Philip Kang
Philip Kang is the team leader of the HomeReady Team at Real Broker. He has been full-time in real estate for the past 10 years and has sold over 350 million in real estate. This year, their market is down 33% but their team will do more than double their volume from their previous year. The av-erage agent on their team has closed 8 million in volume, year to date, and will end the year at over 12 million per agent. Amged Baker, a 40-year-old software developer, wanted to move to a bigger home as the Florida native transitioned into a new role at work that allowed him to be permanently remote. He also wanted more space for his two kids.
But Baker, who works for a real-estate platform, knew that it wasn’t that simple to trade up. Mortgage rates had doubled and home prices continued to rise. In his hometown of Palm Beach County, Fla., home prices soared by nearly 60% over the last five years.
He sold his previous home for $600,000, which had a 30-year mortgage rate of 2.8%. However, he was prepared to give up that rate if he could avoid paying a rate of 7%.
Baker was intrigued byassumable loans. Having refinanced his current home during the pandemic, he was keenly aware of the value of his ultra-low mortgage. He knew his monthly payments would be a lot more affordable with an assumable mortgage — and so his search began.
He’s not alone. It appears to be the housing market’s latest obsession — homeowners, buyers, and real-estate agents are all talking about assumable mortgages.
Across real-estate brokerage sites, listings boast that the home comes with an “assumable mortgage,” described in glowing terms as a “rare find,” “game-changer,” or as one buyer said on social media, “white whale.”
What are assumable mortgages?
With assumable mortgages, the loan — and, importantly, its interest rate — is passed from the seller to the buyer when a house changes hands.
With the U.S. housing market frozen by high rates and low inventory, it’s clear why people have turned their attention to assumable loans. They’re particularly appealing now because they offer homeowners a way to potentially capitalize on their pandemic-era ultra-low mortgage rate by passing it on.
Here’s the catch: Only certain types of loans can be assumable mortgages. The seller must have a government-backed home loan, which is insured by the Federal Housing Administration, Veterans Affairs, or certain loans by the U.S. Department of Agriculture.

These government agencies allow homeowners to transfer ownership of the mortgage to a new home buyer under certain conditions such as the new buyer having good credit, an acceptable debt-to-income ratio, and more.
For the typical home buyer today who is facing a 30-year mortgage with a rate over 7%, assuming an existing mortgage with an interest rate as low as 1.75% is an enticing proposition. It offers an alternative to buying points — fees a borrower pays the lender to cut the mortgage rate on their home loan — or taking out an adjustable-rate mortgage, which comes with its own risks.
For the seller, an assumable mortgage presents another feature to play up when listing their home. There is also, perhaps, some comfort in knowing that their ultra-low interest rate will be inherited by the buyer.
Assumable mortgages were popular in the 1980s
“For the last 40 years, rates have been falling, so nobody cared about assumability,” said Tod Tozer, former president and CEO of Ginnie Mae. “So we’re basically back to the future — we’re back to 40 years ago when 30-year mortgages were close to 13%, 14% back in 1981. And they’ve been falling ever since.”
Ginnie Mae securitizes all FHA, VA, and USDA mortgages for the secondary market. Tozer has also written about assumable mortgages being a “solution” to today’s frozen housing market, as the seller will be able to “receive top dollar for the sale of their home,” and move to another place.
Assumable mortgages were popular in the 1980s when mortgage rates were in the double digits. Back then, many conventional loans were assumable. “It was the standard of the industry,” Tozer said.
But assumable mortgages aren’t as common as a conventional loan, making them hard to come by.
Based on the market today, only 12 million mortgages are potentiallyassumable, which is less than a quarter of all mortgages in the U.S., according to loan-level data from ICE. Of these mortgages, which are primarily FHA, VA, and USDA loans, about 7.2 million or 14% have a mortgage rate of below 4%.
Assumable mortgages can be difficult to find, and it can also be difficult to get homeowners to part with their loan if the alternative is to buy a house with a much higher interest rate.
“Folks don’t want to give up those assumable mortgages because they’re just as attractive to them as they are to you,” said Andy Walden, vice president of enterprise research strategy at ICE, or Intercontinental Exchange, a data company.
