Art therapists use creativity to help others. They draw or paint as a way to support people’s emotional health. This job requires a master’s degree, but it combines art with helping people, which can be very rewarding.
A Ferrari driving instructor teaches others how to drive a luxury sports car. It’s not just exciting; it can also pay between $90,000 and $120,000 a year.
If you like spotting mistakes in content, then finding a proofreading job may be perfect for you. Proofreaders act like an extra set of eyes to read articles, papers, books, ads, and other written content.

If you want to find a fun job that pays well, my favorite way is to start a blog. That’s exactly what I do for a living!
A blog is content written on a website. It usually includes articles like what you’re reading here.
You can blog about something you’re passionate about or something you know a lot about. Or even a topic you want to learn more about (people love following others’ firsthand journeys!).

I buy printables frequently, and so do others all the time. Recently, I bought a printable for my daughter and it was a useful tool to help teach her the alphabet. I love that I can easily search what I’m looking for and get exactly what I want – plus I can print it right at home quickly!

How much you make as a freelance writer depends on your experience and the topics you write about. When you start, you might earn around $50 to $75 for a 500-word article. As you get better, you can charge more. For a 1,000-word article, you could make between $100 and $150. If you do well over time, you can ask for even higher rates.

I’ve been a social media influencer for years, monetizing my Instagram and Facebook accounts. It’s a great experience as I get to collaborate with companies I love and promote products I already use.

Veterinarians have a skilled and fulfilling role dedicated to animal health and welfare. The main responsibility is to provide medical care to animals, diagnose health problems, and perform surgeries.

The veterinarian career path is rewarding as it lets you blend a love for animals with the chance to make a positive impact on their lives.

After learning about mystery shopping, I found a website where I could become one as well. It sounded like fun to get paid to shop.
I would make about $150 to $200 per month through mystery shopping, and I also got free items and services, like $100 to spend at restaurants (where I had to provide feedback while I was there), makeup, and more.

Capital Markets
Another week, another round of good U.S. economic news. Last week’s Michigan sentiment for January crushed expectations to register at the highest point since July 2021, strong retail sales data from December, and the lowest level of initial jobless claims in over a year. Positive economic news, coupled with diminished chances of a March rate cut, have pushed bond yields to the highest levels in a month. Americans are feeling positive about the economy, their incomes, and the outlook on prices. Notably, the increase in consumer sentiment was accompanied by another drop in year-ahead inflation expectations, which have returned to a level not seen in three years.
The preliminary reading of the University of Michigan’s Consumer Sentiment Index for January was well ahead of estimates, hitting its highest level since July 2021 with year-ahead inflation expectations decelerating to 2.9 percent from 3.1 percent, a rate not seen in just over three years. Existing home sales decreased 1.0 percent month-over-month in December to a seasonally adjusted annual rate of 3.78 million from 3.82 million in November. Sales were down 6.2 percent from the same period a year ago as high mortgage rates continue weighing on the overall level of activity, though they have not stopped prices from continuing to climb.
Last week’s batch of data, which included a mix of high consumer confidence and lower inflation expectations that points toward a soft landing for the U.S. economy and Fed Chair Powell’s war on inflation, has dropped the implied likelihood of a 25-basis points rate cut at the March FOMC meeting to 45 percent currently from over 55 percent seen at the beginning of last week. While investors continue to chip away at bets that the Fed will cut rates early and aggressively this year, there remains a significant gap in the market and Fed expectations for the fed funds trajectory this year.
It all points to a solid American economy, notably more so despite a Fed rate-tightening campaign that seemingly has broken the back of inflation. However, investors are eager to know when those rate hikes will be reversed; expect them to wait to ease, and that the market will merge with what the Fed thinks. The Fed will err on the side of being conservative.
Central banks will also be busy, with monetary policy statements and interest rate decisions expected from the Bank of Japan, European Central Bank, and Bank of Canada. In the U.S., Federal Reserve members will be in a blackout period of no public talks ahead of the next FOMC meeting on January 30-31.
This week’s economic calendar includes month-end auctions consisting of $162 billion 2-year, 5-year, and 7-year notes tomorrow through Thursday with $18 billion 2-year FRNs also on Wednesday, Fed surveys, S&P Global PMI flashes, durables goods orders, the first look at Q1 GDP (expected at 2.0 percent), new home sales, and Fed favorite PCE on Friday. Expectations are for the core PCE Price Index to increase 0.2 percent month-over-month and 3.0 percent year-over-year versus 0.1 percent and 3.2 percent previously. No Fed speakers are scheduled with the Fed in their blackout period.
Additionally, this week brings the ECB’s first monetary policy meeting of 2024 and a rate decision from the Bank of Japan. Today’s economic calendar sees just one data point with leading indicators for December. (The forecast is for unchanged which, if realized, would be the first non-negative reading in 21 months.) We begin the week with Agency MBS prices better by .125-.250, the 10-year yielding 4.09 after closing last week at 4.15 percent., and the 2-year at 4.38.

