps is an appointed member of the council.
If the GMA is not updated, Kamps said, “in the future, we won’t make any decisions based on efficiency. We’ll make decisions based on where the water is.”
A new study claims homebuyers are often so mentally exhausted from home shopping that they rush the mortgage process and wind up with higher-risk loans.
A pair of George Washington University instructors identified the phenomenon as “cognitive resource depletion,” meaning individuals burn out on one activity and devote less time to a subsequent one, in this case, shopping for a home loan after finding a suitable property.
The findings are based on a test using two groups, one that participated in a home-shopping exercise followed by a mortgage shopping exercise, and one that only performed the latter.
Nearly half of those that performed both shopping exercises back-to-back selected higher-risk mortgages, while fewer than 20 percent who didn’t have to perform the home shopping exercise did the same.
I’m assuming higher-risk means adjustable-rate mortgages, and perhaps option arms, essentially those with lower monthly payments, at least initially.
While the study does make sense, it’s probably just one of many factors that determine what a borrower will end up with loan-wise.
There’s a good chance loan officers and mortgage brokers have a lot of influence, and debt-to-income ratio requirements may also drive loan program decisions out of pure necessity.
And once a home is ultimately selected, borrowers typically have to make quick decisions in order to obtain financing in a timely fashion.
All that said, it’s wise to study up on the wide array of mortgage programs out there before even searching for a home, and to get pre-qualified/pre-approved beforehand.
Aside from leading to a better choice of mortgage, it can help you avoid any nasty surprises late in the game that could crush your dream of homeownership entirely.