Additionally, even after a buyer takes over the mortgage, they will still need to cover the difference between the outstanding balance and the sale price, Walden told MarketWatch.
How assumable mortgages work
So how do they work? Imagine an aspiring homeowner views a home valued at $375,000, and the home comes with an assumable mortgage of $225,000. The buyer in this situation will need to put down $150,000 in cash, or find other financing after they assume the mortgage.
If the buyer requires secondary financing, it will likely come at a higher interest rate, which will offset some of the savings from the assumable mortgage. Nonetheless, for homeowners who are keen on selling, if they have an assumable mortgage, their house will become more attractive to buyers.
“Veterans across the country are sitting on these ultra-low rates,” Chris Birk, vice president of mortgage insight at Veterans United Home Loans, told MarketWatch. “So they’ve got this incredible marketing opportunity.”

And yet of the 69,000 VA purchase loans that his company processed in 2022, only about two dozen were assumptions.
There’s a lack of awareness about assumable loans, Jason Mitchell, chief executive of Jason Mitchell Group, a Scottsdale, Ariz.-based real-estate brokerage, told MarketWatch.
The first question real-estate agents should ask homeowners who are listing their homes is whether their mortgage is assumable. “If you can mark it as an assumable mortgage at 3.5%, you’re gonna get a better price on your house,” he added.
What happens if the new buyer defaults on the assumable mortgage?
The person who assumes the mortgage also becomes responsible for paying the loan on time. If the new buyer stops making their mortgage payments and goes into default, that does not mean the original owner will be required to pay up.
With FHA loans, “once the assumption is complete, it is a full release of liability for the previous borrower, which means the new borrower (the borrower that has assumed the mortgage) has full responsibility for all aspects of the mortgage,” a HUD spokesperson told MarketWatch.
Similarly, with VA loans, when another buyer assumes the mortgage, there is a release of liability, Birk added. The veteran who owned the home previously isn’t financially responsible if the new owner defaults.
One man’s search for an assumable mortgage
During his search, Baker, the software developer, contacted Chris Tapia, a 41-year-old real-estate broker with Compass Florida. Tapia had met Baker three years ago when the homeowner bought his first home in Palm Beach, and the pair had become good friends.
Tapia had recently introduced the idea of assumable mortgages to Baker. The agent believed that it was one key way for home buyers to take back the purchasing power they lost as homeownership became more expensive.
“Everything is so phenomenally expensive that no one can really afford anything right now,” Tapia told marketWatch.
In his quest for assumable loans, Baker specifically looked for homes that were financed with a mortgage from the Federal Housing Administration, Veterans Affairs, or the U.S. Department of Agriculture.
He then searched home listings from various online brokerages to identify those that were financed with an FHA or a VA mortgage. He also looked at services such as FHA Pros, a site that provides real-time data for FHA and VA condominium approvals.
But homeowners can also look for listings with assumable loans via Google with the following search term: site:compass.com “assumable.”
MarketWatch found several new and old listings advertising assumable mortgages in the home’s description.
Finding an assumable rate of 3.05%
Baker and Tapia attended 20 open houses in Palm Beach County.
They made four offers and ultimately closed on a four-bedroom single-family home in Palm Beach County for $620,000. Baker took over the seller’s 30-year fixed-rate mortgage, under the assumption rules.It has a 3.05% rate.
He currently holds a Federal Housing Administration loan with an outstanding balance of $324,000. As a result, he put down $269,000 in cash.
The seller had only paid off about 3 years on their 30-year loan,so Baker took it over with a monthly payment of about $1,500. He estimated that buying the home with a conventional mortgage at the prevailing rate would cost closer to $2,300 a month.
Baker closed on the home in June 2023, and because he assumed the seller’s loan he did not have to pay thousands of dollars in closing costs.
“You will be hearing about assumable loans more often,” Tapia, the broker, said.
Baker agreed. “To be honest with you, it was always a good deal — it was always better than going the conventional route,” he said.

Many families have to take unpaid maternity leave, and others may find their leave is simply not long enough and want to extend it longer (many families in the U.S. get 3 months or even much less time).