Entering the real estate finance world in the summer of 2022 as a 23-year-old, I immediately felt like a fish out of water. Attending industry-related conferences and visiting clients, I was typically the only person in the room under the age of 30.
Our industry is full of professionals with decades of experience, but with that much experience often comes difficulty with connecting and understanding the next-generation consumer. My goal with my career in mortgage is to help bridge the generational gap between mortgage professionals and next-generation borrowers. With that in mind, let’s take a look at some key characteristics that set my generation (Gen Z) apart from previous generations.
For Gen Z, technology is second nature
Gen Z is considered those who were born between 1997 and 2012 — today, members of Gen Z are between 11 and 26 years old. We are the cohort succeeding millennials and have grown up with rapid technology progression, an increase in multi-generational households and the “influencer” era.
I was seven years old when my parents first bought the iconic Motorola RZR flip phone, and 12 when my parents gave me my first iPhone. The eldest Gen Zs quickly adapted to Apple’s iPhone technology and the youngest Gen Zs usually were “screen kids” throughout their childhood on tablets or their parents’ smartphones. Relying on and mastering technology has been second nature for myself and my peers. It is hard for me to remember a time without the desire for high speed wifi or cellular data.
So, what does this mean for the world of real estate finance? It means that loan originators need to realize the importance of having a digital brand. In the current work-from-home lifestyle, the lack of in-person connection will create a reliance on connecting through digital platforms and communication methods that next-generation borrowers are very familiar with.
Gen Z’s savings present an opportunity for investment
Speaking of the normalcy of a work-from-home lifestyle, COVID reached its peak when the eldest part of Gen Z was either entering the workforce or attending college. Going through this transitionary stage of life during a time of panic and crisis forced a lot of us to move back home in 2020 to be with family. Three years later, a majority of my friends are still living rent-free at home in our childhood bedrooms because it saved money and was easy. This is a unique characteristic that has given my age group the opportunity to live rent-free and save a lot of money early on in our twenties.
What does this mean for the real estate finance world? This trend of living in a multi-generational household means older Gen Z (ages 20-26) most likely have a lump sum of money saved up just sitting in a bank account. As an industry, we have the duty of educating my age group on the financial implication of investing in real estate and what it means for our financial future.
One last characteristic I want to highlight within my generation is the lack of trust in big corporations. It is crucial for our industry to understand the hesitancy my generation has with trusting large institutions without a lot of research and referrals leading them to that organization. Where previous generations relied heavily on large corporations to build rapport and familiarity, Gen Z relies on public figures or relatable individuals in their network when it comes to choosing a company to work with.
For example, in the past, people may have chosen to work with State Farm as an insurance provider because of its market share or brand recognition. Gen Z does not care about brand recognition — they will choose a State Farm competitor if their favorite influencer or social media account has given a referral or posted about a positive experience with that service provider.
All in all, Gen Z’s entry into the home buying market brings forth new borrower characteristics to the market. If we put forth the effort to understand and reach these future borrowers and lead with authenticity and financial education, I truly believe we can get my generation into the home buying game earlier in life than previous generations.

While a college education can help prepare students for life, taking advantage of the professional network college offers can help launch your career. Whether trying to land a summer internship, get that first job out of college, or apply to graduate school, a letter of recommendation from a professor can be helpful.
Although requesting this is common practice, it can still feel nerve wracking to broach the subject. Keep reading to learn helpful tips to receive a glowing letter of recommendation from a professor.
1. Asking a Professor Who Knows You and Your Work
There are several factors to consider when deciding who you’ll ask for a letter of recommendation. Taking stock of which professors actually know your interests and goals, not just your name, is something to consider right away.
A strong letter of recommendation can involve praising a student’s personal character and highlighting their goals and ambitions. For this reason, choosing a professor you’ve personally interacted with, whether through class discussions or during office hours, could be beneficial.
If you’ve taken several courses with a professor, they may be able to showcase how you’ve grown throughout your time in college.
Since a professor will also be attesting to your academic merit, it can be helpful to start by identifying who has seen samples of your strongest work throughout college. For example, a personal essay or in-person presentation that earned a strong grade might indicate that a professor valued your work.
2. Choosing a Professor Who Specializes in Your Field
Although a letter of recommendation is foremost about your own skills and attributes, also of benefit can be a professor’s own credentials within an industry or academic field you are targeting.
A letter of recommendation from an esteemed and notable professor could help you stand out in a competitive group of applicants.
Many professors have built up extensive networks from academic conferences and working with faculty at other universities and in the private sector.
Though they may not have contacts at the company, organization, or university you’re applying to, their advice and connections in a specific sector or academic discipline could prove valuable as you begin your job search. As academic professionals, they may have insight on the return on education for different graduate degrees and careers.
Often, jobs or graduate school applications require submitting more than one letter of recommendation. Choosing a combination of references who can highlight your strengths and character and carry respect in your desired field could further enhance your candidacy.
3. Asking in Person, if Possible
Given the importance of the request, asking in person can show that you’re serious about your future and respectful of a professor’s time.
For students currently enrolled in school, finding time to ask a professor for a letter of recommendation may be as simple as making an appointment during their office hours.
If you’re studying abroad or have already graduated, reaching out via email may be your only feasible option for starting the conversation. To further demonstrate your commitment, you might ask to arrange a phone or video call.
4. Making a Personalized and Specific Request
The average college has a student to faculty ratio of 14-to-1, so it’s not uncommon for professors to have several students ask for letters of recommendation each year. Still, that doesn’t mean every request is guaranteed a response or agreement to receive a recommendation.
Out of consideration for a professor’s busy schedule, making a request that’s tailored to them and clearly outlines what you need may increase your chances of success.
To personalize the request, consider reminding them which of their courses you took, a key project or assignment, and how they influenced your academic and career goals. Next, providing a concise explanation of the position or program you’re applying for and what it means to you is an opportunity to convey your own professionalism and passion.
Since writing a letter of recommendation is a favor, sending a courteous request that allows a professor to opt out could help avoid a lukewarm reference. A well-crafted request makes it easy for the professor to quickly decide if they have enough knowledge about you and the position to write a letter of recommendation.
5. Providing Information to Write the Recommendation
Even if you have a strong relationship with a professor, the quality of the recommendation can benefit from supplemental information. For instance, providing a resume, college transcripts, personal statement, and a sample of work can help jog their memory and give them a blueprint of your experience and accomplishments to draw from.
It can be helpful to include a job description or, for a graduate program, admissions information. This could help a professor connect your academic knowledge and experience to the job or program’s desired qualifications and skills.
This is also the time to provide information and guidance for submitting a letter of recommendation. Some typical considerations to include are where to send the letter, any relevant deadlines, and to whom it should be addressed.
6. Giving Plenty of Notice
Asking your professor several weeks, if not months, before the recommendation is due can convey respect and appreciation for their time and effort and help ensure submission deadlines are met. Also, it can give you time to regroup and consider other options if a professor or two declines.
7. Keeping Them Updated Though the Process
Professors typically have busy schedules, so probably won’t keep thinking about your job search or grad school application after the letter of recommendation has been written and sent. Letting them know when you have interviews and other updates can help them be prepared should they receive a call from an employer or admissions office.
8. Saying Thanks and Staying in Touch
Besides creating good karma, thanking a professor is another opportunity to foster a good relationship with them. They might become a mentor to you, especially if you’re pursuing a job or education in the same field.
You might apply to another job or a graduate program in the not-so-distant future and want to ask for another recommendation from the same professor.
Instead of starting from scratch each time you apply for a new job, you may want to periodically update academic and professional references along your career path and as your goals change.
Not only can this make for an easier request and stronger recommendation next time around, it may lead to more professional opportunities and meaningful relationships.

Keeping up with former professors can be a pleasant way to reminisce about college years. Another not-so-pleasant reminder can be student loans.