Not only that, but maternity leave is an expensive time with medical bills coming in, the cost of baby essentials (diapers aren’t free!), and everyday living costs.
Also, there might be unexpected costs that weren’t part of your maternity leave budget. Perhaps your baby needs special formula or medication, or maybe your car broke down. These unplanned costs can put a dent in your finances, especially when your income may already be reduced during your maternity leave.

This can be a flexible side hustle because you can choose your hours and how much you’d like to work each week.
Services like Instacart need grocery shoppers, and the average shopper makes $15 to $20 an hour to deliver groceries. Drivers are paid per order, and you get to keep 100% of your tips. With Instacart, you would be physically going into grocery stores, picking out the food items yourself, checking out, and then delivering the groceries to your customer.

Below, I will be talking about how to cut your budget so that you can save money, as well as your rights and benefits on maternity leave.
Cut your budget
During parental leave, cutting your budget can be a great way to manage your finances while adapting to life with a newborn.
Here are a few ideas to help reduce your expenses during this time:
Evaluate your current spending habits to determine where you can make adjustments – This might involve tracking your spending for a month or looking back at bank statements. You’ll likely find areas where you can save, such as dining out, entertainment, or shopping.
Cut back on subscriptions and memberships – Assess each subscription and determine the must-haves and those you can temporarily suspend or cancel.
Batch cook freezer meals before the baby comes – This is where you make a bunch of meals before the baby is born and freeze them. This can give you an easy meal to pop in the oven before the baby comes.

Well, with the election of a Speaker of the House the odds of a government shutdown have lessened. There’s a tentative autoworker’s strike end. Both of these pieces of news would help the economy. Jobs and housing drive the U.S. economy, so what’s going on there?
We learned yesterday that new home sales jumped 12.3 percent in September and 34 percent year-over-year to a seasonally adjusted annualized rate of 759k units, according to the Census Bureau. This marks the largest monthly jump in over a year and the highest level of new home sales since February 2022.
Even though the series is notoriously volatile (there was a decline of 8.2 percent in August), it points to continued resilience in the new home sales market. Of note is that the year-over-year change in the median sales price was -12.3 to $418,800, the largest decline since February 2009 and consistent with anecdotes of homebuilders offering price discounts and mortgage rate buydowns to drive sales and further changing the mix of homes being offered to more modest products.
Keep in mind that new home sales make up a much smaller chunk of overall sales in the housing market than existing home sales, where the trailing 12-month average has been on a downward trend since May 2021 (when it reached 898k). The September reading of existing home sales came in close to the trailing average this millennium (699k) to show the housing market is holding up despite higher mortgage rates. Markets do receive the release of pending home sales later this morning, which will provide more housing market clarity after the figure was down almost 19 percent year-over-year in the last report.
Today’s economic calendar kicked off with the European Central Bank leaving its rates unchanged. In this country, we had the first look at Q3 GDP (4.9 percent growth rate, stronger than expected), durable goods orders (+4.7 percent for September), and weekly jobless claims (210k, up from 200k, 1.79 million continuing claims). In addition to the Pending Home Sales Index, today also brings Kansas City Fed manufacturing for October, a Treasury auction of $38 billion 7-year notes, Freddie Mac’s latest Primary Mortgage Market Survey, and more earnings from Wall Street. We begin the day with Agency MBS prices unchanged from Wednesday, the 10-year yielding 4.95 after closing yesterday at 4.95 percent, and the 2-year at 5.11.

Sarah Wheeler: In the past you said that technology isn’t a differentiator, it’s just an equalizer. Do you still think that?
Rich Weidel: Yes, and even more now that we’re seeing in this down cycle which technologies provide value and which are just an expense.
It wasn’t that long ago that technology was going to change everything. If you go and look at headlines from 2013-2014 — everything was revolution and transformation and technology was going to lower costs. You would get phone calls constantly from tech vendors during that period, and they’d talk about 30%, 40% ROI and how much tech would decrease turn times. And I think we saw an advantage among some of the first movers — these companies came out of the crisis and were able to take advantage of technology, that’s when they really started to grow.