Bubble 07.” In different bond matters, mortgage rates will always be higher than Treasury rates, in part because of the prepayment risk in mortgages that doesn’t exist with Treasury bonds. With the drop in rates, sales management personnel at lenders are busy figuring out how best to remind the staff about EPO (early payoff) penalties levied by investors while at the same time working on ways to save money besides furloughing, cutting staff, outsourcing, and re-doing vendor contracts. The recent decline in rates and increase in applications is welcome: According to Curinos, November 2023 funded mortgage volume decreased 11 percent YoY and 10 percent MoM. In the Retail channel, funded volume was down 22 percent YoY and 10% MoM. The average 30-year conforming retail funded rate in November was 7.45 percent, 25bps higher than October and 85bps higher than the same month last year. As job markets loosen and employers are not as quick to hire, investors are betting on when central banks across the globe will begin rate cutting cycles. Yesterday’s private payrolls from ADP printed lower than analyst expectations ahead of today’s release of the November jobs report. Thoughts that the Fed is done tightening helped mortgage rates drop closer to 7 percent, the lowest level since August, according to this week’s Primary Mortgage Market Survey from Freddie Mac. 30-year fixed mortgage rates have fallen 76 basis points since the end of October.
Today brought the November payrolls report where forecasts didn’t see all that much variability from October. November nonfarm payrolls registered 199k versus 186k expectations. The unemployment rate came in at 3.7 percent when it was seen holding steady at 3.9 percent. Average hourly earnings were when the number was seen increasing 0.4 percent month-over-month and 4.1 percent year-over-year versus 0.2 percent and 4.1 percent previously. Later today brings preliminary December Michigan sentiment, which is expected to tick up modestly. We begin the day with Agency MBS prices and the 10-year yielding 4.25 after closing yesterday at 4.13 percent (the 2-year is up to 4.71) after the employment numbers.

As mortgage rates dropped for the fifth consecutive week last week, Federal Reserve Chair Powell said that any speculation of potential rate cuts is still “premature.” Yes, inflation is easing, and the U.S. economy is cooling with Fed policy now well into restrictive territory. The full effect of higher rates is still working its way through the economy and the central bank has noted progress against inflation over the past six months. The hiking cycle is likely over, but the Fed is reluctant to admit as much or discuss any sort of rate cuts.
Economic data over the last week continued to show the U.S. economy is still expanding while inflation trends lower. Real GDP was revised up to 5.2 percent in the second update from 4.9 percent in the advance update. Consumer spending on services increased 0.2 percent in October and spending on nondurable goods increased 0.3 percent. The October PCE deflator was unchanged in October and showed prices were 3.0 percent higher than twelve months ago; the lowest annual reading since March 2021. While prices are still rising faster than the Fed’s preferred rate, the pace continues to slow and bodes well for a soft landing for the U.S. economy.
This can also be seen in housing prices which rose 0.7 percent in September and 3.9 percent from one year ago, according to the S&P CoreLogic Case-Shiller Home Price Index. While elevated mortgage rates helped the slowdown, limited available for sale inventory has kept prices from outright declines. As a result of the continued progress on inflation and recent Fed comments around being well into restrictive territory, the markets expect the Fed is done hiking and will begin to cut rates in 2024.
This week’s economic calendar contains several higher tiered releases including the November payrolls report and preliminary December consumer sentiment on Friday. Between now and then, we will receive ISM Services for November, some labor market indicators, wholesale trade, and consumer credit. The week kicks off with just factory orders for October, due out later this morning. We begin Monday with Agency MBS prices roughly unchanged from Friday evening, the 10-year yielding 4.25 after closing last week at 4.23 percent, and the 2-year at 4.61.

There’s a reason we haven’t been mentioning this week’s release of the Fed Minutes as we lament the absence of significant scheduled market movers. Simply put, we’re largely past the phase of the rate hike cycle where the minutes can tell us any more about the Fed’s outlook than the Fed can tell us itself via speeches, press conferences, etc. Of course, there can always be a brief, volatile reaction to any Fed communication, but it would be quite surprising to see this particular event doing anything to reshape the rate narrative in any meaningful way.
We know the Fed is “done hiking unless the economic data and inflation metrics pick back up in a way that suggests more tightening is needed.” And even then, the Fed would then have to weigh the extent to which sufficient tightening may already be in the pipeline. Long story short, we’re not expecting any fireworks, and even if we see a few, we’re not expecting them to start any fires.
To be perfectly fair and balanced with respect to our “narrow range” outlook for the week, it’s worth noting that the narrowest version of the range has given way to a slightly wider version as yields press back toward last Friday’s lows. This doesn’t really change the gist of “sideways and less volatile” ahead of the next big round of data, but it does mean we get to wait things out at levels that are even better than hoped.