Today, though, there’s almost zero differentiation. Within mortgage companies, even those that have huge scale versus small scale, they’re offering really the same borrower experience and the same loan officer experience. Obviously, they’ve got some different systems to handle hundreds of loans a month versus thousands or tens of thousands. But if you go and look at the financials, there’s no differentiation in terms of cost per loan or speed to close with any correlation that I’ve been able to see on technology spend.
So essentially, the two biggest promises of technology, that it would lower costs and increase speed, have not materialized in any way.
SW: How does that impact you as a mortgage lender CEO?
RW: A lot of vendor contracts are just killing mortgage companies right now, because they’re stuck in these multiyear contracts with minimum standards. That model just doesn’t work. You’re signing a contract in 2020-2021 when the industry is doing $3.5 trillion, and you have to commit to a multiyear contract with x number of seats or minimum units per month. At Princeton, we’ve always been very risk-averse, and that comes from my experience in commercial real estate and debt and leasing.
The second problem is that in a tightening margin environment, you could have per-unit vendor costs that are more than the revenue that you’re getting in. That means no matter how many loans you do, you can’t make money. So the technology that’s supposed to save you can also be the thing that drives the mortgage company into bankruptcy.
SW: How do you fix that?
RW: For 95% of mortgage companies, the answer is buy and integrate and optimize.
SW: How do you feel about your tech stack?
RW: We really like our tech stack. I don’t think there’s a huge amount of differentiation between vendors, and the shiny toy of today is typically not the shiny toy of tomorrow. That hot tech thing you had to have in 2018? Nobody’s talking about that anymore. And some of the vendors that were the darlings of 2021, raising all the money, they’ve now got all that venture capital and all that carried interest and all that expense load that they just can’t price. While some of your smaller vendors who were bootstrapped don’t have that cost structure and they can be more flexible in their pricing to meet the moment.
But you have to make sure of your counterparty risk with that vendor, because you don’t want to build your system around a technology partner that’s not going to be there in a year or two.
SW:We’re seeing a lot more repurchase requests, and some of those seem to be on minor loan defects. How should technology be helping there?
RW: Sometimes you have problems on loans that are due to technology — so a disclosure doesn’t fire right, or you’re not calculating the ARM interest correctly. Those can be catastrophic if it goes on for a long period of time. But typically, if the technology is causing an issue, if you’re doing your QC prefund correctly, you catch it on one or two loans and then you can correct the technology issue and it works.
The thing that the mortgage industry cannot correct for is human error, and there always is human error. And then on top of that, our industry is under attack from fraud from all sides. Because of that, I think we at Princeton do way more than is required by the agencies from a QC perspective on our prefund. We overinvest on the QC part.
SW: What part does tech play in attracting great LOs?
RW: You have to figure out your differentiated value proposition. There are a lot of good companies with a lot of good products with good rates with good fulfillment. If you’re going to grow in this business, you have to have that. Well, then what? If you study salespeople, in mortgage or any industry, the biggest things that hold salespeople back once they have good fulfillment rates and the basic stuff is an under investment in prospecting activities. Well, my experience is that where you can get the biggest lift with salespeople is actually in the technology and the automation around prospecting. So we built our sales machine around that.
We use technology, marketing and support systems to do some of that prospecting on behalf of loan originators and we’ve been slamming at that for like six or seven years now. And we keep in touch in a very dynamic, personalized way with referral partners and customers and we have a competitive advantage on that.
In Q3 our loan originators added on average 2.88 new referral partners. And that means the average loan originator at Princeton closed a loan in Q3 with 2.88 Realtors they’ve never worked with before. If you think about the lifetime value of the customer, well, you get a loan a quarter from each Realtor, three Realtors in a quarter, and they’re each good for four loans a year, that’s 12 loans. Average commission is $3,000. That’s $36,000 a year from just those three Realtors, plus the ones you add in other quarters. Now we’re talking about a $100,000 opportunity. Wow. If we were to invest in that differently, what would that look like?
In 2018, which was a difficult year, every phone call with a loan officer felt like they were talking about leads: leads, leads, leads. Nobody talks about leads anymore. Now it’s all rates.
SW: As the CEO of a lender in this environment, what keeps you up at night?
RW: I often think that my job is to try to make the best decisions that I can based on the facts that we have. What’s really difficult about this industry is we don’t know what volume or margins are going to be three, six, 12 months from now. It’s really hard to be prepared for what’s coming next so I think the question is: are you willing to react as the facts change to meet the moment? And that’s what we ask ourselves as a leadership team.
We used to do that monthly, but it was too short of a cycle, because you wind up overreacting on 30 days of data so we do it on a quarterly basis. We put a game plan together for three months and at the three-month review we ask: What were our predictions? Where did we land? What do we wish we would have done differently? And how do we want to adjust for the next three months or three quarters?
We make money on the up swings and lose money on the down swings, and when it’s stable, we just make average profits. Even if volume stays at the $1 trillion or $1.5 trillion level, the industry will be sized for it and it won’t be great, but it’ll be okay. We’re just still in the problem of there’s too much capacity. Everything needs to size back to the steady state.
SW: What’s the biggest lesson you’ve learned on technology?
RW: The lesson of technology, for us, has been that so much of the difference in technology is about the way that the people utilize it. So we talk not just about tech, but technology, people and process. Those three things added together will equal the result: It’s really a systems engineering question. And so much is it of it is the human capital of how you’re integrating those types of things.
I’m in some owners working groups, and somebody will bring up a tech and either they’re having great success and we’re struggling with it, or we’re having great success and they’re struggling with it. And you see that the same technology deployed in different cultures and with different processes sometimes works and sometimes doesn’t work. So you have to ask: Are we utilizing the technology to its fullest capacity? And is it a tech problem, a people problem, a process problem, or some combination of those three?
SW: Looking to the future, are you optimistic?
RW: I’m super optimistic about housing in America. We are in an industry that isn’t going anywhere. We’re also in an industry that’s relatively commoditized, so you can’t hate the game, you just have to know the game that you’re in.
Princeton is a company that’s been around for a long time, but we haven’t peaked. And so these market resets, while they’re terribly painful, are like forest fires — they have to happen to clear out all the overgrowth so there can be flourishing on the other side. Unfortunately, there’s a lot of pain during that process.
Sustainability has been a buzz word in the home décor industry for years, but the types of eco-friendly practices and products that consumers gravitate towards change often. According to a 2023 study by NielsenIQ, 78 percent of U.S. consumers say that a sustainable lifestyle is important to them, and in a survey from digital supply chain company Blue Yonder, 69 percent of respondents said they would pay more for sustainable products. But, even though they are seeking out those sustainable products and brands, after so many years of pursuing “greener pastures” consumers have wised up to many of the greenwashing practices that have permeated the industry and marketing tactics.
Now, customers are doing their research before they align their dollars with sustainable and eco-friendly brands and products, and that means retailers need to do the same in 2024.
Authenticity First
Before carrying any eco-friendly products and brands, retailers should invest time into researching them just like their customers. Terms like green, eco-friendly, all-natural, earth-friendly, plant derived, organic — but not organic certified — and non-toxic can be used by manufacturers without meeting any legally required testing or standards.
Retailers should look for third-party certifications — examples include Fair Trade certified, Environmental Working Group Verified, B-Corp, Made Safe and Cradle to Cradle certifications— to be sure they are picking vetted products that meet basic industry standards for those labels. Transparency also goes along way when vetting new products and brands. Consumers gravitate towards brands that feel like they have nothing to hide, so brands that are willing to share their sustainability goals, production processes, and waste and recycling statistics, will continue to resonate with them in 2024.
Material World
Following the rise of biophilic design — or design trends that prioritize connections with nature — green home décor trends in 2024 will be founded on their materials. Sustainable natural materials like bamboo, cork, coconut, straw, cob and natural fabrics like hemp, wool and jute will be more popular because of their renewability, natural origins and — in some cases —recyclability over materials like resin and synthetic fibers. Real woods and stones will be less popular in this category because they are perceived as less renewable and/or recyclable. Carrying products made with recycled metals, plastics and other materials will be key in attracting eco-conscious consumers who want the look of synthetic materials like plastic. Repurposed objects — think newspapers, license plates, fabric scraps, discarded books, and deadstock wallpaper, carpeting, paint and fabric — will also make a big impact.
